Negative experience: This place is the definition of useless. They are quick to report an alleged debt but suddenly powerless when it comes to actually helping resolve it. Convenient. They claim they do not work with the property owner anymore, yet they are still involved enough to report and impact someone’s record. That makes no sense. If you have the authority to report something, you should have the authority to explain it and help fix it. There is zero accountability and zero real assistance. Just deflection and excuses. If you value transparency or professionalism, be prepared to handle everything yourself because they will not help you once there is a problem.

As I explained during our phone conversation on Friday, the balance you’re referencing is tied to a rental judgment that was issued in 2019 following a court proceeding related to unpaid rent and property damages. Court judgments are issued by a judge after reviewing the case, and in this instance a judgment was entered at that time.

Because the judgment is now several years old and was finalized through the court, our office does not have the authority to modify, dismiss, or negotiate the amount owed. Additionally, we no longer manage the property, so we cannot act on the owner’s behalf regarding settlement decisions.

That said, I did offer to forward your contact information and dispute to the property owner so they could review it directly. The judgment paperwork you received lists the appropriate attorney’s office for payment or legal inquiries. If you are seeking to negotiate the amount owed, that request would need to be directed to the property owner or their legal representative, as they are the party to whom the judgment is owed.

We understand that resolving older matters can be frustrating, but we provided all available information and direction within the limits of our authority. We wish you the best in resolving the matter.

Fantastic experience: I currently live in a Stratton Vantage home my manager is Pat Dailey she has been wonderful the house we currently live in is wonderful the owners of the house have been very accommodating very nice we are currently getting ready to move out of this house and into another one which Heather sagnella has been helping us with she has just been amazing help just get into the new place which we will be moving into later this month would definitely highly recommend these people they're easy to work with very nice very professional will definitely be staying with them for as long as I can

Fantastic experience: My husband and I have chosen to rent a home in Arizona for the past 10 years. For nine of those years, we rented from a wonderful family who lived in California. We truly felt at home and cared for the property as if it were our own. When unexpected circumstances required them to sell, we were heartbroken and worried that finding another place we could truly call home would be difficult. To our surprise, we did find a home that felt perfect for us—but we were hesitant about working with a property management company, unsure if the experience would compare to what we had with our previous landlords. Negative experience: Very disappointed with this property management company as a landlord trying to use their services. It took them over a week from the day I dropped off the keys just to get the property listed. Never once giving me updates unless I asked about it being live. When it finally went live, they copied the old listing description from the internet instead of writing a fresh, engaging ad to attract renters. I had to call and ask for it to be changed, no accountability was taken. Communication was also frustrating — response times were slow, and I often had to follow up after 2–3 days just to get basic updates. They changed softwares and didn’t communicate anything. Overall, it feels like all they did was post the listing online and nothing beyond that. I expected much more effort, urgency, and professionalism and after two months of it being vacant decided to pull it off the market because as a landlord if I’m not happy, I can only image how frustrated my tenants were going to be. I had a lot higher hopes because I loved the intake person, Jaimee.

