Negative experience: If I could leave zero stars, I would. If you are a property owner and don’t believe any other review, this is a fair warning. My experience with this property management company was nothing short of unacceptable. Communication was consistently ignored , multiple emails went unanswered, and there was little to no accountability when concerns were raised. As an owner, having to repeatedly follow up just to get basic responses is unprofessional and exhausting. The lack of financial transparency was even more concerning. Random fees appeared without clear explanation, and getting a breakdown of charges felt like pulling teeth. There was no proactive communication, no clarity, and no sense that the owner’s financial interests were being protected. The vendors they use are extremely overpriced and not competitive with market rates at all. Routine services were billed at inflated costs with no evidence of competitive bidding or cost comparison. It felt less like management and more like unchecked spending at the owner’s expense. Property management should create peace of mind. Instead, this company created stress, confusion, and unnecessary financial loss. I would strongly advise any property owner to proceed with extreme caution before trusting them with your investment I also notice they frequently respond to negative reviews attempting to clear things up. There is nothing to clear up. The experience speaks for itself. The pattern of poor communication, unexplained charges, and inflated vendor pricing is not a misunderstanding, it reflects the quality of service provided.

Fantastic experience: Lucero Herrera went above and beyond providing guidance and mediation during a post-tenancy dispute with our former tenants. Despite the end of our term with BMG, Lucero worked tirelessly, patiently and with unwavering professionalism to bring a contentious dispute to resolution. We are immensely grateful for Lucero's assiduous efforts and highly recommend her. Charlie Pigott, our property manager during tenancy, was also incredible diligent, helpful and responsive. He resolved issues on our behalf efficiently and professionally.

Negative experience: Terrible property management group who takes zero responsibilities for the situations they put their tenants in. Moved out of their property at 1710 Cambridge Street, Philadelphia PA in July 2025 and went back and forth with them at least 10-15 times regarding returning the security deposit back and they still have not, it is February of 2026 now. In the state of PA, the law clearly states that landlord has 30 days after move out to give the security deposit back and after that period, they cannot claim any portion of it. Not only did they not return the security deposit within 30 day period, they withheld the entire amount and have been holding it illegally to this day. My roommate and I are still waiting on our security deposits to be returned as stated in their lease. Would not recommend this place or the Bay property management group.

Fantastic experience: I only worked with Andre for a short time . But I can say in that short time I have worked with him . He's been very quick to respond to our messages. He seems like a very nice, helpful,caring and respectful person. Very prompt . I feel very comfortable talking to him and feel he will help wherever he can . I look forward to getting to know him more and working with him.

Negative experience: Looking into leasing with this place because of all the great reviews, been leasing from this company 1.5 months and already having some issues in the home which isn’t their fault. HOWEVER the communication and property management is non existent. It takes 48 hours for a ticket to even be looked at. Sent emails asking questions about the home and replies didn’t come until a month later. Currently have no hot water in dead winter and the response I got was “well you did it through the emergency line” great, what a way to find a solution. As the property manager shouldn’t you get all communication once you come in to work. Home is lovely management sucks. Think twice

Over the years, I’ve had a few different property managers and experienced some minor issues along the way. However, my current property manager, Enrique, has been on point. He is responsive, communicates well, and stays on top of filling vacancies and contacting tenants when needed. I appreciate his professionalism and consistency.

Positive experience: Overall, our experience with this property management company has been mixed. Our manager, Genevieve Ramos, has been excellent when it comes to communication and responsiveness. She is prompt, professional, and easy to work with, which we truly appreciate. Unfortunately, our experience with the maintenance vendors they use has not been nearly as positive. The vendors selected did not provide competitive or realistic pricing, and the quality of the experience did not meet expectations. For example, we were quoted $500 to change a toilet seat, which felt excessive and unreasonable. While the management side of things has been strong—largely due to Genevieve—the company would greatly benefit from reevaluating its vendor selection and pricing oversight to better serve tenants and owners alike.

