Negative experience: Getting straight to the point from the perspective of a home owner, I would not recommend this property management company. The communication of tenant service requests have been delayed by days or weeks, emails have gone unanswered and/or failed to address the questions asked, and communication is poor for a business of this type. I also experienced a rent payment not being deposited into my account (resolved only after I called) and was incorrectly advised to begin an eviction even though the tenant had paid on the 1st of the month. While the manager was helpful contacted, the company seems to be understaffed and by her account, the addition of new properties to property managers has resulted in repeated operational failures. This is not a good fit for owners who want strong and professional communication or a positive tenant experience.
Negative experience: We were charged $1,225 for the move-out cleaning, despite the house being nearly 1,800 square feet. For reference, you can easily find someone to do the same cleaning for around $300. This feels like a scam and a clear overcharge.
Negative experience: Do not rent if you enjoy getting your security deposit back. This is the 2nd time I rented with them and the 2nd time they stole my security deposit with fictitious charges after move out. I learned me lesson the 1st time and didn’t rent from them, unfortunately the homeowners switched to HPM about a year into my lease and I was stuck with them a 2nd time. They falsely claimed items were broken but would not send me prof of damages or proof of “repairs” to the so called damages. They’re crooks. Stay far away if possible.
Fantastic experience: I received wonderful service from property managers Randi and Kayla. They are professional, responsive, and a pleasure to work with. I truly appreciated their help and support and would highly recommend them. My heat had stopped working among other things in the home all at once and each problem was fixed in a timely manner. I’ve been a tenant for 2 years and have noticed significant improvements with the property management team. Thank you for all that you do.
Negative experience: Absolutely fraudulent from beginning to end. I rented a house that was filthy, I had to beg for months to get the house painted, repairs took at least 6-12 weeks and now that I am moving out I guest they wanted me to remodel the house? All these 5 stars reviews are coming from vendors and friends of employees. This company had failed both the owners and the tenants! Attched are pictures of how I received this property... Now here is a list of what they're charging me for: 1- Unclog kitchen sink - I opened a ticket for the kitchen sink/food disposal months ago and it was closed without being repaired. 2- Interior cleaning - I paid for an interior cleaning (see picture attached). 3- Broken spindles in deck is due to rotten wood, can anyone explain how this is the tenant responsibility? 4- Crawl space covers were removed when someone completed a pest inspection and I put them in the garage, again can someone explain how is this my responsibility when the pest inspection was neither ordered nor paid by me? 5- Full yard service? I got the yard done at the beginning of November as is winter time. 6- Repair broken doorbell. This is weather/sun damage. I had a Ring doorbel, how is this anything other that wear and tear. 7- Removing hoses - The hoses in the exterior fauces were either left there by the previous tenant or owner. I did not remove those as they are NOT my property and I could be charged for taking them. 8- Light fixture on the bathroom fell after we moved out, as you can see it is due to normal wear and tear. The pictures included are the pictures I took during the move in walk through.
Negative experience: RUN! RUN! RUN!!! I toured one of their available homes, applied, paid the money to register my pets on their pet screening app, was sent a lease and signed it. Four days before move-in I was called late in the afternoon to be informed that the house was no longer available. When I stated that I had signed a lease the week before, I was told that it had never been countersigned by the property manager, so I didn’t have a valid lease. I had all my stuff packed up, arranged movers and switched over my utilities and HAD NO WHERE TO GO! The property manager gave a flippant ‘I’m sorry’ over the phone in a way that showed not only was she not sorry - it’s quite apparent she couldn’t care less. This property management company is an absolute joke. They shouldn’t be allowed to rent to anybody - and after reading all the stories about other people who paid fees and went through the application process only to be told that they couldn’t move in, it sounds to me like this place is pretty shady. Go elsewhere. I went to NEST and they helped me right away - and now I’m living in a much better quality home for the same price.
Negative experience: There were multiple red flags before renting but I ignored them because the previous homes I applied for were rented fast, so I figured I would have an issue with finding a place to stay. First red flag Carmen Adames ( great customer service) called me every day like a bill collector, clearly no one was interested in the property. Randi Coger very passive aggressive and it was counter productive working with her. Second red flag they don’t offer virtual tour and make you sign a no look and lease agreement. After that the red flags are endless. The property was not cleaned before I moved, spiders and webs everywhere. The house smells like it has been empty for a year or more. Yard poorly maintained. Holes in walls, water stains. The list goes on and on. I was informed by Denise they do not make cosmetic repairs. I just want to ensure I am not responsible for the poorly maintained home once I leave.
Negative experience: If you want to be scammed, this is the place to go. My partner and I wasted $85 dollars on an application fee after trying to clarify that we were doing it correctly. Our main form of income is Chapter 35 benefits from the VA, but the leasing agents are willing to argue that they can only be used for education, when it's a monthly stipend that can be applied to housing expenses. We consider it consistent income because we are both STEM majors and will be in college for at least another two years. For reference, dependents can access Chapter 35 benefits until 26 and can receive them for 45 months, which would be before I graduate, and I plan to move when I graduate anyways. What's crazy is that, my "inconsistent income' is the reason I have a hefty emergency fund and have been able to pay my rent 2 weeks early for my current residence (which isn't much less than the house I was looking at). Although they knew from the start that Chapter 35 benefits were my and they acted like they would be willing to work with me, they waited until after I wasted my money to confirm they would've denied it from the beginning. I wouldn't have wasted my time AND money that won’t be refunded if I knew I would've been denied from the get-go. Even on the phone call where I was informed I was being denied, they tried to argue semantics over the basic fact that despite having the financial capabilities to take care of the house, it meant nothing and they would've denied me regardless. They only wanted to confirm after I said it for them. It's like they don't want to admit they'll happily scam you out of your money and lead you on with false hope. It doesn't matter if you have a joint income of 3x the rent, have thousands in savings, have a great credit score, and the house has been on the market for almost a year, at least according to Zillow. It's baffling that leasing agents in a military town seemingly can't understand what VA benefits can be used for more than one purpose. In my experience, leasing offices don't want to rent houses to young people, even if they clearly have the financial responsibility to do so. My apparent "inconsistent income" was enough to disqualify me, despite the fact that I'm financially independent at 21 years old. Thanks for nothing, this place is a joke. Follow up: They send you an email saying the house is unavailable/rented to further rub salt in the wound. They deliberately build you up just to make you feel worse when they lead you on and scam you.

