Negative experience: I strongly suggest that everyone look elsewhere before using this company. If you do use them, be prepared for the properties to be in bad shape, not as advertised, and terrible service. After move out they will charge you ridiculous amounts of money for made up reasons. I have never in my life had any issues with a Landlord or property management company until I met these jokers! Save yourself the trouble and lease through a better company.

Fantastic experience: I have leased an apartment with Sharon Landrum realty for 2.5 years now. The process of seeing the apartment to getting my keys was smooth sailing. Kim has been especially helpful throughout my time here. Her responses are very timely and she has been so helpful to me. Maintenance has also been great, every time I put in a request they are here the same day or the next which has been great. I would definitely lease with them again in the future if I needed to!

Fantastic experience: I just moved in and couldn't get into my mailbox. Didn't even know where it was until the maintenance guys showed up the same day I said something about it. They labeled the boxes(which weren't labeled btw) and helped me completely. I cannot remember their names otherwise they would be here, but ALL the maintenance guys deserve lunch!
Negative experience: I have a huge complaint about the apartment. So far after living here the fridge and freezer has broke twice and no one’s come to fix it. I’ve lost a LOT of money on groceries. Our cabinets fell off the wall in multiple places. And no one came to fix them. Every time someone showers upstairs, the pipes leak downstairs. The pipes are cheap and are exposed. They said the patched hot the bathroom upstairs to stop the leak after a maintenance request… but it’s leaking from the pipes exposed in the basement… I emailed about the basement flooding and it ruining my stuff AND NO ONE REPLIED. The washers were broken, my roommates dad came and fixed one. The house won’t hold heat and during the really cold days I was extremely cold. Had to go and get a heater. When our pipes froze, some of my roommates got rude messages in their email saying we shouldn’t run the heat that much even though downstairs was still only like 50°!!!! Mice run ramped here. This place is a nightmare and I want compensation for all the damages/money I’ve lost due to negligence on upkeep in the house. DO NOT LIVE HERE. After I finally got a hold of them to confront this they said it’s my fault because I didn’t tour with their company so their realtor would’ve told me it floods when it rains, mice are here, the house doesn’t hold heat, etc.
Positive experience: Wanted to put in our two cents since the reviews here are somewhat mixed. Our experience with Sharon Landrum as a management company was overall very positive, and I would recommend them to anyone looking around. We rented with them for two years. Specifics: I think they specialize in buying up properties that have been poorly managed in the past, and then doing a better job. That means, look around and be an active tenant and ask for maintenance for things that need to be improved. They have shown they are happy to invest in their property--we got a dryer replaced, an awful plexiglass windowpane replaced with a glass pane, and multiple other solid repairs. They also helped us get the water tested for lead at no cost to us. If the maintenance guys make you nervous, have a friend over when they come to do work. They were always very polite and professional with us. Lighten up a little and enjoy the Kentucky charm. We were not perfect tenants, and they were not perfect landlords. But they were honest and treated us well, promptly doing whatever they could to help. Which is far more than you can say for many management companies. Especially at this price point! Thank you SLR. Renting sucks in general and you made it suck a little less.
Negative experience: Easy to set appt to view property but really hard to get a hold of the leasing agent afterwards; I was really interested in the home I saw but when I finally connected with her her response made me feel like I didn't have a chance even if I qualified.

Positive experience: My experience with Sharon Landrum has been pretty good. Rent is reasonable and they don't have any BS rules or anything. The lease is straightforward and they don't pull any tricks. In general, maintenance takes at least one follow-up, if not more, especially if its a larger issue. When maintenance does happen, it's hit or miss. A lot of maintenance will just be a bandaid solution that leaves the area dirty. But other times it's good. I had a lot of issues with their refrigerator tech, but in the end they replaced my fridge and I appreciated that. However, what I DO wanna highlight is their pest services, Toler Pest. We had some concerns (nothing major) and the pest control guy got in contact with us within hours. He was super nice, super clear communication. He told us exactly what we needed to do, when we would need to be out of the apartment. Then he came in and told us the results afterward. He actually taught me a thing or two about pests and what to look out for! I really appreciate him and he was honestly one of the highlights of my time with SLR.

The place was spacious, clean, and move-in ready. Kim pointed out a few touch-ups she wanted them to make before I got the keys, little things like changing a light bulb. Lastly, she answered all my questions about the area, because I'm not from Louisville, and the next steps in the process. She made the process of finding a new place in a new city easy and went above and beyond.

Negative experience: If i were to suggest you a place to rent with this company would be the absolute Rock bottom of my list. They’re slum lords who do the Absolute minimum!!! Our washer didn't work in our building for a full year and it was required to be working. all the maintenance request i made about it were completely ignored. I just moved, and I am genuinely so much happier. I do not suggest renting from these Slum lords
Positive experience: They are good as far as maintenance being timely, but beware if you live in a space with shared utilities. They will wait months to send the shared utility bills, with no consistency whatsoever, and will then charge you for all of them at once. They let my apartments' shared utility bills stack for four months, and I had to pay $450 in addition to my own separate utility bills for my apartment, and they will show no remorse what so ever like it was your fault they were behind. For someone who only gets paid once a month and sets a budget, this was very inconvenient.

