Negative experience: HI New tenant who just signed a lease for an apartment I did not originally apply for went to look at the unit I applied for. I Had some complications with the process and was told they wouldn't move forward with the Unit and was completely lied too, They offered me another unit for 50$, which was more than what I was including in my budget for a supposedly newly renovated apartment or so I thought later down the line I go to get the Keys View the apartment everything was fine until I started to to clean the unit before I even brought any of my belongings in the unit noticed a bunch of dead House roaches or so called German roaches smashed in the window sliding ways, in door frames and swept up number of the roaches I make a complaint for them to come and spray and make a point about me not wanting to live in un habitable unit that Had Bugs (Roaches). The first pest control giy who came to spray By the Name of Davey for the Company the bug doctor stated the previous tenant has an infestion Hence why they had to replace the appliances because those types of roaches will live in any and everything !!! I played it off and THEY keep trying to accuse me as if I brought them with me or making snide comments as if I had them at my previous apartment which is utterly disgusting and disappointing to have to deal with this. THIS IS FOR ANY NEW TENANTS BE WEARY ABOUT WHO AND WHERE YOU APPLY AND LOOK AT THE UNIT BEFORE YOU SIGN THE LEASE !

Negative experience: This place mismanages it's properties. They are having residents in GA sign leases that are unlawful in the State of Georgia. My daughter was living in one of the properties until I found out that when she moved in the back door would not lock. She wrote down on her move in sheet but it never got fixed. After living there for almost a year she became scared to stay there because she felt unsafe. Not to mention the apartment was filled with black mold in the kitchen and bathroom that were never addressed. My daughter let this all slide because it was her first ever apartment and she didn't know what her rights were. And lastly when I went by their office to turn in her keys and let the receptionist know why she was moving out, the lady became very confrontational and began to raise her voice with me which in turn I matched with intensity. I was then asked to leave which I did. Jaime Toro who was the receptionist, is very unprofessional and should not be any any customer facing roll as she doesn't know how to handle respectful unhappy customers and even insinuated that my daughter was in the wrong which is not her place to do so!

Negative experience: There are many one star reviews on this rental property company. Believe them or go into the contract with eyes open. I will describe my experience to help other people and make sure you get your deposit back. This company will try every shady way they can to keep your deposit. It’s very easy to take a company to small claims court in Tennessee. I encourage you to do that if they are refusing to cooperate. If they don’t show up to the court appearance (which they won’t because they know they will lose), you automatically win your case. If you can prove they acted in bad faith, the court will award you double the amount that was argued over. When my roommate and I were planning to move to another property, we tried repeatedly to email, call, leave voicemails to schedule the walkthrough to ensure we could fix whatever they had claimed would be counted against us. They avoided our calls and emails for weeks and then tried to schedule a last minute walkthrough on the very last possible day. I wasn’t able to attend so my roommate did it. They walked through the apartment together and told my roommate that we would be charged $75 per hole in the wall from where we had hung artwork. The employee said we could spackle over the holes so we wouldn’t be charged. The employee said not to worry about painting as they repaint all the apartments before new tenants move in. It’s important to know that my roommate is a professional painter and has spackled houses, fixed drywall, painted multiple homes, etc. He knew what he was doing. We thought we were in the clear, had done everything they said to do and should receive our full deposit. Then we receive notification that that wasn’t the case and they would be charging us $75 per hole as the spackling was done incorrectly. I of course tried to open a dispute as at this point I was positive they were attempting to take advantage of us and illegally keep our deposit. I tried twice a week for months to dispute this to no avail. No one would get back to me. I was able to contact the President and VIP through sleuthing obline. You can find their emails online if you look. Finally someone got back to me and after a week they said: we are still keeping your deposit as the spackling was done incorrectly and we had to charge someone 2k to come in and fix it….the spackling was done incorrectly by my professional painter roommate…and it costs $2,000 to fix…right. Sure. I asked them for proof of this claim and the receipt they paid the person to fix the “incorrect spackling” which of course they weren’t able to provide and then they ignored all communication from me moving forward. Unfortunately, I was relocating to another state and unable to go through the court process to challenge this. Though I learned a ton about it and how easy it is to take these rental companies to court. The power is in your hands, don’t let them do this to you like they did to us. This company makes money off scamming people. You can stop them. If this happens to you, please contact me. It’s way easier than you think to take them to court and get your money back. They will do everything in their power to illegally keep your deposit. To further protect yourself and have proof, be sure to take thorough before and after pictures of your rental property and record the walkthrough they do with you. They MUST do the walkthrough and they will try everything they can to make it very hard to schedule. It’s your right to have that walkthrough. I hope this review helped someone else and is able to hold this corrupt company accountable! The company has replied to me with a statement that is completely false from my own experience. If FPM is able to provide proof of the reason they could not return our deposit in full and prove they did not act in bad faith, I will take down my review. If this review is still up, you can assume they are are all talk and no action. They claim they have recorded all communication with me, so it should be easy for them to provide proof. If they cannot do that, it’s further evidence they are corrupt.

