Negative experience: SCAM ! They have homes listed as available, we apply on Saturday for a home , they ran our credit Sunday , then says unavailable on Monday . They are baiting you to apply with a nice house and then putting it as unavailable. If the house is spoken for you should NOT be allowed to apply and pay their $65 application fee !

Negative experience: I had an extremely disappointing experience with Evernest Property Management. There was a consistent failure to properly supervise vendors, which resulted in incomplete and substandard repairs. Despite being notified multiple times, Evernest did not ensure the work was completed correctly or brought up to inspection standards. As a result, my property failed inspection, causing unnecessary delays, financial loss, and significant frustration. Communication was reactive rather than proactive, and accountability was lacking throughout the process. As a property owner, you rely on a management company to protect your investment—unfortunately, that did not happen here. I am $12,000 in the hole because of their negligence. I would strongly caution other owners to thoroughly vet expectations and oversight processes before trusting Evernest with their property. Based on my experience, I cannot recommend their services.

Fantastic experience: I recently moved into a property managed by Evernest. Not only did Jasmine get me in early to accommodate a trip, when Tragedy struck my family one day after moving in and right before Christmas, Thomas at Evernest Maintenance really stepped up. Negative experience: UPDATE: Proceed with caution when renting from Evernest Property Management. Our A/C was broken for 2 months, we had glass in the back yard that took months to be addressed, and now finally they will not allow us to pay our rent or stay in contact with us in regards to our situation. Make sure you do not end up in a situation where they don't collect rent for a couple months, because they may suddenly try to evict you after the fact. This home is not well maintained, and we were told by multiple inspection agencies that this home should have never been put up for rent, because there were too many habitability issues. I am ONLY rating Thomas, the maintenance man, because we just moved into our rental home on 4/7, and do not have enough experience with the property management company as a whole yet. He came earlier than our scheduled appointment because he had some cancellations. I appreciate that he kept us in mind. He showed up, and while our maintenance situation looked grim, he was able to save the situation and made it even better than anticipated. Definitely keep Thomas around, and be good to him. He was kind, understanding, and went the extra mile.

Negative experience: Evernest has been the most frustrating property management company I’ve worked with. They failed to forward two months of rent payments (Nov and Dec), even though Section 8 confirmed the funds were sent to them on time. I was told several times the money would be “released immediately,” but it never happened, and I was even given a false explanation blaming a “government shutdown.” They also scheduled repairs without my approval, issued hidden or unexplained deductions on my statements with no proper documentation, and communicated poorly. Because of this ongoing mismanagement, I’ve removed them from my properties and asked Section 8 to stop sending them any payments. I do not recommend Evernest to any landlord seeking reliable or transparent property management.

Negative experience: I wanted to give this company a go. Unfortunately from the beginning there was just heartache. For 2 months they were unable to rent my home in an area that was growing quickly. I checked in and they asked me to lower my rent every time and I did. While we were in this process they advised me to change a section of my carpet. I tried to do it on my own but was unable to find a local contractor so I leaned into their suggested company Columbus Homes Inc . They charged me a 10% fee to find this company and then paid the company in full prior to the work being done. Here is when things get ugly. The company went in to make the changes in the evenings. I don't even believe that they tried to match the color of the carpet. They got a light brown when my carpet was a light beige almost white. The difference is very clear. They did not tie down the carpet. They didn't cut it straight. They didn't hide the seams. So in the middle of my hallway I have a jagged cut. About 2 inches from every door there is a jagged cut. At the top of the stairs it's not tied in so you have to step over it to avoid damaging it. They offered to put metal bars to connect them instead of getting the correct color, stretching the carpet properly and tying it correctly. This has been a terrible experience. I am out $800 and per my property manager Cameron - "Unfortunately, the credit was denied. When I reached out, I had spoken with the maintenance team, who did approve this credit. We then sent this to the Regional Director for final approval and payment, but they denied this credit. I do apologize that I notified you of this credit following my conversation with maintenance, before it was approved at the regional level." I asked him to push on his Regional Director Reese Hamilton and push and unfortunately this man does not want to fix this. So I am here. They will not back their maintenance guys, they will not seek out reputable contractors. They will take your money and not return it. I still have a $200 credit in my owner account and they have yet to refund it. Mind you I canceled this company 2 months ago. Overall HIGHLY DO NOT RECOMMEND.

