Experiencia negativa: I lived here for a while and had a very disappointing experience at move-out. My pet did damage the carpet, and I understand being charged for that. However, they not only kept my entire security deposit but also charged an additional $1,500 for so-called “repairs.” Some of these charges were unreasonable, like $100 for a cabinet door I did not damage and which falls under normal wear and tear that management is responsible for fixing. On top of that, the roach problem was terrible and never properly resolved, and package theft was very common. Overall, I would not recommend this apartment. There are much better options within walking distance that are more fairly managed.

Experiencia negativa: They do not follow through on maintenance requests. I had a dishwasher go out and for eight months they did not fix it at all during my lease. I later had the clothes washer go out. After two months a blond manager finally came by and did nothing to fix the issue and proceeded to berate me for having a days with of dishes in the sink claiming that's why there's a roach problem.(Not an issue I reported) When I mentioned also not having a working dish washer and mentioned the several requests I had put in to have it fixed she continued to call me lazy for not hand washing dishes (something I had been doing for months at this point). Read other reviews to learn more about the rampant roach issues. Overall I would only recommend for you to live here if you have an affinity for cockroaches and not being able to use their provided appliances.

Experiencia negativa: Do NOT move here!!! ROACH INFESTATIONS and they do not clean the apartment properly before you move in. The apartment I got was caked and I mean literally CAKED in roach poop from every part of the ceiling to light fixtures, fire sprinkler systems, outlets, vents, doors, every cabinet corner to the floor. I came in the next day after signing my lease about it and they did not care AT ALL!! Definitely some health concerns living here if you decide to move here. Ive been dealing with roaches since I got here and it’s been 5 months. I’m not the only one who had to hire outside pest control as well. The building and apartment has cracks everywhere which is probably the reason for the infestation. The outside hallways are nasty and there are always bugs crawling around and in all the light fixtures it’s like a whole colony of bugs, people also just leave their trash in the stairwells. You can seal the cracks, keep your apartment clean, and take preventive measures for bugs and it has no effect. This place is a magnet for bugs of all kinds. If you move here document everything because they do not care unless it’s documented even if you’ve spoken to them about it in person or they will act like it never happened. So keep that in mind. Most days they’re not even in the office or able to answer the phones during operating hours. You’ll most likely have to email them or leave a voicemail (they probably won’t get back to you either). The lady with black hair is very nice and friendly but the blonde lady (I think she is the manager) has to be one of the rudest people I’ve encountered. She will literally talk over you mid sentence and repeat the same things over and over. Instead of sympathizing with your situation she will point out everything you didn’t do and she’s very defensive. It got to the point where I just had to get up and leave the conversation. Never even received a sorry for the issues I’ve been dealing with due to the apartment she manages. Extremely dismissive and it seems like she cares more about how it looks from an outside perspective than your problems living there. They don’t value their tenants clearly and management should always make you feel valued. After all you’re the one giving them your money to live there. I’ve lived in a few apartments and I have to say I’ve received the worst treatment from here than anywhere else. When I first came in there were multiple roaches in my microwave and the blonde lady didn’t even care until I made it an urgent matter. NO ONE should have to live with this amount of roaches. Do your research there’s better apartments out there, I definitely should have. Listen to the multiple reviews about roaches especially when you search this place up on google and Reddit. THEY AREN’T LYING!! It may look nice at first glance but it’s really not worth it especially for the price. The amenities aren’t even that great and the apartments really aren’t as nice as they seem inside. You’ll find a lot of cracks, chips, and just an overall poorly built apartment. There’s also a lot of fees just to even put in an application here. As a student you’ll be dealing with roaches more than your classes and assignments. Renters be warned. Every picture attached is from the first day I came in, they CLAIMED to have cleaned it. Yeah right. And that isn’t rust on the fire systems. PLEASE THINK AGAIN BEFORE MOVING HERE GO SOMEWHERE YOU’RE VALUED.

The management team is responsive and easy to work with — Adriana at the front and Cristy inside are always helpful and quick to respond. Whenever I’ve reached out, any issue was handled promptly. The maintenance and trash services are reliable as well. Overall, I’m very satisfied and would definitely recommend this place.

