Fantastic experience: Aden and Katrina were awesome as a tenet very easy to work with they were able to prosses my application in a timely manner they were able to answer all my questions Katrina was very professional and courteous this company has managed my house for about four years now and they’ve done an amazing job. There’s never been a problem. Maintenance has always been done and corrected correctly and I highly recommend
Negative experience: Please avoid using it for property management, especially for renting out your house. They do not conduct proper background checks. I trusted them and was managing my property. They rented to a mother and son, of whom the son had no adequate background check. The tenants still owe me $7000 in unpaid rent, court fees, and after the contract ends, the property won't support you- you’re on your own. Now I have to replace my furnace because the tenants ran it without a filter, causing it to stop working or give warning signals; this is a clear warning not to trust them with your home, as they’ll rent it out to anyone.
Fantastic experience: Really helpful help me get into a house
Negative experience: I hired AIM to manage a duplex as a trial to see if i should use them to manage more units. I did give them a property in a not so great part of town but they told me they could handle it when i hired them. The first thing they did was throw all the garbage out of the unit on the street for the homeless to pick through when they said they would take it to the dump. Both units were empty and now the whole homeless community knew that. AIM fired the first manager i had assigned to my property and didn't tell me anything. I was calling a disconnected number. They finally assigned another one and he lived in another state. Battle responded to me while i was at the property locking homeless or pretty much daily. They couldn't rent the property for months and when they did their tenant never moved in, leaving to more break ins after i spent thousands renovating and securing the house. It took them from August when the contract started until February to get the back unit rented, and by that time the front unit has paid 2 months and left. It is now March and only the smaller unit is rented, they day i owe them thousands more dollars on back pay for whatever they have done so far, and they are collecting less than half of the rent they told me they would be getting. They over charge for everything so much that i am doing most of the work contacting out any repairs that are needed. I am on the third manager assigned to my house and maybe she responds to my texts 50% of the time. Barely ever do they answer my phone calls. I'm guessing that's why they can't get it rented because they probably don't answer calls off potential tenants. Overall, these people have cost me tens of thousands of dollars, and i would not recommend them to anyone managing property on the east zone. Save yourself the headache and self manage. It's easier than relying on aim. Edit: dropping from 2 to 1 star, just got another $1900 charge with no explanation of what happened. Edit again, finally was able to end the contract with them after leases expired, they kept delaying on giving back security deposits and last month rent for multiple properties. They told me on the phone I would be getting thousands of dollars back and now they hang up on me and don't answer my calls...
Negative experience: I put in work orders with no response I call and tell them I put a work order in and the person answers the phone says oh we were just checking them now after we were without using the toilet all night and half the day before someone came to fix it then recently I have electricity issues I put another work order in early enough in the day to get a response but still nothing now we have no power in the house thank God we have gas heat to keep warm worse part about it all there is no emergency number for emergency like this no way to get a hold of them in a crisis im disappointed and frustrating
Negative experience: DO NOT RENT FROM THIS COMPANY. They will not take care of you and your rights as a renter. They do not take accountability and blame the owners for all the problems. They do not answer the phone, emails, text. I have had multiple issues with my rental which take them MONTHS to take care of, most notably was not having hot water for 3 MONTHS, blaming the homeowners for not responding. I currently do not have a microwave because they will not approve the repair and no trash pickup because the WM bill has not been paid since April even though I gave them a year’s payment worth up front.
Negative experience: I have never been the one to leave a warning review, but I feel obligated to here. If you are a property owner, run away. I own several properties that I rent, and when I moved to ABQ we decided to rent for a bit before picking the right neighborhood for us to buy in. AIM was the property manager, and it was a horrible experience for both us and the homeowner. They would never answer emails or calls (from us or the homeowner) when something was wrong. There was a serious leak around a window that needed caulking and AIM ignored us for a month until I got the owner involved. Then, AIM had the whole window replaced (it was a newer build so the window was just fine) which made AIM more money and cost the owner thousands of dollars. The owner couldn't push back because the window had already been made to size and couldn't be returned. There are several more examples, to the point the owner decided to sell the home rather than continue to deal with it. It worked out fine for us given we were planning on buying anyway. They also made promises to let us know when the checkout process was done so we could address any issues. They never did, we had to follow up 6 times to just to get our deposit back, and when they finally sent it they snuck in a thousand dollars worth of cleaning and damage. I have photos of the house after we moved out that show the perfect condition we left it in (we event patched and painted) but of course, fighting this with a group as unreliable as them is pointless. You can even try showing to their office and nobody will be there during business hours. I just share this to warn others to stay away, and feel bad for the countless others who have had to work with them. I truly don't trust a single good review on the company as genuine.
Fantastic experience: Good quality service very professional Katrina and Aden are awesome and super friendly. Both Katrina and Aden take the time to not only walk you through the process but make sure that they find you the perfect property and at an affordable price both are very knowledgeable and highly informative. Negative experience: As several of the other reviewers stated, from the owner perspective, AIM Properties is not responsive, not professional, does not pass along payments on time and has offered little to no value. Waste of money. Look elsewhere when looking to find a property management company.

Negative experience: I consider this post a good deed. People must know about AIM Property Management. The words to describe them are many which are not limited to the following: incompetence, untrustworthy, lazy, dishonest, sneaky. They are the absolute worst people! Save yourself from the frustration, lies and damages. AIM Properties will act professional when they try to earn your business, then they will only choose to respond when they want to and ultimately ignore and not do their job. The owner/property manager contracts are filled with landmines favoring their company. You cannot get out of it after 30 days' notice as written in one section. They will demand management fees until the full lease term is up. This is very deceptive and they verbally lied about it. I worked with Terrance who ignores calls and emails. If I have three questions, his response would only address one. I have to go back and forth and push him multiple times to address my concerns. I wanted to give the company a chance to do better so I reached out to the owner Jasmine. She does NOT care and never responded to my emails or calls. One would think the owner would want to correct their mistakes and keep my multiple properties with them. When I switched to another management firm, the tenants complained with a list of outstanding issues AIM properties completely ignored. Upon termination, they double charge the last management fee and closed access to their ledger. How convenient! Bottom line. Look elsewhere! Don't go through the worries and frustration I experienced with their complete incompetence. Due to their failure, one of my property cost me $26,000 to fix. I am still deciding if I should take AIM to court!
