Experiencia negativa: My experience with this company unfortunately did not end well. Initially, Larrea was very polite and helpful over the phone, and I appreciated her professionalism during our conversation. However, the overall process was frustrating. All the adults in our application were required to pay the application fee, but the application was ultimately denied due to a lack of credit history. We were simply told that the decision was final, with no opportunity to provide additional information or discuss possible alternatives. After paying multiple application fees, it left us feeling like the process was unfair and disappointing. Additionally, when I tried to follow up, Sam was short and came across as rude during the interaction, which made the experience even more frustrating. After reading other reviews, I’m honestly relieved that things did not move forward with this company. I hope they can improve their communication and transparency with applicants in the future.

Experiencia negativa: I wish I could leave them a 0 star review, working with them has been the worst experience ever. Long story short, we were moving out from one of their properties and the communication was horrible, I could not get in touch with the property manager, they gave us 0 guidance as to what the move out process was and they had us go to their office to drop off the keys…. Just horrible do not hire them as your property managers. A lot more details but I don’t want to leave a whole script on here. WORST COMPANY EVER

Experiencia negativa: First, something I've learned in my years of apartment hunting: ALWAYS be suspicious of 5-star reviews that name specific people. They're usually plants or coerced reviews. Now, for Atlas. This company is one giant red flag. They are absolutely the most hands-off property management company I've ever dealt with. Don't waste your time, money, or sanity on this company. The only thing they "manage" is money, and they don't actually care about their tenants or even the properties they manage. The best thing I did for myself was get out. The worst thing about Atlas is communication. They don't appear to know what it is. In the time I lived in one of their properties, I was only able to get in touch with someone over the phone who could actually help once, when there was a warranty of habitability issue. Even then, the assistant property manager gave me a phone number for the company chosen for repairs just before the warranty of habitability deadline, told me it was my responsibility to schedule the work, and then completely ghosted me when I couldn't get the chosen company on the phone to schedule for several days. Overall, that warranty of habitability issue took nearly three weeks to fix. Lease renewal was a joke. I contacted the company by phone for weeks before my first lease ended asking about renewal and couldn't get a response. I finally had to physically go to their office three days before the lease ended to get any sort of answer, and even then, the response was that I would just go month to month because they didn't tell me I had to leave. When I pointed out that the lease specifically said month to month was only an option with management permission and I had been requesting that permission for weeks with no response, I was told I should have assumed I had management permission when they didn't tell me I had to leave. (Yes, because I'm going to assume something from a legal document.) Even after all of that, it took months to get an actual lease renewal, and they set changed terms for the new lease that were never discussed with me. The property I lived in also had at least a half a dozen property managers in the span of my two leases. It works out to a new property manager about once every 3-4 months, and only one of them actually sent an email about the change. I learned about all the rest of the changes either by logging into the app or when my rent notice email came through. Maintenance with this company is also non-existent. Of the maintenance requests I tried to submit in the time I lived in the property, only three were actually accepted. Everything else was deemed "tenant responsibility," even if it wasn't tenant responsibility per my lease. Of the three requests that were actually accepted, one was the aforementioned warranty of habitability issue, another took about six weeks to get them to take it seriously even though it was an issue with a window and the weather was getting colder, and the third resulted in a technician coming out and ignoring several videos of the issue and just telling me I was crazy because the issue wasn't happening right then. My lease also specifically said that external maintenance on the property was management company's responsibility, but they hardly did anything. The city has lots of similarly laid out properties, and all of them look significantly nicer than the one I lived in because the rest are all well maintained. The listing they posted for my unit after I moved out said there's management on site, but that's an absolute joke because there aren't many units, and if there was on-site management, I never knew who it was. If you're looking at an Atlas property, keep looking. They're not worth it.

I called him every Thursday or Friday night to asked him to down the price and he kept told me waiting for the weekend that made my house price had to run after the market. Experiencia negativa: This has been the worst property management company I have ever dealt with. Every apartment at Julian Square smelled heavily of cigarette smoke. On top of that, we had a severe German cockroach infestation. It took weeks for pest control to be sent out, and when they finally came, the issue was never resolved—it only got worse. The property manager, Sarah Medrano, told me that I essentially had to live with the bugs until the lease ended. While cigarette smoke may not be considered uninhabitable under Colorado law, a cockroach infestation absolutely is. I have photos documenting the severity of the problem, but I won’t post them because they’re genuinely disturbing. Food and clothes were destroyed because of the smell. After weeks of little to no communication from management, the health department had to be contacted. Thankfully, we were eventually able to get out of the lease. I’m writing this review to save others the time, stress, and frustration of dealing with Atlas. They do the bare minimum and seem to rely on tenants not knowing their rights. It’s shocking this company is still operating given the level of negligence and incompetency we experienced. Even now, the same units are being reposted online. German cockroaches are never fully home, so I can guarantee that it’s still infected. STAY FAR AWAY FROM ATLAS

Experiencia negativa: I am currently at day 8 of dealing with a bed bug infestation without so much as a phone call from Atlas. Atlas is well over the 96 hour inspection window as required by Colorado law and I've been stuck living out of a trash bag at my girlfriend's apartment. Typical of corporate landlords, they have a maintenance portal to outsource all work to other people and are completely hands off. I had to call the vendor myself to get an appointment set up to treat my apartment despite this whole ordeal being their responsibility under Colorado State law. Edit: they have reached out and are remedying the situation.

