Negative experience: First off let me start by saying as an owner I’m disappointed with this company how they have handled my property from the beginning to now. When speaking to the front office representative about their company and what they offer was not the complete truth. I was told many things just to sign with them. After signing with there company we where paired with a person who knew little to no knowledge on different processes. This person fumbled many times with possible tenants, missed appointments and the list goes on, costing me more and more money out of pocket. This is not a 5 star company. They are barely a 2!!!

Negative experience: Think twice before renting a property which is managed under this company. I had an appointment to see a property. They texted me three times to confirm I would be there. Got up drove all the way to the property for early morning appointment. A few minutes past the appointment time I knocked on the door of the property I was looking to rent. The current renter answer the door and I explain the situation. They stated nobody told them anybody was coming to look at the property. I started my drive back. I called the company and had a representative call me back. They stated the the current renter was unable to have the property available to show at my appointment time. That's funny, after speaking face-to-face to the renter they stated nobody told them there was an appointment this day. I'm starting to wonder if the truth was being told. While I was there I saw other neighbors and asked them about the properties for rent. They stated you have to pay a $50 concierge fee which gives you free air filters every month. They stated when they do have items break you have to find the repairman on your own and it takes months. I also had a second property to look at while I was on this side of town. I conveniently received a text message that I would have to reschedule because my appointment was canceled. This was prior to even making phone contact with the company rep. I think if I was a homeowner and was using this company to get renters into my property, I would not be happy with this level of service. As a consumer, I will not be looking to rent any properties under this management company.

Fantastic experience: How does a service company go from a one star to a five star? They replace people who don’t care and have no sense of urgency with compassionate, competent managers. No need to name the one star manager by his name but I will give a shout out to Hayley! Hayley is an incredibly attentive and professional property manager. Positive experience: I like the house but soon as I walked in I was told by realtor there was an application pending and I can apply as a back up. I waited a few days and called to see if there was an application pending and I was told there was not. I also told realtor to call if the application was denied or withdrawn and nothing. Not sure why I what’s going on

Negative experience: BY FAR the worst property management company we’ve ever worked with / rented from. Trust me when I say avoid them at all costs. There are hidden fees everywhere, they tag on an extra $50/month as a “service fee” on top of your lease, and if you want to renew your lease, they charge a 25% renewal fee EACH YEAR. They will claim it’s a fee from the owners but I confirmed with the owners that was self produced by them. Now for the most egregious part - when we moved out, the homeowners provided a list of expenses that were to come out of our security deposit. When we finally got a hold of the owners (because WD wouldn’t allow us to contact them) we cross referenced what their list had and what we were being told, they added $50 on EVERY EXPENSE! Without the knowledge of the homeowners. The owners felt so bad they met us half way on our expenses because they knew this was wrong. If it wasn’t bad enough from the renters side, the owners told us they decided just to sell the house because they didn’t trust Wright Davis to manage their property any longer. Again, avoid working with them at all costs… they are the WRONG Davis

Negative experience: Absolutely terrible experience with Wright and Davis. The staff is extremely rude, unprofessional, and completely lacking in basic courtesy. Their properties are overpriced for the quality you get, and it feels like they care more about money than people. Communication is atrocious, and dealing with them is unnecessarily stressful. I would never recommend this company to anyone, save yourself the headache and look elsewhere.

Negative experience: They should do a better job of vetting their clients and when an owner is doing shady stuff to a tenant on move out; they should not allow the unit owner do illegal things that violate tenants rights. I left an apartment in far better condition than when I moved in, documented it and provided photos and the owner literally stole $900 of my security deposit without any explanation as to why. There was absolutely nothing beyond normal wear and tear, I was never provided the mail key, and the sliding door from 1980 was functional and on the same condition as when I moved in which was documented. Also you can’t make a tenant pay for their certified mail. Which I was charged for….absolute insanity. When trying to press the issue; the owner is actually shelled out and there is no where to send anything to besides a fake office in Chicago. If anyone can explain how the below photos required a $600 paint job? Or how $852 was withheld from my deposit in general…I would love to know because my breakdown of it was literally 6 words total….paint, key, sliding door, certified mail. At the end of the day the check was sent by wright Davis. I sent all objections in timely fashion the proper way. You let the owner get away with it and were compliant in the process. The fact you willingly help scammers rent out properties and literally rob tenants blind. At the end of the day, I have filed complaints with the BBB and the Tampa Housing Authority and FDACS against you and the owner of the condo; Ky Anh Nelson now Britt AM Trust. I have attempted multiple ways to do this cordially through certified mail and 0 responses.

