They have always treated me with respect and have been fair with any issues that have popped up with the properties. Payam has been in my corner for contracts and repairs. Negative experience: Had to leave a bad review and reporting them further because they have wasted my time. I need to find out if I can sue you for wasting my time. You will also be getting a bbb and attorney general complaint. You think it’s ok to waste peoples time and money ok well you will get a report from me for the rest of your life.

Fantastic experience: I have rented with them for about 10 years, they have always been easy to work with anytime I had issues or with rent(I went out of town a few times during the first of the month and they always worked with me on making sure my rent was paid with no extra fees) Payumf is absolutely wonderful and his team have been nothing but a pleasure to rent from. Everything was always so smooth and communication was spectacular. I would highly recommend renting or buying with Payumf.

Negative experience: Trust the bad reviews. When they say it’s a hassle to get them to send your deposit, believe them. When they say their customer service is rude, trust them. My deposit which they stated was sent out on the 13th, plus signed through Docusign. They just happen to Call on the 14th day to say the check got lost in the shuffle. Get new employees, that know how to do their job. Horrible.

Negative experience: This place is no joke. I don’t know how other people are giving 5stars when 1 star is not even worth it. They must be friends and family of payam or sth. First year with them were fine. But starting with second year, it’s disaster working with them. It’s takes forever to be updated with tenant’s request. Their move-out inspection is so poor and all the damages made by precious tenants aren’t identified until next tenants move-in inspection that being said they didn’t charge repair costs to tenants. They don’t know the difference between “wear and tear” and “damages” and treat major damages like carpet ripped off, blinds wand missing, dishwasher racks broken as “wear and tear”. They are not responsive and whenever you call them, they either put you on hold or just hang up. We never got call backs after leaving million messages. My tenant reports leaking from bathroom knobs and we approve the repair right away. Guess what? A week passed by and no update. When we call, they’re like “it’s fine now cuz tenant stopped using the bathroom tub” we are like are you kidding us? There could be mold already developed….. yeah this is how they work I can provide detailed conversation if anyone interested. This place is nightmare. It’s giving us horrible experience and I hope no one gets trapped in this place.

Fantastic experience: AZ property management and investment company manages one of our rental properties in Phoenix. It has been a smooth journey with them right from the start. The paperwork, the documentation of the amenities and features of the home on MLS and other websites, the marketing with pictures — everything was very well managed by them. As landlords who live in other city, we can trust them with everything without any hassle and all the details of the rental property is handled via their management portal which is extremely convenient. Fantastic experience: Ive been with them for over 6 years, with multiple properties. They are professional, honest and operate with the upmost integrity. None of my properties stay vacant long. Fantastic experience: Pyam and John are 2 of the biggest hearted, Courteous, but professional gentlemen I've ever met. We don't always agree but when I buy a home this year, there is only this office that I would give the honor too. The Emergencie work orders have been addressed emmediately, even if the contractors/Maintenance couldn't figure it out right away.

Fantastic experience: I never intended to be a ‘landlord.’ My situation changed drastically and I put my personal home on the rental market. I have these folks onboard to do things I don’t know how to do. Which, in my case, is everything. This new chapter of my life is about four years into the adventure and they have been a gift. I could not (nor want to) do it without them. I can’t say enough positive things about the experience overall. I HIGHLY recommend their services.

Negative experience: Rented a property for 4 years and took amazing care of it. Payam told me how beautiful we left the home and it was better than when we moved in but then withheld our security deposit. They are dishonest and difficult to deal with in the rare instances we needed them. Your security deposit will never be returned either, definitely recommend looking elsewhere.

Fantastic experience: We were tenants of one of AZ Property Management’s rental properties for almost 5 years. We found them to be far more reasonable and fair than other rental management companies we have dealt with in the past. Additionally, they acknowledged the hard work we put into leaving the property in excellent condition, and they gave us our security deposit back without trying to nickel and dime us. We appreciate them as a tenant, and I imagine property owners would appreciate the company for their management skills.

Fantastic experience: APM has done a great job to help manage a plumbing leak crisis for me while I was out of the country: management of water abatement folks as well as contractors who were able to restore the property while keeping my tenants reasonably happy and living at the house. APM have many great connections with contractors/handymen who are professional and provide a solid plan of repair to speed up the process of returning the house to its good condition before the busy Thanksgiving week approaches. The manager, Payam, is a star. He has spent time to speak with me on phone, frequently communicated with me via emails/texts, and gone to the property to assess the situation and worked with the insurance adjuster and estimator to make progress. I am really grateful and feel so lucky that I have entrusted and felt protected working with Payam and the APM team for years (since 2014). They were my first choice and continue being my number one and the only management company that I wish to have for years to come. Thanks Payam and the APM team for all the good work and support that you have provided me over years.

