Negative experience: Everything wrong with living in a city. Illegal practices, unfixed maintenance issues (two winters without heat), no accountability, trying to evict people while their rent is in an escrow because they won’t fix anything, intruders in their buildings, no cameras, no access into building for deliveries, no call buttons. Just the absolute worst. I lived in New York which isn’t perfect but companies like this make Philadelphia a joke in comparison. The people on the website look progressive if they are they should find a new job because this is the most Donald Trump type slum lord behavior anyone could perpetrate on their renters. The laws that protect these people are also a joke. Moving out soon but I’ll still be following up with every complaint I can moving forward and reposting reviews of this company until they’re out of business. Absolute joke, please do yourself a favor if you read this and run!

Negative experience: Since this company took over our lease from the previous management company, the building conditions have deteriorated dramatically. Common areas have gone uncleaned (trash, debris, and feces smeared on the floor) despite repeated complaints. The lobby was left in a severe sanitation condition for over a week. The trash rooms in the entire building are overflowing to the point of being unsafe to open the doors. Elevators (which had little to no issues at all prior to OCF purchasing the building) fail regularly with no communication or repair timeline, causing our building to effectively be an 8 story walk up. I reported these issues in writing and requested corrective action before posting, but simple building maintenance should not require escalation to this point. I’d warn anyone away from their properties as there is little to nothing you can do as a tenant to get a response and appropriate action taken.

Negative experience: Worst management company ever. Elevator is constantly broken, most recently for over a week with no word from management or maintenance. The trash hasn’t been taken out due to lack of elevator services. No concern for its tenants whatsoever.

Negative experience: After putting in multiple maintenance requests over the course of a month for a broken washing machine, and not being able to reach a human over the phone or email, I went into the office in person today. The receptionist gave me the runaround, and when I finally spoke to a property manager after asking three times, said manager told me OCF was prioritizing emergencies due to the snowstorm (not our problem when we put in the initial order before the storm) and to "go to the laundromat." Further, he chose to go back and forth about whether clearly automated emails I received about the request were indeed automated instead of offering any solutions about the washing machine.

Negative experience: Worst property management company in Philly. Avoid at all costs. Communication was terrible; they never responded to maintenance requests or concerns in a timely manner. They made promises about repairs and upgrades that were never kept, and the property wasn't maintained to the condition it should have been. Overall, they were unprofessional and did not care about the tenants' needs at all.

Fantastic experience: Giving our property inspector Andre a proper 5 star review!! Came into our unit with booties over his shoes to ensure he didn’t track in any dust/dirt which was super helpful since this is a shoes off at the door household! Also once I mentioned our leaky sink he happily went down and tightened it up and fixed it for us! After months of maintenance team not coming out it was nice to get some in the moment help from him! He came in while I was working from home and taking calls and was super respectful, quiet and efficient! Anytime he needed to ask a question or say something he made sure to wave me down to not interfere with my work calls and let me know before turning on appliances so I wasn’t caught off guard by any sounds! Would definitely recommend! ⭐️⭐️⭐️⭐️⭐️

Negative experience: This company is allowing loud, disruptive construction to run all day on Christmas Eve in a strictly residential neighborhood near 5th and Wood St. It shows a complete lack of respect for the people who actually live here. This is a day meant for peace, family, and quiet, not industrial construction noises echoing through our homes. Any company that thinks this is appropriate clearly has terrible judgement & prioritizes profit and convenience over basic decency and community standards. If this is how they operate, I wouldn’t trust them to handle anything responsibly.

Negative experience: I simply asked can someone help me find my package usps misplaced BEFORE christmas in the building they lease to us and got no help at all… Very expensive package and can’t even have it for Christmas when I told them it’s somewhere in the wrong mailboxes. Christmas ruined..

Negative experience: Very poor property management and maintenance services. Maintenance requests are not completed in a timely manner, and basic services like snow removal are routinely delayed or ignored. I live at The Porter Apartments, managed by OCF Realty, and have had to submit nine maintenance requests in less than a year (not including phone calls for additional issues). None were resolved within a reasonable timeframe, and I had to consistently follow up to get any action. Communication is dismissive and issues are often stalled rather than addressed. Based on my experience, this has been the worst property management I’ve dealt with. I’ve lived in other apartments for over three years and only needed to submit one maintenance request total. If you are renting in Philadelphia and see OCF Realty listed as the management company, I strongly recommend looking elsewhere.

Negative experience: I will never rent from OCF again. Horrible experience and they do not care about their tenants. Also, for some reason they are charging me a $10 technology fee each month, not sure why.. They don't pay for my internet or anything. Make sure to watch out for unexpected fees (besides the technology fee) added to your rent, which they don’t even tell you about and will not reimbursed you if you pay it!

Negative experience: During a recent apartment tour, the representative brought her partner — who pretended to be another potential renter. Out of the two units shown, only one was actually available. He expressed interest in that one, creating a false sense of urgency. The apartment itself smelled like cigarettes, so I wasn’t interested, but I appreciated the conversation and even asked to follow him on social media to build community. The next day, I discovered that he tagged the leasing agent in a story — confirming my suspicion that they were working together. The sad part is, he’s actually the reason I didn’t want the apartment. He “sold” me on east-facing windows, but the entire interaction felt manipulative and uncomfortable. Not only did they fail to run the play smoothly, but they also reminded me to trust my gut when touring apartments.

