Negative experience: I've been reaching out to them for about a month to fix an issue and gotten zero response. They had me remove solar lights that lit up the pathway so we could see better. Sent them a picture showing it was completed and zero response just another letter like they didn't see the email. In their email and letter they discuss maintaining high standards in the community. I asked about a palm tree that was out front of my home they ripped out one day and never replaced. Its an eyesore and my property value went down. I asked them to replace the palm tree 25x and have yet to get a response. Candidly this company is completely worthless. If you like no action, no response, and a community that claims to have high standard but doesn't this is your company. Ive always responded quickly to them when they ask me to fix something but they are like talking to a wall when you need something. Don't expect much if this is your HOA management. Worst company we have had manage Solana Bay. The past property management company's at least responded to you

Fantastic experience: I am real estate agent that deals with HOA's on a daily basis, and recently had the pleasure of working with Dawn Archambault at Greenacre Properties. My buyer needed several HOA documents, and Dawn was incredibly prompt with getting everything over to me. In my experience, it can sometimes takes days, even weeks to receive responses from HOA representatives. However, Dawn was on top of my request right away. She was not only efficient, but also very kind and professional. I truly appreciated her responsiveness and willingness to help.

Negative experience: Not sure how this company has gotten any good reviews, honestly. I've not had one good experience with them, that is, if they bother to give me the time of day. I had this issue when Dawn Archambault was my contact and now Patricia Smith. Awful, awful, awful.

Negative experience: Absolutely terrible! We have a neighbor who is disabled after a bad car wreck, and can hardly walk. For months he has been trying to get a handicapped spot (he has the tag) or even just an assigned spot so he can park close to his unit. Nothing. I now park far away so he can use my assigned spot. All it takes is to paint a number on one of the many visitor spots close by. Takes 5 minutes. They took over our complex months ago and still have the old recording from the prior company, so trying to get emergency after hours support or security on the phone is impossible. The communication is terrible, the people in the office truly act like you bother them and they don't care, the place looks completely run down since they took over, the front entrance makes it looks like it's abandoned, but they worry about "chili tastings" when a resident with a handicap can't get appropriate accomodations. It's shameful!!!

Negative experience: My experience has been extremely negative due to the contracted parking enforcement company. Despite clearly displaying valid parking passes, I continue to receive violation notices. This is not an isolated incident — it is a pattern of harassment. The enforcement company places adhesive stickers on vehicles, which are difficult to remove, damage property, and obstruct visibility, making it unsafe to drive. This creates liability for both the HOA and their contractor. What makes this worse is that these so-called violations are not legitimate. The City of Tampa Parking Division does not issue citations in these cases because it is not illegal to park on a public street. Yet the HOA’s contractor persists in enforcing rules that have no legal basis. Residents have complied with every instruction given, but the HOA has failed to stop this unlawful conduct. Their inaction shows negligence and complicity. If you value fairness, safety, and accountability, be warned: this HOA allows unlawful practices that harm residents rather than protect them.

Fantastic experience: My company was hired by Greenacre Properties to clean the exterior of a condominium complex in Tampa. They are very easy to deal with and quick communication. Negative experience: My experience with this HOA has been extremely frustrating. Communication is inconsistent, and instead of addressing concerns professionally, their approach often left me feeling harassed and singled out. Repeated notices and abrupt messages were sent without clear explanations, which made the situation even more stressful. Instead of creating a civil environment for you to express your concerns they rather threaten you with their legal council. Issues that should have been simple to resolve dragged on, and getting straightforward answers required constant follow-up. For the amount residents pay, I expected respectful communication and better overall management. I hope they seriously improve their professionalism and the way they interact with homeowners, because the current approach is unacceptable.

Negative experience: After living through 5 more years of Jeff D'Amours, our neighborhood has finally sent them packing. A fried duck could actually do a better job than he did. Our neighborhood website which is supposed to contain ALL documents from meetings (required by Florida law) is basically empty. The responses from Jeff with any questions or concerns were always met with very short and rude replies. Never once did I or my wife actually receive a professional reply. I had never met him in person, but from his replies I always figured he was some 20-40 year old on a power trip. Then I saw him in person and realized he was a 70+ grumpy old troll. Crescent Oaks says good riddance, and don't let the door hit you where the good lord split you!!!

Positive experience: Greenacres sent me a note in reference to a sign in my yard. I had my driveway redone (already under contract before the moratorium was announced. Company came, did good work and was asked by neighbors who did the work. Left sign up one day past the work being completed and was given a non-compliance notice. Contacted the company and quickly resolved notice immediately. Greenacre POC was responsive. All good now.

