Negative experience: Extremely Disappointing Property Management Experience Sleep Sound Property Management was, without question, the most frustrating property management company I have ever dealt with. After they took over management of the property we rent, communication immediately became a serious issue. They scheduled walk-through appointments on three separate occasions, and each time they canceled at the last minute—after I had already taken time off work to be present. This demonstrated a complete lack of respect for tenants’ time and basic professionalism. Reaching anyone at this company is virtually impossible. Their email signatures include direct phone numbers, but every call goes to voicemail—and those voicemail boxes are consistently full. As a tenant, it is extremely concerning to realize that you cannot speak with a live person, especially when considering what would happen in the event of a true emergency. The only way we were able to receive any response at all was by copying the property owner on our emails. That alone speaks volumes about their internal accountability and communication standards. Ultimately, the property owner terminated their services after only six months, which further validates our experience. I would strongly advise property owners and tenants alike to proceed with extreme caution when considering Sleep Sound Property Management.

Positive experience: I saw all the great reviews for this property management company yet my experience was far from great. I TRIED touring an apartment at 7PM had the code for the lock box and everything. The lock box isn’t opening. it literally said it was locked at 5PM. I contacted a miss Bridget and told her the problem. I didn’t even get an apology for standing outside like an idiot in the pouring rain trying to access the lock box and it wouldn’t open. She completely ghosted me and didn’t even offer another time to come in to tour. They did end up reaching out to ask me more about the situation. Apparently it was working for other people. but not for me. I would schedule tours during the work hours in case you have problems like i did.

Fantastic experience: I have been working with Sleepsound for several years now renting my property. The company has improved considerably, although it seems to depend in large part on the particular person working with you. Most recently I have been very happy working with Jessy Batcagan. He has responded promptly to my requests and has communicated effectively with me, tenants, and contractors alike. I have had a fair amount of work done in my property this year and his help has been invaluable in coordinating among all those involved. My only request to the company is that they notify home owners if/when our property manager is leaving and introduce us to the new person. I'd also like to know who are the other people involved in managing my property (and their role explained) as I often see other people responding to my messages.

Negative experience: They don't do they're jobs well, and are not people, they are all about money. Micheal pointed at a poster on their wall about how they are here to help people at the same time when they are charging me a late fee that I was asking about and they withheld information until they could charge me for it. They are not here for the people. Micheal was not helpful for me in the least bit. Made me feel dumb when I was asking for help. Also just want to say when we were trying to rent from them they falsely advertised the property with utilities being covered and when we were signing the lease I was trying to say we shouldn't have to fill out utilities and they were like well you have to pay them. Cool. So we didn't have time to look at another place and had to sign up for something that was out of our price range. They know exactly what they did and when I would bring up how they falsely advertised, they would just tell me to drop it. They tried to charge us $200 for having trash in our cans after we moved, another thing I've never came across in my renting history. They did manage to charge us a gouging price for them to put a light fixture back in, $300 for that one. So I don't know if they hire children to do the work and it takes forever, or they just try to charge you the most and if you don't know your rights you'll pay them. I'm aware we should pay for them to put a light fixture back up but the price was/is ridiculous. But that's what big biz gets to do to the little people. And they was a bunch of weird little things that they said would be fixed when we moved in and they were not. They only think I can say they are good at is fixing things once you made a "meld" for it but they also miiiiight try to charge you for it. Real people people right? I guess if you have money to waste they would be a great fit. And I guess it doesn't matter what I say because they will just say I'm not saying what's right. They won't admit to withholding info until you have to pay it, and won't admit any kind of fault. Yes I said sorry for not checking every other ad you made on that house because we thought the hot pads ad was correct this isn't about someone saying in person which they did that too with our tour but they had it in writing and then didn't care that they made a big mistake. And yes I apologized for being upset because it felt right but really we should've never rented when it already started off with a gaslighting lie that caused us to pay more than what they said in writing in a hotpads ad. I've never had any problems with renting before or after them and I would think that all I need to say. I really don't want their comments excusing all their behaviors, I just wish they would've helped us when we would talk to them. You don't want people to be confused is the biggest bs I've heard.

