Spoat, Jackson & Browne Realty: Reviews
Negative experience: Spoat Jackson & Brown is the worse company to rent from I stay there 3 years my rent was $875 then they try to raise the rent to $1,200 so I pack my stuff and left so now they trying to rent it again for $875 so there scammers and is so sad cause I had a home full of mold and they didn’t do anything to fix the problem I kept getting sick and they wanted me to pay a outside company $400 dollars to test the mold so when I move I left the place clean and all they charge me $3,800 and something and took my security deposit for stuff they never fix I had water coming in the trailer hitting the breaker box making my lights flicker a lot and at times the power went out I had to cut off my AC unit and cut it back on for my lights to come on they supposedly came to fix it but never accomplished the job the man almost died when the box blew up in his face they wanted to leave me there all weekend with no lights until they could come fix it I told them I just paid the rent you not leaving me here without lights so they proceeded to put something temporary and never came back to fix it the mold kept spreading they charge me $900 for my dogs cause a neighbor snitch but they knew I had dogs the lady kept saying don’t worry about it there small they are registered as my animal support and after I paid the money they wanted me to get rid of my dogs this company sucks bad my daughter lived on one of there property and it also had mold so they also moved all they care about is the money nothing else right now I’m working with my lawyer to sue them cause they took all my deposit for no reason when the water was coming in ripping walls they scam people for there money so please don’t rent from them this company sucks and I have video and pictures to prove it
Fantastic experience: Nice people and Great vibe!! I will definitely be back!!
Fantastic experience: Very professional.
Negative experience: I cannot recommend renting through this property management company. Throughout our tenancy, any issue raised was met with deflection—problems were blamed on the owner or the tenant, while management itself took no meaningful responsibility for communication or resolution. Requests for clarity on charges and conditions were met with vague responses or silence, and move-out fees felt excessive and unsupported by documentation. It created the impression that their role was to collect fees rather than manage the property effectively or fairly. Tenants deserve professionalism and accountability. Unfortunately, we did not experience that here. I would urge caution before renting with this company.
Negative experience: Move-in condition was messy and not truly ready, yet I was later told I signed an “as is” agreement—something that wasn’t clearly explained. Move-out brought excessive and undocumented charges despite the home’s condition when I arrived. Communication was poor, and policies felt designed to benefit management rather than tenants. I expected transparency and fairness; I did not receive it. Document everything if you rent here.
Negative experience: These people are complete liars and hate to do their jobs. Today 12/05/2025 while I was working, I couldn’t answer due to being on a active work call, I opened because the door pointed to my headset and closed it, when I came outside after the call which was less than 5 minutes, he was gone. They falsified notes in their system, stating that I Answer the door and recorded a video. No one informed me that they were coming nor did anyone reply back to the messages that I had sent them in the residential app. The communication is horrible and so is the service they provide. Mind you, I was uncomfortable when I saw who it was at the door in the first place because he is the same person who came to my apartment to tell me I was getting on the people at the office nerves . But to falsify notes because you do not like me is ridiculous. This is the worse company to rent from in history. I have a continuous mold problem and due to them giving me a quick fix I have to go through a long process of filing reports and taking off work to prove their negligence. I wish I would’ve listened to the reviews before I trapped myself with these people for a year. Per my lease, page 10, section 27 they are REQUIRED to notify my unless it is an emergency. This issue I’ve been desaling with for my stove had been going on for two weeks, nobody should just popped up at my house banging on my door. They are still falsely reporting that I didn't let maintenance in!
Negative experience: The people at the office are always extremely rude when I call. I even had a property manager come to my place and tell me that I was getting on the nerves but not to fix the issue that was going on, but that I was getting on the people in the office nerves. I have not been able to use an oven or a stove for the past two weeks. The communication is not clear. They don’t schedule times for people to come out and when you reach out the people they direct you to, you end up in limbo for weeks. I pay my rent and it’s not reasons I haven’t been able to cook in my apartment. It’s to the point where I now have to secretly record conversations and take screenshots to build my case against these people. Kelly the property manager was extremely rude when I ask her for her name and job title which I was only doing to keep track of who I’m talking especially after that man showed up to my place to tell me I’m getting in the people at the office nerves. Today on 12/05/2025 someone knocked on my door while I was working, I was not informed by anyone from the company that they were coming to my place of residence. After they falsified notes stating that I refused to answer the door. I opened the door, point to my headset as I was on active call the closed it. When I came outside after the call the man was gone. This people are rude and complete liars.
