Negative experience: I first want to mention Chris Azuela with Evernest, he was an essential part, actually the best part, of my entire experience with Evernest, and they are lucky to have him! As a tenant, and to be perfectly clear here, my review is of no fault of Chris’s. We had the absolute worst experience imaginable leasing from this company. I do not recommend associating with them and urge you to reconsider if you can. If you do choose to lease with them, just be ready, and considered yourself forewarned!

Negative experience: I moved into their property on Southernwood drive my rent started out at $1,625 and within 2 years they raised the rent to 1,950. Every year they would come out to inspect the house in which there were no damages just normal little things. Remind you they never upgraded or changed anything in the home. I took great care of this property as a single mother doing the best that I can as a single mother with 4 children. I end up loosing my job and asked for grace these people wouldn’t work with me, yet they kept raising the rent even though my pay wasn’t going up much even with the yearly raise. There was never drama or disturbance at this property. Now a year later they still haven’t found anyone to rent the property the rent price is now 1,575 which is less than what they started me off with in November of 2022. Also you are responsible for water, sewer and lights which is all high as ever in the winter time. My sewer and water together was about 3-400 together depending on how much you do laundry. Also the electricity bill goes up to close to about 2-300 during the winter. I’m just giving my review on how things go so the next person won’t end up drowning in these expensive places.

Negative experience: I am in the same boat as many people, maintenance request communication was spotty while living there, the property was not in great condition when I moved in but it would do for a single mom who found something in her price range. Now that I have moved out they are billing me for holes and damages that were already there when I moved in. I have escalated to the property owner himself, and the highest level of management possible. They will tell you in one message they do not have the move in report you provided with damages you shared with them at move in, then in another message claim they shared with you and then refuse to share again. They refuse to take responsibility for the way they leave the property to a new tenant and expect 0 turnaround cost for themselves and instead take it all from your deposit or bill you. I have had communication with 3 different people about my dispute and it's as if they copy and paste the same responses from each other and never truly address the questions you ask directly. If you are thinking of renting a property from them be sure to make a 113 page report of finding down to every speck size imperfection when you move in because that is what they will use to bill you for things you did not do when you move out.

Negative experience: Don't do it. If the landlord wants to make a facelift and use your deposit (PLUS $3500) they will approve it and send you to collections.

Negative experience: Do not rent from this company. They are dishonest and show no regard for their tenants. The property is poorly maintained — when I first moved in, there were stolen cars left in front of the building that took over three months for management to address. There’s a roach problem, the sewer system is unreliable, and now they’ve added a new $200 renewal fee on top of everything else. In this economy, taking advantage of loyal tenants like this is unacceptable. Please take my advice and avoid renting from this company — they do not care about their residents, only about taking your money. Consider this a warning to anyone thinking about signing a lease here.

Negative experience: A fee through rently to tour their properties. Terrible communication. Practically refuse to talk on the phone. Will drop a call then text you afterward saying phone services are not available at this time. Option to link bank account in application for them to review but the link did not work on their end so they canceled the application in 24 hours so the only option was to reapply and pay the $130 ( for 2 people) application fee again. No consistency.

Negative experience: This property management company has issued charges totaling over $22,000 with no clear or reasonable explanation. Despite repeated attempts to seek clarification, no one from the company has responded to calls or emails. The lack of communication and transparency is deeply concerning and reflects extremely poor business practices. Charging such an excessive amount without justification or follow-up demonstrates a complete disregard for accountability and customer service. Potential clients or tenants should proceed with extreme caution before engaging with this company. Would give 0 stars if possible.

Negative experience: Evernest is a very unprofessional company that takes any opportunity it can to squeeze a bit of money from you. The prices they ask for houses are insanely high and be aware that there is a "benefit package" that adds on nearly a $100 a month that isn't optional. The customer service is terrible, the calls are outsourced and you have to pay a subscription to Rently to view the properties. Everything about this company has struck me as shady at the very best. I can not more strongly encourage everyone to stay away from them.

