Fantastic experience: I have been renting from them for years now and have been even been in two different homes with them. Properties are well kept and if anything goes wrong maintenance is quick, efficient and friendly. I highly recommend renting with Kaufmann Properties. Thank you!

Negative experience: My dad filled out an application for these people the end of December. The beginning of January the apartment he wanted was rented to someone else. The End of February we go back to view another apartment and she again tells us first come first serve. We need to reapply and now he needs first and last months rent and deposit.The reason he needs last months rent is because “he doesn’t have renters history” but he’s been in the same apartment on auto pay for 7 years he’s only been moved out for 2 months. She then says “they are going to look at his rental history and he doesn’t have any” what do you mean he doesn’t have any HE LIVED IN THE SAME PLACE FOR 7 YEARS ON AUTO PAY. Very unprofessional they LOST his bank statements that had 3 years of history on it and his application from a month ago. And they even asked each other “where did his information go” will not be going back there. That’s a hard pass.

Fantastic experience: I love renting through Kaufmann Property management! Their maintenance team is top-notch! Whenever I have an issue they come and fix the issue pretty darn quick! Sometimes within the same day!! The office team is very helpful and communicates concerns promptly! Kerry Kaufman is wonderful at her job and is a very nice person! Everyone I run into who works for Kaufmanns has been very polite and caring! Overall, I definitely recommend KPM if you are looking to rent! ☺️

Fantastic experience: Customer service is a 10/10! Both ladies at the desk were very helpful, patient and understanding. I viewed a few places and The rentals are very clean and well taken care of! I definitely would recommend them to anyone looking to rent at a fair rate!

Fantastic experience: i don't get all the negative 1 star reviews on here....if you can't afford the $50 application fee, maybe it's not time to move out on your own yet. but i have been renting through kaufman for years and i love my apartment and company. the staff (the marias hehe) are very friendly and knowledgeable. the company is passionate about creating affordable housing for fort wayne and no other companies are doing that. the rare moments i have a maintenance issue, they are out promptly fixing it. i love my apartment and it's a great bang for my buck. forever grateful for them and highly recommend!!!

Negative experience: You can’t see a property without pre approval which u have to pay first to even see a property that u may not like! This is a scam & this place should be ashamed of themselves! Taking people’s money when I’m sure they know who is going to get the property. Office people are rude & not welcoming at all! First impressions are everything.

Negative experience: Called to inquire about rental properties. They won't even do a viewing to see if you want the place unless you have a pre-approved application that you paid for. This is super scummy and clearly a way to just screw people out of the application fees. No, applications come after I determine I want the property, not before.

Fantastic experience: I’ve been with Kaufman going on three years now I believe and I’ve had no problems at all. I have only had a couple maintenance things come up and they were fixed quickly and the staff communicated with me very well. This is the first house I’ve lived in on my own besides apartments so some things were a little different but they are great with working with you and I appreciate that.

Negative experience: Office staff is very rude not inviting at all body language is everything. I think the application process is to take out of people pockets because they already know if you are getting a property. I was very uncomfortable and felt judged.

Positive experience: My only issue with them was I was told every rental property was first come first serve. I arrived to rent a house and was told that someone had already rented that house and signed the paperwork the day before. Less than 2hrs later the office called to tell me the house was available?? No one had signed or paid any deposit on that house. They simply held the house for someone who backed out at the last minute. I just didn't appreciate being lied to, just say we're holding it for someone but if they don't sign by noon today you have 1st dibbs. Other than that they were always prompt with repairs or issues with the house.

Negative experience: Should have known by the conditions of the office that these people would be trash. Will be thoroughly reviewing all management companies going forward if don't just say screw it and buy a house. Firstly I spoke to multiple people on the phone. The first lady was really nice the other two were a little short so I figured they must just be busy and that's why. No one told me it was cash only transaction when I stated more then once I would be getting a money order....no one told me not to... in fact they told me to be sure to get it for the amount needed for our application fees. Get that straightened out and put in all the paperwork. They tell me it will be 3 to 5 business days to process. They call back 7 business days so 10 days later. This rude lady calls me and has an attitude right from the get go when asking for me. Then proceeds to tell me I need to explain the evictions on my record. I'm like what evictions? She names off the last two places I've lived. The last place I lived I owned the trailer. The property manager attempted to evict me because she didn't know the terms of her own contract and kept trying to add fees that legally she could not per our lease. So when I refused to pay them she tried to charge me late fees on top of that. I moved out and she took me to court. The case was dismissed for the eviction. She was awarded damages that she should not have been as she over charged me for things she was not legally able to. (I have issues with this judge not liking me and doing shady things. I'm currently in the process of finding what united states entities I can go to as going to the state Judiciary commission got me no where despite this judge doing illegal things with my court cases more then once and I have all the receipts but due to legal reasons will not be posting all of them). So how can this place say that an eviction case that was dismissed counts against me? The other place she listed sued me for damages. Their attorney purposely served me at the wrong address and same judge that doesn't like me and told me in court that he doesn't like me gave them a judgement against me despite me not being served. I was NEVER evicted from this place and after I get done with work I will be posting the receipts. I also will be contacting the better business bureau and serval other local entities as I feel they are up to something shady. This particular house has been up for rent every time I've looked in the last 8 years and it's always empty.