Negative experience: I was a prior tenant with this company. After my keys were returned in their Dropbox over the weekend I received emails and text messages from the primary property manger Denise Brown stating the keys were not returned and I would be subject to fines and legal action. After calling the front office they confirmed they did have the keys and it was just a lack of communication on their part. Denise was very rude when I asked them to send something in writing that I would not be charged for homeowner’s keys they, as a property management company, were not able to keep up with. Beware when renting from this company for scams and unprofessional practices.

Negative experience: Beware: Property Owners Should Think Twice Before Using This Company We’ve worked with this property management company for several years while owning rental property out of state. While they were reasonably effective at securing tenants and collecting rent, the real trouble began when it came to tenant move-outs—and that’s where they consistently failed us. Costly Inspection Failures First Incident: After one tenant left, the inspection was rushed and insufficient. Damage caused by the tenants was never documented, and we had to cover repairs out of pocket instead of using their security deposit. Second Incident: Voicing our previous concerns, we were promised a seasoned inspector would handle the next move-out. While the inspection itself was thorough, our requests regarding damages were initially acknowledged and accepted. We were told we’d receive the full deposit and more—but without warning, over 50% of the deposit (equal to 1.5 months of rent) was refunded to the tenants. We only found out after the release. Ignored Damages We requested an estimate for cleaning due to the poor condition of the property. Instead, they hired cleaners without confirming—and paid for cleaning that we had already handled ourselves. We also asked for an estimate to repair a cracked bathroom sink, which had a chip and leaked. Their response? A vague claim that it would cost “around $60 to seal,” without ever obtaining a quote. We had to replace the sink ourselves for $600, and again, none of this was charged against the tenant’s deposit. Communication Breakdown & High Staff Turnover They stopped responding to calls and emails when we sought clarification. Over time, we dealt with a constant stream of new staff members due to turnover, which meant repeatedly re-explaining the same concerns to different people. It was exhausting. Final Thoughts Their lack of accountability cost us over $2,000. More importantly, they failed to advocate for us—the property owners who were paying them to do exactly that. If you’re looking for a management company that protects your investment and communicates reliably, this isn’t the one. I won’t be using them again—and I strongly advise others to look elsewhere.