Experiencia negativa: Absolutely terrible. After I moved out my deposit was wrongfully withheld for things I was not responsible for. I got an $90 charge for a missing window screen that was not there when I moved in (I made sure to note this during my move in inspection). I also got charged another $80 for missing window blinds but all the window blinds that were there when I moved in where there when I left (all of this noted in my move in and move out inspections). I called atlas multiple times and emailed/called the property manager (Anthony Feldmann) multiple times about this and NEVER got a response. It’s has been months. There’s nothing worse than slimy (or just straight up incompetent) property management like this. I sent a formal demand letter to the property manager weeks ago and have not heard back. I would never recommend atlas to anyone, specifically Anthony Feldmann!

Experiencia negativa: Found a property online that we absolutely loved. Called over, they said the place was available, but not ready to view yet, and that we would be the first application on the property and it would be ours upon approval. I asked if our move in date was good, they said it was! Put in an application ($50 per person) and called a few days later to follow up. Was told the lease was being sent over. Called a few days after that and was told the lease was going to someone else because our move in date didn't work, even though we were told it was good and the website allowed us to choose that specific move in date. We had already cancelled other viewings, because of the promise this place was going to be ours. The real kicker- the agent I spoke with apologized and said she would send over other listings. Never did. I called to at least have the application refunded since we were strongly misled- no refund. There are too many great management companies in Denver to choose a bad one like this!

Experiencia negativa: Updating our previous 2 star review. We gave Atlas too many chances in the 2years of managing our 4-plex. With the benefit of hindsight, we should have terminated them and found new property management within months. It started off well, but after month 3, promises to turn the investment around never manifested. Five personnel changes including three resignations signal resource loading issues. The property managers are seemingly spread too thin. The results were consistent issues with poor quality worksmanship, a 15% positive monthly cash flow record, poor communication upstream and downstream, failed city inspections, stolen appliances, an Atlas affiliate (probably contractors) were living in a unit for months rent-free, property slowly falling into disrepair, and finally having disputes go to mediation after termination for cause. Things I've heard from tenants are dramatically different from what Atlas was saying. That’s just a top line. It's been a terrible experience as landlords. Haven’t spoken to a satisfied tenant yet.

Experiencia negativa: Try getting in contact with your agent. They are always in meetings. They are incapable of returning a phone call or email especially when they have over-charged rent. Jameson Hunt, Ryan Borchert, and Josh Gibbs have all ghosted me in regards to being over-charged for rent. The only person who ensured I received a response from any agent was the district manager. I have been trying to get my rent due price changed for three weeks and no one is available. For their error!

Experiencia negativa: Run far, far away. I even still have a recording of this office stating they supersede the colorado law move out time frame of 30 days. Fun fact, colorado laws says they dont. They charged a move in clean when moving out, didnt "remember" that someone did a walk through and promised things fixed. Not only did nothing get fixed at move in, they charged us for it. Like the missing and broken windows screens. Or the broken lights we fixed but paint from under the old one was showing. That paint over was worth over $500 from them. Never mind the upgraded things we paid for but they deny ever saying they would reimburse for. This company wont fix anything, cancel work orders, not get back, clearly rude customer service (the same person who said they dont have to follow the law also yelled and hung up on me. All recorded.) I will be keeping that recording, all text conversations, the move out list. Btw- it took me almost a day to clean the place on move it, the oven had almost 1/2 of goo baked in. So, I did the move in clean. Run I wouldn't use these crooks for rentals or buying. I can confirm they cut corners for renting, I wouldn't put it past them to do it in all ways.

Experiencia negativa: Can't give less than one star. Worst real-estate company I've ever used. From start to finish, they were terrible. Maintenance was 95% done by me because they neglected every service ticket submitted. They claimed "upgrades to property will be discounted from rent" and that was a huge lie. They broke several laws regarding ESA. They kept every penny of the security deposite even though the property was left SIGNIFICANTLY better than when we began renting.... I could go on and on but I really shouldn't have to. Seriously the absolute worst company I've ever dealt with. Stay away from these clowns. Stay FAR away.

