Fantastic experience: I have been in my place since April 2025. PRS is a wonderful company to rent from. My 2bdrm 2 bath is so perfect and nice. PRS as a company is professional and easy to work with. I highly recommend them for rental properties. I work with Amber, and she is very genuine and helpful- I will stay here as long as they allow me.

Negative experience: A JOKE of a management company. No human contact. I tried to view several properties where there was no key lock, or code. Also was told location services were not enabled on my new phone. Left a message once, got no reply. Pass these fools up!

Negative experience: Lived in one of their properties for 7 months now. Pool cleaning is the owners responsibility yet they refuse to have it properly cleaned. I have to pay out of my pocket to use my own pool. They take months to fix things, deny requests and blame me for faulty pool equipment even though they don't maintain it when they're required to. They could care less and are often rude. Will never rent from them again and neither should anyone else. I've had to put around 30 service requests to fix things that should have been already fixed on move in, or that break due to faulty previous repairs

Negative experience: We are renting a house from this management company in Chandler, AZ. We got here last night and the AC wasn't working. It's showing 96 degrees. This was day one of staying at the property by the way. They kept ignoring my requests to send any technicians claiming there's a warranty involved. Why would I care about that? I told them there's techs that work 24 hours and if they'd rather me break the lease. My husband and daughter had to sleep outside because it was unbearable inside. Horrible experience! Tenants beware! Landlords if you care you shouldn't be using this company.

Negative experience: Everything was fine until it came time to move out of the property. I did not try to cover up the small hole in the bedroom door or the blinds that my kids messed up in the bedroom. PRS sent a list of things they thought I had damaged while living in the property and more than half the items were fraudulent claims from previous renters. This is the most unprofessional fraudulent company I have ever dealt with. I had the property professionally cleaned and the carpets cleaned. I was shocked that they would try and blame previous damage on me and my family. DO NOT RENT FROM THIS COMPANY!!!!!!!!!! OR YOU WILL PAY FOR IT!!!!!!!!! YOUVE BEEN WARNED!!!!!!!!

Negative experience: Ive been a good tenant for 6 years, never missed a payment or even had a late payment but that means nothing to them. I called to see if I moved to another one of their properties if my deposit could transfer and Summer couldn't care less. Really curt email response and even on the phone she could not care less. Her response was "sorry I don't have a magic wand" what is that Goodbye PRS, you lost a good tenant forever.

Negative experience: Quite possibly the worst rental company I’ve ever worked with. Here are some highlights for the 4 years I spent in their property. We had a leak in the garage that turned into black mold because they refused to fix it for months. We were stuck with an unusable garage AND mold for 4 months. Then, when they sent out someone to repair it, they never finished the drywall and left us with exposed wiring. Another leak formed and ruined our water heater. Only then did they send someone almost 8 months later to finish the garage. Garage broke a few months ago and my car was stuck inside. They didn’t seem that an emergency even though I couldn’t get anywhere. When they sent someone out to fix it, it would open but wouldn’t close unless we manually pulled it shut. So it remains broken. Noticing a pattern? They didn’t trim our giant (60-80 feet) eucalyptus tree for 3 years despite that being their responsibility PER OUR LEASE. Monsoon season got bad a few years ago and branches flew off and hit our single paned fragile windows. They refused to fix it for again, months. We were harassed for weeks by companies showing up to the house trying to get the property owner for failure to pay taxes on the property for FIVE years. The house wasn’t painted at all the entire time we lived there so we kept getting HOA letters and fines. I think it got up to like 4k by the 3rd year. Our back door never was fully functional but the lock wouldn’t engage and they told us to just put a door or something to keep it secure instead of fixing it, and only when I confronted them about it after they threatened to break the lease over dead grass did they finally send someone to fix it. We went through 4 vendors because PRS kept telling them it was too expensive. Sprinklers never worked. Claimed we had to fix them, but they were broken when we moved in. Place wasn’t clean when we moved in. We didn’t have a toilet in the spare bathroom nor did we have a shower head for the spare. End of story they don’t maintain their properties and it’s like pulling teeth to get them to respond to anything. Best thing they ever did for us was switching us to month to month so we could hightail it out of there. Stay awayyyyyyyyyy. UPDATE FEB 2025: These people are out of their minds. They’re now trying to charge us move out fees beyond our deposit because we “removed a fridge from the property.” Per our lease and several text receipts with Jena we never had a fridge moving in. We had to buy one. So yes, we took the fridge we bought with us to our new rental. They’re not getting a DIME from me though if they want to fight I’m happy to go to court to mention everything I spoke on above. This company is gross. Find ANY other management company.

