Negative experience: The incompetency in the office is beyond me, I do not know how they stay in business. I would have three if not four different people from the office to call me about a conversation that I had already had with the other office members and even when they said they would note things in the files they never would. If you can rent from literally anybody else I would highly recommend it. We have nicknamed them Real Stupid Property Management, because the incompetence in this company is insane. They never did maintenance, they never changed air filters the apartment was not temperature controlled and was often 40° or less in the winter, you share a driveway on the property I was renting with another rental property that they do not manage and therefore you could be blocked into your driveway at any given moment and when calling the rental company, they would say that there is nothing that they could do. Slumlords that pass themselves off as a decent rental company until you're actually renting from them. Run, run far, run fast, do NOT sign with them. They do not stand by their contracts, and will try to bleed every penny from you that they can. Disgusting immoral company.
Negative experience: I have two properties with Real Property Management. My home was neglected by Real Property Management. Fall 2025 one home they completed the swamp cooler furnace turnover, my other home they did not do anything nor ask. I came to my home in December 2025, my swamp cooler was still, my roof was leaking water, my swamp cooler cover was left in my closet, my furnace filter was never changed. This was after my tenant left and Real Property Management charged me for a move out inspection. I sent pictures to Real Property Management and they put the blame on me, how? January 2026 they said they would refund all my money and terminate my contract because our partnership was not working. February 3, 2026 Linda Sanchez and Angie Hanan ended my contract with my tenant without any notice on how I would collect rent for February. Plus I was never refunded my security deposit nor repair deposits. All home owners, stay away from Real Property Management.

Negative experience: I want to share a very disappointing experience I had with this property management. I had a scheduled showing at 7:00 PM on the date shown in the screenshots I posted. I left work and made time specifically for this appointment, but no one showed up. I understand that technical or system issues can happen, but there was no communication or follow-up, and my time was completely wasted. This is not acceptable, especially for prospective tenants who are making arrangements around work and personal commitments. I truly hope they improve their scheduling system and communication so this does not happen to others in the future.
Negative experience: Im my experience these people (especially Joni) are crooks. They lied to my tenant and me - charged strange fees and witheld money. Overall they didnt send me $1900 - for maintenance that didnt happen, for yenant's late payment that wasnt actually late, etc.. I tried to solve this over emails and phone, but Joni was very rude and it got no where. I'm glad i switched to a better management. I took time to read through some of the reviews here, while many are real, some 5star reviews are likely to be fake.

Fantastic experience: Victoria helped me rent a unit in a 4-plex with no issues or delays. I even expressed to her how a previous application to another property management company that wasted my time left me in a hurry on Dec 3rd needing a place by the weekend. After telling me their process would not allow me to move in until the following Monday, I expressed my situation and she made sure I was taken care of. Negative experience: This company is an absolute nightmare. They lied to me about my tenant moving out, and because of their negligence, two homeless people ended up inside my property. They never checked the home, never verified anything, and didn’t lift a finger to help when the situation blew up because of their failures. They offer no guidance, no accountability, and zero actual management. If you value your property or your sanity, stay far away from this company

Negative experience: I went in last January to move into my apartment that Brandon said it was ready but lo and behold brand new apartment and it took a year and I’m was behind Monarch and this whole year but now that it’s time to move in, they took my apartment away it was gonna cost me 582 for Apartment 314 but they could get more money out of if they kicked me out which basically that’s what they did and I’m really upset because I waited a year for that apartment and that price and now there’s two girls there that are playing games. I’m really disappointed in this company. I moved here four years ago and have been staying with one of my daughters but I bought food. I’ve got probably about $700.in food. Ih bought out of stuff, but I’m guaranteed it probably about $1000 bought a TV which was another 500. I just I’m very very disappointed that you guys would do this to a senior citizen when you guys promised whether it was last year six months ago three months ago you guys promised then you told me my rent was gonna be 617 with later you raised it another hundred dollars it’s still not what I asked for and what Brandon told me and your people in finances for Brandon and that Apartment down the price he gave me I’m very disappointed in . this company. I hope I never have to do business with them again whole year.this is for the Owner if you said that you guys I’m very surprised that you to do business with them like I said first, she was at $25 and I said that was OK then she raised it $100 and that was OK but since I’m on disability, she said in the government’s closed no so they’ve been trying to get that apartment from me for a year and I’m very disappointed in them Like I said there’s about $3000 of stuff I bought added 37498 for at least making wait I just can’t believe a company that is that big that they let people play games and lie and cheat

Negative experience: Joni the owner is not an honest person, she hired a roofer to replace my roof that was not bonded and insured and lied about having installed a new roof. A couple of independent professionals have reached that conclusion. Especially after the roof fell off offer a windstorm and the insurance refused to pay for that reason. RUN-DO NOT HIRE THESE PEOPLE!!!