Negative experience: If I could leave less than a 1 star review, I would. Terrible company!!! I just finished my year lease with them. We took pictures of everything possible that we knew they would try to charge us for prior to our move in, we had knowledge that Evernest was a questionable company but we didn’t know exactly the extremity of how messed up they are. They love to take advantage of younger tenants after doing further research on their past reviews… Please do not support or rent with this company. They charged us for an unreasonable amount of claims like general cleaning, lawn maintenance, repainting of walls/doors, and simple unscrewed towel rods??? They require professional cleaning and lawn maintenance prior to moving out and we did exactly what they asked… A week after our lease ended, they made a claim that they were taking our ENTIRE security deposit including an additional $400 charge for damages. They basically charged us for everything that we already accounted for, we provided them receipts and photos of everything that was already damaged when we moved in… They charge you for these things but they don’t actually repair a single thing which is what’s really crazy. When we moved in, there was stuff from prior tenants in the cabinets, basement, etc. There was a kitchen cabinet hanging on by its last limbs, shelves that were out of their screws and collapsed, nail holes, and furniture left over as well. THEY CHARGED FOR EVERY THING POSSIBLE!!! We literally sent all these photos and receipts to them and they still charged us for everything and BEYOND. After receiving the charges, we got on the phone with them and they admitted they didn’t even go through our checkout list completely before sending these charges which is ABSOLUTELY RIDICULOUS. They were trying to scam us and take complete advantage of us… We should’ve gotten our whole security deposit back!! After we sent in another round of evidence and receipts they said they would come back into contact with us about our dispute within 10 days. It took them more than TWO weeks to hear back from them… I find it extremely disrespectful how they took no time to send us these charges but it took them longer than expected for them to give us part of security deposit back for FALSE charges. We should’ve sued them for these FALSE charges and holding our security deposit for absolute no reason. Not only to mention the FALSE charges and holding our security deposit but they did absolutely nothing when we came to them about a complaint on our STALKER neighbor!!!! When we moved in our neighbor admitted to me that he has broken into our house multiple times, looks through our windows, and would let himself in through the windows explaining why sometimes our doors are mysteriously unlocked Evernest did absolutely nothing to help us with this situation. As three 20 year old college girls living at their property, they should’ve handled our situation better. They showed more concern taking our money for false charges than trying to help us feel secure and cared about in our own “home” at the time.

Negative experience: Stay as far away as possible, Evernest WILL keep half of your deposit. Shady business practices, you WILL pay more in the long run. We moved from Florida and were unable to view the rental before moving in, they sent a walk through video and uploaded it to YouTube. Unknown to us, black mold was growing in the corner of the bathroom. Bugs lined the window sills, a layer of grease lined the stove, bad window seals let gnats in all year round, clogged P-traps under the sinks, 20 year old carpet that held odor. At the end of the lease, they will give you a minimum 60 day notice if you'll move out or re-sign the lease. IF you do not know where you will live, there is a $30 reissue fee. WHO knows where their next rental is more than 60 days out? Evernest WILL charge you a $200 cleaning fee, even if it has been cleaned thoroughly. This cleaning has never been performed at 621 Pan Gap Rd, Unit A but they will continue to charge tenants.

Negative experience: At first, I was very pleased with the customer service my roommates & I received. Jorge was very kind & very helpful with all of our leasing & moving in needs. Unfortunately, our AC unit broke over a week & a half ago & no one from Evernest has done anything remotely helpful. We have put in a maintenance request every day, called the office, called the maintenance number, & there is yet to be any solution. It ranges from 86-90° inside the house daily & the humidity is warping our furniture & the floors. You would think they would fix this problem with how dangerous it is for the appliances & state of the house. Someone my roommate spoke with on the phone today had the audacity to say “but you’re not staying there right now.” Dang right, we have had to evacuate the house because the coolest it gets even at night is 86°. This is ridiculous.

Negative experience: If I could give zero stars, I would — and honestly, even that feels too generous. We’ve been trying to get someone to fix our AC for over a week and a half, and we’re met with nothing but silence and incompetence. It’s currently 89 degrees INSIDE our house, and now the floors are starting to warp — but sure, keep dragging your feet. They supposedly “sent” someone out over 5 days ago, who told us they’d have to contact Everest because the unit is completely shot. We followed up, only to find out no one submitted anything, and nobody knew what we were talking about. That’s not just frustrating — that’s pathetic. Another person came out today and said the same thing, and guess what? Still NOTHING from Everest. No call. No update. No solution. You’re doing absolutely nothing to help. No replacement unit, no temporary fix, not even a basic fan or window unit — just nothing. This is beyond unacceptable — it’s unsafe, unprofessional, and honestly negligent

Negative experience: STAY AWAY. I have been a resident of 32 Woodlawn Drive for several years and I finally made enough to move out. They are trying to charge me almost $1200 on my security deposit for damage that was either present or went unaddressed upon my move-in date back in December 2020. Back then, the property was managed by PMI and I have been digging through maintenance requests and text messages from years ago which attest to the unacceptable (according to Evernest own inspection) conditions, as well as providing visual evidence for them to review. It has been a such a standoffish process & may require legal escalation. If you value your time and money, STAY AWAY.

