Positive experience: The company is a little lax on presentation of their properties,but the prices are reasonable. I viewed a home today and one of the windows was broken,but other than that- It felt "perfect" for my family and I.

Positive experience: Good, seems to be a bit of water damage, but overall a very cute home, spacious, and good location. Good parking, nice yard. Plenty of storage space. Bathroom is small, and not a lot of counter space, but the rooms and vibes make up for it for me!

Fantastic experience: Self guided tours, pleasant customer service. Quick response times.

Negative experience: This has been the absolute worst renting experience our family has had. We live in a beautiful home, but it is older. With the age of the home, comes a lot of up keep and Second Ave has been absolutely awful about promptly fixing issues within the home. We have had constant issues with mold, flooding, electrical issues, etc and Second Ave strings the problem along without ever offering us any support. When our bedroom flooded last summer, it took ONE MONTH for them to even get someone out to even look at replacing the carpet. Which they wouldn’t do. They would only “clean it”. This property group is very cheap. Our current issue is our main bedroom is without power. Going on two weeks. They sent out an electrician, who gave them his opinion. But they want a second opinion because they don’t want to pay. So now we are going on two weeks without power. I could list issue after issue about this group.

Negative experience: My house has no running water. Put in a work order and the soonest they have someone coming out is Tuesday. No running water is unlivable especially with a toddler. This company is a joke when it comes to maintenance requests. Get better vendors and care about your tenants.

Fantastic experience: Alex you Rock you made my day. Just helping and walking me through the process of the paying through the payment portal and giving me information on ways to pay my rent, I just want to say thank you!

Negative experience: Company dont pay their bills on time, dont pay late fees and hard to collect money from. Vendors be careful doing business with this company and if you dont believe me i have the emails to prove it!

Negative experience: If I could give zero stars I would. We’ve lived in a property with them for a year and we’ve had constant problems with our their third party utility company charging us double every month and every single person blames someone else and says it’s a “normal process” to be charged for two months of bills in one month. We previously tried to find a solution and was told it wouldn’t happen again and it’s continuing to happen so we are paying 300+ dollars for utilities because it’s “normal” and “someone else’s responsibility.” We’ve tried to cancel the third party utility company and just pay the utilities directly but they refuse to let us even though we have neighbors doing it this way. We don’t get any help because they are based in Florida and we are in Texas. We unfortunately are stuck in another lease but would not recommend second avenue and will be moving as soon as possible and never renting with them again.

Positive experience: My initial experience was great. The manager actually called and helped me through the application process. We had no problems with maintenance either. We leased for two years. Our rent was always paid on time and sometimes as soon as the system charged us. We were then fortunate enough to find a home closer to work and moved. We paid full rent for the month we moved. The house was cleaned by a professional cleaning company as required which cost us $400 extra. We received a letter telling us we owed no money. I called that day and was told our deposit would be returned to us in full and that we had fulfilled all lease requirements. That was in June 2025. We have yet to receive our deposit. I have made repeated calls and have been told each time the check will be mailed in 2 weeks. I would not lease from this company again. They do not stand by their word. They just tell you what they think you want to hear.

Fantastic experience: Love this company! Been living with some awful people for a year. Thankfully they moved out. Shannon in the office made the renewal process so easy and seamless. They will take care of you here!

Positive experience: I'll have to update once we're actually able to move in. My leasing agent Jessica was great, but things have taken a turn and we are currently a bit displaced. I'm trying not to panic, but I've requested calls, and no one will call me back and the house needs a city inspection. I have not yet moved in due to this. Off to a rough start, but Im hoping things turnaround. We moved 300 miles.

Fantastic experience: I applied for a home just down the street from me and was approved the very next day. The move-in process was quick and easy, and I was able to move in the following week. The home is fantastic — I absolutely love it! Highly recommend.

Fantastic experience: Working with Second Avenue Properties has been good. We had a few issues with getting the numbers straight but Jessica Smith was committed to ensuring we were Fully informed every step of the process and advocated for an extension on our move in date. I am excited to move into a new modern home and look forward to working with Second Avenue Properties. They have been great and easy to communicate with. The portal experience has been an ease from the initial viewing of the property to the finalization of the lease details.

