Fantastic experience: Need rent to stabilize after being in the loop with JWB for some time we are both good to each other but rent going up the way it has for me after my payment history is spot on considering you and (me ?) who it my be? Started out several hundred dollars less in the beginning of my lease. And my new tenants next door who recently signed on for the same lower amount as I back some years ago meaning they can adjust the rent just saying.

Fantastic experience: I have been with JWB as my property management company for the past five years. While there have been several changes in my direct property manager during that time, my experience has remained positive. Robin Metz and Akina Pope have been wonderful to work with. They are consistently responsive and communicate in a timely manner. On the few occasions I’ve submitted maintenance requests, the turnaround time has been quick, and the issues were addressed promptly and efficiently. I’ve also appreciated the courtesy follow-up calls to ensure everything was resolved to my satisfaction. Fantastic experience: I have been living under this company for 1 year now. And I’m going to be honest. They have been some pymt issues but this staff explains and make sure everything is corrected by the end of your call. The staff has always been nice to me but I have a couple of reps I like to deal with only lol!!!! This company gave a program to get you on the right track for home buying. They stay having contests and raffles and staying connected to the residents… if u looking for a rental property give them a try

Negative experience: The only reason I'm giving 2 stars is because this was the first company i was able to rent with being a new resident in FL. I’m thankful for that and I've also met a few nice people being with JWB for 3 years. But…I’ll NEVER do it again. For starters, they lock you into a two year lease. At that point in time i really had no choice but to move forward. The apartment itself was horrible and then the service i received when i really needed help was even worse. They had absolutely no sense of urgency and they just did not care at all about anything that was going on inside the apartment. That building was infested with mice at one point in time, it is infested with palmettos and wasps. I found myself fighting at least 2-4 palmettos A DAY and there are wasps nests all over the building, meaning i was fighting off wasps every time I walked out my front door. There were even times when i didnt have any windows or my door open and somehow wasps would end up inside my apartment. They even tried to build a nest inside my apartment a few times. Nothing was ever done about it. They sent someone with a long pole to knock down the nest and a can of raid to kill them. They just built another nest. There was also a security issue with my only door. The screen was rusty and jagged and did almost cut me. I asked if they could fix it, they took the screen off the door and just left the door. Anyone could have just walked up to my door and unlocked it and been inside my apartment. They finally changed the whole door out but left me with no doorknob. Yes i bought my own and took it with me then i left. They stole an extra months rent from me when i moved out and also charged me an extra $150 to hire a professional to clean the apartment and i left it ready for the next person to move in. They will work with you…but move in at your own risk because they do not care about you or the state of the home you are living in. The guy that owned that building was a complete and total slumlord. *Update: they’ll respond to the review and place all the blame on you instead of taking accountability. My property manager was changed at least 5-6 times. The last one I had actually did a pretty good job with communicating with me. I did not receive an email from anyone like I normally do removing me of my renewal date. I also forgot to mention that prior to me moving out I found out that my key unlocks my neighbors doors and they NEVER changed the locks.

Fantastic experience: LOVE JWB. I appreciate all the property managers who have assisted me along the way. Adam is amazing, Sydney is amazing and so is Akina. They've all been there when I needed them. Anytime I had a maintenance issue they came out and fixed issues right away. Wil forever rent from JWB. I always hear people talk down on them and how they aren't for the people but me personally and those around me who rent from them have never had an issue.

Negative experience: Me and my mom’s experience with you all haven’t been the best. We have spent $340 on app fees just to be paired up with shady people . The first time we had ours eyes set on 1 home but it quickly rented okay cool and the others home are ran down so we decided not to move forward. On Monday feb.2nd ,2026we decided we found a home that we wanted again and applied for it. On Tuesday feb.3rd, 2026 the lady we were paired with said we had to tour it mind you I toured the home already on Monday she said she couldn’t see it and that we have to tour it again to put down a deposit on it. So that’s what we did on Tuesday. She texted my mom saying that she would be out of office and that she would schedule us first thing in the morning to move forward. That’s when I decided to call her myself to get the ball rolling on the deposit because that didn’t seem right to me. On that phone I stated that we are ready with the deposit now she responded with she was going to leave the office soon and that she will schedule us in the morning that call was @3:57 pm. She then proceeds to text my mom outside of business hours about the property and my mom said we are ready to proceed with payment like we have been saying all day and then @6:44 pm She says it might be rented before tomorrow and that those renters are first in line when we were ready all day with our deposit waiting on this lady. Now it’s rented and they are just trying to throw us anything. I called her Wednesday morning @8:30am to discuss my frustration and she said we are not going to play the blame game like take accountability we were ready all day and you kept pushing us off. so another $170 wasted. So with that being said someone in management needs help us with this issue and I’ve been calling everybody is giving me the run around. We were robbed and how we were handled was distasteful.

