Experiencia fantástica: Grace has managed a few properties for me over the years and it's always been a great experience. Leann B. has been my property manager the entire time, and I only have good things to say. She does an excellent job, and makes the entire process easy. No matter who manages your property there's always going to be repairs, tenant issues etc, but Grace makes owning a rental as passive as it can get, which for me is a big deal. I've worked with quite a few other managers and I think Grace and Leann are about as good as it gets.

I was skeptical to even look at a rental home managed by a company because of past experiences of not being able to get ahold of anyone, but from our first call, to submitting our application, Andrew has been fantastic. I have not yet rented from Grace PM yet, so we will see if my review changes, but I had to write this review for Andrew for being so responsive and truly a pleasure with the touring process. Experiencia fantástica: We've lived in our home since mid-2024 and are very happy with it and our experience with Grace Property Management. The Grace team is very responsive (special shoutout to Margaret P.!) and they make everything easy from showings & applications to lease renewal, walkthroughs, maintenance, etc. We haven't needed very much maintenance since living here, but on the few occasions we have it's been handled very well. For instance, our dryer's heating element crapped out on a weekend but we were able to have it fixed that Wednesday without hassle. With past landlords I've had it take that long just to get a repair visit on the calendar, so I was very pleased with that timeline for a non-emergency. I definitely recommend renting with these guys!

Experiencia negativa: We engaged Grace PM because we were seeking a small-business with strong values as their marketing materials and informational videos appeared polished and trustworthy. We own a single small multiplex with four units, and the rental income is essential for the property to simply break even. In that context, working with Grace is my greatest professional regret of 2025. Grace placed an extremely problematic tenant who is now incarcerated and has abandoned the property. After repeated late rent for this tenant, I raised concerns and rather than supporting the resolution of the situation responsibly, Grace abruptly terminated our property management agreement. This termination appeared strategically timed to avoid honoring their advertised eviction guarantee for tenants they place. That action reflects a serious lack of integrity and accountability. Since Grace terminated the contract, we have been left to manage eviction and abandonment proceedings through Denver courts for over 90 days, with the matter still unresolved. This has resulted in significant financial strain and legal burden that should never have fallen on us. Additionally, through a Denver landlords group, I have personally connected with several other property owners who reported similarly negative experiences with Grace, including poor tenant placement and utilizing contractors for different services for whom they deny responsibility. Grace claims this is “anecdotal” but it is consistent with my experience. I cannot recommend this company under any circumstances. If you value transparency, accountability, and ethical business practices, avoid Grace Property Management entirely.

Erin also takes the time to explain the various laws for landlords in CO, which I especially appreciate! I look forward to working with Grace PM after a tenant in placed and we settle into a monthly routine.

Kristin Gurule was our property manager and she was always quick to get back to me whenever I needed help or had a question. Even though we never met in person, in my 2 years of renting with Grace Property Management she was incredibly kind and went above and beyond in her job. The whole rental process and payment system were straightforward and easy to use. At one point, Kristin even arranged for a company to trim/edge my yard at no extra cost since our corner home was on a busy street and the city would OFTEN complain about overgrowth — that kind of help really meant a lot to me since I had a busy work schedule, as does she I am sure. Grace Management was awesome, and I would absolutely rent a home through them again!

It’d been a long time since I sold a house, and Greg took the time to patiently answer all my questions and guide me through the process. Because it was approaching autumn and we were in the midst of a buyer’s market, I was concerned we’d have difficulty getting it sold. However, Greg was confident we’d be able to sell without concessions. He was right - we only had the house on the market for 1 weekend and had a buyer! Greg took care off all the details and the entire process was extremely smooth. I definitely would use Greg and his team next time I need a real estate agent! They have integrity – that makes a big difference.

They are incredibly responsive, and it feels more personal than anyone else we've rented from. When we submit service requests, the follow up is almost immediate. When we had issues with a hot water heater issue, we were impressed with Ryan Kelley, whom they recommended and sent over. We have been pleasantly surprised, very happy renting with them, and we gladly renewed our lease without hesitation.

Experiencia positiva: I really appreciate them reaching out regarding concerns I had. I previously tried reaching out about a property they have listed for rent. I found the property listed on Zillow soon after it was listed and proceeded with scheduling a tour online. I submitted my driver's license and am normally able to self-schedule and view properties after doing so, which is nice and definitely convenient. That's where I ran into an issue because it said someone would have to contact me before proceeding. Being I'm on a time crunch, I would have liked to have been able to proceed after just submitting my info. Some others also have a questionnaire to fill out online as well to make sure you're ""Pre-qualified" so that would also be nice to have been able to do, because it turns out they did try calling me back that next morning, but I missed the call because I was at work. I was unaware they called me back, so I waited for days to get a response or hear something back online. I proceeded to leave a bad review because of this miscommunication. I eventually spoke with Andrew, and he explained their process and listened to my concerns. So I appreciate him for that! I will not submit an application before talking to someone or seeing the property in person. Needless to say, because of this miscommunication, I missed out on the opportunity to rent this property.

They worked hard to process our application on a very short timeline and were very communicative the whole way. Great experience all throughout!

