Negative experience: Terrible! These people are slum lords and attract the worst and lowest renters only! I contacted about a rental property and received Jennifer Crane as the point of contact. She's a horrible person with a nasty attitude! I asked if a property was available to view and she immediately responded with questions about my evictions and credit score only. No cordial kindness whatsoever, which showed this company is only concerned with profit and not people. I'm an excellent candidate all around and let her know that. I asked to view the property and she asked for my availability times the next two days. I provided her with an almost open schedule. She never responded back. I texted her and let her know I'm still interested and asked why she never responded. She gaslighted me and told me we never made an appointment for viewing. No apologies for ghosting me. She said I could tour the property with another couple 4 days after my initial contact with her. Once I was given a tour, I asked if she would lower the rent $55 a month and provide me with a generic contract to view (I asked for a generic contract because she was showing her mean attitude and inconsistencies at this point, which makes any worthy candidate sus). I wanted to see terms and conditions prior to a credit check since it wasn't a good experience with her at all!. She wouldn't budge on changing the price or showing contract terms, but the next day she lowered the listing $100 on the MLS. I told her I was still interested in renting the property. Her response was she couldn't hold houses for people who want to apply (what??? I was right there!). She was very incapable of closing the deal. I told her her inability to perform was insane, which is so true! After 6 days of me trying to rent the house and my consistent proactive communication, I was done with the runaround and mental crazy games. I can't even imagine having this company as landlords and what the renters and owners go through. I tried reaching the manager and owner so they can help this poor woman learn some better skills or train her to treat people better, but no one responded to my messages. The total company obviously does not care about the people that own or rent their properties.

We also noted that your anticipated move date was approximately three months away, which is significantly earlier than the timeframe within which we typically consider applications.
Additionally, concerns were raised regarding the pet deposit requirements, and your household includes three pets. You also requested that the property be held prior to submitting an application, which unfortunately is not consistent with our standard policy.

Negative experience: I expressed interest in a 2-bedroom for only $850 on Trulia. Before I even got to schedule a viewing and decide if I wanted to apply, Jennifer starts texting me asking me all my personal information. As soon as we get to my credit score, she completely ghosts me. Keep in mind, I have a college education, therefore I have student loans, so my credit score is below 600. But they’re renting a 2-bedroom for only $850. I have perfect rental history since 2016, zero late fees. Pardon me for getting an education. You’re renting a 2-bedroom for only $850. What demographic are you expecting to show interest in a 2-bedroom that’s only $850? Ridiculous. These people know nothing about renting in Arizona.

This year I was due for renewal of my lease terms and Sandra in customer service responded immediately to my email and assisted me in getting the paperwork taken care of in less than 24 hours. Never have I ever been more impressed. I have dealt with Opulent for 3 of my 8 years renting my home and I will say in 2026 things turned around. They finally employed a staff that cares and takes their jobs seriously. In 2027 a 24 hour turn around is most impressive! She was extremely attentive to my needs, very communicative, and flexible when I needed to change my tour time by an hour. She promptly texted me the updated access code, which I really appreciated. Fantastic experience: I have only been staying in my apartment for two months now at the La Estrella, but I actually like my apartments. I used to be a leasing agent, So I know exactly what to look for in A property. When I met With Monica, I instantly appreciated her customer service ethic, And her Consideration and understanding. She took the time to Help me with the application process. Monica on over and beyond working on my application even late at night for a week. She takes pride in getting things done to the best of her ability and I appreciate it. The parking here is really small and limited. I love how each unit has its own personal touch. The property could use more trash service or get the cameras working so that the dumpster divers Can be stopped. The property overall though is a very cute little community. On site maintenance would be great! I can honestly say that the opulent real estate company gave me an opportunity to start out fresh with my little family. I appreciate the Support all the way around. This property management and my property manger is really amazing!!!!

Negative experience: Update - Master Tech was sent out again. Tech told us at the 1st visit it wouldn't work and was just following orders. Took one look at it this time and called his boss to say it was pointless to spray it a 2nd time. Mastertech said they would return the owner's money. Explain how spray didn't work, causing clogging and to go with a different solution. Mastertech called the next day to say the racks will be replaced. Also scheduled to get missing garage door windows replaced I've been trying to get our dishwasher fixed for weeks now. We keep getting the runaround. Management is directing us to the vendor and vise versa. This should be a simple replacement and was told to get a rusted dishwasher resprayed with coating. Coating - NOT EVEN MEANT for dishwashers. MasterTech vendor told us it was pointless and was just following orders. Customer service just directed us back to square one and a message recording. Its impossible to get a live person to speak to.

Timeline of Actions:
Initial repair was completed professionally and passed quality inspection
When the coating didn't hold after use, we immediately contacted the vendor under warranty
The vendor returned for a second attempt, as is standard protocol when work is under warranty
Upon the second attempt failing, we immediately notified the owner and are now exploring alternative solutions
Why This Approach:
As property managers, we coordinate between residents and owners while managing budgets responsibly. We attempted a cost-effective repair first (which often succeeds), while ensuring warranty protection. When that solution didn't hold, we pivoted accordingly.
We understand this has taken longer than you'd prefer, and we genuinely appreciate your patience as we work through the proper channels to resolve this matter completely. We're actively working with the owner on next steps now that the repair option has been exhausted.

