Fantastic experience: We have enjoyed working with Brickley’s over the last 3 years. The service has been great and we have not had any issues. The portal makes it easy to communicate and submit requests as needed. We also receive very timely email responses. This has made our renting experience very easy and stress free.
Fantastic experience: Brinkley’s is amazing Jason helped me the whole time with questions to apply for this house we fell in love with. Naomi was also amazing and helped me every step of the way and got me approved. After some issues came up and I wasn’t able to get the house after all , she was very understanding. I’m really sad I couldn’t rent with them now but hopefully I still can in the future because they are amazing. Definitely recommend if you’re looking to rent .

Negative experience: If you are a home owner considering Brickley's, run away! Nick is a known liar. He and his company will do absolutely nothing to help you if anything goes wrong with your house. If you complain, he will terminate your contract. You are far better off just using something like Avail. The free (or trivial cost) tier will actually provide you with better service than Brickley's. I used Brickley's for years, and as a land-lord of nearly 20 years, I can tell you that under no circumstances should you consider working with Nick or Brickley's.

Fantastic experience: So far so good! Everything was fairly convenient, well communicated, and quickly handled as far as getting our lease going for a rental property. I'm hopeful that based on the quick and professional responses we will have a great experience with the Brickley team throughout the duration of our lease.

Positive experience: Overall, I had a great experience with Brickley. One of the hiccups that did happen was the first day we moved into our house. The AC unit was broken and they didn’t tell us. Even though they knew about it the day before. They did offer a window units, but the AC was not fixed until about two weeks after. The also never really updated us on the security in the home and the AC and heating system. We were also never told that we had to go to the post office to get a mailbox key, which should’ve happened when we first were let known that we got the house because then it took two weeks for us to get a mailbox key. other than that brickleys has been very understanding and supportive of our situation and helping us with anything that might be of issue.
Positive experience: The process of renting our home went smoother than expected. It took some time, but we were so excited to get into our new rental home! Jason was a big help with any questions we had. Unfortunately the AC was not in working condition the day we moved in, and we were not notified. However, we understand things happen and Brickleys has been so helpful during the process of getting it fixed. Both Tara and Jason have been such a big help making the process smooth. Appreciate all you do!

Negative experience: I'd like to say something good, but I can't. My rent and water bill get messed up nearly every month, and nobody seems to be able to fix the issue. I have both set up on autopsy, yet I keep getting ominous notifications. Please fix your accounting software, or change it.
Fantastic experience: It's been over a year since I moved out of the property managed by Brickleys and I was at the property for over two. I appreciated everything that the Brickleys team did when it came to moving in, moving out and any maintenance requests that came up. I was trying to find a place to rent during that period where it was worse than house hunting but the Brickleys team worked with me and my ex to get us into a house large enough for us and our pets. They were always quick to respond and worked with us when maintenance requests came up. I appreciated the communication that was around such requests. I was notified when they received the request, what they were doing like reaching out to vendors and they would instruct the vendors to call me ahead of time to ensure they could get in. Even moving out from the property was as seamless as it could be considering my situation when my ex and I split. Which, even when it came to paying the cleaning fee (which I don't blame them for the charge) and the last utility bill, it was easy to do and there was plenty of communication around it.
Fantastic experience: I've been renting from Brickleys since 2020 I think the management company took over, and I'm still here today 2025 just signed a new lease and I like they let me do a 2 year lease , I've never had any issues personally myself. I would recommend them as a company to rent from.