Negative experience: Sent me an email of approval,I get there in person to hand off the deposit and first month rent, they tell me I can’t get the place because of an eviction to my name(My family had my name on their lease when I was teenager). They did my background screening and could clearly see I was a minor at that time so it wasn’t my eviction yet didn’t say anything until I came to drop the funds off.The lady in the back office was loud and sassy.Highly wouldn’t recommend.
Negative experience: Just heartless, don't care if you have a life or death situation, MONEY HUNGRY
Negative experience: In reviewing part of your contract I noticed that a clause included tenants would be fined $250 per social media platform if a negative review about your company is mentioned, could you please explain how that does not fall under the wide scope of online stalking? Also, why would it be the tenants responsibility to leave utility services on once they have properly vacated the premises? Are you refunding the utility charges the tenants incur for those 3 days while you are preparing the property for the next occupant?
Negative experience: -5/5 Stars - AVOID SPOAT JACKSON BROWN AT ALL COSTS!* I'm writing this review as a warning to others: stay far, far away from Spoat Jackson Brown. Our experience with them was an absolute disaster from start to finish. They overcharge for everything, and their "repairs" are laughable. The final straw was when our roof literally caved in due to their negligence. Instead of replacing the faulty overflow switch for the AC unit, they "Jerry-rigged" it, causing catastrophic damage to our home. The lack of accountability and professionalism is staggering. But that wasn't all - after moving out, we were shocked to receive an eviction notice claiming we hadn't returned the front door key (we had). And to add insult to injury, they stole our entire deposit, blaming us for pre-existing damages. The maintenance staff's attitude is the cherry on top - cocky and unprofessional. Don't trust these people or their lies. They're dishonest, disrespectful, and only out to line their own pockets. Save yourself the headache and look elsewhere. DO NOT RENT FROM SPOAT JACKSON BROWN.
Negative experience: My mother (67) currently resides in a property managed by this company and I am very unpleased with her treatment. We live in different states. She is being pushed to sign a 12 month lease after they dropped on her that the rent was going up to $1250.00, on a place she has been in for over 5 years. She began at $850.00 and now the amount is $1250 in Fayetteville NC?? Ridiculous. Nothing has been upgraded. The place has not been repainted since she has been there. Just a bunch of exchange of hands from Property Management with no verbal communication with the tenants, only demands. They are now wanting her to sign this lease or be evicted as they do not accept any terms less than 12 months. I advised her not to sign. This is not a purchase. This is RENT. I'm sure if there were to be an appraisal of the property a contractor would laugh seeing the property and hearing the rental amount. I will not let her be beholden to crooks that raise prices with no incentives. Slumlords basically. The same as when gas stations price gouge knowing the state of the economy. These people are attempting to hold tenants at a higher rate for NOTHING. The "product" is not worth the amount. Do not lease with these people. Also they are not BBB accredited, so there is no real way to even report them, where action can be taken. At this rate they will never get BBB approval, rightfully so as they do not handle business like a reputable one.
Positive experience: they have alot of rentals reasonable prices but need to change their policy to view in that you can only view one property with a $50 deposit refundable upon returning the key....then you have to fill out an application & be approved before they allow you to view other properties of interest no good
Negative experience: AWESOME TEAM!!! Boy was I lying this company really sucks and all they care about is money they do not care about their tenants. Please do not rent a home from them for your elderly parents they will not take care of them. I have two teenage children and we have been in a home with no ac this entire summer. Now that I want to move they are filing eviction. I won’t even be in here long enough for anything to be done because I get my keys to my new home the day of the court date. I really really hope that they get everything they deserve and more. God does not like ugly. Money is most definitely the root to all evil.
Fantastic experience: I've been a real estate investor for 25+ years, and working with RJ at Spoat, Jackson and Brown has been the most profitable decision I've made. They handle everything—repairs, tenants, communication—and truly manage your property. If you're in Fayetteville NC and need a reliable property manager, this is the team you want.
Negative experience: I have contacted this agency several times, particularly Amber, the property manager. My mother rents from them and suffered from a stroke in 2014, which left her needing assistance. This company has often added charges to the "portal" for normal wear and tear on the properties. This company has refused to provide my mother with written documents despite her being both elderly and disabled. They consistently tell her if she is not able to submit work orders through their portal, they will not fix leaks and water damage to the home she lives in. Due to this going on for years, I finally convinced my mother to move to VA closer to me so that I can assist her. My mother receives housing assistance as she suffers from a disability, she is over 65 years of age. The company, Ms. Amber, in particular, has refused to give her a written balance inquiry to state my mother does not owe them money. I was able to Facetime my mother and walk her through the process, and not only does my mother not owe them but she has overpaid 9 dollars due to the difficulty she has working the portal. These practices violate NC code 14-112, which states that it is illegal to discriminate against the elderly and exploit anyone who is elderly or disabled. Forcing disabled tenants to use a portal that they cannot fully access, only making responses and receipts available through a portal for a group of people with fixed incomes and may not have access to a computer or printer and refusing to take steps to fix issues disabled and elderly tenants are having is a crime, especially when you factor in that as other google reviews state the company targets those on government assisted renting programs. I am hoping that they provide my mother with the written documentation she needs to move closer to me and receive support and assistance. However, if Jackson, Sprout, and Brown do not assist her and she continues to suffer or possibly lose resources because they refuse to give her a written confirmation that she, has a 9 dollar credit with the company, then I am prepared to make a complaint with the Better Business Bureau and if it continues after that I am considering filling a Class Action Law Suite as I am already in contact with over 20 tenants and former tenants that have been taken advantage of by this company.
