Fantastic experience: Believe the hype. I’m no longer a tenant, only because I moved out of the area. My experience with Morris was amazing. They were always quick to handle my service calls. They also use legitimate companies to handle all the repairs, which I love because it’s one and done no issues there. The ladies in the office were always very kind and respectful. There were often times I wasn’t sure how much longer I was going to be in the area, and they worked with me on my lease renewals instead of having to commit to an entire year. Definitely recommend them.

Positive experience: They took over my leasing company and they were great worked with me alot more than the previous, and got things done that my prior company wouldnt.

Fantastic experience: I rented an apartment from morris an they were so nice kind an friendly they let me breake my lease after being there for a month so I could go spend time with my mom before she passed away the best part was that they were very accommodating as to me being in a wheelchair overall place is great when I need a place to rent they will always be top of my list

Negative experience: Used them for 8 years as property management. Do not recommend, do not use if you’re a landlord. Go with any other competitor.

Negative experience: Horrible experience but this is due mainly to the owner of the property and not Mooris directly. My apartment had a sewage leak, roaches, and rats. Upon move in I shared pictures of roaches in the home and was instructed I was responsible for pesr control. But I actually read my lease and it showed I was not. Other work orders were handled in timely manner so I decided to rent for another year. This is when it got bad. Owner of property and Mooris had a falling out. The whole situation was unprofessional. Owner of property threatened that if I had paid Morris my rent then it wouldn't count and I would have to pay again. This situation was handled but what kind of Owner expects their tenants to pay rent twice in a month for their issue with the management company they hired. Issue that caused me to break my lease and file charges agaisnt CenTex Add Value One LLC company. There was a sewage gas leak/build up in home. Water was brownish and orange color. Pungent smell from sewage that damaged most of my belongings and had to be thrown away. Owner of property treated the issue as if it was my fault and even blamed the city. I contacted the Killeen city water department myself to inquiry about the issue with rotten egg smelling water that was irritating my skin and unsafe to drink. I had been buying my own bottle water. Fast forward, I requested to break lease due to the issue in the home. Owner initially refused, kept my security deposit , and even threaten to add more charges. He was smug in his responses to me as well. I was able to leave the apartment but never received my security deposit back which I am entitled to under Texas Tenant Laws. The home was uninhabitable due to sewage, toxic smell, rats, and roaches. Of course the Owner David Ottley, (CenTex Add Value One LLC) has not returned my security and I have filed a suit with the local courts. DO NOT RENT FROM THEM! BE AWARE OF THE OWNER I LISTED AND AVOID HIM AT ALL COSTS.

Negative experience: Worst rental company. If I could give them zero stars I would.

Fantastic experience: I am a current resident in a property for Morris Real Estate, and my husband and I have been for 4 years. We have had issues with the owner of the property, but Morris Real Estate has tried very hard to ensure that the owner has been responsible for the property. They will be an advocate for tenants if you have issues with the owner and will ensure that properties are maintained in a safe fashion.

Negative experience: Very dishonest and shady company!. OK, do what prompted me to write this review is I’ve lived here for Five years, four being without a lease paying month-to-month. I saw on the informed delivery that I had a letter coming from Morris that never was delivered. So when I called in and asked “Bailey”, what was the letter about she told me that if I never received it, don’t worry about it. Come to find out that letter was to increase my rent, so when I got ready to pay my rent, that was way more than expected, in which I had no time to prepare because I hadn’t received a proper notice? So being that I was living there, month-to-month I just decided to leave instead of continuously being taken advantage of. They’re still gonna try to take advantage of you If you’re renting from them and anything breaks, you can guarantee that they will try to increase your rent if need someone to come and fix it if you cannot fix it yourself. Literally each and every time that I put in a maintenance request, I received a letter saying that my rent was going to be increased. I have the screenshots to prove it from the app they provide. After a bad storm, it left the roof leaking and a lot of my stuff got damaged, and I literally had to move out before they sent someone to come and fix it, I’ll post pictures of the leaks as well.. Lastly the garage door was damaged before I moved into this unit. I put in multiple request to have it fixed and when I moved out they charge me for it?? Also, if you are not active duty, you will be pushed to the end of the line.. I’m leaving this information because everyone in this office from Amy to Bailey to Katie Has been nothing but shady and dishonest save yourself Take your hard money elsewhere!! I’ll do my best to provide as many screenshots as possible.. I gave Amy Plenty of time and not to correct any of these issues, and all I got was threaten with extra fees or Increased rent?? Stay away from Morris Real Estate!!!

Positive experience: Out of respect for the tenants, it's common courtesy to warn the tenants when the water will be turned off. Everyone here may not work the same shift (mornings) this is the 2nd time this has happened. By letting us know gives us a chance to get on up and do what we have to. I guess I'm just use to plp doing things orderly. Riverdale always let us know when the water would be cut off for work done. I was told by the workers that the owner knew but why not us. Again, I work multiple shifts. Respectfully, K

Fantastic experience: Great customer service ! They was very helpful in making sure that everything went smooth as possible and they were honest and upfront while I was on a time crunchn finding a home on a short notice . They're the best!