Negative experience: As soon as I moved into the apartment I realized I had really bad neighbors and no matter what I said to the rent office they did nothing I've been here 4 months and I'm still being terrorized all day everyday I lost my job and some friends ! It's like a storage unit at this point

Fantastic experience: I must say Lil Dan and Preston was like superman and batman today!! Someone try to brake into my home, instead of coming through the door. They came through my children window, my child was able to scared them out the window by saying mommy some lady is in our window. I called the office and told them what had happened they immediately had lil Dan and Preston to come see about the problem they left to go get bars to place them on the windows. I just would like to give Lil Dan and Preston a huge thank you . They was very respectful about the whole situation .
Negative experience: BEWARE!!! maintenance stole from me, they would not give me my deposit back despite a perfectly clean apartment, and every building smells like weed. I had to buy my own AC window unit because the unit stayed above 85 in the summer and they had the audacity to raise my rent. Please beware. There are many other great rental companies.
Negative experience: This place has maintenance men who are very creepy, made me uncomfortable my whole stay. My place was spotless when I moved out and they stole my deposit because they know you’re not going to spend thousands in legal fees to get back $750. Every building smells like marijuana and cat pee.
Fantastic experience: I just moved in about a week ago and Ed has been so great through the process!! I ended up needing to move a little sooner after an apartment fire and they were so helpful in speeding up the move!! The neighbors are great!! while it can be a little hard to get ahold of anyone else, I know if I call Ed he’ll get me who I need to talk to!! Definitely recommend working with him, great rapport building.

Negative experience: I have called 5 or 6 times asking to tour apartments listed on your website. Left voicemails. Spoken with people who promised I would get a call back from a leasing agent. Nothing. I just don't understand. Did I do something to hurt you Sharon?
Negative experience: If 0 stars was an option I would go with that. The owner is rude oh an if you put anything in their drop box like I don’t know your rent money they will lose it an then evict you. Everything in the apartment is broken or easily broken cause it’s old an worn down. Took two months for maintenance to come fix the door knobs that we’re falling off a wouldn’t stay on. Never fixed the ceiling, holding the cabinets together as we speak with a hair tie. The bathtub is suppose to be a claw foot except the claws are wooden planks on each side to hold it up. Broken window that we taped together again never came to fix it. Do we want to talk about the floors? The not beautiful at all hardwood floors with mysterious black smudges that no cleaner am I mean no cleaner can get up. Highly over priced and quite the embarrassment. But as I said before they do not care one bit. I’d highly suggest renting somewhere else Ms. Matthews and whatever she has to offer is most likely a lie.

Fantastic experience: The rental agency was pretty great. The house had a few issues with the heating but when I called they were there. Their maintenance provided a work around to keep us warm while they fixed the issue. Never had an issue with the house otherwise. When I moved in they even gave me some wall art

Fantastic experience: Ken called to let me know that he would be out between 2-6. As he promised he showed up before 6 (2:45) to be exact. Ken was very patient with me and explained what he would be doing and the equipment that he would be sitting up for the mice. He also let me know that I would be put on his route to come and check the equipment and place more bate if need be. I loved the fact that he took my worries very serious and was able to put my mind at ease when he left here today. Great job Ken & thanks again.

Negative experience: Horrible roaches and mice and poor repairs , rude office except Ed , I hope he finds somewhere better than to work w rude ppl like Pat for a older lady she should hold her self to higher standards on how to run a leasing office or how to take advice when ppl tell her she’s being rude when she gets loud . Can’t wait till I leave this place . The only ppl that truly help w anything are the maintenance and Ed . But they don’t hold much authority over the office . Ed deserves better but hopefully he speaks up for me for something and understands that how Pat talks to tenants is not right . For a Christian lady she should be absolutely ashamed that her coworkers say “that’s just how Pat is” no one should make excuses for you Fix your attitude you need serious prayer. Fantastic experience: Great people, very responsive! We put in a low priority maintenance request after business hours on Sunday night, and by 11am Monday Dan and Preston were already here to help us out. Ed, the leasing agent, has been a huge help with any questions we had about our move (it's our first time renting a single-family home, and we were moving from two states away) and the whole process has been very smooth. He was even able to meet us to give us the keys after business hours on a Saturday. We also spoke with the office manager Patricia the day we toured the unit and she was very welcoming and friendly. The whole team has done a great job of making the stress of a long distance move much more bearable, and we're so glad to be settling in to our new home!
Fantastic experience: Put in a request at 12 and Little Dan and Preston showed up and had my problem fixed by 1230. It was a quick fix but they’re always showing up super fast for me.
Negative experience: they do not fix anything properly, had a rat infestation. repairmen broken my property, disrespected my stuff. shower had sewage back up. mold in bathroom. fire started in bedroom. sink clogged for 3 days. left hot water on full blast for a week during the freeze. DO NOT RENT FROM THEM

Fantastic experience: After a month of being in my new place I wanted to leave a review to let everyone know Sharon Landrum is a very easy to deal with and a wonderful company to rent from. They are helpful and prompt. Prev tenants didn’t take excellent care of the home I’m in and they helped me get it tidied up, listened to all my concerns, and got them resolved. Krystal, Ed, and Kim made the viewing and lease signing seamless. They worked around my schedule and had easy payment options. After I moved in I’ve had a few concerns, door handles broken, trash that needed hauled off, and pilot went out on water heater. Each time Dan showed up QUICKLY and handled it all so fast. When my pilot went out on my water heater, Dan sent Preston over in under 30 mins so I could get a shower for work the next day. Preston was kind and showed me how to safely light the pilot in case it happened again. Thankful for them all and feel valued as a tenant.

Fantastic experience: I’m extremely impressed with the speed of which my maintenance request we solved. My water heater went out and the next day I had Dan out to fix it. Very polite and willing to do whatever was needed to get me hot water. Everyone was extremely compassionate and understand and didn’t want me to suffer in December with no hot water.
