Fantastic experience: Mike was certainly an asset for my girlfriend and I when we were looking for a new place to live. As someone who was new to the area, it looked like this was going to be an overwhelming process at first. However, Mike made things easy for us throughout the moving process, going so far as to follow up with us in the days and weeks after the move to check in. I couldn’t recommend Mike enough.

They have the most inventory in the city and treat you with a level of dignity and respect that’s rare in this industry.

Negative experience: I would not recommend Philly Living Management based on my experience. From the start, there were clear red flags. On move-in day, the unit had not been turned over or cleaned at all — it was left in dirty, unacceptable condition, which should have been an indication of how ongoing issues would be handled. Since moving in, we have dealt with serious and ongoing habitability problems. We were told the apartment had central heat and central air, only to discover after moving in that the system does not adequately heat or cool the unit. Instead, wall split units were installed without disclosure, and due to poor insulation, the apartment does not retain heat. Throughout the winter, we’ve been forced to run three heating units continuously just to stay warm, resulting in astronomical electric bills, over $1,100 in a single billing cycle, with usage far exceeding comparable households. This is not normal usage; it is the direct result of unresolved heating and insulation issues. Despite repeated maintenance requests, inspections, and follow-ups over several months, no permanent solution has been provided, and communication from management has been slow or dismissive. Tenants should not have to choose between staying warm and paying unreasonable utility bills because known issues are left unresolved. Proceed with caution if you are considering renting from this company.

Negative experience: My relatively new washer has been damaging my clothes for over 6 months. I contacted Philly Living when I first noticed, and they sent a technician out who swore the problem was a penny lodged in the machine. He removed the penny. Great. …except the problem continued, and when I contacted Philly Living again, telling them that now over $500 in clothes had been ruined (discolored beyond cleaning, and occurring fairly frequently) they told me to reach out to file a claim with my renters insurance (fair), but sat on this for almost two weeks without acting on repair or replacement of the machine. I’ve contacted them several times with no resolution. And worse yet, no response or action. How do you call yourself a property management company if you don’t manage your properties. If I could give zero stars, I would.

Fantastic experience: My husband and I are new to Philadelphia and had three weeks to find an apartment to rent when we first arrived. After a couple of weeks of looking without much success, we met Michael from PhillyLiving who went out of his way to make sure we would find something we liked quickly, accommodating weekend showing times and being super responsive with our questions. We chose to rent one of the places he showed us, and he helped us understand the rental process and walked us through it all. We love our new place and are very grateful to Michael for his help!

Negative experience: Absolutely unacceptable service. I left a negative review last month and I wish I could leave 7 more. This "community" refuses to even send someone to inspect the apartment complex regularly, which is infested with bugs and dirty from poor maintenance, the trash is never picked up, the office is closed on weekends meaning emergencies and incidents are ignored, and that's only scratching the surface of the problems with this incompetent community . There is no room for excuses anymore. We are past a transition period and nothing is still being done about this horrible living experience. Thank you Neena Marie Rutter for doing absolutely nothing and lying in our communication. UPDATE: Somehow everything has gotten worse, there is no communication on upcoming maintenance, the trash situation is worse than ever before, and our tenant manager Scott Goldstein is rude, condescending, and has made self life-threatening comments when approached about his behavior. I have had better service from university students when living off-campus than I had with this "management community". They are inept, incompetent, and will gaslight you into thinking you are the problem instead of helping and granting solutions. Do not ever work with these people. Update 12/6/2025: Service and lack of communication is still as abhorrent as usual with PLMG. I have multiple maintenance requests from OCTOBER that still have not been addressed or communicated, with one of them being a safety hazard as it involves removing a metal plate that is hanging off the building and can harm someone. They will NOT and do NOT do any work until you criticize and reprimand them, it is easier to work with children than it is to work with this incompetent group of people who dare call themselves a management group.

She was incredibly helpful in coordinating showings and was very knowledgeable on the different neighborhoods and what they had to offer. She was a pleasure to work with and would recommend her to anyone.

