Negative experience: Extremely disappointed with the responsiveness of our community manager, Becky Johnson and RCP! We notified Becky on Dec. 31 that our spa was not working and had to send a follow-up email on January 6th because she did not respond. She eventually responded saying that she will take a look and will notify the community of the issue. On January 9th, we sent her another follow-up email asking if we can add the spa issue to our HOA meeting agenda since she still has not addressed the issue with the community. On January 10th she finally sent an email out to the community simply notifying that the spa was out of order. On January 20th, we sent another follow-up email asking for an update. She responded saying that she received one quote to replace the heater and is "trying to see" if she can get additional quotes. It's now March 1st and the Spa is still freezing. This review was originally posted on February 4th. On February 11th, she let the community know that it's still out of order and they are still working on getting quotes from multiple companies. Becky and RCP have absolutely no sense of urgency. It's obvious that Becky does not live in our community and that she and RCP could care less that our community does not have access to a working spa. Sad. Do better RCP! Our Spa has been freezing for at least 60 days and counting and you still don't know when it's going to be fixed or even who is going to fix it. As a property management company, you would think that you would already have the relationships required with various companies to get simple projects like this done in a reasonable amount of time. This should be a huge red flag to anyone looking to hire RCP as a property management company. Stay clear away from this company. Do your research and you will see that they have an extraordinary amount of negative feedback. They just don't care.

Positive experience: We hired RCP for our almost 300 home HOA management about a year ago. We are on our third community manager. Things started off much better than they are currently going. We are hoping the current community manager and RCP (who were recently bought out) will step up to fill the gaps and shortcomings that three community managers in one year causes. Our first CM was great to work with (he left), the second one a nightmare, and our third is great so far.

She always reminds us of the common guidelines and rules, sends out bulk trash schedules and gives plenty of notice for any events going on. She’s very responsive and always so helpful. Negative experience: HOA won't tell us anything. We don't know what is going on, they don't communicate. The increased the prices $22 makes no sense and they told us a week after they did and after they implemented the change.

I apologize if you didn't receive the notices or were unable to attend multiple meetings to discuss the budget before it passed, as you were not a homeowner at that time and would not have received the communications or invitations to attend those meetings. As I told your husband in his review as well, the board did review this thoroughly and made the tough decision to raise assessments. RCP does not have a vote on these items, but I agree with the board's decision to raise assessments given rising costs and the current reserve funding level.

Negative experience: They lost our money and then blamed me by raising my fees by exactly 20% without my permission, without 30 day notice, without any prior communication. They are an utter failure and the reason that the HOA gets a bad reputation.

A notice was sent before you became a homeowner, which is why you did not receive the same notice as your fellow homeowners. Your board did not decide to raise assessments lightly and held multiple meetings to discuss the budget, with the homeowners in attendance. RCP does not vote on these assessment increases, but I do believe the board made the right decision to try to combat rising costs.

Fantastic experience: Sonoran Vista: The RCP portal offers a virtual option for the board meetings, which gives the homeowners an opportunity to join. Most homeowners (not all) work, so this gives them an easy way to get involved. In our community the RCP keeps our neighborhoods looking clean and plants/trees/bushes well maintained. Love it!

Fantastic experience: Good old fashioned customer service which is hard to find in today's rapid pace and automated customer help systems. Thressa showed genuine concern about my predicament, immediately took ownership of the problem and relayed to me that she was working on a work order to address the problem while we spoke on the phone. The large downed tree was resting against the side of my house which was threatening to fall onto the side-yard block fence and do serious damage not only to the fence but perhaps to the side of the house and the tool sheds that are in the side yard. Help arrived within about a half hour and the tree was professionally removed without incident. Thank you Thressa, you are one in a million. Wish your organization could find a way to clone you. Negative experience: This company has been nothing but unresponsive, deflective and incompetent. Emails inquiring about community codes or regulations go unanswered for weeks, months, or sometimes never get replied to, despite multiple follow ups. Calls to discuss matters with individual managers often go unanswered, as they are frequently "out of the office", along with their assistant. This company will however let you know if you are "nearly" in violation of something, even if the home is clearly under construction for improvements, as approved by themselves.

