Experiencia fantástica: While looking at properties on Saturday on the way home from a long drive we were able to schedule a tour for the next day, Sunday, and were able to tour the property by 6:00 p.m. using the lockbox system. The unit was spotless and the temperature was well maintained inside. I would consider them to be a top tier Property Management Company based off what we've seen so far.

Experiencia negativa: Attempted to with hold about 2/3 my security deposit for illegitimate reasons. Recieved full security deposit after using video/photo evidence to argue All County Denver Metros damage claims. Edit: (response to ACDM updated response). We did not accept responsibility for any damages. You all returned our security deposit in full. We refuted every damage charge you tried to put against our security deposit with video/photo evidence. It definitely did not feel like your company was acting impartially. Seems as though they are trying to clean up their responses as they updated what they responded to me over 6 years later. Edit: We did not accept responsibility for any damages as we did not cause any which is why WE fought to reclaim our security deposit. Your company did not advocate for us in any way, as we had to seek legal council and send a demand letter for you to return our security deposit. We did not "split" the charges on anything as you have stated in your response, we received our security deposit back in full. Ultimately your company tried to keep our security deposit without cause, so what gave you the idea that we ended this situation on a good note???

We understand that move-out and security deposit matters can be frustrating. Our role is to act as an impartial intermediary between tenants and property owners, and we follow all Colorado laws regarding move-out inspections and deposit assessments.

In this case, there were documented damages for which they accepted responsibility. We reviewed the situation thoroughly and facilitated a resolution in accordance with the lease and state law. The remaining portion of the security deposit was returned, consistent with documented charges.

Our goal is always to ensure a fair and transparent process for both tenants and property owners. We remain available to answer any questions about move-out procedures or deposit assessments. Prospective tenants and current residents are welcome to contact our office directly at 720-575-6100.


Edit - We did negotiate heavily on behalf of the tenant when they moved out in October of 2020 for what was actually about 1/2 of the security deposit and we have the documentation demonstrating this, including emails and phone records. We prevailed upon the property owner, and they did return much of the security deposit money. We acted out of fairness, not coercion. We explained to both parties the truth of the matter - that no portion of the security deposit monies were ever to go to All County, and that we were (and are) legally and ethically bound to be fair arbiters. Ultimately the tenant did (seemingly) accept responsibility and pay for some damages.

Experiencia negativa: It took me way too long to amend this review. I previously had high praise for ACDM. At the beginning of our relationship, Jon was very professional and communicative. Over time, I lost trust in their management of my property. In five years, there were multiple evictions, several fines from the city for overgrown weeds, and several thousands of dollars of damages to the house. When I decided to end the relationship with ACDM, I couldn’t even get the damage deposit to help mitigate the costs of the damage from the last tenants. I no longer recommend them.

We are deeply concerned by this review, as it contains several inaccuracies that misrepresent our work and intentions. Notably, the owner previously gave our company a 5-star review, which makes it especially troubling that the rating was later changed to 1 star based on a misunderstanding regarding finances—without any attempt to resolve the issue directly with us. To be clear, our records, and the records shared with this individual clearly show that they have received all monies owed.
Over our 5½-year relationship, we managed multiple properties with diligence and transparency. This included coordinating and completing extensive repairs, addressing tenant issues, and keeping the owner fully informed of all actions taken by both our company and the tenants. Challenges—including property damage, city fines, and evictions—were actively mitigated by our team through multiple direct and extensive conversations, emails, and formal notices to tenants. In particular, we personally handled eviction matters, dedicating hours to resolve the situation and avoid legal fees that would have amounted to thousands of dollars. These efforts were taken in good faith to protect the owner’s investment and to prevent or minimize tenant-related issues whenever possible.
Financial records were reviewed in detail over multiple communications more than a year ago, and it was our firm understanding at the time that the owner understood and agreed with the accounting.
We have made repeated attempts via phone and email to clarify and resolve any remaining concerns. It is disappointing that the owner chose to publicly post misleading claims rather than communicate directly with us. We remain open to direct dialogue to put this matter to rest and continue to act with integrity, transparency, and in the best interests of our clients.