Negative experience: Horrific property management company. I left the home I resided in due to DV. There is a protective order in place and I have spent going on 1 1/2 years asking them to remove me from all communications regarding the home, email and text! I have at exhaustion gone back and forth with them, providing all my legal documents as to why I can’t be on communications for it to finally come down to a woman named Raven telling me, “we’ve done everything. You need to block the numbers” I left this home 5/31/23, I just received ANOTHER email from them on 8/28/24. I attached a couple other photos back in March where they sent me the lease renewal WITH my name BACK on it. While I resided there, had I known my tenants rights, I would’ve left under the condition the home was NOT up to health and safety standards of a rental property. Electrical was a hazard, plumbing was a hazard, mold was present behind the plastic shower liner, toilet in one bathroom leaked at the base even after being “repaired” which would track to the drywall and just consistently sit there so there was constant water staining, wet drywall and you guessed it, Mold. The side gate was missing the locking mechanism for close to 2 1/2 years and we had 3 maintenance people sent out to “repair” it. My suggestion to anyone looking, I promise the deal it seems like it is, isn’t worth it. If you’re a current tenant, find the AZ Landlord/Tenant handbook read it, educate yourself on your rights because you aren’t stuck!

Fantastic experience: I cannot express how amazing this company is. When I first moved in, there was a plethora of problems at the house. I thought I made a mistake! It was just wear and tear on an old home. They made repairs IMMEDIATELY. I did not wait more than a few days for anything to get fixed! I’m talking major plumbing issues, electrical issues and AC going out during the summer! They fixed everything asap without any extra charges. Emails to the office were answered promptly if I ever had any questions, they never made me feel like a bother, they were also sweet and helpful! Jena and Jennifer you two are amazing! Moving out was SO easy! You always hear horror stories about how hard companies make it to move out, not receiving your deposit back etc. I got most of my deposit back (thanks to my dog for eating the blinds), and it was very timely! I would rent from PRS again in a heartbeat. I wish I could have stayed! Thank you so much to everyone on the team.

Negative experience: Worst company ever. I don't have great credit but they advised to go ahead and apply cost me 130 dollars. Was then denied and nothing from them after. Ripped off and Pam even told us we could get a refund and nothing. Worst company ever. Beware applying with them. The house we wanted and applied for was gone before we finalized and they said nothing.

Negative experience: Check the reviews on Yelp… not convinced of the authenticity or reliability of these Google reviews. Rented with this company for close to 9 years. Things were good in the beginning, but about 7 years in started going downhill. They stopped responding to my emails in a timely manner, didn’t send anyone to fix my fridge for almost a week even after contacting the emergency line, but the worst part was moving out. They didn’t abide by the requirements in their own policies and then blamed me for not knowing what the policy was “supposed to be.” And then wouldn’t give me information about my security deposit. I would never rent a property managed by them, and would never use them to manage my property.