Negative experience: OCF took over management for my old building, and when my microwave grill fell off, I requested maintenance to come and fix it. They blamed the whole thing on me (without cause or proof) and removed $280 from my security deposit among some other extraneous fees to pay for an entirely new microwave. It was 7 years old. Absolutely ridiculous and greedy. I do not recommend them as landlords at all.

Negative experience: #ZERO STARS **DO NOT RENT FROM OCF REALTY., UGHH** I wish I can give them negative start instead of that 1, I've been waiting 50+ DAYS for a critical plumbing repair while water destroys the bathroom closet. The door literally disintegrated from water damage. Their response? Endless lies that "someone will reach out," fraudulently closing work orders claiming repairs were "completed" when nobody ever showed up, and passing me between mails- Mae, Danielle, D'Andrea, and contractors who never exist. But it gets worse. The buildings have homeless people sleeping around it, a lot of noise, constant package theft, attempted bike thefts, and ZERO security/safety. Their solution? "Sympathetic emails/replies. That's it". No actual fixes? just performative concern while you deal with crime and destruction. This company even has multiple lawsuits (public record), violates too many laws daily, and should have their real estate licenses revoked. They're not just incompetent they're deliberately negligent and proud of it, If you are an investor and plan to invest/build any DCF'S/LBO's then this is an UGLY investment. 50+ days of my apartment maintenance falling. Ongoing criminal activity. Open contempt for tenant rights and laws. This is textbook slumlord behavior backed by corruption. **Save yourself. There are hundreds of better landlords in Philly, OCF Realty is a nightmare you'll regret.**

Negative experience: If I could give this place a 0 I would. We have been without electric almost everyday on the 3rd and 4th floor of 1420 Point Breeze Ave, and no body does anything to fix it for the last 3-4 months. I work online and cannot work and I need to leave this complex in February and find a new place. How am I supposed to live? We have people here screaming and crying in anger due to food rotting etc. no body will do anything to help. It's abuse. I've gone in person and begged for compensation, begged to just turn on the lights. The emergency line doesn't work either. They say they are sending someone then they never do.

Negative experience: Property management is abysmal. I recently moved into one of their new buildings and have been nonstop dealing with issues. The elevators are constantly malfunctioning and I’ve been locked in them multiple times. The units are constructed very poorly. I’ve had shelves falling out of walls and appliances breaking within the first month. The maintenance staff is incredibly rude, demeaning, and don’t even fix issues properly. In terms of finances, the company is in shambles too. They’ve had charges that don’t apply to my account for months and haven’t done a single thing to fix it despite repeated requests. Additionally, nearly all the amenities advertised that the building would have are behind construction and the building has regularly had issues with the system that allows you to get into the building. I would tell anyone thinking to use OCF to look at other options first. The lack of attentiveness to concerns borders on being predatory. Please do yourself a favor and avoid OCF.

Negative experience: Horrible. do not rent with them. At move-in, we told them about all the damages we saw. Yet, at the time of move-out , they charged us for the damages that were there before we moved in. They charged us for stuff the previous tenant left behind. Unprofessional and slow to respond to maintenance requests. Maintenance guy destroyed the wall, we told OFC about it, but instead, they charged us for it. They expect you to rent an old apartment with damages that were there before and then expect you to pay forthose damages. Just a bunch of scammers, please please DO NOT RENT WITH THEM. Fantastic experience: The property inspector Andre was by far the best! I’m not sure if there is a new protocol with the inspection now, but he was pretty thorough. Before entering my unit, he covered his shoes. He had then introduced himself and asked if there were any concerns or problems I’ve observed. Throughout the whole experience, he was very explanatory and informative. His demeanor was very friendly and welcoming. He was even very polite towards my young child. Would definitely recommend him or like to have him inspect my unit next year!

Negative experience: I rented through OCF from 2024–2025 and already left a review for that particular apartment building. However, it’s important to me that the OCF Realty address itself has a review speaking to the unprofessionalism I’ve encountered in my attempt to have my security deposit returned. I was not provided with an itemized list clarifying why I had deductions from my security deposit upon move-out. When I reached out to OCF for clarification, it took a month and four follow-up emails to finally receive an answer, which only happened after I copied higher-level employees on the last email. When I finally received the itemized list of damages, the cited reason for the withholding was an issue that I had documented upon move-in. I am meticulous about record keeping and saved every email for reference. I disputed their withholding the same day, and did not receive a response. I sent another follow-up but still have not heard back. Today, I sent a formal email demanding the return of the full security deposit because Pennsylvania law (68 P.S. § 250.512) requires landlords to provide an itemized written list of damages within 30 days of lease termination or forfeit any right to withhold part of the deposit or pursue damages in court. OCF failed to meet this requirement, making their withholding both improper and illegal under state law. It’s also worth noting that many of the positive reviews here are for specific employees, often written because those employees asked tenants to leave reviews in their name. Those reviews are not necessarily a reflection of the company’s overall practices. Please be aware that the unprofessionalism reviewers report here should be taken into account before working with OCF in any capacity. If you do, make sure you document everything. Be prepared to advocate for yourself! Following up on 9/19/25: I did finally get the remainder of my security deposit returned, and they admitted the damage was not done by me. However, I did have to threaten to take them to small claims court to do this (and let it be known–I WOULD have, if they had not responded after that email). Any current renters reading this: Read up on PA law 68 P.S. § 250.512, and be ready to stand up for your rights! How these people sleep at night is beyond me... :(