Experiencia negativa: I moved into a property managed by All County Denver Metro in 2023, and the experience has been awful from the start. The leasing office was closed on move-in day, so I couldn’t even get my keys. When I finally got inside, the apartment was filthy — carpets were disgusting, walls still had paint from the previous tenants, and nothing had been cleaned. Even worse, the heat wasn’t turned on for 12 days in the middle of winter. They also failed to provide mailbox keys, and I had to get them made myself. On top of that, they tried to charge me a $345 admin fee — when I called them out, they reduced it to $150. Completely unprofessional and unacceptable. Do not rent here.

This move in was scheduled by the tenant for 12/22/23. This was a Sunday and the office was closed, however, there was a lockbox placed on the property.
Previously, on 12/18/23, the unit had been fully cleaned and a receipt for the cleaning from an independent reputable cleaner was provided to the tenant. Because the tenant was unhappy, the carpets were re-cleaned at the landlord’s expense.
The heat was fully functional. On 1/4/24. The tenant reported heating issues. On 1/5/24, Singletrack Electric visited the property and found that the thermostat was not set correctly and that the furnace was operational. On 1/10/24, the tenant complained again. Singletrack arrived the same day. As a precaution, they replaced a circuit board, although they could not find a fault when they were on site. As a courtesy, the filter was replaced and the system was re-inspected.
Unfortunately, the postal service changed the mailbox lock when the unit was vacant and did not notify. This happens often and the only party who can get the key replaced is the current occupant of the unit – in this case it was this tenant. We explained and apologized for this on numerous occasions and the tenant was reimbursed for the key replacement.
We did discount some of our fees and went out of our way on multiple occasions to accommodate this tenant. We fail to see how this is unprofessional or unacceptable.
When they moved out, they left damages which cost over $900 to repair.
It is worth noting that the property was inspected by an independent inspection company on 12/5/2023 and received its Denver rental license that week. In order to be granted that license, the property systems like HVAC, etc. must be tested and must be found to be functional and serviceable.

Experiencia fantástica: Been renting from these folks for a few years now. Started out a bit rough -- had a few months without washer-dryer and some household repairs right after move-in. However, they've come a looong way! My last two maintenance requests were fixed within 24hrs! That might be a world record! Been communicating mostly with Austin or Emily -- they're great! And so is everybody over there in the Arvada office! I very highly recommend working with these folks; both renters and owners. You won't be disappointed.

Experiencia negativa: Applied over 2-3 weeks ago with no communication, no follow-up, and everytime I call there seems to be no one in the office. Their application fees have been the most expensive and honestly at this point, I'm convinced they are a scam. Within 30 minutes of leaving this review, that's when they decided to reach back out to me to give me attitude about how they actually are a real company and how our applications weren't processed because we didn't pay when we did and their application system or something glitched which we fixed 2 weeks ago and still didn't hear back. This company seems to always have an excuse for their lack of attention.

Update-Yes we did reach out as we wanted to try to help this person understand what happened, rather than presume and misrepresent. We tried to do so in the most polite and professional manner. Previously, we had made 6 email attempts and 5 phone attempts to get information and application payment from all individuals in her party.

Experiencia negativa: They sent us notice to evict us after we had already moved out . Overall horrible communication with renters. They also wanted us to pay a full month after giving us notice that we had to move out mid month. I would never work with them again.