Negative experience: I had a horrible experience with this property management. I put an application in, paid my deposit, submitted all documents needed, called to check to make sure my application went through, they said it did and I just needed to complete a pet screening, and that i was the first one to summit my application and that once the pet screening was in they would run my application. So I immediately got the pet screening filled out and summited it back not even 5 minutes after hanging up with the office lady who had told me they go by whomever summits an application first, just to be emailed a few days later saying it was off the market. We absolutely loved this rental and we’re very frustrated to find out they had rented to someone else even though I was told there were no other applications before mine! This is very disappointing and frustrating as it takes a long time to search rentals, find one you like, tour it, then take the time to fill out all the paperwork, summit all the documents needed, pay a application fee. It’s not an easy process just to have your application skipped over. So if you have time to waste, and want to be disappointed, this is the place!

Negative experience: Please avoid renting privately owned homes that are being managed by this company. As a previous tenant under this management we have noticed their inconsistencies with customer service and management style. You will have a difficult time getting leased home repaired timely and as professional as they wanna come across to the tenant they still remain unprofessional at times with how staff handles stressful situations. Positive experience: I've had the easiest time finding a property and getting a rental through this property management company. They are very understanding and compassionate with us at least. Easy online payment system and very attentive when we had any problem within the property. Our A/C was leaking (still fully operational) and we had someone out the first thing the next day.

Negative experience: It’s been issue after issue over the years. They lack “customer service”. We reported a leak in Oct ‘21- of course the owner denied the repair and now it’s gotten worse and with MOLD. We have put in multiple repair requests for this issue since we first discovered it. What was once a minor roof leak is now again “Pending approval” from the owner. It’s a nightmare. I do not recommend.

Negative experience: This has to be the most unprofessional company I’ve dealt. I was approved for a property on 10/5/2022. Brooke was the agent I was working with. I was headed to the office to pay my fees when I got an emergency call my son was being rushed to the hospital. I immediately called the off And spoke with Pam explained the situation and she rescheduled me for the next day at 10am. I received a email from Brooke after hours pretty much stating they were giving the property to someone else. How does one have no compassion. Brooke pretty much made it seem like them getting their money was above meeting the needs of my child. I emailed Brooke and left her a voicemail asking why it was handled the way it was and where is or was this company’s compassion. I still have not heard from Brooke or her supervisor. So please beware they are in the business of money and money only. They have no heart or compassion for people they want their money and care nothing about you as a human. I made this review to just let everyone know to be aware of this company and Brooke. Very heartless.

Negative experience: Reading these reviews I see a common theme here! PRS is the worst most unprofessional business I have ever dealt with. Yazmin is so rude and unhelpful. Our washer has needed repairs for 7 months. After repeated calls and emails, they finally send someone out 4 months later. They guy was there for 13 min and watched a YouTube video and said there was nothing wrong. Here it is months later and washed still has error code. I finally got ahold of Jena and she was nice and helpful. I called the maintenance line and had to call back 4 different times cause nobody would answer and when they did they kept transferring me to different extensions. Not one person could get me to the correct line. They want to charge you to pay rent online. It took 10 days to get a response because our gate fobs stoped working. PRS, you need customer service training ASAP. Avoid this company if you want to rent!

Got some GREAT info on 1031 exchanges and the VP contact info for a client getting ready to save, defer actually, their taxes on an investment property while the sell an roll the proceeds into another 1 or more properties. Fantastic experience: My first experience with this company is a very positive one.My appt for viewing a home yesterday got canceled a mistake on my part I'm assuming. I had driven 15 miles to Ahwatukee Phoenix. to view and did not have a code.I do not remember the name of the young lady but she was very kind and understanding .She somehow got into the system and got me the code.I am so thankful for her efforts as she made it not a wasted trip.The property is beautiful and maintained.

Negative experience: I tried contacting this company since 10/15 regarding my mother’s rent increase. I am currently her caregiver and have the proof needed to show. They failed to returned my call, regardless how much I called to get info on the rent increase. When I finally connected to someone, they just told me it was due to “market value” which is fine. But they have yet to discuss with my mom or me, the fact this house she has been renting through this organization since 2009 and they only have been out here since 2012 to check the actual house value. They lied about the fact we have court documents that my dad died in the house. Yet they told me 2x they didn’t know this? Though we have certified mailed showing this info? Let alone lie about the last time they inspected the house. We have sent several maintenance requests just to be ignored. I do have documents of that. This house is not up to market value and no one has checked it to be so. They gave us the notice 10/09 and I tried contacting them since and haven’t got help. The notice is till 11/30 and I need help. They have not checked their records for me to feel we are on the same page.