Fantastic experience: They were very friendly and understanding of my situation. They explained their process and told me how they even try to help improve credit. The few staff that I met were patient and friendly and easy to talk with like new friends which is rare. Most seem like a revolving door ready to rush you off and dismiss you. Great place
Negative experience: I would caution anyone considering renting from this agency. While they may appear professional and trustworthy at first, my experience suggests they will look for every reason to withhold your full security deposit when you move out. Do yourself a favor and stay away. If you choose to rent from them, document everything thoroughly—especially when you move in. I repeat… Learn from my mistakes .. DOCUMENT and REPORT everything, no matter how big or small……. And if you are a current tenant.. start documenting and reporting stuff now because you will be charged for it at the end. To be fair, not every aspect of my experience was negative, however I strongly advise proceeding with caution.
Negative experience: In simple words, renting from this business is such a scam. We were lied to on several occasions and there was NO accountability or compensation. Nobody seemed to be on the same page and we were always given different answers from different people. They rarely communicated when the home had appointments, the home was dirty and damaged yet still charged us even when presented with evidence, we even had to pay out of pocket to have carpets cleaned due to a pet being in the home prior to our tenancy and the previous cleaning not treating for that. Moving out was an absolute NIGHTMARE. We were denied the right to be present for the move out inspection TWICE, and like mentioned above, we were charged with everything even though there was photo evidence and written, when we asked for an itemized list of charges we only received two things that bulked everything together. Our lease did not include a cleaning clause, but we were still charged with that - and the home was left in better condition than at move-in. Even when I presented the general statutes that were being broken on their end, I was ignored for over a week only to receive a response saying we would still be getting charged. There were several issues, but in short 0/10, go through a different company.
Fantastic experience: I’ve been renting from HPM for about 6 years. Never had an issue they couldn’t resolve quickly & appropriately. Gwen Curry is my current property manager and by far the best I’ve had! I’d recommend HPM to anyone in the Fayetteville area!

Fantastic experience: Recently went through a divorce and was really scared about starting new in my own space . Viewed a few different properties before I ran across Home owners . I called, Ms.Kayla answered and assisted me the whole way. Helped me find the perfect homes for me . I set up my self tours found the one I loved the most. When I emailed her she Messaged me back swiftly, helped ensure all the necessary paperwork was filled out. Once I was approved she gave me a detailed explanation of the credit program and other things the company offered to their tenants. Negative experience: This was going to be three stars (because we had the bad luck of having a terrible manager who ignored our requests, emergencies, and made no effort to be helpful or kind) but our move out process was the worst experience I have ever faced. They gave us an estimation of damages three weeks ago. I disputed most of the estimated charges with photo evidence. A supervisor said she would look over my dispute and get back to me within a week. Three weeks later and we received charges for everything, including what we disputed with evidence. We are being charged for not having light bulbs in lamps that NEVER had light bulbs in them! I also asked for an itemized list of each charge and was never given one which is illegal in state. They are just money hungry and lazy workers. While the move in was easy, the move out has made me feel disrespected and ignored.
Negative experience: Contacted them to manage a property 4 months in advance of moving out. Come time get the place on the market they give you the “option” to take care of repairs to “make ready” but wont do an inspection untill you give them keys nor allow you to be present only wasting more time with a vacant home. Communication was shotty at best. I wish i wouldnt of wasted MONTHS trying to work with them. Steer clear.

Fantastic experience: I came into this office after a long time of being pushed towards online transactions. I needed to actually SEE and SPEAK with someone who could help me. At HPM, I found that. Kayla helped me search for homes in my area and budget (although both women in the office were kind and helpful). The process to view homes was very easy and efficient. And the turnaround for application process was quick! (I was approved the next day, keys the following week!) I highly suggest HPM for renters in need.