Negative experience: TL:DR; you cannot get a hold of these people. If you enjoy being able to contact your rental agency, do NOT rent from these folks. Day 1 had issues with communication: was supposed to meet a realtor at the rental unit to receive keys. They didn’t show. I called every number available (office, realtor direct line, etc) before finally calling the maintenance line just to get someone to pick up the phone. They did not do a pre-move in walk through with me and charged me $1,000 for a bunch of pre-existing pet odor and apparently something we did that has “ruined” the backyard. I was told photos of the damage would be available, I have requested them three times now with zero response. I would prefer to give them zero stars. The only silver lining is that they were incredibly prompt with maintenance requests while we lived there, so there’s that I guess. Worst. Management. Company. Ever.

Negative experience: God I WISH I had read reviews before renting with OCF. BELIEVE THEM. This company is a SCAM and it ignored people, does not answer phone calls and will literally never fix any of your issues unless you physically go in person and scream and yell an cry. Moving here has been the worst experience of my life. A complete nightmare. And…beware, their new construction buildings are done on the cheap and may look nice but once they get you locked into the lease things go horribly wrong- no elevator, thin walls, dirty dirty and dirty !!! Negative experience: This company does not communicate. AC Issue: My apartment was between 88 and 90 degrees during this years heat wave and it took them over a month to get window units put in and the maintenance team wasn't even aware of this problem until they inspected my unit for another issue and magically they could get a unit put in same day. Also, My windows have been broken for over a year and there has not been any follow up (exactly why I didn't just buy and put in AC units myself). Lease Issue: My new 1 year lease has just started this month and Even though I signed my lease prior to everything mentioned above, I am told since I signed my lease I am stuck here another year. Their lack of communication with their tenants, vendors and Property owners has been absolutely horrible and I would not recommend them to any property owners or future renters. I could go way more in depth about their lack of communication, from one team member letting me know there will be a call with the owner to adjust my rent to another team member following up and asking why my rent Is not paid. I will leave it at this, PLEASE TRUST ME and go a different direction if considering renting or having OCF manage your property, they will not respect you as a tenant or a building owner.

Negative experience: DO NOT rent from ocf. They do not care about the safety of their tenants. In the past year we have had our package room broken into 5+ times. We have had criminals in the lobby trying to break into the elevator/stairwell and have had zero communication or accountability from the company. Attached is the package room after yet another theft... oh and once its time to move out they are SCAMMERS. Dont expect to get the majority of your security deposit

Negative experience: I am surprised the reviews are high, but I implore anyone who sees that to note that they only ever reference one maintenance worker or a realtor, and never OCF as a rental company. OCF is truly the most haphazard realty management group. Let's start with prior to move in. The row home had been unoccupied, so we needed to set up gas. PGW has windows to visit the home to restore gas lines. and by the time I was told we "got the rental", PGW either had a day before our move in date, or two weeks after. The heat, the kitchen appliances, the laundry, and hot water all require gas. I asked OCF to give us the keys a day early so PGW could look at the home and we would pay for the extra day. They denied it. I begged OCF to have someone at the house then to let PGW in. They agreed. PGW arrives, and OCF doesn't answer their phones, so I had to beg PGW to stay 15 more minutes and had to drive to OCF to demand someone let them in. Moving day, OCF third- party maintenance workers were still working on the row home, but left behind a broken fence, broken microwave, broken sink faucet, lights with no bulbs, broken fridge, several holes in the wall OCF tried to paint over, hooks in the wall (even though we were told they would remediate those prior to move in), cracks from a poor paint job, dirt in the house, trash on the roof deck (I mean beer cans, pillows, condoms, food containers), and trash in the backyard. I was told to notate it in the move- in checklist and to log tickets for everything and they would save the checklist in the profile. I cleaned the trash, dealt with OCF for over 2 months to get things repaired, and was given no further compensation or even apologies. The roof also leaked two months into moving in. It took their roofer three visits before it was fixed. Then we prepare for move out. At first, OCF told us that the property owner wants to sell and they would not show the house until after we moved out. That was a lie. They showed our house without alerting us 3 times, once while I'm mid shower. OCF apologized but did nothing to rectify it outside of giving us someone's contact information if it ever happened again and removing us from the list of showings, but showings still somehow were happening, and we even had 4 different groups come to the house without an OCF agent asking to see our house. Finally, move out comes. We clean the house. There was an issue still with the towel rack (the ticket for that repair was left unresolved the same week we moved in), but overall, we gave the keys back with the house in better condition with no issues. I then wait for the security deposit. After 28 days, I'm told to get records from PGW saying nothing is owed for gas so I can get the security deposit back. I do this, and then get a list of deductions. OCF was charging me for soil in the backyard, a dirty roof deck, holes in walls, hooks in walls, broken towel rack, and soiled walls. The email said I could ask for photo evidence. Now remember, when I moved in I noted the towel racks and holes/ hooks in the walls. Unsurprisingly, OCF "is unable to locate" my checklist or tickets. Plot twist, I keep receipts of everything so I forwarded the original checklist and date/ time stamped photos of when I moved in to dispute everything. Now my case is being brought up to a manager. It's been well over a week. I keep asking for the photos and updates on the review. I'm told a manager has it, but I'm not allowed to get the phone or email of this alleged manager, and the person I'm working with repeatedly insists that this has been escalated. I was told they made the check for the security deposit with the deductions already sent to me, but I have yet to receive it. Seeing the hundreds of reddits, this is common business practice for OCF. Still no pictures from OCF, which I find odd. Why would a manager need to review photos of the conditions of the home if they have such a good documented practice? Moral: don't rent from OCF, get everything the agent says in writing, save screenshots and photos.

