With my work, business, and frequent travel, I needed something that was truly hands-free, and their team has delivered exactly that. Even a couple of my homes that are over an hour away were rented out quickly and are managed very smoothly. From rent collection to maintenance and tenant coordination, everything is taken care of without me having to chase anyone. My properties are generating steady income and long-term equity, and most importantly, I’m stress-free. Their pricing is very reasonable for the level of service they provide. Fantastic experience: I rent one of their homes and the AC unit died. From the start of calling them to inform Lotus of what happened their employee Dipty immediately went into action. She called the tech to come out and replace the unit. My husband is not in good health and she knew how important it was to get the AC unit fixed. I am appreciative of their prompt response. This is one of the hottest weeks we are in so having AC is very important. Thank you Lotus and Dipty for all of your express help.

Negative experience: I strongly recommend that anyone considering renting from Lotus Real Estate get everything in writing. My experience with them has been nothing but stressful, unprofessional, and neglectful from day one. The house’s plumbing was already a disaster before we moved in. The entire system ended up needing to be flushed because the water softener minerals had clogged everything. Toilets barely flushed, and even after having three plumbers come out and report the issues directly to management, nothing meaningful was done. Our kitchen sink water came out scalding hot, and the cold side didn’t work at all. These were not new issues, they were signs of long-term neglect. They consistently refused to fix problems they were responsible for and even tried to charge us for repairs they should have handled. They attempted random “check-ins” every couple of months without proper notice, sometimes not even providing the legally required 24 hours. They would charge us for things like the refrigerator, washer, and dryer each month. The property manager was often condescending, especially toward women, which made the entire situation even more frustrating. When it came to the deposit, we never received a proper itemized list of deductions. Instead, they created a long list of supposed “charges” without providing proof that any of the work was actually completed. During the summer, the 20-year-old AC unit broke. They did not send anyone out promptly and instead offered to rent us a portable AC unit for an unreasonable price. When the AC tech finally came, we were charged $90, even though the technician didn’t bill them, and the homeowner’s insurance covered the repair. Overall, Lotus Real Estate has been unethical, unresponsive, and determined to nickel and dime tenants at every turn. The property was deeply neglected, and this is by far the worst property management company I have ever dealt with.

Negative experience: Extremely disappointed with this property management. The PM knew the lockbox was loose but didn’t replace it in time. As an owner, I found that on two occasions, guests did self-showings with the front door unlocked. Most recently, the door was wide open and the lockbox was open, with the keys missing. After I requested a rekey through Lotus, they had the audacity to charge me $220 and refuse to take responsibility for their negligence. Can you really trust such irresponsible people to manage your property? Truly terrifying.

Fantastic experience: Lotus Real Estate will go above and beyond to ensure the satisfaction of their customers. They made sure to take care of any issues we have ever had. If you have an opportunity to rent from them take advantage of their kindness.

Negative experience: I’ve only been renting through them for a few months, and I already hate it. I have never seen a more poorly maintained house in my entire life. I’ve had a profuse water leak for over a week, and they still haven’t sent someone to fix it. They don’t care about repairs or customer satisfaction. I wish I just rented an apartment instead.

Negative experience: This is the worst rental company ever. Stay far far away from Lotus. What is the point of doing a move in checklist and notating several damages to a home you're renting, and then when you move out, they're trying to charge you for that same damage that you brought to their attention when you moved in. They will try to come to your home every three months and take pictures and do quarterly inspections. With only a few hours notice. And if you don't let them in, they will threaten that you have to move out. They are extremely disrespectful, and willl try to make you pay for repairs of past renters. If you stay longer than a year, they will raise your rent a couple hundred every year. Be warned, a move in check list does nothing for you.They don't care, you will still have to repair everything and pay for when you move out. Even though the damage was already there when you moved in. Don't just walk, run from this rental company. You will thank me later. I'm sure they do this to every renter when they move out. They never fix the repairs, given the amount of damage that was in the property when we moved in, and they never fixed it. When we lived there but trying to make us pay for it when we move out. Run!!!!! I have documented pictures and my move in checklist of the prior damage and they're still trying to make us pay.

Negative experience: The person named Jennifer Asis was a representative real estate property manager for a place I was trying to rent out in Mesa Az I found on Zillow. We had great communication as far as the town home I was going to rent but 3 month contract was something I am not willing to do. She was willing to work with me and talk with the owner so she asked me what I can send as far as a deposit. I Zelled her $1100 to hold the place until she gets back with me. Days are going by I haven’t heard anything and I wanted to cancel and get my holding deposit back. The place was furnished as a viewing visit and it was not removed from the place I wanted to rent. I even asked when will it be removed. A new contract was created for 6 month lease and I good with that. So it’s 8/1/25 and I never got to move in the place. She turned over the keys to the owner and I have no contact information for him. Never moved in, got keys or anything nor my $1100 was NEVER returned back to me. That’s my hard earned money I work for especially for my son. Now I can’t get into a place and she or the owner will not give me back my money. I do not recommend anyone to use this Realtor for anything. I’m out of a $1100 and that’s something I never expected after she said she would get my money back to me.