Negative experience: REVIEW: 12/11/25- This company is an absolute money grab — stay FAR away from Stratton! My husband and I have made multiple documented complaints about a severe scorpion problem in one of their rentals, yet nothing was addressed until we submitted our 54-day notice to vacate due to the home being uninhabitable and unsafe, as confirmed by our licensed pest control professional who identified an active infestation. Our property manager, Terri Young, has consistently been rude, dismissive, and unresponsive to our concerns. Despite notifying her several times, no proactive action was taken to protect our family. Instead, we were told we would owe a $900 lease-break fee PLUS two months’ rent—an outrageous total of $8,000—just to leave a home that is a clear health and safety hazard. Tonight, I received a call from a man named Chris Goodman, who claimed to be under Damon Stratton. Shockingly, he stated that “inhabitable and safety concerns are Arizona tenant law, but not something that needs to be written into a Stratton contract because safety is your concern, not ours.” To hear a company openly admit that tenant safety is not their concern is beyond disturbing. I am absolutely sickened that a business would operate this way or speak to a tenant in such an unethical and dismissive manner. I have young children and a small dog living in this home. If any of us suffer a medical emergency due to this scorpion infestation—after repeatedly notifying them and providing full documentation—I will not hesitate to take legal action. No family should be treated this way, and no company should prioritize profit over basic human safety. UPDATE: 12/12/25- Save your disingenuous copy and paste response to my review. Your company has been aware of this serious issue since this past July after we moved in, along with many other issues with the property, all of which were documented and still unresolved. We have made multiple attempts calling your main office line (4 in the past 2 days specifically) and no one ever answers. UPDATE: 12/15/25- this is in response to Stratton deleting their last original Google review response. Stratton only took action after we submitted written notice of our intent to vacate, despite the fact that we had made multiple prior communications requesting resolution of these issues, none of which received follow-up or corrective action. Does that sound like a PM that cares about their tenants well being and safety? As stated in my email to Terri this afternoon- "it is clear that routine maintenance and standard pest treatments are not resolving the issue. This was also noted by our Pest Control company, EcoGuard in the letter I forwarded to you this week. Given that scorpions pose a documented safety risk--particularly to children and pets--what is the proposed solution that does not place our family's health and safety at continued risk? We are asking for a realistic, effective resolution, not continued assurances that standard services are sufficient when evidence shows otherwise".

Negative experience: We applied to a house we were really excited about & called on an update on a Friday & were told that the following Monday we would get an update. A few hours later on the Friday only one of us got an email stating the property was no longer available. No call back, nothing. We called Monday to see if it was a mistake or if there was something not right with our application, no response. Needless to say, they probably just want to rack up app fees & then not confront people that are seriously interested. Bad taste in our mouth & bad customer service.

Fantastic experience: I recently moved into a new home that is managed by Stratton and specifically, Brylee Helm. My experience with Stratton has been extremely professional and exemplary. No one can deny that moving is an arduous process yet Brylee and her team have made it much easier with their property management systems; this includes on-line payment processing and maintenance requests. Brylee is personally responsible for 400 homes and she amazes me with her ardent attentiveness to tenant needs with not only expertise but also compassion. Negative experience: I will never rent a property managed by the Stratton ever again. Brylee Helm was specifically unhelpful and unresponsive the entire time. This was the worst rental experience I've ever had. They do not respond to maintenance calls or requests. It was so bad that we had to look up the owners phone number in the public registry and call her ourselves just to get simple repairs done. On top of that they will ding you with fees so they can collect more money from you after you move out. If you see Stratton Vantage managing the property you are looking at renting - STAY AWAY.

Negative experience: I don't usually leave reviews but this is the straw the broke the camels back. I've had nothing but bad experiences with this company for the last 2 years. Every time maintenance has been scheduled it has gone poorly. They need to evaluate their contactors better. Need a shower replacement but instead they just caulked over the mold where there are broken pieces and holes in the shower floor, From HVAC guys smoking weed in my backyard. To shotty temporary fixes. Someone came to fix leaking water spouts, then proceeded to snap the handle off the valve, said he was going to come back to fix it, then never did. After contacting property management, they never rescheduled someone to fix it, still broken to this day. AC went out in the summer for almost a week, tried to call the emergency maintenance line, they don't consider that an emergency even if it's 120 degrees outside. Gave me an insult of a discount on rent that month after I chewed them out. Recently hired painters to do the exterior of the home. They scheduled a day with me to start, so I took the day off to be here when they started. They never showed up, never called to say why, I tried to contact them, no answer. Have had friends rent with them as well and they have told me their horror stories. Id find a different property management to rent from.