Negative experience: I was moving in from out of state and went with this place because they had good reviews and would work with someone moving in from out of state. The application process was unpleasant. The people I dealt with would regularly respond to communication with questions that had already been answered or statements that contradicted previously established facts. The type of responses that made it clear they were not reading what I had just sent them. I had to go as far as calling them out on this in one of my emails. Coincidentally, after this, many issues got resolved almost as if I’d already resolved them a dozen emails or so ago. I figured as long as they leave me alone once I move in I’d move out once the lease was over. They did leave me alone, but the house was of very poor quality. The house was ancient and the main thing holding it together was thick coats of paint. The front door barely worked. They said it’s an antique despite pieces of the locking mechanism on the inside not even being attached. They were just there being held on by gravity and the grease of decades of neglect. The house was clearly sinking. Most of the electrical outlets looked like they were originals and didn’t function. They replaced some of them and broke my laptop’s charging cable during the process. They also didn’t fix them properly as they were improperly grounded. Most of the opening mechanisms for the windows were broken, so they were permanently shut. The upstairs heater was broken. Then summer hit and the bugs started crawling in through the front window, which apparently was improperly sealed. At least the AC worked. They also have some annoying requirements around renting. They require an in person tour of the property beforehand by you or someone representing you. They only accept cashier’s checks or money orders for deposits, despite accepting online payments for rent. They forced me to subscribe to some air filter monthly service. I didn’t use the HVAC for most of the time I was there. Unnecessary wastefulness. The exit was about as pleasant as the entry. I don’t understand how someone can be so bad at communication when that is their job. Listening is key. TLDR. House was trash, management was like talking at a wall, but they at least let me be for the most part.

Negative experience: My partner and I have had an awful experience leaving our lease. Originally we were told to only pay the actual damages, including lost rent. We were told to pay that after the lease had been taken over by a new tenant. They only told us there was a new tenant when I asked, otherwise we would not have known. Secondly, they are charging us a late fee for months that we already paid for in the actual damages. We are being charged a late fee for July when the lease has already been taken over by new tenants. Sleep Sound is refusing to answer phone calls or schedule a meeting to be able to discuss this.

Fantastic experience: We scheduled a tour for one house and that same day they were flexible to our request of touring 3 units. We ended up really liking the 2-bedroom and decided to apply. Bridget was our main contact and she has been very responsive and open to all of our communication. We were able to finalize the application within a week! Since then, Bridget has continued to respond promptly and professionally to all of our requests. Overall, I have the impression the company is on top of the needs of their residents. Fantastic experience: Both Caitlin and Bridget helped me to lease my house, they are both absolute sweethearts and I’m very happy that I was able to rent from Sleep Sound! Upon move in the house was very clean, I wiped everything down and didn’t even see dust on a napkin. I had 2 very minor issues with the house when moving in, their maintenance team responded promptly and Brian, who is also very nice and knowledgeable, came to the house(almost an hour out from their office) very quickly to resolve the issue. Negative experience: In renting my current apartment, there were multiple strange aspects including requiring that paperwork be signed within 1 day of being received, originally not agreeing to let me move in on a weekend because their office was closed (eventually they did because I pressed the fact that their email mentioned moving in via lockbox), not sending me the lease to sign until after 4 P.M. the day before I was set to move, and not having garbage set up for residents- and far more. Even though I believe I was the first resident to move into the apartment building, it was still a shock to realize that there was absolutely no receptacle for trash/recycling, no dumpster, trash room, etc. Now, all that being said, the person who gave me my original tour was extremely friendly and genuine, was extremely open to showing me what I asked and answering questions, and even made suggestions as to places that might better suit my moving needs. And the person who handled the leasing interactions has been very quick to respond, helpful, and has proceeded to be both even after I've moved in. Overall, it was not the most disastrous moving experience I've had or a bad team of people it seems, just some very strange requirements, expectations, and ways of handling their business.

Fantastic experience: Brian came by today from maintenance and wow what a good experience, not only did he solve the issues we called about but even went above and beyond by fixing the handle on the toilet(which wasn't even a big deal). Fast and efficient, awesome work.