Fantastic experience: Friendly management team and work order repairs are addressed immediately!
Positive experience: The experience is great especially Kelly and the receptionist they were very easy to talk too love the home I love the house, but they informed us they would do the yard first and they did not remove debris my husband and brother had cut the yard and remove debris, can’t speak with the owner
Fantastic experience: I've been working with Spoat, Jackson & Browne since 2021, and they've been absolutely stellar. Their consistent and thorough communication kept me in the loop with all updates on my property. They truly went above and beyond during a crisis when four of my apartments burnt down. Even in the challenging circumstances of COVID, they efficiently coordinated with the city and county to secure permits and inspections, alleviating a huge amount of stress. Their expertise and support are unmatched—definitely a 5-star experience!
Fantastic experience: Very professional and got the job done right
Fantastic experience: Receptionist was very helpful, the owner was very knowledgeable and true with the questions I asked. Recommend 10/10.
Negative experience: This is the most incompetent company I have ever been to. They told me 3 times that the property I was going to see was section 8 approved and after I completed the application and sent past in employment info then two days later they asked when was I bringing in my voucher To be signed we set a date for Thursday the 27 2025 mind you I dont drive so I spent money on Lyft to get there and back both times I went to the office they said I could transfer my application fee to another property but cause they make you wait for a appointment to see properties I found another one and asked for my application fee back they can't help even though I would have never wasted money on a property I new I couldn't get. I have so much that I have accumulated in the 3rd I was in for 5 years and I will not be downsizing so my fee can be used this is Highway robbery and the should be shut down for there bad business.
Fantastic experience: The ladies are nice and friendly. They are very helpful when you need help.
Negative experience: Called into this property management company to view an apartment weeks in advance, as I’m coming from out of town . I explained this to Chy one of the receptionist. Moving from out of town and would love to look at this place . She gave me a time and date . I show up to the office and EVERYONE is confused , Chy is trying to explain that the agent just took a group to view the place and I asked how I was given a 10 am appointment. She began to talk to me very rudely in the office , that made the other receptionist chime in a bit , so now I’m turned up to match her energy while being a bit in disbelief of the rudeness and unpleasant experience and unprofessional behavior, especially after stating I was coming from out of town !! I showed her the call stamp from when I called the office and the note in my notes on phone the appointment was confirmed for 10am I got to the office at 9:45am , she then tells me the best I can do for you is you come back at 12;55 to go with the agent at 1pm then Chy rudely asked me well since you coming from out of state I hope you have your paperwork n job stubs . I coldly looked her in the eyes and said yes ALL my things are in order im actually a transfer with the college. Was willing to pay 2 years in advance . But I will keep this $26,000 and put a down payment on a house . I will never support Spoat Jackson and brown and it seems all they do is get you for application fees property been on Zillow for 68 days and have hundreds of contact . Not 1 was qualified?? Seems fishy to me .
Negative experience: If you're looking to employ this company to rent out your home DON'T!!! I virtually reached out to this company numerous times on apps (Zillow/Trulia) about three different properties I was interested in touring and possibly renting in the very near future. None of my messages were returned. I really question whether this company is actually trying to make an income at all. This is just beyond bad business on their part! I've also noticed the properties were on the market so long they had to reduce the price, which barely makes sense since they refused to even reply to renters looking to occupy a home. RENTERS/HOME OWNERS/BUYERS look for a couple that actually WORKS!!! Definitely NOT this company.
Fantastic experience: The SJ&B crew are very business savvy, respectful and fun to deal with. They are very active listeners and will assist their clients with ease, expeditiously. They give me the comfort of ‘home’ ! ❤️ I have established a bond with the ladies in particular that I don’t think I’ll ever find again! Thank you SJ&B for all that you do, you all rock! ❤️
Negative experience: Won't even let you view a house without paying the $60 application fee. They assured me there was nobody else looking at the house and that if I paid the application fee I would be first in line. When I called back to confirm my appointment to see the house, they told me someone else was putting a deposit down right then. Definitely would not recommend them!