They charged us for things and damages that were done to the house before we moved into a rental. I mean close to $3000 and when we tried discussing it with them they didn’t respond and instead sent us to collections. They left a lock box on the front door the whole 2 years we rented and asked multiple times to have someone come get it. THEN they had a plumber come out and charged us fur the mess the plumber made in the wall. Absolutely the worst people I have ever dealt with and I promise you would regret your decision to work with them. Do NOT work with this company.

Positive experience: There is an Angel at Opulent and her name is Sarysa!!!! Just to give a little background, my family and I moved into a home being managed by Opulent May 2024. At first we were excited until move in day and we realized the property hadn't been deep cleaned prior to our move in, nor had the lawn been watered in months!!! We were told btw that this would be taken care of prior to move in. After going back and forth with the company, they finally hired two ladies to deep clean a 3200 square foot home in 6 hours. The ladies expressed to me the house was very dirty. Opulent didn't even have the carpets or floors professionally cleaned and refused to have it done! My husband and I paid over $800 to have all the carpet and floors cleaned properly and professionally because it is UNHYGIENIC, and our son has horrible allergies. Fast forward to the end of October 2025 when our oven stopped working. It was nothing but GOD who sent Sarysa from Opulent, to the rescue! She was extremely kind, professional, and apologetic when hearing about my issue. She kept in contact with me and helped resolve the issue. Even though we had to eat out for a week, we were pleased when our new oven arrived this past Friday!!!! THANK YOU SOOO MUCH SARYSA, I HOPE OPULENT KNOWS THAT THEY LOOK BETTER TO ME BECAUSE OF YOU! Negative experience: Do not rent from Opulent if you can avoid it they are not tenant friendly. The gas oven and stove were not working when I moved into my overpriced apartment and it took them a full 2 and a half months to fix it. Once it was fixed they reimbursed a total of $100. I pay them $100 each month for water and gas, so at best they only refunded the amount I paid them for the gas that I wasn't using to cook and the water I wasn't using to wash dishes. They did nothing to help with all the extra money that had to be spent on microwavable meals or take out because I was unable to cook for so long. All because of an issue that should have been solved before the property was ever listed on the market.

Negative experience: If I could give zero stars I would. The move in process has been abysmal. The property needed several repairs and the responsiveness of Opulent’s maintenance team is awful. They are so disorganized and keep asking for repeat photos and descriptions of issues before they will address anything, so we are stuck in this ridiculous loop with no end in sight. Do not rent from this group at all costs. Find a rental that is not managed by a company that only looks out for owners and manages over 2000 properties. You are just dollars and cents to these people.

Negative experience: Definitely giving Opulent a ZERO. This is the worst property management company to exist. DO NOT RENT from them. They have terrible customer service, I question if their staff are even educated in how to work in a property management company. It took them over five months to fix scalding hot water in my apartment, even when it was burning my children daily. Someone incorrectly installed the washing machine so the hot water was backwards and ruined all of my work clothes, and they never came to fix it, I had to find a friend to fix it after they sent out three different plumbers, and had no idea what was going on each time. The management of anything like repairs was always a terrible experience and caused me more stress every single time I requested help. Danielle Star is no help and had terrible customer service and completely removed from understanding people's experiences and showed no concern whatsoever for my family's well being while living in this apartment. I was never reimbursed for the clothes that were ruined and they actually took money from me even though I deep cleaned the entire apartment, and mnay other stupid things they charged for that made zero sense. There are too many complaints.It's a list here about this property management company but they will take you for all the money that you have and will not hold themselves to the same standard as they hold their tenants.

While we coordinated with the HOA and their contractors to address the problem, we understand the resolution time was unacceptably long and impacted your family.
We also understand the frustration with the washing machine repair and the multiple service calls required, this can happen from time to time as appliance repair companies may need to troubleshoot over the course of a few visits.

Fantastic experience: I’ve had a fantastic experience with this property management company! They are extremely professional, responsive, and have made becoming a landlord so much easier than I expected. Their move-in inspection process is very thorough, which gives me peace of mind as a homeowner. Negative experience: As we were waiting for our background report to come in I decided to google what we might be dealing with if we signed with this company & I honestly got scared. I told my partner about the reviews I read, but he told me to be positive. We’re currently on week 4 waiting for this report to “come in” still. We were told it was expected June 27th & we now we received an email from them saying it’s expected by July 9th, when we applied June 13. After 3 weeks we gave up & searched for a different place by the next day we were moved in (everyone that we spoke with said it’s ridiculous having to wait this long).Their realtor Sarah beats around the bush too much, you shouldn’t keep telling people they’re going to get the place & have a backup already lined up. Don’t waste your time or money with this company.