Positive experience: I can’t say working with Brickley’s Property Solutions has been a totally negative experience, but it’s not exactly a positive one either. As an applicant, I felt that the communication was lacking and at times, the conduct was unprofessional. Even as far along as we were in the application process (and hundreds of dollars in application/pet screening fees) they stilled archived our application for not responding promptly, and moved onto another applicant. We were notified AFTER the fact and weren’t given any sort of notice. Thankfully, the other applicant backed out, and we were able to reopen our application, which was a quick fix. The move-in was fast and very easy. As a tenant, I don’t have many complaints. The house wasn’t in the best condition when we arrived (bugs/dirt everywhere), but any maintenance issues we’ve had since moving in have been taken care of in under a week from making the request, which is amazing. Also, Jason is a sweetie-pie and I appreciate him so much!
Positive experience: With this property manager, there’s definitely some room for growth, but also some things that are done well. As a resident, we really don’t have any complaints, any maintenance issues we’ve had thus far were resolved in under a week, and our move-in process was very well-organized. As an applicant, however, communication and professionalism are definitely things that could be worked on, especially as it pertains to transparency during the application process. If you are applying for a property with Brickley’s, MAKE SURE you are responding to their requests for documentation IMMEDIATELY. If someone else responds before you, no matter how far you are in the application, they WILL proceed with that applicant instead and archive your application. Apparently you only have a 48-hour window to respond, which is not something that was shared with us until after our application was archived. Thankfully, the other applicant withdrew, and we ended up getting the property we wanted. Also, Jason is an absolute saint. His patience and understanding are really appreciated, and he always makes sure to take care of your concerns right away.

Fantastic experience: From applying to signing the lease, Naomi was thorough, helpful and answered all of our questions and was accommodating when it came to picking up keys. We saw and loved a home- applied that night and we are both happy with our experience. I’d recommend going with Brickleys if you’re looking to rent.
Negative experience: This management company is a fraud. They take your application money, never process your application, and ask for the same documents multiple times. Will be reporting them for their fraudulent activities. Beware. 4 employed adults making 3.5 to 4 times monthly rent and they send an email saying we do not make enough without every clearly having reviewed bank statements provided. Also, the only take bank statements you cannot provide paycheck or w2 or any other form of income. So if your an independent contractor definitely find another place as taxes are not a form of income with them. Offered to pay the entire one year lease. Making 64k a year and they said I do not make enough with three other people who are employed for a 1750 home. Such scamers. The documents they are talking about came directly from my sons bank. The same pdf were accepted from all the applicants. They were provided directly from the bank.

Most of the documents provided to us were just fine, but one of your party members did submit verified fake documents, which is what caused the decline. If you can get a release from all the applicants to share all the records with you, I would be happy to show you exactly what we see. The evidence is clear and obvious. We have a policy that prevents us from moving forward in this situation, I am so sorry.
Fantastic experience: Very friendly and helpful team. They assisted me with fully learning and understanding the contract and I’m excited to move into the property.
Negative experience: While communication with Brandi and other company employees was pleasant, I cannot recommend renting from this company. The service it provides is subpar, offered at an exorbitant rate and accompanied by shady fees and practices. When we moved in, our kitchen drain immediately backed up into our downstairs bathroom sink, and both were unusable for over a week while an incompetent maintenance person didn’t show up on time, left our kitchen a mess with equipment on the floor, etc. I work from home and have two small children who were ill during this time, and it was a nightmare. The house had multiple problems and was poorly maintained—it wasn’t an inexpensive place. For a four-bedroom house rented at around $2k per month, the value for money didn’t add up, in my opinion. For the privilege of paying my bills through their online portal using a debit card, I was charged around $10 per transaction. Our move-out date was November 30th, and I still have not received my deposit check, which was apparently sent via certified mail in spite of my request to pick it up in person. This may be a good company to work with for a property owner, but it is exploitive toward renters.

Negative experience: Worst property management source I've ever dealt with in every professional aspect. If you own a home I'd strongly suggest against using this company to manage your property, as they're doing a disservice in providing good qualified candidates and losing you opportunity and wasting people's time and money including you the property owner. They don't have anyone's best interest at heart beside their own. I will never again deal with this horrible property management source. Also Brandy is horrible with communications in terms of professionalism and returning communication in a timely manner.

