Positive experience: I rented from DBD for about a year and a half and had no issues. The property wasn't the nicest, but at the time that is all I could get. I did have a small water leak that was addressed. That was my only interaction with the maintenance crew, and it was fine. The only thing I disliked was not knowing when they will show up until about an hour before. Having an actual maintenance scheduling system would be nice especially for those working 3rd shift. Before leaving, I did have the carpet professionally cleaned as requested in the lease agreement and cleaned up after myself, which yielded in me getting my deposit back. The ladies at the front office also were always pleasant to me. Overall, I don’t have anything negative to say about the company or the people that run it. The only reason why I am giving 4 stars is because the radiators (which were not adjustable) radiated so much heat that even an open window in the middle of winter wasn’t enough to cool the room to a comfortable temperature, so I had to use a box fan to bring in cold air. The properties that are offered through this management company are older and most of the time “renovated” enough to create an appearance of being updated, but not always modernized in ways that improve day to day comfort especially long term so I recommend any prospective tenants to do their due diligence even if you may be in a hurry to move into a "new" place and please keep in mind that this is a company that manages these properties and ultimately represents the interests of the owners rather than you, the tenant.

Negative experience: Pathetic Tiny Washers And Dryers... They're So Small You Can Barely Fit A Decent Load Of Clothes Inside Of Them. And Every Week The Washers And Dryers Are Either Broke Or Not Functioning Properly. And The Maintenance Is Poor And Most Likely Not Even "Credible" Considering The Amount Of Gas Leaks I Had From My Furnace. They Must Have Gotten Their Maintenance Team From Temu. Because Their Techs Definitely Don't Have The Proper Knowledge Or Education.

Negative experience: We have not been able to shower and the water has been super icy. Please understand from our point of view. The temperature was been set to super low. I have called a contractor and got to look at it as well. Its hard to survive with no hot water. The heat has been super low as well. We can manage with no heat as i bought a heater but no hot water is just crazy that too during the winter. My sister is unwell and i have to boil the water for her from my stove and give her.. I have paid for every single maintenance fees, I have walked in and paid my rent everything. Still I have to go through this.. on top of everything you guys are so strict with all the rules and regulations and no leniency with anything. But put us in a situation like this. My bathroom window is molding. Cold air is coming through the windows. When I call regarding issues all is said to make a work order, which is get. But once i do the respond depends on when they are "available". Its been 2-3 weeks without water, so many residents.. no sense of urgency to give a hot water to just shower in peace. You guys have burned my pockets so many times. New key replacement is 100 bucks for the fob when its just like 20 bucks else where, Just a small thing unclog my drain another 100, install a small pipe another 100. I still paid, I even paid for late fees when its wasnt even my fault that their account stopped me for making payments. Because they charged me rent two times!!! I bet you they will not even give me my deposit when i leave this place, for a small paint mark. When the place I got had so many issues with it. Rent in this economy has been crazy thats the only reason i believe people are still here. Even so.. If u cant provide what you promise for with that price that dont. If you guys are so particular with every single rule and just fine us for everything.. then atleast some people should have remorse or care that there are this many people that this is effecting. We are young, But u guys expect older people, young babies all to shower in icy cold water? Cant wait to leave this dump! Please dont move here unless you guys wanna live like you are in the woods or stg and its gonna 2026, covering windows with paper, boiling water from the stove and showering. Also management is so unbothered.. please dont work in a field that involves customer service and get something that you might actually work and transfer me to so many places. Earn your money. I honestly only appreciate Amanda she is the only person that has guided me and helped me throughout all this. May god bless you. Merry Christmas

Was very respectful and easy to talk with while filling out my application and also went over everything I needed at the moment to start my process ... please lord hopefully I get in this home before Christmas