Negative experience: When we rented the day we showed up to move in all the fire alarms in the entire house were going off. The neighbors informed us it had been happening for weeks. We notified Opulent and when the maintenance man came he removed all the alarms and batteries. He said he didn’t have time to fix them so he said he was going to come back. He didn’t come back for four months! We put in multiple repair requests. We also found the whole house in a disgusting state with garbage in the backyard and the refrigerator full of black disgusting mold. Opulent refused to clean it or assist in the cleaning process. We also had no ceilings fans or lights in most bedrooms do to them being broken and we put in multiple repair requests and whenever the maintenance guy showed up he said he didn’t have time and told us to put in another repair request. We dealt with this for the entire year we rented from them. We also were never able to speak to anyone about our concerns and they never called us back when we left multiple messages. When we moved out they used everything they could to refuse to give us our deposit back! They are a horrible disgrace and should be reported! We also had our AC break in the middle of summer and they told us they couldn’t send anyone out for over a week. When we threatened legal action that is when they said they would be able to send someone out immediately. Please read this and be warned before renting from them. I wish someone would of warned me and I hope this helps someone from the horrible treatment we received.

Additionally, some of the items you mentioned—were either noted during inspections or addressed in repair requests. Keep in mind sometimes maintenance delays and scheduling constraints can occur at times and not neglect or refusal to serve you. We have always sought to respond as quickly as possible. It’s important to note that we strive to maintain transparent and professional communication, and we regret that you felt otherwise. We do not believe your portrayal of events reflects the effort we have made to support our tenants.
In summary, we stand by our actions regarding the property condition and deposit withholding, which are in accordance with the lease agreement and legal standards. We encourage future tenants to thoroughly review all lease terms and document the property’s condition at move-in and move-out.
Negative experience: I called this company inquiring about an apartment complex. To my understanding they do both texting and calling with customers. I left a voicemail- and received a text the next day. I was met with a bad attitude, and expected to know what I’m talking about. The agent was super short and unnecessarily rude in the communication. I NEVER leave bad reviews, but this was just so unnecessary- I had to say something. I won’t be working with them or any property they lease due to this. If you’re going to be like that over an inquiry- you obviously do not want business and don’t care for customers you work with. Our move-in experience with Opulent Real Estate has been one of the most unprofessional and frustrating property management experiences I’ve ever encountered, and I’ve worked in property management myself for over six years, managing 22 communities across two submarkets. Upon receiving the keys, we were handed unlabeled keys, no mailbox number, and no garage remote (which was listed in our lease). After multiple follow-ups, no solution was provided. We had to track down the mailbox info ourselves and purchase and program our own garage remote. To date, we’ve received no reimbursement or meaningful support. Worse than that, the home was filthy. We moved in with a 10-month-old child and a disabled veteran, only to find: • Black mold-like buildup behind the washer • Sticky, unsanitary shelving throughout closets • Dog hair in drawers • Pet urine odor in the carpet (which was “professionally cleaned” according to them) • Lumped, buckled carpets posing a trip hazard • Dirty drawers and bathroom shelving that required extensive personal cleaning Despite these clear violations of basic hygiene and habitability standards, the response from management has been dismissive at best. No apology. No acknowledgment of the unsanitary conditions. No urgency to fix or compensate for the time and labor we’ve spent making the home livable. This company does not operate with the professionalism, knowledge, or follow-through required of a competent property management firm. Save yourself the stress, we absolutely DO NOT recommend renting from Opulent Real Estate

The home is rented as-is, in accordance with the terms outlined in your lease agreement and the additional as is cosmetic addendum. When you signed the lease, you had the opportunity to walk through the property and accept it in its current condition, which was clearly communicated and documented.
Prior to any tenant taking occupancy of an Opulent RE listed property, the client must sign a legal contract via a lease agreement. Within this contact, the tenant acknowledges and signs off on the following critical points:
Condition of Premises: Tenant has: (1) examined the premises before signing this agreement or (2) has had the opportunity to examine the premises before signing this agreement and has consciously declined to examine the premises before signing this agreement. Tenant taking possession of the premises shall be conclusive evidence that the premises was habitable at the commencement of tenancy. Tenant is satisfied with the condition of the premises as they exist on the date tenant signs this agreement.
Additionally, prior to your move-in, we conducted a thorough walkthrough directly ensuring the condition was clean and orderly which we have documented on a PDF date and time stamped report. While we understand that personal preferences may vary, taking pictures of a corner of the garage or closet shelves that you find not to your liking does not accurately represent the overall condition of the property. We encourage tenants to focus on the overall condition, which was verified clearly both by you touring and signing off on the property. We do address bona fide maintenance requests promptly and efficiently. If you have any legitimate maintenance concerns, please report them so we can handle them accordingly.
We strive to be transparent and fair, and we appreciate your understanding of the terms outlined in your lease. Please feel free to contact us if you have any further concerns.