Negative experience: This is the worst property management company in Florida. For a first time offense I was fined $1000, then when I try to pay my fine in their online portal, suddenly I’m mysteriously blocked from making payments!? Communication is poor, employees are rude and incompetent. This company is part of the problems plaguing Florida homeowners!

Negative experience: Reached out last year asking for an explanation of fees and got no answer...... fast forward to this year and they put a lien on my property for over 5k without contacting me back....These people are scum of the earth.

Negative experience: I live in Starkey Ranch and recently sent an email to our property manager, Stephanie T. I never received a response until multiple follow-ups on my part and when I finally did, it was curt and abrupt and never addressed any of the concerns. The response was two words! Multiple residents have expressed similar concerns regarding a general lack of communication and response from Stephanie. In addition, our board members are unreachable and it appears great lengths are taken to shield them from escalations/complaints with no contact information available. But I suppose that's a larger, separate issue.

Negative experience: Why are the rules being enforced? Not sure who is president of the HOA My neighbor next door has trucks and a boat on his front lawn, weeds coming over on to my property. It seems nothing is being enforced. It is a few homes and I would appreciate an explanation .

Negative experience: I feel as a resident that Greenacre property need to be more caring with the residents. Office staffs seem a bit rude when you call or email. Things do not get done on a timely matter. They act like your concerns are not important to them . They give you rude answers and take there time to fix anything. I’m having an issue with receiving my mail because the main box where they post man deliveres the mail is broken so they can’t deliver the mail in our mail box and I reached out to the association office and I get a rude email that i have to pick up my mail in the post office until it gets fixed. No compassion or caring at old. Very cold email.

Negative experience: I own many properties in different subdivisions and I just want to let people should know that Greenacre Properties is the WORST company that handle HOAs for Andalucia Property that I am currently own. I have been paying my quarterly HOA fees of amount $995 ON TIME on the last 3 years and NEVER LATE. On April 01, 2025. My bank supposedly to send out the check automatically as I set up with BillPay with BOA. According to my bank, the app had some glitches or errors which accidentally cancelled all my automatic BillPay that was setup. I didn’t know errors been occurred and the HOA check for April was missed until I recently received 1 attorney’s letter from Glausier Knight attempting to process A lien against my property if I don’t pay the HOA, late fees and $550 attorney fees. I tried to reach out to GreenAcre a few times to explain the situation and hopefully they can understand that I didn’t receive any Notice or Reminder letter about the HOA bill but they clearly refused to help with the attorney fee. GreenAcre also lied to their lawyer that they didn’t receive the checks that was sent out on July 03rd for the April and July HOA fees(With late fees). All I asked from them was to withdraw the attorney fee because I didn’t deserve this. I Didn’t receive any Notice or Reminder letter from them. But all my explanation to their deaf ears. I feel the GreenAcre must have some kind of connections with Glausier Knight Attorney firm because there was a clear intention they would go after people who missed on HOA payments and with threatened to put a lien against your property if you don’t pay their attorney fee. I will file a complaint with the Florida Attorney General and Better Business Bureau about GreenAcre and Glausier Knight Attorneys about their practices

During this period, we didn’t receive communication or payment from you. On 6/12/25, your account was turned over to the Association's legal counsel for collection purposes. Once an account is transferred over to the Association's legal counsel, we are not authorized to provide any information regarding the account. On 6/26/25, you contacted our team via email requesting to dispute the legal fees, and our team responded back to you on 6/27/25 advising you to contact legal counsel, as we cannot assist you with your request. Please contact Glausier Knight Jones PLLC at 813-440-4600 so they can further assist you with your request.
Negative experience: Most difficult business I have ever dealt with. Every 6 months I have to change my password because they can’t find my account. Constant problems with auto pay. When you call and try and get help it is aggravating. Very rude staff. They just say “it’s online” and don’t want to help you get things straightened out in a timely manner. This month it took 5 phone calls and 4 different people to get the payment taken care of (and this was after I insisted that it be handled immediately) Would not recommend them to anyone

Negative experience: I received a violation letter sent by the HOA. I then received a certified letter the very next day. This has never happened before and felt it a bit overkill. Give a person a chance to correct the violation before you spend money to send them a certified letter. I contacted Green Acres and spoke to Rachel who was less then cordial who stated that it was policy. I advised I have never gotten a certified letter with the first one before and she just asked if I corrected it. I advised I had not and that I had just gotten the letter and that had already emailed the person. I don’t mind dealing with HOA’s as there are there for a reason. I do however mind dealing with wasteful spending and rude people. Green Acres obviously has that market covered!

