Positive experience: When I first got there I was a little confused on where the property was. When I eventually found it I love the fact that it is very discrete. This apartment is very spacious and just enough room for just me. I feel like the apartment is a reasonable price for rent. I would recommend this apartment for anyone to stay.

Negative experience: While the location near Solar Myth is great, don’t let the positive reviews fool you like they did us. We committed to a long-term lease based on those ratings and other research, but the reality of dealing with Otter Property Management has been unbearable and a massive regret. * Move-In Disaster (Photos Attached): We arrived from Texas to a house that was completely not move-in ready. It was filthy: dead roaches, thick layers of dust and dog hair (turning our feet black instantly), and mold growing in the toilets. There was even trash left behind from previous tenants. And, the water and ice functions on the fridge didn’t work. * Security Issues: We were given only one key for four people. Because it requires a specialized key card (which the owners lost), it cannot be copied. Management promised a smart lock replacement over a year ago—it never happened. Having only one key for a household for OVER A YEAR is a massive safety and convenience issue. * Unethical Billing: They have tried to charge us for water used before we even moved in. Their billing "system" is erratic and inconsistent; it took them five months just to explain a single bill. * Maintenance/Fees: They charged us for a "repair" on a fridge they never actually fixed. The ice machine remains broken to this day. They’ve refused to remove the charge and associated fees—amounting to over $800—for a service they didn't even perform and a bill that wasn't ours. Save yourself the headache. The location isn't worth the mismanagement. Also, please note we are good tenants, we have our rent on autopay and have never missed a payment, we keep our eye out for the ledger to see whenever they decide to charge for the water bill. We just refuse to pay for bogus charges. This is an ongoing situation. I will continue to update this post with their response (or lack thereof) to ensure there is a transparent record of our experience.

Negative experience: OPM is a terrible property management company. As a prospective renter, when I could not gain access to a property - I called and was transferred 4 different times before speaking to a live person. Upon arrival at the property, there were 2 rusted lockboxes neither of which were the actual lockbox needed to gain access to the apartment in question. They were unhelpful & argumentative over the phone. On top of that the property was decrepit and dirty in the common areas. All in all, my experience was incredibly poor and as a result would not rent any property in which OPM manages.

Fantastic experience: I have been enjoying my experience with viewing their rental choices and viewing.

Negative experience: I hired Otter Property Management to manage a rental property, and the experience has been extremely disappointing and costly. This is a shortlist of reasons: 1. Serious conflict of interest The owner, Daniel, is also an eviction attorney. In a small property management company, this is a clear conflict of interest. Otter earned ~$1,100 from placing a now delinquent tenant, then hundreds more in legal and filing fees once the eviction process began. The same company that screened and placed the delinquent tenant financially benefited two months later from the eviction they helped create. 2. Awful tenant screening I just reviewed the delinquent tenant's screening report & It clearly showed: - A $4,260 legal collection, and - A $1,288 Verizon wireless account in collections - Credit score: 592 Common-sense tell you that an applicant with unpaid cell phone bills is high risk. Despite this, Otter approved and placed this tenant. Collecting one month's rent as pay & holding one month's security deposit that was later help by them to cover admin/maintenance fees. 3. Terrible Spend management They racked up unnecessary fees while managing. Approximately $7,000 in rents were collected and all of it was consumed by miscellaneous management, maintenance, and administrative fees. Ultimately, Otter failed at the most basic responsibilities of property management: screening tenants & protecting owner funds I would strongly caution any owner to think carefully before trusting Otter with their property.

Positive experience: I really hate the fact that when you book a viewing that the confirmation text comes when ever it feels like coming. It took me forever to view a unit due to the fact that I work in the restaurant industry and can’t respond to the text I. The thirty minute window. That really needs to change. But once I actually got to view some places, I really loved the self guided tour process. Easy, convenient, and I could take my time and view the unit without someone tryna sell me in the place. Thank you for that.

Fantastic experience: This apartment property is suitable. Upon entry to the apartment was clean. The kitchenette is nice & dishwasher has a nice touch added. The rooms are spacious and a nice size w/ closet spaces. Both bathrooms being full is an awesome addition as well. Seeing the smoke alarms, and access to the heating/cooling systems with the switches labeled is simple to operate. The backyard being clean and cemented is wonderful Lots of space in the apartment overall. Sweet, comfy and cozy property, thank you! I’ll be submitting.

Negative experience: rental management company has been requesting tenants’ PECO electricity account numbers under the guise of “setting up services” at other properties they own. Multiple tenants, including myself, later discovered that we were unknowingly paying for electricity for more than just our own apartments. According to public reviews, at least one other tenant also reported the same issue — she discovered two months after moving in that she was paying for the electricity for the entire building. Interestingly, the company responds to nearly every review except hers, which directly exposed this practice. When they asked for my electric account number, I immediately suspected something was off. Why did they need my Peco account number when I’m paying for my own service.? It now seems clear that this practice is deceptive, unethical, and potentially illegal. That’s why I’m not using my real email address — I don’t want a response from a company that engages in these kinds of tactics. My response back- After I shared my experience, at least 10 other people came forward saying the exact same thing. That should tell you everything. And no — you absolutely do not need an account number to verify whether utilities have been activated. PECO has a Property Management account system in place specifically for that purpose. All it takes is a quick verification — assuming you actually want to get to the bottom of it. But a previous review stated she paid for electricity service for the whole building. I guess she lied too? But since still to this day, you didn’t respond to her it shows that she was telling the truth.

Fantastic experience: The process for viewing the house and the extra security they took for me to prove my identity was perfect. The fact that I could tour the house independently was a big factor. The house was in good condition still needed a few things done in the house and backyard. Which I assume would be done before anyone moves in. Other than the block being blocked off due to construction on the block and surrounding area a heads up would've been nice but the block looks to be quiet and peaceful giving the area around it. All in all I am very please this far with this company. And I hope I can get this house and begin the next chapter of my life.
