Negative experience: I paid the application fee, was initially told I was not approved, and then later was told by multiple different people that I was approved. Then said I needed a cosigner to I didn’t. There was no clear communication, no official emails, and no lease links sent—only scattered text messages from different individuals. The process felt disorganized and unprofessional. I never received proper documentation or consistent information, yet my application fee was still taken. I expected transparent communication and a structured process, but that was not my experience. I would strongly encourage better communication and clearer procedures for future applicants.

Negative experience: This rental company lied about when they were viewing one of their houses and screwed me and my roommates over. They told my roommates and I that they weren’t scheduling tours for a property until 10/3, we scheduled for 10/4 on 8/25 so over a month in advance, and we didn’t pursue other housing options because we were waiting and so excited to tour this place. We were recently informed that the house has already been rented even though the company told us they weren’t showing it for several more days. This is very upsetting to all 3 of us. We recommend choosing another rental company that doesn’t lie about when properties are becoming available so you have an honest opportunity to apply.

Negative experience: They DO NOT advertise all costs and do not tell you the upfront costs until they have already run your screenings with a hard hit to your credit, these surprise costs end up being excessive and they need to disclose these costs in their advertisements.

Fantastic experience: I can't believe that I waited so long to switch property managers. Darla is incredible, she IS ON IT. From the moment that I called, it was like a hurricane of her eagle eye inspection, getting all the vendors in to do what needed to be done, taking really great pictures, and putting the listing online. NEXT DAY....rented. I am so grateful to have RPH on my side, I sleep so much better.

Fantastic experience: ⭐️⭐️⭐️⭐️⭐️ I’ve seen some reviews mentioning delays or lack of response, but that hasn’t been my experience at all and ive been with them for 4 years now. From the beginning, the team has been kind, responsive, and willing to work with me when I’ve needed help. Anytime I’ve had a maintenance issue or question, they’ve been easy to reach and quick to follow up. I really appreciate how they've all treated me with respect and take the time to listen. Just wanted to share that not every experience is the same and mine has been very positive.

Fantastic experience: Update: still a great experience. They have stayed consistent with their communication and their attentiveness, their staff are courteous and they work to address things promptly. Even when there are delays with a repair, they are good at getting back to you with an update. Their staff member Enrique was really cool when he came out to do the periodic inspection, and he was a pleasure to chat with. It's been a great experience working with this company over the last few years. They've been responsive and courteous to the few requests I've made, maintain an easy to access online portal, and take care of issues promptly. One of their staff, Jesse, is super impressive. He responds quickly and brings about a resolution faster than I've experienced with other rental agencies. He is very friendly and a pleasure to chat with, and I'm glad that they have him on their team. I hope this company continues to maintain this level of professionalism and responsiveness as the years go by.

Negative experience: Our recent experience at Rent Portland Homes Darla Andrew's Office has been so poor. It has now been over a week that we do not have a working dryer or washer and the management team simply tells you that they have 31 days to remedy the issue!

If you value timely maintenance, clear communication, or simply working appliances, think twice before moving in to the properties that the Rent Portland Homes Darla Andrew's Office manages. Why? It has now been over a week without a dryer or washer, and the laundry is piling up. What’s worse than a broken appliance? A management team that hides behind a 31-day legal window instead of showing basic courtesy and urgency.

When a place was available later than I thought it would be they refunded my application fee and helped me find something else that would work. Jennifer was very nice and made the process feel easy!

Fantastic experience: I recently started my rental business with RPH, and Victoria and her team have guided me through every step of the process. Their clear instructions made it easy to follow, ensuring a smooth and stress-free experience. Communication has been effective, and within just a few days, I already have tenants moved in.