Negative experience: disappointing, and I feel compelled to share it so that others can be fully aware before trusting them to manage a property. The problems began on January 18, 2025, when a major water leak occurred in the home I rent through Evernest. The plumbing company sent to address the issue informed me that a detection company was needed to locate the source of the leak. Despite repeated calls and emails, Evernest failed to respond or take the necessary steps. As a result, I was left without running water for an extended period, creating a situation that was not only inconvenient but completely unacceptable. On February 7, 2025, I received an email stating that repairs would begin on February 17th and would take three to five days. I requested to be placed in a hotel during this time since the home would not be livable, but Evernest refused. Instead, they told me to use my personal insurance, which required a $1,000 deductible I could not afford. Rather than taking responsibility for their property and tenant’s basic needs, they pushed the financial burden onto me. The situation worsened as the water damage caused the kitchen tiles to crack and lift, creating a safety hazard. My wife even fell twice because of these unsafe conditions. Despite this, Evernest showed little urgency in addressing the matter or ensuring tenant safety. In every interaction, their communication has been slow, dismissive, and unhelpful. Their lack of accountability, failure to maintain the property properly, and disregard for tenant safety and comfort demonstrate a serious lack of professionalism. I would strongly caution anyone considering renting from or working with Evernest. Based on my experience, they do not provide the level of service, responsiveness, or care that tenants deserve. Property management should mean protecting both the property and the people who live in it — unfortunately, Evernest has failed on both fronts.

Negative experience: If I could give zero stars, I would. The management company has been completely negligent with essential repairs. After months of issues with the A/C, they’re only now “starting work”—which requires cutting holes in the ceiling and leaving me without air conditioning for at least two days in Florida heat. Even when it “works,” the house won’t cool below 78° until after midnight, while my electric bill runs over $400 a month. On top of that, it took them three weeks to address major plumbing problems that left sewage backing up into the house. Communication has been minimal, and the burden has been pushed entirely onto me as the tenant. A management company’s basic job is to maintain livable conditions, and they’ve failed miserably. And this is only the two main issues. Renters, beware

Negative experience: This is how Evernest deals with maintenance requests: They send a maintenance vendor out. They survey the situation and report it to Evernest and leave, under the guise of returning when the repair is approved by the property owner. That’s the last time you will ever see anyone about that maintenance issue. It will sit in your maintenance request queue forever, neither addressed nor marked as completed. When you inquire they will say the property owner didn’t approve the repair; there’s nothing they can do, sorry. For some maintenance issues this is illegal and they know it but they also know renters don’t want to rock the boat and will end up fixing it themselves. That’s what we had to do after Hurricane Helene. They surveyed the damage and never came back to fix it. Because it affected habitability, we bought all the supplies and fixed it ourselves. Of course they completely ignored our request for reimbursement for those supplies and labor. Oh and all these 5 star reviews only exist because someone will come to your rental midyear to do an inspection; they will shake their heads in dismay at all the never completed repairs and promise to get everything done. They will sound so sincere and sympathetic and win your trust. Then they say “Hey would you mind leaving me a review?” and give you a QR code on a card. You’re thinking they’re great! “This person actually cares! Im definitely giving them a good review” but when you scan the QR code, its just takes you to the Evernest profile. Most people follow through and leave a review for that person but those 5 stars? They go to Evernest and that’s how they have so many good reviews while being the worst property managers I’ve ever dealt with. If they are managing a property you are interested in…RUN!