Negative experience: I moved into an apartment this weekend after a viewing with Michael Gordon, who was great. I deleted my first review, which he pressed me to write after signing my lease. Everything since then has been downhill. I reported lights that did not work in the stairwell after I picked up my keys, which PLMG assured me had been handled personally before my move-in on Saturday. They did not. I moved into my apartment in the dark this weekend. AND, I was greeted by the smell of gas, and had to immediately call PGW to investigate to deal with a gas leak from the stove as I was moving in. Since moving in Saturday I’ve had a laundry list of issues: kitchen faucet didn’t work, heat didn’t work (and it was cold this weekend), dishwasher doesn’t work, washing machine is full of dirt/black ash, garbage disposal doesn’t work. One of these things happening? Pobody’s nerfect, you deal and move on. I don’t like to make a big deal out of stuff and I don’t normally write reviews (again, Michael asked me to). All of these things happening? At once? Yeeeeeah there’s some serious negligence afoot. Buyer beware. Immediate regrets.

Negative experience: 0 starts - stay away! PhilliLiving pretty much ruined my life. They are not to be trusted. Everyone was very nice while showing me the property I was renting and getting the lease signed, BUT exactly one day after I signed the lease, they informed me that the apartment was listed for the sale by the owner. Giving the timing of this notification, they obviously knew and did not tell me. What is even worse is that they did an entire charade of asking the owner about giving me a 10-month instead of a 12-month lease, and got another 100$ a month in rent for me. Well, turns out they never spoke to the owner, it was all an act to get more money. I know this from the owner himself, who promptly fired this management company. Also, they failed to provide me with the keys on my moving date, even though I coordinated it with them, and I had to stay in a hotel. After signing the lease, they are very difficult to get a hold of. It’s a shitshow and I would not recommend anyone to get involved with them.

Fantastic experience: My daughter recently went on a tour with Michael Gordon and we both have so many amazing things to share about him. Although I did not meet him in person, I have had multiple conversations over the phone with him and he made me feel that my daughter was making the right decision by getting her apartment through PhillyLiving Management Group. He assured me that my daughter would be in a beautiful and safe apartment and gladly answered any questions I had. Mike was professional, knowledgeable about the space, and ultimately the best realtor my daughter could have been matched with while she navigates this next chapter in her life. We highly recommend Mike to anyone searching for an apartment in Phily and I'd also like to say go birds!!

Negative experience: Live down the street from their building on 734 Fitzwater. They don't provide a dumpster or garbage cans for the building and tenants just throw garbage on the street the piles up, rips and ends up all over the neighborhood. Because of this we've also seen vernom in front of the building

Negative experience: The HOA at PhillyLiving Management team is extremely slow, unprofessional, and unhelpful in my experience living at Roxborough Village Townhouses. The maintenance supervisor, Nina D, consistently writes emails that she puts below minimum effort into and brushes off or simply does not answer any questions I reach out to her with. The HOA is unclear on their rules and only gives crumbs of information at a time. Reading other reviews, it seems like the PhillyLiving Management team may great if you're looking to find an apartment to rent, but if you are looking to buy look elsewhere to save yourself headaches from their HOA.

