Negative experience: PLEASE BEWARE!!!! I almost got trapped with this company but im so glad that I backed away after reading these reviews please please what ever you do READ the reviews first before moving forward because they are true. The communication between yourself and the AI rep don't work lol I was a potential resident at a home that was for rent which I was approved for but then they stated I needed a cosigner which I did the first time and my cosigner wasn't approved but I was able to move forward in the process with just myself. I went through the whole process of getting my approral letter and making an appointment to go the office to make payment, then was told the owner of the home didn't want to move forward even with a higher deposit due them wanting me to have a cosigner lol but you just approved me without one WOW lol. I get another message that stated they were going to lower the rental amount and I could paint without consequences per the owner and that the owner was needing to make repairs, but I now believe that the message was intended for someone else because once I questioned the price drop and the other information in the message I then got another message from another number stating they wanted me to have a cosigner soooo which one is it. So all I have to say is this company is horrible with communication so please don't waste your time and application fee on any home that they put on the market especially because they don't inform you that an owner is going to make the final decision well at least in my case lol. But all in all HORRIBLE CUSTOMER SERVICE and unfair practices

Negative experience: RENTER BEWARE!!! Don’t be duped by the nicety you receive when you initially deal with this company. They are very sweet when you're introduced to management. However, once interested in one of the rentals, that’s when their deception starts. Blinded by their false kindness and diplomacy, you don’t question the contract or gloss over it. But, please don’t sign the contract until you read it completely and especially the addendum. Some of the clauses included in the lease are quite comprehensive and parts extend beyond their legal rights. Take for example lawn care which includes fertilization, something that shouldn't be part of the tenants responsibility. Most importantly is the early termination of this lease, which in their addendum requires 2x rent plus forfeiting your deposit. Keeping your deposit goes against Florida law 84.39 and can’t be enforced. However, they ignore your pleas and request for justification. They continue to repeat their same talking points until it’s beaten into your head. They will charge your account the 2x rent and maliciously intend to keep your deposit once you vacate the property. Management is also very condescending when communicating with the tenant. Even if there is delayed maintenance prior to your lease, they will make every attempt to avoid and deny your request and if that fails they will throw blame onto the tenant. Please avoid renting from this company. Management does nothing but collects commission from rent, however they do a horrible job managing the properties. RENTER BEWARE!!!
Positive experience: Just moved and they have attended the expectation with communication, refrigerator replacement and agreements, only the apartment (bathroom) could be better cleaned.
Fantastic experience: This review may be a little premature as I haven’t been to the office yet to sign my paper work and get the keys to the house, but my interaction(s) online have been good thus far. I have been working with Kay on scheduling my pick up and she is very pleasant to speak with. She is actually allowing me to come in 30 minutes early as the movers are scheduled that morning to deliver my household goods. I will update later if anything requires to be posted about my experiences, but I am hoping for a smooth transition from Arkansas to Florida with TG being the property management company.
Negative experience: Apparently all they house got severe water damage and mold they only care about your money they must be stopped I hate that I moved in one of they property's its pretty much giving me need to be turned down vibes I wish I would have stayed where I was cause this place is awful the don't fix anything the right way just panther it up but God got something in the making for these kind of people count your days tg property/life style rentals

Negative experience: Don’t rent with this company. When you vacant property they will charge so high prices even though the house is cleaned as per their requirements. I have all the evidence that shows damage to the house and was submitted when I moved in. Those damages was already there when I moved in and also they have in their records Then also they deducted $850 out of my deposit. Everytime when I called them or text them they say it is I get reveiw and then they stop responding to my text. Stay away from this company.

Negative experience: Awful leadership from the very top, run far. Took over management myself, 7 months later, issues resolved across multiple areas such as maintenance, filling units in timely manner, communication, now portfolio is very profitable and everyone paying on time and happy tenants. Very very sad experience, wanted to make sure to give it months to have a fair review for these jokers. Super sad.
Fantastic experience: I needed a tenant for my Neptune Beach townhome and was thrilled with the work done by TG. They monitored pricing in the area and helped fine a great tenant, handled the lease, rent and deposit in an appropriate, timely and professional way. Will use again.

