Experiencia negativa: Trina is the worst property manager I have ever had the misfortune of dealing with after having lived in several properties with third party property managers. She is extremely unresponsive and rude when I have tried contacting her (because she is the only available HOA contact) multiple times about the lack of snow and ice removal in my complex. Once she realized I was a tenant and not an owner she began ignoring me completely and went around me to contact my landlord and tell him I was not allowed to speak to her directly, only through him. I was told that the snow removal contract says they won’t do anything if the snow is less than 2”, but the Douglas County snow removal ordinance states that any person or association who controls property must remove snow and ice from sidewalks within 24 hours after snow stops falling, regardless of the depth. Since the condo buildings have multiple floors and no one’s property technically abuts a sidewalk, this is the responsibility of the HOA. I was also informed it was my responsibility to monitor snow, take photos, and send to her so she would communicate with the rest of the HOA and they’d decide if we needed further snow removal, despite her response times taking multiple days. There was no transparency in this so I have no confirmation these photos were even sent anywhere. She eventually went around me to my landlord (phone calls only, no emails) and told him that I am not allowed to speak to her directly because I am a tenant and not an owner and therefore I am only allowed to communicate through him. This was exacerbated when he sent me the Zoom link for an HOA meeting so we could join together. I made time out of my day to attend this meeting and they left me in the waiting room for the entire meeting because only owners could attend, but they still wanted me to do their job and monitor the snow, then tell my landlord, who would then tell Trina, who would then inform the HOA who would get out and put some salt down if they felt like it. This chain of communication would take days and is an absurd response to residents slipping and falling on ice when they could seriously injure themselves. Particularly this year when there has been so little snow, I am very curious about the reluctance to spend any of the snow removal budget.
Experiencia fantástica: As realtors ourselves (living out of state), we know what excellent representation looks like — and Hope Sawyer exceeded every expectation. We had a very complicated property to sell — a former church that had been mismanaged under a previous agent. By the time Hope stepped in, the situation felt almost unsalvageable. The property also carried unique hurdles, as it could be positioned for either commercial or residential use, requiring strategic marketing, careful compliance, and knowledgeable oversight. Hope didn’t just take the listing — she rescued it. From day one, she was upfront, honest, decisive, and incredibly professional. She immediately brought clarity to a chaotic situation and implemented a strong, strategic plan. Her communication was exceptional — consistent, proactive, and clear — which was especially important since we were managing everything from out of state. Her advertising was absolutely spot on — polished, professional, and strategically targeted. The marketing presentation was executed at the highest level and positioned the property exactly where it needed to be. The contrast between the prior listing and Hope’s approach was dramatic. She coordinated excellent contractors, navigated every hurdle with confidence, anticipated challenges before they surfaced, and handled details with remarkable precision. She truly went above and beyond at every turn. Most importantly, she brought in the right serious buyer and successfully closed the transaction. Throughout the entire process, she fulfilled her fiduciary duties with excellence, integrity, and unwavering advocacy. We felt fully protected and expertly guided from start to finish. In an industry where competence varies widely, Hope stands in a class of her own. She didn’t just sell our property — she restored order, protected our interests, and delivered results we once doubted were possible. We recommend her with complete confidence and without hesitation.

Experiencia negativa: Edited/Updated: My experience with Trinity Team started out great— John and Laura were very helpful and found a tenant for my condo very quickly. However, the lack of communication throughout the lease left me a bit stressed. The tenants were often late paying rent, which was absolutely understandable with the pandemic. But I was never made aware of when payments were late/made unless I reached out and asked for an update. Some months the tenants had already paid, but the money wasn’t transferred into my account until after I emailed asking them to check on the payments. I was empathetic of the financial hardships that the pandemic put on my tenants, but the lack of communication in my opinion was unacceptable, very stressful for me, and the main reason I’ve decided to switch property management companies. Essentially I just felt like my property wasn’t much of a priority.

Experiencia negativa: I bought a condo at 707 West 96th ave. Thornton, CO. I have lived her almost 3 years now. Since moving in here I have had to deal with low water pressure, and I think I end up showering more at my work than I do at home because of hot water issues. Even after they replaced the boiler. I wake up at 3AM to get ready for work. I am normally in the shower by 3:30AM and more often than not there is no hot water. I cannot understand why they refuse to hire a reputable company to come in and fix the issue. I am currently paying $513.00/Monthly for HOA fees. Our parking lots are terrible. No assigned parking so finding parking is almost impossible. Trying to get answers to why my hot water is out again and again is impossible. Their website is not user friendly at all. I have left voice mails and had zero success of getting a call back from anyone. I do not know how they have so many glowing reviews, unless they paid people to post those reviews. I will be selling as soon as I can find a buyer.