Negative experience: Did not have working heat/air for 9 months. The property manager Terrance was very difficult to get in contact with. Giving one star since they eventually allowed me to break my lease and did return the majority of my security deposit. But otherwise this company is very untrustworthy and I do not recommend.
Negative experience: AIM properties tries to force you to write positive reviews as part of your rental contract so don’t trust the positive reviews. This is a terrible property management company, not worthy of anyone’s trust.
Negative experience: AIM Properties was our property management for one month because our owners decided to go a different route. Us tenants hadn't received any emails/letters from AIM stating that they'll no longer be our property management, so I had emailed Marie at AIM and asked for clarification regarding June's rent and if they're still our property management. She called me on May 30, 2024 and stated AIM will be our property management until June 15th and to pay Junes rent to AIM via their Resident Center app. Being someone who's worked in the legal field for a while now, I decided to email/contact the owners of the property I live at as well, to make sure this was accurate. One of the owners stated to me that they had terminated all contact with AIM properties weeks ago and if I had already paid June's rent to them, I'd have to also pay June's rent to my owners! I was in absolute SHOCK when I heard this. I told the owner that I had spoken with Marie at AIM Properties on May 30th and she said to pay rent to them and that they'll be our property management unit June 15th. And the owner said NO, do NOT do that! AIM is no longer associated with my property ECT Thank GOD I decided to wait until I got 100% clarification from both parties regarding where/how to pay June's rent. I'm still in shock that Marie at AIM blatantly lied to me, knowing that the owners had already picked up the keys to this property and that all communication/contact was terminated weeks prior. Not only is that highly disgusting for a "professional" property manager to do that, but highly illegal/prohibited! And still, no emails and or letters have been sent out from AIM to us tenants, stating that AIM Properties is no longer our property management. BE EXTREMELY CAUTIOUS if you're already dealing with this property management "company" and future landlords/tenants/owners, I highly recommend NOT doing business with this extremely dishonest/shady "company."
Fantastic experience: I was looking for a new apartment and Angel was so helpful! She took the time to answer all my questions, explained everything to me, and was nice enough to follow up to ensure I was getting exactly what I wanted! She is the reason I will be leasing and getting my new home. In a world full of hate she has been such a joy and delight to work with!

Negative experience: DECEITFUL! Rented from Aim Properties from Dec, 2019 thru Feb 2021. When we moved out, final bill was provided by Terrance. First, the bill received included charges that in no way matched the house. The bill included a charge for $165 to remove a book case, items in cabinets and items in downstairs bathroom. Needless to say, I DIDN’T own a book case, NO items were left in cabinets and the house had NO downstairs. We were also being charged $85 for an oil stain in the shed, but Thanks to one of their employees, she sent me pictures of what the house looked like prior to us renting it. The Oct 2019 picture sent showed the same oil stain we were being charged for. We were also being charged($205) for painting of the laundry room, but a neighbor asked the new tenants moving in after us, if the laundry room had been painted prior to moving in and they said no. When I sent a letter claiming the disparity of all the above, the wording for charges were changed but the amount miraculous didn’t change one penny. Eventually, the invoice was revised but trust me, it wasn’t at all in our favor, it was actually doubled. One charge that was included in all 3 revised versions was a charge of $25 for removal of a plastic container we DID leave by the trash can. So by now, you’re probably wondering why after all these years I would post a review……well, little did Aim Properties know that I would eventually meet the actual owner of the house and I asked if I could drop by and pick up seeds from the flowers planted on the side of the house, so today I stopped by and guess what, there lays the plastic container from over 2 years ago that they charged for removal that obviously never was removed. So bottom line is, imagine how many other tenants they scam and victimize on a monthly basis. Hoping this brings awareness before deciding to do business with someone who chooses to be so dishonest.
Fantastic experience: Had positive interactions with staff so far. Love the fact that you can lease keys out for up to 24 hours for only $20 and you get your money back when you return the keys. That's super awesome

The property I am at is clean peaceful and secure. Owner is great she has always given me my space. She makes sure everything is working properly, keeps everything in top shape. Fantastic experience: AIM Properties helped me move from California to Albuquerque helping me with the online paperwork and being extremely patient as I wasn’t always easy to reach being. involved in moving from there to New Mexico. I had never moved from one state to another and they made is so much easier. Since my move Angel has been very helpful with anything I needed working well between the landlord and me. I’m grateful to her and AIM.
Negative experience: Very disappointed in this company since our rental property was switch to them. This is day three of no heat at our home and they did not offer to get us space heaters or put us up in a hotel. This rental company does not do most of the maintenance on this home as everything is always weeks out to do anything. Would not recommend anyone to go through this company as they are not concerned with their tenants but just the pay check.
Negative experience: Awful responsiveness to maintenance requests, and no communication from office staff unless you make yourself an annoyance for them. Also old/damaged appliances (part of my stove looks melted?), so don't hold out hope you can avoid making requests. This is at Saddle Brooke at Rock Creek in Superior, CO. Moved in in early July and made several maintenance requests, and approved the maintenance people coming in while I'm not home. By the end of July, I had received 0 updates. I started calling and emailing every day, at which point someone finally told me that they would get someone on it. A week or two later, an electrician came, didn't fix anything, and my request was closed. Two of my other requests were actually fixed around the same time, so points for that I guess. I've given up at this point since I work a lot. I'll just deal with 5 of the outlets in my kitchen not working until I can move out. They also illegally charged me a 3% fee on my debit card payment of rent (and offered no other options). 2 days after I emailed asking for a refund and pointing out that they were breaking Colorado law, they sent an email out to all residents saying they were no longer accepting debit/credit cards. No response to my email, and no offer of a refund.
Negative experience: Walked in for further assistance and completely felt like I was bothering them by walking in was basically told what do you want I’m a owner of multiple complex’s and homes in Albuquerque and went in asking questions about a property that they had for rent to try to feel out customer service and the disrespect was something out of this world. I felt as though as first I was either being punk’d or they just really hate people. Glad I didn’t take my properties to them.

