I chose them due to buying and selling several of our personal properties through one of their agents. Highly recommend whether you are searching for an agent or wanting to join a brokerage.

Negative experience: Terrible customer service. Curt and condescending from the start. I was asked for a three-month security deposit without anyone taking the time to review my application or details. Very unprofessional experience. I would not use this company to rent or list a home. There are many other firms with far better service and communication.

Negative experience: Rodents rodents rodents!! This is the worst PM I’ve ever had. I’ve called multiple times about multiple things and they take their time EVERY TIME. I’ve sent numerous videos like this one and requested to have pest control come out and they’ve completely ignored me. Took to calling them at 5am like I’m woken up every morning by whatever is crawling in my walls! Think they answer or care? No. Rent with anyone else. Literally anyone else would be better than this place.

Negative experience: **Owners Beware!** Do not hire Florida Homes Realty and Mortgage Property Management to manage your investment. I hired them at the end of August 2024 after receiving orders to the West Coast. Mickey found a tenant for my house, and they paid on time. However, Mickey failed to provide basic oversight of the lease agreement, as he did not monitor the property at all. I received complaints from people I knew about the condition of my yard and the several cats and dogs being kept on my patio. I learned about these issues on September 10, 2025. The lease was up for renewal in October 2025, so I contacted Mickey. He informed me that he had sent the lease renewal to the tenants the same day, but he would let them know that a walk-through was needed before I would sign. If I hadn't received an anonymous tip about the tenants, Mickey would have allowed them to stay without conducting a walk-through. When he finally conducted the walk-through, he reported that the house needed touch-up paint and the carpets needed shampooing. I requested that Mickey perform more frequent checks on the property, but he refused to do so. I eventually fired him. My new management team advised against spending money on carpet cleaning; instead, they recommended gutting the carpets and repainting the entire house due to blackened, dirty walls and a strong odor of animal waste. I flew back to Florida from California on October 17th, 2025 to assess the situation and found the house looking abandoned from the outside. Weeds had overtaken my sod and grown up the center of the driveway, and there was a pile of trash and furniture in my front yard. I knew the condition was worse than expected. Upon entering the house with my aunt, uncle, and brother, we could barely catch our breath due to the overwhelming smell. Even with the AC running, it took gutting the floors, repainting the entire house, sealing the concrete with Killz, and using an ozone machine for four days to make it livable again. I ended up spending $11,000 on repairs to fix the yard, toilets, walls, floors, and screened-in porch. This included taking time off work, renting a car, and paying for lodging, as well as doing most of the work myself. The company’s owner, James Angelo, refused to make amends or return a percentage of the management fees. I paid this dishonest and ineffective management company $2,382 for their lack of service. I could have accepted a check each month, saved that money, and flown out more often to check on the property. James Angelo not only denied any refund of fees but also failed to provide an itemized list explaining why they were entitled to keep 100% of the $2,382. I wasn't asking them to cover the damages, nor was I asking for all the fees to be returned. However, they only met me about 40% of the way on their end of the deal. They should reimburse me 60% to rectify the situation. Since they refuse to do so, I will definitely warn others never to trust them. Unless you want to be a slumlord, stay far away from them. The financial loss and personal inconvenience I suffered are beyond measure.

Negative experience: Try to do one thing well. Not just everything mediocre. Horrible customer service. Was supposed to get a call about my lease renewal, Mickey didn't call, knock or ring the doorbell just taped the envelope to my door. Hopefully they can get a handle on the In between tenant and owner communications. Dude swore that things would be taken care of and then refuses to fix the things that needed to be fixed. And now here we are 10 months later and I had to call his boss to get things escalated. Now they are forcing us to move out because we want things to be up a standard that reflects the rent. I think the dude just needs to get into another career. Property management is not for you if you're going to let the units you manage fall apart that are making your money... Just like this trying to charge us for trash pick up and it being from other units repairs. Like we didn't even have a sliding glass door. But somehow it's in the pile of trash "we left" along with threshold strips and privacy French panels. Just wow what a class act. I hope you get a handle on this guy

