For my Galentine's Day party this past February, I needed extra passes but I didn't have enough time to pick them up after work from the Homestead office before they closed at 5 p.m. (this was on Friday and my party was that weekend). Mekenzea offered to drop them off at my house in Northglenn on her way home, which was actually out of her way. She was a "party-saver"!

If you are looking for someone to follow through and make sure things get done Homestead Management Company is the “Go To.” They have been more than willing to deal with contractors who are not honoring their agreement. They follow through appropriately with situations that need to be handled with homeowners. Experiencia negativa: This is one of the worst property management agencies that took care of our property in Northland. They don't have an honest approach and will try to find any reason to charge you high fees. Additionally, they partner with a very unprofessional law company to increase your fees significantly. I advise you to review carefully and do your homework before signing a contract with this company since they left us the impression that they go against the interest of the homeowners.

We have owned the units for about six months. As a landlord we have had issues helping our tenants deal with noise and moisture. Miranda has worked with us on these issues and has helped us resolve the issues expeditiously professionally and timely. Miranda has a lot on your plate, but she always seems to be there for us when needed. She works to solve problems calmy professionally and appropriately. Experiencia fantástica: I'm on the HOA Board at a property in the Governor's Park area of Denver. We have been through many Property Management companies over the last 10 years and Homestead has proven to be one of the best, if not the best, company that we've worked with. We are a smaller community and an older building so we need a more personal touch and attention paid to building-specific maintenance issues. Homestead pays much closer attention then the larger conglomerate PM companies with regular site visits, vendor communications and negotiations, presence in all Board meetings and a very quick turnaround time on email responses (both from Board members and non-Board owners). Experiencia fantástica: Working with HOA management companies is, in general, not the most amazing experience. BUT working with Homestead and Amber have helped the process become a lot easier and more straightforward. I won't pretend that it's perfect all the time, but Amber has been great in helping us stay on track and on budget, while also providing guidance when the board is faced with issues that are out of our wheelhouses. I would absolutely recommend then over other companies we have worked with.

Experiencia negativa: I can confidently say that my experience with Homestead, while brief, was by far the worst experience I have had with any HOA management company in my 20+ year career in real estate. I have served on at 6 HOA and COA boards ranging from 26 units to 600 units, and I have interacted with many more. My experience with Homestead was shockingly bad, and I felt that the problems were systemic and cultural, starting at the top. I stepped in as a Board Member in September to assist our Association when another Board member quit out of frustration. At the manager level, my impression was that despite good intent, responsiveness, attention to detail, follow through, and critical thinking were all lacking. I then felt there was inadequate supervision/support to backstop these deficiencies, resulting in frequent Board member and owner frustrations. Our Board decided at the Annual Meeting in late November to run an orderly management company procurement process the following year, where Homestead would be invited to respond along with others. We had been with Homestead since inception for over 10 years, and so it was overdue. Homestead immediately sent a notice of 30 day termination, which left the HOA scrambling to run an unplanned procurement process between Thanksgiving and Christmas in the middle of a funding crunch with one special assessment in process and another in the works. Subsequently, Homestead checked the box legally in delivery of Association Documents, but chose to deliver information primarily in printed form, much of it unnecessarily, despite requests for digital files. We have since moved to Advance HOA Management, and we couldn't be happier. Responsiveness, attention to detail, follow through, support from other departments, service culture, and technology platform have all been dramatically better. It costs a little more but it's been well worth it. IF YOU ARE HIRING AN ASSOCIATION MANAGEMENT COMPANY IN NORTH METRO DENVER, I CAN RECOMMEND SEVERAL OPTIONS: -- Advance HOA Management is a larger manager and growing with 480+ communities, most of them 60-120 units. They focus on systems, technology, scalability, and customer service and have a robust technology platform (eUnify). They are cost effective. -- ACCU is a mid-size manager in business for over 45 years with most properties in the 40-50 unit range. They try to maintain a manageable portfolio, rather than focusing on growth, and use the Vantaca technology platform. -- Brightstar is a smaller management company with a passionate and dedicated owner. My sense was that they offer a bit more personalized touch and access to ownership given their size. 75% of their communities are within 15 miles of their office in Thornton. They use the Appfolio tech platform. -- MSI is another larger company that has been operating in the Front Range since 1982. They did not make our short list for one reason or another, but they seem very capable and I know of several communities managed by MSI. Do yourself and your owners a favor, try one of these alternatives instead.

Experiencia fantástica: Many thanks to Angeliqua Trujillo for responding immediately when I reported a water leak last week and another one yesterday at the Cottages at Erie Village. The leaks were fixed quickly and Angeliqua even sent a follow-up email to let me know that the repairs had been completed. I appreciate the excellent service very much.

Experiencia negativa: I have been waiting for a week to hear back from the HOA manager of Park Rise. 4 emails and 2 phone calls left unanswered. They have been late to respond in the past but this is honestly crossing the line. The lack of response is highly unprofessional and I would not recommend this company to anyone to do business with.