Fantastic experience: To be honest, I was quite nervous and somewhat overwhelmed in the beginning with the process of renting a home through this company BUT Brandy was more than helpful, informational, patient and consistent with helping me through the process! Fantastic experience: The application process was relatively straightforward and easy. The process to view a rental was very easy and I was able to view same day on a weekend. The whole process from start to finish took about two weeks and Brandy was very professional and willing to answer questions. Renting a new property is always stressful, but I would go through the process with Brickleys again.
Fantastic experience: Excellent management company. I rented from them for 4 years now. Today is the first day of a new management company taking over the property I am renting. They have had horrible communication and In a very nonchalant way stated that they want to raise my rent by 50 percent but is willing to settle for an increase of a little over 30 percent. I wish more property owners would allow Brickleys to manage their properties. They keep the owners and the tenants both happy. Needless to say I am now vacating the property I have been at for 4 years and was planning on staying another few years.

Negative experience: I had the misfortune of dealing with a Brandy Luchetti who I found to be the most unprofessional business professional I've ever come across. We were attempting to rent a home and after a relentless string of emails in which we were prompted to supply sensitive information, which we did, it was clear that our application process had not even began. After submitting month's worth of bank statements and financial information they continued to ask us for more information including going to third-party websites to supply additional information and credit card information. They sent an email informing us that if we did not supply our information to third-party websites that our application would be denied. After calling Brandy to express my concerns with rampant scams on the internet and third-party websites she became extremely defensive and rude. She began to speak over me and insist that if we did not send our information to the third party website within 24 hours our application would be denied and deleted after we had already paid a $100 fee. She exhibited a complete lack of respect for potential renters and the safety of their information. When I asked to speak with the supervisor she insisted that she was the supervisor which I later found out was not true. I've run across a lot of scams trying to rent from people on Craigslist and other websites and she seemed exactly like those people by being so demanding and insistent and showing such a lack of concern. I would personally never pay money to these people again especially because they insisted that there was no way to go through the process without dealing with this Brandy individual. I don't care what the company's policies are I would never feel safe giving information to someone so rude to potential customers or renters. I don't think the company should be having such poor representatives handling people's information either. After the entire incident I feel like my information is vulnerable now having been given to her and I just have a bad taste in my mouth with the whole situation. Overall I would not recommend this company or their employees to any homeowners, or potential renters. I would absolutely continue looking for someone who cares more about their customers and strives to make the process easy, safe and comfortable for them. This is not that company.

Fantastic experience: Brickleys Property Solutions was quick to respond to any inquiries I had in the rental application process. They include youtube video tours of all of their properties which makes figuring out if a place is right for you much easier than just pictures alone. Additionally, their process to view properties in person takes only minutes to apply, and can be viewed same day and self-guided. I've rented from a few different property managers over the years and have never had a process as seamless or quick as this one. Even with them having to review our applications and background checks with the property owner it took us only 7 business days from initially viewing the property, and only 6 days from applying, to having the keys in our hand. Mind you, this was over the thanksgiving holidays as well! Very impressed with the whole process and Brickleys' professionalism, notably Naomi as she was our main point of contact.

Negative experience: AWFUL COMPANY. SEEMS LIKE A SCAM. We wanted to apply. We called in to ask some questions about filing out the application and some details. We got the answers that we needed( or so we thought). We put in the application based on what they told us and paid $100. Within 24 hours we got emailed saying they were putting our application on hold due to lack of info and even though we paid they were not going to wait for our response they were going to allow others applicants to proceed before us and not refund our money. We called in and Brandi ( the application manager) was awful. She did not have good reasons for what they were doing. The things she relayed to the front desk to tell us that led to us putting in an application she now said we could not prove she said to say that. She made this Statement multiple times in defense of what her office said at her instruction. CONCLUSION- OUR APPLICATION WILL NOT BE PROCESSED AND THE MONEY WILL NOT BE REFUNDED. We will also not get a legit reason they are doing this.