Positive experience: The Office Personnel were nice and professional. I have no complaints so far the only issue I had was that the garage door opener does not work but overall it was a good easy experience.
Negative experience: 100% would give them 0 stars if i could. took my ENTIRE security deposit although they recommended the cleaners??? charged $450 FOR PAINT??? 75 for trash??? ADDITIONAL $300 for cleaning throughout my entire lease they were extremely neglectful. sold the home while i was quite literally still inhabiting it and wanted me to help them out??? even though it meant i only had a small amount of time to find a different place?? and i hadn’t even rented the place a year yet! shitty plumbing and pipes, broke multiple times & they still had no sense of urgency to fix it. extremely audacious, worst rental company EVER!! do not rent with them, maintenance sucks and takes forever to come! they will allow you to rent a home with rodents and then turn around and tell you pest control is in our hands although it’s a duplex and the other tenants have been complaining about it for months SO THEY ALR KNEW OF THEM?? HORRIBLE MANAGEMENT, HORRIBLE TEAM, SCAMMERS, and bad overall. 0/10 would not recommend.

Negative experience: Do not rent with these people they do bad business. I could not get them to do any maintenance. They were not even aware of what they were responsible for on the lease. They had to cut the grass and did not for months. I moved out early ( before the end of month) But because I put the estimated move out as after the end they charged me a prorated amount. So they got the house and I still payed because they somehow can't change the projected move out date. I also cleaned the home and payed for someone to clean the home after me. I am an exceptional tenant and leave every home I have lived in (8 homes) in immaculate condition. It was as clean as someone could possibly leave a home. But they charged me a ton for cleaning for an already clean home. I asked for before and after pictures to justify the charge and have not received any. They are very disorganized and dishonest. Just in case readers are unaware every rental property should be cleaned before new tenants move injust a part of the buisness. You only charge if the property is in bad shape. Charging previous tenant to clean a house with no justification is a tactic that is used by shady management companies to keep more of your money.

Fantastic experience: TG Property Management is truly one of the best in the market if you’re looking for a professional and reliable property management company. They manage all my properties, and I couldn’t be more pleased with their service. Their team is prompt, responsive, and efficient in resolving any queries. They’ve been outstanding in finding quality tenants quickly, and all my tenants have expressed great satisfaction with their experience. TG is also highly professional when it comes to handling accounts — their transparency and accuracy in financial management are commendable. Negative experience: Worst rental company I’ve ever used. No one from the office will ever return your phone call. Emails come back undelivered due to email accounts no longer being active. Completion of maintenance issues was an issue the entire lease. When we viewed the rental it hadn’t been clean. Total lack of communication from this company. Be wary of renting from them. You will have zero communication or explanation from them. You can only visit the office by appointment only but no one answers the phone or returns your call. Terrible rental company and I would strongly advise anyone thinking of using them to use another company
Negative experience: Worst property management company. They don’t care about their tenants at all. The paint job on our townhouse was spotty all over the place when we moved in like they were too cheap to repaint. You can’t get anyone on the phone ever. If your ac breaks in the fl summer they won’t rush to get it fixed even if you have a newborn. They will keep majority of your deposit even if you submit receipts for professional cleanings and do all the things asked of you. They do a mandatory mid lease inspection and if you’re not available all day they’ll come into your home and do it without you. In all my years of leasing I’ve never had such an uncomfortable experience renting. I wouldn’t even recommend these guys to my worst enemy.

Negative experience: Moved into a dirty house with the past tenants toe nail fungus medicine and trash still in the cabinets. Yard was completely unkempt and get continuous warnings from the HOA. Sewage backs up in the house when the washing machine runs. Tack strip visible at the edge of carpet where it meets the kitchen ( don't walk barefoot) Dishwasher leaks on the test run so can't use it. Blinds on sliding glass door don't work and stay open. Very poor property management. I could go on and on.

