Fantastic experience: Maintenance was amazing! Our maintenance tech was Bobby-- he fixed our kitchen sink, toilet and patched up a hole for us SUPER fast. He was very helpful, sweet and funny! Seriously, if you need maintenance.. ASK FOR BOBBY. You won't be disappointed! ☺️

Fantastic experience: Alex & Everyone at Doorby Property Management give excellent and prompt service. Maintenance requests are dealt with promptly by very friendly and professional technicians. We recently had our heating/ac system die on us right when weather turned bitterly cold. Contacted Doorby and they arranged for us to get heaters to see us through the weekend. A brand new heating/ac system was fitted on the Tuesday, it was just 3 days !! Now we're cosy and this new system means less monthly expense too, as it's newer model. Doorby were great its a real pleasure renting with Doorby Property Management. Would recommend to all looking for a great renting experience

Fantastic experience: Bobby and Issac are amazing ! They had to come out and fix a main sewage backup . And boy oh boy was it a job . Bobby and Isaac remained calm and patient with me and all my 100000 questions I had as they fixed the issue . Bobby made sure to let me see certain things that he noticed as he was fixing the problem such as the toliet when it was lifted up etc. I ended up having another issue that same day and Issac made it a PRIORITY to get back out and do what he could to fix the problem until the bigger problem could be fixed the following day. He could sense my frustration and made sure he did everything he could . Thank you Bobby and Isaac for all the hard work you do for the company and its tenants !

Fantastic experience: Our hot water heater busted open this morning and the maintenance team was amazing! Issac P. got to the house less than an hour after I put in the request to help me shut off the water AND he made sure we had a new one installed the same day! We have a baby in the house so his timely response and updates were greatly appreciated. 10/10

Negative experience: Don’t let all the 5 star reviews fool you! The only reason this company has such a high rating is because they bribe their tenants to leave 5 star reviews for TWENTY FIVE DOLLARS off of rent. Laughable, honestly. After ONE MONTH of managing my apartment, Doorby had “accidentally” sent me an eviction notice (who automates those?) because they forgot to remove a security deposit I had already paid YEARS PRIOR after I had asked them to repeatedly. They told me each time not to worry about it. I went two months without A/C in the hottest months of the year because they “couldn’t get into contact” with my landlord after I asked them repeatedly. They gave me one small replacement unit after several weeks that not only did nothing to cool my apartment but skyrocketed my electric bill, then harassed me about taking my electric bill increase off of rent (totally legal in Tennessee, especially when your landlord breaks your lease, by the way), and sneakily deducted that money from my security deposit. Have any problems with Doorby? Time to track the owners down so you can send them ordinances and codes. That’s how you get anything done here. You can listen to me or you can listen to the people who sold out for a 2% discount on rent.

Positive experience: Positive initial experience. About a week after move in... some scheduling issues for an inspection - Doorby wasn't the easiest to work with, and couldn't accomodate my schedule at all.

Fantastic experience: Bobby was the Maintenance Tech that showed up to my house to fix my gas heater that decided to start working intermittently. Fixed the unit quickly and efficiently and was very kind when my dogs ran into the room. As he was leaving ai mentioned a ceiling tile that needed to be replaced and he insisted on getting it fixed for me ASAP. Bobby was back in under an hour and had the tile replaced for me. Appreciate your work, Bobby, and professional service. 10/10

Fantastic experience: We had an issue with the fridge and put in a ticket. The night before maintenance was scheduled to come, the light in a closet started shorting out. Bobby came by earlier than expected, got the part for the light as well and had everything fixed the same afternoon. Super friendly guy and a breeze to work with. We are appreciative!

Fantastic experience: The management team was amazing! Jason and Shannon were fast, friendly and not only took care of the window we need fix but also fixed a loose door knob and did a great job of cleaning up everything afterwards!

Fantastic experience: Was cooking dinner the week of Thanksgiving and my sink began to leak into the floor. Called the emergency line and Shannon was there to fix it almost immediately even though he came from far. I was very satisfied with his customer service. He made this job a priority and came back the very next morning with the tools that he needed; the leak is fixed and the sink is running smoothly.