Fantastic experience: JWB gets 5 stars from me, Ms. Ivy, for their performance in the manner how I have been treated as a tenant since 2014. I have been pleased at how my property manager, Ms. Ellen, has responded to me when I have left messages even after office hours, and she’s never been rude in any way . As well as the office staff who have been so pleasant to communicate with when I have called into the office. The operator does her best to assist with any questions and when necessary have a property manager return my call, timely. I just love my property manager (yes, my Ellen); we don’t have to physically talk every time due to texting . Ms. Ellen is prompt with replying to my text messages. Most of all, she doesn’t make me feel bad for asking crazy questions or being repetitive for clarification. Thank you, Ms. Ellen. Also, I must give a “shout out” to the JWB maintenance team, who also have been prompt in providing me with timely response and assistance in getting the necessary repairs done.

Negative experience: BEWARE OF SCAM!!! Literally the worst property management company I have ever dealt with. The lease application alone is going to run you almost $100 per person. And if that was not bad enough, the whole process is a nightmare. It is a lengthy and convoluted system that took way too long and took way too much effort than it has to. After the application came the deposits. They won’t accept any payment outside this sketchy website that they insist on using. And there is a limit per transaction. We had to do four separate transactions BEFORE MOVING IN, and each transaction had its own fee (shocker right?). After everything is said and done, they still need 48h to get the condo ready. We PAID EXTRA for the “deep cleaning” service, only to move into a filthy condo (check out the pictures). After asking about the deep cleaning and submitting the photo and video evidence of it, the Property Manager Specialist Adam refused to redo the cleaning, or refund us for it. Just the worst experience I’ve ever had moving to a new place. If you have to deal with this company, just be prepared for mediocre service and tons of shady practices.

Fantastic experience: I really like JWB i really do.. I been in my rental for 1 year the only complaint I have is the geese and their pooping everywhere on my rental property very aggravating… JWB seem to have a lot of contest and raffles a lot for their residents.. haven’t won anything lol but I think it’s nice.. it would be nice to hold mixers for the residents I would love to the community.. The staff is nice and pleasant. If there’s any problem I always came across some one that was always willing to assist me to correct it I recommend if you are looking for a rental property do your research and give JWB a thought I must say you won’t be disappointed

Negative experience: Absolute worst company to go with. They never answer the phone. They have a worker named Teresa that wants to go back & forth & argue on the phone with people only because i asked a question. She also hung up in my face wen asking about a property. DO NOT go with this company!

Negative experience: Terrible maintenance department, they always sent people that did low quality work. If you’re even 3 days late on rent expect to get an eviction notice. Getting in contact with anyone from the office or trying to get any information is extremely difficult. Properties are in bad areas and they charge HIGH rent prices. You’re expected to maintain the property as if you are the owner. Every new lease agreement comes with an increase in rent even though they’ll have other properties that are bigger, better and cheaper. You’re better off switching properties. You have to pay their home insurance and pay a mandatory fee to pay rent online (both are just money grabs) Rent doesn’t reflect actual market conditions. They’ll price gouge you if they can get away with it. They switch your property manager so often you’ll have to continually explain problems to new people only for them to move to another position and nothing gets done. For The moving out process they require you to fix the whole house even normal wear and tear. Reglaze your tub, redo carpets, paint, submit a pest control receipt even though they never contributed to pest control as a maintenance order the list is long. Don’t expect your full deposit back, it will never happen. Their homestep program was the only good thing they have but only has 1 realtor and he was not the most reliable. Renting with JWB was so bad it inspired us to buy our own home. If you can tolerate them for three years then use them for the homestep program to help with closing costs. Goodluck!