Positive experience: I am returning my keys today after a 16-month lease with Brickleys, so I've experienced every aspect of the process except deductions from my deposit. I noticed some reviewers here hate that you can offer more than the asking rent price for the property you're interested in; I managed to get my unit offering exactly their asking price (I did not offer more or less). While I can understand why that isn't a great look, I think the company tends to treat rentals more like buying houses and less like any price non-negotiable transaction. My only complaint is in regard to maintenance requests. Sometimes I would get a response about a request same day or next day, and other times I could wait several days or even longer. I don't know if that's the fault of the person handling the requests in Brickleys office or the fault of the contractors they use. On occasion, I've reached out asking for status updates after waiting for a time. If their office is on top of these requests, it would be nice if they used contractors who were quicker to respond or less booked, maybe contacting several options and seeing who is first available. All in all, they were fine to work with for the most part, but I'm glad I won't be renting from them any longer because I bought a house.

Negative experience: Look elsewhere for property management and renting a home. My partner who has working in property management for years and my mother who has been Property Manager with BHHS for almost a decade has never seen such shady business. $50 application fee per applicant over 18 (understandable) then $100 "lease writing" fee to ... write me a lease? This is only completed if you application is completed submitted in full. You pay the fees, THEN they talk to you about any details that may help your application. Only if Brandy (the leasing agent) feels like getting back to your email in 24 hours. Not even joking, would email her in the AM and would get a response next day. We completed the entire process, viewed the property, submitted all payment. Even confirmed with their office staff we were the only applicants on a property, to be told after July 4th they had someone completed and in process of having a lease created. I guess they work faster for applicants they want to work faster on? Called the office staff to inquire on the situation, was told "It is not a good use of my time to look into this for you, so I recommend waiting until you hear back if the applicants ahead of you are even approved for the property". I guess applicants appear out of thin air. Again, look elsewhere for a property management company. Total scam , money hungry, not worth the time or heartache.

Negative experience: Pretty scummy company. Would recommend just about anyone else. Don't waste your money applying for something that 20 other people have already applied for. If you are going to apply here I would recommend calling them first and ask how many apps they have on the property. And also does it really take two weeks to run a background and credit check?

Fantastic experience: We have concluded our time with Brinkley's so I can write an honest review of them from move in to move out. I can truthfully say that they are an honest and professional company. They never did anything shady that made me question their integrity. From our first inquiry about a property to having the keys in hand was about 4 days. They were quick to handle maintenance requests and fixed the issues with trusted professionals within days. I liked that they use an app to submit maintenance requests to make it an easy streamlined process. Whenever I needed to speak to someone they would answer the phone or respond to emails in a timely manner. Our move out inspection and security deposit refund was fair. I didn’t feel like they tried to milk us of that or charge us for silly little things. My only complaint is that it would have been nice to have a short list of things at move in such as when trash day is, told that recycling is picked up biweekly and where our mailbox is at, which box is ours as well as that we need to get the box re keyed at the post office. Those were some things that we had no idea about that would have been helpful but overall we had a great experience with Brickleys and I absolutely would recommend them to anyone.

Negative experience: 6 years after renting from this company I am still getting harassed by them. In 2017 I was living in a Prickleys Property Solutions property. I had a falling out with my roommate at the time and moved out. I had my name striken from the lease and moved on with my life. In 2021 when I went to buy my first home I discovered that Brickleys had been inaccurately reporting my rent for the last 4 years to the credit bureaus. This caused a huge pain for me as I had to call them and establish that I had not done business with them since 2017, that I wanted this off my report, and that this has created a liability for damages to me by Brickleys. After a month of phone calls I got the issue resolved, or so I thought. Last year in 2022 I received emails about renewing the lease for a house I had not lived in for 5 years. The former roommate still lives there and they still had not updated their records. I told them in very certain terms that further communication about this property will be considered harassment. Yesterday I received another email to renew the lease for the property I have not lived in for 6 years now. The lady on the phone was rude when I called understandably upset. After 6 years, multiple phone calls, inaccurate reporting on my credit and lease renewal emails for a property I have not lived at in more than half a decade, I wonder will they this company try to sue me for back rent on this property, or come after me for damages to the property more than half a decade after my former roommate took over 100% liability for the property. Ridiculous.