Fantastic experience: Lost my keys and this gentleman called Andre Martin went above and beyond to deliver my new ones. He called to make sure I got them and when I was unable to personally pick them up he offered and delivered it to my apartment. OFC sucks but this guy was great!!!

Fantastic experience: Andre was a god send to say the least! He was the first person who ever came out to yearly inspect the property in the three years that I’ve been here. He made several repairs while he was here from removing a filthy filter from our HVAC system and when I say filthy, I mean disgusting. He also fixed the problem I had in both my bathrooms with the sink water running extremely low. He removed a piece in the faucet and cleaned it out and now my water runs perfect. He made sure all my smoke detectors were up to par. He made sure I was comfortable with all my light fixtures. He looked how the walls and the ceilings are retaining moisture from prior leaks, He took video of how my floor is now bowed from the last maintenance man flooding my entire upstairs bedroom (He was here to fix a leaky Shower head In my upstairs bathroom, which turned into major flooding all the way into my kitchen downstairs) He walked-through and inspected every last thing that I had a situation with from the dishwasher that never worked since I’ve been here plus much more! I mean, I can’t say enough about how thorough he was in his inspection & how willing he was just to help me with repairs before someone can come out and actually repair the problems that I have. Again, Andre was awesome and I hope him or someone just as thorough can always come out and help tenants like myself, whose rental property is just in need of some tender love and care just to put it in polite terms. Negative experience: The property was 723 s 56 st unit 1, at a glance apartment looked good but the deception fooled me and I’m a tradesman with an eye for properties; Mold, Roaches, Mildew, Broken Thermostat, Broken plumbing, Endless flies, a portion of the property was locked during walk through that would have revealed these problems but I got the key during move in day and sure enough a big and terrible surprise lay in store. The next day I turned the keys in and moved my items into storage, I became homeless overnight, items roach and fee infested I lost half of my belongings then I was charged an early lease termination fee along with other fees. All OCF had to do was “turn” the property properly before I moved in instead they were negligent and are blaming me. Be careful!

Positive experience: Danielle Boykin has been very helpful and kind so far throughout my time here. She’s always quick to respond and takes time to explain any issues. I do wish we were made aware of some things before we moved in though… such as that we’d need to replace blinds and clean the basement to the degree we did. My partner and I expected the space to be clean but the basement was really dirty still. However I am grateful she does her job and addressed the peeling paint; it ended up being a concern especially since one of us has a dust allergy and the old peeling paint and paint dust was building up. Even the AC Unit being fixed so quickly surprised me (in a good way). I’d say OCF is definitely better than other places :)

Fantastic experience: This review is not about OCF Realty itself, but about their Philadelphia lead inspector, Andre. He was scheduled to check my apartment for traces of lead paint, as all older buildings need to be checked at intervals for potential issues. He was not only friendly, but also professional, organized, and clearly explained what he was doing and why on each step when asked. I tend to ask a lot of questions, and he didn’t seem to get tired of helping me understand how lead testing works. Bonus: he wore shoe booties and gloves so he didn’t track any outside contaminates onto the floor. 5/5 stars - thanks, Andre!

Negative experience: Tell me how they charged my account for last month’s rent that was already paid, took two weeks to get me a check for the money, then reversed the check on their end!! Yet if I’m past the fifth day of the month I get charged a late fee. Beware if you rent from them, I know times can get desperate but they’re never OCF desperate.

Negative experience: I’m frustrated with the way maintenance issues are being handled. As a renting tenant, it’s unreasonable to be charged for basic repairs that should fall under the landlord’s responsibility. On top of that, we’re expected to have materials on hand that are typically the landlord’s obligation—not the tenant’s (example, I have a outside window area that’s constantly filled with garbage. I, a single mother who doesn’t participate in parkour and one who doesn’t own a ladder, is expected to CLIMB DOWN into window area and clean it myself when I’m paying my hard earned money every month) The unit itself was cheaply made, which only adds to the frequency of problems, yet we’re still being held accountable for things beyond our control. Submitting a complaint feels like jumping through hoops, with excessive steps (aka, they want you to figure it out) and little follow-through. Tenants deserve fair treatment, proper upkeep, and support without being nickel-and-dimed at every turn. So I’ve come to the point of no longer bringing up any concerns and just letting them find out about them when I move out.

Negative experience: OCF Realty strung us along for nearly three weeks after we applied, with zero communication unless we chased them. We submitted everything they asked for and still got vague, delayed responses and broken promises ("you'll hear back tomorrow" turned into another week of silence). We paid the application fees, wasted hours following up, and only after calling out their lack of professionalism did we get a canned rejection and an application refund "As a gesture of goodwill for the inconvenience". Completely disorganized, dismissive, and unprofessional. If this is how they treat applicants, I’d hate to see how they treat actual tenants. Avoid at all costs.

