Fantastic experience: When I called it to speak with somebody about my account with my HOA, I was not expecting a very good experience as to be honest I have not had great experiences with anything involving my HOA. However, the person I spoke to on the phone was so extremely helpful and patient with me. In fact, she even was willing to do a three-way call with my mom to sort out some of the pertinent details regarding my account. Even though I did not get my issue resolved, it was through no fault of hers; she was actually fantastic and made the entire situation much easier to handle! In fact, she actually made my fear of HOA‘s, and any conversation with anyone related to that, subside greatly. Overall, it was a great experience speaking to Megan at PDS.

Fantastic experience: Recently, I found myself to be in a confusing situation with the vendor that our management company uses to set up autopay for our HOA dues. After a few lengthy conversations with this vendor, I decided to cancel the autopay and just send in a check when I received my invoice. So I connected with Patrick at our management company, Planned Development Services, to explain the situation and get his help on resolving what I learned was a credit balance. Patrick's immediate response to my request was professional, helpful, and efficient. Further, Patrick was friendly, articulate, and thorough. I recently had some billing issues concerning one of my properties. Heather responded promptly, demonstrated great patience, and successfully resolved all my concerns. This level of dedication and quick response is truly exceptional and valued. Though I am still new to PDS as a whole, I can confidently say that Heather Yearack deserves more than a five-star rating and she deserves a raise! My only reason for giving four stars overall is due to the initial billing issue, which was completely separate from Heather's performance. Thank you for providing such great service. I hope PDS becomes my favorite HOA management company for all my rental properties.

Fantastic experience: Twenty four years homeowner in Canyon Ridge 6 community. My HOA has been a pleasant one sometimes they have to be on me to buy a thing I did in the around the yard, but it was always what kind and respectful to let me know. Hey, you might have forgot something. Let’s make our community look beautiful super easy to communicate with same day or the next morning they respond to my email and especially Cheyenne over the years, has been truly fair and really honest and gives me a chance and tells me what I did wrong to in the future, not to make a mistake or not knowing something from my friends experiences with their houses in a different community with their HOA. It’s those horror stories you hear on the Internet when they don’t give you a chance my community does and the amount of warnings I received was over generous and every time I emailed them I’m happy to email and communicate with them knowing they’re gonna help me out and that’s why I’m not gonna leave my community and they deserve a five star in my opinion from keeping the community looking nice and showing our budgets and where our money is spent, and every load of upgrade ads easiness for my guest to arrive with another keypad from billing questions receiving paperwork I am truly blessed to have a this easy and countable makes me appreciate living there and not having to worry about fines and people being rude to me if I did something wrong around my house

Fantastic experience: Needed an approval asap for my home to be painted. Emailed Mario, and was able to get everything submitted to get a faster approval. Would of had to wait weeks to get back on the contractor's schedule. With their quick response time, I was able to stay on schedule to have my home painted.

A substantial amount of money…I reached out to Liz B to describe the situation… unsure of what the outcome might be, and realizing that since it was my mistake, I really didn’t have any leverage. Of course, I’d rather have the money back, than to let it sit in my HOA account for future quarterly payments. Liz promptly reached out to Patrick S., an accountant in the organization. Patrick expeditiously recognized the situation and had a check cut and mailed out to me….all this in 3 days! I’m extremely happy with the way my inquiry and concern was handled….didn’t expect such a positive outcome so quickly. The service and communication from both Liz and Patrick was exceptional, and my appreciation can’t be overstated. Thank you very much!

She is an expert to name a few in problem solving, organization skills and meeting management. Leanne's interpersonal skills are excellent, and patience is one of her rewarding virtues. McClendon Desiree Marshall, Office Manager at Planned Development Services (PDS) was very professional and polite when I visited the office to make the Windstream Townhomes March HOA Assessment payment. I had a few questions in reference to the time frame of the billing date and she was pro-active in informing Ania Roberts, Accounting Administrative Assistant at PDS. Fantastic experience: My name is Chatauna Robinson. Our HOA is the best. I had to call them on Saturday because as my son and I were on our way to the grocery store we saw water shooting up to about 4ft tall right there at Meadows Loop and the other W.Beverly Rd. According to Deanna, who was so nice, apparently someone stole a "backflow preventer". I informed her that it looked like they riped it out of the ground and they laid the protective cage on it's side. I called the emergency line and Renne notified our Planned Development Serivce Department and they took immediate action. I am glad because if left unattended that would have cost our community a lot of money for the use of water. Those things can cost up to $4,000 at Home Depot (e.g.Wilkins 2in. lead Free Reduced pressure Principle Assembly with street elbow and Union Ball Valves cost over $3,400.) The reason why they are stealing them is because, I looked it up, they can get anywhere from $40.00 up to $250.00 for them at a pawn shop or scrap metal yard. We as neighbors should be very vigilant in our community for these lawbreakers. Those of us who have cameras if you see anyone on them stealing or vandalizing our community please notify the authorities. I don't know about anyone else, but I would not want our nice HOA to go up on us out of necessity to help cover the cost of this constant vandalizing of our neighborhood. Right now our community HOA is very reasonable in price.
Fantastic experience: Manager Cara Cornell has been very responsive on July 8, 2025 to a special request to help the Bellair Townhome community with an ugly and messy job that could put residents at a serious slip-and-fall risk. With everything else expected of her every single day, this was wise, prompt and generous. Her time is well-spent as far as we can tell. (The same can be said of her office support team.) For several years now, the Bellair Townhome owners have learned that she can be counted on to be as fair as possible but tough when absolutely necessary. Experience shows in advice or opinions at monthly Board meetings and mass emails to us. Note: This review is not biased by any professional or personal relationship with Ms. Cornell, prior to the PDS contract agreement with our Townhome Board. I am a volunteer member of an HOA Committee for a few years now.
Fantastic experience: Generally speaking, I tend to disagree with the very concept of a homeowner’s association. The reasons are myriad, but I can’t fault the companies that run them, unless they are riddled with general incompetence. That is not the case with Planned Development Services, who managed the community I lived in until recently. While interacting with a homeowner’s association constitutes a necessary evil, PDS has generally made it a pleasant experience. The community managers are cordial, responsive, and understanding, and they are generally responsive to correct issues that arise in the community. If I had to live in a community with an HOA, I could think of several things far worse than having it managed by PDS, which is the highest compliment I can give to an HOA administrator.
Fantastic experience: Going to the office is better than on the phone or email. They found who I needed to talk to and my issue was solved immediately. The plus was I was given a very cold water to drink.

Negative experience: I need to make a modification to my mortgage and PDS refuses to answer to simple yes or no questions to the mortgage company which I am told means the mortgage company won’t work with me. How is this providing a service to a homeowner with an excellent HOA standing?