Negative experience: Morris Real Estate offended me greatly several times. When they acquired the property, they notified everyone by taping a paper to the door, which must have flewn away because i never was informed and next thing i know, i have a letter of eviction in the regular mail. Next time they were at the property they left hand written notes on the doors instead of a proper notification through mail or email or phone. They claim this was all legal and appropriate, however highly ineffective. Accused me of illegal acts. "guest in the unit without permission, he comes to pay the rent every month but isnt on the lease" Highly offended, because his name is clearly on the lease, we signed it together, and he is fully legally allowed live in the unit. They definitely made this accusation without looking, and when i tried to show them physically on the lease the names, they were avoidant. Morris managed for 6 months plus, before they finally came out to the property and removed the contact info sign for the old management company. I constantly received threatening hand typed emails, full of attitude and very accusatory terms, for things like AC, Pipes, and rent. Some emails didnt even apply to our property at all. It sucks to be chastized constantly for things you do correctly, regularly. Property's owner left morris, so they sent out an email describing the details of the owners beef with the management company, not appropriate. All together, they are very unprofessional and emotionally motivated.

Positive experience: I really enjoy working with Morris Real Estate rental management company staffs over the past 15 plus years! Alway keeps you informed and updates on projects and issues relating to your rental property. I wish personnel with maintenance was as good as the office staff team members, when it comes to repairs, it’s a little on the high for labor and equipment, but other than that, will do what it can to reach out, and help fix any issues or problems you make have with your rental property. If I had to do it all over again, with no doubt I would pick Morris Real Estate to do the job. It’s been an excellent experience working with the office staff team members. Fantastic experience: I have been in the same unit for just over 9 years and Morris Real Estate has been great to us. Sometimes a work order might get lost/stuck somewhere in the system, but they have always come through and fixed the few things that we have needed fixed throughout the years. Having a company/landlord that manages like Morris Real Estate has really been appreciated over the years and knowing that any problems are taken care of is a huge relief. I recommend them to anyone looking for a place in Killeen, Temple or Troy.

Fantastic experience: I have been speaking with Alicia and we have came across a couple of problems/concerns with our new home. She has been so quick and helpful during the lease process along with helping get out problems fixed asap.

Negative experience: The staff is cold and unfriendly. I submitted a request for application and received an email from their employee - I replied to email twice and got no response. Call the office twice (both ladies were short) just to get help with their application to finish and a few hours later be told “someone put a deposit down”…. Had employees contacted back or the two I spoke too today stated I could do that I would have! I’m completely disappointed by the lack of response and professionalism!

Negative experience: Completely unprofessional. Bad customer service. I should have known better before I signed in to move, by there lack of customer service. And not to mention they will call third party contractors to do service. But not notify you in any way. And if your not prepared for that unexpected service, and turn it down... let's say for saftey and security purposes. The realtor will charge you extra for the services you weren't notified about.

Positive experience: Although I always clean my home & disinfect it when I move in , I still expected to walk into a home that was cleaned prior by management. Also , I wasn’t notified that My keys wouldn’t be available until a later time on my actual move in date , which interfered with my U-Haul reservation , so I had to spend more money to keep it another day.

Negative experience: They really need to treat their tenants better. They want to keep increasing rent but don't want to do much needed renovations and people have had to come down really hard on them to do even simple repairs.

Negative experience: Terribleeeeeeeeeeeeeee !!!!! Coming from a different state, sent someone to view a property. Paid deposit , keys were picked up July 31 (because I was getting here on a Sunday) since Saturday I was told that the refrigerator was not working . It has a strong smell, with dead insects inside and it was not cooling .. submitted a work order, and it’s Monday, and the issue has not been resolved . I have a baby, so the refrigerator is essential!!! Definitely do not recommend,

Fantastic experience: Real polite and professional staff. Rented with them in 2017 - 2020 and were always attentive and polite. No complaints!

Positive experience: Overall decent. Putting maintenance orders in is horrible. They say put it in via the site but no one checks and get back with you in a timely manner.

Negative experience: I have been living on one of their properties for a little more than a month. 1st bad experience was my tub clogged up, 2nd was my toilet, 3rd was my A/C went out and was down for over a week in 100 plus degree weather, and now sewage flooded my whole bathroom and half my bedroom. All in this short time frame.

Negative experience: To the pregnant woman living in apartment 29 at 512 W. Green Street. Please have the common courtesy and decency to throw your trash away the proper way. You clearly have enough energy to walk to the corner store late at night so you can throw your trash away IN the trashcan and not throw it off your balcony trying to make it in the trashcan. Respect your neighbors. We are TIRED of picking up trash that doesn't belong to us.

Positive experience: Very helpful and easy to work with. Also very responsive. I was approved in less than 24hrs for Mt home.

Negative experience: Worst realty ever! Takes forever to do maintenance, grass is always high. Had my rent paid in advance for the remaining of my lease and moved out at the beginning of the month of my lease agreement and they still wants me to pay for a additional month that I will not be residing at the residence.

People can change,,, I even offered a double deposit but Nooooooo they took my 50$ and turned me away I am so frustrated!!! They need to be more accepting of people and understand LIFE GOES ON PEOPLE MAKE MISTAKES BUT WE ARE ONLY HUMAN!!!