Mary Lynn - I can't recall all of the details of your transaction since it was such a long time ago. I am sorry your experience was not as you would have liked it to go. However, I would like to clarify some things based on your review.
(1) Our goal as a company is never to be "shady" or do whatever possible to keep a security deposit. Our goal is to provide a great place to live for residents on behalf of our clients.

(2) We don't "make money off of scamming people". Your statement is directly against the heart of the company. Realistically, there is literally no upside at all (for anyone involved) by going that direction. Not residents, clients, vendors, or ourselves.

(3) We don't make money from traditional security deposits.. at all. That's not how this business works... literally, not at all. This is actually not how 3rd party property management or even single party landlording works.

(4) We don't do everything possible to make walk-throughs difficult to schedule. That's simply a false statement. While it may have felt difficult in your particular case, it is not the case or a policy of our company. I apologize if any of our processes made you feel that way.

(5) The notion that someone would take us to court and we would not show up is also not true. I know it sounds good to write a statement like that, but it's not true.

(6) Regarding your statement of "..able to contact the President and VIP through sleuthing online." You did not and actually do not have to do that. You could just ask. (I know, because I am one of the owners of the company). Also, I consider all of our team members VIP.

I worked hard to build this company and do the absolute best job I can to provide a great experience for our team and residents. We care about empowering staff and educating them as well.

It is really not a fair representation to present broad statements about the company as a whole in the way that you have. Quite frankly, our company is made up of individual people who have lives and families outside of here. They are individuals, just like you. I can assure you, there is no coordinated effort to operate in the way that you have described.

Again, I am sorry your experience was not what you desired it to be. We have a philosophy here... This is a tough business. It is impossible for every person to be satisfied 100% of the time. However, regardless of the response, even if it is disappointing, we want people to walk away (at least) knowing they were listened to and treated with respect.

I wish you well in your journey and wherever you are. We are always able to have a civilized discussion.

We have documentation of communications. We also never discount someone’s experience.
Based on the reviewer’s update, there is no desire to have a civilized discussion. So we will not continue to engage.

Negative experience: The only reason I gave this one star is because I can't give them zero stars.... This company is crooked and does not care about people, they bought an apartment complex I was living in during covid, and kicked everyone out who was on month-to-month I paid my rent in full early every month for 2 years and just because I didn't renew my lease after the second year we were thrown out during covid with our 8-month-old baby and had nowhere to go... We paid nearly $800 deposit when moving in that in that apartment and after spotlessly cleaning the place when they kicked us to the curb, We were returned $70 of that $800 deposit. This is what rendered us homeless at the time, as we were unable to provide a deposit in another place. My family and I have struggled immensely since this happened and they did not care what they were doing to people and their families.. do not give this crooked company your money.. they need to be shut down.

Negative experience: Recently looked at 1 place for rent by this company and it was self guided tour so no one to answer questions you may have and when trying to call the business all it does is ring and nobody ever answers the phone during mid business hours after what would be lunch time being over. Couldnt get any questions answered.

Negative experience: This was the first home I ever rented. My experience was very rough. They set up my utilities for me and told me that my house was all electric, so they did not set up gas for my home. When my children and I moved in late November, it was around 30 degrees and lower at night. I assumed something was wrong and called maintenance to see. They charged me $135 for their mistake of not communicating that the house was gas. When moving in, they tell you they set up utilities for you. I have now moved out of the home and have been gone since June. My deposit was supposed to be sent to me 3 months ago, but I have not received it yet. After them taking more than half of it away. I'm just not understanding as renter when rent is not payed on time we're responsible for paying extra fees but they can choose to do what they want when convenient. They've given me so many excuses as to why. I call the phones and get no answer and am brushed off. If you're looking for a property that values communication, this is not the place. I have contacted the BBB to now help me with my problem. Andrea admit that the first time it was a system mess of why the check did not come to me but stating since it’s now a 3rd time they have to charge me. Receiving my deposit should be as easy as it arriving in the mail after shipped.

