Negative experience: An absolute clown show. Make sure you read your contract carefully. They omit a bunch of fees at first, get you to sign, then come back and say oh oops! We forgot $1,000 of fees! This company is the perfect example of why people hate property management companies. Do your research and rent from somewhere else.

Negative experience: This is the absolute worst leasing company I have ever worked with. I lived in a apartment complex that was taken over by YQC after a while and it went down hill from there. During the 10 years I have lived here, I had to deal with homeless people in the area stealing from us, had one of the apartments be raided by swat, Had our roof leak EVERY year for over 5 years, damaging my electronics, had my wall connected to another apartment leak so bad they had to tear down the wall, and they left a gigantic construction protect left in my kitchen for months before repair, and this isn't even half of what was wrong with the place. Along the list of things, other things that happened were having our mailbox broken into and having it half way repaired, having our outside windows damage to animals, which we were charged for. The unit with all the other apartments in the area have 1 washing and dryer, which were constantly broken, and when we got tired from everything (including other things to long to list), we attempted to move out. From there, they took our whole deposit, not taking into account the ware and tear of the place of ten years living here, and ended up charging us for things that were not even damage from us, including screwing down base boards, defrosting freezer, replacing water damaged floor from leaks, replacing valves, and more. We tried to be in talks with the management company about discussing the final payment for move out, but when we had last sent out a question to them about it, it was ignored, had our estimate jump for final costs to over $1k in damages, and was sent off to another company, without even trying to work with us to trying to get it dealt with. Over the years, I have had to tried to CONSTANTLY get a hold of them, and I can probably count on one hand the number of times they will pick up and actually respond to you. This includes trying to get this final payment getting taken care of. They refuse to pick up rarely, and continue to be a pain to get them out of our lives. The cost to live here is not worth the amount of headache you will have to deal with in leasing with YQC. Please learn from my mistakes and avoid YQC at all costs. Out of all the original tenants living there, I was the 2nd to last one of the old tenants that finally had enough of this place. And I can hear some people say "But look at the ratings!", but I can tell you these review scores were not like this previously, and over the years had jumped up, for one way or another. Overall, there are PLENTY of other places to go instead of here, and I guarantee that most are going to be better than here.
Fantastic experience: Swan was exceptionally receptive and helped to address some concerns I had for the property I am leasing. The maintenance crew is promptly responsive, and ready to take care of repairs.

Negative experience: If I could give them zero stars I would. I have been dealing with a tenet of theirs for months with disabled vehicle parked in the street impedding garbage service for a neighbor. They refuse to do anything even after providing city codes. Horrible customer service.

Negative experience: Made an appointment a week in advance and had it confirmed 2 hours before the showing and no one shown up for our tour. Definitely would not recommend this company to anyone.
Negative experience: If I could give them 0 stars or a negative review, I ABSOLUTELY would… first off let’s start by them using old photos on their website that are at very least from before the last tenants moved in. My girlfriend was a tenant in one of their dumps. The back porch was unusable due to the supporting beams and header board attaching it to the building, being rotted out. When you walk out on to the porch, it wobbles at least a few inches side to side. They were aware of the problem for over 6 months and avoided it every single time along with many other issues. The thermostat in the living room is incorrectly placed being right above the heater. This makes it so the heater turns off before the room even hit 60 degrees. They were made aware, their solution was to use space heaters. The dishwasher was broken. They ordered a new one, AWESOME! We got zero updates on when it was being delivered or anything. Then around 3pm on a Sunday we get a knock from a Lowe’s install tech. He’s here to install the dishwasher, NICE! Well, he left stains all over the carpet. Long story short, he electrical taped the drain tube. The first time we ran the dishwasher, the kitchen flooded! YQC reassured everything would be taken care of and they were gonna get Lowe’s for damage to belongings, damage to home, child care, etc. The place was torn apart for weeks. Living room had a huge dehumidifier that was very loud and whole house was muggy, smelled like mildew/mold, living room carpet was pulled up, but they deemed the house “habitable” without ever even stepping foot inside. Months later, yqc was contacted about some kind of the reimbursement that was promised time and time again by Dorene and at least one other lady in the office. Their response when given a receipt for the child care was “we need the company’s tax id number”. Their response when asked about anything that they had promised was “pay your rent next month and we will try to figure a possible concession.” Rent was paid nothing was ever done to reimburse for damages or out of pocket expenses that were caused by the incident. They never came back out to follow up and when they were called about what looked to be a wet spot, they said “if it’s not actually a wet spot you will be charged for the trip”. They also said they’d wave the late fee for the month this all happened since it caused unexpected out of pocket expenses. Well, they said they'd never said that and charged us anyway… They were trying to charge my gf extra fees monthly saying they were for “unauthorized tenant” even though I had my own place. Once I showed the maintenance guy proof I had my own apartment they removed the “unauthorized tenant” fees and called just started calling them something different. I mean, the fact they are paying people for good reviews says a lot about the company. They’re good for nothing and straight up liars. I would avoid any of their properties at any cost.