Experiencia negativa: What would you think about paying $27,000 a year to Atlas for a modest, older house in Kansas City area and the following happens? Monday Oct 20 the furnace will not turn on when temps are getting in 40-50 range at night and indoor is getting in mid 60’s. A call to maintenance and were told repairs is placed on priority yet no service scheduled after several calls. Next two days were told service scheduled a week out. Numerous more calls and texts and service call made Oct 23 to determine repair part needed that will take days to acquire. More calls and texts to find someone who will be effective, but repair not completed until one week, on Monday Oct 27. Nobody can convince us that anyone involved in this strung out process of contacting service dispatcher/property manager etc would have their own furnace repair delayed a week. They would have found someone and the repair part within a day or so. Customer/tenants deserve to be treated decently and we haven’t yet mentioned it took more than a year to get some relief in the deficient air conditioning. So, again, what would you think and feel about paying $27,000 a year for such treatment? How about “disgusted beyond polite words” or feeling financially abused, taken advantage of by contractual terms favoring the management company, disregarded, marginalized etc. Please find yourself a reputable person or company to do business with. Atlas has proven themselves disreputable.

After reviewing the situation, the delay was primarily due to vendor availability and the time required to source the necessary part. Our maintenance team worked to resolve the issue as quickly as possible within those constraints.
While the temperatures did not meet emergency thresholds, we recognize the inconvenience this caused and appreciate your patience. We also noticed that communication was happening outside of the standard channels, which may have contributed to some delays. Going forward, using the designated maintenance request system will help us respond more efficiently.

Experiencia negativa: Terribly disappointed with Atlas, and would highly recommend not moving into any of their properties. They simply cannot communicate, even if severe issues like plumbing breakage is causing raw sewage to go into homes. They conveniently forgot to mention a demolition was going to happen 50 feet next door which led to continued issues with home and people knocking at our doors at all hours for access to our backyard. Atlas also had the audacity to take over $400 from our security deposit for "cleaning fees" when we left the place cleaner than we received it in. Called to figure out the exact reasoning as we took hours of pics in their Rent Check app and they left me on read after saying they'd "call the people who assessed it". They do not care about tenants and need to do better. Avoid at all costs if you don't want continued, unnecessary headaches...

Experiencia negativa: Zero communication and they never fix anything. If they manage to get lucky it takes months. My a.c didn't work all summer, still doesn't work, my plumbing is always messed up, my basement floods when it rains or snows, and no there is zero response from the company. When they do respond it is with an attitude. When I told them I would report them, get an attorney, or go to the news they said my issues aren't considered habitable issues so they didn't really have to offer much more.

Experiencia positiva: I needed help with a rental payment issue and I spoke with Beatriz Gordillo who was extremely helpful and quick to respond and resolve my issue. Beatriz was great! The repair/maintenance process is simple and quick and they are very responsive. In regards to property managers, it depends which person you get assigned to. Some are great and very helpful and some are horrible and won't take your calls or respond to emails or texts which is very stressful to deal with when you have an issue. 5 stars for Beatriz! 3 stars for Atlas

Experiencia positiva: Beatriz Gordillo is amazing. Kudos. She has been helping me since day 1, even before I moved in, and so prompt was her call, right after I had inquired about this present home where I live now. She literally took her time in helping me with all the paperwork and on getting this home. Mrs Gordillo is an example of what customer service should be like and also she always goes above and beyond her duties. We need people like her this country, people who thrives working and professionals like her. I hope Mrs. Gordillo is being recognized and rewarded for her amazing job and customer service and most importantly CARE and compassion and RESPECT. And also a lady named Alejandra has helped me and Gorge above and beyond. Yet, Mrs Gordillo should be a manager or a person who we need on the field. Making money not like my realtor who I have never even seen her shadow. Unlike the Realtor whose name I won’t name because she does not even deserve to be named. And also Atlas bullying me, blaming me with current issues like water leaking and mold around it!!!! Atlas is trying to make me pay for those repairs. It’s incredibly outrageous. Luckily Beatriz is there to calm me down and to give me hope. Luckily I am recording every detail because if they’re playing blame games right now imagine how it will be with my deposit. Luckily I am a Federal Employee and these guys don’t know what they have in store if this persists like lawsuits and my wife also works for the Better Business Bureau and can’t wait for Atlas to keep up their blame games. How am I to blame for a floor board nail sticking up from underneath and bulging up the carpet be my fault? As if I had removed the carpet. Un-nailed a nail on the floor and pull up the floor board and once again place the carpet on the floor…… Or molding on leaking pipes be my fault? Mrs. Gordillo deserves to be in a management position. And others need to take a class on customer service. Thank you Beatriz. Your professionalism and compassion and honesty is exemplary. Atlas get your things together. You are very close on having a good going company just need to switch those who really set an example with those who are plain and simple NASTY. Experiencia negativa: Absolutely garbage. Had a leak. We reported it 3 times within a month. Then the pipe breaks and floods the bathroom. It took them weeks and constantly emailing just to get someone out. Took so long there was mold and the plumber wouldn't touch it. 2 weeks later. They a guy to come and take out the drywall. There's mold he wont touch it. Week later we have someone come and take out the drywall. 3 weeks later today w now have another contractor out. with zero heads up that they are coming to install the drywall. Been out a bathroom and a closet with everything in the livingroom for over 3 months now. I have to constantly BEG you to do your job. if you did your job the first 3 Times we reported the leak in a month it would have been an easy fix and wouldn't have costed the home owner any money as the repair would have been the responsibility of the owner of the upstairs unit. But your dragged your feet and now the owner of my unit had to make an insurance clam. And I'm paying full rent for an apartment I can't use 40% of for the past 3 month's. Then in all of this YOU didn't send a lease and then try to charge me for month to month? Why? Because once again it took you over a month to do something as simple as send a lease. Got HOA walking around complaining about useless " violations" all day but I can just live an an apartment full mold. Overall I think the owner of the unit needs to know about your negligence costing him an insurance clam. Its 2$ and public record. If your hiring lemme know I'll come sit in an office never answer my phone and pretend I'm not the problem all day!