Negative experience: Worst place ever! After being inappropriately overcharged at the end of our lease to have gutters cleaned they have absolutely refused to refund us the overcharged money. Insult to injury the sent us a fake check for the money that the bank deemed "invalid" they have given us the run around time and time again and refuse to have me speak with the manager! Negative experience: After inquiring about a property for 3 Days to make sure there was no other applications ahead of me before going forward and being told no all three times to find out as I'm trying to get process through my housing that someone else is ahead of me by a week and they will be receiving the property is very misleading and very disingenuous especially as though I reached out to the recruiter who was always unavailable to me. The representatives are not really helpful for people with visual impairments or asking about listings and other properties just giving you a blanket answer of go look around on Zillow and then call us back if you see something is the response that I kept getting. I would not recommend trying to do anything with this company due to how they move when it comes to actually being diligent and trying to secure a property with them.

Fantastic experience: I live in Winter Haven, FL and I'm writing this review specificity about Thomas Chojnacki, our maintenance man. He is really knowledgeable and really nice. He does a great job at everything we have had issues with, and all of our issues that we've reported are handled in a timely manner. I absolutely love the new blinds and toilet paper holders we needed very badly. Negative experience: I’ve been having problems with this house I’ve moved into in May and I’ve been sending maintenance request since then photos and all they keep sending people from craigslist to look at the problem and trying to find the best price to do it. They sent about five people to my house to look at the problem when they have pictures of the problems, but won’t see no one to fix it. I’m tired of it. The last tenant that stayed in this house said that it was hard to get them to fix anything and it’s showing dealing with Mariana Molinar has been a headache tell her the problem and all she say is I apologize and keep talking to the maintenance team instead of trying to help fixing the problems they don’t communicate well have two different people calling from the maintenance office one sending a guy at one time and then another guy calls from the maintenance offices to schedule another guy to come and they haven’t communicated what’s going on it’s getting very ignoring wasting my time I just want the things fixed in the house. So be careful renting from this company. The maintenance team get on craigslist and find people that have ads on craigslist and try to Person to come around and fix stuff. The maintenance team is not local. Neither Is leasing company hard to get them to answer the phone always emails

Negative experience: I will have to say I didn't even get in the door for a property. I am now reconsidering after this encounter less than 30 minutes ago. I received a text message by the name of Mar but never spoken to this individual. I just had some general question about the property i applied for so I called the 888 # spoke to a man name by Frank/ Fran may not be his real name he was completely rude, impatient and then hung up on me while i am in the process of asking my questions. If this is how they do business to potential renters or owners I can only imagine. "How you do anything is how you do everything". Those 5 stars reviews are bot,/fake. All property management have there faults but this is just the beginning. God see it all even the crooked ones . He says every knee will bow!!

Negative experience: Things seem great from the beginning. Prompt responses on maintenance problems they usually have someone out the next day.. sounds great but we have now had to repeat every maintenance request at least once. Had someone out 5 times now to fix the garbage disposal, A/C has been out for 7 days so far with no sense of urgency to fix it!! We live in Florida …. House temps have gotten up to 90 degrees INSIDE. Was told there is one piece that needs to be replaced but has to be approved first. The piece cost $15. For the amount of money we pay for rent this is unacceptable! Phone operator can’t give an update or ETA. When we called earlier in the week to ask and stated that it’s “been almost a week” there response was “well it hasn’t been a week yet.” Do NOT recommend renting with this company. A perfectly newer house that will be ruined due to their poor maintenance responses.

Negative experience: Please look at my many other positive reviews for companies. I am not quick to leave poor reviews. Do. Not. Rent. From. This. Company!!! Their mismanagement, lies, and gaslighting led to my children and I becoming homeless this weekend. I was promised multiple times a move-in date of Friday 5/2. I took the day off of work to begin the move, scheduled a truck and moving help for Saturday, and planned a move out date of Monday from my old place. Despite multiple promises, Thursday and Friday found me frantically trying to to their job to finish their process for them, with no success. Saturday was no different. Sunday, I spent the day moving all our furniture and belongings to storage, and rented an Airbnb for my children and I to stay in. Monday, though they knew that we were homeless due to their mismanagement and lies, they did not reach out. The only timeframe they had given me was up to 30 days to complete their process. So I found a new apartment to rent. I informed them, and though they still have not offered me the housing that I have already paid $3800 for, they had plenty of time to let me know that I would owe them 6 months’ rent (almost $12,000) if I do not continue the lease (on a townhouse I cannot access)! This is corruption at its worst. Please see this Better Business Bureau profile for them. Do not use this company to rent your property or to rent from. They will take as much of your money as they can with no regard to you actually receiving housing in return.

