Fantastic experience: I have had an excellent experience working with Community Manager **Ms. Eleanor Wasson**. In the past, I had a difficult experience with community managers at another HOA, so I initially expected limited communication and little support. However, Ms. Eleanor completely changed that impression. She communicates clearly, responds promptly, and is incredibly patient when listening to homeowners’ concerns. When I had an issue with missing mail that prevented me from addressing HOA violations on time, she was very understanding and gave me additional time to resolve the matter. She also encouraged me to attend an HOA board meeting and personally provided detailed instructions on when and how to attend, which I truly appreciated. It shows her commitment to transparency and homeowner involvement. What stands out most is how proactive she is. She takes the time to walk through the community, identify issues, and provide helpful suggestions for home improvements that benefit the entire neighborhood. It is clear that she genuinely cares about the community and the residents. Ms. Eleanor is truly an asset to AAM and to the Farmington Park community. Her professionalism, communication, and dedication make a real difference.

Fantastic experience: Shout-out to our AAM community manager Jorge Escamilla. He responded immediately to my persistent issue with the gate code and he even resolved this issue in minutes. I have called the management company several times before and I would hardly get a reply. This time was different and I would like to let people know that if you have any issues at all, Jorge is for sure there to help with our community issues.
Negative experience: Their entire strategy is to make it as difficult as possible to pay and then charge 25% late fees. Not to mention the entire community common areas and landscape is in a constant state of disrepair because they refuse to do their actual jobs.

Negative experience: This HOA makes me hate living somewhere with a hoa. I can’t rely on them what so ever. We have had a leak in our daughters room for 6 months now. I called and told them about it and we didn’t hear anything from them for 2 weeks. Then we noticed nothing was happening so I called again and they never pick up the phone. 3 months pass and I call again and leave an email, finally someone calls me and says that whoever was on my case doesn’t work there anymore so that she would be doing it (her name is Stephanie) we have been leaving her emails and voicemails since THANKSGIVING. It’s January 1st. Nothing. My roof is still leaking. It’s in my daughters room. She could get mold poisoning. It’s just getting bigger and bigger everytime is rains. And they aren’t doing anything about it. So now I’m turning to our attorney so they will be hearing from them soon. This is ridiculous and unacceptable.

Fantastic experience: Just wanted to take some time to recognize our AAM team. Recently, I contacted AAM with a request to get some bushes and trees trimmed by our homes in Tierra Del Rio on the south side. Kailey was my point of contact and she understood the assignment!! Kailey and her team were extremely proactive in helping me get my request processed in a timely manner. In addition to getting our request handled, AAM also recently had new landscape rock delivered and distributed for our park and other common areas in Tierra Del Rio South Neighborhood. Thank you, Kailey and team for crushing the assignment. You guys are truly assets to the AAM organization and also our Tierra Del Rio Community. Negative experience: Valarie Bustamante is not what our community needs as our manager. We need someone with their feet on the ground, not living through AI or a computer. Doesn't have the community's best interests at heart, just her job's.

Fantastic experience: I have served on the Board of Directors of the Centerra HOA in Goodyear, AZ for many years, and although we have, from time to time, shopped for rates and services from other management companies, AAM always wins out! They have been in the business a long time and know what they are doing, with lot of resource and access to attorneys, accountant, and other professionals who help us be the best we can be! Laurie Grimsley, our Community Manager in recent years, is very easy to communicate with and does her best to provide excellent service.

Negative experience: If I could leave zero stars, I would. Worst so called “management” company out there. They simply do not care about the communities they over see. From over charging (and over paying to companies for services) to lack of safety/amenities, billing issues and extremely poor customer service. The list goes on and on. They don’t return calls or emails and if yo do happen to get someone on the phone- good luck; rude would be the word I used. I’d stay away from this HORRIBLE company at all costs.