Negative experience: This property management company was an absolute nightmare to work with. The apartment we moved into was in terrible condition—the carpets smelled strongly of dog and were badly worn. Despite reaching out multiple times to have them replaced, we never received a response. In the end, we were charged for the cleaning and replacing the carpets. This wasn’t an isolated issue—there were multiple problems in the unit that were ignored. When it came time to move out, they kept our security deposit and added extra fees and charges to fix the already existing problems in the unit. It feels like their entire business model is finding ways to take more money from tenants rather than providing fair service. They are absolute SCAM ARTIST. Worst company I’ve ever dealt with. 0/10, do not recommend.
Fantastic experience: The application process is very smooth and they were in contact via text message the whole time with updates. They made it easy to apply with roommates and stayed in contact with all three of us! I greatly appreciated that any questions were answered promptly! Edit to add: We had multiple maintenance issues while living here, and the staff took care of us each time. I would rent from this company again.

Fantastic experience: Outstanding Service from Dorene – A True Lifesaver! We can’t thank Dorene R., the Maintenance Operations Manager, enough for her incredible support and dedication. On one of the hottest days of the year, our AC stopped working—just when we needed it most. The HVAC vendor couldn’t make it out to us for a couple of days. Dorene stepped in immediately, going above and beyond to troubleshoot the issue and ensure our family was taken care of. Her professionalism, patience, and genuine concern for our families comfort turned a stressful situation into a positive experience. Negative experience: I was just trying to get a viewing for an apartment and I get a text the following day stating I'm a resident/previous resident? Completely inconvenient and unprofessional. People need to learn to update their system or at least ask who they are talking to. Definitely won't be renting from here, sounds like a headache of people in office.

Negative experience: I have rented places since I was 15 years old. I’m not sure what is going on but I haven’t lived here no more than a month and it has caused me hell. I’m already disabled with a lot small children. I try my best to upkeep everything. this company seems to violate your every right with no explanation whatsoever. I thought moving here would help me but when I say I regret it I completely wish I could go back and stayed where I was renting. The place was not cleaned so much damage. I believe that they do this to place blame on the new tenants because they want to keep your security deposit. The place has so much wear and tear it’s impossible for a new tenants to maintain. They give out violations with no proof. I have a camera and it was another tenant child who was near my front door I said nothing. How can accuse someone without evidence. The cost of paying rent on top of the extra fees when paying it. To anyone thinking of renting from this company go somewhere cause the “good”reviews are fake if I had money and the means to break my lease I would I can not want for my one year to be up so I can leave this traumatic place behind.
Negative experience: Save yourself time and money and DO NOT go through this property management unless you wanna pay out the rear for a horrible apartment thats all concrete walls so in the winter it's nothing but cold the wall heaters are useless they have an ant infestation I've dealt with since I've moved in almost 4 months ago. No one will answer your calls related to any management. They take forever to get maintance out to your unit for any reason. I don't understand this part either. Who puts hardwood floor over concrete? They don't take the tour with you either so if you have questions might as well answer your own questions. Needless to say it is not worth the time or money to live here. AND don't expect to write a check for rent either since they don't take them now and they charge YOU a 10 dollar fee to pay your rent online. Like hello? Why should I have to pay a fee to use MY DEBIT CARD. They are selfish they have no remorse for you or your family so save the hassle and go somewhere else

Fantastic experience: We have been renting through YQC for almost a year now and are looking forward to renewing with this company. Just today, we had an urgent issue come up where our garage door broke, trapping our only car inside. I put in a ticket, but in addition I was able to contact Dorene, the Maintenance Operations Manager. Dorene responded quickly and jumped in to help immediately, and within 30 minutes of her sending someone out, our car was freed! I really appreciate Dorene and the other maintenance folks we have been in contact with over the past year. They have made renting feel like home!