Negative experience: I rented a house for about 5 years, the last 2 were under Evernest. Our maintenance requests were very rarely met. The communication is impossible. They literally waited until 5pm 60 days before our lease to inform us they would not be re-renting the property after asking for weeks on an update to renew the lease. They requested we pay for professional cleaners and repair services for the entire property before leaving which i have NEVER experienced from a rental property. They have been unprofessional for all issues we’ve brought to them. I will NEVER rent under them and will tell anyone looking to, what a nightmare they were to deal with. We loved the house we made so many memories in just for it to be ruined by people who just don’t care about their tenants.

Negative experience: I live in a property managed by Everest and have a lot more than this to share, but I'll keep it brief. Mostly, our maintenance requests have been resolved adequately and promptly. Some issues get a quick fix that only lasts a couple months, but they manage to send competent contractors that do the best with the limited budget allocated. However, our furnace broke during the winter and our maintenance request for this issue (during the coldest months and with risk of carbon monoxide poisoning) was cancelled and forgotten about by our "resident coordinator" Ale Zamarripa (who specifically asked that I mention her name in this review). It took 3 months of daily calls to get the issue resolved. The lack of heat was in breach of our lease and federal law and yet it was somehow still OUR responsibility to receive information about the progress of the repair and advocate for our safety and financial well-being. I do not think that Everest did anything I wouldn't expect from a rental company of their size and scope. Our point of contact however was horrendous. When asked point blank if she had received an email she had responded to, she shared that she 1) didn't think she'd gotten it, and 2) didn't know how to search her email. Many of the receptionists we spoke to were kind and helpful, and as previously stated, most of the issues we've had have been resolved quickly. It seems that the negative and dangerous experience we suffered this winter was primarily the work of one individual who had the audacity to send an email requesting that we deliver a review on her behalf, so this is that review.

Negative experience: Worst property manager I’ve ever had. We moved in to our property six months ago and had several issues that needed to be fixed from the beginning. They left the lock box on the front door handle with no way of removing it. We kept calling them telling them we couldn’t get it off and the instructions they gave us didn’t work. They finally sent a guy out to look at it and some other issues and he couldn’t get it off either. We were told the garage door openers would be in the kitchen drawer and there were no garage door openers. Six months later, we still have no garage door openers. My closet walls were never finished and are made of ply wood, and there’s bugs coming in the closet through the walls. The other bedroom never had a closet rail installed. The dish washer didn’t work, and the first guy they sent to “fix” it said he wasn’t authorized to work on a dishwasher and then “fixed it” by using OUR extension cord to go across the kitchen floor, and he broke the panel below the dishwasher and asked us to pay him $45. Instead of installing some of the screens for the windows, they just laid them up against the windows outside. One bathtub only has cold water (a fancy jacuzzi tub with jets, wouldn’t it be nice if that worked) and the other tub only has scalding hot water. There’s a fancy shower with three different shower heads in the master bedroom and only one of the shower heads work. The dishwasher didn’t come with a silverware bucket and the fridge has a water and ice dispenser that don’t work. We were told these aren’t necessary features so they won’t be fixed. Then why install a fridge with a water and ice dispenser if they’re not going to work? We called after five months of emails, work orders and phone calls, and our property manager tells us she’s never had any complaints about the property. Then we were told someone was coming to look at everything on a Saturday. We waited at home all day and no one ever came. I called again and they told us they were scheduled to come on a Wednesday and we had to call them ourselves to find out why they told us a different day. When you call the main number, you get what I assume is a person in another country who doesn’t speak English well, and your needs never get communicated to anyone else after that. The first time I called our property manager directly she said she would call me back and never did. The only things that have been fixed as of now, six months later is the dishwasher, the rail in the closet, and the lock box on the front door being removed. I have stage four cancer and expressed to our manager that I can’t be dealing with all these problems and continuing to try to get them fixed with no results in my condition and she completely ignored that I said that. I have no idea how they have a 4.5 star rating. They must be bribing people to leave good reviews.

