Negative experience: For those that want to use this management company for their HOA, please think twice. They have been our HOA management for several years and are very poor in communication, especially our manager Pardella. They either never respond to our emails or it takes weeks or even months for a response. We pay them to manage, but they don’t manage. We have had many problems brought up with no resolution or response. So what is the point of paying them? *Edit on 3/4/26: Still no response from our community manager Pardella in regards to a big issue we are having, despite IWM response to my review over a month ago that she would be following up with us. Having Invest West Management has been such a huge disappointment. Please stay clear from them if you can. During our last HOA meeting she muted comments after I made a comment - I wonder why? Doesn't want others to hear how horrible she has been with communicating to owners? I first brought our major issue up in an e-mail to her about 14 months ago - and no response from her since February 2025. Such poor customer service.

Your review did mention a lack of resolution for items that you brought to the attention of our team. We have consulted with your community manager and learned about a challenge you were experiencing. Some things within a community are within the scope of management to address, but others require the involvement and decision making of your association's Board. The particular matter falls into the latter category, and it seems this matter was partially addressed but requires further action. The community manager mentioned they would be reaching out to you so the item could be added to the agenda as a discussion point for an upcoming Board Meeting.

Negative experience: I've been living in a rental that Invest West manages. It's been an absolute nightmare. Never have I experienced or even imagined anything like this. Ever. I have a neighbor who has made racial slurs against home healthcare providers and the management did nothing. In fact, they went on to say that these people were victim of reverse racism. On top of that, when the neighbors escalated to becoming physically aggressive escalating to the point of trying to run me down with their truck, nothing happened. When I finally went to the police, they gave me an eviction notice for it because the neighbors didn't like the police showing up and talking to them. After acknowledging my disability many times, when I needed special accommodation, they refused my request essentially stating that I needed to prove my disability. Then when a specialist medical doctor filled one out they said that she isn't a, "qualified professional." When it was filled out again they ignored it completely. For four months I've needed handrails and have fallen and injured myself multiple times. A picture is attached where handrail should be. I had to threaten lawsuit for them to suddenly make a work order to come and take measurements. This is a review that I'm completely rewriting and leaving out a lot. I was given a notice two days after writing the initial review because of it being an, "unfavorable review." The corporate woman is extremely reactive and unprofessional beyond compare. She showed up at my door with no notice at all completely irate because the neighbors didn't like that I parked in front of my home because they wanted to park in front of my place and their place. Yes, I got written up for that, too. During her hour long and very irate rant I asked her if she would be able to make it so that an ambulance would be able to easier access my home. She argued incessantly about that. In true form, this was added to write ups. They absolutely do not care about tenants or their rights afforded by law. Let me say this. What I've written is from my experience here and is the truth as I see it. And, yes. That's a (very necessary) legal disclaimer. I can speak for no one but myself. I would recommend that you go elsewhere. Their business practices are unethical, libelous and if I were an owner of a property, I would take pause and hesitate before considering them to manage a property.
Kelly, we strive to create a friendly community at all of our properties and we endeavor to ensure that all of our residents’ needs are met. To that end, when residents have concerns, we are always eager to address them. This matter is no exception and is being appropriately addressed outside of the public forum. Fantastic experience: Super fast and easy to find an ideal rental home! Worked with Jessica Murillo and was able to make a phone call, tour a place within an hour, and put in a request to rent an hour after that. Worked out well for me and my two dogs. Easiest rental process I've ever been through! And now to start the move in process again!

Negative experience: I would strongly warn both homeowners and future tenants to stay far away from Invest West Management. My experience has shown a pattern of unprofessional, misleading, and unethical business practices. Their handling of security deposits is especially concerning. Instead of providing legitimate third-party vendor receipts, they rely on internally generated ‘maintenance invoices’ that can be revised, changed, and even increased after the fact. That alone should be a major red flag to anyone trusting them with their money. What makes it worse is that these invoices are not supported by real vendor documentation, proof of payment, or independent verification. Numbers change, charges increase, and explanations shift. It gives the appearance that the system is designed to benefit the company, not to provide transparency or fairness to tenants or homeowners. In my opinion, this feels like a setup that makes it easy to justify keeping people’s security deposits without proper accountability. For homeowners, this puts you at risk because your property management company should protect your legal and financial interests, not expose you to disputes and potential court action. For tenants, it means your deposit is not being handled with honesty or clarity. A professional property management company should operate with transparency, consistency, and real documentation. Invest West does none of that. If you value integrity, accountability, and lawful business practices, I highly recommend choosing a different management company