Negative experience: PLEAE NOTE: Every positive review you see for OCF is for an individual person, or single experience, NOT for the business. People you interact with through OCF explicitly ask for you to give them (the person) 5 star reviews through Google, under OCF After a 18 months in an ocf unit I can honestly say it’s the absolute WORST housing experience I have EVER had. Maintenance and management is unresponsive, often letting large issues go unfixed. Communication between owner and ocf also seems to be poor, with ocf putting major issues on the owner and simply making you deal with it until it’s “approved” -In October of 2023 I first notified ocf that I was hearing things in my ceiling. This went unaddressed (despite multiple maintenance request through the portal, calls, and even office visits) when they finally did something they sealed the siding of the house that the animals used to enter it WITHOUT REMOVING THEM. Essentially keeping them trapped in. As time went on it got worse, and they eventually made their way into the heating system and through that, into my actual unit and clawed their way into my apartment. Turns out there had been squirrels living, creating waste, and reproducing in my ceiling for MONTHS thanks to OCF inaction. This caused me to have to vacate my apartment for over a month, as they were now regularly entering the floor level of the unit. OCF wouldn’t have the issue fully corrected until MARCH -When discussing returning to my unit, I informed OCF I would need an abatement for the month I was made to leave due to their incompetence allowing an infestation to fester. After sending some documentation over, I was alerted via email that a credit for a months rent was placed on my account. About 2 months later I was alerted I was behind on my rent. Turns out OCF had sneakily removed the credit from my account (with no notification of course) -For months me and the other residents of the property had to deal with a MASSIVE rat infestation in front of the property, which ocf drug their feet on, simply passing the issue off on the owner. So for months, whenever we left or entered our apartment we had to avoid and interact with large rats. This was a multiple time a day occurrence for MONTHS. It got so bad that they began entering not just our porch, but our neighbors porches as well putting elderly, children, and toddlers at risk! - After failing two inspections and receiving multiple L&I violations, an ocf contractor basically forced me to allow them to come correct the issues so ocf could pass their next inspection, even though it didn’t work for my schedule. These contractors didn’t even correct all the issues, left my apartment a wreck, and my stairs soaking wet, which my mother slipped on and seriously hurt herself, requiring her to go to the hospital. -OCF charged me $40 a month for water, which doesn’t seem outrageous, but my unit didn’t have a dishwasher or a clothes washer. Charging me $40 for what would have essentially been a 15-20 a month bill -The refrigerator they provided is a massive piece of junk. Have dealt with leaking on multiple occasions, and the shelving inside of it is actually not a part of the refrigerator, they’re just piecemeal pieces. This means it’s a complete balancing act since they don’t actually fit and I have lost money from shelving falling result in breaking, spilling, etc. due to this. The freezer has no shelving at all despite it clearly being a part of the actual appliance PLEASE AVOID THEM AT ALL COSTS

Negative experience: I'll keep this short but stay away from OCF. They will do whatever to get you into a place (seemingly professional and courteous) then everything goes down hill. After 4 years within an apartment through them, keeping the place immaculate other then simple 1mm nail holes in the walls (within contract sizing), and 2 or 3 small scuffs on walls from furniture moves, they have completely confiscated full security deposit. Getting a hold of them is impossible as well as they openly admit to having a single individual in all major departments (escrow, management, financial, etc.) who also apparently leave the offices at 1pm every single day. Either stay away or be very aware no matter how clean or immaculate you are you will never see any security deposit back once provided. Looking at others reviews its a consistent theme, everyone praises them on getting you into a place, but from anyone who has left after renting from them its a nightmare.

Fantastic experience: This 5 star review is only for Andre who just did a yearly inspection of my OCF leased apartment. This does not reflect the company as a whole. This was the first positive experience I’ve had with OCF since living here for a year. Andre was very thorough and thoughtful when going over our apartment. He even figured out what was wrong with our garbage disposal after having problems with it for over a year and having very little attention from OCF, even though we had contacted them several times and were told how to maybe fix it ourselves. Andre was very attentive when we talked about the problems we had had with the company. He had even brought some things to our attention and told us he would be putting in a request for us. Andre seems to be a shining star in OCF. He even wore little blue scrub booties inside to ensure he didn’t track anything in or out. The rest of OCF as a whole is very dismissive. We have a commercial unit below us and they had turned our water off at one point and OCF told us we had to deal with it even tho they take care of the water bill. The commercial unit had also shut off our power and it was pulling teeth with OCF for them to do anything about it. We went a whole week without power and wasn’t even OCF that fixed it, it was PECO. So thankful for Andre for creating a better impression of OCF workers outside of the office.