Experiencia negativa: Update: Them "doxxing" me in their response is a great demonstration of their lack of professionalism. Just really poor form, and along with their attacks on mine and other negative reviews it's consistent with the service we received. Shows you who you'd be working with. In any case, the tenants have been great and agreed that things have been much better since we moved away from All County. Btw, they offered me a discounted management rate (9%) because we had multiple properties and dropped to 8% when it was slow to rent. So I don't know why they would say we only agreed to one property but don't settle for their initial offer of 10! How's that for doxxing? I rarely write bad reviews but I was consistently shocked at how bad my experience as a property owner was with All County - even when it came to matters that would make them money! Working with them started out great and quickly become a communications nightmare. Laura was very nice and had several helpful conversations with me about their process. She also offered a reasonable rate given that they would be managing multiple properties for us. Great!... Then things went downhill as soon as we started on-boarding. I should have known something was off when they *entirely forgot to onboard our property with existing tenants*. This wasn't just negligence on their part - they missed out on thousands of $$ in fees! The problems continued from there. It was impossible for either myself or the tenants they DID onboard to get in touch with someone from their office. When we got lucky and spoke with Austin she was very kind but the follow through was rarely there without multiple emails to everyone we knew to contact. Getting maintenance done was like pulling teeth and then the maintenance requests on their portal were frequently without updates so I ended up calling my tenants to find info. The situation peaked when one of the owners of the agency, Jon, told us we should copy him on maintenance requests. So we did. Not only was that ineffective but when we asked him why he wasn't responding he said he had no record of our messages despite responding to a thread where he was copied *multiple times* and his flippant response was "I'm always a fan of the phone." That was the last straw. Lastly, I just got a text message saying they were getting ready to "collect" on owners who had bills due after getting no response on my email requesting support to make the payment through their owner portal. Absolutely atrocious service and we've since moved on to a different agency that seems to be much more responsive. Really disappointing given the positive reviews and Laura being helpful at the start. Austin, blink twice if you're in danger.

1. Scope of Management & Property Condition: Our agreement was for the management of one property. The discounted rate offered reflected the expectation that the property would be in top-end condition, as represented to us and as verbally confirmed by the owner prior to listing. Upon onboarding, the property required significant attention, including PET WASTE in the finished basement, wall damage, nonfunctional lighting, defective HVAC, a leaky tub, stained blinds, doors that did not close properly, and leftover debris. These conditions necessitated careful documentation and coordination before the property could be marketed.
2. Tenant Placement & Onboarding: Management officially commenced on January 1st, widely recognized as the most challenging month for tenant placement. Despite the property’s condition and several pending repairs that the owner did not approve, a qualified tenant was approved within 10 days and moved in on January 24th. Successfully placing a tenant under these circumstances—mid-winter, with outstanding repair needs—demonstrates the dedication and effectiveness of our team.
3. Maintenance & Owner Approvals: Once the tenant was in place, multiple maintenance requests were submitted and documented, including HVAC, plumbing, lighting, wall repairs, and blinds replacement. Many repairs could not proceed because the owner did not approve them. Our team ensured transparent, documented communication throughout, safeguarding both the owner’s interests and tenant satisfaction.
4. Billing & Collections: All approved work was completed professionally and promptly. Despite six documented attempts to collect payment for these approved expenses, payment was not received. Collections were discussed as a last resort due to the owner’s delayed action—not due to any mismanagement. Our documentation and processes ensured accountability while protecting the owner’s financial interests.
5. Value Delivered: Despite property condition challenges, delayed approvals, and the challenging January market, our team secured a high-quality tenant quickly, coordinated necessary repairs, and ensured smooth management operations. The owner benefitted financially from a tenant placement that might have otherwise been delayed, avoided prolonged vacancies, and had expert guidance throughout the onboarding and maintenance process.

Experiencia negativa: this is the absolute worse viewing experience I have ever had. I drive 1+ hour to see a unit, only to have the code fail repeatedly. after trying it for over 30 min (with the stupid thing giving me the exact same code that didn't work) and calling the office repeatedly, no one was responsive. by the time I gave up traffic took me over 2 hours to get back and still no one from there has been able to answer my emails or voicemails but they are able to harass me with texts and emails inviting me to apply for the unit. this place is a joke- if they can't even get the viewing right, I can't imagine how they would treat you when you are an actual live tenant.

Experiencia positiva: Not bad, just don't expect quick turnaround. In order to rent a property, I needed to call multiple times but was able to secure the house I was after. However, communication with this group is TOUGH. There's been multiple occasions of me sending emails that don't receive a response for weeks. The rental portal they use does make requesting services or reporting issues easy and I was able to get things remedied quickly. However, I moved out of a property a month ago and haven't received any correspondence on final steps, security deposit, an agreement on lawn care, or even direction on returning keys.

We certainly try to make ourselves available and to provide every avenue to keep in contact. While this includes our online portal, we absolutely encourage phone conversation and in person communication, as you did today in our office, so that we can thoroughly and personally discuss any issues.
We do see some detailed emails which were exchanged prior to, and following your move out at the end of May. It appears that your questions were addressed.
In keeping with your lease, you should have returned the keys the day you moved out. We generally don’t encounter ambiguity about this, and don’t see that you’ve asked about it via email. Your lease also states that the security deposit will be processed within 60 days of your turning possession of the property back over. It can take this amount of time to perform repairs and receive all invoices.