Negative experience: I renewed my lease with lotus real estate and at that time they locked me out of the app so i could not pay. I tried to get ahold of them for a week to reopen the app so i could pay my rent, and they finally reopened it so i could pay, but added late fees even though i could not pay due to their negligence. Now i have called over ten times and sent them several messages and noone has had the decency to contact me back. I have rented here already for a year! I am extremely disappointed in how they handle their tenants and hope someone will contact me soon! I would have paid on time if it werent for their app not allowing me to! I even have texts from the entire week of me letting them know i can pay and need them to fix this!! So dissatisfied and disappointed with this company! What happened to caring about people?

Fantastic experience: We recently moved into a rental home managed by Lotus Real Estate and have been very pleased with their communication and service. The house was very clean when we moved in. We’ve had a couple minor repair needs in our first couple weeks in the house and they have been extremely responsive and got the repairs done within 1 day. Overall we have had a great experience with them and look forward to living in our rental home for the foreseeable future.

Negative experience: Will be reporting to the business to the real-estate board, as well as Jennifer’s & the owners licenses, as well as the BBB. We were approved for a property. Paid the applications fees. We were in the middle of negotiations, rent was agreed too, asked for a few things to be fixed prior to moving in & all was agreed too. We asked questions with no responses after this. We had a in writing agreement on email we were moving forward with this house. Come to find out tonight the “owner” is moving past to other applicants after everything was agreed too. We were just waiting for them to send us an updated lease with the adjusted rent for us to sign. They wanted a 4k deposit without signing a lease. We’ve been renters for years. This has never happened. They will not refund the applications fees. It is illegal to move on from an agreed upon in writing agreement to someone else willing to pay more. That is not how real-estate works. Would highly recommend not using them. Super disappointed as we looked forward to this house.

Negative experience: Filled out an application for a property that I was interested in renting so I applied for it and received an initial response from a lady named Satya who was very friendly she requested some information I provided the information. However every time I reach out trying to get a status update on my application these people are hard to reach. It's been almost a week and I have received no response. I gave a 2 star because the lady was friendly.

Fantastic experience: The team at Lotus has always been extremely responsive and helpful, especially given the actual property owners do very little (everything is original unless no choice but to replace). I've appreciated there immediate attention to requests and follow up to ensure things are resolved or understanding they share when we have had repetitive is, like with the ac units (finally got 1 replaced which over 50 work orders on it). After nearly 10 yrs, I still feel valued and know they do their best to make sure the property is maintained and our needs are met.

Most recently, I am extremely thankful for them working with us on our extended renewal. We chose a house and neighborhood that our kiddos have fallen in love with, and Lotus respects the importance of that.

Fantastic experience: We have been tenants of Lotus for several years and in two of their properties. They respond to any maintenance requests very quickly and the staff is very good about following up. The office staff is always friendly and the property manager is always available if there is a need. They run things very efficiently and professionally. Adding on to this: just had a recent maintenance experience with Lotus and Poorna handled our request so quickly! Home warranty was contacted immediately, a vendor was assigned right away, and when I couldn’t reach the vendor, Poorna did and set up the service same day, and followed up right after. Lotus has been consistently prompt with our maintenance needs!

She took the time to understand what we were looking for, what we definitely didn't want, our budget, location criteria and she was always on top of things. She was quick to schedule showings when we liked a property and she will follow up with the seller agent effectively to get answers. She kept guiding us along the way until closing. Negative experience: These reviews HAVE to be fake. This is the absolute WORST company I’ve ever dealt with. As a tenant, no one ever answered our calls or emails. No one EVER got back to us. No maintenance requests were ever taken care of. It’s like once we moved in, they all disappeared. Once we moved out- we haven’t received our deposit back. We have been waiting to hear if anything is owed and again, no one has called or emailed us or returned calls. AND the mailboxes are full when you call. THEN we received a letter from a DEBT COLLECTOR saying we owe $2300? I finally got through to Dipty asking what is going on and she immediately put me on hold and then once she got back on, she said she’d email me the “property managers email”. I asked what the debt collector is about since we haven’t heard anything and no one is contacting us back and she again redirected me to this man’s email. I get an email saying “how can I help you?” So once again, I ask where our deposit is, where the itemized lists is that is detailing what we supposedly owe, and why a debt collector is contacting me when I haven’t even heard back from Lotus. The man DIDNT REPLY and then when we call his business numbers, no answer and no voicemail can be left. RUN FAR AWAY from this company. It’s so shady and they don’t care about you as a tenant. Why is no one giving us our deposit back or explaining anything? Why are they dodging our calls and emails? Now we have to get our lawyer involved.