Negative experience: 1/17 Update: For several months now I’ve had an ongoing issue with my toilet. It was leaking onto the floor and was allegedly repaired but then started making a very loud squeaking sound when it flushes in addition to it leaking again/still. I’ve had a plumber out three times, and they were late every time, taking up my whole day each time, and apparently not resolving the issue. Over a month ago I was contacted out of the blue by another plumbing company (with no notice from JWB that they were switching plumbers, which puts tenants in danger because anyone can just show up and say JWB sent them) and he wanted to schedule to come out. I can’t just keep missing work over this because I lose income, so I said for him to get caught up on the whole issue before he came out because the previous plumber said there would need to be a building water shut down (which required advanced notice to the other residents) so their visit would be a waste of time if they didn’t plan for a water shut down. Never heard anything else and a few days ago Tyler emailed me asking if there was still an issue with the toilet! What?! Toilets 1000% don’t just fix themselves. And now no reply again. It’s like they think if they ignore things long enough they just vanish. That’s called ostrich mentality. So just now I woke up to a ring of water around the base of the toilet, spanning out to the wall, and the pressboard floor is starting to lift, and if they even try to charge me for damage this will be going to small claims court. Worst maintenance department and poor follow-up. What’s especially bad is, if you rent from JWB, they make you sign a sternly-worded mold addendum as part of your lease, and yet here they are ignoring a work order for standing water. Unbelievable. I’m sure this review will trigger contact from JWB Cares, which should be called “JWB Cares about bad reviews” because it’s the only thing that gets their attention and all they want is for you to increase the number of stars. Older review which earned them 3 stars: I’ve had my ups and downs with JWB over the two years of renting with them, and I was pretty jaded from my experience with the previous manager, who was the worst I’ve ever dealt with. The complete lack of responsiveness had me pretty salty with the company as a whole, however, my new manager, Robin Metz, has been dynamite. Her communication is clear and response time is so very much improved. She’s been a pleasure to deal with. Property management is a tough and often thankless job, so Robin deserves kudos. I knocked off 2 stars for Maintenance, and I’ll update this review if I see improvement in that dept as well. I’ve had multiple issues with vendors arriving late, which is highly problematic when I’ve taken off work and am losing income sitting around, receiving zero communication (or remorse). Maintenance doesn’t seem to think tenants’ time is valuable. I’m currently waiting on a toilet repair that’s going to require a water shut-off. It’s frustrating to not be given updates and stressful that damage incurred from delayed repairs could wind up falling back onto me.

Negative experience: JWB took a $170 application fee and then denied the application, stating the applicant did not make 3x the applicant’s portion of the rent. The applicant is a HUD voucher holder, and her voucher shows her portion would likely be $200–$386, which was never calculated before denying her. Requiring 3x the applicant’s portion without first determining what that portion actually is makes no sense and should have been clearly explained before taking $170. Most people do not have that kind of money to waste. On Tuesday we were told all properties require 3x the applicant’s portion. Today, we were sent a property that only requires 2.5x, which directly contradicts what we were told. When we requested to speak with a supervisor, Abigail and Anna would not allow us to speak with one, repeatedly stating no one was willing to talk to us. That is unacceptable customer service. This experience was frustrating, inconsistent, and poorly communicated. I would not recommend this process, especially for HUD applicants.

Negative experience: My experience with J.W. B Rentals has been extremely frustrating from the start. When I moved in, management could not figure out how to turn the water on to my apartment and had to send staff out multiple times. Shortly after, I discovered the washer hookups were completely rusted, requiring maintenance to rip the fixture out of the wall and replace it. Because two different workers handled the job, I was left for several days with a musty open hole in the wall where the washer was supposed to be. In May 2025, a minor leak caused water damage from my second-floor apartment. I was not notified of any charges until August, at which point I immediately filed an insurance claim. From August through October, I stayed in contact with the adjuster. I called management multiple times to resolve the balance they placed on my account and was repeatedly told they had not received the insurance payment. After contacting the insurance agency myself, the manager of my adjuster confirmed the claim was approved on October 14th, and that J.W. B Rentals received payment by October 31st. Despite this, the construction costs remained listed as a debt on my account until December 29th, when the issue was finally resolved. This company shows a consistent lack of communication, organization, and accountability. I strongly recommend documenting everything if you choose to rent here.

Fantastic experience: I have been extremely happy with my choice to move into the JWB community. My new home is gorgeous, everything is updated. I feel safe in the neighborhood. I had an issue with my fridge fan dying on me, and they were very attentive with getting back to me same day and the fridge was fixed at my convenience. Since I work 13 hours a day plus my son has sports after school and every evening, they worked with me on a schedule to come out that worked for me. Everyone I have dealt with from the management team, facilities to the maintenance company has been spectacular. My son has rented from JWB for a year now, which is why I chose them and he speaks highly as well.