Ziaire - This is Andrea. I have personally worked with you. I’m sorry about the gas utility. I didn’t know about that. However, I was involved in your move out. I can tell you, there is no games with your security deposit. the check has now been issued for a 3rd time. The first time was a system issue and yje auto-corrected address was not right. the second check was sent to the address and verified. the check has not been returned to us at all. This is surely a delay with the post office (which has happened more often lately and we’ve even spoken with the postmaster about these delays). That check is on the way and we processed it quickly, I met with the Finance Manager yesterday to confirm. I personally told them you were a great tenant and I want to ensure you are taken care of… even discussed overnighting a check (though we’d have to charge a fee as another reissue and stop payment now causes us $70 + overnight fees….that fee would be partially assumed by us).

I’m really sorry this happened…. I’m more sorry that we have received a 1-star review from you, especially when I have personally been working on this.

Nevertheless, I so appreciate you renting with us and I am sorry that these issues occurred.

Negative experience: If I could leave 0 stars I would ! Do not rent with them .. me and my sister moved at the end of June we have been waiting for a security deposit check for MONTHS now the have the right forwarding address and they just are not sending the check ! We’ve called 3 times and the check has always been “on the way” and never made it. Today they had the audacity to tell me since this is the third time the check is being sent out they are going to charge a $50 fee … I will be getting my lawyer involved !

Positive experience: We live in the apartments at 4410 Delashmitt Rd, Hixson TN 37343. The neighbors that live in apt 14 moved in months after us. They are so loud and play their obnoxious music pretty much everyday. We contacted the office but we're not sure if the office said anything to them or not. We'll probably have to move when our lease ends because those people don't care that others are living around them. It was fine before them so it sucks we're going to have to move. The apartment itself is fine and we'll miss it.

Negative experience: I originally gave a good review for this rental company but after living here for a year they are the absolute worst place I have ever rented from. I never get my maintenance request. Their pressure washing the front of the house and water is coming all up in my house I asked them to stop and he still doing it. I'm so glad that we're moving out in the next month I would never recommend this place to anyone. Update: I wouldn't trust any of these positive reviews. They ask you to leave them after they do you a favor of holding the rent until you can pay. Not a trust worthy place at all

Fantastic experience: I got a courtesy call from Linda a little over a month after moving in, unfortunately I missed her call due to being at work but I did receive her voicemail. I thought it was very nice of them to call and check on me to see how I was settling in. So far my experience has been great with FPM. Negative experience: Please heed other comments and avoid using this rental company at all costs. There are so many things wrong about this management company. 1. Horrible communication 2. Either never repair things or take forever to repair essentials. 3. Spent over 3 months of summer without AC in upstairs with three bedrooms upstairs. 4. Charged a cleaning fee after moving out even though it was disgusting when we moved in, and spotless when we left. 5. Landscapers damaged personal property when we moved in and we were never reimbursed. 6. All the drawers in refrigerator were broken or missing, they were never replaced. Kept getting put off for a solution. 7. Multiple lights were missing or the switches were broken when we moved in. The list does go on.

Positive experience: I currently still rent with FPM , they are GREAT at letting you be late on rent there not to strict on rent as long as you have good pay history. I recently been going through life changes and have had to pay rent late due to financial stability , they were very accomodating. Only Issue i have is that the duplex i rent is very old , we have no central heating and cooling which causes us to be extremly cold or extremly hot , we also have a mice problem since move in ive tried everything to get rid was told its my fault and i have to take care of it . The floors were brand new when first moved in , but yet we still have weak spots also are floor slants. I never really worried because i still have a roof over my head but other than that ive been okay here almos 1 year and 2 months

Negative experience: Disregard any 5 stars on this page because it’s not true. Terrible terrible terrible. They owe me $600 for putting a bread tie on the flap chain inside of my toilet causing the water to run for two months. I had mold in the basement when I moved in. 3 months later they paint over it. Moved out and the move out inspector said that there was still mold. I have audio recording from Chris saying that he would take care of this and didn’t. You will lose money here and don’t fix problems yourself because you will not get reimbursed.

Negative experience: I rent a house that is managed by this place and I have to say they are a joke when it comes to getting any kind of maintenance done. I just paid 159.00 dollars out of pocket to get my heat working after waiting on them to respond for over 24 hrs.