Fantastic experience: The Maintenance Man was Great! his name was Shannon he replaced my very old dishwasher with a new one A very good experience doorby maintenance is very professional and very courteous no complaints at all thanks Kevin.

Negative experience: Viewed one of their properties and immediately put in an application and paid the fee, within 1 hour after viewing; only to then be immediately told that it was no longer available, as someone had signed a lease on it the day before. So they were still adverting and showing the property, as well as accepting applications and fees, when the property was already rented. Oh and then refusing to refund the fees and insisting I just select one of their other properties and apply the fees to that instead. That’s theft by discretion. That’s fraud.

Fantastic experience: Maintenance is amazing! My husband and I just recently moved in and the dishwasher was apparently a very old unit and was clogged and not working, I sent in a maintenance request and a day later Shannon came to fix it. We then found out it was broken and he immediately called and requested we get a new one! A day after it got delivered he installed it and it’s been perfect! Thank you so much Shannon!

In addition, I would like to say that Caleb is an Asset to the company. He is very informative and notices his stuff. He is also extremely kind and caring.

Fantastic experience: My water heater was acting up. Caleb came right out and made me feel safe and that everything was going to be ok. My dog shakes and is scared of most people. She was so happy and playful around Caleb.

Negative experience: They suck. Carlos lied several times to me about my apartment tenants that he supposedly checked out. He did not do what he was supposed to do. Bad service!

Fantastic experience: Kycaleb came to fix my door I was so happy he made me feel so safe again a very nice guy!!! He even checked under my house to make sure it wasn't any unalive rodents This made my day for sure

Negative experience: Don't lease home at 10716 Dallas Hollow Rd, Soddy Daisy. The floors are rotton and are caving in from Termite damage. Instead of replacing the floor they propped up the rotten floor from under the house. Poor communication. Will not do anything about it on the weekends. 3 weeks later and finally have exterminator doing a complete treatment. I have spent 3 weeks in a home spraying the termites myself to keep them from taking over my entire house. I have pictures, videos and documentation. I asked to be released from my lease so I can move into a habitable home for my son and animals and myself and I was told no. Terrible experience. I would avoid using this company at all costs. NOT ONE SINGLE TIME DID ANY MANAGEMENT COME OUT AND LOOK OR REACH OUT TO ME TO SEE HOW THINGS WERE.

Negative experience: These people are slum lords. Between bugs, inactive care, ignoring critical structure issues, threats, etc these people have been NOTHING but awful... PLEASE dont move your family into their homes. My daughter has been hurt due to them not caring about their home three times. Ive seen the damage of renting from them first hand. Dont do it! Stevens either. First is pretty decent.

Fantastic experience: Hi,I have a problem in my home and sent in a work order that was answered with the up most speed. The people that sent were very kind and explained everything they were going to do . Bobby was kind and very patient they did not take long to fix it and thy cleaned up after their selves. Hope you have more people like them.thank you

Fantastic experience: Their maintenance support was great. They called the day a ticket was put in and Bobby was able to get my problems resolved quickly. Bobby was even able to come late in the day to give me time to get home.

Fantastic experience: I don't think anyone really thinks anything great about their landlord (or in this case, property management company), but after looking back at my time leasing with Doorby, I think my experience has been more than satisfactory. The maintenance team has been both prompt and flexible, making sure to handle things as quickly as possible and with the kind of professionalism that I expect from a professional property management company. I also appreciate the communication that I received from Courtney, who personally managed my property and lease. While their office is by appointment only, they were able to squeeze me in to make sure I was taken care of when I had a problem, and they were able to quickly resolve things and work with me and my needs. From move-in to move-out, I've had a very good experience with Doorby.

