Fantastic experience: Dave is such a great maintenance person. He is so nice when I see him out walking and my dog gets so exited to see him. Also, he is always working really hard. Every time he is on trash duty and compressing the trash, he tells me to leave my bag and throws it away for me once the trash is compressed.

Fantastic experience: I own several homes that are managed by AMS, and their service has always been very on point and responsive. Recently I had need to update some forms and while the process can sometimes be cumbersome, Darrien helped streamline the process by combining some of the effort and went above and beyond to note an inconsistent address data to help resolve. Fantastic experience: I just wanted to say that living in OneLake Place Apt has been a nice change for apt living. The complex keeps up on the landscaping and maintenance more so then other places. And having David Aderly (hope thats how his name is spelled) driving around and keeping on things and answering questions and having a positive attitude towards the residence has been absolutely amazing! Not many complex employees have thier time aside from the job duties and he is 1 of the very few who will. Greatly appreciated and the company is lucky to have him.

Fantastic experience: I am a small business owner specializing in stormwater facility maintenance, and I’ve had the opportunity to work with Melissa Sedillo on multiple projects. She is, without question, the best property manager I have ever worked with. Melissa is prompt, friendly, and consistently demonstrates excellent communication skills. I’ve even joked with her that I wish there were a way to clone her—because if she managed all the properties we service, my job would be a whole lot easier. Negative experience: Do not hire this company to manage your HOA. I am a homeowner at an HOA AMS NW manages in Vancouver. An example of their level of care and concern for homeowners in my HOA: Mitchell from AMS NW told me that setting up a Zoom/MS Teams option for digital attendance at an upcoming meeting was “very difficult to complete, due to numerous technological barriers.” Of note: this is a meeting AMS NW is facilitating, and the agenda says current board members may be replaced DURING the meeting by those present at the meeting. As you can imagine, I would REALLY like to be able to attend. Since this meeting was scheduled with less than two weeks of notice, I am not able to attend in person due to work requirements and want to attend digitally. Even though anyone can live-stream and host digital meetings from a phone (since it's 2025), apparently AMS NW does not have the capability or desire to figure out basic meeting connectivity. This is just an example. Again, I strongly recommend picking a different company to manage your HOA.

Negative experience: I second the numerous reviews here about the witching hour house parties, speeding, booming bass, possible drinking and driving that makes this less and less appealing a place to live. I read these canned responses from the AMS public relations custodians saying "ain't nothin' we can do 'bout that", as if they cannot actually take some initiative and engage the non-responsive law enforcement officers of unincorporated Vancouver and actually advocate for their residents. Also interesting to notice that every time they get a bad review, "suddenly" a flurry of positive reviews come in, usually about some handyman... It's like AMS Fabreze's the stench of their poor service that they can't rid themselves of, because they won't get their acts together LOL.

As the community’s management company, AMS operates under the direction of the Board of Directors. Our role is to assist in maintaining the common areas and enforcing community rules, within the authority granted by the HOA.
Matters such as house parties, noise disturbances, speeding, and suspected drinking and driving fall under the jurisdiction of local law enforcement. We encourage anyone who witnesses these activities to contact the appropriate authorities directly, as they involve potential violations of law rather than HOA regulations and therefore cannot be addressed by the HOA or management.
Regarding your comment about online reviews, please note that AMS does not have any control over feedback shared on public platforms. Reviews—whether positive or negative—reflect the personal experiences and opinions of owners, residents, or vendors.

Fantastic experience: My wife Melva and I have been owners at One Lake Place (OLD) in Vancouver since 2017. For the record we wish to share our ongoing positive experience with our current AMS maintenance engineer David Adderly. David is also an owner at OLP and recently was confirmed as maintenance support here. That decision is an good one since David truly cares about the community at OLP and always exhibits his kind and caring nature while pursuing numerous difficult tasks that he faces here on an ongoing basis. David Adderly deserves recognition and respect in the pursuit of his daily duties and struggles to satisfy many hundreds of Condo owners and renters at One Lake Place. Thank you David

Fantastic experience: I live at one lake place. One day someone had just dumped their garbage bags in front of the trash area. I ran over to our man Dave Adderly and he was more than helpful in cleaning up the mess. He’s always informative about any questions I had at first upon moving to One Lake Place. I love waving to him at times if I see him as I leave and enter the complex.

Negative experience: We lived on the 8900 block of NE 41st Ave (Fairfield Community) and it was incredibly trashy-from the neighbors and the guests they would invite, to the HOA sending out “spies” to take photos of your home. Next door neighbor would terrorize the entire block with his parties, blasting music with bone shaking, vibrating bass. Their guests are always drinking & driving on the block. He has turned a family oriented community into a straight up fraternity. Unacceptable. We moved out within 5 months of living there. I feel so relieved to be far away from such a hell hole.