Negative experience: DO NOT GO TO DBD HOMES … Just Run Far Away; Extremely Horrible People Run This Company. They are Criminals. Update today is 11/7/25: Now they are raising Rent Every year instead of Every 2 years as promised. Then blame it on the owners when they never spoke to the owners in the first place. They Don’t fix Nothing. This Company is going Broke & are Slumlords. They are so horrible to the point they will manipulate the Best tenants. They also have people write fake reviews who are giving them five stars when in reality the deserve a Negative 5 Star. The property I’m renting was robbed & vandalized which is considered emergencies. My lease states in 4.5 titled Emergencies they are supposed to cover the cost in fixing doors & windows.. They are using 4.1 as the reason they are not paying because in 4.1 in regular maintenance if I break the windows or a guest of mine break them then I pay. Police was called & everything which makes it an emergency. I even had my police report. I feel like I’m getting robbed again only this time by the Property Management. The Door was $100.40 from the break in ( door got kicked in ) & the windows are $749. My renters insurance covered my property that was stolen ( I’m the victim ) & the gave me $800 so that means the property managers DBD took my coverage from my stolen items plus interest of $49 dollars which left me with nothing to replace my items that was robbed during the robbery. Yes I can truly say this is Slum Lord Behavior. The More your are Right the More Rude the women in the office become; I truly don’t know how they hire the same personality that don’t care for the tenants so much so they don’t even follow there own lease agreement. I owe them No Money ( I’m a Awesome Tenant ) so I’m going to pay it just know they do not respect their lease if it involves them coming out their pockets. They put all their responsibilities on the Tenant. The home owners should do research on who they hired to watch over their homes on their behalf. Do Not Come To DBD. If you can avoid them do so & if you can’t avoid them just make sure your money right cause any time anything happens you the Tenant will pay not them. They will find something in your lease to try to make their wrongs right even though the lease says you the tenant is right then they become super rude. I make sure I owe them nothing cause if they treat me ( the awesome tenant ) like this I know they treat delinquents that owe money Terrible. To them they are Untouchable. Through this whole process of being a victim in these traumatic, life changing, & life altering events is they ( DBD Properties) are the only people who is not following the law or their lease agreement. I felt like I had to let future tenants know what’s going on & what to look out for when dealing with this property management team called DBD Homes. They might be going broke so they put the bills they are suppose to pay on the tenant. Now they are breaking the law by adding the damage to my rent to get me kicked out for windows I didn’t break cause they are Very Broke. They will sacrifice their humanity for a dollar they don’t deserve. Do not come here if your Money is right. They are the Definition of SlumLords. Horrible people in the office pretending to be nice people please do not fall for it. They are the Worst & Brokest property SlumLords You ever meet. They truly deserve 0 Stars. Negative experience: We had water bubbling in the paint, when it rained really hard for a few days straight, and they just bandage it and it happen again, and the rats and mouse where so bad, probably still is, They dont accept trustee help or any kind of help of any kind. Negative experience: Avoid this place! Everytime they do something else, I update this review. Wish I read reviews before we rented from them over 3 yrs now. From the beginning, looking at rentals, one place they gave us keys to go look at alone and the place had a security bar on the door, we couldn't get in even with the key. Fast forward, we get a nice looking place on a quiet block. Electricity is terrible here. It dims and flickers. The electrician DBD sent keeps saying "oh that's normal". I've lived in over 6 homes in my lifetime and have never had that issue. (Update: house had an electrical fire after we moved out. I thought it was "fine") Maintenance requests go unanswered for MONTHS. We put in for a window off the rails over 7 months ago and still no repair. They charged us for a heating/cooling visit which is fine, lease says they will. But the technician DBD sent put in the wrong sized furnace filter and I was charged for it. When I call to ask for a receipt, some woman says I can come in and see it but they can't mail or e-mail a copy to me. When I ask why, she one-word answers me "Policy". When I ask what policy, she can't answer me. She didn't know how to act when I didn't just take her half-answers and she started getting angry. Manager was supposed to call me back about this incident and NEVER did. The gas company contacts me to say a tree is blocking the gas meter. I tell DBD and they send someone to crudely cut it down. Fine whatever but then DBD CHARGES ME for that! It wasn't a personal request to cut the tree, it was the utility company. I was just the middle man. How am I responsible for paying for it?? Update: fridge they provided randomly stopped working on a Saturday. Of course, their office closed. I put in a maintenance request in their app and I get connected to their "after hours" maintenance line, which connects me to a woman. I'm pretty sure it was just a regular worker with the phone routed to them. It is now Wednesday and nothing has happened. They SHOULD reimburse us for the spoiled food and the coolers and ice we bought to salvage our items but I BET they wont give us a red cent. (They don't btw) Netty has a smart mouth. The manager (Becky?) is pleasant, if you can ever get a hold of her. Update: window finally gets fixed and dbd is trying to charge me for it. As a landlord, they are supposed to handle repairs. Why are they punishing me for their faulty house? Update: they lock our online portal bc we cancelled autopay after they double charged us one month. One worker told us it'd be locked 60 days. After 60 days, still locked, another worker says it's 90 days. Hmm. And bc of the lock, we have to manually pay. On the 3rd of the month, we receive an email about possible eviction. Rent isn't even technically late yet, and they're RUSHING to threaten us when we have NEVER been late in over 3 yrs. Worst "Landlords" Ever!