Negative experience: The worst rental property management company I've ever used. Slow or no response when he repairs were needed. Raised the rent almost yearly along with many administrative fees. Their rent payment sites never worked even with repeated requests to fix the issues. Charged extra for taking rent payment into the office. Wouldn't credit account promptly which caused interest to accrue but refused to remove the charge from the account. Wanted to charge 50 dollars to park in my driveway. Kept over 200 dollars of my security deposit as administrative fees. I would put no stars if it were possible. Do not rent from this company.

Negative experience: Tried multiple times to pay rent through the Portal. Makes you reset password. Would not accept payment nor send an email for confirmation.Wants to charge the late fee amd wait 20days for review. Terms of payment no cash, no money order. Will only take a credit card and charge what they want. Accounting can send you a message but wont reply. Only one way in and one way out.

Negative experience: We have rented from PRS property management from 2018 to 2020 , and the office staff (Jena) was extremely helpful , cordial and professional with all our communications. When we came back in 2021 to rent a house, the office staff (Yazmin Hernandez) was so rude and totally unprofessional in the way she communicates. I applied for a property in the listing and never got an acknowledgment notice not what happened to my application. we had to literally spend a whole day trying to get a hold of her to get some reply on our application cuz we cant reach her that easy. I ahd to email her multiple times to get my application fee back even and her communication was just so bad. She is just UNPROFESSIONAL and doesn't fit the profile she works at. She simply could be the reason for the decline of this management company, we decided to NOT do anything with PRS for the same reason not would I recommend this Property management company to anyone just BECAUSE of terrible attitude of Yazmin Hernandez. I don't give such bad comments ever on any one but literally her attitude cost us so much stress in finding a new home !

Negative experience: I rented a house from this property management from 12-15-2019 to 12-30-2020... at first things were great and my kids and I were enjoying the home.. 4 months into our lease my son noticed termite tunnels in his bedroom. Property management was contacted numerous times through phone, email, and text with NOTHING done about it... house had termites so bad that the palm tree in the front (5 feet away from house) deteriorated and the top part fell..we were charged for this as "damage" in our deposit report. Dishwasher broke at month six with no repair. In October the hall bath faucet exploded causing a flood in the house.. I tried shutting off the water from under the sink to have both water valves break off. The spigitt from outside for it to too break. Then having to call emergency water line. They didn't come out for 1.5 hours to shut off water causing. Major flood in the house. I had to fight for three weeks for thwm to come out to do anything and when they did they ONLY took out the bathroom fixtures and left. We lived in the house from oct-december 2020 in hazard due to wet carpets, walls and NO hall bathroom... property managent blames home owners stating they didn't approve any repairs. Then when I moved out they had the house back on market 4 days later and rented. So new renters are in home with termites and water damage (probably mold) then they sent my deposit report to THE rented address.. it was obviously returned as I no longer LIVE in house and them refused to send it to my updated address. So it again took 5 months for them to get it to me. HORRIBLE management company. Not responsive and I'm pretty sure the whole water damage situation was handled illegally. DONT RENT FROM THEM.