Negative experience: Rented a house off cliffdale. 4412 Briton circle. They will try to keep ur security deposit for little stuff and each year will go up on rent $50. And u will have to get the carpets shampooed when u leave. Not a good company to rent from. And they don’t fix nothing when u tell them and (accidentally) sends ur personal info to the previous tenants

Negative experience: This place is a joke. I REALLY wish I did not have to give one star. Property Manager Kelly B is also a liar does NOT FOLLOW THROUGH. Promised rent history because I’m with a different bank, never received it. Stole six years of that from me which caused a HUGE struggle to get in anywhere. Thankfully I knew someone who had a property. Rented a house through HOPM that was FILTHY DIRTY upon arrival, broken drawers, faucet falling off, had copperhead nests under back patio no grass, just a mess. Landscaped entire yard. Grass seed, pruned trees, trimmed 14 foot bushes out front, built fire pit, replaced disgusting kitchen floor, put down fresh mulch, added handicapped bars to full bath, and left $200 worth of paint as I did not have time to get painting done, even though that wasn’t even my responsibility. Place was spotless clean when I left. Pics attached. NO DEPOSIT REFUND. Said holes on walls when they were all patched (from pictures) and with all that was done without one failed inspection nor maintenance request in SIX YEARS they still screwed me royally. Do NOT TRUST THIS COMPANY! Run RUN RUN!!!!!
Negative experience: Don’t expect your security deposit back. I only found out how bad HPM was from friends after I moved in. They will find any reason to deny you your security deposit. We had a completely filled out damage sheet from our initial move in inspection that they claimed to not have in their records. Despite us having photo proof with the date. If you currently rent with them, make sure you read your move out inspection report all the way. They charged me for existing damage and tried to charge me for cement bags and knocked down trees the landlord had left on the property. The only plus is they’ll fix any maintenance issues super quick.
Negative experience: If you are military and are going to PCS please do not use this company to rent your house. They took a long time to put my house on the market and they lied and overcharge me for repairs on my house. I had a dishwasher installed and they charged me $230 to install my dishwasher and I asked them to break down the $230 and they could not. All they said was $40 for gas and the rest was for installing and a piece to add a piece to plug into the dishwasher which was only $10. I had a very bad experience with this homeowners property management for one year. The tenant left my house and did not get the carpets cleaned so homeowners management hire a cleaning crew for the carpets and it was still spots on the carpet. Luckily I have a aunt that still lives there so she went and she noticed the spots were not clean they did not shampoo the carpets they only vacuum the carpets. When I called the office the property manager got a attitude with me and refused to have someone look at the carpets I then had to talk to her manager and they agreed to go to my property and redo the carpets. The list goes on of things that were not completed and when I email them they always took three to five days to respond to my emails.
Positive experience: I have been renting for two years at two different addresses. I the service has gone down hill….sending unprofessional companies to work on repairs. The company that came to fix one of the AC units cleaned it incorrectly. The second repair company put in our bathroom fan upside down…the third unit which is a window unit they will not honor the original contract which includes the window unit. We have had 4-5 different property management. They didn’t honor the two year lease, the offer was $100 less from the lease…when asked about the issue we were told its to late…we stayed so we didn’t have to pay the cost to move.

Anytime there is a issue, they are on it same day and always answer my calls and emails, and not only that all there vendors that I have encountered are off the charts really nice and great customer service! Negative experience: The process went seamlessly! Marcus was a TREMENDOUS help and took the time walk me through the entire process. Not only was he helpful, but his sense of humor made me feel like I had known him all of my life. If you ever need assistance, I highly suggest that you ask for him… you won’t be disappointed! Please ensure he gets a raise UPDATE: I am updating my review as I have moved out of my property. The initial review still remains true, as Marcus was extremely helpful. My problem was with Crystal "Crissy" Clash. I'm not going into the details because all the one star reviews are 100000000000% correct. My primary concern is with Crystal “Crissy” Clash’s communication style. Her tone in emails comes across as unprofessional and unnecessarily combative. Effective communication is key in any professional setting, and there are ways to convey information without snarky or dismissive remarks. A more professional and respectful approach would greatly improve interactions.

Fantastic experience: HPM has been amazing from the very moment that I contacted them until my final move out. I had some personal challenges that they guided me through until I moved in. The property was beautifully maintained. The staff was cordial, professional, attentive and VERY responsive. I highly recommend them whether you are looking to rent, or looking for a property manager.