I reviewed your work order in our system and spoke with the technicians that handle the maintenance system, along with listening to the recordings of the phone calls in this case. The maintenance team called the number that provided the work order 3 times, beginning 3 minutes after the work order was placed and nobody responded. This call was to troubleshoot the issue and gather details to dispatch the appropriate vendor. Since no one answered, it was escalated to our customer service team to make contact and after several attempts they assigned a preferred HVAC vendor. The vendor was assigned 4 hours after the work order was completed and they tried to schedule with the tenant. Our maintenance team was able to make contact with a tenant at the property to find out availability and how to gain access to the areas to troubleshoot the unit and was told no one would be home and we needed to get it fixed. While I can understand the frustration about having heating issues, repairs are not solely the responsibility of the owner and technicians, but the tenant has to assist in a reasonable manner. At the time of this repair, all of our HVAC vendors were backed up on calls due to the cold snap in the area and were addressing customers as fast as they could, which delayed response times for several tenants. At First Property, we use a team approach to solve problems and consider our residents to be part of the team. If the residents do not answer calls from the service providers, maintenance staff, or refuse to be flexible to grant access, we usually do not have a positive outcome.

Without being specific to your situation, a cleaning fee can only be applied to an account if the resident is notified that belongings outside or a violation of the lease and are given a minimum of 3 days to remove the items. If the items are not removed, we have a responsibility to the other tenants to remove the items and the tenant is responsible for the cost of removal. All multi-family units (apartments) have packages where exterminators visit and treat the units at least once per month at the cost of the owner. A unit cannot be remodeled while a tenant occupies the unit. A full remodel includes new floors, new kitchen, fresh paint, appliances, and many other additions. It is not possible to remodel the unit while the tenant is living there. All tenants are welcome to request and apply to move to remodeled units in all of our complexes.

Negative experience: (THEY TRIED TO TAKE MONEY FROM ME- INFO BELOW) I lived in a complex managed by them for 2-3 years? Before it was managed by them it was doing well. It went downhill from there. Like many have noted, you cannot speak to a person no matter what. Maintenance requests take so long to fulfill. We had a broken dishwasher for 3 months and I literally had to harass them to replace it- which they did. The most grevious complaint I have is that First Property Management tried to cheat me out of money. After I moved out I received an email that I needed to pay $700 on top of my security deposit. I knew no one would speak to me on the phone so I drove down there. I could hear people inside. I rang the ring doorbell probably three to five times before someone came to the door. I asked about this $700 charge and the lady said I would need to schedule an appointment. I told her ok, lets get it scheduled. She tells me to hold, closes the door, and speaks to someone inside. She comes back and tells me it isn't $700 but actually only $100 I owe. I told her great, I need an itemized deduction list. She asked me why I would need that and I referred back to the email. She closed the door and consulted with someone inside again. Opens the door and tells me they actually owe me $400. I say great- I still need an itemized deduction list. Again, the door is closed, and eventually she comes back out with the list. The check was in the mail the following Monday. Literal sharks. Go somewhere with a better reputation!

Negative experience: I know the saying is that there are no good landlords, but I can imagine that any human or entity would be better than First Property. My partner and I lived in a home managed by First Property for three years. As far as maintenance goes, NOTHING was ever handled in a timely manner and some things just weren’t handled at all. It’s an old home which comes with its own issues and we were often left to our own devices. It took MONTHS for a leak in the roof to be acted on despite water literally dripping from the ceiling and running down walls when it would rain. Our fridge quit working and we waited almost seven days for a replacement. They don’t consider fridges an emergency, according to a leasing agent, and so we lost around $150 in food/perishables. Then, when they replaced the fridge, we were told the part for the ice maker/water dispenser had been ordered but we never heard anything else which meant we no longer had access to filtered water. We submitted a request for our dishwasher which was leaking and likely causing water damage and just never heard back. Same for our dryer, which desperately needed a full duct cleaning. Towards the end of our time there, we were paying $2,000 a month for a home with no dishwasher, no working washer/dryer, a leaking roof, no ice maker/water filter, and an obvious mold problem. It’s also impossible to ever reach anyone on the phone. At one point they sent someone to service a maintenance request but neglected to inform us of the appointment, so no one was home when they came by. They then charged us $75 for a no show fee. Despite call after call and multiple emails, we couldn’t get the fee removed and ended up having to pay it the following month when we paid rent because there is no way to only pay for certain charges in their online system. And of course, attempts at getting that money refunded were met with more silence. I could go on and on but the dozens of other 1 star reviews here prove my point just fine—avoid this company at all costs. They don’t care about you as a tenant, and I’d argue that they don’t care about the homeowners whose property they managed either as they neglect important repairs. A horrific company through and through.