Positive experience: Updated review (I'd previously left a 5 star review for the former management company, Rent it Network. I deleted that specifically so I could leave this new review) About 3 years ago, Rent It Network was bought out by Evernest and things went downhill quickly. We have had constant issues since then with getting things fixed. My dishwasher and garbage disposal were broken for over a year...no resolution. My bathroom light switches worked off/on (pun intended). Then, they hired Thomas Chojnacki to coordinate maintenance repairs and all I can say is "Wow. Thank goodness." Thomas has managed to resolve *every single issue* we have had, within a reasonable time frame. He's pleasant and thorough, and it's evident he takes pride in making sure tenants' issues get fixed. I am confident that Thomas's attention to detail is the reason I now have appliances that work. Hopefully, Thomas stays with Evernest as long as we do, because if he's here, I have confidence any other future issues will be resolved quickly.

Negative experience: This company has to be the most incompetent rental company I have ever dealt with. We have a monthly concession that this company cannot seem to get right and remove from what our monthly rental amount is actually supposed to be. We have been dealing with Mariana who just seems not to understand the accounting error on their part. I refused to pay the rent until it’s fixed. Then they turn around and hit me with a $75 late fee because of their own accounting error. We have lived in this home home two years and been through 3 property management companies but Evernest has proven to be the one that cannot get anything right. Water quality in the home is horrible and has rusted literally everything in the sinks, faucets, dishwasher and our personal washer. Not once have they done anything about it. The septic system was backing up into the house and they have to this date not fixed the damaged drain field that has been reported to them by the professionals who looked at it. This company is garbage and all I can do is warn everyone looking to rent any property from them, be very careful. Next step is BBB and local health department!

Negative experience: I have to give one star because I have no choice but to give none. It is a company without any type of professionalism, inept and irresponsible: I rented an apartment through them, the second day after they gave me the keys they told me that I had to vacate said property with the absurd explanation that the neighborhood council had not approved our move, how is this possible? I ask myself that question every day!! They gave us the keys to the property, they authorized us to move and now they are evicting us for irresponsibility, bad work and I don't know what else to add... I advise everyone who may see this to think about it before making deals with these inept people.

Negative experience: The worst company to deal with- incompetent, disrespectful, unorganized and reckless with people’s properties. They don’t answer clients concerns. They promised to rent my home at a price they suggested, it’s been sitting vacant for 5 months even after reducing the price multiple times. They left my Backdoor wide open. They are not transparent with showings and engage in self-showings without your consent where strangers are allowed to come into your home without being accompanied by anyone. Jocelyn, who is supposedly the director of operations in Tampa, is awful. Ignores the emails sent to her, is rude and when she fails to get the job done, she terminates the contract so she doesn’t have to deal with it. She has wasted 5 months worth of money and time and screwed up so many things. This company is beyond awful!

Negative experience: This place is horrible! As a owner of the property I could never get ahold of anyone. I would have to send several email and leave voicemails that never got returned. I've owned the home form more than 10 years and this was the most unprofessional company I've worked with. I finally had it and replaced them with another company and Evernest corporation has been appalling. The company still owes me rent from December and they have not forward my security deposit. Finally received a call after leaving this review. I did receive my December rent finally but have get to see the secretly deposit. Also want to clarify Evernest acquired Rent It Network back in 2022. I went through one placement with Evernest and it was a unprofessional.