Negative experience: I would never recommend this company to anyone that wants to get there house rented out, go somewhere else! They had out house on the Market for 4 months and never had one showing and refused to look at Zillow for leads on showings and contacts,We had over 40 contacts on Zillow. We switched companies and in 2 days they had our house rented out for the exact same price! Wish i switch sooner if i knew how they would handle the situation when we switch and canceled with them. They also left one of our doors unlocked for several days, Thankfully the new company found it was unlocked and locked it for us!

Positive experience: I'm a little weary giving a review for HPM while still living in their house lol, but! Basing a review off of my experience with them so far, I give them a 4 star. If it was based solely on my experience with Kelly Blake, I would give it a 5 star. There was a small hiccup moving in, but she worked with us to resolve it with no interruption. She is always quick to respond with answers/solutions to any questions or work orders. I am suspicious of most/all property managers but, she has made the experience a welcomed one so far. I will also add: Our current financial situation makes it difficult to find a place to rent but, HPM worked to help find us a place to call home, without the noise and hassle of living in an apartment.

Positive experience: 4.5 Stars I've been with company for about 2 years now. They have an app. It seems like it's been gradually rolling out. I think it's fully out now. Between the app and the website, there's a lot of transparency that We didn't have from our previous property manager. The management fees are reasonable. There are some start up fees, but two years in... worth it. They work as a team. You can communicate with the over the phone, app and email (probably text too? It's a big office and there are a lot of people there which can be confusing. We keep it simple by talking to one person 90% of the time. Screening, they have done a really great job of screening and keeping tenants. This inspection are detailed. They are come with a lot of pictures. Most importantly, we recovered a huge amount of our time when we switched our old property manager to HPM. They aren't perfect, but 4.5 start is not an exaggeration.

Fantastic experience: Contacted Kelly looking for a home for a previous tenant of my prior company. Kelly took a real interest in what we were needing. My previous tenant is in Oklahoma. Kelly coordinated us with Jeremy in the leasing department. Jeremy was amazing. His communication and follow up skills really shined. Not only did he coordinate the homes we wanted to look at, he suggested even another. All the homes presented well, however the one home Jeremy recommended was spot on! We looked at three homes Friday and Saturday. By Monday evening the rental process was completed and we secured the perfect home! Thanks so much to Kelly and Jeremy for making things happen beyond our expectations!

I was referred by a realtor after talking to several companies regarding managing my property and I have to tell you look no further. They answer the phone, they get work done, they are thorough in their work and leave no stone unturned. Their reports are excellent and overall they work fast. Fantastic experience: My husband and I have been with HPM since renting out our home in 2018, we’ve always been happy with their level of service and care in maintenance of our home and finding suitable renters. We’ve dealt with a few property managers over the years who were great, but our current one, Kelly Blake, truly goes above and beyond in that role. She is always responsive, helpful, on top of every detail and concern we address with her. She makes us feel like she cares, which gives us great comfort that an asset as valuable as our home is in good hands especially when we are living out of state and busy with day to day life. Negative experience: Did not like my experience. I was at 4510 Belford Rd, Fayetteville 28314... this property has a roach and water bug infestation.. upon move in there was a flea infestation from cats the previous tenant had and they failed to get them removed before I signed my lease. I will never rent through this company and trying to warn others. My kids and I are happy in a new home now and I'll never turn back!