Negative experience: I had to break my lease by ONE month to buy my house because my seller wouldn’t wait that long to close. I gave this company two weeks notice once I was sure the sale was going through. I made sure it was spotless so they could show it. I even got on Facebook and advertised the unit for them and found them a tenant, but it took them forever to list it! I think they did that on purpose because even after I moved out it took them forever to list! I told them I was moving out 12/30. I dropped the keys off 1/1 because it was too late at night 12/31. I took a photo of me dropping the keys off and emailed it to them. My husband logged into the renttrack portal to see if there was any rent due for January. There was nothing. A month later instead of getting my security deposit back I got a bill for over 1900, they took my security deposit plus added on a SLEW of miscellaneous fees! $529 lease fee??? What is that?? $250 turnover fee?? Electric usage while vacant?? Water usage while vacant?? How is this even legal??? I read a lot of bad reviews on PRS before I decided to move to AZ and decided to give them the benefit of the doubt thinking I’m a good tenant it should be fine. Well I was VERY wrong.

Fantastic experience: Lived in an apartment with these guys for two years. They did not raise the rent on me on the second year and everything went smooth with the place. I pretty much had no contact with them other than signing the lease as I just paid my rent online and that was that. After being away from my place for a few weeks in the final month of my lease, I returned to find my living room flooded as the water heater had broke. On a separate note, I also learned that my particular renters insurance is a kind of a joke and wonder how many people figure this out too late as I did. Anyways the water leak occurred on my last month of my lease and I had already paid my rent. I could not stay at the place due to the mold and luckily had another place to stay. To make a long story short, PRS refunded the month the place was uninhabitable as well as my security deposit. I really appreciate them doing this and Jena’s patience with me along the process.

Negative experience: Miss Jena is Awesome!!!! After calling in the repair work the door technician came in with sandals and left a mess and did not fix the problem and I was billed for the repairs that were even done. I don’t have a standing contract with them this is my fifth property management company if that tells you anything. I am in the industry and I work with property management companies and their associates and there are great companies out there but not very many, most treat you like cattle I don’t care what your problems are they just want your money and for you to be quiet. As soon as you complain or put in too many work orders you were blackballed. I called in for an AC repair the AC company did not give a call that they were going to be early instead they lied and said I was a no call no show but I told the dispatcher I was just around the corner and I could have been there. I arrived back home a little after 10 AM there was no note saying sorry we missed you? I immediately called the AC company spoke to the dispatcher and a new appointment was rescheduled the same day. And yet PRS property manager received a no call no show? This is my fifth property management company and yes lot more to it after 13 years of being told by previous property management companies that this property would be for sale after being such a loyal and good tenant wrong! Be careful out there tenants respect the property you live in it’s not yours cross your eyes and touch your keys keep records and get to know your property owner they don’t buy it they’re actually pretty reasonable. Negative experience: To say these last 10 months have been a nightmare would be a major understatement. At a time when everyone is trying their best to make ends meet. These people STILL take advantage. They do not follow state laws nor any mandated halts per the Governor nor the president. It’s very telling when you give them rental assistance approval papers and they still try to process an eviction. Meaning they are trying to get paid from the state for owed rent and STILL evict. Once all this is over I will never and I mean NEVER rent from here again. Save yourself the trouble because the properties are falling apart anyway. Almost 2 weeks with no working stove. Faulty kitchen sockets that are fire hazards, 4 days no working a.c. Unit in the middle of Arizona summer. And drug abusers on property where kids play. Smh pay a little more folks and live decent with professional law abiding management. Do not believe these reviews I wouldn’t be surprised if it was workers writing them.

Negative experience: My 37 week pregnant wife and I had a buyer for our house and needed a rental until our new home was built. We paid our apication fees and were approved for a rental. We were told that needed to hurry and put money down to keep the home. My wife went in and gave them an $1,800 money order. She signed a piece of paper without reading it. Nobody went over the paper with her, they just took the deposit and signature. Six days later we lost our buyer and couldn't take the rental. We were told that once the house is rented out, we would get our money back. The house was rented out. We sent an email asking for the money and told we were out of luck because it wasn't rented out by the end of the month. What's convenient is rhat they didn't put it back on the MLS until the next month started guaranteeing they would get to keep our money. During a pandemic, they stole $1,800 from an eight month pregnant woman (whom borrowed that money) because they had to take their rental off the market for SIX DAYS! No ethics whatsoever. All we got was a "read the paper you signed". I even offered to pay rent for those 6 days. Sorry, "read the paper". I'm very disheartened that there are still businesses treating people this way during this time...