Fantastic experience: YQC Properties has been a long shot better than anywhere else we've rented from! Management is prompt at answering queries, maintenance is prompt at addressing concerns AND they're exceedingly courteous and well-trained, and YQC offers a split-rent payment plan for qualified renters. Split-rent is where you pay half of rent on the 1st, and half on the 15th. It's a GODSEND. Our portfolio manager, Swan, is a gem. She's quick and she's smart. Honestly, if you're questioning if you should rent from them, go for it! Just make SURE to go over your unit with a fine tooth comb and notate everything, even peeling or worn paint. They'll fix it! ❤️

Negative experience: If you're a smoker and like to smoke indoors, this is the management company for you. Smoke all you want. They will do squat about it. Just don't burn the place down. Make sure you're timely with rent and they will leave you alone. If you don't want charged extra to pay rent you'll need to mail your rent or take in personally. no cash please. Online portal was super handy for paying rent until they started charging $10 just to use it. Don't expect maintenance requests to get done in a timely manner and you'll be fine. If they can't raise rent how much they want to they'll start canceling extras, like landscaping and won't say anything. oh, the weeds are tall as trees? cut em down yourself. The office is clean though and they answer messages eventually. All in all, not the worst company out there. At least I've got a roof.

She told me exactly what I needed to do in order to get approved, even after getting denied initially. She was able to help meet my needs in my apartment search, and now I have a wonderful new apartment.

Negative experience: I’ve been renting an apartment through YQC properties for about a month now. The entire process with them has been absolute hell. There has been minimal/poor communication, our apartment wasn’t clean upon move in, despite discussing the status of it when I initially toured it and being told it would be handled immediately. We have assigned parking spots, but you can’t see the numbers on the spots and I’ve reached out several times, nothing through messages and voicemails, and no one answers, so I can’t actually utilize a parking spot without fear I’m parking in the wrong spot. I am very upset and hate that I am now in a year lease with a company who won’t do the bare minimum and reach back out. Edit: I have now rented through YQC for 9 months and nothing has improved. We lived with flooding and a broken shower for months, and maintenance didn’t feel it was important to get it taken care of. Of course the flooding caused mold, and we were left to just deal with this for about 4 months, because maintenance and YQC decided to take their time to do anything about it. They even left work half completed once they finally did come out, leaving us with giant holes in the wall and half ripped up carpet for way too long. Communication with them is terrible. And if you try to call their office, no one ever answers. They are excellent on going back on what they’ve said, which really helps lose the trust factor. My advice? Run away, find another property management group, but don’t use them.
Negative experience: Shorty story - Look for other rentals not run by YQC. Longer story - We lived in a YQC rental house for 3 years in a newer development area in Windust Meadows in Camas. It was great as long as we were quiet and didn't need anything. Slow response times with maintenance (even with active water leaks) with low quality communication. For context, we (wife and I) kept the place in great condition, we're vacuum, clean the bathrooms, etc. once a week people and they still tried to keep almost all of a $2000+ deposit. We're not perfect, I'll admit, but for cleaning alone, which they make you pay, was over $800. For emphasis, upon move-out they will take us much as the deposit as they possibly can, once again, expecting you not to notice. They expect you to not be knowledgeable about tenant/landlord responsibility and hope you aren't paying attention enough to just move on. This thought process was obvious when trying to communicate with them about financial aspects after move out, long delays with uninformative, non-anwers. The lack of respect is what gives a lot (especially this one) of property management companies a bad name. Look for other rentals not run by YQC.

Fantastic experience: I rented an apartment from YQC properties for 2 years. Maintenance requests were handled quickly, though I did have a couple of minor gripes with the "solutions" to my problems on one or two of their visits. That would normally be a dropped star, but despite my move-out being a bit on the hasty side (didn't have time to perfectly clean everything), the cleaning service cost out of my original deposit was actually very reasonable. In this day and age with the plethora of low quality, manipulative management companies out there, it's nice getting an honest display of service costs from this one. I ended up getting the vast majority of my deposit back. Thanks YQC for making my move-out process painless.