Fantastic experience: Sabrena Clayton, Property Manger, along with staff of Homeowners Property Management, have been outstanding and very professional. The HPM team have gone over and above to assure tenants needs are met, work orders, 6 months home inspections, transactions, etc. are completed in a timely manner. Kudos! I am very grateful and appreciative for their company managing my small rental property.
Negative experience: Very poorly managed... just moved back after 3 yrs away (military). Couldn't believe the condition the house was in...dirt and grime all over the wall, holes in the walls, trash all over the front and back yard, fence had fallen down, trash left in the house, pool liner ripped to shreds, bathrooms had not been cleaned. I hired a cleaning company to come in after they said it was already clean and they filled up the vacuum twice with dirt from the carpets. They took the entire security deposit for "cleaning"
Negative experience: We had our property managed by Homeowners Property Management for many years. We were out of town for most of that time and when we moved back and walked through our home, we were shocked. The place had been so poorly managed. The garage door spring was rusted through, obviously hadn’t been opened in years! Carpets were worn through, siding was falling off the house. They hadn’t told us about any of the problems (which we gladly would have repaired). When we wanted to close our account with them and retrieve the keys they dragged out the process for weeks. We, sadly, selected them and trusted them to care for our home as we had moved away. Don’t make the same mistake.
Fantastic experience: Zoe was great! I was torn between this property and another with a different property management group but Zoe’s customer service was the determining factor. The other company was difficult to contact and always answered my questions in a condescending tone. Zoe was always available and would even correspond through text to accommodate me. She also recommended alternative options when my original choice didn’t work out.
Negative experience: I rented 7060 Candlewood Dr. I wish I had taken pictures when I moved in. There was a roach problem in the property, which I did address, however was told I did not let them know in enough time for them to do anything about. When I moved out, the house was left in better condition than I started. They took pictures of the floor board as if it was not messed up from the previous tenants having dogs. The house was old and not clean at all when I moved in. I never even used any of the cabinets in the house, barely used the kitchen at all due to the nastiness. i also never used the master bathroom as it was DISGUSTING when I moved in, and all complaints went unanswered. I am only writing this review because I was charged a $350 cleaning fee when I moved out but the property was NEVER cleaned when I moved in. Curtains that I left in the house, was there when I moved in. I WOULD HIGHLY RECOMMEND WHEN RENTING FROM THEM TAKE AS MANY PICTURES AS YOU CAN BEFORE MOVING IN TO ENSURE YOU ARE NOT CHARGED FOR DAMAGE OR DIRT WHEN YOU MOVE OUT. I WOULD NEVER RENT FROM THEM AGAIN, UNLESS THEY SEND MY CLEANING FEE BACK. HORRIBLE COMPANY FROM A TENANT PERSPECTIVE.
Negative experience: WARNING! STAY AWAY! OWNERS perspective: Ownership change ruined this business. We had them managing our property for a number of years and then just this year had so many issues we had to switch. Issue 1: Wouldn't fix hole in wall from previous repair. FOR MONTHS. Hole now has MOLD. Issue 2: Predatory late fee practices Issue 2.5: Would not stop telling us to raise the rent. Issue 3: Tried multiple times to evict our tenant after being told explicitly multiple times NOT to evict our tenant Issue 4: Had to act as mediator between property manager and tenant. Why is my tenant calling me directly? Issue 5: Once we switched to another property manager they refused to cooperate, made a withdrawal from our account and then claimed that we owed them money. Save yourself the headache and the heartache.
Fantastic experience: We had a phenomenal experience with homeowners! They’re very responsive and really easy to work with! They found us a home within a couple of days and worked with us to move in when WE needed to. I can’t say the same about other management companies we tried to rent through. Our home was in a very safe neighborhood and anytime we had an issue it was fixed within the week. We will be using the company in the future if we ever make our way back to Fayetteville!
Fantastic experience: HPM and Team 2 took care of me during my three-year tenancy and my move out, even in a hectic PCS season. Danielle and the others on Team 2 did a great job and I recommend anyone to rent with them or use them as management for your own rental home. As a tenant, remember to read the tenant manual, your move in/out documents, keep your property managers informed, and you will be set.