Negative experience: Poor Service - Emergency Repair for Water Leaking. A Manager told me they are not open over the weekend, and, REFUSED ANy FURTHER contact regarding the repair. TOTALLY IGNORED BY THE PROPERTY MANAGER. Also, During the Repair PRS Tried place cost on the tenants. There lease documentation violates AZ TEnant contract law by trying shift cost of Repairs, maintenance, and other costs over to the tenant. Services having to do with basic things water are included with the Rental and Legally the responsibility of the Lessor and Property management. These managers DID NOT RESPOND TO SEVERAL LINES OF COMMUNICATION AND REQUESTS. VERY POOR SERVICE AND LACK OF KNOWLEDGE. Sorry but that's what happened.

Fantastic experience: As usual anything needed they are on it. Always repairing for long term and not just a quick fix. Currently has part of the yard dug up replacing wiring going to the pool when they could of easily did a cheap quick fix that probably would of lasted for a while. Also they just purchased an expensive pool cleaning system when I wasn't expecting it. Very happy!!!

Fantastic experience: I didn’t end up renting from PRS, but I’m incredibly impressed with them. We viewed a property of theirs late on a Friday and decided to put in an application for it. It was well maintained, much better than many others we viewed, and we received an email first thing Saturday morning advising us that there were a few applications ahead of ours but they would keep us updated. They also advised our application was transferable if they went with another tenant. I emailed them yesterday as we ended up being approved for another property and decided to sign, letting them know they could remove our application from the home. I just now got an email saying they refunded our application fee, which I didn’t expect. Thank you PRS! If we continue to rent in the future; we will keep you in mind.

Negative experience: I was told to contact Mercedes at the office number and when transferred to her ext I have left messages and no response back. Can never get a hold of a real person to speak with at this place. I read reviews and says how well they are with communicating back with tenants/future tenants but not sure if that still applies up to this day. I also called the number with the ext 209 and someone answered (sounded like they were just waking up mumbling things) and hung up each time called. Very unprofessional and wish they would get back to those truly interested with their property

Negative experience: We have been in the rental house for almost two years now. We have never had a single late payment. This month was our first late payment for several reasons, first we tried to pay on Sunday and the system wasn’t working, I’ve been extremely ill and we have three kids so things have been super busy. We tried to pay on the only day either my spouse or I had off of work. After Sunday we were dealing with school for the kids and daycare and both our full time jobs along with my illness and subsequent dr appointments. My husband called today when he got off work and had picked up the kids from school. They not only are charging us $50 late fee but also $50 for the email reminder they sent out (sent it out today after my husband called to try to pay I ear the phone since the system was being weird again), and then $20 for each day after the 3rd. Both my husband and I spoke with Malissa in the accounting and payments dept. she not only immediately had an attitude with me but also told me “we all have our issues” as I was explaining what was going on. This company charges for the most obscene things as well as being rude and having attitudes. There is absolutely no budging on anything with them. Like I said we have never made a late payment but they wouldn’t wave any of the fees. That’s fine do business and don’t waive any fees even though we have paid on time every time, but there is absolutely no reason to be rude when speaking with me. My husband had to pack up all three kids after waking them from their naps to take them to the office to pay the rent even though the system had been down on Sunday when we initially tried to pay. My husband didn’t wait until I got home because he was under the impression that if he got there before the “end of the 5th day” he wouldn’t be charged the $50 for the reminder letter they sent out. When he got down there with all three kids he spoke with Melissa and she told him that wasn’t the case and that to PRS management it was already the end of the day and they already sent the letter out. Mind you they sent the letter out immediately following the first phone call conversation he had with them today when he said he was going to come down to pay the rent. Seems a little fishy. Not only that but any fixes that are required in the rental that are under $100 you’re responsible to pay for. That includes when they send out an air conditioner repair man without notifying you. The repair man came to check the unit for maintenance. He showed up and I had no idea who he was, but I was home alone with my kids. He had some suggestions for work to be done to make sure the unit continued to work and he said he would take it to the management company. Later that month I get notified that I will have a $40 charge to my rent because of the repair man coming out to check the unit. First, I didn’t even know he was coming and second it would have been over $100 and then their responsibility to pay had they done the suggested maintenance, but because they didn’t it was a $40 service fee I was required to pay. This company nickel and dimes you to death, they have no loyalty to you and would throw you under the bus the first chance they get. They do the bare minimum so you have to pay repair fees. I would NOt recommend this company to anyone looking for a property management company or to anyone looking to rent. And don’t forget as a renter you also pay a fee to the company just because they are the management company but they literally do nothing for you! Most likely there will be some sort of backlash from this company to my family and I because that’s the kind of company this is. O I also forgot to mention the broken sprinkler system which we fixed at our own expense so that we could have grass in the backyard for our kids. But the drip system is also broken and somewhere in the giant contract it states we are responsible for hand watering each tree (there are 5 in the front yard and 5 in the backyard) and if we don’t we will be charged for the damages to the trees. Be forewarned