Negative experience: This agency is an ok place to rent from, aside from slow response times and having to jump through hoops to get anything done. But as soon as you leave expect terrible treatment. They WILL take all of your deposit, and they will charge you more. They will also stop communication and then threaten you months later. We lived at one of their properties for three years and paid something like 2500 dollars in deposits. They still wanted more. They couldn't even provide an itemized list of the charges.
Negative experience: We were without hot water for months in the dead of winter. We had to boil water to take baths. Wouldn’t fix it and said we would have to wait another month. No maintenance for anything. We have blackberries they won’t take care of yet won’t let us have a yard debris bin to do it ourselves. The neighbors who rent from them are loud and have probably 12 people living in a 3 bedroom. 6 cars in the driveway. let pumpkins rot on their porch until June. Landlords do nothing. When the owners decide to help they show up unannounced (no notice of any kind) and often want to enter the premises. It’s against the law but if you want something fixed you better let them In or wait again. Sink in the bathroom has been ready to fall off since move in and they refuse to fix it. Sometimes they don’t pay the water bill and it comes to me instead, I’m charged $100 month for it by the company. They are responsive about bugs and that is all, last time they balked though and I had to remind them it’s in my rental contact. They suggested I buy raid and treat the bugs myself. Huh? The entire place is falling apart and they will do nothing to fix any of it. When the landlords came to clean the neighbors trees that were falling our cars, they took the liberty to also take our insulation bricks and throw them in the trash. It was still cold out. They also made a huge problem with the neighbor who thought we destroyed his trees, we did not. But now he hates us. Thanks. I could go on forever.

Negative experience: I rented a home with YQC from 2018-2020. At first, it was great because they were very hands-off landlords. If you needed something fixed, they were quick to send someone out. Unfortunately, the people they sent out would put a bandaid on the issue and leave. There was a giant crack in the lower floor ceiling the entire time we were there as an example. It wasn't until the height of the pandemic in 2020 that we ran into issues. The homeowners decided to sell the unit we were in (and under contract through the fall) and YQC asked us to allow visitors to view the home, and we needed to find a new place to live. They said they would help us find a new home but never actually did. They just referred us to their website. Considering they only had 2 listings in our area, the very least they could do is send those 2 postings, but that was too much. Jenny aka YouQian, the owner of YQC, asked us to come up with an offer to finish out the rest of the lease and for the inconvenience of having people view the home while we're all in quarantine. We made an offer we thought was fair, and Jenny brought it to the homeowners. What happened next was a good example of the professionalism of Jenny. She called my wife and proceeded to berate and yell at her because of our offer. Note: we are the people who will be homeless in the middle of the pandemic and had paid our rent every month on time with zero issues. But apparently, instead of trying to negotiate, Jenny felt it best to yell and intimidate, telling my wife she'll kick us out and so forth. I was appalled when I heard this and called Jenny immediately upon hearing about their conversation. Her tone was very different with me and apologetic for this conversation. After which, we made the same offer, except we would move out by the end of the month, which the homeowners approved. Lesson learned: These rental properties don't care about you as Tennants. You're just dollar signs to them, their allegiances are to the homeowners. They will even yell at you at a time when you're hurting on their behalf. The team could use some lessons in professionalism and empathy.

Fantastic experience: My experience with YQC has been nothing but positive so far. Erin was wonderful with helping with the application process and with a same-day tour when I requested it. David was extremely responsive with regard to a particular issue, and helped me resolve it within two days. Both have made the experience of getting my first apartment easy and stress-free. Maintenance is fast and and communicative, and have done quality work on the few issues I've had with my apartment. To everyone at YQC: Thank you!

Fantastic experience: This was my first time looking for and finding an apartment. I did not know what to expect or how to do any of it. Negative experience: I am house owner and have YQC 11 years. We had been trusted YQC but nor more. Recently surprised found some of our monthly income has been EATEN by no knowledgement!! Remind, if you are landlord and have YQC especially with many years and have teen not looked up your income statements, please take a very close look!!
Positive experience: Updating my review: The requests about safety from the tenants sound like they have not been answered. It is near impossible to reach the main office as a tenant, which is a little concerning. I am happy to still be a tenant, but I would really like it if we could actually talk to the actual people.

