Negative experience: Absolutely horrible customer service! This company recently took over our property from our long term landlord in new albany. We have lived in the same residence for over 10 years an have never had a late payment once in that 10 years, weve actually paid early and multiple months ahead multiple times, but since they have taken over management somehow our check gets lost in the mail the past two months, and their pay portal has refused to allow us to login. When we call they refuse to take payment over the phone or help us log into their portal! We have yet to be able to actually be in contact with an actual live person, they fail to return calls but are quick to send eviction notices, even when we have stated the payment was placed in the mail days before our due date, yet with the recent snow mail delivery had been delayed several days. Its really a shame that im highly considering moving at the end of our lease because of this!

We do not expect keys sooner than the lease end date, and access is not provided beyond an active lease term. Once the lease concludes and keys are returned, the move-out process proceeds accordingly.

Negative experience: All the five star ratings are about maintenance, which I can agree with. Very nice a timely with maintenance requests. And all the negative reviews are about customer service, also agree with. Good luck trying to talk with these people, even management is rude. I Called about two months before my lease ended, asked to leave a month early because we was moving and leave the security deposit in my place. Was told no because they didn’t know what damages had been done so I needed to stay my entire lease. They couldn’t send someone out to check it out like they would have to do anyways? Okay. Now it gets to a week before my lease ends. call them to let them know that I’ve moved out and asked when to drop the keys off. They tell me that a 30 notice wasn’t given saying I was moving out. I’m sorry? I called two months before my lease ended, told you I was moving, didn’t sign the renewal, and that wasn’t notice enough? So he said that we will be liable for another months payment at the apartment and he will put it in that we are giving out notice. So let me get this straight, NOW you put it in that we’re giving our notice but you couldn’t do that when I called 60 days prior? So we call back and speak to management and she says that it has to be a written notice that we are leaving, via email. We informed her that the prior guy said nothing about written and he said he would take the call as our notice. But she said she has it on a call log that he did inform us it was written. I’d like to see that because he did, in fact, not say that. So if we had never called back, they would have got us for probably another month after this already added on month. Seriously money hungry company.

Regarding your concerns about lease end procedures, we want to clarify that our office follows the same written policies for every resident, without exception, in accordance with Fair Housing laws and the terms of each lease agreement. All residents are required to provide written notice of intent to vacate, as clearly outlined in the lease. Verbal notice alone does not constitute official notice and cannot be processed without written confirmation.
It is the resident’s responsibility to review and understand the lease agreement at the time of signing. If questions arise at any point during the lease term, our team is always happy to explain the terms or clarify requirements. However, disagreeing with or misunderstanding a lease provision after it has been signed does not negate the obligation to follow its terms. When written notice is not provided as required, the responsibility falls to the resident.
At the time of your call, no written notice had been received on your account. As a result, the notice and rent responsibility provisions were applied exactly as written. These policies are standard industry practice and are enforced consistently to ensure fairness and equal treatment for all residents.

Negative experience: Probably the most scamming company I’ve ever came across. Spoke to the office manager, Katie multiple times over three weeks. She knew for a fact that I was relocating from one city to the next, my jobs were already transferred! She allowed me to apply knowing I was going to get denied strictly because I hadn’t started work there yet, but my jobs were guaranteed!!! It makes no sense to me how companies can deny you for something so little. How was one supposed to move from one state to the next without housing !? How am I supposed to start a job if I don’t have a house to live in?! Makes absolutely no sense. This company is a joke and is a scam artist. I should’ve took word of advice from other people that Have dealt with this company personal. Absolutely a joke.

To clarify several important points for accuracy: our company fully complies with all Fair Housing laws and regulations. Every applicant is treated equally and evaluated using the same objective qualification criteria, without exception or preference. Anyone is welcome to apply, and applications are never “allowed” or “not allowed” based on relocation status, intent, or personal circumstances.
One of our standard qualification requirements is that gross, verifiable income must meet or exceed three times the monthly rent. While we understand that transferred employment may feel guaranteed, income must be verifiable and sustainable in the local market where the applicant will reside. Relocating with a tipped server position is not the same as relocating with a set hourly or salaried position, which can be verified through offer letters or employer documentation. Projected or out of state tipped income cannot be treated as guaranteed income for qualification purposes.
Application fees are a standard industry practice and are used to cover the cost of third party background and credit screenings. These fees are not collected with any intent to deny an application and do not influence the outcome, which is based solely on qualification criteria.
This decision was not personal, was not a scam, and was not a joke. All applications are reviewed carefully, consistently, and in compliance with Fair Housing standards. Not every application will meet the necessary requirements for approval.