Negative experience: Stephanie and Daniella were responsive and helpful throughout our application process. We are really excited to move into our Second Avenue rental in Florida. The experience, so far, has been great! Update... after less than a year, our rental agreement was not renewed. We liked the home and had planned on staying. We paid our rent on time. Had the home cleaned twice a month. Did the lawn care and had regular extermination services but we were not renewed. They even sent someone to our door to put a notice on it about the nonrenewal. How horrifying! We were not given a reason for the non renewal and made arrangements to move. Two moves in 1 year is costly, especially when they aren't planned. We reached out to Second Avenue to understand our options, since they didn't provide any in their written notices. They offered a transfer and we considered this and toured some of their available homes but none were clean. I didnt want to do another move in cleaning service for this company and a clean out service on top of that, so we moved on to rent with another company. Given the communication, we also didnt feel confident continuing to rent with Second Avenue. In the back of our head we wondered if they'd just keep sending nonrenewal notices. We left on 8/31. As soon as we were out, the property went back on the market for rent at a dramatically lower rental rate than what we were paying. Make that make sense. This was a very poor experience. I'm still waiting for my security deposit (past the expected 30 days). We have rented in various states, and have never encountered this type of situation. We care for our rentals like they are ours and try to make the space a home while we are there. Having a rental pulled from you without cause is unsettling. So renters beware with this company and others like it. I would not trust this company again for my family's housing.

Negative experience: 1 star is generous! Extremely unprofessional and unresponsive. They refuse to complete necessary maintenance for my elderly parents, including safety installations and pest issues. Tenants deserve a management company that actually cares.

Positive experience: Jodi was nice they got to me within 24 hours to schedule a tour. Nice and pleasant voice.

Negative experience: I would leave 0 stars if I could. I have been in my home for 5 years. I CANNOT get anyone to make any repairs in a timely manner. I have currently been without running water for 9 days. Hot water tank broke and there is no shut off valve. To avoid having the water continuously run and cause more damage we had to shut off the water to the entire house. I CAN'T WAIT TO MOVE!! This is not the first time there has been a plumbing issue. I went 4 days without use of my shower because they couldn't decide who they wanted to fix a leak that was coming through the ceiling of the kitchen below. They still have not fixed any of the water damage to the kitchen ceiling and that was almost a year ago. The leak caused the light fixture above the kitchen sink to stop working. There is moisture to the drywall in the kitchen. And the flooring around the base of the sink is peeling up. The worse part is my fiance's company does water restoration and he even offered to fix everything if they would take something off the rent and they wouldn't even do that. Plus, basement flooded and faucet leaked in bathroom and the leak from the shower into the kitchen has happened at least twice that I can recall.

Fantastic experience: I found my new home through Zillow, and the whole process was smooth from start to finish. The photos and descriptions were spot on, and the virtual tour made it easy to decide before visiting in person. A huge shoutout to Jessica Smith, the Regional Leasing Manager, who went above and beyond to help me through the application process. She was patient, responsive, and made everything so easy to understand. Jessica is definitely an asset to the team! I’m very happy with my new home and would absolutely recommend renting through them.

This will be my third year renting with them and the costumer service for signing my lease renewal with Va’Shawn Godwin was excellent. Negative experience: Absolutely the worst property management company I’ve ever dealt with. From day one, the house was unlivable — no air conditioning, no electricity, and no proper keys to even access the property. My wife is 25 weeks pregnant, and they left us in 90+ degree heat with zero concern for health or safety. They lie (claimed keys were in a lockbox when they weren’t), ignore calls and emails, and show no accountability. What should have been a safe home has turned into a legal nightmare. If you value your time, money, and basic human dignity, avoid Second Avenue at all costs.

Negative experience: First let me say I love my house!! Secondly, I would rate the property management a 0 stars rating if possible. I was charged a deposit 3x’s my rent not double like most companies. Was forced to moved in on the 26th of the Month just so they could charge me a prorated rent for the first month. Once I moved in I had 10 maintenance repairs that I discovered while doing my move in inspection. One repair was the flooring in kitchen and dining room. The company paid to have the pulled up but then I waited 6 weeks for them to pay another company to lay the flooring. My house came without a garage door opener and was told I could buy one and they would take it off my rent. When you finally do get someone on the phone they don’t help. I recently renewed but only because I really like where I live. My rent up $50 which isn’t bad but I had to sign a longer lease.