Fantastic experience: Great company to work with! The application process was very fast and easy and they had me in my place the next day! 100% would use again!
Negative experience: Consistently the worst maintenance drivers. Not one one occasion, but multiple, their maintenance vans drive through stop signs, double park, park in handicap spots. Through out Vancouver, WA. Maybe it's the same driver each time?

Negative experience: I can't get a hold of yqc. I can't even leave a voicemail because all the boxes are full. No one responds to emails. The towing company that yqc has posted on our guest lot doesn't even have an account with us. This is day three of week 4 tjst I can't park at my own residence while othersare hoarding parking spaces and double parking . Now random cars Texas plates have shown up and get spots but a renter of over 5 years needs to park blocks away. This is ridiculous.

Fantastic experience: YQC helped me more than any other company I spoke to. Truly all about customer service and absolutely incredible all around. I would recommend them to anyone. If you get the chance to work with them you are very lucky! Swan was amazing and went way above and beyond. She is amazing and every little hiccup she was there to smooth everything out. 5 star company and Swan gets 6 stars, she’s that incredible!!!

Negative experience: The apartment is cute and the building is well maintained. The staff have been friendly. However, my apartment was not cleaned before I moved in- it didn’t seem like anyone had even walked through it. There were items from the previous tenant left behind, dust and dirt built up on the fan, baseboards, and blinds, and the bathroom didn’t seem to have been cleaned at all. My kitchen sink was clogged by the previous tenant and it has taken nearly 2 weeks to have it fixed.

Positive experience: Our lovely landlords are fining us with no warning at all, and this is our first 6 mo. inspection. I guess we will not be renewing. **Edit** They have dropped the fines, and are really working with us, so we don't move out. They probably should have talked to us first, but at least they made it right.

Negative experience: My sister and I just moved in to a property managed by this company this spring. We are quiet tenants and follow the rules. Besides not responding to messages, and lack of upkeep on the property (trash everywhere and broken down cars on the street parking, party units with 7 adults living in a 1 bedroom, that make noise all day and night), they now decided to do an annual inspection....ok cool. I get that, but now they are charging us $750 for non working smoke alarms. Smoke alarms that have not been tampered with since we moved in. Smoke alarms that have not chirped to let us know a battery is dead. I've worked in property management, for a strict company, and we would never have charged that to a new resident without giving a warning first.
Negative experience: If there is a zero I would definitely give it to those liars. They would steal the money from the property owners through their overtime maintenance service and just lie to you. We didn't give any permission to them to provide the maintenance service but they just go ahead to do some 'service' on our property and charge us. Moreover, they refuse to communicate with their customers with open dialogues but keep cheating and lying. Would file a complaint against those liars about their Fraud activities to HUD, BBB, and other relevant departments. Any other victims feel free to contact us. Shame on these liars!
We are very sorry you feel you have had less than professional service from us. YQC Properties prides ourselves on performing fair, equitable and honest service with the highest of integrity. In the instance of your plumbing repair, we notified you of the work request as soon as we received it and called you for approval to take immediate action to mitigate the problem and prevent additional damage from occurring. Upon receipt of your verbal approval, we repaired the water leak. Our quick action not only saved the tenants from additional and unnecessary inconvenience and your investment property from water intrusion and potential mold growth. The charge for this repair was significantly less than calling a plumber.
We chose to discontinue serving your property based on the communication you have levied at our services. We wish you the very best in your next business endeavors.

Fantastic experience: We’ve been living here less than a year but they say first impressions are important and YQC Properties has left a great first impression! They made our process from moving out of state very easy! We love our place, and the staff! Autumn is very helpful and quickly addresses any questions or concerns. Fantastic experience: Recently I found out that I needed to relocate my residence. Like most of us, I wasn’t looking forward to the possible uncertainties that come with moving. Finding a new residence in a timely manner was first and foremost my biggest concern. Luckily for me, I found YQC. Negative experience: I currently live in a property managed by YQC properties and I have to say it is most definitely the worst managed place I have ever lived in. No one ever answers the phones, or gets back to you about the multiple voicemails you leave. In the first three weeks of living here there was water that came through the walls and destroyed our brand new $700 bed. In which the management company took the mold infested bed and asked for the receipt, but still to this day has not reimbursed us. There has been multiple other counts of mold and water intrusion being in our apartment but they have little to no response to us at all. I would not recommend renting though this property management company.