Negative experience: When I first signed this contract it took the company several months to get tenants because the house wasn't even marketed. There wasn't even a sign placed in front of my yard. One of my neighbors had to tell me before I called and then almost immediately after we got tenants to rent. I also paid for landscapers to come and do the yard. When they left they didn't put the fence back up. I called the management company and they lied to me and said that it had been blown down by the wind.... my neighbors told me this was not the case and that the landscapers never put it back up. Had they not told me this, your company would have billed me again to have someone else go put the fence back up. This also tells me that they are not inspecting work that's being done by contractors so who know's if I'm actually paying for work to be done. So basically, I've lost 2 months of rent due to this company's negligence and have been lied to about the state of my home. I come to find out after two years of renting with them that when my tenants pay late, the late fees go to the management company which makes no sense at all but now it's clear why they recommended tenants that pay late nearly every month. My tenants are late on one month''s rent by 5 months now and the management company has barely communicated with me at all about it and clearly hasn't done anything to resolve it. When I write them about it it's now been two weeks and I still have yet to recieve a response. There are 45 days left before my tenants annual contract is over and they also have had no communication about that so it seems that you get screwed whether you're a renter or a homeowner. Do yourself a favor and look elswhere for services. This is trash... Update.... So the tenants that this property management company recommended to me have abandoned my house in the most awful condition. It's been more than a month since they left and I've just recieved a notice that my home and yard is so messy that I'm facing fines by the county if it's not handled in a certain time. They can't even manage to complete basic tasks and now I'm having to arrange to have it done. I'm managing my own property and paying them for it....
Fantastic experience: The overall process was straightforward, reasonably low processing fee. Response time was quick and Friendly staff. Also if you are thinking about renting with this property management, I would highly recommend working with Zoe Lipke. She will make sure any questions you have are answered, she is reliable and goes out of her way to make you are comfortable and happy with your soon to be new home.

Negative experience: If I could leave no stars I would team 1 is rude and don't communicate. I have had nothing but issues at move out and being my husband is active duty we move frequently and this is the worse they won't allow you to do walk through which is ILLEGAL. The process afterwards is a nightmare, The company went through about 5 people in the year of us living at our property stay clear of these people.

As an attorney that practices landlord-tenant law in the Central North Carolina area, I see both the bad and the good when it comes to property management companies, as well as the nightmares associated with landlords who try to manage their property from both near, and afar. What I can say, without hesitation, is that Homeowners provides among the best asset protection out of all of my property management clients, and should be among your top choice of property management companies to work with.

Negative experience: UNPROFESSIONAL. They do not return calls or emails in a timely fashion. Also, it took 6 months for me to get back money they unreasonably took out of my security deposit. I am a former tenant who had the unfortunate experience of dealing with this company. They will deduct unnecessary and unreasonable expenses from your security deposit. RENTER BEWARE! Here are my tips. Take pictures of EVERYTHING during your move in and move out process. I mean everything single thing, including the floor, stove, counter tops, window seals, walls, toilet, bathroom floors and fans. Take pictures of EVERY inch of the place you rent to prepare for a small claims case that you may have to pursue to get all of your security deposit back. In the state of NC, expenses for normal wear and tear should not be deducted from your security deposit. THESE PEOPLE WILL UNREASONABLY NICKEL AND DIME YOU! The sad part is some people really take care of the properties they rent and financially depend on getting their deposits back. I hate it for people who cannot afford to wait 6 months to get money back that was unreasonably deducted from their security deposits. Not to mention they sent me someone else's security deposit that I returned to the sender. however, I was still accused of having received the monies. It took them months to remedy the issue after admitting they were unorganized and at fault for the error.

Fantastic experience: Jeremy Fuller was so kind and helpful the whole way through. When I came to view the home he was very helpful when I was ready to apply. He didn’t have to guide me through the application the way he did but he happily did just that. It took a process for me to get approved due to history on my credit from the past but Jeremy was right there with me helping me through. He did not give up until I was approved. His drive to help was outstanding. When I came to pick up my keys he seemed just as happy as I was. I am grateful for the experience I had with this company and Jeremy. Thank you!
Fantastic experience: Jeremy was the most pleasant, sweetest, patient, and caring person I’ve ever met! He worked with me through the entire month and a half process of finding the right home for my kids and I! Every time something became available he called me right away to come get keys and look at it. Everything that I asked of him was done in a timely manner! Negative experience: For starters, I was required to put my security deposit and first month's rent down before they let me see the lease. This company is not thorough on their move in inspection and will charge you for damage that was already in the house upon exiting. They never completed the check-in inspection by performing the tasks they were asked to i.e. removing a padlock from the front door that stayed there the entire year I lived there. Move out inspection I was told not to worry about sweeping under the fridge but everything else in the house was spotless. They took half of my security deposit for 10% of any claims they said they have to make. They charged me for a burnout light bulb to a lightswitch that doesn't connect to a light bulb! To top it off, they never returned my call about when I could shut off power (inspection complete) and left the lights on charging me $200 from the power company for half a month of me being totally moved out. They claimed to not have received my carpet cleaning receipt, even though I emailed it to the check-out inspector. If you are renting, I would find anyplace else before this company. I had a feeling they would do this from day 1 of talking to them.