Negative experience: Please be very careful renting a property from this company. I lived in a property with vaulted ceilings. They charged me for painting the ceilings when I moved out due to cracking paint. If it had smoke damage or some type of property destruction I could understand but peeling paint on a vaulted ceiling? You would need a ladder to reach it. Lived there for only a year. If the paint was peeling it was either not painted in years or poorly painted. They charged me for electrical issues. How would I be responsible for electrical problems? What they seem to do and are known to do is charge the tenants for any home improvements whether you caused the damage or not. They also charged me for blinds that were broken when I moved despite me including pictures of the blinds on my move in damage list. They charged me for outdated door knobs. They were clearly dated when I moved in. This is the most predatory move out fee gouging I have ever experienced. I didn't provide receipts for cleaning. I can accept the and outrageous fees they charged for smoke detector batteries because I can't prove they were working but these items I could not have caused is just wrong. I'm looking for others who have had this experience. These people have to be stopped. They prey on the people who rent from them because you need a good credit score so the people who rent with them are more inclined to pay those predatory fees

Negative experience: It has been 4 months since I raised maintenance requests about broken washer/dryer units, leaking water from shower, they keep saying they will fix it but they haven't. Now they stopped responding to my emails. Worst rental company. All they need is the timely payment from the tenant. They don't care about anything else. Edit-1: Now they started adding maintenance fee to my account. They are just taking advantage of the lease I signed. Edit-2: They kept my entire deposit of & 1695 mentioning damages that were done by previous tenants. The are not reimbursing my deposit even after showing them the evidence from my move in document. Do not rent from Evernest, they are a scamming company.

Negative experience: ****WARNING****PLEASE READ BEFORE RENTING THROUGH THIS COMPAY*** My initial 5 star review was for "Rent it Network". They were amazing. About a year into living in this house this company was turned into "Evernest". These past two years have been the worst living experience of my wife, my kids and my life. This company let us go without A/C for 2 months and when they "fixed" it, the city said the unit was installed incorrectly. So instead of coming out to fix the issue they just stopped returning our calls or emails. Our fence has been falling down since we moved in. I have sent many maintenance requests with no response. We tested for mold in our house because we were having difficulties breathing and when it came back positive they sent someone out to look and they just said "That's not mold". Our well exploded flooding our entire garage and we were without water for 2 weeks. I had to raise hell just for them to come out and fix it. After all these issues they raised our rent each year without problem.. And now the icing on the cake we find out our house is being sold by someone walking through our yard looking through our windows. Guaranteed the owner of the house is just sick and tired of dealing with Evernest so they decided to sell to get as far away from this company as possible. The owner is ok with us terminating our lease so it is easier for him to sell, but of course Evernest has an issue with it. If you want to live in house where when things fall apart and the company you are working with just doesn't care and won't return your calls and just raise your rent, by all means rent with Evernest. I can pretty much guarantee all of these five star reviews are either bots or stolen from the old company Rent it network. DO NOT RENT WITH EVERNEST!!!!

Negative experience: Dealing with this property management company has been a nightmare. Their response times are abysmal, and they consistently fail to resolve maintenance issues. Communication is poor, and their customer service is unhelpful and dismissive. On several occasions, I had to follow up repeatedly to get even basic issues addressed, and when they did respond, the solutions were often inadequate or delayed. The staff seems disorganized and untrained, leading to frequent mistakes and a lack of accountability. They frequently overlook tenant concerns and fail to keep up with routine maintenance, which has led to deteriorating conditions in my apartment. I would strongly advise against using this property management company, as they consistently fall short of providing even basic, acceptable service. Their lack of professionalism and disregard for tenant satisfaction make them a poor choice for anyone seeking reliable property management.

Negative experience: If I could give negative stars I would that’s how horrible and low I think of this company and the people who manage this joke of a business. Evernest has been nothing short of incompetent, horrible, and out right pathetic. From the absolute start it has been an issue. Whenever we have a maintenance issue they never respond in the portal which is where they ask to report all issues. Whenever I call they don’t return any messages even after asking multiple times. It has been an absolute nightmare. Communication is horrible and are unable to fix serious and dangerous situations in a timely manner. If anyone is thinking about using them I would really look at yourself in the mirror and think twice. They have shown a lack of care and the slightest decency and it is a surprise they are still in business.