Negative experience: Nearly every fix I have requested was a difficult fight. From bugs, their droppings, random holes for them to crawl through, painted shut windows in my kitchen and bathroom to ignore issues of rotted wood, uneven flooring to the point my fridge doesn't close properly and I can't cook food evenly, and broken glass as well as other litter around the house itself I have regretted moving in with this company. Upon moving in I found out the outlet for the washer and dryer didn't work. It took 2-3months of arguing and fighting for it to get fixed. My front door didn't close properly so when I visited and first moved in they didn't bother trying to lock the top lock because it was so difficult and even while closed you could see outside light and feel the air. Once I said it needed to be fixed they found the wood was rotten (a reoccurring issue). My request for my window in the kitchen was denied despite having no fan present and identifying that it A) has a gap between the frame and pane B) is paint shut and unable to open and C) has rotten wood. The shower was so bad that I needed to be put in a hotel while they remodeled rather than addressing the gaps in the walls and extremely low water pressure while the house was still up for rent. And once I returned from my hotel, the front door was unlocked with the spare key on the window right next to the door. I'm fairly certain there is mold in the AC closet since there is carpet in there that was clearly tan at one point but is now black and gray. Numerous times I have been lied to about how they will address problems and numerous times my problems have been downplayed or entirely dismissed. I'm sure there are issues I'm missing but I feel like this is enough. The most peace I have had since moving in has been ignoring the problems.

Negative experience: Management harassed us about a supposed lease violation. No violation occurred. We were charged $50 and threatened with eviction because we have plants and a grill stored next to the house, none of which is prohibited in our lease. Someone went into our back yard while we weren't home and took pictures. Again, we were not in violation of the lease.

Negative experience: They dont dont care about people at all. The most impersonate experience possible. The renters next door to us were moving out of their place and we REALLY wanted to move in there. The neighbors let JWB know ahead of time and we called ahead of time but both times they just told us to wait until we saw a sign out front and apply online. We saw the place listed online before sign was posted and we submitted an application. We did everything we possibly could to rent the house next door and still someone else was able to submitt an application before us even though we called ahead before it was listed multiple times. They don't care. Also the neighbors who rented next door to use said they company is a pain and takes every opportunity to nickel-and-dime the renters. Very disappointed about the house right now but maybe I dodged a bullet since I wont have to deal with this company.

Negative experience: Actually glad they did not get back to me, after reading all these reviews from others glad i'm staying away. Very unprofessional, was in contact with an agent on friday, been emailing through that friday- sunday Sent personal information no reply back, no emails, no phone calls, seems like a big scam. Do not sent information to them. Would not recommend, also seems like there are many complaints, I been working with another rental group and it has been great and been so easy from the start, unlike this company.

Negative experience: We did not have a good experience with JWB. Whenever we called maintenance department they would always want us to fix things on our own. Not only that but they always find ways to charge you even after your lease is over. Do yourself a favor and rent with someone else.

Negative experience: They took my money. Its move in day. A water leak has black mold on everything. Nobody will return my call. I can't move in due to medical conditions. Meanwhile the home is still leaking water. Nobody cares at this place.