Experiencia negativa: Austin and the staff are very unprofessional. !!!! They took no time in phone calls They took no time in reviewing our applications. Or in any desire to meeting us. We wanted to rent a home and they decided that they would take off Friday for Presidents’ Day as well as Monday. They are closed on Weekends. we submitted our applications Thursday the 16th. No calls no emails. They did not contact any of our references as far as landlord, work. Or personal. They said on Tuesday after they got off their vacation that it would take two to 5 days to review our applications. We got turned down in a matter of hours due to a credit dispute that had been done out of error. We had supporting documents. I am 65 years old and work very hard to make sure rent is paid on time. Very very unprofessional. The owner thinks we don’t make enough money to rent. When we make over 100000 a year together. He is age discrimination and it was very apparent over the phone we he tried to hee and haw over the phone why he chose not to rent to tenants that have excellent references from previous landlords. I used to lease apartments and I know it’s a whole package. He says he represents the owners of the house but I don’t see this. Terrible property management company. Do not use. Discrimination at its best. This house was on the market for 83 days. And magically it gets rented the Same time my roommate and I paid 100 application fees. Excellent. #UPDATE OK, so the owner of this property is throwing lies out trying to cover his you know what. and I would not trust this man. Jon is his name do not trust him. I cannot reply to his comment and I don’t understand how after a house was on the market for 83 days all of a sudden it’s magically gone after we gave them $100 anyways and they were closed on Presidents’ Day cause we called a lot and nobody ever answer the phone and on their website it said they were closed and Laura actually when I sent a email it responded that she was out of the office for Presidents’ Day so don’t even go there. I know that you you guys did not do this the way you were supposed to as I said before I was a leasing agent you did not call not one not one of our references, not one and don’t ever lie again and you have been reported to the fair housing act. Horrible company. They are out right liars. I called my references and they said they were never contacted by Al county. And a 2 to 5 day review does not magically turn into two hours. Age discrimination. And pure laziness. And yes I’m angry you didn’t do your job. That’s why we gave you 100 in good faith. . Liars and thieves. Read other reviews

Experiencia fantástica: I have been using All County Denver Metro Property Management to manage my property in Aurora for over 5 years and they have done a great job. They are reliable, consistent and clear communicators which is something I greatly value; I never feel left in the dark or that I can't reach someone if I have a question. Very recently one of their employee's named Brandon went above and beyond for me in negotiating with a maintenance vendor on my behalf which ended up saving me a considerable amount of money, all while keeping me up to speed with every step of the maintenance activity. Experiencia negativa: If you want a company that will ignore you and wait until the last minute to get anything done All County is for you. We received our keys in the afternoon of the day of move in because they were not available. Will go out of their way to avoid fixing things wrong with the property and try to charge you for them being broken. Never did a pre-check move in and required US to do their work for them, documented everything that was damaged or dirty upon move in. Just what you want to do after cleaning and moving out of one place to have to clean to be able to put your stuff away. Will overcharge you security deposit, pet deposit, pet applications and do whatever they can to keep it. STAY AWAY.

Experiencia negativa: They don't bother to inform you weather you were approved or denied for you home. Tried reaching them by phone, email, and in person only to get nothing back from them. Very upsetting to say the least, save your money and use a professional management company. These guys very apparently don't care.

