Positive experience: I had to change my rating, because I am disappointed in some of the decisions of our staff. They seem to bend to the squeaky wheel and make policy changes to avoid conflict at the expense of other residents. They make "Policy" changes and then tell you you have no say. Don't we pay them Our FSR team at Del Webb eTown is Top Notch. Noelle and her team; Denise, Sophia, and Chris are Awesome! We all feel. Lucky to have them!!!

Fantastic experience: My wife and I moved to the WaterSong 55+ community at RiverTown 3 months ago. We are very pleased with this decision, but at the top of our list is the unwavering commitment by the FSR staff (DJ; Heather; Susan; Victoria) to cultivate a positive atmosphere for all residents. Through our observations and discussions with other residents, we are 100% convinced that each staff member truly enjoys working at WaterSong. All are great ambassadors for WaterSong and FSR. They genuinely and empathetically care about the welfare, opinions, and concerns of residents. And, how do they remember so many names of residents so quickly? Below, I share just a few thoughts about each team member based on our own interactions: DJ Kaisan, Maintenance Technician - This has been cold winter for the area, but that has not stopped DJ from arriving before sunrise to tackle an assortment of weather-created issues. The grounds and facilities always look immaculate, and any glitches we've seen (e.g., pickleball court windscreens being blown down) have been resolved swiftly. Whether he is waving at us from his cart, moonlighting as a games coordinator during the holiday party, pressure washing stains on sidewalks, helping to set up for events, or just catching up on daily doings, DJ is always upbeat and willing to help. And, what other M.T. have you ever seen embrace the holiday spirit by cheerfully wearing a Santa Claus cap during the month of December? Heather Sanders, Community Manager - The first thing that comes to mind when I think of Heather is "communication". Soon after arriving at WaterSong, she emailed all residents about community updates (e.g. projects; committee & board meetings; personnel changes; HOA reminders; etc.). We have appreciated how Heather has continued these updates on a frequent basis. The content is succinct, informative, and transparent. Also, we are impressed by her interactions with her own team. When visiting the amenity center, we have often observed her conducting meetings with FSR personnel in a collaborative manner. Finally, Heather has not only responded quickly to our email inquiries about HOA-related matters but also has successfully guided us as to the best courses of action. Susan Fowler, Lifestyle Director - We met Susan when visiting the fitness center for the first time. She was in her office and must have immediately noticed the "newbie" looks in our eyes. She reached out cordially to offer assistance. We were impressed at her cheerful, welcoming, and non-rushed demeanor. We engaged in a fun conversation for nearly an hour during which we learned a lot about her and WaterSong. And, we departed feeling as if we had already made a friend! That feeling has only grown stronger over time. I recently wrote to Susan to express our gratitude for the diverse, creative roster of events and activities she organizes, and for thoughtfully encouraging everyone to participate. My wife and I look forward to the receipt of each monthly newsletter. We respect that Susan takes a lot of pride in the appearance of the community for all residents. That includes witnessing her holding cleaning vendors accountable for shortfalls she finds in their contracted services. Victoria Zayas, Administrative Assistant - Victoria is last on this list only because her name falls deepest in the alphabet. She most often has been the first person we have seen upon entering the amenity center. In every such instance, Victoria has greeted us by name and with a smile. She excels at being an "active listener". Unless she is busy with other residents or urgent duties, she visits with us in the same manner one would with a best friend. At times we feel guilty about diverting her from more pressing tasks, but she never makes us feel rushed. Even when I I am peppering her email inbox too much with questions and requests, she goes out of her way to reply promptly. For instance, she went beyond the call of duty to help me research permitted options for landscaping changes I was considering for our home.

Fantastic experience: As a Realtor, I have worked with numerous Management companies. Joshua Parker, who manages The Reserve at James Island, is exceptional. He is knowledgeable, responsive and truly cares about the residents. I am working through a sale of a condo and he has provided all of the information that I have needed in a timely manner, answers calls, and goes above and beyond to make sure that both buyer and seller are supported. Negative experience: If I could rate First Service Residential Jacksonville a zero, I would! The current ratings are not capturing a true picture of how the local Jacksonville office really is. The lack of professionalism, unresponsiveness from the CAMs as well as from the leadership, poor oversight, and inaccuracies in the individual management of properties and their data is appalling to say the least. This is NOT the company you'd want to manage your property!! RUN!! RUN FAST!! RUN WITHOUT THINKING TWICE!! While the company rep will respond to each online review by saying it is their goal to provide excellent service, their current staff is not doing the same and the company's local leadership is allowing the bad attitudes, behaviors, and incompetence to fester! Either the Regional Directors don't know or just don't care!