Negative experience: We rented from OCF for just over a year, and it was the worst rental experience I have ever had. First, the unit issues: From the day we moved in, there were tons of problems, from cracked windows to water pouring in through the ceiling to mold to rotting organic matter in the basement from a faulty sump pump. All were reported, and while each issue was addressed, few were truly fixed, and even fewer were addressed in a timely manner. The floors were shoddily done and were so easily damaged that just walking on them was risky. There were broken tiles in the kitchen, and even after having them fixed, more cracked. You could hear a hollow sound if you tapped on the tiles. Cheap water-based paint was used on the walls, and it scuffed when you leaned on it. The unit had horrible climate control, with the thermostat often reading 68 in the winter, but each and every room reading 66. There was no humidifier on the heater, so humidity levels were so low that it made us feel ill and we had to boil water on the stove to keep the house from being unbearable. There was mold behind the stove and in the bathroom when we moved in. Now, for the issues that were more general to the management company as a whole, OCF: I could not imagine a worse company to rent from. The building was for sale the entire time we lived there, but it was not worth the asking price so it never sold. Because of this, buyers toured our home over 40 times in 1 year and we had no control over when or how many times they invaded our space each week. The lease provided no definition for the "quiet enjoyment" clause, leaving it up to interpretation. Our only concession was that they had to provide us 24 hrs notice for a showing, and there was one instance where they even tried to break that by offering a "concession" on our rent in exchange for invading our home with less than a day's notice. Some weeks we had no tours, other weeks we had 3-5 tours which would interrupt my work and wake my husband, who worked overnights. The company they called for plumbing issues was great, but due to OCF’s inability to maintain consistent contact with the property owner and failure to make decisions independently, it took them 3 weeks to fix the leaks in our ceiling, which were likely caused by poor advice from the OCF maintenance techs regarding a faulty washer on the top floor of our building. Thankfully, our unit did not experience the same issues as the third floor, which actually had water pouring in through their electrical breaker box. We went months without a washer while OCF let the owner drag his feet approving a WARRANTY REPLACEMENT. When things did get fixed, it was the worst way possible. For example, our window repairs were delayed until the hottest recorded day of the year, and we had 2 windows missing during the repairs and therefore couldn’t cool our home effectively while it was above 95 degrees and the heat index well over 100. Cable lines belonging to a neighbor were allowed to fall into disrepair and blocked our rear exit, leaving no safe way out of the building in the instance of a fire in the kitchen. When we contacted OCF for help, they simply told us to "call the cable company" without even offering to help us find out who said cable company might be. Objectively, OCF oversees low-quallity units and provides customer service which is not in line with industry standards. Subjectively, this place is probably the worst business I have ever interacted with. Please, understand, I read the reviews of this company and believed the negatives were a fluke, but every tenant in our building expressed dissatisfaction with OCF at some point. This company is good at whitewashing their image, but very bad at protecting it.

Negative experience: Do Not rent from OfC realty, you will regret it they’re entire system is set up in the most predatory way, there is no main email to register complaints, no one person to contact for help this is to protect themselves from you keeping records, First they charge all kinds of hidden fees on your lease, my rent is actually $100 more each month because of fees I wasn’t told I had to pay, then they will just ignore any issue, cancel your maintenance requests, reschedule on you last minute, give anyone they feel like access (keys/codes) to your apartment/home with out any notice btw, then they will try to intimidate, gaslight and blame you for any issues you’re having. I’ve had many minor things that could have been so easy to fix and move on from in a positive way, their general practice is just to try and beat you down emotionally, If you demand your home be provided with even the most basic maintenance services you are legally entitled to they will give you a hard time, speak to you with hostility and then if you persist they will send ANDRE ( who I previously wrote a positive review for) but it’s a smoke show, they’re sending him to play the nice guy and give the appearance they care: they do not and nothing will change. They will raise your rent while ignoring your needs and pressure you into resigning your lease month before it’s up. They will make you wait months to fix anything and will do it poorly if they do at all , their own maintenance people will straight up tell you how awful they are and not to trust them, seriously 4 different people in 3 months did this, I started complaining about the smell of mold in my bathroom and poor air quality in hvac 6 months ago - no help, after feeling terrible for months I tested and I have mold in my hvac After many many times going back and forth FOR MONTHS yesterday the team manager told me “it could be the good mold” lol My bathrooms reek of mold even thought it’s not visible nothing is water proofed properly so if I take a bath/shower and get any water anywhere it leaks through the floor into my neighbors down stairs. I’m in a beautiful brand new building, my apartment looks gorgeous but once I moved in I realized how cheap everything is and easily it falls apart. I beg you not yo trust these people, read the other reviews, anyone who rents from them will eventually say the same things, I’m sick from mold exposure, I’m stressed because I have to move after wasting so much money moving into this place. Just save yourself the troubles please.

Fantastic experience: 5 stars for Andre who was professional and helpful when inspecting my OCF-managed unit today. 1 star for OCF as a whole for using 5-Star company reviews as a way for employees to earn credit for their good work. They asked me to write this review, and I did so for Andre’s benefit. OCF did zero of the repairs discussed before I moved in, and they gave me $30 in credit towards rent because they couldn’t provide me with a working oven for the first month. I had to call their maintenance team 25 times in a single day because they were unresponsive and unhelpful, before eventually getting a new oven. They haven’t had keys to my unit in 2 years. They’ve caused damage to the neighboring property and attempted to involve me in settling the matter. They’ve neglected this property for years and I have plenty of other stories of frustration and discontent related to OCF. I hope after leaving this apartment, that I never have to rent from OCF ever again, but I’d be pleased to have Andre inspect any property that I live in.

Negative experience: In a decade + of renting, OCF is hands down the worst land lord I’ve ever experienced. It’s like renting from your college landlord all over again. When they need something they will nonstop bug you about it but the second you need something from them… crickets. Leak in your ceiling? Not to worry, it’ll only take 3 months to fix! Not to mention, when they have tours of your apartment, their agents will walk in UNANNOUNCED without knocking or notification. If you’re considering renting a property through OCF, don’t.