Negative experience: I told my daughter to apply for a house. We get there ask to look at a home. The old lady at front desk told us she had to be PRE-APPROVED to look at the house. So we said ok fine. So she says do you have check stub, w-2, 3 years landlord history? Said yes. Mind you my daughter is 21 been on her own since 18 lived in the same house. So after we gather all information and hand it to the old lady she asks if the landlord is private. We say yes. So says oh we need a lease and a ledger. I’ve never had a property management ask for a ledger. She was just rude. She was very nasty and was looking at us like we was from another planet. We could’ve got a ledger but the fact that She didn’t say that in the beginning made me upset. Discriminated against us and my daughter was over qualified.

Fantastic experience: We have been renting a house from Kaufmann Property Management for several years and have been very satisfied with them. Their office staff is very nice and helpful and responds to you quickly if a message was left for them. We feel that the minimal rent increases have been extremely fair and they understand how their renters are trying to deal with this lousy economy. The portal is easy to use and easy to pay rent and submit maintenance requests. Our recent experience with our bathroom issues is why I wanted to write a review. The maintenance team was outstanding. From the initial communication they were polite and personable to the work completion they were hard working and competent. The project took a couple days and I knew they were trustworthy so we left and it did not interfere with our work schedules. I believe that a maintenance team is a representation of the company and Matt and Reilly really left a positive impression ! KPM is a great company!

Negative experience: These are the most heartless and cruel property management people I have ever dealt with. I lost my apartment in an apartment building fire on September 3rd. I came to Kauffman and explained my situation. I viewed an apartment they had. It was just what I wanted. Filled out the application. Got a call that they could not rent to me due to criminal conviction. It was arson. My conviction was 17 years ago. I’ve been out of prison for 10 years. They as much as accused me of setting the fire on September 3rd in which I lost my apartment. Told me they could not rent to me as I would be a liability. They never took into account that my last conviction was 17 years ago. The fire on September 3rd was due to faulty extension cord to air conditioner. Surge protector did not work. After 17 years I am a changed man. I’m 67 years old. I am not the person I was years ago. I was given a chance before. Lived in previous building for nearly 10 years. No problems. Good tenant to last landlord. No issues whatever. Paid rent every month on time. No interactions with police at all. In treatment at Park Center last 9-10 years. All I needed was a chance to rent an apartment and be the tenant that any landlord deserves. Kauffman literally slammed the door in my face, not even considering giving me a chance and working with me and overlooking their policies or rules one time and showing some compassion and humanity this one time and letting me show them I am worth taking a chance on. I’m sorry, but I can not ever recommend Kauffman to anyone to rent from. They work with no one

Negative experience: Terrible and the manager with the short hair is a total disrespectful lady , she talked to me like I'm not a home renter in front of everyone in her office. I'm very dissatisfied with the way these people run their company, they rent me out a place that had mold and maintenance did nothing but gave me a humidifier. And these people still are not willing to work with me. I would never rent to them AGAIN. And they said they would never rent to me again. Smh horrible horrible people

Fantastic experience: I've rented through 3 different companies in Fort Wayne and these guys have definitely been the best, hands down. The office ladies are super kind and everyone there is pleasant to work with. I went to the hospital one month and was late on my payment and they were very understanding and worked with me to do payments. My window broke during a storm and maintenance was there the next day to fix it and even gave me a heads up both times they came, that's a first! If I wasn't moving states I'd stay in this apartment because they're great. Communication is key and these guys are great at it.

Negative experience: I had called this facility multiple times going through the requirements and what was needed for the application. I drove two hours to meet with them after going through multiple times about what I needed… I was then met with this “wonderful” front desk lady who let me spend 20 minutes filling out papers to be told I need to of lived in Indiana and work in Indiana to even rent? She asked me if I could commute the same company and hour and a half away in order to go through with the applications. Me and my partner both had jobs lined up, already had our start dates. I guess the only requirement was me living in Indiana in order to get these properties. Which is so weird, because the first phone call I had with this company they knew I was coming from a different state. I guess I’m glad I didn’t waste my time based upon these other reviews.

Fantastic experience: I lived with them for 3 years+ i just recently moved out. They were always helpful and let me know things ahead of time. If anything needed fixed they fixed it if i out a maitnece ticket in on the online portal. Communication with them is key and the office ladies were always helpful and infomational about upcoming houses.