Negative experience: An absolute terrible experience overall. My wife and I stayed at the same location for three years due to my daughter being born and not many rentals will take dogs. I am active duty military so my career requires me to move every few years or so. I could not be less impressed with AIM. Over the course of three years, we've been treated like scum from the management. If you are a potential renter, I would highly encourage you look elsewhere. In three years, my wife and I have been coerced into paying unnecessary court fees due to their payment system change and "accidently" mailing out court summons that the manager claimed he wasn't supposed to send out. Additionally we had constant fees being added without prior consultation or notification, and the customer service is absolutely atrocious. We would submit work order requests that the company would not action for weeks/months or not even acknowledged in many cases. Some of the email traffic my wife received was borderline unprofessional and they would always make up weak excuses such as "our email was down all week" when we attempted to speak to anyone in a position of authority about our complaints. Overall, they are there to take money from you, and getting them to do their job is akin to pulling teeth from an angry bear. When my wife and I left, we had an $1800 deposit that was completely withheld from us. We were nickel and dimed for everything they physically could even if the pre occupancy checklist was marked as damaged upon move in. They require a professional carpet cleaning prior to move out, to which I obliged with proof of service that I emailed to them and in the deposit expenses, they ended up charging me for another professional cleaning. Lastly, I was billed $800 for dead grass that they are saying listing photos from 2014 was what the backyard looked like, No. I have photo proof that the entire backyard was all dirt/spots of dead grass when I moved in but yet when I contacted the company to try and resolve the matter, they either put me on hold for 1 hr+ or they just didn't know anything or who to speak to. My family's experience with AIM was the absolute worst experience that we were subject to in my time in New Mexico. I strongly encourage that other potential renters find other companies in the area in which to rent from.
Negative experience: Terrible company!!! Never rent from these people. My family and I rented a 3 bedroom from these scammers! MAINTENANCE ALONE took three months for a reply and another two months after the scheduled meeting date. All that wait time for cheap and mediocre work that I could have done myself. We left that house looking ten times better than we found it. The house wasn't even clean when we looked at it, when we moved in it absolutely reeked of dog urine while having already been on the market for years. We lost our deposit for a few holes and were charged for shoddy craftsmanship by their own maintenance workers. The customer service was absolutely atrocious, it's almost like they pulled people off the street knowing nothing about the housing market. Even the managers are clueless. If I had the money or time to sue I would have. NEVER EVER RENT FROM THIS COMPANY!!! I REPEAT!!! NEVER EVER RENT FROM THESE SCAMMERS. I wish I could leave zero stars. This company is a joke, I've never worked with such an unprofessional and incompetent company.
Fantastic experience: I am a landlord. AIM Properties is managing a rental property I own in Rio Rancho. Angel is doing a great job, making sure that the property is well maintained and that the tenants live comfortably. I don't have to worry about a thing. Every month a detailed statement is posted in my landlord portal, and the rent money is deposited in the bank. The commissions are the lowest in town. I strongly recommend this property management company.
Fantastic experience: I went to AIM Properties for a rental I was interested in and my leasing agent Marie was GREAT! This is my first time moving out and she was very professional and awesome throughout the whole application process, she helped me understand the process by explaining everything very well. Unfortunately I did find an apartment somewhere else but they are good at what they do and great to work with, I will definitely keep them in mind for future help
Negative experience: Before you decide to sign a contract with these people just know they charge an arm and a leg to clean the house. We left a few nail holes on the walls and got charged $400+ for "paint touch ups." Not only that put go charged for a faucet that we asked multiple time to get fixed . It doesnt take almost $2,000 to "clean" a house that was not dirty or damaged ...
Negative experience: I contacted AIM about management of my property. At first it was great, they responded right away via email and set up a meeting for me to go in the office. I met with Jacqueline and she said she would go look at my property and get back to me on pricing, any maintenance needed, etc. After that, nothing. As far as I know, no one ever went out to the property after I placed a lockbox for them to do so. My subsequent emails and texts were never returned. I'm also a Realtor, and will make sure not to recommend this company to anyone, whether colleague or clients. Disappointing to say the least.
Negative experience: I spoke with a woman in this office about a property, and was told to put down a non-refundable deposit of $1,200 after seeing the property needed a lot of things fixed. Carpet peeled up, paint falling off of the walls etc. I was told to do an application ($55), and that she didn’t know of anything getting fixed, but would let me know. When I asked her again what would be fixed, I was given attitude. Then when I didn’t receive a call back, I called to find out someone had already rented it. Poor communication and very unprofessional. The call was at 10:50am on Wednesday the 6th. It says they’re recorded, and I would highly recommend a manager listening in and getting an idea of why I’m leaving a 1 star.

We are sorry to hear you had a bad experience with our company. I have reviewed the phone conversations and talked to the staff member you were working with. During your conversation at no point did anyone advise you to put down a non-refundable damage deposit, the staff member explained during the conversation that placing a deposit was your choice to make.
Per our application and the phone conversation you were advised we work on a first come first serve basis. The home would go whomever; 1.) Viewed the home 2.) Applied for the home 3.) Placed a deposit on the home. You were told if you decided to place the deposit to secure the home that the only way it would be refundable is if you were denied. We do not refund deposits if you chose to back out. We understand you did have questions about the condition of the home and what would be fixed in addition you also stated you would not rent the home as is. Before our staff could retrieve answers for you we did receive a deposit on the home from a tenant willing to take the property as-is. We apologize the home was rented before you could receive your answers and make that decision. Due to a market where properties have several applications and inquiries we find it fair to keep things on a first come first serve basis and whoever brings a deposit and accepts the property in its current condition is the likely candidate to secure the home.
Negative experience: If I could rate less I would. *** SPEND YOUR MONEY SOMEWHERE ELSE AND AVOID THE HEADACHES.*** We moved into an apartment managed by AIM Properties at the end of Feb. 2017 while we were house hunting. CHEAP RENT SHOULDN'T EQUAL POOR LIVING CONDITIONS. A landlord has the obligation to provide a safe, secure, and decent space, no matter the amount they choose to charge for rent. The apartment was infested with roaches, evident by the dead and live roaches that were EVERYWHERE! We seen the apartment while it was being worked on early Feb. So we assumed they had sufficient time to finish the work. Well I guess once we put the deposit down they stopped working, because it was in the same shape if not worse as when we seen it. Our back bedroom window was shattered, the replacement window did not fit the frame, the windows wouldn't lock, the water heater was leaking and sitting in sludge, the heater was actively leaking gas, the smoke detectors that were present were covered in roach feces keeping them from functioning properly. I will add pictures of everything. Any work order we submitted took weeks to complete. Our upstairs neighbors tub leaked into our bathroom. They never fixed this problem even after 4 submitted work orders. To top it all off, they kept the majority of our deposit. Ms. McGarvey explained if we wanted to see our deposit we would see it in court. Our neighbors had a lot of the same issues. I'm posting this comment in an effort to warn anyone and everyone that these people are the most unprofessional people I've ever met. They are slumlords! Don't be fooled by all the paid positive reviews they have. They offer discounts for positive reviews.