Negative experience: I had originally given this company a 5 star review because Ms. Kay had asked me to. I put no blame on her, but the company is horrible. My partner and I moved in at the beginning of Novemeber, and for the first month, the light in our bedroom was on the entire time. We requested the property management do something about the matter but, they continued to give us the run around, and nothing was done until, the landlord himself, was called and he took care of it on his own. We also had an issue with our fridge and stated that they would not replace it, and that we would have to replace it on our own. We'll, we ended up speaking with the landlord again, and he was kind enough to replace it for us. We also had an issue with our washer and dryer, and when we called, an individual was sent out, who sat in my drive way for 10 seconds, and as I was walking out to grab him, he drove off and we did not see them for another 2-3 weeks. As of right now, we are being taken to court over rent payments that were not paid because they purposely locked our portal to pursue an eviction. We have been reaching out to them for over a month to speak on this matter, and no one has answered back. They have even gone to our landlord to slander our name and make us look like bad tenants, which we have spoken to him about this very issue because they refused to provide information. Katherine has been nothing, but an inconsiderate, unprofessional individual with a nasty attitude. This isn't a company you want to make rent payments too. This is a company who will literally bribe you to post a good review for them so that you could get $200 knocked off your rent. These people do not care about nothing more then your money and their reviews.
Fantastic experience: Zohra is attentive and very responsive. Had a smooth experience and everything perfect. If I have any issue, it gets done super fast. Would recommend!
Positive experience: I have only been with them a few months. The staff is pleasant to work with. However, their recordkeeping system has faults. I initially set my move-out date to be 5/12 then changed it to the end of my lease as 6/30. I still got reminders for 5/12 weeks after the change was made. I turned in the keys on 6/11 and on 6/23 gat an email reminding me to turn in the keys by 6/30. The email address referenced withing the email for responses was not a valid/recognized email address, nor could I respond directly to the email.
Positive experience: They have been good during the transition. They promised a walk thru checkup after taking over in February but it did not happen. I asked several times and they said soon but no date has been ever been given.This is my only complaint.I have no photos because the property check has not taken place.
Negative experience: I’m writing this review with great disappointment, as I initially gave TG Property a 5-star rating and truly believed I could count on their professionalism. However, since January, I’ve been trying to get my broken shower door repaired, and the experience has been extremely frustrating. They’ve come to my property three times, yet the issue was never resolved. Instead of a proper repair, I was left with a temporary fix that did not address the real problem. The people sent were clearly unprepared for the job, and the work was done carelessly. The shower continues to leak water, and now mold is appearing on the outside wall due to the ongoing moisture issue. To make matters worse, I was told that it’s my responsibility to use bleach to clean the mold, which is simply unacceptable. This is not just about cleaning — it’s a health and maintenance concern that resulted from a repair they failed to complete properly. I truly regret the 5-star review I gave in the beginning. Unfortunately, my experience has been disappointing, and I hope they take this feedback seriously and work on improving their service and accountability.
Negative experience: This is by far the worst property management company I’ve ever dealt with. Their phone customer service is horrible! Staff is rude, dismissive, and completely unhelpful. When you ask to come into the office to resolve an issue, they tell you it’s by appointment only, but won’t actually schedule an appointment. It’s nearly impossible to get in touch with a property manager, and when you move out, be prepared to have your deposit taken with no choice but to file a small claims court case to get it back. Extremely unprofessional and frustrating from start to finish. Avoid if you can.