Negative experience: Started off maintenance was okay but dropped there performance poorly as time went on. I Stay in one of there unit for over four years and had bad flood everytime it rain. Only thing they did was just dry the carpet and never fix the root of the problem . I asked to be move mutiple time just for them to tell me ohh it first come first serve when I'm living in Un Healthy environment. mold accumulated in my room and son room which cause poor health problems for us especially myself every week I was sick. My son cough never got better. Please don't live in the north crest area both of my cars was broken into and there no camera on scene and poor lighting for nights. Negative experience: What year is it? Get online registration. Everything for application has to be done in their office and in hand. Maybe not a big deal for some, but this is the first time I've ever seen a property management company do this. I dont own a printer because that's the world we have moved to, but 100% lost interest in any of your properties because of this. Get with the times you dinosaurs.

Negative experience: As we were going over the application I was told me and my girlfriend didn't qualify. That was fine, but then they didn't give me back our applications with all of our personal information. Name, birthday, ssn, address, job, income, etc. If we don't qualify because of no previous rental history why keep our applications. If you plan on going with them make sure you keep your application in hand.

Negative experience: Worst. Landlord. In. Fort. Wayne. My stairs collapsed and I was charged a 50$ service emergency fee for the repair even though it was their own responsibility to fix. They ran over my lawn ornaments with a lawnmower and when I complained about it evicted me. They said it wasn't their responsibility to warn tenants of mowing or to mow around tenants property. These people literally think that they can just abuse you once you're signed into a contract with them.

Negative experience: The girl at the front desk is not a nice human. But that didn’t really bother me. Long weekend (just off Memorial Day) and maybe she was behind and stressed. It happens and she works customer service. We all have bad days so I brushed that aside. They had 2 houses we could’ve rented. Between my GF and I (literally fresh out of college) we are making about $75k between the 2 of us. (They didn’t consider my GFs income since she hasn’t been there 3 months. Again out of college a month at this point. But that’s fine because I’m making 4Xs the amount of rent) They wouldn’t even consider us to rent because we “had no rental history” but I literally rented a house for 3.5 years while in school. They had my landlord’s contact information. They said it didn’t qualify since it was exactly 1 year that I moved out. They didn’t even attempt to call him and use him as a reference. Not sure how you can be a rental agency and decline people with good credit, good income, and good rental history of 3.5 years but decline instantly because my we have “no rental history” What’s better is if they had actually ran my SSN they would have seen the 3.5 years of perfect payments on time every month. The houses they wouldn’t rent to us were okay. You can tell they atleast somewhat try to keep them nice. The houses only cost $775 and $850 a month. Not bad by any means. More than affordable, but since my house I rented for 3.5 years with a reference doesn’t count as rental history I’ll take my money elsewhere. Atleast they gave me my $40 back for wasting my time.

Negative experience: I live in Indianapolis. I called at least 5 times over the course of 5 weeks and never received a call back. I drove 2 hours to visit some houses in the area. Stopped by their office first. I am a physician graduating in 1 week with a letter of appointment to a Fort Wayne medical group, verifiable salary, and 10+ years of positive leasing history with one management company. I walked in, shared my story, and they said they require 3 months of employment despite the fact I had been working in hospitals and clinics for the previous 2 years. They did not once ask questions to clarify their understanding of my situation. I never once raised my voice, acted aggressively, or insulted anyone - literally only asked questions - yet the office manager came out and began to get confrontational with me. I couldn't believe it. As I put my ID and deposit away, she stated every other management company had the same policy in the city. I told her that it was dehumanizing and that I didn't want to do business with them. She chided me that they didn't want to do business with me either ... a person with literally everything verifiable and able to put down rent, deposit, and fees that day ... As I was leaving, the business manager sent a parting shot that I should call ahead before I come in ... after I'd been trying for weeks to get a hold of their office. I believe the tenants who leave one star reviews. I believe they deserve to be treated better. People should be treated with respect and dignity. I was not. I had literally no other issues with another management company in town the rest of the day, and I interacted with 7 others.

Fantastic experience: I've been with Kauffman almost 7 years. I've never had any issues with them at all. The maintenance guys have always been friendly and do the job you request to be done. The ladies in the office have never been anything but friendly and understanding. They have the best prices for a tight budget. Most of their homes and apartments are out south, in the Broadway area, downtown area and in older homes. They do have some apartments and homes more north but they are few and far between and tend to be a little more costly. Over all I give them a 5 star rating because of their friendly staff and maintenance staff. They do not check credit which makes them bad credit friendly.

Negative experience: Their rental requirements are ridiculous. You have to be a current renter to even apply. We have plenty of income, past rental history within 2 years but because we weren’t currently renting couldn’t apply. Makes absolutely no sense. Active duty military.