Negative experience: Noticed a water leak on the outside of my unit. I live in a townhouse. I spoke with my next door neighbor and he confirmed that the leak was not impacting his water pressure just as it wasn't impacting my water pressure. I put in a service ticket via the website on Sunday, January 4, 2026. It was the weekend so I thought I would give it a day or so. By Tuesday, January 6, 2026, having not heard anything from anyone about the service ticket, I called and spoke with Carlos, a customer service agent and he apologized and said that he would escalate service for the ticket. As of today, Friday, January 9, 2026, the water is still flowing freely from the ground, so I called again, this time speaking with Carol. She made several attempts to contact the property manager for the Carlton at Oak Landing and after twenty minutes, she admitted that she had not been able to contact anyone associated with the property but assured me that due to the time it had been since I originally reported the issue, she was going to expedite it and arrange for a plumber who would review and repair the leak within two hours. Eight hours later, still nothing. Our property manager has been absolutely useless during this period. Their ticket reporting system might work, but if no one is reading and responding to it, that is an abject failure.
Thank you for sharing your concerns with us, Dennis. We understand how frustrating it must be to see the issue persist despite your efforts to report it promptly. Please know that we are actively working with the plumbing vendor to help resolve this. Your patience and understanding are greatly appreciated as we work toward a resolution.

Our representative, Terri Fawcett, entered all the details for the service request, placed a couple of calls, lock was replaced and a new key delivered in a cou-le of hours. Fantastic experience: I am fairly new to the Del Webb e-Town community managed by FSR and have never resided in a managed life-style community before. In other words, even though I have lived in mandatory HOA communities, I wasn't entirely sure what to expect with my new home. There have been some bumps in the road as we transition from the developer to the HOA, and I can certainly testify that Noelle and her team (Denise, Sofia, & Chris) have worked closely and tirelessly with the residents and emerging Board members and Committee members to help us and our community move forward to the community we want to be. There long hours and involvement have not gone unnoticed by the residents, and I would hope that FSR has some meaningful way to recognize them as well. Fantastic experience: I moved here from Colorado 2 years ago. I never got involved in the community for over 30 years. Since arriving my wife and I have becomes involved in a lot of different activities. There is always something going on every week. We had quite a few questions about our new home and the office was always there to help us get through the rough spots. The staff is remarkable.

Fantastic experience: I had a wonderful experience at The Helm restaurant, thanks to our amazing server, Misty. She was incredibly friendly, attentive, and genuinely kind throughout our visit. Fantastic experience: Thanks to the FSR management team at Il Villagio for putting together the best family friendly holiday social to date, since i have been a resident here. Thanks also to the board members. There was something for everyone at this social. Food, drinks, sweets and even hot chocolate with whipped cream and marsmellows. Fantastic experience: I live at the Mirabella condominiums, and I’ve had such a wonderful experience with the staff here, truly all of them. I was honestly nervous about moving into a condominium because there’s always room for things to go wrong, but the way this team runs the property has completely taken that stress away. Two people especially stand out: Michelle and Kevin from security. I never thought I’d be writing a review about security, but Kevin deserves it. That guy is on it. I see him every night, and he covers these grounds like a true professional. Because of him, I genuinely feel safe walking my dogs at night, and honestly, I wouldn’t want to be the person who tried to break into anything on this property. And Michelle, she’s so kind, easy to approach, and always professional. She makes living here feel welcoming and taken care of. Thank you both. We really appreciate you.

Fantastic experience: Hello, I would like to take a moment to recognize Kevin from the Security Department for his outstanding professionalism and dedication. I am a visitor at the Mirabella Sales neighborhood, and during a recent visit around 4 a.m., I witnessed four individuals attempting to break into my car. They fled before I could react, but Kevin immediately approached to assist. He promptly contacted the police, began gathering details on his own initiative, and provided valuable information to the responding officers. Unfortunately, the suspects escaped that night. About a week later, Kevin informed me that the same individuals had returned and were attempting to break into more vehicles. This time, Kevin not only alerted the authorities but also pursued the suspects until the police arrived, leading to their arrest. I am extremely grateful for his professionalism, courage, and quick action. Kevin’s sense of responsibility and commitment to keeping the community safe are truly commendable. If this is the level of dedication he shows to visitors, I can only imagine the care and protection he provides to residents. Kevin is an exemplary employee who consistently goes above and beyond his duties. He certainly deserves recognition - and, in my opinion, a well-earned raise.