Negative experience: Moved in and everything I asked to get done before I moved in wasn’t done it’s almost been a week since I moved in and only 2 things were fixed which was the ac and the yard was halfway cut
Negative experience: Don't rent from this company!!! We hired cleaning company they recommended. They still charged us $700 for nothing. $200 for full clean and $385 for touch up paint after we touched up the walls and left a can of leftover paint. I'm pretty sure those people didn't do a thing to that house and literally stole the money. They bought us from other management company 2 month before our lease was over and who we didn't have an issue with. Our new manager won't respond to any messages or calls for weeks. We wanted to extend our lease month to month and they didn't let us informing us a week and a half before the end, putting me in the position to move out in a week with my husband after surgery and 2 toddlers , and my daughter didn't get the chance to go to her graduation in VPK. If it was me, I would never rent from them. Unfortunately I didn't have a choice. That's the first time in my life that smb didn't return my deposit in full. For the landlords who are considering hiring them, will let you know that the place we moved out from wasn't shown to anybody in the last month that we lived there. Also it haven't been on the market yet, even that we moved out over a month ago.
Negative experience: Not the best experience with TG Property Management since they took over from Lifestyle Rentals. While the property and community themselves are great, our interactions with TG Property Management have been disappointing. Getting maintenance issues resolved has been an ongoing challenge, with responses often delayed or ineffective. For example, our washer had a recurring leak that required service four times during our previous lease—and the issue persisted into the new one. Rather than resolving it properly, TG Property Management added a clause in the new lease stating that washers and dryers are considered “conveniences” and won’t be repaired by the landlord. Unfortunately, we didn’t catch this change before signing. Communication has also been lacking, making it difficult to get clear answers or timely updates. If you’re considering renting through TG Property Management, I strongly recommend reviewing your lease carefully—especially during renewals—to ensure you’re not caught off guard by unexpected policy changes.
Fantastic experience: Second year living in our apartment and everything has been nice. Just a couple requests which were quickly answered. So far so good. Recommended
Negative experience: Stay away from this company. They make you pay for damages that were not caused by you, things a landlord should pay for like a broken faucet or hose. I lived in a townhouse for 3 months in the middle of summer with NO AC! They are cheap, but quick to charge late fees (for being short $1) and make you pay for things that should be covered. They turn off your portal so you cannot make payments. The houses they tent are built very cheap, but they charge an insane amount to live there.
Negative experience: The company came in and took over my existing lease and managed my building horribly. After approving a downstairs neighbor who moved five adults into a one bedroom apartment, the peace and quiet I had enjoyed was gone. The next several months were nightmares of noise, assaults and police calls. When told they were being evicted they told lifestyles they would squat unless allowed to ride out lease. They said ok. No breaks were given to the terrorized neighbors paying rent . I chose to not renew my lease and moved. They then came and said never returned my keys (which i did ). And that unless i paid over $1000.00 to use their maids the unit would not be considered clean . Again not a part of my original lease and nothing i ever agreed to. Then sent proceeded to try and take me to collections for the keys. Even though i spent six months harassed and sleepless by the people they allowed to squat, lost the keys I turned in, they wanted to squeeze me for a few more dollars because they knew I was someone who paid bills and cared about my credit Never live anywhere where they are in charge. Just call their number and see the ease if which you can get some one
Fantastic experience: I highly recommend Robert with TG Property Management. He is very professional, reliable, and easy to communicate with. Can’t say enough great things about him. Definitely reach out to them for their services.
Negative experience: BEWARE! Please stay away from this company! They will not take your concerns seriously, they will not communicate, and they will take your money for maintenance issues outside of your control. They didn’t take mold/water intrusion seriously and then had the audacity to charge us for the cleanup!! I’ve rented for 10 years in different cities across FL and this is by far the worst experience I’ve ever had from apartments to other PMs to private landlords. We moved into a new build and there was still painters tape from the walkthrough and exposed wiring from construction. That should’ve been the first red flag. We were told a garage door opener would be installed and later found out that the owner didn’t pay for that feature. When we moved in the blinds hadn’t been installed yet and we had to take time off work for that. Then a couple months into us living there we discovered during hurricane season that water would leak through the entire back wall. We emailed and sent a maintenance request and were told this was a warranty issue and someone would look at it. Those vendors said there was no major issue, maybe just a grading concern. That vendor came out and said no issue. At that point rainy season was over and the leak wasn’t active any longer so TG decided not to pursue it further. Fast forward about a year, same issue. We emailed and called, no response. Maintenance request said again it’s a warranty issue. I finally emailed every single email I could find online until I got a response. Katherine Hicks took over as point of contact and for months we argued about there being mold in the home. We went back and forth and she went as far as to accuse me of making this up as an excuse to end my lease early. We had already lived there 2 years at this point and I had no intention of leaving until these issues. Katherine