Negative experience: My wife and I were working with a builder in Nocatee to build our new construction home and went under contract in September 2024. My wife is a realtor and the builder required us to put FHRM on the contract in order for her to get a commission. My wife decided to switch brokerages in November 2024 and join a team. We were the procuring cause and the only reason FHRM was on the contract. The house was not scheduled to be completed until May 2025. My wife contacted FHRM about the process to switch the contract to her new brokerage. The office staff did not know the process and kept asking us questions and requesting information that didn’t make sense to us. They ended up telling us that FHRM does not release pending contracts. As the buyer, I reached out to Mr. James Angelo, the owner of the brokerage, requesting they release the contract as a courtesy so she could receive credit with her new brokerage for our personal home. His response was rude and condescending as if I didn’t understand the homebuying process or the situation and he refused to sign a letter releasing the contract. My dad was a real estate attorney, and we understand the process and have purchased and built several homes. We worked with the builder and asked that they contact FHRM to release the contract. The builder made it clear to use they had other contracts pending that other brokerages released when the realtors switched brokerages. We’ve come to learn that this is common professional courtesy and practice when a realtor switches brokerages. My wife even spoke with NEFAR/MLS regarding the situation and they reinforced our position. The builder was able to get Mr. Angelo to verbally agree to pay her the commission split that was in my wife’s Independent Contractor Agreement (ICA) with FHRM. As we approached our closing, we had the builder reach out to FHRM again regarding the commission because we intended to use a portion of the commission towards closing costs. My wife also requested a disbursement authorization from the FHRM office as we were leading up to closing and they stated that they don’t provide those to former agents and that she would be paid out in accordance with her ICA. FHRM only provided an email allowing us to use a portion of the commission for the closing costs. A few days after closing, my wife received an email stating that to receive the remainder of her commission we would have to sign forms. They have refused to release the remainder of the commission until we sign forms that they have requested us to sign. The forms aren’t relevant to us because we are the buyers in this situation and we have already closed. Furthermore, they have never reached out to me directly to get my contact information or asked me to sign the forms. Now FHRM has had a lawyer send my wife a letter threatening her not to post any comments regarding this transaction. The whole experience working with FHRM on buying our home has been terrible. Having three attorneys in our family and knowing many more, our goal is to try and get the law changed so that a brokerage can never treat another agent/realtor like this when they are buying their personal home.

Fantastic experience: We (Front Porch Realty) just joined FHRM as Front Porch Group powered by Florida Homes Realty & Mortgage, and I must say the caliber of service and attention given to our Agents and myself during our on boarding is and has been second to none. The number of available tools for success is mind blowing! From the videos, to the admin, to the media and business card development I have NEVER seen a brokerage offer so much towards the success of their Agents. I have already sorted through most of it and have my road map for 2025 and beyond in front of me.

Negative experience: Nancy Jones was the selling agent for a home I recently bought. The listing claimed newer upgraded flooring which was actually cheap broken laminate. She also listed the house had an electric fireplace and washer. There were no washer hookups but a washer was outside and supposedly used by the previous owner who powered it with a battery, inverter and solar panel which were no longer there. The electric fireplace was thrown in a pile of trash in a shed. The house was filthy and it and the sheds still had all the owners personal belongings in it. I was told all but a couple of boxes would be removed and the house clean by closing. It was not. There were panties on the shower curtain rod, roaches and mice everywhere. It cost me a couple thousnd dollars to get everything cleared out and many hours scrubbing to get the house clean. The infestation took a bit to get resolved as well. The title agent she chose made errors in prorating the property tax which cost me a few hundred dollars as well. I would not recommend this company to anyone. The realtor lied about the property and failed to disclose several things such as it being on a private road and that the house has flooded before. There were the makings of homemade septic systems on the property which I had to remediate. And it has been more than 3 months and their lock box is still on my house! Very unprofessional company.

We broke the contract earlier but found someone to sign the contract for us, Mike said everything will be fine, we’ll return the deposit if everything goes well with the apartment! and after signing all the documents, they took the deposit and said it was a penalty for breaking the contract!

This is a upscale neighborhood . Much more unprofessional comments from agent and what a disgrace . Again very unprofessional and dressed for a trip to the hood . Do NOT RECOMMEND THIS AGENT Will make a complaint to the state also .

Fantastic experience: Jennifer Fritts was amazing! She immediately figured out my necessities, found my dream house, was patient with my struggle to decide, and helped negotiate until we signed.

Negative experience: Sold our home with Jeniffer Fritts from this company. She was a nightmare to work with. She was not honest with us, was very manipulative, and sold our home to "her guy" that she claimed would give us a good deal. It was a wholesaler, which she never told us, so we did not get a fair offer. We had the buyer showing our home on "inspection days" so they could sell it to someone else. Names kept changing on the contract info due to it being a wholesaler. She was rude and pushy throughout the entire process. Absolutely would not recommend working with her to buy or sell a home or any other real estate business. This company also apparently requires its agents to write good reviews- very scammy because the reviews from actual clients get pushed down by all the ones done by their agents. Notice in their response they don't take any accountability for the horrible behavior of their agents. Just look at how they force all their agents to leave good reviews to cover up the negative ones. Total scam.

Negative experience: If you're in search of ethical real estate representation, my experience with Brandon Platts and his affiliated company serves as a cautionary tale. Over the past 30 years, I've engaged in real estate transactions across various states, but this encounter left me profoundly disappointed. Brandon initially presented an enticingly low-priced property as a unique opportunity, but transparency was sorely lacking. Crucial property information was conveniently withheld. Upon inspection, a litany of undisclosed issues emerged, contradicting his assurances. Brandon's elusive communication and frequent missed deadlines suggested a focus on commissions rather than client welfare. Proceed with caution, as ethical standards appear to be compromised here. Buyer and seller, beware.

Negative experience: If you want an ethical agent, stay away. One bad apple spoils the whole bunch. Once you have a bad experience with an agent, it makes you question the broker and his ability to train and supervise his/her staff. Proceed with caution. I have bought and sold real estate in different states over the past 30 years and this company along with Miami tango Realty - buyer/seller beware.....