Please know that the Board of Directors and Trinity Association Management team understand the frustration with the on-going boiler issues in building #4, and continue to work diligently in resolving the matter. Please be advised that the Board has hired and is currently working with a contractor for a complete boiler redesign by an engineer and re-plumbing by the hired boiler contractor. We anticipate the repairs on the total redesign and re-plumbing of the boiler will be finished and working properly in the coming weeks. While this is currently taking place, please know that all tenants and unit owners will be notified and updated on the progress and completion of the project. As such, we strive to communicate with all tenants and unit owner matters as often as we can, as email blasts updates on the boiler issue (among other HOA-related items) have been consistently sent out to all Prairie Green residents on the homeowner portal. With that, we encourage all all owners and tenents to sign up on the website portal, if you haven't done so already.
Regarding your concerns with your monthly HOA dues assessments, please note that the Board of Directors approved and adopted the monthly dues amounts for 2025 at last year's annual and budget ratification meeting which was held on November 20, 2025. Prior to sending out notice to all Prairie Green and residents and tenants, the Board of Directors closely review the annual budget on a yearly basis and often times base their decisions on dues increases to defray the unforeseen and unexpected costs, such as boiler maintanence and rebuild high costs.
We take pride in managing the HOA properties at the highest level of customer service and strive to call back tenants and resident owners in a timely manner. Experiencia negativa: If I could give negative stars, I would. We moved out of the rental home on August 31st and today, November 11th they still have not closed our account and given us the deposit back. State law says they are required to return deposits within 60 days. Our account currently says we owe them over $5,000 and we have not occupied the home since August. The house is also for sale! How do we owe you rent when the house is sitting on the market? The staff NEVER respond to calls, emails, even text messages. We have already contacted a lawyer and will also be contacting the better business bureau. Do not work with these people.

While we issued your security deposit check on November 11, 2024, and provided a detailed breakdown of charges, we regret that there may have been a misunderstanding.
To clarify, we waived several fees and penalties to mitigate costs for you, including city fines and carpet cleaning charges, despite the condition of the property upon move-out. We also did not charge rent for September, even though possession of the property was returned after your lease obligations ended.
We take pride in maintaining professionalism and fairness in our property management practices. However, we will not tolerate false accusations or harassment of our team. We encourage open communication and are happy to address legitimate concerns constructively.

There were some buyers who I personally feel wasted everyone's time "exploring" the opportunity, but Eric and the team stuck in there with us (we are a national trust company) and we got the deal done! As commercial property was not our area of expertise and we "inherited" this property, Eric and team helped us get the necessary reports and documents necessary as part of the process. Eric's team is very knowledgeable as well so there was never any concern about getting questions answered in a timely fashion. Eric is now our Realtor of choice in the Colorado area. They never collected the last month’s rent, late charges, damages to the property, etc. They do not respond to calls or emails. Use them at your own risk.
Hi Abe, We're sorry you're disappointed. We’ve had successful management of this property for the last five years. We fulfilled all the duties required of us including addressing maintenance issues, collection of rent, and communication with the tenant. Everything has been going smoothly for the past five years except for the last tenant. Sadly, the current tenant ran into some medical issues which is why she was late with rent. We have consistently communicated the details about collecting last month’s rent, offering you several alternatives for the tenant to pay such as a payment plan, turning it into collections, or offering a discount on the amount due. Unfortunately, there was damage from the dog chewing the railing and we have received several bids, one being extremely reasonable with a capable contractor. The damage deposit has been distributed to you for late rent. We realize this isn’t the perfect tenant scenario and we are doing everything within the law to collect for the damage the railing and to perfect the property. We pride ourselves on responding within 24 hours of receiving communication. The email we received from you did NOT include your attachment, which then delayed our response until you were able to resend that email.

Experiencia fantástica: We have been with Trinity for a little over a year now, and the whole experience has been amazing. We have a duplex in Wheat Ridge, but we live in Littleton now. So managing it ourselves got to be more work than it was worth. Especially when one of the tenants left her place in ruins when she left. So we looked at 6-7 different management companies and landed on Trinity. Jay Martinez is our property coordinator and he managed all of the repairs himself, along with a major kitchen remodel. Jay's communication along the way was outstanding. Then they found new tenants right away. And everything has been super simple since then. We just get a direct deposit each month and don't have to worry about tenants calling us at random times about something that broke. The biggest reason we went with Trinity is that they allow you to be as hands-on or hands-off as you want to be. That is not the impression we got from any of the other management companies.