Negative experience: Rentals seem nice, however, there are multiple requirements to rent property that are not listed on their website, so I will list them here for you: You need your most recent paystub You also need to be employed for ninety days prior to application You need a recommendation from a previous landlord No exceptions made for college students or recent graduates, having job interviews or money in the bank to pay 3 months rent does not exempt you. I drove across state lines to find this out. Put it on your website.

Negative experience: They do not allow property owners to rent homes from them per my conversation today 12:35pm. Example: I own my home outright and have a renter slated to move into my home. I am relocating with my federal job and am also a disabled veteran. I was told today that they only rent to people that are current renters and do not own property in their name(even if I can show proof of positive rental history within the past 5 years). I was told they do not accept firm offer letters for job transfers as income either and then was also told my disabled veteran income which I have received for several years would also not suffice as income that can be counted. So basically my income of over $80,000 annually after taxes does not "qualify" as valid income. Wow. Meanwhile all of these incomes are counted in any other system (local, state, and federal) just fine. I more than qualify with one income alone (over 3x the monthly rent) and they won't accept any of them. Never have I encountered a place that does not accept disabled veteran income or federal employment income/offer letters with start dates as "valid sources" of income.

Positive experience: I've been looking to find a place to live once my student housing lease expires, and I've looked at a few of their properties. They have some good properties at reasonable prices, and their office staff is nice enough. However, it's painstaking to try to get information from them because the office lady who answers the phone (I think her name is Alice) speaks so incredibly quietly and slowly, plus she doesn't seem like she's really wanting to help me so much as only answer my exact question. I feel like it's pretty clear that I have no experience doing this (looking for an apartment to rent) and she doesn't seem to really care that I don't know what I'm doing nor does she offer any extra help or advice or information that might save us both time, like telling me what I need in order to be approved, until after I've started trying to apply. She also gave me false information regarding the qualifications for a cosigner which put a lot of unnecessary stress on me trying to find someone who qualified until I called and tried to see if they could make an exception (which wasn't even necessary in the first place). When I was in the office during one visit, I spoke with someone else (I didn't get her name) and she was much more helpful and even had a friendlier tone, which makes me feel more comfortable since this is a new experience for me and I dont know what to expect. I wish I could have spoken with her more often. Alice gave me no information regarding what I would need to do or have when trying to actually secure the unit that I wanted until I called and specifically asked, she just kind of sat there in silence after I stopped talking until I said "ok and is that all I need?" And then proceeded to tell me that I also needed more. So the bottom line is that they're nice enough and have good seeming property but are just not very helpful to a new renter (or at least just Alice).

Negative experience: Very unprofessional maintenance workers. Continue to leave messes behind. Damaged my new dryer and after 3 months are saying they didnt. They enter our home without knocking and I have kids at home. $1100 for rent and all we have had is issues with home and then dealing with maintenance has been not worth it. They were quick to get me into the house but now are hesitant to get back to me on things.

Negative experience: I called to inquire about having my house managed through them. A secretary answered and I politely asked about getting information for property management and was very rudely told, “We are not accepting any new management.” No explanation, no questions about the future or anything. Super rude. Will highly recommend people in my neighborhood do not use Kaufman.

Positive experience: Cheap rentals.. that review was supposed to be a good thing. In other words they are affordable. I have no problem with your rentals I think they look great you do a great job of rehabing them. Sorry for the misunderstanding. I would absolutely come to your company for an apartment before anyone else.

Fantastic experience: Me and my husband rented from them b4...we just moved back to town after being gone a yr and 1/2 plus. Leeann worked with us fast to get us into an apartment based on our good rental history. Thanks a bunch!

Negative experience: Very unprofessional. I emailed them via the email form on their website asking if they could take on my property and never received a reply. A simple "no" would have been fine.

We have also been receiving communication from others through our website. A one star rating for a one time attempt to call looking to utilize our services seems harsh. Fantastic experience: When we first started looking for a rental property over 3 years ago Kaufman was the first to pop up. We went in got a paper with all their rentals. We went to maybe the second house and LOVED it. They did a great job getting the house move in ready for us. We lived there for 3 years and it was the best 3 years! They were quick to respond if we need something with maintenance. They have great communication and understanding! I would 100% rent with them again and would recommend them to anyone looking to rent. Alyssa was our main go to person in the office, and is great. Very professional and great to talk to!

Negative experience: Beware they rent to registered predators & do not let tenants & prospective tenants know. They have 2 registered SO at their multi unit at Webster St. They have absolutely no care or concern for their tenants.

Fantastic experience: I have lived in a Kaufman property for over a year and would recommend them to anyone. Maintenance was always prompt and took care of the issue in a timely manner. The ladies in the office are always understanding and helpful. The property manager was on the property one day and told me what improvements they were going to do and did them. If I wasn’t relocating for my job I would have stayed with Kaufman.