Negative experience: Do not waste your time, energy, and money with this company! If I could turn back the hands of time I definitely would have reconsidered! For starters when moved in i should’ve known better once I was given keys to the property without a walk through (biggest mistake)! The grass wasn’t cut until the day I was moving in literally minutes before. Communication was through an app I had to put in numerous work orders for things that should’ve been fixed before I moved in. I couldn’t use the microwave (for over a month) due to the handle/vent cover was missing and the dish washer didn’t work as well. It took several work orders for them to come out and fix those things. (I was charged for the dishwasher guy to come) When it came time for me to move out is when I knew this company was bogus! I rented a 3 bedroom 2 bath house with a garage for myself no kids no pets. I liked the location, it was in a nice quiet area plus it was cheaper than most apartments. The condition I moved in was the exact same when I moved out. But I was charged $790 of my $2200 security deposit for a cleaning vendor, the carpet, and the grass. The grass was cut on a every two week basis so it was cut a week before I moved out but I was charged for the grass not being cut! The inspector Martin told me the carpet was fine but to get a fake receipt in case they didn’t approve which Is very suspicious to why he would even say that. (I asked could they show receipts where the carpet was cleaned prior to me moving in never heard anything back about that) I traveled 2 different times from out of town to pick up my security deposit due to Martin misinforming me. Not to mention he was more worried about getting me to join his side hustle business texting me about that over what was important which was getting my security deposit back!! I was fed up when he told me I couldn’t get my security deposit due to me not turning in my 30 day notice which if I didn’t turn it in he couldn’t have inspected the property!! (He was not knowledgeable at all of his job) It literally took 28 days to get my security deposit back well what was left of it oh and they’re quick to tell you “ we have 30 days to give back your deposit” these people will scam you and give you a hard time while doing it DO NOT WASTE YOUR TIME !!!!

Jason with intake/inspection was communicative, easy to work with, and genuinely kind. Negative experience: As a military homeowner, I thought a property management company that was relatively large would work great. I was wrong - stay away from this company if you want someone to "manage" your property. They "manage" rent payments - anything more than that will equate to an utter lack of responsiveness, sloth like movements on getting quotes completed for work that needs to be done on the property, and a lack of follow-up. Instead, you will find that your PM arbitrarily closes work orders you put in. If you end up with a poor tenant good luck!!! Dealing with homeowners property management only works well if your tenants are good and responsive to the properties needs and actually put in work orders (my first two tenants were such). Otherwise - you get a report every six months and then try to get quotes and repairs done - if homeowners property management decides to be responsive. I am glad this relationship has ended and hope that the costs to get my property market ready doesn't break the bank. Homeowners beware!!
Fantastic experience: Good afternoon, My inspector for my final move out was Jason Piekarski. Let me tell you the amount of amazing work this guy does, he arrived with the most beautiful energy. Acted like he wanted to be there doing his job, explained why they do what they have to. He was so thoughtful even took his shoes off before entering the house, after I told him I had just cleaned the entry house for him to inspect it. Homeowners Property management should make this man a trainer, he doesn’t just hold standards he exceeds them. My experience with him being the final Move out inspection was beyond amazing, just because of him I wouldn’t think twice to bringing my business back to Homeowners. Thank you Jason for being such an amazing worker, hopefully you get your flowers because you deserve them boss man.

Fantastic experience: THE 5 STARS IS ONLY FOR JOSIE! She has been absolutely amazing to work with. She goes above and beyond for you! She will go to your property and make sure that everything is order, she also is amazing at communication and will call or text you back. She is the only reason my house is still with this company. However the rest of the company has absolutely no communication at all. I am a homeowner and it took 2 weeks a lot of voice mails and a bad google review to get a call back.
We have tried convey to our owner clients that our office/staff are challenged with illness/Covid cases and we are working to cover all aspects of operations with individuals vs. full team of managers. We are doing our best to cover inspections at properties and be at the office for the daily high volume of calls, emails, and work orders by pulling resources within the office as much as possible. We have asked for patience while we work through this short-term situation and expect to return to normal operations shortly for being fully staffed again.