Negative experience: I wouldn't even give them 1 star!!! After having the experience we had and then reading these reviews, I AM NOT SURPRISED! After putting off sending us a new lease renewal for 3 months(after the owners of the house we rent switched to PRS from McKinley Prop) they included a 4 percent admin fee (and still charged the owners the full 10 percent to manage plus a ton of other fees). We were not aware of the fee when we asked if our rent would increase and they tried pressuring us to sign saying the owners were "adamant". We mentioned we wanted to explore other options and possibly go month to month until we found a house to buy and they NO Joke sent us and eviction notice!! (We always pay rent on time and keep the property in mint condition) Then 3 days later the owners come knocking on our door saying they just found out "they" were evicting us?! They apologized and said we could stay as long as we needed and told us they were firing PRS for not only that but for other shady things like 900.00 in fees they accrued with no explanation. SAVE YOURSELF SOME TROUBLE AND STAY AWAY FROM PRS.

As you stated, this property did come from another Property Management group with a Lease that ended after we had taken management over for it. Our policy is to include the 4% admin fee on all our leases, whether it is long term or month to month. We sent you the notification that a new lease was needed to sign with us, so you could stay in that property. Unfortunately, you refused to sign our lease and without that binding contract, we cannot allow anyone to stay in a property that we are managing. We did inform you that you needed to vacate the property because of this reason, and this reason only. We wished we could have resolved this in further talks but after discussions between the Owner and ourselves, they did decide to move on from us. The $900 "fee" you refer to, was their payment to us for managing their property over 6 months. Lastly, we never partake in any shady business dealings and always follow the law when it comes to dealing with Tenants and our Owners.

Negative experience: Absolutely horrible company. They won't fix anything. The front door won't open and there is no garage opener so kids get locked out but they won't fix it. Entire sprinkler system is busted and they expect the new tenant to fix both front and back yard. Appliances don't work properly, flooring is torn up and peeling in the bathrooms but won't fix. Rent is $2100 a month for rent in nice neighborhood but they will NOT fix anything. They have no problem taking your money but WILL NOT do their part to take care of their tenants. RUN as fast and as far as you can from this company! There is a reason they only have 2 stars. It really should be a 1 star rating. I wish I would have listened to other reviewers.

After researching our records, we did find that you were given a garage remote, nothing was found to be wrong with the front door, and numerous maintenance requests were fulfilled. The owner did choose not to have some of the things you requested done, as they were not something they were required to do.