Experiencia negativa: DO NOT use this company to manage your HOA. They are horrible! We have been left with no pool access between COVID and a fire at our club house. NO discount on our HOA dues. Snow removal is horrible! When you complain their answer is "we put ice melt buckets out so you can do it your self!" I fell on ice in an area that they are responsible for making sure is clear. After months of waiting for a response for management their response was "if you want better snow/ice removal we can just raise everyones dues" We also had an Amazon driver fall on ice trying to deliver to our unit!
My boss at Trinity Association Management forwarded me your 1 star review about our management company, which I have reviewed and would like the opportunity to respond to. My name is Trina Luebke and I am the Property Manager for Trinity Association Management.
In your review you mentioned that you have been left with no pool access between Covid and the fire at the clubhouse. No discount was given on the HOA dues.
You are correct that the pool didn't open the summer of 2020 due to Covid. The Board did have the pool company get the pool ready that summer in case we were given the okay to open the pool from the State of Colorado and the County Health Department. Unfortunately, the Board made a decision at their July 15, 2020 Board meeting to keep the pool closed for the rest of the season. Please see the attached eblast that went out from the Board on 7/18/2020.
The summer of 2021 the Board opened the pool on May 29, 2021, but homeowners had to sign a pool waiver and information form to get access to the pool. Please see the attached eblast that went out to homeowners from the Board on May 24, 2021.
The summer of 2022, the Board opened the pool on June 14, 2022 after working hard to get the pool open for the summer and they kept the pool open two additional weeks to compensate for the two week delay in opening the pool.
You also mentioned that you had some concerns with snow removal.
This past winter (2022-2023) The Associations snow contract approved for the snow contractor to come out to remove snow when the snow meets the trigger depths of 2 - 4 inches on the sidewalks and driveway when the snow event has ended, within 24 hours after the snow stops snowing. The Association also has an onsite maintenance person M-F that works on the snow and ice around the property while he is onsite during the day. We also put out ice melt buckets around the community at the top and bottom of all the stairs around the community for anyone to use as needed.
In your review you mentioned that you and your Amazon driver fell on the ice, which I am sorry to hear about and hope you were okay. The Association uses all the avenues above to address snow and ice around the community, but it is difficult because the snow melts during the day when the sun comes out and the temperatures warm up, and then it freezes at night when the temperatures drop. If you notice any problems with snow or icy areas next winter, please call me at 720-229-7699 or email me at [email protected] and I will ask the maintenance person or snow contractor if they can address the issue.
You also mentioned that someone told you, "if you want better snow/ice removal we can just raise everyone's dues." Do you recall who told you that because I would have never said that to anyone. I also do not have the authority to raise homeowners dues. This is something that the Board votes to do after reviewing the current financials and upcoming budget presented to them by the Budget Committee.

Experiencia fantástica: 2 thumbs up all around! We transitioned over to Trinity to manage our rental properties because they have a fantastic approach to property management. Our prior managers were horrible - no communication, no follow through, shady and unclear monthly reporting - and that's how they were treating us, I can only imagine the horrors our tenants were going through! Trinity on the other hand has been amazing from the first interview through transition to take over the property, and ongoing care. John who oversees our houses has done a great job making sure everything is taken care of and that our renters are happy. We hope to make this a long lasting relationship with them as our #1 vendor!

Experiencia negativa: We currently don't have a tenant in our property, so aren't using this property management group, but we did for a number of years prior. We had a prior tenant that still owes back rent (around $3000) from well over a year ago. I have texted and emailed our manager, who either doesn't reply, or takes an inordinately long time to reply. I never get any solid answers as to what is being done ("I'll check with the lawyers"), and never get a follow up answer. I want to have this appear on that tenant's credit, but I have gotten no answers as to if this has already happened, or what recourse I have to take myself. It is very frustrating and really hurts to eat $3000, but the toughest thing is to feel like we don't have anyone advocating for us.

Experiencia fantástica: Trinity Team is a great property management company! I started the process with them when I was still in state, but had to move quickly before my property was rented. Laura and John made suggestions of things that would make our place more appealing to renters. It was just after Christmas a slow time of year! I was worried about getting the place rented. John said dont worry, let me do my job. John worked hard finding possible candidates. He made sure the place was ready for rent, showings, screening candidates and taking care of any issues that came up. We always knew what was happening all along the way, because we were kept informed. Anytime I sent a message asking a question or wanting to know the process. John always got back to us. There is a whole team that works with Laura and John to manage everything, so I don't have to. That is what I needed. How do I know?