Negative experience: Our experience with this property manager was extremely disappointing from start to finish. Communication was unprofessional and often dismissive — at one point, her email response stated, “I’m hanging out with my homies. Don’t bother emailing me a response as I will not get back to you for at least three days.” Maintenance issues were handled very slowly; it often took one to two weeks to get even minor problems addressed. When we moved in, the home was in poor condition: the carpets were filthy and stained, the pool tile was falling off with peeling plaster, and the oven and floors were extremely dirty. Trash had been left around the outside of the property, which I had to pay to have removed myself. Despite the lease including landscaping, it was never done on schedule. I had to contact the landscaper directly to get service — something that should have been managed by the property manager. The pool cleaner routinely blocked the driveway, preventing access to my garage. Throughout our tenancy, almost every issue we reported was dismissed as “cosmetic.” Her emails became increasingly abrupt and rude toward the end of the lease, to the point that I chose to stop communicating with her altogether. We left the home in immaculate condition, far better than when we moved in. Despite this, we were charged for things like missing lightbulbs — which were already gone at move-in — and I personally replaced several items that had been missing from the start, including towel bars, toilet paper holders, and shower curtain rods. Overall, this was one of the most unprofessional property management experiences I’ve ever had. I would not recommend renting a property managed by her.

After reviewing the history of this tenancy, it appears that many of the concerns you mentioned were addressed directly by the property owner, who used his own vendors for repairs, pool maintenance, and landscaping. While we always do our best to coordinate and support the owner’s service providers, we unfortunately do not have full control over their schedules or performance. We understand that this may have caused frustration, and we appreciate your patience throughout that process.
Regarding the move-out charges, these were based on documentation from the move-in and move-out inspections. Items such as carpet cleaning, a damaged door handle, and missing lightbulbs were not noted as pre-existing on the move-in report. However, we do understand that discrepancies can occur, and we always welcome communication to ensure everything is reviewed fairly.

We’re disappointed to hear that our tone came across as unprofessional — that is never our intent. We value respectful and courteous communication, and we’ll continue to use feedback like yours to improve how we interact with both tenants and owners in the future.

Positive experience: I have time today and maybe this will help someone looking for a new home… I have NOT lived in one of their properties but I am an advocate for transparency in financial exchanges. I was considering renting a home from them and I went to review their “hidden fees” and potential move in cost I won’t be renting from them. They want a security deposit of minimum 1.5 months rent up to 1.75 months rent. In addition to that First Month’s Rent + 4.4% admin fee + $49.95 Resident Benefits Package setup fee, $225 lease preparation fee. The + 4.4% admin fee + $49.95 are also monthly fees in addition to your rent. So if you’re looking to rent a home that’s $2000 a month be ready to pay about $5600 to move in. Also, with a 600 credit score and $5600 you can buy a home if you’re ready for the commitment.

We take transparency very seriously at Stratton Vantage Property Management. All of our fees are clearly disclosed in each property listing, reviewed again during the application process, and provided to applicants in a detailed move-in cost calculator prior to moving forward.

The review’s statements regarding hidden fees and security deposit requirements are inaccurate. We do not, and legally cannot, charge more than 1.5 times the rent. We require 1.25 times the rent. The information given in this review misrepresents our practices and policies, and is clearly an attempt smear our name on the internet. The screenshot provided by the reviewer even proves that they are providing incorrect information as their comments do not align with what is represented on our website. It was also very easy for the reviewer to find all of our disclosed fees, so I'm not sure why they are being called "Hidden".

Our goal is always to provide clear, upfront information so prospective residents can make informed decisions without surprises. We encourage anyone with questions about our process or fees to contact us directly for accurate details.

Negative experience: Over the past 2 years, the AC in my rental property has broken and required maintenance a total of nearly 20 times, causing me to miss days of work and to find alternate accommodations. Currently the AC has been out for 20 hours with no help from landlord or property management. I was informed by a Stratton Vantage Property Manager that the owner would deal with the issue upon his return from vacation, and he gave me no timeframe. A nonfunctioning air conditioner in the middle of an Arizona summer is inhumane. Stratton Property manager, Logan Cerdhe, has been extremely callous in the handling of the situation. His limited scope and lack of urgency have made a horrible rental experience an absolute nightmare!