Fantastic experience: I wanted to share my experience working with Kailey Carr! My husband and I moved to our neighborhood in December 2024 and have had nothing but great experiences working with Kailey. She is always prompt and professional in her responses to concerns, inquiries, and rental requests. In the case of key card maintenance, renting our community clubhouse, and managing concerns with neighbors Kailey is solution oriented, so patient and kind, and always willing to help. I really appreciate her and wanted to say thank you! Because of her diligence with AAM, our community is maintained and kept to a high standard for all of us to enjoy for years to come.
Fantastic experience: My husband and I have served on the Board of Directors for our HOA for many years. We have worked with several community managers and multiple management companies. Joe Anna Henning, our current manager, will be retiring in a couple of weeks. I wanted to leave a review publicly acknowledging the great work she has done with our community. Fantastic experience: As a board member for our community HOA, I've had the pleasure of working with AAM for the last 5 years. Our community manager, Kailey, has been outstanding and has an obvious heart for this industry. She is extremely well-organized and handles with gusto even the smallest of details. She has been as great an asset to our community as I'm sure she is to AAM.
Fantastic experience: So my HOA Community recently cut ties with AAM, we parted ways on good terms. Despite our reasons from separating from AAM they really have a great team at this location. Our community really had a high opinion of Micalah, she was a sweet woman with excellent communication skills. Not having her as our property manager was really the hardest part about leaving AAM. I really hope that AAM understands that they have a true asset in Micalah, and if your property somehow manages to land her as the overseern, consider yourself lucky!

Negative experience: Multiple violations were sent to me about a neighbors car. They must be friends with my neighbors to the east bc they do whatever they want and me and my other neighbors get constant violations. I’m constantly in trouble for other people, terrible hoa management.

Fantastic experience: Kailey had her team has always been so helpful when I reach out for assistance. Whether it is regarding an overgrown thorny bush sticking out into the sidewalk, a copy of a statement I didn’t receive or sending HOA documents to my agent, she is on it!! Kailey and her team are quick to respond, friendly and always happy to help.

Fantastic experience: Jorge Escamilla is the best! We needed to extend the fence wall and put double door gate for our house, and he helped us found the submitted and approved letter and also get approval quickly for double door gate also and so he communicate very well and he don't miss any return calls also. Fantastic experience: I am relatively new to living in a community with an HOA, so I came into this with an open mind. We have received notices for a couple of matters: excessive weeds a year ago; and more recently for deterioration of the paint on a couple retaining walls visible from the street. I just wanted to share that our Community Manager Mikayla Rhodes of AAM has been a pleasure to work with! She has provided excellent guidance on rectifying our violations and communicated clearly with us throughout the process. Mikayla is readily available to assist residents with such matters and does an excellent job moderating our monthly HOA meetings. Mikayla is fair, understanding, provides outstanding customer service, and clearly works hard to help make our community a wonderful, beautiful place to call home! Thank you!
Negative experience: I live in Paseo Verde in Goodyear Arizona. We had a storm roll through September of 2023. The storm knocked over a tree on 144th Lane which is a common area it fell into my backyard. The tree had knocked off the top row of blocks none of which were damaged into my yard. The tree was removed out of my yard and out of the common area at no charge to me. I was told I'm responsible for half the cost of replacing the top row of blocks of which the blocks are in my yard. An estimate was received for $800. I've had several bids of which were in the area of $400. It seems to me the company that provided the $800 estimate is way over inflated. I've spoken to Joanna Hennings several times about this inflated cost. I received an email about this today February 1st 2024 from Joanna Hennings stating she has other deadlines and things to do and she'll get back to me when she can. I'm going to pay a contractor to repair my wall. I seem to be stuck between the brick and the mortar I have no other recourse but to do it myself. There are many other homes that have had damage from that same storm this entire area looks blighted because of Joanna Hennings inability to take action thank you. Fantastic experience: I spoke with Joanna regarding a dead tree in my front yard and she was very informative and gave me time to remedy the situation.
Fantastic experience: Last week I did not receive mail for 3 days. I talked to 4 other neighbors and they hadn’t received theirs. I went to the post office and was told they were not responsible for the broken lock for the cluster of mailboxes and that the HOA was responsible. I called my community manager who then called up a locksmith company to fix the lock. The locksmith company informed the community manager they don’t fix that kind of issue and it was the post office’s responsibility. The locksmith company communicated to the post office their analysis. The community manager (Paul Favale) talked to me twice on the phone and 2 emails to get this issue resolved. He made sure I was being taken care of. Kudos to Paul and AAM LLC.