Fantastic experience: UPDATE AUGUST 2025 If I didn't live here for myself I wouldn't believe it! DBD Homes LLC STILL Rocks forever to me and my wife! been here over 5 Years straight and they've NEVER ignored any request for repairs from me and REALLY did the repairs right away, I mean PRONTO! I'ma name my kids after the employees at DBD Homes! Charles Update July 2024 Cris the A-1 Sewer man was awesome, came in did his work and left. VERY professional. DBD homes STILL rock! July/2023 Miquel the maintenance man fixed my plumbing like nobodys business! I've been with DBD homes for 10+ years I wish I could leave a 10 STAR review, DBD Homes is ALRIGHT with me!!! Jan/2023 Me again...maintenance guys just left, they were VERY courteous and professional! Shout out to DBD Homes Ladies and gents! Shut the front door on all ya'll bad reviews...I've been a tenant at DBD Homes LLC over 5 years! Negative experience: If you rent from this company be prepared to.... 1. Be over charged 2. Ignored when you have issues 3. The lady in the office to only say " I can look your account up, and threaten you 4. And maintenance to come fix something that wasn't even broke and ignore what needed fixed. Just be prepared to have issues with the office everytime you try to talk to them.

Negative experience: Me and my husband rented from DBD Homes for nearly 2 years. While I haven't had the same horrible experience as some others did, they're still the worst property management company I've ever had the pleasure to deal with. My biggest gripe was that we had loose siding that was allowing bugs and animals into our attic. I reported it in August, I followed up weekly for the first month (with my calls going unanswered and my messages not returned), and the repairs weren't completed until the morning of December 7th. We also asked them to notify us when they were going to patch it so we could ensure that there were no animals inside, which they also neglected to do and we had to try and remove a frantic raccoon from our attic at 4am December 8th. When we moved out, we lost our markers to write the address on the baggie that had our house key. We moved multiple states away, so once we had finally arrived and actually got all our belongings, I reached out to DBD to tell them I had given them the key a few days prior and was looking for an update on the prorated rent. It was after hours the day before a holiday, I didn't expect to hear anything until after the holiday had passed. When I did hear back a couple days later, I received a passive aggressive text about contacting them after hours before a holiday weekend. On top of that, when our security deposit was returned, we were charged for items that were there when we arrived. While we wondered if they were trash when cleaning the property, we left them because it stated in the contract to leave any items that were there when we moved in and we didn't want to accidentally throw something away that was supposed to be there. At this point, we were over them and didn't bother to call and try to argue it. Outside of the roof issue, maintenance was very helpful and professional. We called with questions a couple times and they responded promptly and we're extremely helpful. The house itself was around 130 years old at the time and while certain spots were definitely showing their age, the house was in good shape. Truthfully, most of our issues stemmed from management and it really ramped up when we planned to leave. I had people warn me that they'll take as much money as they can from you and they were absolutely right. I was hopeful because the woman I first spoke with was so friendly with me and we had conversations on our personal lives as well but something changed at some point and it's honestly so disappointing. Please, if you take anything from this, trust what everyone is saying about DBD because I've learned there's even more negative experiences than you see here.