While the property owner uses their own service vendor, our team has worked diligently to respond to each report quickly and, in most cases, we’ve been able to have the vendor out the same day to restore cooling. Regarding your most recent service call, the vendor did come out yesterday to get the system running again.

We also want to clarify that when our property manager relayed the owner’s message, it was specifically regarding your request for a rent credit — not a delay in fixing the A/C. The maintenance repair was addressed right away, while the conversation about credits will take place when the owner returns from vacation.

We value you as a resident and regret that this has caused you such distress.

Negative experience: Today marks the end of the 14th business day since the inspection was completed, and I have yet to receive any communication regarding the findings or the status of my deposit. I have been proactive in reaching out via email and by phone to ensure this matter was handled in a timely manner. Most recently, I called yesterday and requested an update or, if necessary, that my property manager, Katrina Briddle, follow up with the property owner to ensure the information would be available by the end of the business day today. Unfortunately, my interactions with Katrina have consistently felt dismissive and unprofessional. During yesterday's call, I expressed this concern and asked if another representative might assist me. After being placed on hold, Katrina answered with an audible sigh, which reinforced the sense that my inquiries are viewed as an inconvenience. I have made every effort to be polite and cooperative throughout my tenancy and this process, and I’m disappointed by the lack of communication and courtesy. As you are aware, tenants are legally entitled to receive a final itemized statement regarding the deposit within 14 business days of vacating the property. I am hopeful this can be resolved promptly and without the need for further action.

Negative experience: DO NOT WORK WITH STRATTON VANTAGE I don’t normally go out of my way to write negative reviews, but my experience with Stratton Vantage has been so poor that I feel it’s important to share. My girlfriend and I applied for a rental we really liked — great location, price, etc. After a self-guided tour, we submitted our application on a Saturday. By Monday, we received a text confirming they had it. I realized I made a small mistake on the application and immediately tried to contact the office. This is where the nightmare started: • I called 9 times and only got a robo-caller that offered no way to speak to a real person. • I left a voicemail — no response that day or the next morning. • When I finally reached someone, they gave me Heather’s number. I called, no answer. Later she only responded via text — almost 24 hours after my first attempt to reach her. • By that point I had made 11+ calls and sent multiple texts just to correct one small issue. I was told it was “fixed,” yet by Friday another staff member (Terri) reached out saying Heather had gone on vacation — something we were never told. Terri asked about the same mistake that supposedly was already corrected. Only after I clarified did they finally run the background check, then told me nothing else could be done until Monday. Monday came and went with zero communication despite several messages from me asking for updates. It is now Tuesday, I have reached out twice directly to both Heather and Terri with no response at all on the status of our application. Again we were told we would have an answer latest by Friday. This level of unprofessionalism and lack of communication is unacceptable, especially when people are making serious housing decisions. If this is how they treat applicants, I can only imagine how frustrating it would be as a tenant. Save yourself the stress and look elsewhere.