Experiencia fantástica: I’ve lived at 404 Border Apartments for six months, and I honestly couldn’t be happier with my experience. From the moment I toured the property, I could tell it was different from other places in Arlington. The building has a clean, modern vibe, and the location is hard to beat — right in the heart of downtown, walking distance to restaurants, coffee shops, and even AT&T Stadium for game days. The apartment itself is spacious and well-designed. My unit has high ceilings, big windows that let in a lot of natural light, and a kitchen that actually makes me want to cook more often (love the stainless steel appliances and granite countertops). Everything feels high quality and well maintained. Amenities are another big plus: the pool is clean and a great place to hang out during the summer, the fitness center has everything I need, and the parking garage makes coming and going super convenient. I also feel really safe here — it’s a secure building and well-lit at night. Experiencia negativa: Unresponsive Management and Unfair Charges – Beware Before Renting My experience with this property was incredibly frustrating, especially after moving out. Despite leaving the apartment in good condition with only normal wear and tear, I was charged $400 for paint and $150 for pest control—without any justification or supporting evidence. When I tried to reach out for clarification, I received no response. The leasing office handed me the number of someone in California, but no one ever answered, no matter how many times I called or left messages. It felt like I was just being ignored. To make matters worse, they charged me for monthly pest control during my lease (which I never requested or noticed being done) and still charged again after I moved out. The leasing office staff was extremely unhelpful and dismissive throughout the process. If you’re looking for a place that values communication, transparency, and fairness—look elsewhere.

Experiencia negativa: WORST Apartment in Arlington I have lived in multiple apartments in Arlington, and this is by far the worst experience. If possible, I would give it negative stars. Major issue with ROACHES! The apartment is infested with roaches, and when you request pest control, they charge you for it instead of providing it as a basic service. The garbage collection is another nightmare—they often leave trash in the alleyway, and you end up being charged cleaning fees for their negligence. The gym is poorly maintained, and they even charge extra for a lockbox, which is absurd. Honestly, it’s better to stay in a hotel than to live in this apartment. I would never recommend this place, especially for new students who may be unfamiliar with the area or the apartment’s problems.

Experiencia negativa: I resided at 404 for a duration of one year, and regrettably, I cannot recommend this establishment due to the excessive notices and unexpected payment demands. During our stay, we encountered significant inconveniences, such as being unable to access our account balances for a prolonged six-month period. The management's level of support left much to be desired, as they appeared more interested in imposing penalties and additional charges on residents than in addressing our concerns. Consequently, it became apparent that retrieving our deposit was a challenging endeavor.

And also got to know from other students that there's roaches problem and also they have weird process if you were to sublease the apartment or terminate it. And a bit costly for the quality of apartments they offer.

I’ve lived here for two years and planning to transfer to a two bedroom for another year or more because of how great the building is and the team of people that work here. The maintenance crew is top notch, they are quick and efficient when I put in a service request. The leasing/management team is fantastic. They provides exceptional customer service and always happy to help with any questions or concerns that come up. They make the applying and move in process easy and smooth. I highly recommend it!

The maintenance crew consistently responds to my requests within 24 hours or less and have been more then capable to fix all my requests. I chose to live here because the renovated apartments and property amenities exceeded my expectations. I was on the fence because of a few negative reviews but saw for myself that these reviews did not match how well this property is managed and maintained.

Experiencia positiva: The property manager’s conduct was discourteous, once she threatened us to call cops for an alleged noise issue and rudely asked us to remove the guests immediately. The issue could have been resolved politely in a civilised manner instead of a threat. Her behaviour was unprofessional and I hope the corporate will educate her to treat residents respectfully and deescalate in such situations. The rooms are indeed spacious. Maintenance was top notch and issues were resolved promptly. Pool and gym areas were great to hang out, and the computer area was fine to work and study. The management was mostly courteous with a smile. The neighbourhood is calm and peaceful, overall it is a nice place to live but few changes in attitude towards the residents is required. Regarding the Roaches issue it is also the residents’ responsibility to keep the leased property clean at all times, they can damage electronics and trigger false smoke alarms, please be cautious.

It's a paradise for roaches inside and out, with a "fantastic" pest control service that merely sprays water in the corners to keep them company. Don't forget the joy of being charged $300 to tackle the infestation you inherit upon leaving. They also graciously charge for valet trash and penalize you if the trash can dares to linger past 10 pm, all while blaming you for any mess the valet leaves behind. Oh, and don't even think about personalizing your patio; they'll swiftly put an end to that. Despite enduring this nightmare twice for six months each time, even taking extreme measures like hiring your own exterminator and professional cleaners, they still manage to slap you with an $800 bill for returning the apartment in pristine condition. Save yourself the hassle of cleaning; they'll find a way to charge you regardless. And let's not forget the comedy of errors when it comes to returning your deposit. It's like pulling teeth to get what's rightfully yours, with endless calls, countless trips to the post office, and a front desk that's more of a time-wasting black hole. After six months of persistence, you finally receive your deposit. Hooray indeed!

Experiencia negativa: Accidentally delivered a brand new guitar to my old address. Realised right after ordering but to those guys did not cancel. So after delivery I called 404 border to simply give USPS my guitar back by talking to the person that currently lived at that address. Mgmt at 404 shamelessly said they cannot help me. As a previous customer that loved for a year they couldve helped me at no cost but they didn't. This is the worst apartments service.

