Fantastic experience: Great experience working with this property management team. They were quick to respond, friendly, and easy to communicate with throughout the rental process. I truly appreciated how smooth everything was!

Negative experience: It was easy to view their properties without getting in touch or speaking with anyone. But the downside was that there was already an application for the place and they took my money and accepted my application and I didn't get the place. They should have let me know and/or waited for the first application to go through before running mine.

Negative experience: Honestly just a horrible experience trying to rent one of their homes, because of one fee on our rental ledger, even though all rent was paid on time and we had outstanding inspections and every other qualification, they denied our application and we later found out they had a tenant moving into the house already 5 days later but still decided to let us pay $150 in application fees. Even spoke to our current rental company who stated they had never heard that before and even tried to write us a letter that this company would not accept, also when I emailed the lady that called me was extremely rude. Just save yourself the headache and do not rent from this company.

Fantastic experience: I lived in a condo unit on the corner of Bell Rd and El Mirage. Home Ladder and specifically Rebecca Eck was the property manager I dealt with the vast majority of the time. Every issue I had was dealt with and resolved, promptly and courteously. I was a home owner for years and moved to Arizona and this was the first rental property I have been in in years, and they made it very comfortable and easy for me. Much appreciation to Rebecca and her team. (this is from Kevin McK. for some reason I couldnt log out of my google gaming email and get into my original email, my apologies)

When I called, I was pleasantly surprised that the owner, Brandon, answered the phone himself. He was patient, thorough, and took the time to answer all of my questions. As an out-of-state owner, choosing the right property management company was very important to me, and Brandon followed up promptly with clear information about their process. Even though we didn’t close on the property until a few months after my initial call, Brandon remembered our conversation and made the transition seamless. He then introduced us to Jessica, who became our property manager, and she has been absolutely wonderful to work with. Negative experience: Without question, the king of slumlord companies in America. The lie, they’re deceitful, they have no emergency help, and they left me and my family without a place to live as the house they “manage” filled up with sewage. No care, no concern, no help. If this company touches a home you’re interested…run as fast as you can

Adheres to high standards and always in compliance with local, state, etc... regulations. Consistent communication - regular leasing updates. On time deliverables - reporting and draws. Transparent and high level of integrity. Applies feedback and owner requests in a timely manner. Upon meeting in person for tours, arrived prepared and professional. Secures lease renewals in advance to mitigate turnover. I'm truly grateful for my partnership with Home Ladder. They are a trustworthy company who consistently holds their work to a high standard. They focus on solutions and manage property with high regard and care. My tenants are happier and I've seen higher/more stable occupancy since Home Ladder took over. Also despite ongoing work, I've had significantly lower expenses just by Home Ladder utilizing their vetted network of vendors. Investing in quality management is essential, especially in today's times when materials and labor for jobs cost more than ever. With Home Ladder I can count on quality work at a fair price. I was worried my home would sit on the market for months like some of the other rentals in the area, but she walked me through every step of getting the property ready. Fantastic experience: Just recently relocated from NY to AZ. My wife and I have owned our homes in NY for 20 years , needless to say it’s been a while since we rented one. We looked at over a dozen places had a con artist attempt to rip us off, and then on our last day looking we found the house we wanted to rent. After nearly getting scammed out of a security deposit, we were very leary by the time we called Homeladder for the house we really liked. Jessica took our called , made the application and lease process seamless. Possession was seamless as well. The house was immaculate and trouble free. Fantastic experience: Home Ladder has been managing my properties in Mesa AZ since July 2023. Before I switched I was using a very large property management company and it had become clear that small scale property management like what I needed was not a priority for them. At that time I had 50% vacancy and some of the residents were far behind on rent. Travis and Brandon met up with me at the properties to look things over and came up with a plan to turn things around. I knew it was going to take some capital investment (and it did) but what I needed was a workable plan we could move ahead with. Within three months the properties were fully occupied. Some specific things that I appreciate about Home Ladder: 1. I am always kept in the loop whether it is a major repair, late payment from a resident, move outs and new leases. I never find myself in the position of detective which had been a problem with my previous PM company. 2. Capital improvements are thoughtful and focused. When a unit is vacant and needs a turn their estimate includes important maintenance items as well as aesthetic improvements. This reduces the ongoing maintenance expenses and also provides a better experience for the residents 3. The Home Ladder team works with residents who are behind to get them caught up including informing them of programs for rent support. 4. New tenants since switching to Home Ladder have been excellent. I don't know what their selection process is but it works! I recently visited the properties (now nearly two years later) and the transformation is amazing. They look great and there is also a feeling of community there that was missing before. I am so happy with the job the Home Ladder team has done turning these properties around.