Fantastic experience: Very pleased with the services!
Fantastic experience: Outstanding Real Estate Services – Highly Recommended! I recently had the pleasure of working with Spoat, Jackson & Browne LLC, and I cannot speak highly enough about the exceptional service they provided. From the very first interaction to the final closing, their team exceeded my expectations in every way. One of the standout qualities of this agency is their excellent communication. I always felt informed and in the loop, which is invaluable during such an important process. They were quick to answer questions, respond to calls or emails, and provide updates. Their proactive approach ensured that I never had to wonder about the next steps. Their negotiation skills were top-notch, securing a deal that exceeded my expectations. Even after closing, they followed up to ensure everything was going smoothly and offered advice on settling into the community.
Fantastic experience: I can't recommend Spoat, Jackson & Browne LLC enough! RJ, Amber and their staff are absolutely fantastic to work with—professional, responsive, and truly dedicated to ensuring a great experience. They go above and beyond to make property management stress-free and seamless. The companies attention to detail and Amber's friendly and approachable nature make them the dream team. Whether it's handling maintenance issues promptly or providing clear communication, they exceed expectations every step of the way. It's clear they genuinely care about their clients and the properties they manage. If you're looking for a reliable and trustworthy property management company, look no further than Spoat, Jackson & Browne LLC. They’ve earned my highest recommendation!
Positive experience: Spoat Jackson & Browne Realty staff are absolutely the most understanding and cooperative staff that I've dealt with and I will deal with them only
Negative experience: Went here to rent a 3 bedroom 2 bath house. The house I wanted had been on the market for over two months so I was sure I made enough money and had good enough credit to be approved. The lady showing me the house informed me that it has been sitting because it’s not a prime location so at this point in my mind I’m thinking “yes! I got this.” I have an old conviction record and I was told that I should be good due to the age, and I have had shaky credit but has since turned it in the right direction as well as a job grossing over 4k a month. Knowing all of this, the woman showing the property quickly knocked me off cloud 9 saying “you needto make 3 times the rent and make about 4500.00 a mont. AFTER TAXES!” This was shocking to me for a place in New Ponderosa for one but I’ve committed this far. I heard that the 3x the rent law is no longer a thing but anyways I still had hope since nobody wanted the place before now. She also told me that they wouldn’t rent an apartment to a felon for whatever reasons so a house would be the only option. Fast forward to today when I get an email saying that I only qualify to rent up to 1025 a month. No problem. I go back on the website and this is where I realize that my 50 dollar application fee was the motive the whole time, because the email I received said I can rent up to 1025 a month (keep in mind they won’t rent an apartment to me), and every…single…house is over 1200.00 a month…so you know where that leaves me. Out of 50 bucks, making nearly 60,000 a year and not wanting the 800 dollar trailer per month on Strickland Bridge in the hood and of course everything else is APARTMENTS below 1000 a month, in which I can’t rent to begin with. I think it’s safe to say that if need be, we can be redlined no matter how good we are career wise or financially. I feel like because I’m a single father of a 12 year old, decent job, I’m not a prime candidate (I can’t get HUD vouchers, live on section 8 and I rather work for what I want than to get it handed to me or forced into the slums, then I won’t be allowed to get the nicer places). So much for my 50 bucks and good luck to the unemployed people who need handouts that can pay 10 dollars a month for rent on housing. The photos I attached is the current listings I come even close to qualifying for lmao. Oh and that 3 bedroom house that I wanted??? According to them it’s no longer available at the moment when they sent that last email. Guess someone suddenly realized it’s curb appeal after I went for it. At the time of this writing I am waiting for a reply tomorrow via email about my inquiry of other places they have in this 1025 range but I have a feeling that this review will put a bad taste in their mouth so I’m not even looking for a reply at this point. Disappointed to the max.
Negative experience: I am so disappointed. So I did a walk through. The walls had spots and stuff on them, and some other issues that I told the girl who did the walk through with me about. She told me that they would do another walk through before they gave me the keys. They did not. I was living in another state, so since she said they would do that, I got my stuff moved, and when I arrived, I realized nothing had changed. The place is dirty, the people before had a dog. It was dog hair everywhere. I'll put up pictures to show how dirty this place was. My sliding door is broken. I have been here for 2 months, and it's still not fixed. The oven was nasty. The inside of the refrigerator was dirty. They said I couldn't paint the walls because it's as is. But it's ok because I have a paper trail of everything.