Fantastic experience: I'm so glad we found this company. We recently moved out here on military orders and had limited time to find a rental home. First off, We used a couple other companies at first that we found through Zillow and did a few showings. We were pretty disappointed. We were running g into issues left and right with communication issues first, and then we would go do a tour and the house would be absolutely disgusting. Then we found Brickley. Right off the bat, the homes on thier website looked night and day nicer than what Zillow was offering and we found a couple that were not on Zillow at all. One to include the perfect house. The right one. We applied immediately and started the process. This company is very thorough in thier application process and it did take just under week to get a lease written up. In that week, we checked out a few other homes through Brickley and I must say, they actually looked like all the pictures showed, unlike other companies that used old photos and didn't show the true nature of the home. Every single house we looked at through Brickley was nice. But overall we got the only one that really stood put above the rest. Thank you Brandy for making this a pleasant experience and for following up with us in a timely fashion when we emailed. I definitley reccomend this company if anyone needs a rental in the Albuquerque area.

However, after my first call over a week ago, I felt the secretary was rude, I read other reviews and I agree whoever answers the phone Is a total snot, last 3 calls! Fantastic experience: We have been fortunate to have found Brickleys to rent a home. Process was pretty straightforward. From the day we picked the house to the day we got the home was less than a week. We’ve been in an apartment for the last 7 years and our lease was not going to get renewed due to the apartment complex transitioning to luxury apartments. Brandy was extremely helpful in making sure we provided any and all documentation needed in a timely fashion to guarantee that we optimized our chances to get the home. Fantastic experience: I’ve rented homes all over Albuquerque and have dealt with some of the worst communication, lack of care when problems come up, and property owners wanting to solve problems and cheaply and poorly as possible. This is by far the best experience I have ever had as a renter. The staff is always prompt to respond to emails, maintenance requests, etc. They are also incredibly pleasant to communicate with. Any broken our outdated utilities in the house always get replaced without dispute, and things are always in working order in a timely matter. Brittney and Brandy have been so quick to answer my questions and keep me updated on the status of paperwork, communication with the owner and maintenance requests. Moving in was a breeze, as they made the process easy and manageable. They also made sure I had everything switched over to my name and accounts, and gave me plenty of time to do so. It feels like they genuinely care about the comfort and livability of the rental homes. Very happy renting from this company and plan on staying in this home for a while.

Negative experience: Do yourself a favor and stay clear of this business if you are looking to rent. They treat it as if you are buying the home. I sent in paycheck stubs, w2. That wasn’t good enough. They won’t accept it. They asked for bank statements. I sent those in. They got rejected. Even though it shows my direct deposits. Nope they wanted detailed bank statements. Why is it your business to see what I spend my money on. The first set showed my deposits from my job that I’ve been at for 9 years. Went ahead and sent those in. They also want you to bid to pay more money for the rent. Seemed so fishy. Have you seen the market? It’s so overpriced as it is! This went back and forth for a couple of days. Tried speaking with Brandy. Not available. Fast forward a couple days. Got a email stating the owners were going with someone else. Okay. Fine. Couple days later… get a email saying the owners didn’t pick them. But wanted to move forward with our application. But FIRST!! they wanted more money!! A pet application fee! Per pet. Not a deposit, that was going to be even extra on top everything else. We paid that as well.. jumped through all their hoops and paid well $130 just to get a email stating the owners changed their mind. Note: We bring in well more then enough money. Proved it. Been at the same job for 9 years. Been renting our current house for 7 years. Never a late payment. Owners would state I’ve been amazing there. But I’m sure they didn’t ask. All they want to do is take your money. This company is nothing but a scam. It’s unfortunate, it’s hard and expensive as it is to get into a new house. They certainly made it so frustrating. I can only imagine the thousands they make off people this way. Not a good business practice. Pretty pathetic I would say. If I were you, I would take my business elsewhere.
Positive experience: Update several years later: I did this review originally for monetary compensation. This is a broker that connects you with renting landlords. YMMV. Great prices and a wide variety of locations to fit any budget. Previously used a pretty shady maintenance vendor, but that has since cleared up.
Fantastic experience: We have had nothing but positive experiences with Brickley’s. They respond immediately to any issue or question, and are professional and kind. Maintenance requests are promptly addressed, and the service providers are great to work with. We wholeheartedly recommend to renters and property owners!
Negative experience: Application is difficult and frustrating. Most rental properties easily take paycheck stubs. This company will only take your bank information to confirm regular pay. So they do NOT consider your gross income like other property managements. They want you to connect your bank and that's impossible, so in that case you will need three full months of bank statements. And you cannot save the application for later so make sure you have backup information because a lot is unaccepted..