Negative experience: I would strongly caution anyone considering renting from this property management company. Our unit recently experienced significant sewer problems, and despite repeated calls to the emergency line over several hours, no one responded for hours while sewage backed up into showers in the house. When we finally reached someone, we were told the earliest repair could be made five days later. This is part of a larger pattern of neglect. Previous repair requests for plumbing issues and even security-related problems have been ignored, delayed, or poorly handled (the quality of repairs that they do is horrendous). Appointments are often missed, follow-ups are unfulfilled, and they are incredibly rude and dismissive.
Fantastic experience: My experience viewing the listing was easy and stress free with the private viewing, we needed a place rather quickly and RPM was understanding and helpful of our situation. I worked with a representative named Ashley Gallegos and she was so kind and helpful it really made the whole process a breeze :)

Fantastic experience: Ashley has been so helpful throughout the entire process of our tenancy. My roommates and I had been searching for a residence for several months before working with Real Property Management, and Ashley has been extremely communicative and patient throughout the entire process. Negative experience: Many aspects of their lease agreement are illegal or absolutely illogical and not based on the actual property you are renting. Make certain you read every detail and fee they sneak in there. Any attorney will flag several illegal issues with their contracts. Do not recommend. Do not use this company with a zillion hidden fees and tricks to add more fees that don't even apply to the property you are renting, but still will be charged for. Be warned, these are the awful people that take advantage of those who need housing and bleed them dry for every cent possible.

The level of excellence and professionalism that Angie and Rachael bring to the table is unsurpassed. We have never previously experienced the sincerity and caring that they have in dealing with my family and i. Any and all concerns are addressed promptly and with care. Negative experience: Bad experience after bad experience while renting a property with them. Vacant property left unlocked. $400 electric bill on an empty home. AC left on blast with a wide open window. Signed me up for the wrong plan opposite what the management agreement stated. Water bill inadvertently being charged to me instead of renter, notified them, told it would be corrected, hasn’t months later. I legitimately am not sure what services I pay them for.

Positive experience: At first I wasn’t much of a fan with the process to start the lease. Not much was communicated verbally, all we did was fill out paperwork electronically. I only understood the matter due to it being 2022 and Covid was still at an all time high. However, I’m a on hands kind of person, and a lease commitment just feels better when you have a personable conversation with someone to answer all necessary questions. Also in the beginning it was not easy accessing a rep when we’d call. Most times we’d have to leave a voicemail and await a call back , or text different people to either ask a question or voice a concern. I’m so happy later it changed to where we were able to reach a rep directly and that rep would be our consistent GO-TO person. Our rep was MARIA AGDEPPA. She was always nice , informing , patient and kept her word to follow up if she was not able to give an answer at the moment or not available to speak . I truly respect that effort and began to feel more comfortable and satisfied with the companies service. This was my first home and the experience was worth it. We loved the neighborhood and neighbors so much we wanted to rent to own, it didn’t work out , however The move out process was very simple we never had major problems with the property only one issue with the garage but besides that I’d most certainly use this company again❤️

Fantastic experience: I have used RPM for 2 years and just signed another one year contract for my rental property. RPM has been nothing short of wonderful. My last customer service advisor was good, but my new one, Jose S, is GREAT. He is incredibly fast to respond to my emails, always polite and professional, and handles all my questions/issues promptly. The maintenance team and the compliance inspector are also phenomenal. Always quick to respond and very professional. Highly recommend using this company.