Negative experience: OCF Realty is terrible. They took over for a previous property management company in the building I live in and within the first two months I’ve been told the parking spot I pay for is going to another tenant and I need to move my car or it will get towed, got charged an entire extra month of rent for delinquency fees when I never missed a payment before, I put in a maintenance request and said I don’t want anyone coming when I’m not there and I got a text on a morning when I wouldn’t be home saying they were coming and could not reschedule so I didn’t have a choice. The people at the office have been rude everytime I’ve called for any of these issues. Don’t rent in their buildings unless you want constant issues just for living there.

Negative experience: Update: Before I moved out I had a series of incredibly disturbing issues with the OCF tours of my unit prior to my lease ending. I did not mind tours coming- what I did mind was OCF's continued failure to protect my privacy & safety in my own apartment. - On more than 3 occasions leasing agents entered my door key code with no knock, & walked right in even though they knew I was working from home (which wouldn't be an issue if they showed up for every scheduled tour, but they didn't so I never knew if they were actually coming or not.) - a male leasing agent walked into my apartment well after a scheduled tour time, no knock, entered my key code. I asked him what the hell he was doing & he said "oh well I didn't realize someone lived here. I figured I could come whenever." When I told OCF this happened I got no apology & no assurance this wouldn't happen again. Multiple agents who came for tours on days after this incident told me they also were told no one lived there. - One leasing agent showed up at my door & walked in with a lady who brought a pet dog with her. Not at any point did the lady touring or the agent with her ask if the dog was allowed to come in. This was not a service animal. It was not wearing any designation. It was a pet. I asked the leasing agent, "why is a dog here? I have cats." The agent did not respond. When I asked the lady touring if her dog was reactive she replied, "sometimes!" WHAT? - After all of this I wrote a note & stuck it to my door. It said "you must knock. you must come within scheduled tour times. you may not bring pets inside". the very next day a woman giving a tour walked right in with no knock. I asked if she read the sign. She said "oh I didn't get a chance to." ??? - The final day of my lease (I had moved out 2 days prior) I returned with a cleaning crew & found that OCF had torn down my note. All in all, they refused to protect my privacy & safety by not notifying me of tours. They allowed agents to come & go as they pleased with no notice at all. As a woman who lives alone, men letting themselves into my apartment outside of scheduled tours & with no notice is unacceptable. I called OCF after each instance of these things happening & was told it would be addressed. It never was. Then, when I took every step I possibly could to prevent repeat occurrences, they actually had the nerve to remove a sign I posted on the door of the apartment that I was paying for. Lovely! I guess they didn't want any potential renters to know about their behavior. ---------------- (July 2023) - OCF has made themselves completely unreachable to me as a *current* tenant of theirs who is trying to get their security deposit back from them. I cant believe the level of absolute disrespect Ive received from them during this process. When my roommate & I moved in to the unit we found several areas that had been very poorly spackled & not painted. Specifically, the balcony door in the unit was chipping dry spackle so much that it fell off in little clumps whenever we shut that door. When we moved out we addressed every little nail hole we had left in the walls by spackling them. I then moved into a unit in the same building & I found several nails/screws that had been painted over rather than removed & spackled. They don't care how you get the unit. But they sure care about how you leave it. Go figure. The main issue here is once we received our security deposit back OCF had kept over $300 for "wall; soil, scuff & spackle repair damage." This simply was inaccurate due to the fact that we had spackled each hole in the unit. Id love to know what football sized hole they must have been patching for $300+ worth of spackle. I want my money back. I am a current tenant in their building & I cant believe they are refusing to take my calls. Myself & previous roommate have called at varying times, on varying days & received no response. They have failed to respond to our last 3 emails sent over the past week. Their total lack of regard for tenant's time & money tells you everything you need to know.

Fantastic experience: Andre did my lead paint inspection. He was fast and courteous. I appreciate that he were protective foot coverings into my home. We don't wear shoes in the house and too often workmen are resistant to following this rule.

Fantastic experience: Just had Andre Martin from inspections come by and had another great experience! He wore booties over his shoes to keep from tracking dirt,which I appreciated, and even gave me some helpful HVAC information. He explained everything as he inspected the place and was kind. Negative experience: Our landlord has been working with this real estate company since we toured the apartment we are now exiting - the landlord himself has been the only one following up with our contact to OCF which to me means they are reading it and ignoring us which is a great reflection to the communication we have received overall. The first tour we were met with Lester, who barely made eye contact with my partner and I. There were a handful of one off comments that made me uncomfortable, starting with being upset that more than one person came to the showing (3 bed, 2 bath - god forbid there are roommates) - then when I myself went to see the rest of the apartment a comment was made to the then current tenants about making sure we don’t have “sticky hands” - I’m 30 years old coming to see an apartment - no need to make the comment no matter how common that may be. Immediately addressed that and was met with an attitude of “it was a joke!” But I was not laughing. We loved the apartment enough we applied and have lived here for a year. We now are packing and showing the apartment and have received email notifications about showings that occur during a WFH business day - we tried to reach out to see if we can work around certain timeframes and were left on radio silence. The first showing occurred and the new agent was shocked we were still occupying the apartment with 2 months left on the lease… - we are basically up in the dark and uncomfortable left and right. There’s a lack of communication and respect for the people in the midst of making life changes as we all do when moving. As someone who’s worked in the service industry for near a decade I cannot imagine giving the experience they have to any clients for any service. Just food for thought, not so much an attack. Feedback leaves room to grow so it would be great to see a change in these reviews going forward but I will not waste my time working with them to find out myself.