Positive experience: I’d like to start off by saying that this property management is great to work with. Any issues I encountered throughout my time renting through them were handled quickly and efficiently. The only downside with going through property management is the little fees they tack on. I understand this may be across the board with management companies however I just see them as a cash grab especially with the resident benefits package to get you set up for utilities/electricity and the AC filter replacements. If these were not apart of the rent, I would’ve loved to have found another property with them however I have now found a home that I rent and communicate directly with the owner. The extra fees are why I did not rate 5 stars however I have no complaints about everything else!

Fantastic experience: I just wanted to take a minute to give Ruby Quiroz a huge shout out!! THANK YOU!! From my very first interaction with her back in December she has been amazing. She is quick to respond to any questions or concerns with friendly professionalism. This is my first time dealing with a property management company so I wasn't sure what to expect but Ruby has been outstanding since day one and I appreciate her so much!

Negative experience: If I could give Wright Davis Property Management a negative rating, it would be too high. The issue is with Wright Davis and their egregious fees - $350 nonrefundable “lease coordination fee” when it is basically a standard FL rental agreement. The $50 “Resident Benefits Package” is the biggest joke outside of their agency themselves. The HOA for Grand Central at Kennedy, which the owner pays, includes maintenance for the HVAC system but part of the “value add” of the “resident benefits package” is AC filters monthly along with a list of other frivolous and useless services. The community does not allow you to replace the filters with the cheap ones provided by Wright Davis anyways. The utility concierge – another joke! They tell you to set up your utilities with TECO and Spectrum (or Frontier) for cable and that is the extent of the “concierge” service. Move-in punch list is another SCAM – the app you are required to use only allows photos taken within the app and surprisingly enough, half are not visible at the time of move out. Fast forward to move out… We were assessed $1900 for SIX (6) cracked bathroom tiles when I have a photo of a tile that was ALREADY cracked. The tile is the original tile from 2007. However, we are being penalized and are basically redoing the FLOORING FROM 2007 for them. There is NO recourse as they just deduct it from your security deposit. They do the walk through AFTER you turn in the keys (which is REQUIRED) so they are subject to whatever they deem their findings are. This is such a small list of what you deal with when renting from Wright Davis. Recommendation is run fast and don’t look back.

Negative experience: I'm an owner of a 3-unit property in St. Pete and initially chose Wright Davis largely because of their strong Google reviews. Unfortunately, my experience was far from what I expected—it was incredibly disappointing. Over the course of 18 months, I went from having all 3 units rented to just 1 occupied. The 2 vacant units sat on the market for over 6 months with no meaningful updates—no suggested price adjustments, no recommendations for repairs, no proactive strategy. During that time, I had 3 different property managers, and key information was lost in the handoffs. One example: utility charges that should’ve been billed to tenants weren’t, and when Wright Davis tried to recoup 9+ months of back charges, it understandably led to tenant disputes, and I ended up having to waive some of those fees. Another issue: Wright Davis was charging my tenants an additional $50/month for a “Residential Benefits Package,” which seemed like an bogus fee just to pay rent online. I wasn’t even aware this charge existed until a tenant questioned it. After reviewing his lease, it turned out he never agreed to it, and they had been charging him in error. He was ultimately reimbursed, but the fact that this went unnoticed and uncommunicated by Wright Davis is troubling. Given the number of positive reviews, I genuinely wonder if I was just unlucky—or if the reviews are juiced. Their Yelp reviews are 2.2/5, which seem like a much better reflection of reality. Update: my new property manager rented the 2 vacant units within 45 days.