Fantastic experience: I rented with AZPM for almost 2 years. I never had a need to call for any repairs. But when I wanted to buy a house and break my lease. It was simple and they let me not pay the fees as long as I used Payam's agent. Payam was awesome through the whole process.

Negative experience: You have to question a companies morals and honesty when they have people like David Myer as part of their staff. David Myer is not only a slum Lord but also a thief. He steals from his renters. The company it's self must be very dishonest if there employees are. Most of the positive reviews are fake. When all the reviews are directed twords one person all and are all positive, they are encouraged by people he knows or all fake. There all directed twords the owner. If you invest or rent from Arizona Property Management and Investments you will only be contributing to thiese kind of practices and supporting them. You'll regret it shortly after. There's plenty of honest companies to choose from.

Negative experience: Very scummy. Does not repair or replace anything. They only work with companies that fix nothing. I have photos from the time of move in and move out. We left the property in better condition than when we moved in. They still kept the deposit and requested more than $1000 for additional "repairs". I'm contacting the health department, an attorney, and the BBB. Not to mention, the property owner's relatives moved in less than 5 days after we moved out. Residents of the condos are already complaining about the new tenants. Owner was supposed to repair multiple things more than a year before we moved out and never did. The move out inspection shows basically the exact same thing that is listed on the move in checklist. We will not pay you for things that were supposed to be repaired during residency.

When we decided to sell they were again on top of it. They knew the trades to get the house spruced up to get us top dollar. It was a pleasure working with the team at Arizona Property Management.

Negative experience: Extremely frustrating company who is quick to take your money and in turn are extremely rude, condescending, unprofessional, unorganized and lack communication (owner, Payam, and property manager, Cynthia Smith). I’ve rented several homes and by this property management is the only one I’ve had multiple issues with. If any of my employees spoke to a customer the way Cynthia did to me I would have fired them on the spot.

We were moving to Arizona from out of state which made looking for a rental a bit difficult but David was willing to check out properties, FaceTime or send listings and photos of any property we asked. They got the place ready under budget, listed it in 4 weeks, and we received 5 offers in three days. Closing was 30 days on the dot. It couldn't have been easier! Positive experience: I have been renting a home through Arizona property management for 2 years now and have found them to be very responsive to maintenance issues until now. The AC in my rental stopped working and after issuing a work order Stacy did do her very best to get someone out to look at the AC. The technician showed up much faster than expected and took a look at the ac unit. He did notify me that the compressor was gone and the entire ac unit needed to be replaced. He said he would notify Arizona property management but after he left I didn’t receive a phone call or even an update on the portal. I work at home due to the COVID-19 epidemic and working in a 102 degree temperatures on my computers for up to 13 hrs a day and no ac is to say the least challenging. I am still waiting on a response from Arizona Property Management to fix this issue and it’s now 6:24 am and I’m sitting outside working on my patio because it’s cooler outside then inside the house. I’m very disappointed!!!!!

Between 09 and 13, I had endured several management companies all who came up short for various reasons. But since I found Payam and the AZ property management team, everything has been running like clockwork. Repairs are made promptly and affordably. Rents are deposited with dependable consistency. Their online portal makes monitoring accounts a very simple matter. Overall a great team of friendly and resourceful professionals.

I was working out of state and didn't have the time or the experience of finding or dealing with tenants. Almost right from the start Payam encouraged me to invest in more rental properties, which at first I was reluctant to do since I had no idea what would be a good investment property. Payam took the time to educate me on what a good property investment was based on the price, rent income, and future value of the property. Negative experience: My fiancee and I are looking at renting a house at the conclusion of our lease. I have been shopping around looking for a rental agent to assist. I found this company and decided to try them. I drove out to their office, the person at the front desk asked what I needed and I said I wanted to rent a house and needed assistance. She looked around and asked a colleague if there was anyone that wasn't already busy. There were very few people there. No one told me I had to make an appointment. They handed me several cards and said to call one of the agents, they're not in the office. They also copied cards because they didn't want to give them away. They didn't ask me for my number to leave a message. Nope, they just gave up a solid lead on a customer. Didn't care at all. I called both of the numbers from the cards. One was a google voice number where I couldn't reach the agent and the other agent picked up and said Phoenix wasn't his area but try his colleague. I called the colleague and the number provided didn't work. As a small business owner, I take leads seriously. It's apparent that this company doesn't care about new customers. I'll take my money elsewhere.

The staff is caring and dedicated to their tenants and they treat you like family.