Fantastic experience: I'm a resident of one of the Carrollwood Village subdivisions that is under the care of Dawn Archambault. Negative experience: The landscapers, Duval landscape maintenance, hired for these townhomes continuously blow dirt, dust, and debris all over the entryways and onto residents' cars — and then just leave it there. Residents have witnessed them doing this and even asked them directly to clean it up, yet they still walk away and leave the mess behind. It feels intentional and completely disrespectful. This has been happening repeatedly, and despite multiple complaints to the management company, nothing has been done to correct the issue. If these workers are unwilling to do their jobs properly, they should be replaced with employees who will. It's unacceptable to pay all this money to deal with this level of carelessness, bare minimum poor service, and neglect. Management needs to take responsibility and fix this. Management needs to take the residents' concerns seriously and stop brushing off valid complaints. Do better!

Negative experience: I, like others, do not understand how they have such high ratings when they do not answer their phone or return emails in a timely fashion. It takes multiple times to get anything done and anyone on the phone. Now I realize they also do not read messages sent to them about things needing to be repaired in the community portal. I had a fence to be repaired in March or April, and I replaced it. I just got a notice stating it is being sent to the fining committee; this should be closed in April. However, I do not see anywhere anyone acknowledged this message with the attached picture. I will reach out to the fining committee in my HOA so they can close. Green Acres are very incompetent, and most people in our HOA do not like them either. It is true about the violation stalkers, too.

Negative experience: This company is horrible!! Told me the wrong amount to pay off my HOA assessment for the year and charged $25 per month late fees for their error on an $18 per month charge. It is mind boggling. should be illegal!

Our records indicate that your special assessment payments were not received by the due dates. As outlined in the Association's Collection Policy, late fees and interest are applied to accounts that become delinquent. On February 18th, the Board approved a one-time waiver of $75.38 in late fees and delinquent interest, reducing your outstanding balance to $22.41. The following day, on February 19th, our team emailed you an updated account history reflecting this revised balance. As of today, we have not received your final special assessment payment. As a result, additional late fees and delinquent interest have accrued over the past three months. Your current balance is $75.84. If you need assistance with making a payment or have any questions regarding your account, please don’t hesitate to contact us at [email protected].

Negative experience: I personally hate leaving bad reviews, most of mine are all about the good things. However, with Greenacre overseeing our HOA/CDD here in West Meadows, it's exhausting. You have to email multiple times to get an email, that says were looking into it, nothing is every done. You ask specific questions, and again once you get a response, it's only runaround, they don't actually answer your questions. We have requested help with our pond, do to the overgrowing of algae, lily pads, and vegetation... this is them looking into it. I can't in good faith recommend them to oversee your communities at this time. They seem to only help themselves, not the community they are supposedly representing. PS the pond back in 2019, had No brush, island, etc. this is them, taking care of it.

Negative experience: If I could give them no star I would. Totally non-communicative. Never returned the several emails I sent. Never answered the phone or returned any of the many voicemails I left. Supposed property manager does not appear to be licensed. Greenacre illegally collected a $300 transfer fee from me when I bought my condo 15 months ago. Lots of emails back and forth and nothing. I finally filed a complaint with DBPR. The same day the investigator from DBPR contacted Greenacre, they emailed me that they are finally sending me the refund of the illegally collected fee. I won’t be holding my breath. Their office is a mile from my house and a mile from the post office, so I’m sure it will only take another 3-4 months for my refund. Greenacre is one big Fair Housing violation. Their lawyer must love them, because they spend a lot of money with him keeping their illegal machine rolling. They should be ashamed. I’m hoping HUD smacks them down to humility soon. I have 2 open complaints pending. I see people commenting about their portal. I can’t speak of other complexes, but our portal at Pine Lake Garden Villas is lacking most relevant and legally required documentation.

Negative experience: Don’t understand how they are getting stars. I’ve lived in a community with green acres for over 20 years and I as well as most of our neighbors in Calusa trace can’t say anything good about them. That nit pick people who actually take care of their house and ignore those who don’t. When you go to sell they charge exorbitant amount of money to get your clearance for the title company . I will be glad when we are no longer living in a community they oversee

Negative experience: Denise has been terrible in our community of Quail Hollow The way she acts and her body language when residents ask a question or have a concern at the HOA meeting is completely unprofessional. The yards out here look terrible and the irrigation is always an issue. There have been multiple people who once were involved with the HOA and community that no longer are due to her attitude and unprofessionalism.
