Negative experience: Why post not one but TWO rentals on Zillow for both of them to end up being ‘not available’. If you have time to message they arent available then you have time to take the listing down. If the message was automated then automatically take down rentals that have been up for weeks after renting out.Thanks.

Negative experience: Property Owners - LOOK ELSEWHERE. Honest review from a property owner here, took a long-term cash flowing property and it became a barely break-even using Nest Managers Property Management. Even after reading this review, if you are considering it - I urge you to read the "Homeowner Handbook" completely and in its entirety before signing. The Handbook that I was exposed to explicitly attempts to bar owners from leaving honest reviews. They include in their Handbook a non-disparagement clause that will attempt to remove your rights to honest review (a violation of not only Google's review system, but also a violation of the Consumer Review Fairness Act). Ask yourself - the person reading this review - do you REALLY want to be involved with that type of company? A company that presents a Handbook (an additional agreement) that is over 15,000 words long? Do you have time to read that large of a contract? Well if you work with this company you better make time! I could go on with example after example of horrible interactions but I am hoping that I can keep it short and simple for those thinking about using them to manage your property. In my honest review - KEEP LOOKING. In regard to "We don't have any verified owner ... " - Oh believe me I am only here leaving my experience for others to see in an honest format because I truly suffered under your management services.

Negative experience: SCAMMMMMMM ALERT I normally don’t leave reviews, and I wish I could give them -5 stars but my experience with this company was extremely disappointing and needs to be shared. I applied for a home that was listed as available, completed the entire application process, submitted all required identification through their system, and never received any notice requesting additional documents. Their system does not allow you to proceed without proper identification, so everything required on my end was completed. Only after the application was fully processed did I learn that another applicant had already secured the home. The company later acknowledged that the listing had not been removed when it should have been. Despite this being their error, they refused to refund the application fees and continuously shifted responsibility, even though their own property manager was communicating with me during the process as if the home were still available. In short, my husband and I paid for an application on a home that was not actually available, due to their failure to update their listing and their internal miscommunication. I would advise future applicants to be extremely cautious and to get written confirmation of availability before submitting any fees. They seem very money hungry and unorganized. This is not the headache you need when you’re trying to house your family.

Negative experience: If I could rate is company at a -0 I would. Let me list reasons for you to beware 1 43 page lease, RED FLAG RED FLAG !!!!!!!!!!!!!!!!!! 2 Do not contact the property owner, you are subjected to a 100 fine 3 No personal contact because they rarely answer a phone, multiple calls throughout multiple days 4 Take pictures of everything wrong when you move in otherwise they will charge you for damages you did not create, just things they did not fix so they will take your deposit and charge you more 5 Unrealistic requests regarding your move out policies( proffessional law care receipts on move out, when the grass was knee high on move in) 6 If your water heater breaks, you may go 3 weeks without one and have to join a gym just so you can take a shower (in December) 7 They do not have any regard for tenants what so ever. They only go by the paperwork which is why a 43 page lease is in place to cover all of their “we don’t care policy” I have rented from numerous companies, and this by far is the most, unfair, unrealistic, hateful organization I have ever heard of. 8 No matter how many fees you pay they will keeping asking for more and threaten to sue when their demands are not met. 9 The rent may be listed as one price, and then after fees etc… it goes way up and you are expected to suck it up and pay because you are already into the property, its called the good old fashioned bait and switch. This organization does not care about your well being, they are only in it for the money, they do no wrong, I have never seen such a hateful group of individuals in my life. If you have any way of renting elsewhere I strongly suggest it. This company is part of what is wrong with the world today. This can all be fact checked because it is all true, some businesses are there to help and care for our tenants and neighbors, THIS IS NOT THAT COMPANY!!!!!!!!!!