Negative experience: I wish I had read the reviews before renting from this company, but I was relocating for work and needed a place quickly. The reviews on Yelp agree with the poor customer services and lack of maintenance that I have experienced since I signed the lease with Spoat, Jackson, and Browne. LLC. They have a general "sorry about your luck" attitude. It took them over 30 days to respond to several maintenance requests that should have been addressed prior to moving a tenant into their unit. The requests included a broken lock on the patio door (which is outdated and extremely hard to open and close). After several unanswered phone calls, requests on their portal (that they demand you use for rent payments and charge you) and a certified letter, their response was that they would not fix the lock and that the support beam is sufficient for security by law. I am not sure how because my SO was able to get in the unit through the patio door, once when he locked himself out. This month, August, the hottest month of the year, I was out of AC for 12 days because of their lack of response and excuses about their internet and phone systems being down, however they were able to email me to say that they were closing the office due to internet failure and stated to place any maintenance issues on their portal, which they did not respond to. I had to physically go up to the office when they reopened to request someone respond to their vendor's appraisal that he had placed two days prior. They claimed they were not able to reach the vendor but when I called right there in the office from my cell, the vendor answered and told them when and who he provided the appraisal. They are repeatedly closing the office and make no attempt to address any maintenance issues that are not during their hours of operation. Their customer service is not satisfactory, their response times are not satisfactory, their nonchalant attitude regarding their tenant's quality of life and usage of the amenities that are paid for monthly by the tenant is not satisfactory. The vendor that they sent to fix the AC was very unprofessional and when I spoke with Spoat, Jackson, and Browne. LLC. regarding the lack of professionalism, I was greeted with the same nonchalant, 'sorry about your luck, we can't do anything about that" deflective attitude. I was told that since I was not satisfied with anything (As if my request were unreasonable) that they can only suggest that they speak with the owners about discontinuing the lease. No attempts to rectify their negligence or promise of process improvement. Once they provide you with the contact information for their vendors, they wash their hands of the situation. They place all the responsibility on the tenant to contact and coordinate with their vendors. There is no shower rod in the master bathroom, the sink in the downstairs bathroom had a rusted hole in it that flooded the bathroom cabinets and floors the first couple of weeks that I moved in. They painted over cracked cabinets and drawers in the kitchen that should have been replaced. The water leaves pink and black streaks in the toilet and tub. When I informed them verbally of the potential mold problem, I was reverted back to their maintenance portal that they do not respond to and was asked if I got the water tested. No regard to my drinking, cooking, and bathing in possibly contaminated water. I guess that is my responsibility too. They only do what is necessary cosmetically to make the units look like they have been upgraded but they are not. DO NOT BE FOOLED. They do not take accountability for anything that goes wrong in the units or the contractors that they send to service the units and when they refuse to fix something they deflect by saying "it's the owners that refuses to make the repairs." Everything is someone else's responsibility. I would highly recommend that you DO NOT rent from this company. Save yourself the headaches and sleepless nights from the conditions that they force you to live in and are unresponsive to.
Negative experience: I highly discourage anyone who is considering renting, thru this company, to look elsewhere . You can not view a property without applying first. They charge a $50 nonrefundable fee per person to apply. I would be out $100 for a house I possibly might not want after seeing it in person. There are other local companies that do not follow this practice.
Josh, we appreciate your perspective and will take your comments into consideration as we strive to improve our rental process.
Fantastic experience: Kelley was really helpful & understanding and did exactly what was needed to help make the transition into our new home the best it possible could be. Thank you again for everything.
Fantastic experience: I had a great experience and Kim was very professional and answered all the questions I had . I hope to become a tenant with them soon.
Negative experience: The worst rental company I have ever worked with. Staff is unprofessional and untrustworthy. The company managed the house I lived in for four years and it was always a hassle to get things repaired. The home owners are rude and refused to fix their terribly DAMAGED DRIVEWAY! Throw the whole company and house away!
Negative experience: Charged me $250 of my security deposit for appliances I had for 12 YEARS. They should have been replaced per regular wear/tear stipulations.
Negative experience: If I could leave a zero star review , I would. This is the absolute worst rental company in Fayetteville. I have had nothing but problems since I moved in last October. I had a late fee on my account for May, however paid my rent on time for June- I looked at my account today and they charged me another $77.50 late fee for June because I didn’t pay back the late fee for May. The rent was paid, however, I didn’t have enough to cover the additional late fee so they charged me $77.50 because my late fees for the month previously were never paid. I have rented from three different companies before and have never had this issue. This is just one of the many issues I’ve had with this company. The customer service is TERRIBLE. I’m writing this review because maybe I can save someone else the headache of renting from this company. I have never in my 6 years of renting received a late fee for a late fee.