Fantastic experience: My HOA board changed to RCP after dealing with a nightmare management company. We have had nothing but good experiences with RCP since November. The transition was rough because our previous manager didn’t provide paperwork, files, and keys as RCP requested. After five managers in seven months prior to moving to RCP, we are pleased to have Thressa as our manager. As our advocate, she persisted, kept a positive attitude, and navigated us through the transition. Now we are thrilled with RCP’s timely services, apt attention to our accounts, and thoughtfulness when considering our community’s needs.

Negative experience: Crooks. Apparently 2 days ago the HOA (RCP) all of the sudden said you can't park outside your own house. No email, no letter, no warning. They had my friend's car towed (just stayed one night) and I had to pay $370 to get it back. How do you feel good about yourself as a company? They said there were signs posted, so I look outside to see a sticker on a streetlight, that's completely easy to miss. It was also not even on my side of the street! I'm totally ok to not park on the side of my house, but give me a knock, call, letter, email, something! not a surprise $370 and steal my friends car.

Fantastic experience: My mom passed away and I have the difficult process of switching everything over and/or closing accounts. It is an emotionally and physically challenging process that I wish I never had to undertake. I was struggling to take care of my mom's HOA fees but just couldn't manage it online. I ended up calling, I really didn't want to go over the reason for calling another company again, so I was a bit frazzled. However, DJ not only answered with such kindness and compassion, she helped me get everything set up in my name so I was able see the fees and pay them as well. We ended up staying on the phone for a bit and she lifted my spirits during this difficult season. Not all or most calls have gone this well and I hope DJ and her supervisors know how much I not only appreciated her time, but her kindness while I am going through this difficult season. I hope she is truly valued for the impact she makes for your company, she is a treasure!

Negative experience: *ETA* The "negative" experience RCP says I had was finding out that they weren't doing their job, going to a board meeting & finding out how deep it ran. We had to elect a new board to even get them to look at bids for other managers. RCP had their secretary calling residents who were clueless to the situation, and asking them to run for the board!** Wow!! What happened to the other reviews that used to be here? If anyone wants to know how RCP Community Management runs their business, check the Yelp reviews. (They re-branded recently, so maybe they got a new Google page?!) RCP has many issues, but the most serious is they can't get a financial HOA auditor in Arizona to work with them. They've burned a lot of bridges & have been fired from a few large communities over the last couple years. (Marbella Vineyards, Shamrock Estates, The Bridges, and Cortina to name a few.) The owner is the only one who was a signer on our bank accounts in our community of 1200 homes. When asked why, he said it leaves too much opportunity for the board to be fraudulent. Except now we're missing $80,000 and he told me himself that's why our audits can't be completed. Don't walk...RUN from RCP!

Joe Brown, DJ Inglish, Rob Bishop and the entire RCP team have been invaluable partners. Joe's level of professionalism, propensity for detail and extensive knowledge of the industry is among the best I have seen. The level of access I have to Joe, DJ or Rob when an escalated issue arises is incredible, and always met with swift response. Having this open and transparent communication with a trusted management company is critical to keeping a pulse to what is happening year round within our community. Fantastic experience: As a board member, I’ve been very happy with RCP. We switched to them just over a year ago—price is very competitive with what we were paying before and the service is miles beyond our previous management company. They take action quickly on the board’s decisions and also have a lot of expert knowledge when we need information or recommendations. Our neighborhood looks better than it has in years. And our community manager Joe is excellent to work with.

Fantastic experience: Tamar Lykins was a great help. I had not received a call back from another employee for an entire week. I asked for another person to assist me. Fantastic experience: The employees of RCP were very helpful in getting our architectural permit approved. We had an approval within 4-5 days from it being submitted.