Negative experience: I didn't expect much from slumlords, but I at least expected the shoddily maintained house to not be condemned for structural issues in less than a year. But hey, they at least pretended to be doing me a favor when doing the legally required bare minimum by ending the lease. Instead of putting even the smallest amount of effort into finding my family a comparable property from their inventory. **edit update: After posting this review, and likely because of this review, they reached out, found a property, and expidited the process to transfer over/start a new lease.

Negative experience: So I paid for me and my son's application fee after I went in the office and explained I had an eviction on my record The circumstances were b.s. from Fort Wayne Property Group. Never said I owed anything and now they say I do. But DBD looked it up in their office and it showed I didn't owe anything. So that's when I paid the application fees. Over a week later they deny me because I said FWPG said I owe them. I wouldn't of wasted my money on application fees if they said that from the beginning. It's just another way for DBD to get money. I should of listened when I was told that DBD sucks and not to pay them.

Negative experience: I had found evidence of cockroach in my apartment after them saying everything was set okay. This disgusting and dangerous for anyone’s health especially with someone who has a chronic heart condition and extreme asthma. Also had requested for a bigger place put the application in and never heard anything back and had requested to have my stove worked on and again nothing got done. Negative experience: Predatory and exploitative behavior. They require $20 for a self-guided tour. Application fees, even holding fees, are normal however tour fees are not customary. A prospective tenant should never have to pay to see the property.

Negative experience: I’ve been very frustrated trying to get some closure from the management and has gotten nowhere. 2 bedrooms of the home vents does NOT work. The whole house vents does not blow heat. Is starts to blow for 3-4 min then turns like a cool fan blow idk what’s going on with furnace and maintenance doesn’t either. (As they say) I’ve put work orders in called code and maintenance has came out numerous times. Their maintenance is not being transparent with me nor them. Everytime I speak with office they get smart or rude or say “this is my first time hearing this” I’m just overall frustrated and defeated on what to do I’ve purchased heaters still No justice in home. I feel they knew all along these problems because they all are giving me run around with no closure. I work hard to live comfortably and not give them problems but enough is enough and I’m so lost with this situation and to not even be accommodated or shown no sympathy is the part killing me. When It’ll be snow on the ground soon and as I stated I have a 2. Month old and a 9 yr old child. #prayingforbetterdays

We had the sewage back up into our apartment they came into the apartment and handed me a bucket a mop and some 409!!! And said here ya go... They let people that had roach infested living quarters stay We had a bedbug scare from them that we had to pay to have taken care of and just before we moved out the kitchen sink started backing up into our apartment and flooding the kitchen. Fantastic experience: We’ve been renting a home with DBD for three years and have just renewed our lease for another year. We have been very satisfied with them. If we need something addressed as far as maintenance they are quick to respond and whoever comes to comes are very professional and solve the problem quickly. I think the reviews on here are old and the current management is excellent at taking good care of their tenants.

Negative experience: My Disabled Adult Son and another Disabled gentleman, receiving services through Easter seals: have been renting a home on Preston Drive that is supposed to be maintained by this company, the house has been nothing but a nightmare! The toilet needed replaced over a year ago. The toilet has been running non-stop for months. The Hot waterheater leaked and flooded the carpets: mold!!! It continued to leak for days. The half bath toilet ran non-stop for months! The shower is beyond disgusting along with the 1960 vanity that is crumbling. This company should be a shame. It’s obvious, that the maintenance people are NOT licensed individuals. A new toilet at Lowes would have cost $70! Doing whats right, isn’t in mind. Our case manager will be reporting them to the Housing Department and requesting that the water bill be paid. Do whats right! Look at your reviews: believe the complaints and do better. Slum-landlord is an understatement.