Negative experience: Horrible experience. I gave my property manager and Stratton Vantage multiple chances to turn my experience around and unfortunately was let down every time. By the way, I hardly complain and can understand mistakes or errors but this was truly about how the company treated us and the entire situation. This was the first property management we have ever worked with and we were very new to the process. We have since switched over to Mynd Property Management and I can tell you that the experience, client care, and communcation is absolutely NIGHT and DAY. I wouldn't waste your time or money with this company. With Stratton, we had two homes to rent out with Logan Cerdhe. He did the bare minimum and lacked communication. I received weekly updates from Logan with absolutely no context, details, or suggestions. Any time I would email him or text him for help, he would respond with one to two sentences and very short answers. We were getting leads on my house but getting absolutely nowhere with them and Logan was giving 0 effort/communication on what we should do. I, the homeowner, had to ask him if we needed to fix the tile or fridge in my house to get more applications and had to ask him to reach out to his management team to get quotes (in which 2 weeks went by, still didnt have any quotes from him). I also had no idea what I was doing so the fact that I had to suggest what to do was mindblowing. When Logan had suggested we lower the price for the third time and had not suggested to fix anything in the home, I knew I had to call and get someone else on the phone. Another thing, we had done all of his suggestions (clean home , put fence around pool). So we used their recommended cleaning company and I was still getting comments from potential applicants saying the floors were dirty? So I reached out to Heather Sagnella, the leasing agent that takes applications on the home. She was very nice, helpful, and explained everything to me that was going on (also this wasn't her job, it was Logans. But she took the time out of her day to help me understand and to answer questions Logan didn't care to respond to). I then got in touch with the "broker" , the owners friend.. He seemed bothered he had to talk to me, told me the market was what it was, and didn't apologize for the experience that I was trying to turn around for THEIR company. But he did promise I would get a phone call the following monday from a new property manager and we could go from there. GUESS WHAT? No phone call. no follow up. nothing The entire experience felt like we weren't being cared for and/or acknowledged. It was truly frustrating and sad to see that this company just did not care about their clients whatsoever. 07/09/2025 !!****UPDATE*****!! As I said, I decided to cancel with Stratton after their terrible customer care and went with MYND Property Management. We worked great together , got a few recommended repairs done by them which they took care of everything, and it's officially been rented with a signed lease agreement!! My home was only on the market for 3 days. It was rented for $2300 per month (Stratton wanted me to lower my price to $2100 and gave me no advice or recommendations as far as repairs or feedback)

Negative experience: We've been with Stratton since February 2017. Over time, we've encountered persistent communication issues—particularly with our assigned Property Manager, Katrina. She has consistently been slow to respond, and our recent experience was no exception. During a vacancy period in June, I followed up on an unanswered email on Monday, June 16th, writing: "BTW, I’m still waiting on responses to the previous email below. Why does it always take you so long to reply? Respectfully, this needs to change." Katrina replied on the Wednesday 18th, citing a high volume of move-outs: "My apologies, we had more move outs this month than normal and I am working my way through processing. I will review your information and reach out tomorrow to discuss." Despite this, I didn’t receive the requested information until Friday the 20th—a faster response than usual, but still reflective of ongoing delays. Frustrated, I called that Friday and asked to speak with the General Manager, Chris. I was told he was out for the day and transferred to his voicemail. I left a message requesting a call back by the end of the day or I would consider switching property management companies. I also asked the receptionist if she could contact him directly via cell phone call or text due to the urgency but was told the only option was email—which struck me as odd, given his position. When I hadn’t heard back from Chris by Monday, I called again and asked the receptionist to email the owner, Damon, requesting he contact me immediately. With still no response from either Chris or Damon, I visited the office in person at noon on Tuesday, June 24th. I finally spoke with Chris, who explained it was his first day back and he hadn’t checked his email yet. Side note: In most organizations, managers on salary are expected to monitor urgent matters while away or have someone covering for them. It seemed both Chris and Damon assumed everything was running smoothly, yet neither followed up nor ensured coverage. Admittedly, I entered the meeting frustrated after exhausting all other options just to speak with someone in management. Instead of de-escalating the situation, Chris’s response (paraphrased) was: "I’ll decide that we’re not a good fit. I’m not going to have someone come into my office and tell me what I should be doing while I’m on vacation. That’s between me and the owner. You had your property manager." When I pointed out that even the owner hadn’t responded, he replied that Damon hires people and doesn't take customer calls. Chris also stated that he would not provide his cell phone moving forward. To his credit, he offered to assign a new property manager but made no effort to address the bigger issue: the lack of accessibility and accountability in upper management. There was no apology, no reassurance about improved response times, and no acknowledgment of my concerns beyond pushing the problem back down the chain. Chris could have easily turned the situation around with a simple commitment—like promising 24-hour response times, providing the office with a means of reaching him via cell phone and asking me to CC him on future communications. Instead, I left the meeting and ended our relationship with Stratton. This experience reflects a troubling lack of communication, accountability, and leadership from the top down—including the owner. Some of the same that other reviewers mentioned.