Fantastic experience: I have used Aim over the years for several things. I originally used Aim when looking for a rental and later used Aim to purchase my home. Both experiences were hassle free & a great experience. Always received quick responses from Terrance as well as Jasmine. Contact was very easy via phone/email. Aim employees were very professional, knowledgeable and timely with all inquiries. Over all Great experience with Aim, highly recommended.

Fantastic experience: Working with this company has been a dream.. I've had 4 other management places do half the work for damn near double the money so aim should have a sixth star on here in my book. I gotta mention this guy Terrance that works there. Negative experience: If I could give ZERO STARS, I would. We currently rent from Aim properties and in my opinion they aren't good property managers. Unprofessional, un responsive, and rude. The only thing they're good at is charging rent and giving extra fees and charges. AVOID THE PAIN. go somewhere else. Anywhere else is better than here.
Negative experience: I’m only rating 1 star because there is nothing lower, I recently RE-inquired on a rental house to check it’s availability as I filled out a rental application with the understanding that the company will get back to me on the status of the application regardless if I got the rental or not. This did not happen, I had to call AIM properties only to find out that the house was already rented out and that my application was not processed. I don’t like excuses, I don’t make them and I don’t accept them from employees/places of business, the “I was gonna call everyone back who put in an application” does not hold water with me, yeah you were, after I just called you and told you! People put too much information on these applications for YOU to just nonchalantly do your job. I’m a way I’m glad, if these people cannot handle a simple task like notifying a client I wonder how seriously they would take their duties as a property manager/landlord to the renter. All I have to say to AIM is if my personal information gets out and it’s traced to negligence on your part, we will be in court. Teach your employees to do their JOB! This is a 1 Star review but I give it ZERO.
Due to a high demand for our properties we do not run applications till after a property is viewed and the applicant wants us to run the application. A lot of people may see properties online and think they want it but once they see it in person it may not be what they are looking for. We have an application fee of $50.00 through our third party system and once we process that fee it is non-refundable therefore we want to be absolutely sure someone wants a property before running an application. Additionally, in order to keep things fair we have a system through Rently which signs you up for notification of when a property will be available. The notification was sent out at 10:00am on the 10/14/2020 to everyone on the list and we had around fifty people on that waiting list. Once it went live we had several people view the property immediately. One applicant viewed and then brought in the deposit right away which is why they were given precedence to hold the property and we only ran their application. We do not want to charge $50.00 application fees to everyone because they are non-refundable which is why we have this process in place. We did reach out to all applicants today to inform them that we did not run their application because we had received a deposit and an approved applicant. We apologize that you had a bad experience we do our best to be as fair as possible in a market where there is a lot of competition to rent properties.
Negative experience: I HAD AN AWFUL EXPERIENCE WITH AIM, THEY RENTED MY HOUSE TO TENANTS WHO TRASHED MY HOUSE. AFTER I RECEIVED MY HOUSE BACK FROM UNDER AIM MANAGEMENT I FOUND OUT THAT THE TENANT HAD BEEN DEALING DRUGS OUT OF MY HOUSE. I HAD TO SPEND FEW THOUSAND DOLLARS TO GET THE HOUSE BACK INTO TO THE CONDITION IT WAS BEFORE. PLEASE stay away from AIM PROPERTIES if you are looking for a responsible rental management company.
Negative experience: DO NOT USE THESE PEOPLE. We rented from them and left their house in better condition than when we moved in, they don’t fix anything and they steal your deposit. My brother in law uses them to manage his house and they make his mortgage payments late and it’s affecting his credit. Crooked company.
Negative experience: As a property owner who used AIM to rent out and manage my home I can not recommend this company. While they did get renters into my home, and did process payments ( though they would hold onto the rent money for 15 days after receipt from the tenents) I feel that they did not respond to issues that came up at my place in professional manner which resulted in repeated and poorly executed repairs. My major complaint is I reported to AIM multiple times that the landscaping was being neglected, with Elm trees and overgrown pyrocanthis damaging the homes foundation, sidewalks, walls, and driveway. I had to complain multiple times on each occasion to get any corrective action, and even with a track record of neglect I was the one who had to watch over my property which defeats the reason I contracted AIM. Another issue with this company is they will promise return emails and pictures of repairs, but fail to follow thru. The company will bounce you from rep to rep each one promising follow thru, but then failing unless multiple follow up requests are made. The vendors they use will typically ask premium prices for service, but the quality the repairs was typically sub par requiring repeat repairs or call backs for work not done per request or report. This company only seems to care about profit over service to owners or tenants and utilizes quantity of accounts to make up for the turnover of frustrated customers like myself who no longer are willing to put up with bad service. As a follow up, AIM did not give me the tennents new contact information or any of the damage deposit funds for required repairs and clean up that AIM did not bother with since I was leaving them until the 21 st of Dec, That leaves 10 days to get repairs and billing out with weekends, Hanukkah, Christmas, and New years hollidays that leaves four days to complete before the deadline. This is the customer care you can expect from these people.
Negative experience: If I could give 0 stars I would, a cracker Jack box is a better choice than anything they rent. They also give discounts on first month's rent, if you give good reviews, it's their way to trick people into becoming tenants before they realize EXACTLY HOW HORRID they are as a company.
Fantastic experience: Before AIM properties I struggled finding a house that was affordable, in a great neighborhood, and allowed my dogs. Tonya kept me informed and even searched for offers that would fit my needs. My next move will absolutely be through AIM properties.