Negative experience: If I could give 0 stars I would, worst experience ever. I’ve never had to go through so much confusion, unpleasant, unprofessional and lazy work in general JUST to not even get the property I wanted. Me and my partner applied to a home took a tour and everything. I was emailing back and forth with Amanda who would just send me everything back saying I was missing information. But even with me responding and sending her back ALL and the correct information she needs she would send it back? With no regards on my questions or anything. I’ve called twice to touch base and try to see what I’ve missed on her end? But no answer. Both times as well. Horrible experience overall. ):

Negative experience: I like everyone else on here would give them 0 stars if possible. They ripped me off on my deposit also but this is something else. My husband passed away in July of 2023. He had a 75-70 pound shepherd/Husky mix. He went on hospice 2 weeks prior. We were separated at the time and the dog had to leave. So I took her to my apartment that I was renting. It just so happened that there was an inspection at that same time. So o messaged DBD and told them about her and asked if it was ok to keep her there while I was trying to find a new home for her. They said no she could not stay and said well I think you only told us about her because of the inspection. So on top of losing my husband they charged me $250 for having an unauthorized pet for 1 day! I hope people take heed to all of the bad reviews and they go out of business!!

Negative experience: STAY AWAY!!!!!!!!!! We lived in our house for two years. We have never ever ever EVER had an instance of bedbugs in our lives. When we moved out, they charged us $800 for bedbugs!!! ARE YOU CRAZY?!?!?!?! I would like to see the official exterminator report saying that there was bedbugs present. They also refused to help us get rental assistance while we lived there because they have to pay taxes on it and they wouldn’t.

Negative experience: Slum lords. None of our windows locked. Two didnt close properly. We had a homeless man come in on the regular. Our doors didnt lock. We put in multiple maintenance requests. They never fixed anything then charged us for breaking it all. The basement flooded and the heat was out for over a month in -30 degrees a few winters ago.

Negative experience: It’s only gotten worse as time has gone on. Plumbing issues. Issues in the structure and foundation. Issues in the roof and ceiling. Cracks all throughout the ceiling and wall as as if the house is shifting. Water hasn’t worked since November (they never came to fix it) they’re charging me every month for a dog I don’t have. I don’t see how this company is up and running. I’m in the process of getting a lawyer because none of this is ethical.

Positive experience: I've not been here long, so this might change, but I have one of their apartments closer to the north side and the apartment is clean and newly remodeled. The staff is so-so, but Netty, had always been very kind and friendly. Not all of the places I looked at were very good though. Quite a few were extremely filthy. Fantastic experience: I moved in with DBD a few weeks ago when I moved in I could tell the home was older (which I wanted) within a day or two they have come out and repaired or replaced anything wrong. They have been very good to me and my father so far! Thank you DBD for everything !

Negative experience: Been here over two years... They are here within 24 hours for most things Nice people Never had an issue with them at least *trying* to fix things. I think they get a bad rap because they're beholden to the landlords UPDATE: Decreased my review from 5 to 2 stars. In the last week before we moved, I noticed a small water leak from the water heater that was rusted. I reported it promptly, and within an hour, I had a 7' geyser shooting out of it. I called maintenance, and they basically just told me I'd have to let the basement flood because nobody could come out. The work team was working on another water heater that had burst too. I got very upset and they half a$$ suggested I turn off the water main. When I asked where it was, they told me it was outside. It was literally on the other side of the water heater. By the time I had it turned off, there was 3" of water in the basement. They did come and replace the water heater, but left the water. When I asked about it, I was told "we don't do that. You'll just have to let it dry out. How long do you think 3" of standing water will take to dry out in an enclosed basement?! How much mold do you think will develop in that time?! Rented a shop vac, was able to get rid of the water. Upon moving out, they charged us $35 to replace a toilet tank lid that was broken when we moved in and the person doing the inspection said they would replace. They charged us $85 to cut down "weeds" that were actually flowers. $10 to take a cardboard box. $45 for "wall repair" when my husband had literally repaired the wall and it was ready for painting. After all of this, they then rented the place out advertising new carpet and tile, but the photos showed it clearly had the same old broken tile it had before. I would stay TF away from this company.