Fantastic experience: I have 2 properties with Bay Properties. Their work from leasing to maintenance has been excellent. Even when challenges arise, they address them with professionalism. My Property Manager, Al Cruz, is exceptional. He is prompt and knowledgeable with excellent follow through.

Negative experience: Terrible company. I have been living here for less than a week. To start the home was dirty when I went to get my keys, they sent someone out who so called clean however it was still dirty. Then there is so many broken things in the property that I moved into including both the washer and dryer. I have been getting the run around from the property manager. I truly wish I would have done research on the management company but I had a realtor so I thought he vetted the properties he was showing me. DO NOT MOVE INTO ANY OF THERE HOMES

Negative experience: commercial landlord here, unfortunately we had many many issues and the contractors they selected were extremely expensive. Often double what i could procure on my own. lots of miscommunications and key/access mixups. added a star to my score because they did find good tenants to fill the property with, however did not lend any favors to keep the place up. Had one instance where i was completely dropped from their management temporarily because my insurance agent took too long to provide certificate of insurance even when copied on all correspondence.

Fantastic experience: Enrique is a fantastic property manager who really stands out. He responds quickly to every request, which makes working with him easy and stress-free. I also appreciate how thorough he is—his explanations are clear and detailed, so you always know what’s going on. On top of that, he keeps everyone updated regularly, which builds a lot of trust. Honestly, I wish everyone in the company would provide this level of customer experience. Enrique sets the bar high and makes things run smoothly for everyone.

Fantastic experience: Just over my year mark in a 1.5 year lease. I have to say Des is amazing and the landlord has always responded quickly when there is an emergency. I had a hot water heater go out and it was replaced within 24 hours. 10/10 recommend and recommend Des!!

Fantastic experience: I have decided to go with Bay Property Management Group to manage my rental unit, and it has been a smooth-sailing process so far. I wanted to experience the first few months working with the team at Bay Management before leaving a review as I want to be open and honest about my experience. Tony Cuevas is my property manager and he has been helpful, thorough, and quick to reply to my questions and queries. The management fee is reasonable, and the team has been able to locate a responsible tenant for us fairly quickly. I also want to commend Justin Nattrass for being responsive and timely to our query when we were first conducting our search for a property management team, and Sean Maziarz for being on top of the listing and leasing process as our leasing agent.

Negative experience: Would not recommend Bay Property Management Group. They were overseeing a property for me for about 1.5yrs and during that time, I encountered several issues, along with poor communication. Our property manager changed 3x over the course of our time with them. We were charged with snow removal services after repeated emails and phone calls making them aware we already had a service in place, they lost a key that was in the lockbox and then proceeded to charge us for a missed appointment fee for not being able to access the unit, they changed a lock on the garage door without prior approval charging us about $450 for the repair, and after ending our contract with them effective 9/10/2025, we did not receive the keys to our property.

Fantastic experience: My wife and I are renting an apartment in a building managed by Bay. Our property manager Enrique has been excellent. He's responsive to repair requests and flexible with scheduling contractors.

Negative experience: Leaving a review is my second to last resort. I’m not sure who I’m supposed to contact about this without getting the runaround again. I’ve been told time and time again that the issue will be resolved. I submitted a maintenance request in MARCH. Every time it rains this damage gets worse. I’ve been here seven years and it’s never taken this long or been this hard to get answers. Maintenance has been here at least twice this year for other issues. I’m not sure what the hold up is with this. On top of that my dryer has been broken for months. It takes three hours to get my clothes dry. I would love to speak to someone who is not the property manager for Philadelphia.

The lawn is always kept upon perfect condition even during snowstorms the steps are cleared and walk ways for the tenants to go out !! Negative experience: Absolute nightmare experience leasing with BMG. Highlights/lowlights include: moving in without a functional washer and dryer, washer and dryer being replaced with refurbished models so they don't work efficiently, ceiling collapsing due to water damage that should have been addressed 2 months prior, not having my hotel stays fully reimbursed while my apartment was unhabitable, and despite requesting to be present for my move-out inspection and having written confirmation of my request, inspection was done without me being present. Learn from my mistake, avoid leasing with BMG at all costs