Fantastic experience: This is my first time renting so it was a bit stressful but Brickleys always responded within a timely manner with the information I needed. They provide plenty of documentation which can seem overwhelming upon receiving but all the information they sent over was very beneficial.
Negative experience: Renters beware! Brickleys Property Management is a scam. We had the displeasure of working with Brandy. After paying an application fee and providing information on it. We still recieved email after email of Brandy asking for more information daily. I did call and ask what other information she would need to get it all to her in one sitting instead of waiting 24 hours each time. It was days of back and forth. After we finally provided them with information repeatedly they notified us the property was in "high demand" which would mean the property owner was raising the monthly rental rate. We decided to still move forward. Then they basically make the properties they have listed into a bidding war. Just to see how much money they can get out of you. This company has an endless process of baiting and switching just appearing to want to collect as much "application fees" as possible. Did also let Brandy know that I have an ESA and service animal in training. I asked to send them the pet profile through the pet screening website/company they use as I already have an approved status for them. She claimed I couldn't send it in ahead of time. Then in an email later on claimed we could. We also listed the preferred move in date on the application just for them to ignore it and ask repeatedly. What is the purpose of the applications if the company doesn't even bother to look at them. We want our application fees back. What a horrible company price gauging is not right! Staff are not professional and do not care about their clients. Take your money elsewhere when looking for a home.

Fantastic experience: Nick assisted my wife and I with the purchase of a home to utilize as a rental property. Him and his team were great throughout the entire process of purchasing the home, coordinating needed repairs after closing, and getting renters in.The entire team is friendly, knowledgeable, and professional! From the start of looking to purchase a home to having a signed lease agreement took 2 months! As my wife and I live out of state all of this was conducted via emails, phone calls, and face time. Despite all of this the experience was beyond easy. 10/10 would recommend Nick and team!
Negative experience: Money hungry don’t waste your time we needed a place and we spent a month transferring our applications form one place to another and nothing. Brandy is the worst .I really just want my money back cause they literally did nothing for me what so ever I feel like I could’ve used my money elsewhere . With a company that takes us seriously. So if your planning on renting a property with this company just know you will be on hold and she will make you look bad when talking to the home owners .The expectation that applicants just spend all day waiting for another form letter so they can jump at a chance of rejection

Negative experience: The main thing I appreciated about Brickleys was being able to tour the homes at your convenience without having to schedule with an actual person. It worked well since my partner and I both work. The application and approval process is a bit nerve-wracking as it all comes down to which applicant can get their things into the agency quickest. I can’t comment on how they treat their official tenants, but so far so good. Edit: After calling to confirm the leasing agent would be available during the lunch hour to provide signed lease and keys, the leasing agent was “on lunch” upon arrival and I had to wait over 30 minutes for her to arrive, despite paying all the fees for move-in a few days earlier. Multiple issues with the home upon move-in resulting in time/energy wasted on waiting for their vendors to arrive more than an hour late to scheduled timeframes.
Negative experience: We found a property on zillow they manage. Basically we saw the home, decided we liked it, so started the process. It was ridiculous because it was send this document, oh this is insufficient we need this. So days of this. Than we get an email about paying the $120. I called and wanted to talk to Brandy instead of this emailing because I felt as though she only read what she wanted because I would give her the answer or ask a question to get an email basically repeating what was just said. Three of us applied because it said anyone 18 or older. Well my mom is 72 she hasn't driven and than she had been hospitalized and the covid thing we have a driver's license that recently expired but they wanted me to make appointments and go get my mother a new id the wasn't expired. I could see that being a big issue on something but my mom is 72 and disabled sao basically paid the fee to get told until we have a current ID. It was days of back and forth and we were told our application wasn't going to move forward until we had it. Just kept asked for more and more and never took our calls and to not allow us to move forward because my mothers id is expired when she doesn't need it 99% of the time because everything is done through me. So it was a waste. Paid $120 jumped through hoop after hoop sending more and more of what was asked to just find one small thing to say sorry we aren't moving forward.