It doesn’t matter if your ceiling is falling or your air conditioning is broken and it’s 100°… It’ll be a month before you see maintenance!! They do not care about their tenants. And how is it I have washer/dryer hookups but not allowed a washer and dryer?

Negative experience: Slum lords. They rented me a house that flooded and ruined all my stuff. Had roaches and a horrible mouse infestation when I moved in. Which I had to take care of because they threw it in the lease it wasn't there problem. Black mold. House was literally at a slant because the foundation was crumbling. And then wanted to jack up my rent to unlivable wages as though the house was worth more than $2 and a shoe lace. Horrible neighborhood, constant gun shots. And when I went to move out, dispite being on a month to month lease,they charged me for the month I wasn't even living there anymore and then sued me for not wanting to pay money for a house..... Im not even living in. Absolute clowns who will scam you and take your money asap. They Wana act like you have to have all these specifications to move in as though it's Beverly hills or something but when I moved in the back door didn't even have a lock on it because someone kicked it in and they never fixed it. Blood on the front door and ceiling never cleaned off from the prior tenant. Disgraceful buisness and truly a joke to try and act like they are running any sort of honest helpful company. Do not even waste ur time because u could rent there for years and leave it the way you found and they're still gonna try to find a way to slip a buck in there and ruin ur credit.

Negative experience: Worst experience ever please beware. Applied and gave everything that was needed. Make plenty of money and was denied. I was called a liar and just because a previous land lord took me to court (which I won) and didnt tell them, that was considered a eviction even though IT WASNT. They stated because of that they had to deny my application all around and i could never rent from them! The Ladies, sorry they are not Ladies they are FEMALE DOGs, were so rude and unprofessional that i dont see how any of them keeps a job.

Negative experience: If I could rate this business -3 stars I would. Seeing that they have all negative reviews does not surprise me in the slightest. My landlord hired them as the property managers/maintenance. They’ve only been around for less than a year and I can say without a doubt I would not recommend them to my worst enemy. This company is rude, lazy, and unprofessional. Please please do not waste your time.

Negative experience: Shady business tactics, strongly do not recommend doing business with DBD. The first issue is regarding the carpets. I swept the carpets soon after moving in and they were disgusting. Not just dirty, they were filthy. I'm talking hair, bobby pins, spare change, wall tacks, and more. I had to empty my vacuum multiple times while sweeping 4 rooms. Let me preface with this: I left the property spotless upon move out, including sweeping and cleaning the carpets myself. The property was left in much better condition than it was when I moved in. Upon move out, we were made aware that according to our lease we had to have the carpets professionally cleaned. I asked the leasing office if they could show me the receipt for the professional carpet cleaning from before I moved in and they were not willing to show me that. I know for a fact those carpets were not professionally cleaned before I moved in, so for DBD homes to charge me for something that was present before I moved in is horrible business. Similarly, DBD homes also charged me for a gutter cleaning fee. When I went to look at the house before signing the lease, I noticed the gutters had plants growing out of them because they were so dirty. I put the dirty gutters on the move in check list, and also submitted a work order for them, and they were never cleaned. Again, for DBD homes to charge me for something that was present before we moved in, that was marked on the move in check list, and that was addressed through a maintenance request seems to be shady and horrible business. The money they kept is not the issue for me, it's the way they run their business. I would hope a leasing company would treat their tenants as valued customers but that's not the case in my experience. If you call them to talk about an issue you have, you'll be met with rudeness and be dismissed. Extremely unprofessional company that takes zero responsibility for their actions. Listen to all these reviews, this company is unprofessional and should be avoided at all costs.

Negative experience: I’ve applied on four different occasions and have been denied each and every time. Each time I was told all I would need is one specific thing. When I met the criteria it’d be something else. They’ve taken my money and that of a co-applicant knowing they had no intentions on renting to me. Then when I accused them of unfair housing practices I was told the infamous “they know someone who’s black” line. I can only imagine the amount of people with the ability to meet the monthly costs but were denied because of profiling. They even had an issue with me having four kids. The “ladies” are very rude and stall you out before coming up with outrageous excuses for why your application couldn’t be approved. My credit criteria was above the standard, I make over three times the amount of rent and have never been evicted. I’ll stick with my current rental agency until I get ready to buy my own home.