Fantastic experience: They are all wonderful here!! They go above and beyond to ensure that the tenant is happy!!! A special shout out to Ms. Kelly she really made me feel comfortable and assured me that she was going to get me in a comfortable affordable place in a timely manner and she did!!
Fantastic experience: I am extremely pleased and grateful for this company they worked miracles for me and my family. Especially Ms.Kelly she was able to help me and my spouse move in a home within two weeks. This was really important for me because due to me being due next month with my baby, she was extremely flexible, kind, and supportive god bless her.
Fantastic experience: Kelly and the rest of Spoat, Jackson and Browne team did an awesome job helping us move into our new place! Highly pleased with their patience and services!!!
Fantastic experience: Kelley was amazing! She answered all my questions and was super quick with replies & when showing my new townhouse again she answered all my questions!! Super knowledgeable & professional!! A1 Customer Service!!! 10 of 10 RECOMMENDED!!!
Negative experience: They never pick up, never call you to let you know about your application you spend 50 on a application and you can't Even pick the house you want they tell you what your approved for, then pick and choose what houses are on section 8 , just to go on another sight and see the same houses they told you, you couldn't get. This place is terrible I definitely wouldn't put my livelihood in there hands... And they are rude.
Positive experience: Title: Disappointing Experience at Spoat and Jackson Rental Property in Fayetteville Rating: ★☆☆☆☆ My experience with Spoat and Jackson in Fayetteville, North Carolina has been nothing short of disappointing. From the onset, the customer service has been abysmal, with little to no regard for tenant concerns or issues. One of the most concerning aspects of my tenancy has been the blatant overcharging for fees that supposedly cover property maintenance. Despite these hefty charges, the property has been poorly maintained, particularly the forested areas surrounding the rental property. Issues such as fallen trees, overgrown foliage, and other hazards have been neglected, posing safety risks to tenants. Attempts to address these concerns with the management have been met with indifference and disregard. It’s evident that the priority of Spoat and Jackson is profit over tenant satisfaction and safety. In conclusion, I would strongly advise potential renters to steer clear of Spoat and Jackson properties in Fayetteville unless significant improvements are made to their customer service and property maintenance practices UPDATE I am writing to express my deep disappointment and frustration regarding the recent issues I have encountered since moving into my apartment at Despite assurances from management during the move-in process, I have been faced with multiple challenges that have significantly impacted my living situation. When I initially leased the unit, I was promised an updated apartment with functioning appliances, including a dryer. However, shortly after moving in, I discovered that the dryer's air duct has a significant hole in it, rendering the appliance unusable. Despite numerous requests for repairs, the issue has yet to be addressed, leaving me without a crucial amenity that I was led to believe would be available.Additionally, I was informed that while the malfunctioning dryer could be removed, it would not be replaced. This lack of consideration for providing essential amenities in a rented living space is unacceptable, especially considering the increased rent I agreed to pay for the updated unit. As a healthcare worker, maintaining clean scrubs is essential for my job, and the inability to access a functioning dryer directly impacts my ability to do so.I am deeply disappointed by the discrepancy between the promises made during the leasing process and the reality of my living situation. As a result, I have made the difficult decision not to renew my lease when it expires. It’s like they strong arm you into moving into an updated department, but don’t care about the amount of money that you’re paying in the excess cost that is now going to cost me to keep going to the laundromat if you want to pay more money for less this is the place to be
Fantastic experience: The most professional experience @
Fantastic experience: Acknowledged worker's, quick, cheap and dependable.
Fantastic experience: Great Company to do business with.
Negative experience: If I could give negative five stars I would. These people are criminal. Do not do any type of business with this property management, the absolute worst. Especially if you’re military, you will get screwed by these people. Not only will they make breaking a lease impossible with military orders, but they will also never address any work requests you make while renting from them.
Fantastic experience: Mr. Jackson has a wealth of real estate knowledge. I appreciate your time and expertise. Thank you.
Positive experience: Great company. Their focus is meeting the needs of their clients. If you have a question. Just ask. Be ready for the truth. It’s worth it.
Negative experience: I would not rent from Spots Jackson. Applewood Lane apartments are too rachet. If they do anything, they only partially complete it; otherwise, they just give you the runaround. Simply unprofessional. they have a rat problem and roach problem &’ black mold.
Fantastic experience: I never had a problem with their staff. They were always informative to their hours, and their scheduling. I appreciate their time and service.
Fantastic experience: This leasing company had been so helpful ! When we originally signed they understood we were a military family and needed a home immediately! They were able to work with me very last second and get us a nice home in two days !! Any time I’ve needed a maintenance request they answer in the same day . Hands down it’s been a pleasant experience so far !