Negative experience: Unfortunately I have experienced nothing short of disappointment with this company. With the exception of the maintenance department. My garbage disposal and air conditioning went out over Labor Day weekend and they were both fixed within a couple of days. Other than that this company has been disappointing and I advise anyone considering to rent with them to find a different company. They started by charging me what I call a $400 manipulation fee, where you pay them $400 to see the lease. If you sign the lease the $400 goes towards your first month rent, if you choose to not sign the lease you are out your $400. When I was shocked and appalled by this and asked what is in their lease that is making people not want to sign the lease I was told, “oh it’s just a normal North Carolina lease.” After searching for another rental company and coming up short since I was moving from out of state and was not able to just walk into an office and talk to someone, I had no other choice but to pay the (what I call) manipulation fee. I found out very quickly why they cannot get people to sign the lease. The lease basically said if they wake up and have to breathe I get charged extra money. They also add $30/month to the rent for maintenance fees and air filters. After living here for 3 weeks I asked why I still did not have air filters and was told you receive air filters after you’ve been here for 3 months. I said let me get this straight, I’m paying $90 over 3 months and not receiving air filters when I could have gone to the store and bought one for $10? When I moved into the house it was filthy to my standards of living. Because Nest Managers had receipts the house was cleaned they did not understand that if you clean something and leave it sitting for months it is going to be dirty. This is actually hilarious to me that these people do not understand basic science that things disintegrate over time. I was told by my neighbors that the house was empty for months before I moved into. Once I finally was able to get Nest Managers to send someone out to clean up some of the dirt, even the person they sent out to sweep the floors said, “oh wow there is a lot of dirt coming up off this floor isn’t there?” I would hate to see the condition of these peoples houses that they live in since they continually argue that just because they have receipts from months prior the house was clean when I moved into it. Then they charged me an extra $100 because I was unable to complete the move in inspection within 3 days because they did not send me the link when I moved in. It does say in the lease you have 3 days to complete the move in inspection however, the link was not sent to me when I moved in. I continually asked for the link and they did not send it until after my all of my furniture was delivered. They claim it is time stamped when they sent the link but the link did not arrive to me until after all my things were delivered the following day of me picking up the keys. I asked numerous times for the link to be sent. Once all my furniture and boxes were delivered the majority of the damage in the house was covered. The link also did not allow me to upload the pics I took previously to my furniture being delivered. It also made no sense to me to charge me $100 for this when obviously they are now going to keep my full deposit when I leave because they are going to blame me for all the damage done to the house. To top of all of this I received an email from their company with a link that said, “how did I do?” I left a review with all of this information in it. Shortly afterwards I received an email from Nest Managers claiming I had violated my lease due to defamation and would be prosecuted under North Carolina law if I did not delete my review within 24 hrs. I deleted my review and contacted my lawyer. My lawyer said the laws they threatened me with in the email did not apply to this and I have legal right to leave a review of what I have experienced from this company. My Name is Nina Hindsman.

We were on the phone for almost an hour with her helping me navigate the website and giving helpful pointers. Fantastic experience: Current renter here! I’ve got to say that I honestly love this rental company. Everyone we’ve encountered has been so kind, understanding, and helpful. While it’s a little difficult to get anyone on a phone call, that isn’t really a downside (in my opinion) because they make up for it with the chat function in the resident portal and I always get a decently fast response through there. Their response time on maintenance requests has also been faster than I’ve ever experienced anywhere else, it’s unbelievable. They ship out monthly filters so that takes the hassle out of my hands on buying new ones. Now on to some specific people that deserve an appreciation. While I’m very sad that sherry no longer works there and she was an absolute angel, my new property manager Rachael is just as great. I completely adore Jamie, she came for our inspection and on top of being one of the sweetest people I’ve ever met, she also went above and beyond to help us find where this burning smell was coming from in our master bedroom (ended up being a wall plug-in that almost could’ve caught on fire if it wasn’t for her!). I genuinely don’t see myself leaving this leasing company unless I’m no longer renting. TL;DR - Everyone here is amazing, don’t listen to the older reviews because I’ve personally experienced nothing but good things and the newer reviews show that as well! You won’t regret it, They really care about their tenants.

Negative experience: I would not hire this company as a property manager. I spent the first year chasing them down to make sure things were getting done and half the time they would never get back with me. I came by to view my property several times throughout the year and it was not kept up The lawn, and the bushes were overgrown, and it was a mess and they were not responsive about getting back with me ever. We just ended our contract with them because it was overall a bad experience.