Fantastic experience: Sleep Sound has been a great Property Management company to work with and when needed, any repairs or work needing done is painless! Corresponding with both Bridget Perales and Michael Magsayo has been a breeze. Lots of great folks here who make sure any questions or concerns are addressed quickly. Edit to add: recently had a technician come to resolve a maintenance issue for us, and wanted to give Nicholas Olson a shout-out. Well done!!

Negative experience: Unfortunately Sleepsound Property management has been unresponsive to complaints about safety in one of their properties, and has cited that their hands are tied despite law enforcement telling tenants that Sleepsound is well within their legal rights to evict the tenant causing safety concerns. The company seems to not care about its tenants, and is attempting to silence negative reviews to save their reputation. Even if their hands were tied, the least they could do is respond to the dozens of emails and voicemails that were left for them, but that didn't happen.

Negative experience: We recently started renting with Sleep Sound and have had a positive experience so far. Mariela has been very responsive to questions and service requests, and Brian who handles small repairs is prompt, reasonable, and attentive. The property was in great condition when we moved in. ETA: Things have gone downhill with Sleep Sound. We submitted a complaint about a leaking washer in January of 2024. They told us it was our fault, which we objected to because we have always cleaned it and left the door open to allow the washer to fully dry. December 13, 2024 we again submitted a maintenance request because the leak was worse and the washer had begun smelling rank and making our clothes also smell sour. They sent a technician out and determined we need a replacement. Home Depot arrived a week or so later to install the new machines, but they could not do so because of an outdated outlet. Sleep Sound then sent a technician out in early January to inspect the outlet, and he determined he could not do anything. Sleep Sound told us on 1/28/25 to expect to hear from an electrician to schedule repair, but we heard nothing. We reached out on 2/12/25 about the silence and heard nothing. We reached out again on 2/17/25 and finally heard back that "replacing [the outlet] is very expensive" so they were "searching" for other options. There was no information about a timeline or next steps to address this issue. In the meantime, the washer and dryer both screech when they are run. The smell is awful. We work from home and the habitability of the house has been impacted. This issue has now gone on for over a year. We are extremely dissatisfied with how they are handling it, and we now have to take our laundry elsewhere to avoid the sour, rotten smell of the washing machine they are neglecting.

Fantastic experience: I've been working with Sleep Sound for over a month since I moved into a rental home that they manage. They have been extremely attentive, quick to respond, and very efficient in responding to my questions and a couple of repairs. I highly recommend them to any property owner--and if you're a tenant, know that you will be in good hands!

Fantastic experience: My girlfriend and I found this house to rent and we've been happy with the responsiveness of the property manager. While there is little voice and/or face-to-face contact, the Property Meld portal helps track work orders or questions we as tenants might have. For example, recently a small tree fell down in the backyard due to the weather, we went sure to replace it or pull it ourselves, and it was replaced within 24hrs by contracted landscapers, almost sneakily lol. We just want to make sure we respect the house and document any and every issue we encounter while we live here.

Positive experience: Bridget is super helpful and responsive. They are clear that communication is best via email, and it is! She answered all of our questions and arranged for us to do a second walk through the place to take measurements. They provide great service and answer all the questions you ask. They are professional and do a thorough screening of previous rentals you’ve had and corroborate any information that you provide them with. The only part that was challenging is the third-party company they use for animal screening: PetScreening.com. They would not accept an ESA letter written by a registered MD and primary care provider because they wanted some awfully specific language in the letter, they also refused to get in contact with the PCP to confirm the details, so we have not been able to certify an ESA dog to this day. We read numerous comments online of people having similar experiences with the screening service.

Fantastic experience: I worked with Bridget on leasing and was very happy with the experience. This company's process seemed to be different then my previous rental experiences. The background check took a little bit longer, and some of the paperwork seemed odd (had to sign an Agreement to Execute Lease, before seeing the actual lease). However, they do document the process well on their site, and Bridget was very prompt in answering many specific questions I had in the process which eased my concerns. Maintenance is contracted with another external company so I can not speak to that experience yet, but I was very happy with Bridget and Jaime on the leasing team. Update 1/25: I had some maintenance requests and found the process very easy. The more specialized care is handled through an app that uses subcontractors, but sometimes Sleep Sound does it themselves. Brian form Sleep Sound came over and quickly did some work in the bathroom. Overall I was very happy with the process and prompt response.