The Association must also follow its governing documents and Washington State law, which require due process and limit the scope of enforcement actions. While the Board can review and address rule violations, issues such as suspected criminal activity, including drinking and driving, must be handled by law enforcement. We encourage residents to report these matters directly to local authorities so they can be addressed immediately and appropriately.

Negative experience: Behold, the banality of evil, of which AMS is the encapsulation, in my opinion. Nothing more than token wrist slaps (small fines that are about as much of a deterrent as a flea bite on an elephant’s behind) for the serial noise ordinance violations of one of their residents, who torments his entire block turning his garage into basically a nightclub and throwing parties till the crack of dawn, revving his motorcycle engine and zooming around in unmuffled cars. They have now been *warned* as of today of the DRINKING AND DRIVING that is suspected to occur at said residence during said party nights - weekly - and should be SUED into oblivion if anything is to ever happen to someone. Again, suspected DRINKING AND DRIVING happens on this street. I have circumstantial documentation. We are being forced to leave for the sake of our well-being, and those of our children, and I cannot say enough poor things about this what I believe to be sociopathic corporate entity.

Negative experience: Poor service; no one at the office is available to answer my calls. They just collect my money for the HOA and sent an email without explaining how to send one properly.

Fantastic experience: Our HOA has been able to fully restructure and get caught up in so many ways after the switch over to AMS. Although across the board they seem to have competent and reliable employees, I must bring the attention to the property manager assigned to our HOA, Melissa Sed***o, from Vancouver AMS. She came on board when a huge amount of transition was taking place in our HOA and community, lining up new vendors, needs, and business contractors. She jumped right in and swiftly moved to not just learn how our unique "hands-on" approach to HOA leadership was run, and how our non-standard HOA enforcement is handled, she actually was ready to step in to fill those management tasks early on. She is a confident and organized meeting facilitator, she knows the business well and offers great solutions and recommendations when needed. There have been countless times when a long list of business requests are sent, and she pleasantly and properly delegates and gets the job done, most of which seems she does herself. The turn around time in communication and task completion is prompt and courteous. I think what makes working with Melissa most is her personality. She is calm, cool, humorous, and in all that, gets the job done with utmost professionality. Negative experience: I could write a book, however no professionalism. No service provided, charge fees with little, to no reason. No communication. This company has no consistency in answering questions or concerns if they do at all.

Negative experience: Terrible HOA service. Let my roof rot for 8 months before doing anything about it. Rude when you go in as well. I’d highly suggest avoiding any property managed by AMS

Fantastic experience: My organization is a tenant at Plaza 185. Bob Mulkey has been reasonable and responsive to our requests. They have recently upgraded signage and repaved the parking lot. Landscaping does a great job. Overall very good property management.

Negative experience: Worst property management company of all time. They never answer their phone, and shockingly they are still allowing employees to work from home, with dogs barking in the background. Received delinquent notice from company, 2 weeks after bill was paid on time. Several unanswered calls later I get a call from a lady who’s “filling in”. Said that they don’t check their mailboxes everyday, and that could be the reason it took them 2 weeks to deposit my payment. Shameful company who I hope my community association will dump.

Thank you for taking the time to provide your feedback. I apologize for the inconvenience you experienced. Some of our team members do work remotely, which is a benefit we offer to our employees in a high-stress environment and is quite common place in 2025. Despite this, our policy is to return calls within one business day, which is actually not typical in the industry; our team did meet the deadline to return your call within 24 hours. While they may not always available at the time of the call, as they may be on other calls assisting other clients, they will return voicemails in a timelymanner.
Regarding your payment, as stated on your monthly emailed statements, late letter, and original welcome letter, mailed payments for assessments should be mailed directly to the bank lockbox at P.O. Box 98407, Las Vegas, NV 89193, and should include your address or account number on the check, as mailing payments to our office can cause delays in processing. To help expedite payment processing, please ensure payments are sent to the correct address. If using your bank's online bill pay, please allow sufficient time for processing and mailing.
Your association's collection resolution states that, "assessments are currently billed out to Owners on an annual basis and assessments are due and payable in advance on the 1st day of each year and are considered late on the 30th day after the assessment is due." Your assessments were due on January 1st, your check was dated January 23rd and was received at our office on February 1st. It is advisable to send your payment to be received by the due date of the 1st in the future to avoid the payment arriving late. You may also set up ACH or make online e-check payments to ensure timely payment of your annual assessment.