Fantastic experience: I’m grateful a friend recommended this property management company when it came time to rent my home. Darla, Jennifer, and Kevin have been amazing to work with. From the very beginning Jennifer was knowledgeable, responsive, and gracious, and in addition to everything else she provided helpful recommendations to make my home a better living space for potential tenants. Two weeks before new tenants were set to move in there was a huge speedbump. A major leak was recorded by the city water department. I contacted Darla, and she and Kevin immediately took to action. They were able to quickly organize a vendor specializing in leak detection, a plumbing company that could come out and fix the leak (which required breaking up concrete), and a concrete company to repair the surface above the leak. There was an additional smaller leak that they were able to have repaired as well… All before the new tenants moved in. While all of this was going on they were communicative, patient, and most of all calming. I felt like they had my best interests at heart, and I really hope the new tenants felt that way as well. If you are a homeowner and thinking about renting out your house now or even in a few years, I highly recommend this company.

Negative experience: 1/24/25 edit: As i am recovering from surgery I had my partner put in a maintained request and even though I request about 3-5 times to not be contacted or have my number given to repair folks since I'm trying to sleep, on medication, etc. and I am STILL being contacted. I am still being woken up and bothered when I have 0 awareness of the the world right now, let alike what's happening with my dishwasher. I truly hope I find a different rental this time around. How this company has 4.6 stars will never cease to amaze me. Working with these people is near impossible. Every member of staff I've worked with has been rude or doesn't get back to me. I get interrupted on the phone frequently when trying to get a simple answer to a simple question. I called in the day before to get a simple answer regarding a 24-hour notice I received, and never ever got a call back. They dealt with me over email and didn't really assist me with any concerns. I have a dog and the reason I rent with a yard is for the dog. They're refencing and will not pro-rate my rent even though I will not have the same access to my yard. I cannot let my dog out in a yard that has no fence. I'm not sure why that's a complicated concept. I couldn't even get a simple "I understand your concerns and I'm sorry". God forbid their clients feel heard. My 24-hour notice was also incorrect. I was then informed they'd also need access to my yard for two additional days that were not listed on the 24-hour notice and I had to request a new one. I haven't even moved out yet and dealing with them is a mess. They've actually help me make my decision to buy a home in the next few years so I never have to deal with incompetent overpaid rude staff again. I am beyond angry and I don't even want a crappy reply to my review to back up why they feel they get to be rude and send incorrect notices.

Negative experience: Attempted to arrange to view a rental property with them. After scheduling a tour, they cancelled the day of and informed us that someone else had already rented the house even though the official application period hadn't yet opened. When asked why this had happened, as it is a violation of Portland's rental application and screening requirements, they changed their story completely.

Negative experience: Alert! Alert! Alert! Absolutely worst property management. Please don’t go with the reviews as we learned it in the hard way. They won’t help you if you have a bad tenancy. We were one of the victims of precise property management lawsuit and fraud. At the same time Our tenants also stopped paying due to some other issues. We started searching for other PMs. Then we selected RPH from Darla Andrew’s office. Initially they talked nicely as they will take care of everything and take the needed actions. They started communicating with the tenants. They also asked us to keep a $300 as maintenance reserve. However when they found out the tenants are stubborn, they stopped doing anything such find any rental assistance for the tenants, or evict them etc. But they keep deducting their management fee every month out of that maintenance reserve even though the tenants are not paying the rents. When we asked them repeatedly that what’s being done about past dues, all on a sudden we got call from the owner and she mentioned that they have terminated our agreement without giving us any prior notice and they will not manage our property moving forward. BTW at that time all the maintenance reserve has been depleted due to management fees payments. So overall they took over the property, got their management fees and did nothing regarding the bad tenancy and left. Then We literally begged to give us few more days to find another pm. After several requests they just gave us 7-10 days and we had to find a pm and luckily we found Holland properties who not only evicted the tenants but also found rental assistance which cleared all the past dues.