Fantastic experience: Overall, I had a very good experience with AIM Properties. The apartment was a studio on Vail Ave and it comes as is; mine was pretty filthy when I moved in. After cleaning it head-to-toe, it turned out to be a really good apartment and a great location. There’s a couple weird people roaming around, but they also had security for the complex which felt safe. The company itself was very clear and straightforward about the process of whatever questions I had. Pretty darn stoked about getting the full deposit back!:D
Negative experience: Very unorganized and shady, I was with them for about 3 years. I went to move management companies, and I found out that 3 years earlier they deposited damage deposit funds to me but did not state that on the monthly ledger. So now on my last month with them, they took it back out of my monthly rent to pay them selves back even though they couldn't show me any written proof they gave me the deposit. They had no concern to fix it prior to me leaving. They kept doing everything they could to get a termination fee even though I fulfilled the contract and followed all termination terms. I would recommend if you have them manage your property you watch your monthly statements extremely close. They are not trust worthy. Among the many issues that I had with AIM property management as an owner, this is the one that they will not resolve. AIM has either stolen my money intentionally or they have someone that is embezzling money from them. They refuse to uphold there own contract. I am owed a pet deposit that I need to transfer to my new management company, that is clearly laid out in the contract that AIM made and signed. But according to them they don’t have it. I have been going back and forth with them for almost 4 months with no resolution. I have switched management companies because of the untrustworthy people that are employed at AIM. I have asked to speak with the owner of the company but of course that has not happened. If the owner reads this please look into the way your employees are running your company. I would really appreciate a resolution. Please contact me, all my information is on file. For some additional information. My renters paid one pet deposit with a check, which I received that one back. But the second one was paid in cash and it has mysteriously disappeared. Be caution when paying for anything at AIM in cash.
Fantastic experience: Stephanie Romero was and is amazing very polite and always willing to help! Was in need of a rental ASAP! She kept in contact with me thru the whole process! Was never pushed aside like any other rental properties I looked at! Made sure my budget was according to the property and never let us down! Fantastic experience: We rented from them from 2017-2019. They sometimes were hard to get in touch with by email or voicemail, but if you got someone on the phone or went into the office they were very helpful and friendly. They were fast with maintenance requests, and we had no problem at the end of our lease and we received our security deposit back.

Negative experience: This would be an amazing place if you compare them to South Sudan housing. Unfortunately this is Merica and we expect better. The toilet stopped working a few days after we moved in and it took them 7 days to fix it. Have you ever used the bathroom in milk jugs and beer cans? Well I did for over a week. Days after they fixed it some hood mf broke in the window but luckily he didn’t take anything. It took them another week to put a new window in. Keep in mind this was in the middle of winter. I had to huddle together with the roommate I don’t like in order to survive the nights. Pleases choose another place if you’re in the market. This was one of the most traumatic six months in my life. ☹️☹️☹️
Fantastic experience: Jaqueline Herrera was very adequate in proposing me properties within my price range and above. I was very intrigued and amazed on her skill level and knowledge on properties based on economic levels. But at the very least I had a very homey feeling like I was one with the family And one within the circle. At the very least I can say she made my experience more than pleasant. 5 out of 5.
Negative experience: I rented a property from AIM, unfortunately I had to end my lease early due to a out of state transfer for work, AIM Properties was unclear as to my options and told me many different things before charging me a $600 early term fee and taking my entire $1395 deposit and charging me an additional $632 on top of all of it. They then provided a paper stating my options that looked like it had just been typed out. Victor (the manager) was especially hard to deal with and took at times over a week to reply. I have never been late on any payments, rent etc in my life, and I have to say out of all companies I’ve worked with in the past this one is by far the worst and most shady. Stay away if possible.
Negative experience: BE AWARE!!! Water bill NEVER PAID!!! They told us that there was a problem with ABQ Water Authority (a leak or something) in between tenants and that they were handling it. After six months we have to pay nearly a THOUSAND DOLLARS because they let it slide to the point that the water was shut off to the tenants, something that we discovered only on our own (after having been misled by AIM who told us, six months ago, that "everything" was taken care of), when the ABQ Water Authority made us aware that two hundred dollars of an eleven hundred dollars bill had been paid!!! Bottom line: THEY LET IT SLIDE... WE HAVE TO PAY!!! You had better make sure that every exchange of messages happens in writing, because they will deny everything, or distort reality, such as insinuating that you, or your husband, who live 2000 miles away, have visited the property!!!!!!!!!!!!!!!!!!
Negative experience: AIM is a negligent and irresponsible, borderline shady, operation. For a prospective landlord, I would strongly recommmend choosing another Albuquerque property management company. We entered into a property management agreement with AIM Properties in the summer of 2017. Since then, we have rented our house through AIM two times. The first time, we had to pay an unexpected landscaping bill of over $1100, for which we had not given advance approval. For the second rental, things have gone very far downhill. We had to settle for hundreds less per month in rent, and our proceeds have been further reduced by hundreds each month in spurious maintenance bills. Further, the rent transmittal has been frequently late, even carrying into the following month. AIM has failed to keep us informed of the progress of repairs. Be careful! AIM's property management agreement is drafted in such a way that they have left themselves the leeway to get away with all of this, and to require the homeowner to pay.
Mr. Redmond, as far as I am aware we have addressed all issues with your property but have had several issues that per your contract we could not address without your approval.
Since you have signed on with AIM Properties in 2017 we have done our Dual Diligence and have gone above and beyond by hosting Rental Open Houses to get your house rented fast since you and Mireya were very anxious to get it rented. The first tenant was found almost immediately but the second did take longer. We did recommend to lower the price but that was to get you a tenant asap and within the week your property was rented.
As you are aware your landscaping in the front and back of the house is a pretty large size. Per a phone conversation you asked 'to get it done" we did just that and the tenants were happy and upon the tenant vacating the landscaping was just as good as it was given to them. This last time we did in fact get 3 estimates for you to choose from and all estimates were around the 1k amount. Please note your properties vacancy is in monsoon season, and with the tremendous amount of rain and shine, weeds grow at a rapid rate.
Secondly, the upkeep of your property is one of our main concerns. The maintenance to your property recently, if not addressed, could've affected the property if not repaired and per your contract all amenities must be repaired.