had vendors come out and cover up the mold. We demanded an actual mold inspector/remediation specialist come and lo and behold, there was mold. They again had vendors come out to repair (though I suspect it wasn’t done well). Months later when our lease was up we were then charged a cleaning and painting fee because their vendors failed to actually “cover up” the mold and water discoloration! We’re still actively working to get part of our deposit back but nobody in the office will call or email us back. It seems nobody other than the receptionist works in the office because I’m always promised a call back within 24 hours rather than being transferred. And shocker, nobody ever calls back. We paid for cleaners and the place was left spotless upon move out other than the areas of concern related to the water damage and they charged us $675 for that. Fantastic experience: I just rented a townhouse in annies Walk in Jacksonville, Florida from TG management. The entire staff is very professional, which made the process run very smoothly. They were great at finding me the right location to rent as I was moving from another state and communication level was excellent. Negative experience: Update: Our amounts have now gone up $1000-2000 more. Katherine is a very rude communicator and keep adding bogus fees. Also, this is the second time they have tried to bribe me to remove my review. Every positive review you see is a fake review that they pay people for. Beware. We have had the absolute worst experience by far renting from this company. We rented a townhouse in St. John’s last march and did an initial walk through of the unit and saw a lot of things that needed to be fixed and cleaned in the unit. The property manager insured us that everything would be fixed and the unit would be clean upon move in. We paid our deposit and begin the move in process, however, upon arrival we found out that our unit was in the same exact condition(mold on toliet seats, broken cabinets, uncleaned carpet, unit all together was not cleaned at all, walls scuffed, etc) it was from the initial walk through and absolutely no cleaning was done to the unit. This forced us to pay an extra month rent to our previous landlord just so they can fix and clean the unit. We left a google review on the issue and they paid us to take the review down. So now we are in the hole an extra month of rent because we had to pay for two different units in a two week span. Fast forward the old broken faucet had fallen apart and we requested that they come out and fix the faucet. Again the property manager wanted us to pay for the faucet being broken so we had to remind them that this unit was built in 2007 and the faucet was extremely old to begin with just for them to come and fix it. Another issue was the dryer in the unit is also extremely old and it started to not dry the clothes properly and we requested someone to come out and look at the dryer. We were told that a new dryer would be put into the unit but here we are about to move out of the property and still no new dryer has been placed into the unit. Now again here is where another issues arises. We recently purchased a home and asked for full charges that we would have to pay for move out and breaking the lease early. Katherine gave us the amount that she would charge us for breaking the lease and sent us one invoice and two days later sent another invoice with higher charges than before. After we clearly told her to send ALL charges not partial charges. So after paying thousands of dollars in closing cost for our new home, we then had to come out of pocket an extra $400+ more on top of the $4,000 just to satisfy breaking the lease. This inconvenience once again put us in a hole financially because that extra money was for our movers. This has been an absolute nightmare and I will never rent or advise renting from TG property management. Lastly, since we have been here we have spoken to atleast 5 different property managers and each one has been worse than the one before when it comes to communication. That should speak volumes on the company that they always have a different manager every month.
Fantastic experience: I have had a rough 2 years with my personal life while being a tenant here and work is always hectic, but if ever I need assistance with any repairs or communicating any concerns.. they have always been kind and responsive. Negative experience: Please avoid this rental company. TG Property Management was previously called Lifestyles Rentals. From the beginning it was a nightmare, we paid a move in fee and cleaning fee but our unit was not cleaned upon move in. This forced us to extend our lease to a month to month lease until they got the rental to move in condition. We then tried to get our move in fee back and was told no. It was only after we left a review we were offered a bribe to take the review down in exchange for the cleaning fee we were wrongfully charged. The unit we moved into reeked of bugs. We would have to have every drain in the unit shut to avoid not seeing roaches in our unit. Upon move out we explained that we purchased a house and that we would need an invoice of all final fees. We received an invoice of an amount but when we logged into the portal there was a difference of about 1k extra added to the portal that wasn’t visible on the invoice we were sent. You would think they would honor the invoice that was sent over but no the Deputy Director of Operations, Sr. Owner Relations Management Kathrine Hicks would not honor the invoice that she sent over. If someone other than Kathrine can reach out to resolve and honor the invoice that was sent to us that would be great. If not this would be just another example of the predatory behavior this rental company practices. Pictures of the unit at move in are attached(yes the dirty towel was there at move in). The same effort they started at move in is the same effort they gave at move out. They only care about your money with no care for the customer.
Fantastic experience: i really am enjoying renting a property from this management. im not going to go into detail but when they tell you communication is key; believe them. you never know what can happen, what can change or whose willing to work with you when you communicate. they respond fairly quickly and make you a priority. will definitely rent from them as long as i can. ❤️