Negative experience: We rented a house for our daughter from Rent Portland Homes, Darla Andrews office from October 2023-October 2024. When she initially moved in we asked if someone was going to come clean, patch holes and touch up paint. We were told it was already cleaned and no one would be coming to do anything else. During the year she had horrible ant issue. Again ,we were left to handle it on our own. When moving out we hired a professional carpet cleaner and 2 professional house cleaners and left the house in much better condition then when she moved in. We patched all nail holes and touch up painted. We recently received our deposit back minus $485 for cleaning. I have no words to how completely ridiculous this charge is. I contacted Darla and was told to email her with my concerns. I received an email back from another person, someone who must work for her, trying to justify this charge. I am writing this review to warn people DO NOT RENT FROM THIS GROUP, THEY ARE CROOKS. I have never written a negative review before but do this because renters need to be warned, I wish I would have read the reviews before renting from them!

Negative experience: I decided to work with Rent Portland Homes to rent out my property, but unfortunately, my experience was disappointing. While they did show the property to prospective tenants, their overall effort to rent it was minimal at best. Despite having multiple showings, I felt the team lacked the initiative to actively market the property or follow up with leads effectively. There was little communication about what was being done to attract tenants, and when I did hear back, it often felt like they weren’t making the effort needed to secure a renter. I was left with the impression that once the showings were scheduled, their job was essentially done. The lack of urgency and follow-through throughout the process was frustrating. It seemed as though Rent Portland Homes was not truly invested in helping me rent my property, which led to a prolonged vacancy and missed opportunities. If you're looking for a property management company that will put in the necessary effort to rent your property quickly and efficiently, I would not recommend Rent Portland Homes. Their minimal effort and lack of proactive communication ultimately led to an unsuccessful experience.

Negative experience: As a homeowner with Rent Portland Homes for the past three years, I expected professionalism and integrity, but my recent experience has been incredibly disappointing. I asked about a referral bonus for recommending family and friends, and they assured me there was one—a $250 bonus plus 1% of the rental income. I trusted their word and referred two people to them. However, as soon as my referrals signed up, they completely backtracked, claiming they could no longer honor the referral because Darla "didn’t realize I wasn’t an agent." This was after multiple emails confirming the referral arrangement, which Darla strung along until the company secured 50% of the first month’s rent from my referrals. After that, I was told they had “plenty of homes being rented” and didn’t need mine or any referrals. To make matters worse, Darla was consistently condescending and rude. When I mentioned I’d leave a review on Yelp and Google, she brushed it off, saying “No one uses Yelp” and claimed her Google rating was 4.7 stars. When I looked it up, it was far from that rating. She then pivoted, saying they had multiple Google pages and websites—another excuse to deflect from the truth. If you're considering using Rent Portland Homes, please take a look at their Google and Yelp reviews. You’ll see a pattern of complaints describing their team as snarky, rude, and dismissive. Rent Portland Homes has shown itself to be an unreliable and unprofessional company that deceives its clients for profit. Homeowners deserve respect and honesty, which you won’t find here. I strongly advise anyone considering this company to look elsewhere. Darla and her team cannot be trusted and clearly have no respect for their clients.

Fantastic experience: I met with Jennifer who was super helpful and knowledgeable. She was on time, answered all my questions and provided useful information in the application process. She seems to genuinely care about her clients and really knows how to connect with them. The property was well maintained and up to date, with modern appliances and design. I highly recommend RPH. In my search to find our next new home, I have to say it was a great experience.

Both of these wonderful women bent over backwards for me to get into view a home and go the extra mile to be accommodating. Fantastic experience: Hash came to my house was super polite, understanding, friendly, ask if I needed anything in regards to the house or if anything needed repaired made sure to address those made sure that I knew that he was writing those things down to have them attended to thorough. Just a great customer service experience, especially when you have people coming into your personal living space. Fantastic experience: Sam Tilley did our annual inspection on 9/12/24. He was very mindful, respectful, communicative and documented things thoroughly. I am grateful for his attention to detail as he was the only person in the past 4 years to walk through for the annual inspection and point out things that actually needed to be addressed that hadn’t been previously documented, so we can get things corrected that need to be. Now we wait for his recommendations to be addressed. Thank you Sam!