Negative experience: WORST AGENCY IN THE CITY. MAINTENANCE DOESNT FIX ANYTHING UNLESS THEY CAN SEARCH ON YOUTUBE (STARTING TO THINK THEY DONT HAVE ANY REAL QUALIFICATIONS). IM BEING CHARGED MORE THAN WHAT THE HOUSE IS WORTH DOESNT EVEN HAVE WASHER N DRYER HOOKUP. THERES NO INSULATION IM THE HOME. NOBODY ANSWERS THE EMERGENCY LINE. Negative experience: Slumlords. Maintenance is terrible. Had our whole apartment complex without hot water for 2 weeks. The ladies in the office have attitude problems. You'll never get your deposit back because they make up stuff for them to keep it. And once you decide you don't want to rent from them anymore they give you a bad reference.

Negative experience: Do not apply here it's going to be a waste of your time and money they going to tell you that your accepted but just not for the amount of the house you applied for or they'll tell you that you need to have a cosigner to get into a place I offered a larger deposit and up to 3 months rent in advance and they still said they would need a co signer ? I don't understand why when I'm willing to pay more money upfront to move in and I was already approved

They said I was accepted but the house was gone so they told me to pick another one so I’ve been looking for another one then the next day they said I was denied. Wow poor communication

Negative experience: DBD managed our property for 4 months before we let them go. If you decide to ignore the reviews and go with them, you’ll quickly discover there’s the right way of doing things and “the DBD way of doing things” and they are not one and the same. From poor marketing, no project management, waiting weeks for quotes on repairs, inconsistent communication, confusing accounting systems, no ownership of mistakes—and not doing anything to improve or make things right. Our biggest regret is trusting a friend’s recommendation over their reviews.

Negative experience: This needs zero stars. I’m real tired of hearing sorry we are closed when there is something clearly wrong with a lock on an apartment. Either it won’t lock and you call for maintenance and they say oh that’s not an emergency. Yea let’s just leave the apartment unlocked and put anyone or their belongings in danger. Or how about getting locked out with no place to go and not being able to get to anything. They said oh that’s not an emergency either. They also won’t reimburse if you have to call a locksmith. What’s the point of having maintenance which is paid for and included in the rent if they won’t send it. Trust me if a locksmith is called and has to be used you all will be hearing from an attorney. This is some extremely poor service. But by god you want people to pay their rent on time but you won’t do your part. Ridiculous and terrible do not rent from these people

Negative experience: DO NOT RENT!!!! Ladies in office are rude and act like they hate life. Maintenance doesn’t do anything. They don’t even speak English you can’t communicate. Houses are absolutely disgusting. I’m talking bed bug infested. Roaches in cabinets and fridges. Walls will have dead flys painted over it. They will tell you one thing and then completely back track. Sooooo many red flags with this company. Oh and will come after you for more money after you have left and send you to collections without even notifying you. This place is a joke. I’ll repeat DO NOT RENT FROM HERE!!!

Negative experience: When my husband got a job offer in Indiana (we lived 3 hours away) we unfortunately looked into this place. We had one month to move and needed a answer on date on where we would get the rental or not. They dragged their feet so much and it took so long to get a NO back from them. I guess the letter of the offer and his pay wasn't good enough? Not sure, luckily we already found and moved into a different rental by the time they decided to give us an answer. The ladies were always rude from the moment we ever walked in their office too, seemed annoyed to be alive. Houses we all looked at were crusty too.