Fantastic experience: I am overwhelmed by the amount of great customer service that I have received from My property manager Kaitlyn she has went over and beyond my expectations. JW B patch yourself on the back for hiring this one fun story today I locked myself out of my apartment. I was headed to work And just figured I’d call JWB and have them send someone out to unlock the door. Fantastic experience: This is my second time renting a JWB property and I have never had problems with them ! They are always very helpful and will answer any questions you may have clearly and respectfully . If there is a problem they will help you until it has been resolved and check up on you after it’s been resolved . I love renting with JWB, the staff and most importantly I love my home . Negative experience: Ive been trying to getvin contact with them about moving into a property an recently I got into previously some time back with a really nasty agent an got more nastier when I reported her. So then I reached out again with a different agent she was taking way to long to respond back and fourth with me knowing I had a little bit of time to move with my voucher. When I started getting interested into another home jwb didnt own which I had no choice simply due to lack of communication with that agent the proceedings started an right when I spoke to the manager of that office the only one in Jacksonville Fl she then got with that agent an took care of it. Soon after that agent would address by my last name You no Okay Ms such an such. Soon as I said im no longer interested an finally got approval else where she then got a whole attitude her whole mood change an went from Ms xyz to MAAM well okay have a good day. I then related this back to the manager she tells me it wasn't nothing by it she was just bring respectful ! After I told her this she began to take up for thus agent began to take attitude out towards me as I told her I dont no how to explain this to you but some people when being nice nasty in the way some of talk especially us African American people she new exactly what she was doing an mad cause the rent process didn't go on with proceeding. Thats when I got address as a maam after words. She the manager that over seas JWB was saying im so many words she's top tier there is no one else that I spoke with hire than her basically calling me a liar an that all things is handle thru her. Well you no what somebody had to hire her to get that position right ? That mean its something one else hire than you so having such a power struck person managing this property do to favoritism is insane. However ive reach about 5 different property's because I have to move again an have till 11/30 to find sone where to go i chose to go thru this one more time in hopes to get a different agent an for me not to be told I have to pay over 3500 again just to get into a home plus an additional 500 at that time during credit check. So I was not okay with that. This is a major issue because almost 60 to 75 percent is jwb rental property's in jax fl So it should not be just one Manager over seeing there one location about something like this. Buisness is buisness at the end of the day but to get upset or pissed off about a agent you feel was right because I chose to go a different route cause of jer lack of communication an to be address that was cause of it is crazy. I will figure out how to move forward about going over her head an being able to speak an notify other higher ups because if you clearly keep allowing things like this to happen an not caring about that we have limited time to move an agents are being difficult what does that tell you? About the professionalism of them or this company. Some one of compasion an understanding an takes things like this important is who needs to be management over that office. She been there so long to were she has forgotten that yes you may not never understand that some words how they are spoke in the African American community are very disrespectful (hood) if you will so she knew how she spoke to me. I hate to have to say itike that but thats the only way I can place it in terms for this to be understood.I am of mixed culture African American other races how ever because I no some you cant take this behavior out of them they hide it well in jobs because they no they cant act that way at work.But either way going thru all this just to get into a home verses being an actual tenant is insane I can imagine dealing with that same office about repairs rent. I would end having to sue an move again.All this for what exactly? The wrong team runs that office an the whole office needs new management an new agents with compassion ones thats not racist an or unprofessional during times of need of moving.

Negative experience: I am disgusted with JWB..I pay my bills timely!! I’ve taken complete responsibility and care for this rental property!! Every year they have raised the rent, making it almost impossible for me to save money to get out of the situation that I’m in!! I had brain surgery so sometimes I have issues remembering things and every now and again I miss a payment and I don’t remember until the day after it’s due.. Ellen, told me she would only wave the $150 late fee once a year per the rules!!! Which is absolutely disgusting over paying it a few hours late u steel $150 from me!! This $150 charge happened twice in a 5 year period and she refused to reimburse me!! I had an ac unit issue and they ended up charging me, not telling me I found out I was billed when I owed in extra $340 on my rent!!! For a tenant that has always done the right thing and taking care of this property for five consecutive years all JWB has done is extorted any money they could possibly get for me and charge me exorbitant amounts for rent for no apparent reason!!!

Positive experience: I can’t speak to my now property manager because I haven’t shared two words with her quite yet. Shaylin martin was absolutely amazing which is where the 3 stars is coming from. They are very flexible with you when you fall on hard times which I’ve been extremely grateful for as well. As for my rental… it wasn’t until my dryer caught fire a year and a half in that I noticed I didn’t have a fire extinguisher…. The vendor came out and only cleaned the dwelling on the dryer despite me asking multiple times if the vent behind it needed cleaning. A year later the same thing happened, the new vendor came out and cleaned it FINALLY. My garbage disposal was ticketed multiple times before someone came out two years later to fix it, and then Jwb tried to blame an object being stuck in it on me despite the years of emailing and me telling the vendor it wasn’t mine. Disputing that charge as we speak. My son just sliced his toe on my flooring which was very clearly cheaply and quickly laid, just put a ticket in for that today. My garbage can was fined and after fixing the issues they claimed I didn’t…. I sent a picture and spoke to someone at the office and everything….. that alone is stressful because hoa regulations are a big deal. Over all, you get what you pay for, rent is lower than most, you’re able to sign a longer lease, and that typically results in lazier mentalities on the property management end of things. I’ve also heard it’s hard to get your deposit back from them… we will see when the time comes.