Negative experience: (updated Aug 7, 2025) (original post May 6, 2025) “Paul” the maintenance man pictured is a disgrace to phillyliving. he treated two strangers with extreme disrespect, calling us idiots and cussing at us. I’m a young female student at a neighboring property and I cannot imagine how he treats residents, if this is how he treated us. Someone threw trash into my backyard, two heavy bags and some wood posts. My backyard has a very short fence on the side that neighbors the phillylving parking lot. I saw these bags fly over the fence from inside my house. I did not see who threw them, but they were on the side closest to the parking lot and there were men in the parking lot. I never made an accusations, I just went about disposing of the trash immediately. I went outside with my friend. I put the trash back over the fence (this fence is at knee height) to avoid dragging it through my house. My property’s trash it at the front of the house. Due to the height of the fence it was easiest to put the trash over the fence, step over the fence, and take it around the house (though the parking lot, where i see pedestrians/non-residents frequently.) Paul immediately started yelling at me and my friend and without listening to what we had to say, he dumps the bags back in my yard. I tried to explain that I was going to move the bag out of the phillyliving parking lot, i just didn’t want to bring it through the house because it was leaking dirt and debris. I asked why he shook the bag into my backyard so rudely instead of listening. He walks off without hearing us out and later engages with us again accusing us that we had planned to use his dumpster which is not allowed. At this point, he asked if we spoke english during our conversation because we were still arguing with him about his previous behavior. This was a clearly racially motivated comment as neither me or the friend was with are caucasian. We are american born with no accents, so the intent was disrespectful, there’s no arguing that. He stated that the trash was not thrown by him, though I never accused him. When I asked about his name and employer he said “i’m paul with phillyliving” I said this was very unacceptable to treat two young girls that way. he said “i’ve been with them for 20 years [maybe he said forty] so good luck.” he never apologized and showed an arrogant and abusive attitude for our entire interaction. for background: i am not one to complain or nitpick. i don’t like getting people in trouble. but this incident was targeted. if this is how he treats women, people of color, or literally anyone! he should not be employed with this company. and his confidence in not being held accountable for his actions by the company, is all the more reason to be cautious of both him and phillyliving as an establishment. the physical aggression he displayed instead of calmly handling the situation is an unsafe quality to have. using physical intimidation and name calling to belittle people into submission is never okay. i’ve left a voicemail with phillyliving, but it was the end of the day. hopefully they will reach out soon, but if not, use this review as your warning. Update (Aug 7, 2025): No one from phillyliving ever reached out to me. Saw Paul the other day working as usual (did not engage.) Either PhillyLiving doesn’t care enough to read their reviews/answer their phones or they don’t care enough to address a serious situation. I am disappointed in the company. Please, to anyone reading this, proceed with caution. If this is how they handle their business, please beware.

Negative experience: I was staying at 1531 n 15 st apt 2B and recently moved out ! Upon moving out the landlords there had charged me for a lot of made up expenses just to not give me back my deposit ! They did that not just to me but my other friends as well when we had little to none damage and were falsely charged just so they don’t have to return the deposit ! They are scammers they will make up random transactions and expenses with no proof and say you damaged the floor and when we showed them a photo and asked to identity the damage they start talking about other damages which again didn’t happen ! Please it’s not worth the hassle and time they give the apartment at a good price for rent but then in the end they scam you for things you didn’t do ! And here is a pic of the room I was in and they charged me for apparently damages floor which I don’t see any and they couldn’t point out any damages and also charged me for paint damage which I don’t see any and didn’t do any ! Maybe a cleaning fee was reasonable but charging me 550$ for the room which looks the same when I moved in and same when I moved out after a year maybe a little dirty but not 500$ worth of damages ! And surprisingly their fees and damages add up perfectly to my deposit and my friends ! Just scammers stay away and save your money

Fantastic experience: Michael Gordon is THE BEST. He’s great at what he does and found us an abundance of properties that fit our criteria, then worked with us through the entire process until we secured our new home! His system is straightforward and effective, and he’s super on top of it with quick response times and great communication. We were in a super crunch and he found us a place to live (that we love AND is well within our budget!) in under two weeks. Not only is Michael great at his job, but he’s so down to earth and absolutely hilarious which made a stressful situation surprisingly really fun! Also he’s a die hard birds fan so nuff said. Fantastic experience: Having just gotten through my first-ever independent moving process, it was quite the rollercoaster ride. Many ups and downs, many things learned the hard way. And a lot of landlords and agents I met that clearly did not care about me as a human being and just wanted my money. Of course, that’s the whole point of renting out an apartment, but still, human decency was sparse and it made my first experience quite discouraging to begin. However, I was ultimately lucky enough to stumble upon a listing under PhillyLiving Management Group, and I could immediately tell from my tour that these were people who cared about their clients. I was fortunate to have been able to work with Michael Gordon in securing my apartment, and he was so incredibly on-the-ball, attentive, and perhaps most importantly, kind and understanding of my journey and situation. While this process might’ve started out full of stress, PLMG helped it end on an stress-free, positive note, that changed my outlook which I originally had on this process. If you are lucky enough to find a property under PLMG which you like, look no further — they will make this process (which can get so stressful) as seamless as possible and make your life so much easier!