Negative experience: I Submitted an application with Dbd home for a specific property, but was told I was $75 short of income requirement for that property. no big deal, I selected another home to from Dbd home and was told that my application was approved, to come in to pick up a key to view the property. I came in on Saturday July 29th to view the property. Upon returning the key I informed Dbd that I was interested in paying the deposit and signing a lease. Dbd advised they will call me on Monday after the deposit is calculated as the deposit is based off the information on my application and the leasing manager will contact me with that information. I waited until Friday August 5th, no one contacted me so I reached out to them. They fumbled around their words trying to think of whatever excuse they were trying to come up with. I was a little confused because I have good rental history and my previous landlord gave me an excellent reference. I have a credit score well above the required 580 score. Dbd then stated that since I was a single mom, I would have to have a cosigner. I was shocked. I never heard that your marital status determines if you need a cosigner. I always thought the need for a cosigner was based off you credit score and income. It's hard to think that this was not discrimination, maybe it was, maybe it wasn't. But looking at the reviews of this company it looks like I dodged a bullet. I wish I would have looked at the reviews before I waisted so much time

Negative experience: Do NOT rent from them! I rented from them the house was a disaster leaking roof hole in the bathroom floor broken back door and blinds. Employees were always rude. I was charged for rent while I had already left the place and turned my keys in. Stuck paying money I didn't even owe to these people. They just want your money. Nasty nasty nasty houses.

Negative experience: Some problem tenants moved in at 2519 Holton and I am hoping that DBD will acknowledge multiple police reports and complaints to their management office. So far we were told that "property managers do not get involved." OK, so who does? Parents leave for long periods, at all hours, and kids (none more than 12) are left to roam free, while the house itself is a hangout for all the kids in the neighborhood who litter, trespass, and vandalize.... It was a fairly quiet area up until they moved in. FWPD and the liason cop have been great, but it's looking like several of us are going to have to file protective orders against them and/or involve CPS. These kids are not being raised or supervised, they are allowed to roam until 2am doing whatever they want, and they seem to think that no one sees them buying weed from the same car that stops in front of the house several times a week.

Negative experience: They spoke as they thought the phone was hung up, stating, "I don't know why we keep letting people with SSI fill out applications; we cant them to court with only SSI. DENIED!" I AM %98 sure that is illegal. If my plate wasnt already fl they would definitely get their day in court to explain that.

And then, they approve me for a location, I get ready to put in my deposit, and they NOW read my application and realize that I shouldn't have been approved? Maybe they just don't know how to read.

Negative experience: SLUM LORDS very rude my son and his 1yr old daughter go without heat for 5 plus hrs cause they have 6 apt wired to one breaker box and it is in the basement that is locked so no one has access then they act like it is a hassle to come flip the breaker because they have it locked up. This happens all the time and they will not wire the house correctly he can't even cook without throwing a breaker. They are very rude about it DO NOT RENT FROM THESE SLUM LORDS THE ONLY GOOD REVIEWS THEY HAVE THEY MADE THIR SELF THESE ARE SLUM LORDS DO NOT RENT FROM THEM

Negative experience: I have been renting from DBD for over 3 years. When we moved in, there was trash in the back yard, we had no access to the basement, there was a huge hole in the roof, the refrigerator didn't work, carpets needed replaced, and the plumbing was bad. We were told all these things would be taken care of within 30 days. So far the only thing they have done is give us access to the " newly remodeled basement" that was not remodeled unless you consider putting a 2x4 next to a broken floor brace remodeled. They pulled the refrigerator out and put it on the back porch and said they would be back to bring us a new one the next day and never showed. When I called to find out why they called me back a week later and said I would have to buy my own because they didn't have another. The refrigerator was left on my back porch for 2 years. When code came out about the refrigerator, DBD said I had to remove it because they didn't have time. I had to pay for someone to come move it out of my own pocket. Then code sent the owner of the house a notice about the trash left in the yard from before we moved in. DBD is trying to make us pay for the fine after the owner failed to notify us of the code violation that we were not responsible for. My wife and I are both disabled. We can't go out and clean DBDs maintenance guys messes. When our lease was up, DBD refused to renew our lease so now every 6 months, our rent goes up between $25 and $100 per month. We went from $525 a month to now paying $890 a month because they say we refuse to sign a new lease. We got proof we keep asking for one and they keep refusing to give us one because they don't except supplemental income. This place is not worth $890 a month. When it rains, the water comes through the light fixtures and they refuse to fix it. My suggestion is don't rent From DBD. I can't wait to move.