The move-out accounting was prepared based on the condition of the home at the time of move-out in comparison to the condition of the property as noted on the move-in inspection. You were provided at move-in with a comprehensive written move in inspection (over 90 pages of written and visual documentation) noting any damages found at the property prior to your move in. Rather than require you to complete the addendum at move in, we provided a 72 hour window to walk the property at your leisure to ensure you had adequate time to note any damages we might have missed in our documentation, for your protection, and return it to us in writing to be signed by yourself and a member of management for the record. Given the timeline requirements for security deposit disposition, it is not uncommon to have adjustments made when initial estimates and final invoices are reconciled. While the home may have been shown to prospective tenants during the security deposit disposition process, that in no way removes the responsibility for damages done to the property during occupancy to be addressed. Adjustments were made as a good faith effort to attempt to amicably resolve this issue, however, we do not show any damages reported as noted in your file, that warrant further adjustments. If you have records, signed by all parties showing otherwise, we would be happy to review it.

Negative experience: Honestly, the worst apartment I’ve had since I was 18 and on my own. People pay different rent prices and have different costs. Which is completely a HUD violation.. I’ve got a 5 gallon hot water heater which equates to 5-7 minute showers. Refrigerator had to be replaced my first few months, elements on the stove are broke..cabinet in the kitchen is screwed closed because that’s where they hid the 5gal tank.. Never in my life.. they want you to pay to upgrade their property! when researching I found the same apartment being offered for $200 less than what my rent is. If you’ve got the time.. keep looking. There are far better places for way less!

Fantastic experience: Dustin James serviced our kitchen sink which had poor water pressure. He was communicative about arrival times and maintenance, and he went the extra mile and fitted a much nicer faucet than what was originally in the house. Worked and fixed the issue very quickly and was friendly.

Positive experience: Moved from an apartment into my first home recently. The home was being rented through Invest West. The staff were responsive and thorough. We'd had no issues so far with the company.

Negative experience: We are disappointed about the lack of accountability within the HOA. Damage occurred to our property during a tree removal project carried out by the HOA’s landscaping vendor, without any written consent from us as the homeowners. Situations like this highlight how little control homeowners are allowed to have over their own property.

Fantastic experience: Brian came into fix some doorknobs and it was a easy and professional experience. One of the doorknobs required a quick trip to Ace Hardware and Brian was quick to grab it. All the other times we've had our work done by invest west it's been well done and responsive.

Positive experience: It was a bit confusing to get into 2214 E 30th St, Unit 9 at first. Fortunately, another tenant arrived, and I was able to follow them to take a look at the unit. The place is nice and cozy, with two bedrooms—perfectly suitable for two people. Everything looked good, except there is no washer and dryer, which is a bit inconvenient for us. I also noticed a small garden where I could plant some flowers, which is a lovely touch. Overall, it’s a beautiful place. However, we still need to take some time to consider before making a final decision.

Fantastic experience: We just had Brian and Ken replacing boards and shoring up the frame and railing on the deck. It was a two day job, and was more involved than originally thought, but they did an awesome job. They were top tier in their work. Even though they had to replace twice as many boards, and the second day went longer than expected, they continued to do the best work and didn't cut corners or compromise. There was a little power washing needed in the back on the gutter, but Brian also did the back door and the concrete pad, which was a really nice surprise! Negative experience: Awful. Took over my condominium HOA last year. Can't figure out how to schedule a meeting. Doesn't listen to homeowner concerns unless the one speaking is on the board. I think the homeowner portal must empty straight into a spam folder. Can't keep up with permits. We have a pool, it's mid July and we still can't swim in it because they can't figure out the permit. It's supposed to be open at the start of June. Same problem as last year and still can't do their job.

Negative experience: With 3 yrs personal experience using IWM for management of a property that I own (not as a renter), I do not recommend using them to manage your property. Their communication is severely lacking and apathetic. I found them inserting in fees to renters above the rental price that they did not disclose to me, which ultimately affected what I could reasonably set for rental rates. They failed to communicate when renters were not paying rent. They failed to communicate issues when they arose, and were slow to respond to my emails. It took over a year to get two separate repairs to my home (which they were responsible for handling). They also overcharged me significantly for repairs, acknowledged the overcharging, wouldnt back down, and ultimately used their size and power to treat me poorly. I would not use them again nor recommend them to anyone looking to trust their investment to a management company.

Regarding repair costs, our fee structure is transparently outlined in your property management agreement and related addenda. We routinely evaluate our response time and aim to enhance service quality continuously.

Negative experience: If I could rate them zero stars I would. Have tried for months to get a hold of someone who can help in resolving bill pay issues as I have been paying this company for months and the claim is nothing is coming through. That is fine call me then as requested so we can fix and resolve the issue because you have blocked me on your website and refused to make efforts to actually resolve the issue. I have sent screenshots showing my payments and was ignored. Company that only cares for itself do not recommend being involved with this company they do not care about you and will go out of their way to make things more difficult if it means collecting more money from you through fees etc.