Fantastic experience: We have been looking for a house to rent for most of this year! Brandy was the agent we worked with and she was amazing. She was very responsive to email and even during my technical difficulty she was patient and was able to get us a lease for a home. We can't wait to pick up our keys in the morning! thank you!
Positive experience: The application process was very thorough and the staff was very responsive via email. I have a dog so there was a $20 pet-screening fee in addition to the original $40 application fee. Once selected for the property (after two other candidates fell through) the instructions provided were lengthy but detailed. There was a one time, non-refundable pet fee of $250 (due prior to move-in) and an additional $25 in monthly rent to accommodate my pet. This, to me, was an excessive amount which I inquired about changing; but the company's response to my inquiry made me believe that if I asked the owner to waive or reduce those charges, that my application would be withdrawn. In the end, I didn't feel like dealing with the hassle of re-negotiating lease terms so I moved forward and paid the pet fees. They have a requirement to view the property before being able to continue with the application process, but I was not in town yet, so I had a friend view the property for me. The property was offered "as-is", but could have used additional cleaning (sweeping mostly, and odor abatement) prior to my move-in. I could have requested additional cleaning, but again, I felt that this would have delayed my application timeline or caused it to not be considered. If you submit an application, there is not a linear approach to how the homeowner views your application, so you never really know where you stand until the company tells you that they're moving forward with your application screening process. This left me feeling in limbo, continuing to search for other homes to rent. The key pick-up process was easy at the management company's office and they were very hospitable.
Fantastic experience: I was drawn to Brinkley’s from the reviews, great selections of rental homes, and a clear application process. Leasing agent, Brandy took my phone call was able to answer all of my questions and I was sure I wanted to apply with them. Only a few days later we found a house being offered by Brinkley’s, scheduled a viewing and applied to the using their clear and concise online process. There were little to no surprises in the process and the few times we needed clarification, Brandy responded with prompt and clear emails. Overall, we were very happy with the outcome and highly recommend Brikley’s to anyone looking for a rental home.
Negative experience: Money hungry. They will not give you much info until you pay. I paid them $120 just to be told they cannot count my wife's income because she does not get direct deposit. What a disgrace. Do you really need to take chump change to stay in business or do the owners just like getting a kick out of ripping people off. They didn't even run a credit or background check. Positive experience: They seem to be decent. However they don’t seem to keep a close eye on the properties they manage. There was one house we liked but it needed to be cleaned, as the cupboards were still full of spices and kitchen goods, and there was broken glass on the floor. They kept insisting the property was ready to be rented “as-is”. No decent tenant is gonna sign a lease for a property in that condition! Eventually they agreed to a rent concession if we cleaned the property ourselves. Okay, fair. After we moved in we discovered that the swamp cooler wasn’t working; they said that it was ready for the summer but it was missing water lines and the cover was still on! To me that seems like something the property management company should take care of before tenants move in. To Brickleys credit, they have been very responsive and friendly whenever we contact them. I just think that these issues wouldn’t have existed at all if they sent someone out to look at the property before leasing it out.