Fantastic experience: I was a little apprehensive about using a property management company to rent my home, but felt comfortable immediately working with Victoria Ham. Victoria was extremely professional, helpful and patient walking me through all of the requirements. Fantastic experience: Great experience with Victoria Ham, Biz Development Mgr., who oversaw renting my Beaverton condo. From my 1st meeting with Victoria, I could tell she was professional, very knowledgeable, basically very "buttoned up", which I admire. Those skills allowed us to smoothly transition from trying to rent furnished, to getting a tenant for unfurnished. She was great to work with, accommodated a couple of special requests, and was always very good with communication. I did all of this in the middle of a son's wedding, quite a busy time; but we smoothly and successfully pulled it off; special thanks to Victoria and team as I worked with others and that remained smooth and easy.

I was pleasantly surprised to see Dylan Cox just a week or so after taking over, reach out to us to schedule an inspection to see what we needed as far as Maintenace or repairs. Negative experience: Their lease violation policy is ridiculous, draconian, and cruel. They refused to reschedule a follow-up inspection for a lease violation. Work schedules and an elderly roommate's bad back made it difficult to remedy the violation within their two week timeframe, although we think we were able to complete some of the actions they said we needed to complete. Said elderly roommate is now in pain and discomfort. I hope Management considers relaxing their policies. I would not recommend any prospective renter to rent a house from this company. In fact, my recommendation would be to stay far, far away from any property managed by them. *Edit* After leaving my review, a representative of the company responded, stating the following, "Being that you are refusing or asking to reschedule said inspection the resounding assumption would be that the violation has not been rectified." I did not refuse the inspection. Furthermore, I stated that I and the other tenants would try to finish remedying the violation tonight (8/22/24). Our follow-up inspection was scheduled for tomorrow (8/23/24). Yet, RPH has now issued us a second violation and moved the follow-up inspection to 9/6/24. So, RPH has decided to issue a lease violation based on an assumption instead of an actual inspection. I think prospective renters should ask themselves if this is the kind of company they want to rent from.

Fantastic experience: Hash was very friendly and helpful during the routine inspection of my house. He clearly communicated the date/time of his visit, and conducted his inspection thoroughly and efficiently.

Fantastic experience: From start to finish, clear and friendly communication with scheduling a showing all the way through signing the lease. Shoutout to Eunice in the office for her expedited responses, both detailed and concise. As for the showing itself, the star of the show was Jenniffer. I’m not sure how to say this so let me try an analogy. Amongst a sea of rubble, she’s a gem. … Aka we’ve seen a few places over the past year and, I get it, the job is to unlock the door. But the lack of attentiveness, property knowledge, or general CARE has been blaring. Jenniffer had all those qualities, plus an actual personality! Look, we were in love with the unit from the first step in the door. But Jenniffer was fun to work with and pumped us UP to make this our home. Thanks, Jenniffer!

Fantastic experience: Hash did a great job with an inspection. Totally easy and not as big of a deal as I was fearing. Nice guy and was in and out in a timely manner while still being diligent. Answered my maintenance questions too!

Negative experience: We've been without AC for five days now. This is a time when Portland has been hit with heatwaves, It's 94° outside right now. RPH has done nothing to fix our issue. They are telling me our unit is brand new and builder insurance should fix it not them. But that's not an answer for me and my 3 years old. I would not recommend renting from this company. They don't care about their tenants, just their money. Update: Took RPH 11 days, 7 calls calls and 5 voice messages to send HVAC technician over. But they were quick to cover my bad review by fake, 1-reviewers though. Tells you what you need to know about these folk. Update (07/25/2024): I'm taking Darla Andrews and her band of charlatans to court. I moved out their property July 1st, Sent a notice 30 days prior, paid my last month's rent, made sure every thing is in order. Left nothing behind. 25 days later they are telling me not only they not gonna give my $2700 deposit back, they believe they are owned $2000 So RPH thinks some carpet cleaning and paint touch ups cost $4700. Let's see if judge agrees.