Experiencia negativa: There is an elderly woman involved with this property who clearly does not know how to communicate with people—especially children. I sent my daughter to pick up the pool key, and instead of receiving simple assistance, she was treated with open disrespect and what can only be described as racist behavior. This kind of attitude is completely unacceptable in any community, and I will personally follow up to understand what her problem is. People like this should not be interacting with residents or representing any organization. If she can’t treat others with basic respect, she has no place in this role.

Experiencia negativa: Homestead is in charge of our condo complexes management and HOA! That being said they are absolutely garbage at doing both! As far as property manager goes, they hire the cheapest land management companies around and hold them to absolutely zero standards ( apparently just like themselves). Weeds everywhere, grass clippings plastered to garages, snow never removed, tree limbs dead and hanging, sprinklers never working...list goes on and on! Don't get me started on the HOA!!! For the monthly fee they collect, the should be investigated for fraud and embezzlement as they do nothing to better the residences. Ceilings leak due to rain and hail, water backs up from improper land grading, cats run around pooping and peeing in private(non cat owners/renters) space. Cars parked in no parking zones, ect. Property Management should not be in their service description or title. The do nothing beneficial for the residence!!

Experiencia positiva: Our representative at Homestead has been very helpful, and she responds to emails promptly. This is our first experience with an HOA. In some cases we have been disappointed (e.g. no landscaping for four years) but in other cases, such as a roof leak, they are being cooperative. It is great to have a good representative assigned to our community.

He meets with vendors, gets bids, and follows through to make sure the work is completed. They are a solution driven company. We had a lot of issues with our previous HOA company which necessitated our switch to Homestead. By being responsive, diligent, and straightforward, Homestead (Danielle) was able to fix nearly all of the issues plaguing our community (e.g. poor irrigation, maintenance issues, privacy concerns, etc.) in very sort order. We are quite satisfied, and would highly recommend this company to any HOA out there looking for competent management. In my opinion, a lot of the negative reviews here appear to be coming from homeowners dissatisfied with their HOA BOARD but are conflating them with their HOA management.

Experiencia fantástica: Joe T and his staff at Homestead Management have provided incredible assistance to our Riverbend Townhome community.They have provided service in some instances above and beyond what is normally expected from a management company.Joe has spent hours on the phone and through emails assisting home owners in crisis as well as the HOA needing assistance in finding appropriate vendors to provide services to the community.Our community has weathered many situations smoothly and quickly .We all feel we are well taken care of.

We are an older property and have special needs, as well as extra maintenance compared to other properties, and our last property manager/company was just not cutting it! They've addressed items that had been on the backlog for years that we just couldn't get to! We truly appreciate the team there! 5 STARS!

Contracts are clear and services are delivered by professionals in a friendly and timely manner. As a board member I appreciate being able to reach out to our property manager just to get clarification or comments on things the board is looking into. While some Management Companies are only concerned with painting, Homestead is interested in allocating funds to replace damaged wood substrates along with the painting and is always willing to consider higher grades of paint to increase the paint cycles when the HOA has the reserves to consider a higher grade of paint for the complex. Experiencia negativa: **Update** Very unprofessional response from the owner, simply not acknowledging their employees poor customer service and rude behavior. My interactions have been nothing less than professional, there was no reason to hang up on me other than Amber simply not liking someone who takes action when it comes to the community they live in. This management company refuses to abide by our community guidelines and forces homeowners to attend meetings to prove their case when it is clearly outlined in our declarations. Amber our community manager sent us the incorrect date for an HOA meeting in which she instructed us to attend for the above issue. Then when I called to clarify she was extremely rude and stated she made a typo. At the end of the phone call she proceeded to hang up on me. This company is just like any other HOA management company out there, they only have their profits in mind and could care less about your community.

Experiencia negativa: I am shocked at how unprofessional and rude the receptionist is at this business. I called to get information on my HOA dues and was sent to a voicemail of the one person that could help me, or so I was told. I then called back and asked to speak to another individual since this has been an ongoing problem. But was told this one individual is the only person I can talk to and said that's all she can do and then proceeded to hang up on me when I asked for another employee to speak with. How this individual has a job that is public facing is mind blowing and is a horrible representation to this business. I hope someone gets this resolved because per other reviews this is a continuous issue with the receptionist.

Experiencia negativa: Here we are again with this company trying to mess up our billing which ended up costing us over $12k last time, mostly in legal fees because without our knowledge they were not applying our payment to our balance, but to 'late fees'. Luckily laws have passed in Colorado to help prevent this type of fraud requiring HOA management companies to send monthly statements. If this wasn't the case we wouldn't have caught them messing with numbers again causing our account to go 'past-due' once again, with proof of payments being made. How can this be legal?? I have to write a bad review... there must be a way to report this company for fraud!