Negative experience: We rented a home from Evernest for 1 year. After move out, they are trying to deduct almost $1000 from our security deposit for damages that are clearly present prior to our move in seen in their own inspection paperwork! When we pointed this out, they claim the charges are still valid. We are in shock that even according to their own reports the damages were present before we got the property, yet they still want to charge us. We have escalated and are hoping that by putting the before and after images side by side for them we get a different outcome, but we haven’t seen any reason to find them trustworthy yet. Save yourself the headache!

Positive experience: Service was wonderful, Chris Azuela was wonderful! I wish the apartment and neighborhood was. It felt like living in an old crack house, and it didn’t help with the bar down the road making noise or people shouting or the gunshots being heard or the sirens ringing every hour.

Fantastic experience: Had a issue with a our hot water heater and not to say bad things but the first repairman spent an hour trying to fix it and couldn't, they sent out another repairman named chuck halloran and he was out here for about 15 minutes and got it sorted out, will prefer him from now on for repairs and maintenance

Negative experience: I rented from Evernest for two years. They are not great communicators. In the event of an emergency, there is no one to help or answer your call. For example, the fire alarm was going off in the unit below mine. It was a Saturday and Evernest failed to answer by phone or by email for a day and a half. When someone did answer, the fire department had already come and left twice. Terribly handled situation by Evernest and I would not recommend using them as your property management group.

Negative experience: DO NOT RENT FROM EVERNEST! Horrible management company. When we move in the property management was Southern Realty Management but then they turn over management to Evernest and that was a horrible choice for them to do. Our payments were handled by ALE Solutions because it was through the insurance company (State Farm) that we were renting since a tree had fallen on our house. Every months rent was paid and even a dishwasher repair that we did not mess up was even paid. Now they are trying to charge us rent that has all been paid and an amount of $1625.20 for a missing light bulb and to paint all the walls in the house. When we moved in the house, we did a check in walk-through of the house with an agent from Southern Realty named Annabel Skipper and it was noted that the house had painting patch ups that did not match the original color of the walls in all rooms. I have photos and proof of check in condition, signed off by the agent from Southern Realty From when we moved in. I also have pictures and videos of the property when we left. They are trying to get us to pay to paint the walls of the house. Something that we are clearly not liable for. They even charged us rent for 10 days more while we were already gone since you had to give notice of moving out. I had spoken with one of their agents and he was supposed to put a note in about our move out but I guess he never did his job and they never got it and decided to just charge us 10 days of (prorated rent). Be ready to explain yourself over and over again because they have different agents email you with no solutions to anything stated in original emails sent. It is very impossible to get a hold of an agent once you are trying to deal with them after you move in. They make the process of leasing from them, so smooth but for the process of getting your deposit back and maintenance and moving out, they are very horrible at this. I have to agree with all the negative reviews on here saying that they are just in it for the money. They will screw you over in a heartbeat and charge you for things that you’re not liable for. Please BEWARE!!!! DO NOT RENT FROM EVERNEST or RENT PROPERTIES MANAGED BY EVERNEST! We moved out in April and they have not yet to solve any of this!! Photos to back up my review. Please don’t ask me to email you to solve this (EVERNEST). We know you don’t reply and if you do it take over 10 days and no solution.

Negative experience: at first they seemed nice and even approved my application. after going back and forth for some time witb section 8 I believed we were about done with the process and just needed for them to submit the RFTA papers to section 8. the lady I worked with first believed I needed to sign it as well although my worker has my signed part already. then after finally getting that figured out with the rental company she wanted me to turn in the portion they needed to submit. I couldn't because it i needed more than what they gave me such as proof of ownership papers. I reached out to saira I think her name was at evernest and even tried to call her and she was always at lunch. ultimately she never responded and waited a few weeks to repost the property. no response as to why I was given false hope nothing. I even asked them if they accepted section 8 before applying and was told they do and work with them often. now my family is left homeless as we moved out of our lease believing we found a home. we have been homeless for 2 months due to them leading us on and having to start over looking at places and the fear of being scammed again by a company like evernest. I DON'T RECOMMEND WORKING WITH THEM LANDLORD OR TENANT AS THEY AREN'T LOOKING OUT FOR ANYONE'S BEST INTEREST

Fantastic experience: Poor communication. I used evernest for a year. I never got any sort of updates from our property manager. They also sent me a $1000 bill in the mail. When we had an agreement if there was ever anything over $500, I would be notified. I never was... also that $1000 was for one of their maintenance people to replace a fan and a faucet. In which, the fan just fell out of the ceiling today. Would not recommend. Edit- evernest did right by me and paid for the ceiling fan to get repaired. They also paid for half of the $1000 bill.