Fantastic experience: It’s been a pleasure working with Victoria and RPH team. We moved out of Portland and had to rent our property. RPH team scheduled an in person meeting next day and they advised me on every aspect. Victoria helped us throughout the process until tenants moved in. The communication was quick and efficient which is important for me. They care for both owners and tenants. Highly recommend in Portland area!

Fantastic experience: Hash conducted an inspection earlier today. He was extremely polite, professional, and non intrusive. He checked if any maintenance was needed and then allowed me to work upstairs while he quietly completed his work. Very efficient.

Negative experience: I had deleted my review because I do not want to have any association with this company, but I've received advice to resubmit it: Rented a house from Rent Portland Homes Darla Andrew's Office from May 2023 - May 2024 in Aloha. The home and the area is nice. The neighbors were great. Rent Portland Homes is a great incentive to buy. Prior to move out, I called to schedule a walk through and was informed by their staff that they do not perform a move out walk through. My lease contract states that I need to call to schedule a move out walk through. Prior to move out, I patched 20+ drywall anchor holes for curtains throughout the house. I did anticipate some charges for the patches to be sanded and painted. My partner and I did extensive cleaning ourselves, and we also hired a professional cleaning company to do a move out clean for $620. I received a call to detail the charges I would be receiving against my security deposit, I was informed I would be charged $450 due to a small amount of grease found under the stove top burners, and the garage needed to be swept. I disputed the amount, and was told that when the cleaning company finds any dirt in a room, they then clean the entire room. I disputed this as being neither fair nor reasonable. At this point the staff member insisted we move to email communication only. They also attempted to charge me for the lawn being overgrown and I had to remind them that a landscaping company we did not hire had been coming every two weeks since we moved in. I later received an email stating that the cleaning company had accidentally charged for a full cleaning. I received a callback that I would not be charged for the landscaping. I was not informed about the repair charges until I received the disposition in the mail along with the check. Questionable, non-timestamped pictures were used to levy move out charges against the security deposit. Outright refusal to provide original and unaltered files for review. Renters will require their own video(s) of every square inch of the rental, including windows, blinds, inside drawers, inside cabinets, and inside appliances to demonstrate functionality and cleanliness at both move in and move out. I would recommend also taking video of the outside and surrounding property to be safe. Repairs are billed through Pumpkin Ridge Home Repairs, which is registered to Darla Andrew. The repair company charges more than double the average hourly rate for a licensed and insured handyman in Portland. They will also charge the cost of a full blind replacement due to a broken slat. Cleaning is invoiced through a questionable cleaning company. Invoice had no business license # and no contact information other than an address. I went to the address and the two people there stated they were not familiar with said cleaning company. It is also a home that Rent Portland Homes leases, and according to the office, it is the personal home of Darla Andrew. Rent Portland Homes also divulged personal medical information of the individual I spoke with as a means to discredit them. The receptionist I spoke with in the office was pleasant, although appeared nervous. I was informed of additional photos of the inside of the oven that justified the cleaning charges that was neither referenced nor provided to me, nor was I shown these images during my visit. I have lived all over the country and I have rented from multiple rental companies. More often than not, I have had a pleasant move out experience. This may be the first time I have been directly lied to and blatantly overcharged for minor repairs. Pay attention to the Yelp reviews and the lower star google reviews. My experience suggests there is a lot of validity to the other complaints.

She also shared with me other properties that could be of interest to help ensure the best option available under Rent Portland Homes meets the requirements I’m looking for.

Negative experience: Highly recommend NOT renting any of their properties. They were always a nightmare to try to get ahold of, no one is ever on the same page, maintenance requests take forever, they will take 90% of your deposit for basic tenant turnover work, and the list goes on! For example, they charged us $400 bucks for “landscaping” when in reality the yard was completely dirt upon moving in. Good luck!