Negative experience: I rented a house from nest managers and only stayed in it a week before I finally had enough and broke the lease and was very disappointed with the experience. The listing photos appeared edited, as the property did not match the clean, look advertised. Upon arrival, the house was noticeably dirty, dusty surfaces unclean bathrooms, which made the stay uncomfortable.The managers were unhelpful when I reached out about these issues, offering no solutions. Overall, this house fell far short of expectations, and I would not recommend it or the nest managers to others.1/5 stars

Negative experience: Takes forever to respond to emails about anything. We lost some of our security deposit on a bush due to a “height requirement “ that we were never given nor did they respond to my email about not getting the requirement. Their customer service isn’t the best. You go into the office building to get help and are met with an I don’t care attitude and no willingness to help or explain situations. Will not be going through them again

Fantastic experience: I just recently rented from nest managers and i have to say this has been an absolutely amazing experience for me and my family. Everybody is so nice and welcoming. The office is so clean and everybody greats you with a smile and a welcoming hand . I’ve had to put in a few work orders and they have wasted no time to send somebody out to get the issues resolved. I can call them on the phone and feel them smiling through the phone. They even reached out to me and checked on me and ensure that my move in was successful and welcoming! Fantastic experience: We are renters and found out that the roof was leaking in the house we started renting in December. Nest was great with getting roofers out to look and then within a month the roof got replaced! The move in was not so smooth but the response with maintenance is making up for it.

Add: Nest provides a quarterly report with 20-30(?) pictures of exterior and interior of the property. I can check the conditions of the property without any visit requests. I think is one of the most valuable features of the owner contract Nest has compared to other companies. Keep it up Nest!

Fantastic experience: Honestly, I do not understand the negative reviews. So far I never had an issue with the management themselves. They always take care of issues i need taken care of, and they are on top of everything, whether its going to cost money or not. As the landlord, you will have costs that the tenant is not supposed to take care of. Most of those are all in the contract. And they follow the contract!!! They have to take care of tenant needs and landlords needs at the same time. Im going almost on my third year now, and honestly still going to keep them. Great company!

Fantastic experience: These guys are amazing. They have industrial strong, yet work with you like a small business. I don’t know how big they are but they’re amazing. Doesn’t matter if you’re a home owner or a renter, they fight for you business. I’ve worked with many other property management companies in NC that work to get by. These guys aren’t that. I’ve used them for almost 10 years now. NC has terrible work ethics (handy man, plumber, etc.) and Nest helps me navigate that as well. I recommend them to everyone for that reason.

Since I was out of the county and unable to view some properties in person, I relied on the detailed pictures and in-depth room-by-room videos posted on Nest's Facebook and Instagram.

Fantastic experience: We’ve been renting with Nest since 2022 (it’s been a pretty good experience) and recently our AC went out. Ashley went above and beyond to get things taken care of get our AC back as soon as possible. If not for her, who knows how long the process could’ve taken. We’re grateful for all her efforts and how she really listened to our concerns and frustrations. She was absolutely wonderful!

Negative experience: Terrible service, over charging things after the rental period. They also wrongly charged me for an extra month of rent. Still waiting my refund. Complement: it’s 7/22 already and I haven’t received my refund! What a terrible service. No respect with their customers! PS: I have no proof that the check was mailed. I’ve neve seen mail taking more than 20 days to come from Fayetteville to Charlotte. I DON’T TRUST THIS COMPANY! TERRIBLE, TERRIBLE SERVICE!

Negative experience: Horrible communicators. Renting through Nest has been an awful experience when it should’ve been an exciting and easy one. They are hard to get in touch with, always promise to call back but never do. You have to call many times to get through just for them to not even be helpful. Our rental is okay but over priced and then having extra fees on top. They left stuff in our unit before we even moved in. They didn’t even give us a mailbox key when we moved in and couldn’t even tell us where our mailbox is located. Constantly feel like we get the run around with them and they charge whatever they want whenever, not even following their own lease agreement. I would Not recommend renting though them.

Fantastic experience: I use Nest Managers Real Estate to manage the house I own in Fayetteville. Their communication has been great. They have earned my confidence and I would not hesitate to use them again if I bought another rental property.