Negative experience: These people are unreliable, they will take any opportunity to incur unnecessary maintenance costs on your behalf (I am an owner) and do not follow up to insure that the house remains in good condition. They often do not keep you informed and when they do it's too late. I will give you one of many examples: they went ahead and replaced a perfectly functioning and new ceiling fan even though we had told them, and did not want it, to be replaced. As of today, they have charged us hundreds of dollars for the replacement and we don't even know what they have replaced our very stylish new, and functioning fan with.

Please give AIM Properties a call at 505-312-8651. You state you are an owner of one of our properties yet I do not have record as to what property you may own. In regards to any maintenance all items are done in accordance to our contracts and or owner approval depending on the specific property. Items that need repair or replacement are checked prior to work performed. In any home if an item works when a tenant moves in and stops working while they are residing in the home that item is required to be fixed or repaired. We would like to speak to you more in regards to your fan as I feel there may be a misunderstanding or some type of miscommunication.

Negative experience: I am sorry I have to give them even one star. The property manager never returns calls. They never answer the phone. Right now I have a backyard hose that is busted and spewing water everywhere but I do not have access to the turn off valve because it is connected to the apartment next door. If it was not for the former property manager being a tenant I would be out of luck. They are horrible and run from this property management company even the kooky private owner had more integrity than this company. Also it is very concerning that many reviews claim this company knowingly has an identity thief working in their office and provide links to the criminal case. So beware!! Other reviews also claim they will waive deposit fees to have newbies post positive reviews so I would be interested in knowing those people's experience six months or more out. Also it is interesting the owner answers only very specific questions about rent fees but nothing else which just shows a sheer lack of integrity and they have no owner names or employee names listed. This is like a ghost corporation to just take your money and do nothing else.
Negative experience: Do not rent with this company. We rented a house and was told move in would be June 5, 2017. Get there to sign the lease and was told they havent even started preparing the house yet and movein would be June 7, 2017. Get there June 7, 2017 and was told everything is done and the house is ready. Get our Uhaul and go to the house and it is completely a disaster. The carpets werent cleaned, there were ants, areas broken, holes in the walls, electrical not working and the house wasnt clean at all. They then state they will get it done and now almost a week later nothing has been done except them telling us we have to pay for some of it. They are very unprofessional, will not call you back or email back. You call in and will state that person is somewhere else when he is in the building and put you on hold for an hour then tell you he is still not there. I DO NOT RECOMMEND AT ALL EVER RENTING FROM THIS COMPANY. Update: They refuse to give us the damage deposit back. After nearly a year in court we won the abatement and the damage deposits plus attorney fees. They are still refusing to pay up, and arent even giving us our damage deposit back. Also they are waiving deposits for people to give 5 star reviews on their feedback. So take the short 5 star feedbacks with a grain of salt.
Fantastic experience: The staff at AIM are very friendly and accommodating. I enjoyed renting from this company. The lease terms are fair and easily understood and the rent was fair as well. Very positive experience.
Negative experience: DO NOT RENT FROM THIS PLACE! My fiancé and I rented from them for almost a year and ever since we moved in we’ve had problems with them. Our shower broke and was leaking from the outside corner and they STILL have not come to fix it after almost a year!! We’ve called plenty of times and put in MANY maintence requests. Every time we would call they would give us the run around or tell us they never received our requests after we got an email saying it was received! They would leave us on hold for almost 10 min at a time and evertime we called their excuse was that our property manager Jaqueline Herrera “wasn’t there” or “wasn't available” so we would have to talk to different staff every time. And to top it off now that it started to get cold we had a BAD mice infestation!! We called over and over put in many Maintence requests to get this problem fixed and they DID NOTHING to help!! We had to go buy all our mouse traps and had to get rid of them our selves!! They are very unprofessional and I do NOT recommend them to ANYONE!!! And if everthing was reviewed and taken care of like the manager said we would have never gone to court and won our case! Stay FAR AWAY from Aim Properties!
Negative experience: ZERO STARS is what Aim Properties deserves. I will never rent with them again and I will advise anyone looking to make sure they stay away. I rented with them for a year and had the worst experience with. Terrance is the worst property manager. This place reminds me of T-Mobile stores, a bunch of kids who don’t know what the hell they are doing.
Negative experience: Rented a house on what we thought was a month to month lease while we were having our home built. They originally sent the lease showing a year rental. They corrected that but when we gave notice that we would be vacating we were told we had a 6 month lease. Long story short, we responded to them with the facts (including a recorded phone conversation). We were waiting for them to respond back, but instead of a letter from AIM it was from their collection agency. Highly nonprofessional is putting it mildly. If you need a property management company, avoid AIM like the plague!

Fantastic experience: I own a property of which AIM managed for me while I was out of the country. I have to say that my Property Manager, Victor Alvarez, has always answered my questions promptly and has been the best Property Manager I have had at AIM. AIM itself has outstanding employees and their customer service is definitely above average. Keep up the good work AIM! I look forward to purchasing more investment properties and having you manage them.
Fantastic experience: I have two homes that AIM Properties manages for me and I'm delighted to say that this team goes above and beyond for their clients! They most definatley are problem solvers. My tenants are always happy thanks to AIM Properties!
Negative experience: If I could put zero stars I would. There were so many problems with the property i rented. The biggest being a carbon monoxide leak in my heater due to a bypassed safety that was disconnected allowing our heater to emit CO in to our home causing my two year old to becone extremely sick. Not to mention our swamp cooler caught on fire the first day there. We were left with out gas and a stove for two months (one month on two seperate occasions) in the dead of winter because it takes these people forever to send someone to fix anything because they are so concerned with getting the cheapest deals. And when called and told about problems they Were extremely rude and non caring about these serious issues. Finally the city got involved and we were offered to break our leasr and we took it THANK GOD. Please for the sake of your safety and/or the safety of your family do not rent from this place. Its not worth putting lives at risk.
Negative experience: Terrible! Messages were never returned. Was told to come by for an appointment, and no one was at the office. Waited and no one showed up. Called again during normal business hours (and not during your listed "meeting" hours), no one answered. Your customers should not have to work this hard to give you money. These people are doing an awful job. I would recommend you do not rent from them, and do not let them be your landlords. This company does not have their act together.