Negative experience: Not even sure where to begin......This has been the worst lease experience I've had. We saw the property in Nov as it was tenant occupied, that was fine. The carpet in the home needed replacing. We were advised that that assessment could not be made until vacant. We loved the style and setup of the home and felt pressure to pay the deposit two months in advance to secure the place. After we paid the deposit we were given a move in date. Less then a week of move in date I had to reach out (since I had not heard from anyone) were we still on schedule for original move in. We were advised that the home was not ready and that we would have to wait an additional week (because they wanted to make sure the home was in perfect condition) and replace flooring. Again, I had to reach out to make sure we were on track to move in. Once in office to sign lease we were told that carpet was replaced with laminate flooring. This is not what we signed up for. This is like going to a dealer asking for a red car and you get stick with a blue one. If we would have seen the place after flooring was laid we definitely would have passed. What we saw and what we got not the same. Good business would have been to offer an alternative (another home that met our needs), but no we got a pretty much "tough deal with it" attitude. Not to mention the home was filthy. So why did we pay a redecorating fee? I won't even list all things that were broken or loose. Completed a service order, service comes out just to look things over. Why come? I could have just had him come first, make an assessment then come back. Waste of time. Two weeks in, and 11.5 months to go. Pray for us!!!

Negative experience: I've spent days on my phone just trying to get a hold of a real person handling even a single property, and I've gotten one call back while I was at work, she left a message with no number, and with no extension to get a hold of her later. The website isn't smart phone friendly as well, but they either don't understand or don't care.

Negative experience: Don’t rent from this company. Manager blames tenant for everything, even documented damage from their repair guy working on the home. Tried addressing a concern involving my children. It was brushed aside and I was blamed as if it was my fault. Manager won’t direct me to anyone above her to address my concerns. Negative experience: I'm going to start this by saying we just moved from out of state after selling our house. We are renting so we have time to find our forever home. We video toured the house, which Jena was awear of. We've been in our rental house for a month and it's been an absolute nightmare. Andrea is unprofessional and makes her own rules and doesn't care what our lease states. We moved into this rental which clearly wasn't cleaned despite the $300 redecorating fee we paid. Our lease states that we are not responsible for the yard, when I let Andrea know that the sprinklers were broken she told me the house is "as is" and suddenly now we are responsible for the yard. When I put in a work order for the broken window we found she accused us and fought me on the repair. Our master shower is missing caulk in places and has mold on all of the caulk surrounding the shower door and door seal (which you cannot see unless you step into the shower), apparently per Andrea this is normal and a part of the house. The carpets have literal holes missing from them. I had to cut hair out of the master shower drain because it was wrapped around the drain. When we brought all of these and more concerns up within the first week we were told we should have noticed any and all repairs needed on our walk through. My Advice, if you tour a house managed by this company is to bring a home inspector with you.

We're sorry to hear you were not satisfied with the condition of the home. It was cleaned and carpet cleaned by professionals, and the condition was approved by the owner of the property and PRS. We did send vendors for the window , the water spigot, and replaced the shower heads. All of which were not noticed in doing our turnover. Some of your requests were cosmetic, and that's why you were told the home was as is. That was not regarding maintenance issues. We will continue to make any repairs as necessary on the home.

Fantastic experience: Had an exceptional experience with their afterhours emergency line that was outsourced. They dispatched the approved vendor, gave us 3 numbers to contact in case they didn't follow up within the hour and within 3 hours from the call, had an AC technician onsite who was knowledgeable and resolved the issue with a condenser fan immediately. Overall impressed with the service in this weekend afterhours call.

Fantastic experience: PRS Managed my home in Chandler for about 9 years. They were great. They were always on top of things, prompt with tenants problems and keeping me advised of repairs and issues the house had. I would unreservedly recommend them to anyone needing a rental home managed. It took a lot of the work and worry out of it for me.

Fantastic experience: We moved to Gilbert in October and since then PRS Property Management company has been AMAZING! From the moment we moved into the rental whatever problems we had at our rental house they were on top of it and fixed it immediately. Jena was a great communicator the entire time and she was on top of the issue. The staff is friendly, the houses are wonderful and they are just a great company.