Negative experience: The property itself is beautiful! But the application process is ridiculous. It took a week of me having to check in daily to find out the status of my + my co-signers application for them to deny it with no explanation. Keep in mind, I made it clear from the get go that I had to move-in the following weekend. Here’s the move-in date…no move-in. What a waste of precious time.

Fantastic experience: Robin showed 5 amazing apartments. She made us feel welcome throughout the visit at both the 4408 lancaster location and the 3952 location. Amazing person. She knew how to listen to the clients and provided various recommendations based on what I was telling her. She also knows how to connect with clients in an effective manner. Fantastic experience: Ocf have been by the far the best experience i’ve Ive had renting from a property management, every concern and issue has been addressed in a timely manner and there are very attentive to their renters, definitely would highly recommend and lease from them again . If you have an issue Frank is absolutely excellent he has help with all my maintenance issues even when it was after hours my ceiling in my apartment had a terrible leak twice and he made sure my emergency was taken care of asap I couldn’t be more happy to day maintenance is a dream team if you have issues Frank is your guy . Negative experience: OCF has been an incredibly disappointing experience from the very beginning. The staff's mismanagement and neglect of critical details have not only cost me money but also long-term tenants. Their lack of attention to detail, unreasonably delayed responses, and failure to follow through on commitments reflect a severe lack of professionalism. The owner, Ori, and his team repeatedly shirked responsibility, compounding the issues instead of resolving them. In one instance, had my legal team not stepped in, OCF would have complied with a demand from L&I that could have cost me thousands of dollars. This property management company has proven to be unreliable and inefficient, and I cannot recommend their services.

Negative experience: Avoid as a property management company. We had several maintenance issues, including a toilet that wouldn’t flush and would constantly be running, and OCF would not answer phone calls or address the issues for weeks/months. It took many phone calls, emails, escalation threats, and several incompetent OCF maintenance technicians until the issues were finally resolved. OCF blamed the property owner for the delays, which we later learned were false after speaking directly to the owner. The owner ended up firing OCF after the first year of our lease because of their incompetence. There is clearly high turnover with the company, as many of the people we spoke to before move-in were gone a few months later. When our lease started, OCF did not have mailbox keys for us or parking gate clickers despite having someone on staff whose job title was Key Specialist. They then argued with us that we didn’t need a parking gate clicker even though that’s how the building works. They returned our security deposit with no issues, and in general the people working there are not malicious. But upper management is atrocious and the culture is bad. We won’t be renting from an OCF property again and will be telling everyone we know to avoid them.

Fantastic experience: Andre was the inspector that came out to my house today. He was very professional & informative. During the inspection, he asked questions to make sure everything was working to my satisfaction. Also, he put in a few maintenance requests for me. As well as that, he even had on the booties to cover his shoes as he walked through my home!!!

Fantastic experience: If you're looking for an apartment and a great agent ask for Robin Patchefsky! Robin was timely, helpful, and knowledgeable. She did a wonderful job explaining the apartments, the amenities, and also what was near by the area. She answered all of our questions with politeness and in a timely fashion.

Negative experience: this is already pretty well known throughout the city, but this is a terrible company to rent from. they made my roommates and i pay $700 to clean a grease clog from the garbage disposal (that the plumbers said was built up over many years) around two months after we moved in. they did a terrible sheetrock repair after the fact and left my roommate's wall looking awful. upon move out, they charged us an additional $200 for "bad sheetrock repair" that they did in the first place. avoid!

Negative experience: They are misleading.. they show something on their website for a price and when you go there they tell you a different price is not the one they have in the picture. I scheduled a showing and I went to see an apartment on 813 N Broad St, on the website it showed a price of 1094$ with the photos. When I got there they told me that the price of this apartment in the pictures actually is $1371 a month and only if you sign a lease of 14 months, less than 14 months lease you pay $1600 a month & the price $1094 a month is for another apartment where the bedroom is without window. All these details are not shown on their website. They wasted my time for nothing. I don't recommend dealing with them..

Fantastic experience: Andre was very helpful with getting us our mailbox key! He also came to do a quick inspection and was kind enough to do some quick fixes for us. He wore shoe covers when doing the inspection around the apartment, which I was really grateful for!

Fantastic experience: Had an inspection today with an extremely helpful inspector. During his visit, and very respectful and was extremely easy to speak with. Andre Martin addressed everything I had a problem with for the pass 3 years. He also changed my filter for my vents. Also tightened up my shower head.. thank you for all your help

Fantastic experience: Andre from OCF performed a maintenance and conditioning inspection of my apartment. He was courteous enough to call before the visit. During the inspection, he was professional and friendly, explaining to me what he was checking and why. I was pleasantly surprised by how concerned he was that everything was working to my satisfaction. Overall, I couldn’t have asked for a better experience.

Fantastic experience: Today Andre Martin came to our apartment to do their annual inspection. What a wonderful and professional experience. He was courteous and very careful. He had shoe covers on to protect from bringing in any outside dirt. He explained every step and was very kind to me and my son. OCF is a great company and ever since they took over my apartment building I have had only good experiences with them.