They are very responsive to all my phone calls and emails and get it done. They are professional and clear in all their communications and take care of all the little details. If you are thinking about renting your property... do yourself a big favor and let them do it for you. Experiencia negativa: When we first met Laura we thought we had found the perfect partner to rent out our first home. Little did we know the stress, costs, and time that working with All Country would cost us over the next few months. Though Laura told us she thought our home would rent in 4 to 6 weeks for $2,995/month, over the next 3 months Laura would lower the estimated rental value of our home by over $500 over which time we only had a total of 3 showings. Finally, we decided to part ways. Almost two months after parting ways, we received a “past due” invoice from All County for two charges that we never approved. Prior to one showing, we had noticed a poster in the living room had fallen, as we no longer lived there, we asked Laura if she or another realtor would please rehang it (with a simple, self adhesive hook) prior to the showing. Turns out they hired a CONTRACTOR to go to the hardware store, but a hook and rehang - costing an astounding $120… an expense we would have never even considered. If we had been notified of this expense, we would have just fixed it ourselves. Similarly, when we were moving out, we noticed that the air conditioner was not working very well - I asked Laura if someone might be able to look into this for us but I explicitly stated that we would like to receive an estimate prior to signing off on any work being completed. After several calls to the office we never heard anything else - so we assumed nothing had ever been done. Months later, after terminating our contract with All County, we were told we owed over $400 to a company for “fixing” our AC… Beyond never being provided an estimate, the work conducted did not fix the underlying problem (a potential leak). So now we were being told we are past due on a bill for work that did not fix the problem and that we never approved. As you can expect, I mentioned to the All County team that we never approved such work to be completed and were never informed of any fees, even after explicitly asking for an estimate. At this point Laura’s partner, Jon, who we had never been in contact with before started emailing us stating that he was “at a loss as to why you would not accept responsibility” and in a later email that “You say you requested that (quotes), but I don't have any documentation of that”. After saying that we were quite disappointed and believed it is unethical to simply spend someone else’s money without their approval, Jon sent an email saying “So just to be clear, if WE were ethical, WE would pay your debt?” After receiving this message, I forwarded it to Laura saying that “due to the aggressive and unprofessional nature of Jon’s communications, we will not be communicating with him any further.” Even after that, Jon sent yet another email saying that they “worked without compensation to rent a property you were advised was overpriced, gave up our $250 fee and are paying for work on your property.” This is full of inaccuracies - we were never informed of any fee and if you are a realtor and are unable to rent our sell a home you generally aren’t paid… Overall I cannot imagine a more nightmarish experience and less professional interaction along with a total lack or responsibility on their part. In the end, All County “covered” the $120 fee to rehang the poster but stuck us with the $400 to not get our air conditioner not fixed. While All County may be able to talk a good game initially, we regret working with them and hope that others will avoid making a similar mistake.

Several elements of this review are inconsistent with the documented timeline and with the approvals and written requests we received from you during the period we worked together.

Regarding pricing, all recommendations were based on market data and comparable listings. Adjustments to the listing price were made only after consultation and approval.

As for the property services referenced, both the A/C work and the repair requested prior to a showing were initiated in response to written requests. The vendors invoiced us directly at their standard rates, and we passed those charges through without markup. One invoice was paid by us as a courtesy, and the other ultimately had to be forwarded to you because it reflected work that had been authorized and performed on your behalf.

Our documentation—including written requests, service authorizations, and communication logs—does not support several of the claims made in this review. While we cannot publish private correspondence or vendor records publicly, we are fully willing to provide copies directly to you at any time.

Experiencia negativa: Please be more professional and train your employees to at least act like they like their job. The only reason why I didn’t leave one star was because Laura was very sweet and direct with me. Everyone else would beat around the bush and act very unprofessional. No callbacks, and very hard to get a hold of the manager John. Don’t bother applying to any unit that they have if you have less than an 800 credit score. Also, if you’re gonna lie on your website about credit score and higher deposit at least make an attempt to back up the lie.

Experiencia negativa: These were my property managers for a year and it was not a pleasant experience. From giving me an out-of-date parking pass and denying responsibility for that to forgetting to give me my mail key and trying to charge me for it things got off to a rocky road. Upon moving out I was told that the place was clean and they would get back to me about my security deposit and then charged me $400 for a cleaning fee. Do not expect to get your entire deposit back if you rent from these people

It was the case that the parking pass was the responsibility of the homeowners association, and while we tried to intervene, we could not control them. Same thing with the postal service and the mailbox key.

As for the damages, we gave you multiple opportunities to return the property to the condition you found it in, and have documentation. We do not profit from the money withheld, which is why you received an invoice from the cleaning service.