Experiencia positiva: Grace Management Company has been helpful, communicative, and easy to work with. From our initial inquiry to the self-led tour to the lease signing and moving in process, they have been helpful in guiding us through the process and responsive in answering our questions. When we had nuanced questions about policies/lease clauses, they were very reasonable in giving us more time to sign the lease and contacting someone who could answer our questions. You do get automated replies and real human replies from the same number, and the real person stops responding outside of business hours - just something to be aware of. When we had those questions that were tougher to discuss over text/email, they did give us a person we could call and they spoke with us a couple times when needed on the day of lease signing. I was very hesitant as this is our first time working with a management company rather than a private landlord, but overall I was pleasantly surprised and would work with this company again.

Experiencia negativa: Grace property management has made it so difficult to have income approval, no matter what you send they say they don't accept and then tell you that you don't meet income requirements for rent after already providing I make 2x what rent is asked for. They were not up to date on the house we viewed and could not answer questions that we had regarding the property.

Experiencia negativa: Sharing my awful experience with Grace Management as a property owner.  In short this company is just a referral agency for independent property managers, who think landlords are made of money.  Grace does the marketing then subcontracts out to property "managers".  Those "managers" are not employees, they are independent contractors.  And those independent contractors do not know what is going on with your property, they too subcontract out EVERY element of management from finding a tenant, repairs,  and leasing.  The right hand doesn't know what the left hand is doing.  They don't even show the property.  No one does!  They literally give interested parties the lockbox code for self guided tours.  Literally, they give out the lockbox code and interested people let themselves in and out.  Not even on the phone as a video tour with a "manager" or cameras set up or anything!   Grace gets a 10% markup for all work they order for your property so they keep their monthly work under the $500 threshold where they do not have to tell you what they are doing, you find out after the fact and have to pay.

We are moving from a different state so not being able to do the leasing process in person seemed scary, but it went very well! Andrew answered all the questions I had plus went above and told me about the neighborhood and sent me information about the school! He helped me understand the timeline and him and Tennille got our application processed very quickly and checked on us throughout to check in! Can’t wait to get moved in!

Her communication with me has always been great, she returns phone calls and emails very quickly, and she has always resolved problems quickly and efficiently. And she has always been super friendly and professional with me. I have utmost confidence that my house is properly managed with Sara’s help! Maggie Lewis has been great also. My current residents have had some months where they haven’t been able to pay their rent in full by the 1st of the month but they always get caught up by month’s end. Maggie has always been able to collect the rent in full by end of month and she has been great about doing off-cycle distributions when the rent is received. Communication has been great with her and she is also always super friendly and kind! We all know the importance of quality property management, especially in these times. I’m very thankful for Grace Property Management and the quality care provided for my investment. Sara and Maggie are terrific. Thank you to you and the rest of the team for your hard work! It is much appreciated!

Experiencia negativa: You'll get ripped off in the end no matter how neat you are upon exit. Truly this is 1/10ths of my complaints for this organization. After 5 years as a respectful, on-time tenant, I was hit with a $700 deduction for carpet damage—on carpet that was left nice even commented on by the PM we did a great exit job and the flooring that had already been there over 7 years. Not only was this wear and tear completely expected after that length of time, but what’s worse is that I tried for 3 months before my move-out to schedule a walkthrough, and they consistently avoided or refused it. This is especially frustrating because years ago, when they kept my deposit at another property, they claimed I should’ve requested a walkthrough. This time, I did—again and again—and they dodged every attempt. It felt deliberate, like they didn’t want to give me the chance to address anything they could later charge me for. Which felt fixed from the start of exit. Even with photo and video evidence showing the condition of the unit, they moved forward with their deductions. It’s clear to me now this company profits off tenants who leave, whether they’ve done anything wrong or not. If you're considering renting here, first off dont... but if you have to document everything—because even doing the right thing isn’t enough. And if you're a long-term renter like I was, don't expect that loyalty or care will be returned in kind. I did document everything and they still are trying to steal my full deposit for a second time. I have move for decades and always got my full deposit back UNTIL I LANDED UNDER 2 GRACE properties the only time in my life I've dealt with this. I think they're incentives to withhold as much as possible. 0/5 stars if I could. To management: You know this isn’t right. I tried to do everything by the book. I still have all the proof—make this right.

Experiencia fantástica: Margaret and her team have been incredibly helpful since we moved into our rental in 2021. Anytime we have a maintenance issue, it is resolved right away. They send out helpful reminders about things like winterizing pipes, changing air filters/ smoke detector batteries, etc. They operate like a well-oiled machine, and we are truly grateful for their excellent service & kindness.

Experiencia negativa: Here’s a harsh but professional review you can post oI had one of the worst experiences I’ve ever had with a property management company. Grace Property Management stole my deposit not once, but twice, using blatantly unethical and deceptive business practices. Despite telling me the property was in “the best condition they had ever seen,” they still found a way to withhold my deposit with made-up charges and false justifications. This company has no integrity. They lie to tenants and manipulate the process to enrich themselves. I strongly warn anyone considering renting through Grace: stay far away. You risk losing money unfairly and dealing with people who do not operate in good faith.

Experiencia negativa: I would not recommended using grace property management as a landlord. They let my tenants break the lease early with no penalties. Upon the tenants moving out there was damage to my walls that required drywall repairs when I reached out to grace for help with the repairs they stated “it is normal wear and tear” the place was also left so dirty it had to be professionally cleaned twice. They also stole my microwave. Not only did they refund the entire security deposit back to the tenants but they are asking for me to pay back the tenants remaining lease that they broke. I will not be using this company in the future.