This company will have zero communication with you after having a fantastic start and making you think it's going to be a great experience living in one of their buildings. Far from the truth. A month and a half for them to get a stove repaired. And then when their company is being replaced they ghost you if you have an open maintenance order. Experiencia negativa: I have been with Atlas for 2 yrs now. They have been shaky at times but we have always been able to work it things out rather it be maintenance or late rent. I recently had surgery and was out of work several months. Causing me to fall behind a couple of months. They have a lot of fees that they tack on to your rent constantly. I have know air conditioning and the heat isn’t very good in the winter because there is no insulation none at all . The windows blow out of the frame when the wind blows hard. They have refused to address it. Recently my bathroom toilet came uprooted from the floor because so many previous leaks have rottenness the wood under it. The doughnut gasket is none existent. The Plumber said that the horrible smell in the house came from the toilet not being sealed. I have electrical issues and the lights constantly blow because of the previous water leaks and damage. Through all of this I have still tried to keep fri. Having to uproot. I found out that the previous property manager Andy Huss is no longer with the company. He was a great person and we always worked things out. Now they have I guy name Austin and Another Brody Trujillo who are rude and insensitive. Very nasty and unprofessional. I have my rent payment in full after being told and I have the screenshots that I could pay a partial amount. The very next day Brody backed up on that offer and told me I had to pay my balance to 10 or $15 to be able to stay in the home. Then his partner Austin said no you have to pay it in full. Just constant lies. I had the total balance from the start but I wanted to see how evil they were gonna be . So now for 2 days U have reached out to ask if I pay the balance in full . They won’t respond. This is happening to so many people. Well I’m taking everything I have past and present and going to court on Friday. Take my advise. You may be ok with another Manager but if Brody or Austin is on your portfolio please don’t rent the home. It gets much worse with these two. I just don’t have the time or energy to deal with it. I will report back on Friday after the eviction hearing.

Experiencia negativa: Absolutely sad experience with this agency. We toured the property twice and were repeatedly told rent was $1,995 with 8 weeks free and that the deposit would match the base rent. After we applied and they sent the lease, everything changed. Suddenly, rent jumped to $2,495, the deposit was raised to $2,395, and the “8 weeks free” they promised us multiple times was suddenly off the table. When we confronted them, they literally admitted it was “just a marketing tactic.” This is dishonest, misleading, and a complete bait-and-switch. If you value transparency and integrity, avoid this agency at all costs.

Experiencia negativa: If I could give zero stars I would! I'm extremely disappointed with Atlas Real Estate's management, particularly with Kristen Anderson. Despite leaving my apartment in pristine condition, with thorough cleaning and no damages, I've been unfairly charged for repairs, damages, and cleaning fees. The charges are fabricated, not only unjustified but also inconsistent, with amounts changing randomly. Kristen has ignored my messages and those from Rhino, the dispute resolution service I'm working with. Rhino has been waiting for a response from Kristen Anderson for several weeks now but Ms. Anderson has since been quiet ever since I sent Rhino all my proof and move out photos. I have extensive documentation of our interactions, including many communications that highlight their lack of professionalism, manipulation, and failure to properly address issues. The lack of transparency and communication is appalling. With date and time-stamped photo and video evidence proving the apartment's condition, I'm confident that these charges are unjust. They've also ignored my requests for response and proof of charges and claims, and have attempted to strong-arm me into paying, even threatening collections prematurely. It's clear that Atlas Real Estate has a pattern of questionable business practices, as evident from their numerous complaints filed with the Better Business Bureau. I have mentioned to Kristen Anderson several times that I will pursue legal action if necessary and would advise others to exercise extreme caution when dealing with Atlas Real Estate.