Negative experience: Do not rent from them. Absolutely atrocious. Houses are not livable. We moved here without seeing the home because we came from out of state. Had to pay over 8k before even moving to the home. They do not respond to any maintenance requests, and denies them if they do. There was a bb hole in the window they wouldn’t fix, a broken stovetop, garage smelt like ammonia (where laundry was to be done), mold everywhere. Put in maintenance requests and they still were ignored for over the 14 day TN law. Was asked “are you a mold inspector?” by the property manager. Our newborn got sick from being in the house for less than an hour, told them and then was told “well your baby is brand new” (insinuating who knows why baby is reacting like that). We had to get a note from our baby’s doctor, call the city, have a mold inspector come (and mold came back positive for multiple types) for them to let us out of the lease. They also took security deposit unless we proceeded legally, but we just wanted to cut ties as soon as possible. Property manager tried to negotiate our pet deposit so he received income from renting us a run down home. I was also ignored by the manager when telling what the issues were. The management was very unprofessional and does not care about their renters. We found a much nicer home in a nicer area for less than the run down home, thankfully.

Positive experience: Doorby has been a solid partner during the last year in managing my rental property. Their data tracking systems work pretty well, and they use the AppFolio platform, which links well with management software programs like Stessa. Carlos is their agent that works with me, and he is doing awesome - quite responsive and attentive. Doorby does the leg work in negotiating with the local housing authority for increased in rent if you have Section 8 tenants, and they have been helpful in solving issues such as utility back-payments. I have used their in-house maintenance team, along with some contract work (that Doorby arranged) to completely two renovations on my property. They bill a flat rate for labor for the work the do, and are pretty responsive to the tenants as they have organic crews that can respond to most of the tenants calls; this keeps tenants happy (or at least happier) and costs down for the owner. Their maintenance manager, Adam, is a rockstar. I'll be making use of their annual detailed maintenance inspections later this year as a way to keep tabs on my investment, important for someone who does not live in the area. Overall, I have been pretty happy with my experience, and would recommend Doorby to other out-of-area investors in the Chattanooga market.

Fantastic experience: I have had an absolutely amazing experience with Doorby. From the moment I first spoke with my property manager, Courtney, I felt like a valued tenant. She has always been quick to respond when I’ve needed assistance, though with the standard process Doorby has for communicating various needs through their portal, I very rarely need to reach out to her directly. Overall, my experience over the last three years living at a Doorby property has been great!

Negative experience: After looking at a property and informing Doorby of the rat feces and obvious electrical hazards, the property was pulled off the market and I heard nothing else. A house in that condition should not be shown to begin with and Doorby’s response, or lack there of, told me all I needed to know.

Fantastic experience: The folks at Doorby have always been fair and helpful whenever I needed to contact them. Courtney has been great whenever I had a question or concern and she is very friendly and professional. When my bathroom floor needed to be replaced because it was sagging really bad and would not have lasted much longer, I put in a maintenance request and was contacted the next day to schedule the work to be done. Asher and his helper arrived within a few days and did an excellent job fixing the floor.

Fantastic experience: You're in great hands with Doorby Property Management. I live in a duplex in Harrison that has changed hands three times since I started renting here some years ago. There were a couple of management companies before Doorby took over, and boy am I glad they did. I am a retiree on a fixed income and Courtney Sanders, my personal property manager has worked with me numerous times with the agencies that help me pay the rent when life throws me a curveball. Her professionalism, human understanding, and just overall friendliness has been a real godsend for me. Courtney really understands the value keeping a tenant happy and in place. I would also like to commend Doorby property management for their maintenance department. Their response to maintenance requests is spot on. My building recently had a problem with the septic tank being full and Doorby had that resolved for me within 48 hours. Overall I highly recommend this property management company, and Courtney Sanders specifically, for all your tenant and or management needs.

Fantastic experience: Doorby has been the best property management company I’ve ever used! From start to finish, the process of getting into a home was so simple and quick! Courtney did a great job and was willing to work with me when it came to my dog. They didn’t even bat an eye when it came to him, whereas other places were rejecting me because of his breed. My family and I have been here for a little over a year now and have had pretty much no issues! Anything that did need to be looked at or fixed, their maintenance team was quick to respond and help out. If you’re looking for your first starter home, Doorby is the way to go!