Negative experience: This place is awful do not move here, management does not know how to properly operate there is a excessive amount of negligence and lack of maintenance nothing gets done problems consistently maintain avoided some issues leading to personal injury, this is not a place anyone should look into they will take you for your money and laugh at you will they do it it makes me want to vomit thinking about the amount of issues that we repetitively have had to deal with since we've been here I'm amazed aim is not out of business and be aware they feel their People page full of their own reviews so that they aren't looked upon in a bad way but read some of the negative reviews those reviews are the honest ones God bless you do not move here I warned you
Negative experience: This place is terrible we have had nothing but problems since we've been here to begin with they moved us into a unit that was not at all ready since we have been here due to the lack of maintenance constant issues have kept a rising to start off we have not had any ventilation in the bathroom since we've moved in which has caused the bathroom door and the frame to retain moisture which has caused the door to fall off from the moisture making it soft another issue that we're dealing with is the massive hole under the front door which has kept us from keeping Heat steady in the house. Along with those two issues the cabinet in the kitchen above the stove had already been supposedly reattached which was poorly reframed causing it to decay which is making it fall off the wall again. We have put in multiple maintenance request yet nothing has been taken care of lack of maintenance has only furthered the amount of damage being caused within the unit this place has the worst managing very poor maintenence I would not recommend this place to anyone trying to get their first apartment or looking for something affordable this place is awful you guys can find something way better anywhere else in Albuquerque do not move here I warn you after the neglect and refusal of upkeep and maintenance they will try to hold you responsible for any of the damages if you are not smart so make sure if you do decide to move into this god-awful roach-infested rat trap to take tons of video record and tons of pictures making sure to list anything that's wrong with the apartment prior to moving in
Fantastic experience: Victor was extremely attentive from the first time I walked into the office. My family needed to move quickly and I feel like he went above and beyond to assure that we could have the keys to our new place quickly. Every time I've had to reach out since being a tenant, he has responded in record time.
Fantastic experience: I was looking for an apartment and Angel was able to get me into one very quickly. She handled everything in a great timely manner. Aim properties has not let me down. Great company to rent from!
Positive experience: I have recently been assigned a new connection at AIM and have been very pleased in the upbeat performance. "Good job" to Angel for turning this around. So far I have had great responses to my inquiries and in a timely manner. If the upbeat attitude and service continue, it will be my pleasure to hand over more responsibilities to AIM for my property in Albuquerque and Rio Rancho.

Negative experience: You can't trust any positive reviews because they do offer gift certificates and waive fees for positive reviews on google. I've been screamed at, sent multiple fees for rent that wasn't late according to my rental agreement, put on hold for over 45 minutes. I've had to pay my bank for statements to prove to AIM on three separate occasions that they have falsely billed me, the only way to accomplish anything with them is to go to their office in person and even then, even if you've never even been late on your rent and have zero violations will still be treated with thinly veiled contempt. If you have no other option than to rent from these deplorable people, get everything in triplicate and keep copies handy because the only time they will do their job is if there's a chance to screw you in the process.
Negative experience: Do NOT RENT FROM HERE.....I was a great tenant and when I moved out I owed a bill of 2700.00 for items like a pot outside that wasn't even part of the rental...They're literally remodeling the house on My expense no one gave a dam when I went into the office the Manager said I'll call you and never received a call. They say you owe you owe it. I'm having to hire an attorney for these fake fees. Don't let them screw you over. This is a shady business just making money off people.
Positive experience: This is my families first time renting a home and Aim Properties has started out as good company. We have had slight issue with follow up from them. As busy as we are as a family getting someone to follow up on maintenance, even updates to when things would be fixed would be nice so we didn't have to call constantly. Everyone I have spoke with is friendly and helpful.

Negative experience: PROFOUND INCOMPETENCE. If just one homeowner avoids using this company because of this review, I will feel some relief. I have been renting a home that Aim "manages," and it has been nothing but headaches, stress, and anger. Some examples: the microwave repeatedly stopped working (which, when you have a two year old who needs things heated, becomes a real challenge). Despite request after request after request, very little happened. I spent nearly four months essentially without a microwave. Aim seemed to just ignore my online requests, and emails to the property manager and eventually the owner went ignored. As in, zero response. It got so bad I began researching how to report the company to the county or state. Months later, I received a replacement microwave without ever getting a response to my emails and voicemails. Instead, a contractor called one day and said they were on the way to my house. More recently, I have had a toilet leaking for a month -- again, no response to my online work orders. "We never got it," the manager said. Ok. Worse, my air conditioning abruptly died about a week ago. After receiving no response to the online work order, I called to ask about the online request I submitted. Again: "We never got it." The trend is becoming clear. Since then, I have been directly contacting the repair company, finding out what they need from Aim, calling Aim to pass information, etc, etc. Essentially, I am my own property manager. Nice. The icing on the cake? Aim lost my house keys that they had, and tried to blame the contractor. The contractor flat denied it. They have since ignored my request to re-key the house. So out there somewhere is a set of my house keys. Awesome. I have never in my life worked with a company so poorly managed and lazy. If you own a home, pleeeeeease find another company and don't do this to your tenants. I sincerely hope this company fails, and fails soon.
Negative experience: We have had AIM for a MONTH and it was been an astonishing ride of incompetence and negligence. If you can avoid using AIM Properties, I STRONGLY recommend going another route. Since moving in a month ago, our condo has been next to inoperable and AIM has done little to nothing to help us. We had a broken garbage disposal, a gas leak, and a broken stove. It took AIM almost a month just to get someone to fix the garbage disposal. After this, Stephanie still had the audacity to ask us to write her a good review. AIM has been negligent of our terrible situation, and will not do anything to help us unless we call them several times in the same day to remind them. When you call AIM, the automatic answering machine recommends submitting an online request for EMERGENCIES, and waiting for someone to get back to you, only to (surprise!) not hear anything back. We went without hot water for two weeks, calling AIM every day and earning no progress. It wasn't until we contacted maintenance companies around Albuquerque ourselves that we finally got our gas turned back on. We still do not have an operable stove or oven, so we've been cooking and doing our laundry at the dorms at UNM-SAD! Not to mention the terrible customer service. My roommates and I have been left on hold for over 10 minutes, only to find the SAME PERSON answering the phone again saying "Thank you for calling AIM Properties" If an employee of AIM reads this, please consider the flaws in your company and work to fix them. Your tenants are counting on you and paying to live in operable houses. Please do your job and stop letting them down.