Fantastic experience: Tim Payton came on September 20 to fix a clogged bathroom sink in my apartment. The job ended up being much more involved than simply unstopping the drain, but Tim did not rest until he was able to get the plumbing problem corrected and the sink draining properly. Negative experience: RENTERS BEWARE! Rented an apartment at 608 E Spring St in New Albany, they used over $800 of our security deposit to replace the entire carpet that wasn’t even cleaned when we moved in. When asked about it, they ghosted us. We left the carpet in fair condition, certainly no worse than when we moved in (was only 2 people in the apartment, no pets). They will use your security deposit on whatever they can to save themselves a buck - don’t rent from them!! Edit - Don’t believe their response below, the owner is trying to save face. We requested proof of any kind that the floor was damaged, and they refused. Just avoid this shady company, they are slimy and will do anything to save themselves money. The owner is a clown.

Security deposits are regulated funds that can only be used for specific purposes, such as repairing damage beyond normal wear and tear or restoring the property to its move in condition. They cannot be withheld for routine upkeep or to generate profit.
In cases where flooring must be replaced, our decision is based on documented move in conditions, photographs, and vendor assessments that note the level of use or damage compared to when the resident first took possession. We always provide an itemized list of deductions outlining what work was completed and why the cost was applied to the deposit.

Negative experience: Very disappointed dealing with this agent Per my conversation before moving in the property, I was made to understand it will be clean. I moved in and it wasn't,Cleaning is not even the issue since I can get it taken care of myself, but the communication is horrible. When you call you are been rushed of the phone and when you try to ask questions they try cut you off.. worst experience and hope no one goes through that. Very rude experience.

Negative experience: I submitted one maintenance request the entire time when I lived at one of their properties about the AC which was about to break. Got ignored for a month until it finally broke in the middle of 90+ degree heat. Took a couple days after pestering them before it was taken care of.

Negative experience: Steer clear of this company. I moved in here around end of 2023. I had my three minor children (teenagers) and ONE person who shared rent with me. When that person left I was no longer able to keep payments up on my own so we had to leave. I kept very good care of the property but there was primer spots when we moved in and the towel bar in one bathroom seemed to be weakly installed. We move out in a timely manner but they attempted to tell the court that I didn’t leave so as to get an eviction on my record. Thank GOD I was there to tell the truth, that I HAD moved out. LIARS! Also I mistakenly put them as a reference for another place and they absolutely DOGGED me making me look like the worst claiming I left a lot of damage. My door did get broken on my bedroom but other than that it was left in great condition. They are absolutely disgusting reprehensible people who don’t appreciate the loyalty that was given to them in the beginning. Life happens. They are IMMATURE and take it PERSONALLY when things change and so you get behind.

Fantastic experience: BJ Pucket came to my apartment to fix my tile it which was not flushing, he did a very efficient and quick job. He lined me up with a nice plunger for any future problems. Also while he was here noticed a leaky fossil drip and went ahead and fixed that for me without me even asking. I really appreciate the quickness on the way he responded to the work order as well.

Fantastic experience: Giving 5 stars for Tim Payton. I’ve had some bad experiences with some of PMofL’s maintenance people, but he’s one of the good ones. He’s very friendly while also being very efficient. You can tell he really cares about his tenants and he really knows his stuff

Negative experience: Very unpleasant experience. The agent we worked with was very rude and aggressive when communicating. Definitely doesn’t provide customer centered care. We were approved for a house in the afternoon and was told if we didn’t send a holding fee in 12 hours we would lose the house. I work 13-14 hour night shifts and didn’t get off until the following morning and when we stated we needed more time to talk about our decision on getting the house the company said we couldn’t have more time and cancelled our approval. Terrible experience for me. Would never want to work with them again.

Negative experience: I moved into my apartment managed by PMOFL in October of 2024. Brand new apartment buildings, brand new HVAC. My air conditioning has gone out 3 times in a year and a half but honestly that isn't the frustration the gets me the most. Its the communication. You put in a maintenance request and expect some sort of response right? Nope you have to call PMOFL, wait on hold and ask them for an update. Even then the update is "We're aware of the request." It is 82 degrees in my apartment currently and quickly rising. We're under a heat advisory for the week. Whenever I call I get the run around that PMOFL doesn't control the maintenance of my property that the owner the apartment buildings do and they can't give me any update, eta or contact info. If you want to pay outrageous rent on "luxury apartment homes" for bad service and worse communication. Go with any PMOFL property.

While Property Management of Louisville handles maintenance for most of our properties directly, this specific property operates differently. The owner of the community manages all maintenance services, and we do not have the ability to dispatch or control scheduling. That said, we want to assure you that your maintenance request was received through our regular system yesterday at 3:00 PM and was immediately forwarded to the property owner. We’ve confirmed that they are aware of the issue and have taken the next steps to resolve it.
We apologize if this process has not met your expectations. We aim to provide clear communication within the parameters we’re given, and we understand this situation has been an inconvenience. If there is anything else we can do to assist or advocate on your behalf, we welcome the opportunity.