Fantastic experience: Updated January 2024 Hanna has been taking care of my properties for over a year now and I am much more pleased with the company now. Hanna has pretty well stayed on top of issues with tenants or the property and does a pretty good job of keeping me informed. Updated November 2021. Unfortunately, I need to change my review. The initial individuals who managed my properties who were with a company Lifestyles bought out are no longer at the organization. They are no longer proactive in taking care of tenant issues and are completely unresponsive. I have emailed and left messages related to non-paying tenants, and I have not received any response in over a week. This is unsatisfactory to me. It's sad to see the difference in service - I hate leaving negative reviews, but I would want to know if I were searching for a property management company. The team at Lifestyles has been wonderful to work with. They have been proactive in taking care of any tenant issues, and have kept me informed of important concerns.

Fantastic experience: Our heater stopped working on a Saturday night. I called early Sunday morning, and a technician was out within a few hrs. He was very efficient, quick and explained to us what the problem had been. He was a true blessing to my family and myself; I highly recommend him and his company.
Negative experience: I am extremely disappointed with the management office at this apartment complex. The staff especially (Denise & Donna) is consistently rude and unhelpful, making every interaction unpleasant. They lack professionalism and seem uninterested in resolving any issues that tenants bring to their attention. It's frustrating to deal with such an unprofessional team, especially when we are paying good money to live here. I would not recommend this place to anyone looking for a respectful and supportive living environment. The property is Armature Lake Apartments in port richey Fl They do not care about there tenants at all, despite all the complaints they do nothing about black mold problems in my unit this is a serious health issue that they completely ignore, Additionally there is never any parking available and taken up by people that don’t even live there Armature lake Apartments is a horrible place to rent from.
Negative experience: Worse rental company ever. DO NOT RENT. I moved in may 2023. When I moved in. Had issues. Ac wasn’t working and there was no cap on pipes for the septic also the front steps to the house and the back deck were rotted. From may 2023- sep 2024 I put in multiple request for them to come fix the septic. They finally began fixing septic September. Very unprofessional. Once they finally had somebody come out and look at the septic. The septic system was not even working at all. The whole time I stayed at the property every time you flushed the toilet and very thing just flooded into the yard and under the house leaving a smell in the yard and house. Currently moving out as of oct 31st due to it still not being fixed. After putting a cap on pipes sep 27th everything back up into the house. Have not been able to use the bathroom or shower. Please don’t rent from them I repeat please don’t rent from them