Fantastic experience: Mark Farwell, Realtor is an outstanding person with patience and perseverance who assisted us in finding our new home even though I had a very definite criteria list and price range that had to be met. Mark agreed to being in it for the long haul since I would not just "settle" for anything. It took a bit of time but he found exactly what I wanted and used his negotiation skills to get the price I wanted. Needless to say, Mark won my gratitude and faith and now he is the listing agent to sell my "old home". Thank you, Mark!

Negative experience: Re: Property Management Division - I would put a ZERO if I could. After the property manager and I didnt see eye to eye on a few issues, she resigned. Now I see why. They could never adequately answer our questions regarding issues with minor things (why grass not maintained, etc.). The property manager could not understand why we had questions if the "tenant makes his payments each month." She was confrontational and unprofessional every time we spoke to her about our property. She refused to give us access to our home when we needed an inspection for insurance and appraisal purpose. She refused to put 24 hours notices on the tenant's door or late payment notices. When we asked her to confirm the yard was cut, per lease agreement, she would say "yes" despite us physically seeing that it was not (HOA policy). Their property management division put a tenant in our home with 6 evictions within the last 10 years and didn't get a security deposit as we requested. We were assured that a credit application and background check was done. It was not. We asked to speak to her supervisor (to change property managers) and she informed us that there was no supervisor over her. She attempted to bully and intimidate us the entire time. HORRIBLE EXPERIENCE for homeowners. Do not hire this company to manage your property! No true protection nor concern for the homeowner.

Negative experience: SCAM ALERT!!!!! Do not rent from this company. It’s a scam all the way around. I scheduled to view a home through this company and loved the home. My husband and I submitted applications and paid them the application fee which was $90.00. They claim it is the owners decision on who they let rent their home, which is fine, but they do not give you a timeline so this crooked company will continue taking application fees from people until “a decision” is made. No telling how many people were scammed during that process or if the home was even up for rent to begin with. Was told multiple times they were waiting on a decision and we will be notified once a decision is made. It’s been 4 weeks since I gave them my money and viewed this home and still have not heard back from them. I also do not see anywhere on my credit report that they check our credit, which is what some of that application fee is for, right? Must still be collecting those application fees and if not, I assume I wasn’t “chosen” but thanks a lot for letting us know!!!! They claim they can’t make the owner make a decision which I’m sure is true, but they can stop taking peoples money until a decision is made but they don’t. Do not rent from these people and do not waste your money on application fees here! It’s a total scam!!

Negative experience: Update: I ended up with a wonderful realtor. Vanetta Jordan with Watson realty was amazing, listened to me and was my advocate the whole way through a tricky market. Even as a whole, Watson realty was great. I did sell my house, it closed 1 week before the house I bought. Due to his attitude when the "1st house" I mentioned went back on the market, I was still interested, but was not giving him the selling agent commision. Sucks for that home owner, still on market 3 months later. My 1st email I ask about a specific home and if could be my buying agent. He replied with give me you budget and list of wants. I send my budget, $125k max ( the 1st house in question was just under that. I also said if I found something around $85k I could purchase with no loan, cash offer with the contingency of me selling my home in Savannah because I had NO LIQUID FUNDS. I gave the list of features needed and wanted. He comes back with a house for $180K... 1st sign he doesn't pay attention to his clients. I tell him no and reiterate my budget. He comes back and said well that 1st house is in that budget... um duh, that is why I contacted him to begin with. I then found a love at 1st sight house that was just listed. I inquired about if he could arrange a viewing of it. I also mentioned the 1st house shows off market, but I would love to come down next weekend to look at houses. He then calls me and leaves me a voicemail... a very condescending voicemail. He says I should buy there 1st instead of making my house contingent. 2nd sign he didn't listen. As per my 1st email I said I had no liquid funds. I sent him a email back ( rightfully, rife with attitude) that I said I couldn't for a reason. At least he capped it off with replying we wouldn't me a good match... well duh again. I like to work with professionals that listen to their clients. Looks like he is in it for his commision only. IDK how he is with sellers but I'm guessing only buyers with money like investors are his buying clients.

Fantastic experience: Today I have 365 days working at Florida Homes Realty & Mortgage corporate office. 2022 has been a year full of changes and challenges in my life. However, each challenge has definitively made me stronger. FHRM has been a huge part of keeping me strong, smarter, and on my way to new great things. FHRM staff probably don't know up to what extent they have helped me in those days that you can get so "confused" about what's next. They might don't know how important they are to me. As there are so many staff members, I will only mention the ones that are directly in my office building However I have to begin with an agent that has been my mentor and my friend: Philip Markijohn. He was the first one that encouraged me to take that job as he knew things were about to change tremendously in my life and he knew the type of work that suited me and that the people at our office were good people to have around. For the first time, After 4 decades in this business, I found myself caught up in a dispute that lawyers were hired and “Lawsuit” was mentioned. I sent James Angelo a text letting him know what was happening. He called me immediately set up a meeting for me the very next day. I met with James and 2 members of his senior staff. After going over every detail that I had it was determined that I had done everything correct. The dispute was never directed towards me or the brokerage. It was buyer/seller issue.