Fantastic experience: Julie is so great to work with. She's communicative and thorough. The thing I appreciate the most about this company are their standards. They want properties to be in great condition, which benefits both the tenant and the landlord and I respect that. Often attention to detail is lacking from property management companies. I will definitely work with Sleep Sound Property Management for all of my future rental management needs.

Fantastic experience: Nick our service technician was awesome! He came to our new home and got our door fixed within 10 mins. The latch had gotten gunked up from use by the previous tenants and he was able to repair it without having to replace the beautiful door handle.

Fantastic experience: We enjoyed working with Sleep Sound. They gave us a very reliable rent estimate of our home based on nearby properties. After the rental, Chris B helped manage the property for 2 years. The property was kept in pristine condition. He regularly gave us updates. During the transition from one tenant to another, Chris handled it seamlessly. We highly recommend him. Thank you.

Fantastic experience: Bridget and Jaime helped us through our move and it went well. Bridget was super helpful and understanding and was able to be flexible with our hectic schedule. Had some confusion about a couple things but they were sorted out promptly. DON’T try to visit the office, there is no outside access which is inconvenient but email they respond quickly. Look forward to staying in our new home with Sleep Sound Property Management.

Fantastic experience: This is my first apartment experience and I have leased with Sleep Sound since June 2023. I enjoy the functionality of their services and Caitlin Austin has always been as helpful and thorough as she can be. Fantastic experience: This review is for the Sleep Sounds maintenance program property meld. We enjoy living in the house we are currently renting however with most properties regular maintenance is required. They use a system that allows communication through a web portal. We had some issues in the last year such as broken sprinkler heads, a washing machine that just stopped working, and bi-weekly lawn care. Our contact Anna Maroshenko and her team have been very responsive to all our requests and send repair technicians very quickly to resolve any issues.

Fantastic experience: We were looking for a new place as our lease was ending. This was the first place we looked and it was the last! We signed the application and Bridget was there with us each step of the way. She was a phenomenal help; she answered every question we had and answered them in a timely manner. The entire Blue Team at Sleep Sound Property Management has been super helpful! And we couldn’t be more happy to be living at our new place.

Negative experience: I wish I could give no stars. Terrible terrible company. They take ages to respond to maintenance request. And try everything in their power to charge the home rather fix issues with the actual house. When the home is inhabitable due to no heating, Vermin, or whatever the issue they will not accommodate or lower rent without you having to put up a fight. Save yourself the struggle and move onto to a different company. No home is worth the issues. It honestly seems like they make fake reviews to make the company look better because every resident who has worked with this company in the past that I’ve spoken to has only negative feedback. Take this opportunity to avoid a headache and issues. Not only that but they charge a cleaning fee to move out however when new movers move in the homes are dirty and a mess. Save yourself before you get stuck.

Fantastic experience: I almost never write reviews but it would be a crime if I didn't share my experience with this wonderful company and an amazing property manager by the name of Laura Arnold. She assisted me even over the weekend, was very friendly and helpful, pointed me in the direction of units that had no applications on them (so mine would have a better chance,) and the cherry on top is she moved my application forward so on her day off some-else could assist me. I had so much anxiety surrounding looking for an apartment before having the honors of meeting Laura. Sleep Sound is such a wonderful company with wonderful employees. Thank you all again and thank you Laura. I will religious come back to this company for Apts.

Fantastic experience: Jaime and the team at sleep sound have been so helpful in getting our home leased for the first time. We are first time landlords , and the team has made the experience very seamless and stress free. They were able to get our house rented in a matter of weeks of being live , and move in ready a few weeks later. They were able to coordinate minor repairs and cleaning too that needed to be done which helped take extra work off our plate. Highly recommend using sleep sound if you are looking for a property management company to trust your home with. Thank you sleep sound!

Fantastic experience: I have had a great experience working with Caitlin Austin at Sleep Sound while living at one of their properties over the last few months. Overall, Sleep Sound has been easier to work with and more responsive to my concerns than other property management companies I've experienced in the area.