The pest control guy doesn’t come with pesticides to spray and complains in the office and they end up putting fine on our heads. Probably the worst management here ended up placing a fine 2700 which is so much. They show racism against Indians and other country people apart from people of United States. It is the worst place ever to live I would have given complaints to higher officials for the worst work they have done but 2 ladies are cunning enough as they didn’t share any details of anyone. Experiencia negativa: The management is very rude and they charge for everything which should have been free for residents, such as for pest control which should have been a service offered to the resident. And they ask us leave the house for 4 hours which would be uninformed on a specific day, and at this time if you are in restroom and cant leave the house, they will charge again saying denial of service. It felt like they are extorting money from us in one or the other way. They charge you with heavy fine if you decide to leave and they will not respond when we question them on details of being charge because they charge a hefty amount on the regular wear and tear which in other apartments may not even been charged. There are many more disappointing incidents like these.

Experiencia negativa: This stay for two years I will never ever forget in my life, so many points to go: ^we are students they know that we don't have any power so that they can do anything for us and we will never complain to anyone and cannot file a complaint. I think I've paid more fines and extra charges than the actual rent-fine for every small thing and no warning at all for first time. first, the staff they are like very awesome and helpful before signing the lease I've seen the change in her attitude and rudeness the very next day the two ladies over the reception. ^^ They will conduct inspections in sometime with unnoticed like irrespective of day or time, so if we are not available in the house at that time simply they will come to your house and make an inspection and go without any notice, there was onetime we were busy in our room with our client meeting so ofcourse the room should be silent then they came to inspection we informed them to come after sometime but no they were like barging into our house and pushing me nd my friend into the house and kept pushing the door while we were talking about come later,still we paid fine for that coz we didn't allow them, ^ the trash maintenance is very very bad at that place the big container is always filled up never emptied on time! ^The office which manages this property not even doesn't care about this anything. ^After move out we ended up paying $2000(even more than this paid by my neighbors too) only for cleaning, maintenance, and some small light bulb replacements. ^the whole apartment has bugs infested, still they charge tenants for bugs cleaning

Really? 6) No boxes, it's been there for WEEKS! 7) It's for lobby guests... you'd better hold it. 8) Only 1 trash bag can be put out. You'll walk in, sometimes wet, trash to put out 1 extra bag/boxes! 9) A lonely bag near the breezeway. It's gross.

They complain about the smallest things such as stains in front the door when the entire outside is filthy!!!! I have been here for a year & let’s talk about the ROACHES ... this place is filled with roaches no matter how clean you keep your apartment the roaches keep coming !!! I bombed the apartment day 1 for bed bugs I started to notice roaches mainly in the island so I bought roach bait traps Months later still constantly seeing them so I cleared the kitchen and bombed that for roaches Then pest control sprayed the kitchen NO PROGRESS MADE! Constantly see them everyday no matter how many died from traps or I killed Do Not Move Here Pay attention to other reviews about bugs, because that’s what you’ll be signing your name too

Experiencia negativa: The elevator closer to the reception is super clean and sanitized daily. The other elevator (mainly used) is super dirty and smells really bad. At first they welcome you with an open heart, but after moving they almost spit at you. Im talking about the two old ladies working at the reception, miss Barbara and miss Karen. They talk back at you, they are super rude and give no respect after signing the contract. They gave no warning that no matter what size apartment you pick, you’re only allowed 1 small trash can that comes forced with the apartment and they’ll fee you if you use a different one. I hope this is a clear WARNING to anyone moving here.

Experiencia negativa: Trash in hallways and all over parking lot, not once put full time. Dog park is never cleaned and full if disease, my dog almost died from that area - $3,000 in vet bills and still not back to good health.

Experiencia negativa: Worst management. Just want to somehow collect fines. All amenities are useless and never in use. Gaming room is always closed and no proper equipment. The roof top lounge is just a joke. waste of money.

Experiencia fantástica: This place has it's ups and downs, but the maintenance crew is fantastic. Whenever we have a problem, Mario and Lewis always tend to it promptly. After the winter storm a bunch of other apartment complexes in the area were flooding for days, but the maintenance guys here fixed a ton of leaks and made sure people could actually stay in their homes.

Experiencia negativa: Management group is not supportive. They would Charge you with lots of minor charges at the end of your lease and make deposit zero. Not advisable to rent an apartment here. It’s better stay on roads rather than 404. Humble request to do not rent this property. People are giving good reviews because if you do that they are giving you discount in rent. Disgusting. Very bad experience.

Experiencia fantástica: My first apartment when I came to United States. It has different floor plans. Mine was 2bhk. It is a gated apartment with good secure features and decent amenities. Good for UTA students if they wish to stay off campus.

Experiencia fantástica: One of the best apartments near University area. Very safe to live in and management is also really nice. Also, it is equipped with Gym, Swimming pool and all which is really great. During this pandemic, the management has done a remarkable job. I would definitely recommend.