Fantastic experience: We’re just over a year into renting a home managed by Lotus Real Estate and have had a great experience so far. As with most rental properties there’s always typical issues that come up that can be incredibly frustrating to deal with as a renter. We’ve had our “expected” share of minor issues/repairs needed and with every request, the Lotus Real Estate Team has been quick to respond and resolve. Dipty handles our maintenance needs promptly and ensures they have minimal impact to our comfort. We’ve worked with Swathi to resolve a few different HOA issues (that we weren’t aware we were in violation) and every interaction with her has been incredibly helpful, informative and just overall amazing! This team really feels like a team that works WITH you as a tenant which creates a stress free renting experience!

Negative experience: Horrible experience paying premium prices on a falsely advertised home. I wish there were a negative star to rate them. Advertised this “beautiful home” with a pool and hot tub. The hot tub never worked and we were told the owner couldn’t afford to fix it but we’re charged full price without the amenity the entire time of the rental. The outside fridge never worked. The ice maker in the fridge inside never worked. The carpet was destroyed. They were made aware of these things upon move in but didn’t fix any of it. Then demanded we pay for cleaning upon move out - $500 later charged us an additional cleaning fee out of said deposit. And on top of that took an additional $1400 for “repairs” when literally the home was returned in the exact order, if not better than when we moved in. They demanded we leave lights on and in our name while obtaining the keys back early, meaning we pay for the AC 2+ extra weeks in summer heat while they were in and out which was additionally hundreds of dollars. This company will only advocate for the owners, not fix anything that’s broken and promised and will STEAL your deposit as if the inflated prices aren’t wrong enough. 10/10 do not use this company if you value your money.

Fantastic experience: I am so happy with lotus real estate. I moved back to chandler in November and had a fire within days of moving in. Not only did lotus bend over backward to find a replacement rental house, but they also made the transition from the different property owners so easy. We have been at the new house for almost a year now, and I have nothing bad to say. Maintenance requests are always handled in quick fashion (I've only had 2 problems). The lawn care company they use is amazing as well they even fix stuff around the yard when they come once a month without even being asked.

We did have a few areas of concern when we moved in and they were helpful in getting a maintenance request submitted and completed/fixed. Be mindful that, as with any property management company, there are fees aside from the rent that can be charged (documentation fee, renewal fee, etc). I would have like to known this up front (clearly acknowledged, not just in fine print). Overall, we had a good experience with Lotus Real Estate.

Negative experience: I wasn’t going to leave a review but they kept asking so… I’ve been living in one of their properties for about 6 months now and so far the property manager Poorna respond quickly to repair requests. I don’t know anyone else. I can’t speak on the team as a whole or the management company. What I like: quick responses to repair requests. I guess that’s what the $85 fees and $35 reoccurring monthly fee is for. ‍♀️ What I don’t like: 1. They slapped new paint on the walls, used glue and other low budget solutions to “fix” the rental home that we moved into. Now, every time one of the appliances breaks down, I have to pay them $85 to come out and repair it. So far the AC unit, garage door, home sprinkler system, mandatory home alarm system, and now the refrigerator all require or have required repair (in the less than six months I’ve been here). Each requires their own separate $85 payment. I could understand paying the fee if I break something but I don’t agree with paying this fee because one of their appliances/systems etc… stops working. That isn’t my fault. They knew the condition/age of the appliances/systems etc…before we moved in. 2. Each rental payment transaction costs $38 (even ACH). Oh well. Some may not care about these excessive fees. Good luck

In December of 2017, I moved from Arizona to Lawrenceville, Georgia, leaving my house under the management of Lotus Real Estate. After about three years, I placed my house under a different Management company being attracted by the lure of getting a higher rent. What a costly mistake I made! The company I switched to seemed to make their money overcharging whenever any kind of repair occurred in the house. They brought about numerous incidences of repair and for the same repair, at times, they engaged more than a single set of technicians. In contrast, I realized that Lotus was able to resolve repairs very efficiently and also very promptly. It is because of their having a wonderful team of technicians in regular employment supervised by able administrative team of Mr. Venkat Narla, Ms. Swathi Ankem, Ms. Dhanya Gopinath and Ms. Dipti. What a relief I have now! The story would not be complete without the mention of a recent repair completed by team Lotus. A few days ago, I received photos of a leak that had just occurred on the lawn of my house. The photos were dark because they were taken by dusk when darkness was setting in. One or two hours later, I received word from the team that the leak had been fixed! So quick and prompt has been their response in matters relating to our requests.