Fantastic experience: I rented from Philly Living for 2 years and had an overall positive experience. The only things I think worth mentioning are that when I was trying to tour the apartment before renting, it was somewhat difficult to set up an appointment. I eventually had to message them on instagram because my voicemails and emails were not returned. Once I began renting, maintenance arrived without notice on more than one occasion. Not the end of the world, but not really appreciated. The only money taken out of my security deposit was the remaining water bill, which was appreciated. I lived in one of the older row homes on Powelton Ave, and the buildings are pretty old, but have good bones. For the price and management, I'd recommend

Fantastic experience: Philly living management is truly the only management company I’d consider renting from in Philly. I lived in one of their buildings for 6 years, and will be moving to another apartment that they manage in a few weeks. They’re seamless to work with, quick to answer emails, and the tenant portal makes paying rent and submitting requests a breeze. Fantastic experience: As a property owner in Philadelphia, let me recommend Philly Living for property management. Its team seems to have solved all the problems of renting property from locating reliable tenants, lease arrangements and licensing, to emergency repairs when needed. I feel I can talk with its friendly and knowledgeable staff and they just understand how to manage the landlord/tenant relationship.

Negative experience: I’ve been renting for the past 25 years in cities including LA, San Francisco, NYC, Boston, Florida, and Rio de Janeiro, and my experience with Philly Living Management has been one of the most frustrating. The lack of communication and follow-through from building management has made living here far more difficult than it should be. Communication & Management Issues The building manager, Mark Myers, has been largely unresponsive. Voicemails, phone calls, and emails go unanswered. When I do receive a response, issues are typically passed off to the maintenance manager, Shane. Shane initially seemed helpful, but after our first encounter, he became nearly unreachable. At that time, he told me he is solely responsible for maintaining multiple buildings with a total of 300+ apartment units—a clear sign that Philly Living grossly under-invests in maintenance staff. This explains why even basic maintenance requests are ignored, and why, when issues arise, there is little to no follow-through. For example, the trash area went uncollected for three weeks, creating an unsanitary mess. Some residents were leaving loose beer cans and styrofoam outside the bins, allowing wind to scatter debris throughout the courtyard. Mark Myers told me he would send a reminder to residents about proper trash disposal, but he never did. Eventually, after several follow-ups, the trash was removed—but it shouldn’t have taken multiple complaints to resolve such a basic issue. Move-in was also poorly managed. We were given no instructions beforehand, not even basic details like how to access the building or our unit. It was only after I reached out to Mark that he provided the door codes. There was no welcome packet, no note, and no communication waiting in the unit to help us settle in. We also had to figure out our electricity account with PECO on our own. When I called PECO to set it up, I was told our unit number did not exist in their system. It turns out our apartment was listed under a completely different number—something Mark only provided after I ran into the issue and reached out to him. This should have been given to us upfront, especially since Philly Living had urged us to set up our electricity in advance. Not once did management acknowledge or apologize for these oversights. Building Quality & Maintenance This building is brand new as of Fall 2024, yet it already has noticeable maintenance and construction issues. Despite claims of soundproofing, noise from upstairs neighbors is easily heard—including footsteps, vacuuming, and gatherings. The windows are drafty and visibly scuffed, the water pressure is low, and there is air trapped in the water lines, causing the pipes to sputter each time the water is turned on. Routine upkeep is also lacking. Hallway walls have been patched with white spackle, but they have not been repainted to match the original gray paint, leaving unfinished repairs visible throughout the stairwells. These kinds of details, while small, contribute to an overall sense of poor upkeep for a brand-new building. Final Thoughts The building itself has potential, but management’s lack of responsiveness and follow-through makes day-to-day living more frustrating than it should be. The ownership team does not seem invested in the long-term upkeep of the property, which is disappointing given how new the building is. I strongly advise anyone considering renting from Philly Living Management to stay away. The lack of responsiveness, poor maintenance support, and subpar building quality make this an extremely frustrating and disappointing place to live.

Fantastic experience: I have had an overall good experience as a renter with PhillyLiving. One excellent thing is their maintenance department --lead by Dawn T and Mike. I have rented many places in my life and this has been by far the kindest, most efficient, quickest and best maintenance department of a management company. Five + stars for Dawn and Mike!