Negative experience: I live in one of their properties now in Chattanooga. This winter has been freezing - and below freezing! Twice in the last month my heater stopped working for no apparent reason. After a couple days, it came back on. Inside the house was teeth chattering freezing. I had to leave my house and stay with a friend. The first time this happened, I reported it to Evernest and by the time they responded, the heat came back on! I told them no need to visit, thinking it was a fluke. Then it happened again and I reported it. I told them what happened before and they said they wanted to come out and inspect the system. By the time they got there (two days after the heat stopped), the heat was back. The technician checked it out and said to flip the breaker next time. BUT THEN! Evernest charged me the service fee for the 2nd time my heat went out. First, they said it was because I didn’t clean the furnace. I told them that is not flat out wrong. Then, they said that because the heat was on when they arrived, this was a “non existent issue” and therefore the service fee was my responsibility. Evernest is not concerned that I dealt with freezing temperatures inside, or that this seems to be a repeating situation. Nope, they want some extra cash wherever they can get it. I have gone back and forth with them all day. This idea they’re using to charge me a service fee for a “non existent issue” is not in the lease. It is made up bologna by their current property manager (they’ve been through 3 in the last eight months). The absurd charge and the headache conversation is why they get 1 star from me. But they had the audacity to ask that I report if my heat goes out again.

Negative experience: WARNING DONT EVER RENT FROM EVERNEST PROPERTIES THEY DONT CARE Left us with a hole in our floor for 2 months due to negligence by the contractors installing our floor and not correcting previous water damage before we moved in. Black mold in our laundry room under floor boards due to said negligence. Remember that snow we got at the begin of the month? Yea they left us without any heat for the week leading up to that. Half the outlets don’t work, everything leaks. And this is very vulnerable but since ALL of our neighbors have moved out and it’s just us, we have had a terrible roach problem and we CANNOT get rid of them. We are great tenants, pay rent on time, never missed a payment. Have fixed any damages we have caused. And yet they continue to screw us over now after they just performed our inspection they want us to pay ANOTHER pet deposit that we have PROOF we already payed. DONT RENT FROM AMYTHING THAT HAS EVERNEST AS A PROPERTY MANAGER!!!!!!

Negative experience: DON'T WASTE YOUR MONEY! This is the worst, most shady rental I've ever lived in in my 20 yrs of renting across the East Coast. Fees weren't charged before move-in (their error!) and then I was expected to pay immediately (1.5 months after moving in) with no arrangements allowed. My apartment is run down, poorly maintained, and honestly, UNSAFE! We were without heat for 10 days last month and now going 2 days with a bad water leak. The communication is piss poor and they send the cheapest maintenance available. Unless you are desperate or have no other options, please don't rent from them.

My only gripe is that if you not money ready then this isn’t the company for you. Meaning you need be ready to pay things once approved because you could miss out on what you applied for. Negative experience: Total Disaster...they have made no attempt to communicate...no emails, no notes, no mail, not even a phone call that was promised....had got squatters and since they are based in California they did nothing about it...could have got them out in 4 days but just ignored it so the squatters stayed there for 2 months before stealing everything I owned...in my experience that's NOT Management at all!!!!....I have not heard from the landlord since the transfer from Generation Property Mgmt because I went there and was told by them. How do I get ahold of my landlord instead of some girl who is in a hurry for some reason promising that the landlord will give me a call at a specific time..which apparently never happens....they ignore there tenants so they can take your money. I tried to go to the office in chattanooga haha it's an empty building plastered in missed UPS package notes.....and I cant believe generation transfered my lease to another management company IN THE MIDDLE OF MY YEAR LEASE just to get my address wrong and everything....then argue over the phone with me telling me The Address I been at for 6 months is wrong*** like I'm staring at the huge numbers on my door that have been there since probably the 1990s***...I feel Cheated and Disrespected...they have Clearly shown they do NOT Care at all about there Tenants in Tennessee...and not getting the 2 SQUATTERS removed after they were told multiple times about them resulting in me losing everything...literally. I called 4x today and was told again that the landlord would call me back very soon.. all lies...be very cautious if you do have to rent from them and take pictures and Google timeliness and screenshots of every rent payment as well...and if you want to get ahold of someone who can actually be of help Then you might need to get a jet or something so you can just go to them in cali smh....the Best of Luck to all Tenants