They are large enough to have all the “bells and whistles” of a larger realty company, but small enough we are all on a first name basis and we have a more intimate set of interactions. Fantastic experience: RPM in SC manages my husband and my rental properties and we are very happy with their service. After going thru 4 different property management companies in Santa Fe, we contacted Scott Campbell at RPM-ABQ. My main concern was the speed of service due to the distance between Santa Fe and ABQ. After my grueling questions and concerns, Scott impressed us with his competent assurance, knowledge in SF area, and his profound communication skill, I've decided to give it a try and my expectation of RPM_ABQ has never failed. On boarding processing with Servio Romero was so efficient and easy. He was on top of it from the beginning to the end. The fastest paperwork I've ever done! Jose Salgado, CS Advisor, was assigned to me as a point of contact. He informed me in a timely manner: status of my project, how things are going, what their next step was, and rental agreement with new tenants. Jose's speedy responses relieved my worrisome as an investor. Brian M's take over inspection report was so thorough and complete. With that, I was able to make a repair list for my contractor to promptly finish rental readiness. During the mgmt transition, we were installing a new flooring and had numerous issues with HD which took longer than we anticipated. However, with Natalia J and Argenis B's proactive listing plan, Natalia notified me that she had received numerous inquiries and applications before flooring was done. I was shocked! We live in southern CA, 1,000 miles away, and the choosing RPM-ABQ was the best choice we made. Thank you, RPM_ABQ for having a team of wonderful staffs and out of this world Service!

Negative experience: Just awful customer service. This property management company really needs a reality check on how their actions affect peoples lives. Angie, the woman in charge of this branch of Real Property Management, is just neglectful of her clients, ignoring their calls and emails. You can call and leave messages with no call back. When no one answers, you can show up to the building, and she will be there sitting right next to a phone. Why can't they answer or return a simple phone call? How does this business stay open? This isn't a one-time issue, but many times, over months. They are late and neglectful with their customer service, treating their clients with what amounts to disrespect and mismanagement. I don't think the employees here realize how their actions impact peoples lives. They are managing properties where people LIVE. Look elsewhere for property management.

Negative experience: Very unprofessional and was very hard to contract maintenance to fix things in apartment that were broken. When contract was up they kept deposit cause of “service fees” when we waited a whole day for them to come look at apartment (told us they would be by at 5pm) and they never showed up or called. Very disappointed and the apartment was way expensive for a low maintenance apartment. DO NOT RECOMMEND!

The repairs that have been made to the house by contracted providers, on the other hand, have been lacking a bit. But they are timely and getting out to address the repairs and it is much appreciated.

Fantastic experience: One star review. Update: Pay attention, a renewal lease fee was added without notice after I put a five star review because this lease renewal process was all done online and by text which they initiated. I didn't have to go in person or speak to anyone in their office. The actual property owner has had many property managers before this company in the four years I been here and I was reluctant to renew; but, this company will add “fees” without any notification. So if you’re on a budget, pay attention to this nonsense. They offer an amenity called piñata which was optional in the lease and did not mention fees. However, I paid the sudden renewal fee, on top of the increased rent rate; but this fee still shows up on my next bill. My new lease includes a water bill starting in March but received an actual February water bill. Ryan has went silent. No more promptness now I am signed in. Diego finally replied he would take care of these fees in early March, but nothing is done. Secondly, the fridge died on February 25th, I put in a maintenance request, it was not addressed promptly. I ended up leasing my own refrigerator because they did nothing. They barely picked up the old fridge in mid March and their pick up guys were rude and lied when I complained they did nothing and blamed me for not being responsive by phone calls. I lost food. I wasted money on this. I’m paying my own fridge and renters insurance… because I just don’t want to deal with the non responsiveness. I pay my rent on time. So do better RPM ABQ. Randy at RPM ABQ is pleasant to work with and responds promptly regarding our tenant needs, he is respectful and professional. I completed my signature and it was a painless process. Often, other agents speak over you, do not listen or do not respond at all to your renter issues.

Negative experience: I went to view apartment and code I was sent did not open the door so I wasted my time driving across town to a locked gate. Not very happy especially after I paid 65 dollar app fee and was approved. Tried to call randy and office is closed on weekends so just wasted my time for nothing

Fantastic experience: Randy supported my partner and I to get set up for a lease on a property we were in love with. We were connected with a few other property management companies where people were incredibly rude and unhelpful and we have had nothing but the complete opposite experience here. Negative experience: They are a mess. Improvements on handling maintenance tickets should be a plus. I’ve seen the reviews on Yahoo and I’ve experience it first hand. I went back and forth for almost two months regarding AC issues in the house in Rio Rancho. Before moving into a rented house Check AC thermostat and ask because this was not told to us from Texas where we was living at the moment. Can’t find honest people anymore!

Negative experience: The worst company I have ever rented from. I was left with no refrigerator for 2 1/2 weeks. They will charge you late fees instantly yet they leave their tenants with repairs in the units being needed for months at a time. I would never recommend this company to any renters. Heartless Money Hungry Company!