Negative experience: I can’t wait for my lease to be up so I can move . Neverrrrr again I tell you .
Fantastic experience: I have been using this company for over three years and have not had any issues whatsoever always helpful and friendly will continue doing business with them this year
Fantastic experience: A pleasure to work with. If you’re looking for a home to rent or buy.
Fantastic experience: I've had nothing but an amazing experience with this company they have went above and beyond for me and my family. They have been on top of every maintenance request I have put in. The ladies in the office are the sweetest and nicest people I have ever dealt with. I am paying the same amount for a three bedroom two-bath with a fenced-in yard that I was paying for a small apartment in an apartment complex. I give them a five-star rating for going above and beyond I have read all the negative reviews and I am here to say that I have had nothing but a fabulous experience with them and I would highly recommend this company to anyone who was looking for a rental
Negative experience: This company takes an abundance of application fees from applicants interested in properties. There were two separate people applying for the same house I had a appt to go see. I asked if she had a lot of applicants she said yes a ton and that everyone wanted that house. They probably made a few thousand on application fees in that one house alone. Crazy!
Negative experience: MILITARY FAMILIES BEWARE* Dealing with these people has been an ABSOLUTE NIGHTMARE. The owner in particular is a very nasty guy. He actually tried to intimidate the army housing authority workers when they came out to inspect the property. (Falling apart) I'm not the only one either. Multiple Military families have filed complaints, and they are in the process of being banned from doing business with soldiers. After I complained to state, and federal authorities. They completely cut off services by not responding to repair requests and marking them as completed in the service app, when they werent. (I have three kids, two of which are babies) A faulty ac, no heater, no hot water, structural issues, unit and yard covered in trash from previous tenants, water damage, etc. When I took them to court the judge knew the owner by name (he's in there alot) Do yourself a favor and do business with WITH ANYONE ELSE! They are a PREDATORY property management company, preying on military, and low income families. Photos are from ✌️move in ready✌️ MY KIDS WERE WAKING UP CRYING FROM THE HEAT! And to Spoat Jackson Brown save the "I'm disheartened to hear " shpeel. We, and your other 100+ 1 star reviews know you are not.
Fantastic experience: Ladies were so nice and went above and beyond to help us...
Fantastic experience: I have been a tent for about a year and half and I can only good things the property manger and the whole team is very respectful and stays on top on maintenance orders love renting through this company
Negative experience: This company is sorry!!! I took them to court I won my case and they still haven't paid me. They get on this platform on the internet with the reviews and try to be so sincere and concerned. Which in reality their not. I have five kids and needed my $310 that they owe me from the court. They were supposed to pay 10 days after I won. It's been 2 months the court system said they never paid. Even my daughter came up here and said something. When the business keep doing people wrong they're not going to last long. Next I'm calling the better Business bureau. It's crazy how this company can sue people and expect them to pay but they can't do the same. Make this make sense!
Negative experience: Saw one house it was complete trash… fence was torn up, floors were destroyed , walls needed painting , the whole house smelled sour, trash everywhere toys and stuff left in the garage . Why are you showing the property if it’s not even ready to be shown not to mention in order to view another house you have to put an application in for it and pay an application fee ??? Wth kind of business is this please do yourself a favor and stay farrrrrr away
Negative experience: Bad company!! My mom sued them last month. My mom won the case !! They was ordered to pay her by the next 10 days and still haven’t made a payment to the court house!! It’s been a whole 30 plus days and still nothing. She called them and even ask them to pay the money so she doesn’t have to sue them again. It’s sad because we her children need the money!! As a parent she miss amber and her family shouldn’t do us like this!!!
Negative experience: They do terrible business . Unprofessional as hell ! You tell me the date to pick up the key , but don't say what time these unprofessional people will have you running around, because of poor communication skills . How are you people charging $10.00 for a copy of your lease that they tried to write up , because the chick who was trying to write it didn't even know what to do it seemed . I see these folks are going to be a hand full. No intelligent, business like people . A bunch of thieves !
Negative experience: As a current tenant please run far away from this rental company. I'm a veteran and have never experienced such unprofessionalism. Currently sitting in 90 degree weather with no air condition with my 2 year old Everytime I call for help they keep saying hopefully they will get to it today.. I wouldn't recommend them for a mouse to live in. Really deserve a 0 star. Update: they came and “fixed it” one month later it’s out again lol run as far as you can.
Negative experience: They would be great if you could get the same answer from two different people in the office. They have very poor communication with people that are looking for somewhere to live. I am so disappointed.
