Negative experience: We bought a home from the Sadle team back in February. If you’re planning on buying a home from them, be very cautious. We were first time buyers, and it turned out to be a terrible first experience. Our home was sold by the Sadles, who bought it from the previous owners and updated the home. There were cosmetic things we knew we’d have to fix. It was easy to see whoever flipped the kitchen did a poor job - cracking grout on the wall tile, cabinet doors installed crooked, unpatched wall holes behind the cabinets, you get the idea. This was a theme throughout the house. It came across nicely updated upon first look, but after looking closer it’s easy to see things were done sloppily and in a hurry. Unfortunately, two months after living in the home, water began to leak from under the sink/dishwasher area. After much headache with plumbers, insurance, and renovation companies, we discovered the leak was “man-made” as whoever was remodeling the home hit the drain pipe with an electric saw. The pipe had been leaking every time we ran the dishwasher or sink without our knowledge. Due to the dishwasher being sealed in, the water was building up back there until it finally overflowed. The plumber we used told us whoever hit the pipe would have definitely known they did it. With the help of our real estate agent, we reached out to Carolyn Sadle to ask for the contractors names who worked on the kitchen, hoping to go through their insurance. She dragged out the conversations and ultimately tried to blame it on the previous owners’ plumber, never giving us the contractors name(s). To put it into perspective, the previous owners repiped the whole house years before we moved in due to pipes bursting, and this leak was clearly recent. No mold or dry rot. The cabinet had to be cut to allow the drain pipe through, and everyone who inspected our home told us the pipe was cut by a saw during the remodel, and that if it had been leaking for years the damage would have been severe. Further, whoever remodeled the kitchen would have seen severe water damage if it was truly going on since the previous owners lived here. In short, whoever remodeled the kitchen before we bought it was responsible. This wasn’t caught in our inspection because clearly, people weren’t living in the home running water. We feel slighted and left out to dry. We paid asking price plus closing costs, were very quick to close, and overall pleasant to work with. I’m saying this because it feels like we were too nice and got screwed over. We spoke to lawyers, but with a baby on the way, ultimately decided it wasn’t worth it. Home insurance doesn’t cover man-made or non “sudden or accidental” damages, and in the insurance report it was denied with the reason being “man-made damage to the drain pipe”. We paid out of pocket to have everything fixed and it took months due to the damage to the floor and cabinets. The Sadles were not helpful. They withheld their contractors names and didn’t offer any solutions. It caused us so much stress and cost us a lot of money.