Property Manager Kathryn (Katey) Lavoie and Trey Maclin falsely accused me of having unpaid debt to one of their 'trusted vendors' when told I had to have concrete work done through their company before they would represent me. They offered no receipts or opportunity to reconcile the debt even though I have NO unpaid debts to ANY vendor. When I asked for receipts of unpaid debt and for leadership involvement, they have gone silent. This is defamation, slander and libel. Someone is lying and lazy and is looking for an excuse. Still waiting on that phone call Katey and Trey...

Negative experience: Very inexpensive, but you get what you pay for. I have had Evernest as my property manager for roughly 6 years. My tenant has requested maintenance for issues she caused and agreed to pay for, but each time, I have to contact Evernest multiple times to get a tenant charge-back enacted so I can be reimbursed for the maintenance my tenant requested. Lately, I'm owed north of $750 and now my local property manager won't even respond to me. They operate in a manner which is a complete conflict of interest, in that they charge tenants a "convenience fee" so of course, they don't want to frustrate the tenant and lose the convenience fee. As a result, I have to micro-manage my property manager. That defeats the entire point of having one.

Negative experience: DO NOT RENT FROM EVERNEST! I have been without AC for 8 days in some of the hottest weather in recorded history and cannot even get a call back for an update. Don’t know why anyone would say this company is good at communication when I’ve received none. Even the guy who came to look at the AC unit (7 days after evernest was made aware of the issue) that they were dragging their feet and needed to install two window units until the issue was fixed. He even told evernest this when he spoke to them. Did they call to give us an update? No. Have they installed the window units? No. Do we have any idea when we will have AC or how this is being taken care of at all? No. I just signed my lease. I just moved in. And now I’m stuck for a year dealing with the worst property management company I’ve ever rented through. EDITED TO ADD: Ended up being 50 days without AC and they’ve told us we will not be reimbursed any rent because per our lease “temporary” breaks are not eligible for reimbursement. They will be hearing from me everyday until this is fixed. Additionally, will be filing a complaint with BBB. DO NOT RENT FROM EVERNEST. ONE YEAR LATER: Nightmare from start to finish. Move out process has been totally jacked from the handling of the security deposit, prorated rent, etc. Currently pursuing a lawsuit against Evernest. DO NOT RENT FROM EVERNEST!!

Negative experience: They seem great at first but I promise it’s too good to be true! Save yourself the time and money and DO NOT rent from these people. They do not care about their tenants or their health. The day we moved in there was roaches everywhere and we had no heat in December! Since then we have been without heat/air 5 times which you can be without weeks at a time. We have had 2 leaks one of which still isn’t fixed and the roaches are still here! They will not waive our lease break so we can afford to move out of this dump before our lease is up even though we are living in a health hazard with 2 kids!

They have a scam in place to charge you for problems with the rental property, including the appliances breaking down, and with no intent to actually fix the problems. Negative experience: DO NOT RENT WITH EVERNEST! You can't get a single phone call from them, they only communicate via email. So if you have questions or requests, you either don't get a response or you get one weeks later. We've had so many maintenance requests be deleted. We still have a request open from last year. Even the owner didn't couldn't get a hold of them. Vendors are refusing to work with them because...no communication. The only time I did get a hold of someone was when I pretended to be an owner wanting to do business. The man took our info and forwarded us to the correct people, who then forwarded us and forwarded us. Aparently they have so many positions that literally no one is the correct person to deal with. They continue to 'pass the buck. Please, do not use these guys.

Fantastic experience: Evernest has been very helpful with everything from facilitating my viewing to coordinating with me on all the steps needed to move forward with my desired rental unit from them. Saira Saucedo hasn't been working my case long, but she's been excellent so far and I look forward to working with her as we finalize things.

Negative experience: This company is horrible with communication! I have been trying to get a couple of urgent situations handled for a couple of months now and someone has yet to reach out to me. They raised my rent in addition to adding extra fees that you have no choice but to agree too. They will do their best to ignore you but love to send out first of the month rent reminders. The property is great but management is horrible!!!

Negative experience: Horrible management I have had a water leak under my home for 2 months. My water and sewer bill has tripled. I can not reach the property manager and neither can the customer service rep. This company does not care about their property nor the tenants. I need a resolution asap. My water and sewer bills have gone from $20 to $80, highly unacceptable.