Negative experience: Horrible company!!!!! They are super rude and I feel like they string you along. They also ask you to present the owner a offer basically over asking price... They are price gauging people and it's not right. They don't even approve you before submitting an offer to the owner then have you pay a pet application and turn around and deny you. When you call the office the girl that answers is a complete snot!!!!!!! This is the worst rental company experience I have ever gone through and it's very discouraging.
Negative experience: Same exact problems as the review below, they steal your money as an application fee, require months of statements and ask for more and more details. Ask for 2.5 x household income than monthly rent which is reasonable, then applied with roommates to a house and they say our incomes are insufficient individually…..it literally said household income. Super slow responses and they email after you already pay the application fee that there is a high demand and you MUST respond or essentially your application is not getting looked at. I have never left a negative review until this place. Think twice before applying.
Negative experience: This company will charge you for an application fee like most due, but then after they charge you they ask you to basically bid on the property for rent. Asking you specifically how much you are willing to offer the renter to rent the house when there is already a price advertised. They also charge you again for a pet application and then they do a hard pull on your credit just to deny you for a late payment made 7 years ago! Horrible rental company for a renter. I never even met anyone in person.

Negative experience: Property management companies of course are allowed to establish their qualification standards. However when the "qualification process" appears to result in endless bait and switch from the "management" just appearing to want to collect an application fee it gets frustrating...including round after round of form letter emails first saying APPLY, SEND US MONEY NOW then saying applications are on hold because someone else is in the qualification process. Then an attempt to have applicants just give away all personal data and allow access to home banking systems so they can "download three months of statements" looking for income. Really? No disclosures provided indicated this place was evaluating net income as opposed to gross income, again their prerogative. The expectation that applicants just spend all day waiting for another form letter so they can jump at a chance of rejection because all applicants/cosigners combined don't make more than 5x the rental amount in terms of take home income is another reason there is such a housing crisis in NM.

Negative experience: You would think taking over a property that you would want to be nice and informative to your new tenants but obviously not with this company. Instead when you are speaking and trying to let them know the information that was given to you by the property management company that you have been with for the past 2 1/2 years they rudely interrupt you rather than nicely confirm the information or kindly say that unfortunately it was incorrect. They say they are not rude and don’t even apologize for the experience you’re having and threaten to sue you when you tell them you’re going to leave a review. Absolutely horrible that the owners have decided to go with this company.
Fantastic experience: My husband and I are about to rent a property with this company. We haven't been in the rental community for a LONG time, but so far we have had a good experience. Brandy has been professional and answered any questions promptly. Documents have come electronically which have made it easy to review and sign. The house we are renting was clean upon viewing it. Fantastic experience: Speaking with history as a tenant and rentor, I would echo comments about a competitive market/application process. I would also suggest anyone applying to have as much information on hand as possible - including pet shot records! I appreciated the electronic application and viewing, and email responsiveness which made parts of our interaction convenient. There were initial misunderstandings about certified funds, but overall I was really happy with their responsiveness and imagine rentors are pleased with their presentation and professionalism.
Negative experience: They have nice homes available but do not accept people who are employed as 1099. Even though I have 3 years of tax returns and very consistent paystubs they would still not rent to me. Luckily we found another rental company willing to help us.

Fantastic experience: HIGHLY RECOMMEND!!! Brickley’s has been by far the best property management company I have ever worked with in finding a rental property. Unfortunately, we were required to move out of our last rental quickly due to homeowners wanting to move back in and asking us to break our lease so they can go back to residing there ASAP... Brandy at Brickley’s was quick and concise with every form of communication, making the move much more at ease and organized. This whole process happened within a 12 day time frame. Fantastic experience: Rented a property from Brickleys. The house walk through process was really easy. All of the coordination was through text messaging and viewing the house was easy. The application process was very proficient. We worked with Brandy and she was very responsive and helpful with us. We get to move in our house in less than a week from Viewing and applying!
Fantastic experience: Brickleys Property Solutions is the best in town! Aaron took an hour to review the contract with us to ensure we fully understood what to expect from them. He and his team did a great job inspecting our rental and posting our photos and quickly finding us great tenants. They have an online portal so it's easy to view everything and it's all very organized. They are quick to respond and I know on multiple occasions, they have reached out to the both of us if they can't get in touch with one just to make sure we got the information we needed. They have been easy to work with, trustworthy and dependable. They have held us responsible for certain things to make sure the tenants are happy all the while making sure we are happy and not wasting money. He's by the book and fair and I couldn't be happier with his services. They are the way to go!