Fantastic experience: Waited way after closing to get me set up after coming into town at the last second after previous plans fell through. Very helpful, very flexible.
Fantastic experience: Outstanding Customer service with a very knowledgeable staff.
Fantastic experience: Me and my husband will give this company a 5 star rating . We are both in the military and made this process so easy !If there’s any issues communicate with them like grown people and they will work with you!seriously shout out to Amber she’s been the best to us . Didn’t quite work with the other staff but they seem very friendly so far and professional.

Fantastic experience: I had a great experience working with them! Very nice and answered all of my questions accurately!
Fantastic experience: Amazing company , if I had a property to manage, this company would be my first choice. Managing a property can be a headache, but they do it so effortlessly.

Fantastic experience: Had a great time! Fee is the best.
Fantastic experience: Very nice and friendly! I highly recommend.
Fantastic experience: Great customer service! When I call on them for some fixing it’s done no questions asked !
Fantastic experience: I had a great experience with them. Very kind and helpful.
Fantastic experience: This is the best company to use when buying or selling real estate, property management, and home rentals. The owners and staff are great and have helped me out in home rental searches on more than one occasion. My go-to company.
Fantastic experience: I've been renting with them for 5 years and haven't had no problem out of them they are one of the best people you can rent from in Fayetteville
Negative experience: The company is very unprofessional.
Fantastic experience: My opinion might be biased because I'm a renter but the staff went above and beyond to help me and my family get into a nice home.
Fantastic experience: Very friendly ,nice ,staff, maintained repairs are done quickly, and correctly, great place to rent from, highly recommend!
Positive experience: Three stars which used to be 5 to me. When we moved here in 2019 this company was a life saver. We've been at our property 4 years in July and things have declined. We've had windows that have needed replaced from the beginning, floor boards that were never placed right not replaced yet we keep getting our rent raised. As of recent the window thing is an issue and there's these new people working there who are not attentive to what's needed. We've needed our refrigerator updated.. nothing. And as of now they tried to track on extra money for absolutely nothing. I used to refer people to this company now I'm not so sure
Negative experience: They were nice enough just, not very professional.
Negative experience: Very unprofessional, liars, misleading and scammers, that's it and that's all.
Negative experience: All I will say for now is that do not take anything these people tell you word of mouth, make sure they put it in writing. All the staff is not on the same page when it comes on to their policy. One person will tell you one thing and then someone else tells you another. They will then make it look as if you are making the whole story up instead of simply acknowledging their miscommunication and apologize.
Fantastic experience: They have been managing two of my properties. Always very efficient and professional. Answer phone calls and emails in a timely manner. Will definitely use again for future properties.
Fantastic experience: We really enjoyed the round table and will be there every time there’s a meet up!
Fantastic experience: I had a very awesome experience with this real estate company! From a smooth viewing to the application process, and acceptance it was great! Highly recommend!!
Fantastic experience: Very professional and extremely helpful. Made my moving experience very smooth.
Fantastic experience: Awesome time at a meetup there! RJ is good people!
Fantastic experience: Thanks so much for the opportunity to learn. Terrence Williams Why Wait To Be Great?
Negative experience: Absolute worst rental company in Fayetteville NC. Never comes to fix problems at their properties.
Positive experience: I went to support my friend on getting information about her application and the lady at the front desk was a bit unprofessional and rude towards us. Walking in that office made us both feel unwelcome and uncomfortable based off the front desk lady vibes. After we talked to management, it made us feel a little better about possibly moving forward with the company.
Positive experience: This three start rating serves as a neutral rating as my experience started out negative and ended up positive. I went to Spoat today to inquire about a property. The receptionist that I dealt with was very short, dry, and “non chalant” with all of her responses to me. She made me feel as if she was irritated about being at work or tired of dealing with people of color. She also would talk in a way about my application as if she will “catch” me if I provided her with false information. I literally went there just to figure out what documents were needed to rent a property. I left out of there thinking I will not do business with people like her. As I was leaving out, management happened to be walking up and remembered me from inquiring a day before and asked me was I good to go. I explained him that I decided to not move forward with the application do the lady in the front and how she made me feel. He talk to me and it ended up being a wonderful experience from there. We talked about customer service and the importance of relationship building. Because of management and how he quickly responded to the situation, I feel confident about moving forward with the application. I do appreciate him taking the time to turn my negative experience into a positive one. It’s important to understand that who is greeting the public is who represents your company. Thank you.
Fantastic experience: Very friendly and knowledgeable agents. They are attentive to individual needs and are very family oriented. I highly recommend
Fantastic experience: Great place great people very respectful and if any issues they are very responsive and will get the job done