Experiencia negativa: I rented a home from ACDM for over 2 years. I've been renting homes and apartments for my entire adult life and have worked with half a dozen property management companies. Without a shadow of a doubt, ACDM was the absolute worst. When I moved into the property, I was asked to fill out a move-in property condition report. This is standard practice and I completed the report, noting several maintenance issues that needed to be addressed. By the time I bought the property myself over 2 years later, most of those requests had not been addressed. A few days after move-in, Jon from ACDM came by to take pictures of the "pre-move-in" condition of the house. Of course by this time myself and my roommates were completely ensconced, furniture, wall fixtures, etc. were all in place. This general thoughtlessness / laziness would become the hallmark of every interaction with ACDM. Over the course of 2 years, I followed up via countless phone calls and emails with ACDM about our initial and subsequently discovered maintenance issues to basically no avail. When someone was finally sent out to address the issues, the work done was of laughably poor quality ("fixing" things that were never mentioned which ended up breaking shortly after, installing a mismatched closet door upside down, etc.) and many issues were simply ignored. ACDM's explanation for this was "the owner did not approve the fixes". Of course, we were never allowed to interact with the owner directly. When I finally did meet the actual homeowner, she turned out to be a kind, caring person. Of course, ACDM never brought the items mentioned to her attention; they simply scapegoated her for their own ineptitude. The above is a small sample of my experience with this company. From sending the wrong HOA packet with the lease to constantly sending communications to tenants who were removed from the lease (they were reminded of this several times, eventually we just gave up and one of my old roommates just forwarded any emails they erroneously sent to him to me), renting from ACDM was a case-study in poor service. I cannot say this loudly enough: AVOID THIS COMPANY.

Experiencia fantástica: When a recent service repair did not go as expected, Erika (the manager of Brighttouch, who manages service repairs for All County) went above and beyond to fix the situation and even came to our apartment on her own time over the weekend to personally apologize, and make sure my wife and I were taken care of. I appreciate All County for partnering with her team, as the level of integrity and care she showed was beyond impressive. Experiencia negativa: This property Management group broke our lease and made us leave 4 months into signing becuase landlord wanted to move back into house. Only gave us 30 days notice and made me feel stupid when I requested for a little more than 30 days to find a new place a move. I have dealt with various renters throughout my years and this company was by far the worse. They also had so much turn over with employees that I was often get reassigned a new manager who didn't know anything about what was going on. Surprised this place is still in business.

As the property manager, we do not own the property, and the lease termination was requested by the property owner in accordance with the lease and Colorado law. We work to mediate between tenants and property owners and aim to ensure all parties are treated fairly and respectfully.

Regarding your concerns about employee changes, we strive for consistency and maintain an average employee tenure of approximately three years. Our team works diligently to provide professional property management services and support both tenants and owners throughout the process.

Experiencia negativa: UPDATE: Laura called me back and was very concerned about the review I posted. I appreciate that she is on top of that. I hope my feedback helps them improve on the repair/management/communication side. Thanks Laura. My experience with All County does not parallel these other reviews. First the good: 1. They collect rent and they do that very well, and I really appreciate that. 2. I received my statements promptly and they appeared to be accurate. The bad: 1. Turnover from one renter to another is not good (they need a checklist and a proper walk-through and turnover at the end) and a proper cleaning. 2. When a serious problem occurs (as did at our home), they are not equipped to advise the homeowner. I was interpreting statutes and trying to figure out what to do, and I did not feel like I was getting good guidance from the very people that were managing it. 3. They need to follow-up with renters, contractors and landlords better... every time there is an issue, just follow-up to make sure things are resolved. 4. This may or may not be a reflection on All County, but the quality of renters we had was really poor. 5. They think they do a really good job, and I don't think they do, so there is a disconnect. I wish them well but there is a lot of room for improvement. Maybe they are great compared to other property managers. I don't know. I could not just leave this property to them to manage and feel comfortable that the home would not fall into disrepair.

Heidi, we care about our clients and are sorry you felt this way. As you might see, you met your tenants prior to approval -even with qualifying credit, great references, likability, and good income, sometimes they are not the most respectful in the end. It is the ever moving human factor in property management. The abatement unfortunately also complicated the situation. We absolutely are evaluating ways we can improve with training and genuinely appreciate the feedback. We wish you the best in all endeavors and thank you for your time with us.