Fantastic experience: I reached our to inquire about placing a trash can and dog poo bags adjacent to our common area. This request was in response to neighbors not cleaning up behind their dogs and the trash I was picking up. Joanna responded and we now have a trash can and dog poo bags. Community cohesion!!

Fantastic experience: I spoke with Tiffany Kramer this morning regarding an approval with stipulation letter I received in the mail. I was requesting approval for a security door. Tiffany heard my concern, letting me know she would have it resolved by the end of the day. True to her word, she contacted me with a resolution and a confirmation email. I appreciate Tiffany’s professionalism, her willingness to do the research and provide a decision within the same business day.

Fantastic experience: Had a fantastic experience leaning on these guys during a difficult time. My folks recently passed and the yard had been neglected the entire time they were sick and in the hospital. Our community representative Joanna recognized the situation and was very kind to provide a variance so I could get landscapers on the job. Just a few weeks later we needed to transfer everything into our name with the HOA, and again Joanna streamlined that process. I've had a lot of past experiences with other HOA's and none of them were this responsive and caring. So glad she and AAM are advocating for the Sun Festival/Festival Foothills community.

We’ve had multiple questions and Joanna has always been so quickly to respond with an answer and great attitude. She has made it easy for us to contact her via phone and email. Very accessible, especially when notifying about our RV being parked up front when loading or unloading it. Fantastic experience: Yesterday, I talked with Ms. Kimberly Lopez about an inoperable vehicle at 11009 W. Sheridan St. in Crystal Gardens, Avondale, AZ. in June. I was given her name and number after having conversations with four other people in the company. Ms. Lopez went right to work to solve this issue and within 60 seconds, found the solution to my problem. Ms. Lopez then informed me of the steps she was taking to ensure the file was up to date and my process to finish selling the home could proceed. The vehicle in qustion was owned by a neighbor across the street and he had been parking the car at my curb when I still lived there. in June. Ms. Lopez truly exemplifies your motto telling homeowners PEACE OF MIND is paramount for all under the statutes and by-laws of the community. Her knowledge of all aspects of life in the community ensures a swift and accurate response for all members. Ms. Lopez is truly dedicated to the homeowners, the HOA Boards she works with and the people she works for to keep things running smoothly and efficiently. Fantastic experience: Received immediate response following HOA violation notice. Violation was remedied and issue resolved. Communicate with your HOA Manager - they are there to keep our neighborhood looking great!
Fantastic experience: I had received a notice in the mail from Associated Asset Management ten days after the deficiency was recorded. Coincidentally, I was leaving out of town for two weeks, so there was no way I would have been able to remove the dead palm tree which was written up. I called Kimberly Lopez at AAM to plead my case and to advise her that I had received the notice near the end of the compliance window available to me. Kimberly was very professional and completely understanding of my predicament. She graciously applied a four week extension to my notice, which also will allow me to cut the tree down coincidentally with the once a month bulk trash pickup. I rate Kimberly's performance as a ten out of ten !
Fantastic experience: Our community manager, Kimberly Lopez is wonderful. She's knowledgeable, sincere and pleasant to work with. She has gone above and beyond to address my concerns and finds a resolution in a timely manner. She 's easy to reach and always returns phone calls/emails the same day.

There have been some ups and downs, but our community was very fortunate to have been assigned a fantastic community manager in 2018, Stefani Mercado. And, now again in 2023, with Tiffany Kramer. We are very pleased with the quality of Tiffany's help and all the services AAM provides.