Negative experience: Very poor with maintenance. We have emailed and texted the property manager about a water leak on the kitchen ceiling. There has been a huge whole with water pipes visible and still leaking since January 2025. Still waiting 28 April for someone to come patch up this huge whole.

Hi Robin, Thank you for providing your feedback related to your maintenance concerns. A water leak is very concerning and something we do not take lightly. We notified the owner about the water leak, and instead of having us take care of it with one of our vendors, the owner chose a vendor of his own to take care of the problem. We were not notified that there was drywall damage that had not been addressed until you notified your Property Manager last week. At that time, our maintenance coordinator had reached out to get more details, about what was needed, but we never heard back. In the meantime we've reached out to the owner, and he is sending his vendor back out to make sure there are no further leaks and to get any damaged drywall repair. We will be following up with you to confirm the work has been completed by the owner's vendor, and please let us know if you experience any other delays with getting this taken care of.

Fantastic experience: As someone who moved to the area a few years ago, I know firsthand how challenging it can be to find a rental. I've experienced unresponsive property managers, being ghosted, properties disappearing within days, and costs exceeding advertised prices. Negative experience: We decided to end this agreement because there was a lack of urgency. We had to follow up every month to ensure the tenants made their payments. The one month we did not follow up with you, they were late and I find out they were late by 10 days. Then they move out completely. There were no notifications of holding the tenants accountable for not paying their rent or leaving the contract early. Then there was no urgency to assist in putting the home back on the market and getting a new tenant in with little to no downtime. In addition to this, Stranton has billed us for things that should have been billed to the tenant several times. And they still asked us to pay for Decembers rent yet lost our key to the townhome when there were no tenants staying in there. Luckily we had a spare key. Is this a trustworthy and reliable company? No. I would recommend going elsewhere.

Thank you for taking the time to provide feedback. When a tenant doesn't pay their rent, it is very stressful, and I'm sorry to hear you were not notified about that. You should have been notified that your tenant was late on rent and the plan to get the tenant to pay. I do see that the tenant was sent the 5-day notice right away which is the first step when a tenant does not pay. The tenant ended up moving out on their own and turned over possession on the 12th when he finally replied to Brylee saying he had been out since the 10th. I'd be happy to look into the billing of items you feel you should not have been charged for. Also, the tenant was sent a final accounting of everything they owed. I also see where Brylee let you know about your options for sending the tenant to collections.
Can you please let me know what those were? Maintenance repairs are always billed to the owner, and if the tenant is responsible for the maintenance charge, we charge the tenant as well to reimburse the owner. Also, the management fee is still charged while your home is vacant as our job doesn't stop if a tenant moves out. You canceled management in mid January, but we did work with you on the January management fee and had that removed.

Negative experience: Don't believe the good reviews. Repairs take MONTHS with this company. After renting house from B&S, the solar system posted an error within the first week. After a month of following up, I haven't had so much as someone to come out and look at the system to even simply do a reset. Is it a fire hazard? I don't even know and the property management company doesn't seem to care. Second, the back door for the house I'm in was immediately proclaimed as "needing complete replacement" by the repairperson who came by. He also told me he had the track parts to fix the door that same day, but for whatever reason, he wasn't allowed. This person even demonstrated to me how easy is was to completely REMOVE the door. It's a major safety hazard I expressed early on to the company and haven't received any follow up as to when a repair will be executed. I've had to follow up numerous times on every single request which is a huge time cost, as well as the cost of not having things repaired. Honestly, you're far better off renting a house directly from an owner and even paying more. If you don't need a house, get a nice apartment. You'll get far better service. ----------- Update: After accidentally locking myself out due to a loose lock, I called the emergency maintenance line. No one was there. Fine. So I called the main office multiple times. Also no response, even going to multiple extensions. And this was not on a holiday and there was no notice from the company about them being off that day. Now, I don't mind waiting, but this is an abject failure of general customer service. They only responded the next day. Smooth move.