Negative experience: My roommates and I are currently living in a Condo managed by AIM Properties. Since we moved in our house has not been operative. We contacted Stephanie (AIM Property Staff), and it took multiple requests via writing, phone calls, and maintenance order before they got the plumber to come fix our issue--two weeks it took them to come and finally fix it. We have not had gas for the last week and a half and my roommates and I have had to go elsewhere to cook dinner, take showers, and do laundry. We have tried countless times working with Jacquelyn (I think that's how you spell it), to get this issue resolved, and we are still currently don't have gas. We have finally started working with NM Gas, the inspector, and repair people, since our property management fails to help us. We call and they put my roommates on hold for ten minutes at a time only to get the phone picked up by someone else stating, "AIM Property, how can I help you?" This has been the most frustrating experience. If you are the owner of AIM Property, please look into the current system that you have in place for tenants, because our experience has been poor. If you are the owner of our property at the Villa's at Menaul, please switch management companies because we don't want to live here anymore with these issues that won't get fixed.
Fantastic experience: Stephanie Romero was very efficient at helping us get our rental. She emails or replies right away and is always in the office. We had a few items we were wanting to have repaired or fixed and she emailed me updates. I appriciates the team being very polite and patient.
Negative experience: AIM properties and the employees have got to be the absolute worse place to rent from. We have lived in their home for almost a year I have had multiple attempts for repairs which was literally an argument with everyone there. They blame one another for responsibility including shaming the home owners for repairs not being complete. I have been without a/c and running water for 4 days. My garage door has fallen off the hinges completely part of it landed and damaged my brand new vehicle. Keep in mind I have submitted maintenance request after request. Email after email with no response or any communication. This is worst place to deal with by far. I DO NOT RECOMMEND THESE PEOPLE TO ANYONE
Negative experience: I moved from out of state. I toured the place in early December but wasn't going to move in until Early January. Place needed to be cleaned but I was told it would be ready for move in. We were driving a uhaul and towing a vehicle. We had asked that someone meet us at the residence with the keys so we didn't have to unhitch the trailer and the car before we headed into town. We found out right as we were getting into ABQ that no one was available to meet us at the residence so we'd have to pick up the keys at their office. No big deal, but they had already said they would meet us, so that was an inconvenience. When we finally walked into the house we were shocked at how dirty it was. When I first toured the place I was on a time restraint because I had to catch a flight out of town. I was told the place would be move in ready, so I didn't pay too much attention to the cleanliness of the place. There was an inch of dirt in all the window sills, huge red stain right in the middle of the living room floor, dirty fingerprints on the bathroom walls, microwave was disgusting, black ring of death in the kitchen pantry up against the baseboards, holes in all the walls, 1/4 inch of dust on all the ceiling fans, etc etc. We spent a full day and a half cleaning the place before we brought any of our boxes in from the garage. Since we've moved in, there has been no follow through with any of the repairs. The sprinklers don't work and we've been told for over a month someone would be out to fix them. The microwave still doesn't work and we filled out a repair form 6 months ago. Getting Victor to call you back is impossible. I liked the place when I toured it, but had no choice in the property management company that came with the place. Apparently they feel the same way because they have in no way tried to give us good customer service. If you are looking at 2 different places and like them both equally and one of the properties is run by Aim Properties, I would highly recommend you go with the other company.
Negative experience: I've heard nothing but bad things about this place from both tenants and homeowners. I advise to look at their Facebook reviews. Also, I've heard they waive deposits for positive review. Remember. You may get your deposit waived but end up in a bigger hole in the long run. STAY AWAY.
Negative experience: I am STUNNED that there are ANY positive reviews for this company. Weeding through, there are many who claim that AIM will provide discounts or waive fees in exchange for positive reviews. I do not know if this is true or not but I can't see any other explanation. Just take a look at Yellow Pages, Yelp, Facebook, Angies List, and the Better Business Bureau. Now, my review: Stay away! Far, far away! I am an owner living abroad who used AIM for 3 properties for one year. At best they are wildly incompetent at their job. At worst (and more likely) they are shady crooks. It would take me several hours to put together the laundry list of ways in which they cost me time, money and unnecessary stress. I wish I could say that it is one bad employee at AIM but it seems that it is company policy to be as unhelpful and dishonest as possible. I worked with Jasmine (the owner), Mary Ann (fired), Sean Murray (fired), and finally Victor. None of which were competent or acceptable property managers. To summarise, they damaged property, neglected maintenance to the point of additional damage, allowed flood (that their maintenance man caused) to sit and mold, repeatedly lied about circumstances and situations, refused to communicate with either me or the tenants in place, placed their own employees in my property (despite the conflict of interest and without disclosing it to me), allowed the employee in my property to violate the lease agreement in multiple ways, repeatedly made accounting errors, ignored maintenance requests from other tenants, let one property sit vacant and unprepared for almost 2 months, and on and on and on. I am now waiting for the utility bills (in excess of $300) to be paid out of the deposit of their employee who moved out a month ago - and preparing to go to small claims court if it does not get paid. When I signed with AIM, all the negative reviews for this company were by tenants - Jasmine explained this away by saying that "tenants don't like following the rules". I can attest to the fact that they are not in the best interest of either the Landlord or Tenants. I feel terrible my long term tenants had to deal with AIM during this year - no one deserves to be treated this way.
Negative experience: Aim properties is terrible! If you are an out of state owner looking for a property management company stay away from this company. They use fraudulent practices they are unorganized and have excessive fees. It takes them three weeks to pay you the rent. Our tenant replaced the floors in our home and they didn't even notice during the final walk through. The tenants also painted rooms without permission and they did not care. Stay away from this company!!!!!!
Fantastic experience: Aim Properties representatives were very helpful and they Provided one of the best customer experience making sure I get the best house for rent based in my financial situation.
Positive experience: Good customer service. They helped us get into a house very quickly. The only hang up was the extra pet deposits mentioned AFTER my wife and I signed most if the paper work. Over all not the worst experience I've had getting into a house.
Positive experience: My property manager worked fast to ensure that I got approval for my house quickly and efficiently. I would definitely recommend this company to anyone who is looking for great people to help you with all of your rental needs. The only thing I would say is that my manager was new and did not tell me about the pet deposit but the issue was quickly resolved.
