Experiencia negativa: Maintenance requests go months without response. Also their 24 hour emergency line ( Option 9 ) says it's not working. I've reported this twice in the last 4 months.
Hi Joe – I remember the Friday, when you called, the person who manages the condo community was out of the office, but I understand she returned the call on Saturday from her son’s baseball game to clarify the situation. I hope the call helped.
We have had issues with the number once before, so I personally called the 562-493-1400 number and pressed 9 to check and got through. There was an option to speak to a person, which I did, or I could have communicated by text if that was my preference. We receive between 50 and 70 maintenance request a week so it is important that things work.
We are in the process of clearing out some old unresolved work orders which may be why you got the notification. We are doing so to improve our service. There is a process we have to follow when an HOA is involved that requires approval of any repairs or charges, which really complicates matters in regard to fixing the exterior window.
I believe Sondra talked to you about the situation with your HOA. Your HOA does not have enough money to handle the significant maintenance issues in the building. We are trying to help but can only do so much with the very limited resources.
I recommend you pay attention to what is going on with the HOA and help out. You may even want to try to get on the board. There are open seats and there are important decisions to be made.

The outside of the buildings may look a little different, but the heart of AQA hasn’t changed one bit. Experiencia fantástica: I decided to rent my space, after moving out of state and MD property management, was very good at making sure I got the correct Ins in place and Tax paperwork in place and dealt with the HOA. MD had guided me on perspective tenants, did the BG stuff and presented me with options. I only had one bad tenant, who looked good on paper, but in the end sucked (noise complaints, neighbor complaints, unauthorized pets) and got them evicted (court system and sheriff backed up b/c COVID). I didn't really need to participate, which I liked. They made sure maintenance was taken care of, cleaning and painting between tenants. I was able to set notification thresholds for maintenance. Everything was done through a portal, so all my paperwork and tax info including expenditures could be downloaded easily. They made the landlord thing simple.

Experiencia negativa: WARNING: DO NOT RENT FROM THIS NEGLIGENT PROPERTY MANAGEMENT COMPANY A gate operator at their 421 W Broadway property in Long Beach has been beeping 24/7 for the past week. It is incredibly difficult to reach anyone who is willing to help resolve the issue. It is clear that Mike Dunfee Group, like many property management companies, is only interested in collecting rent and couldn't care less about their tenants.

I am sorry that you were disturbed by the beeping sound of the gate. It is a safety feature required by law that malfunctioned. I am sure it was annoying. We first learned of it on a Thursday. One tenant reported it and one neighbor, presumably you, complained after work hours that same Thursday.
We had no idea as to the severity but got a technician out that same day because we did not want a malfunctioning gate. The first technician could not fix it. So, we needed to find a gate specialist who had availability to get out to the property on ASAP. The third company we called was able to get out to the property Friday morning. He found the problem but it needed a special part which he did not have. Fortunately, he was able to drive to a place to pick it up and fix it that same day, which cost extra.
This was a complicated and expensive repair. We took care of the problem within 24 hours of learning about it. I know it is frustrating and please understand there is only so much we can do.
Experiencia negativa: Gate alarm has been broken for over a week now. This alarm goes off every two minutes 24 hrs a day. No one is fixing it. Interferes with sleep. I can hear it through my closed windows.

They own a property located at 421 W. 3rd street And the gate located in the alley has been beeping constantly 24/7 for the last week, the tenants have already complained about it and management fails to do anything or even acknowledge that it needs to be fixed It’s now disturbing everybody else in the area who shares that alley space and we have to hear it all day and it’s really becoming a problem. Experiencia fantástica: We hired MD Property management for renting out condo that my family moved out of. From the start Mike Dunfee called me on a late Friday afternoon, not even 20 minutes after submitting an inquiry. They setup a phone call and informed us of the process, providing an overview of what it would take to rent out our place. First we would meet with Joel to determine what repairs and potential upgrades were needed to get it rent ready. He provided an estimate and once we approved it, his team got to work on the minor repairs, replacing a door, painting, and hanging new light fixtures. Once this work was completed, Claudia scheduled time to take pictures to start advertising the property, which they post on several different websites. Within just two weeks Claudia was booking showings for the place. MD Property Management does background checks, income verification and credit checks. Claudia kept us updated and lent her valued opinion when needed. Once we found a qualified tenant, she worked with both the tenant and us to get the lease agreement signed and took detailed pictures of the property before move in. She also took pictures of the keys, garage remote, mail keys, etc. to ensure that we had a record of everything we handed over. This was overall a great experience which is why I put 5 stars, and I believe they earned it. In reality it was not perfect with some gaps in communication and minor delays with fixing things. But in the big picture, with all the moving parts, changing conditions and things evolving, I do believe this team did an incredible job. Through the hard work, candid communication and attention to detail, I believe that Mike Dunfee and his team have built something pretty special. I hope they can continue to earn people's trust and respect for many, many more years to come.

Experiencia fantástica: I used the contractors associated with Mike Dunfee Group to install new flooring, a kitchen island, and baseboards. It was really easy to communicate with the contractor (Joel) and all of the people working on the house were very detail oriented and made sure all of the flooring was straight and installed correctly. I had requested to have no transition pieces between rooms and they were able to accommodate this. When I made minor changes to the plan, they accepted them with grace. All of the work they did looks wonderful! Since they work with so many condos in the downtown area, they were already familiar with the flooring requirements and were able to be in compliance and made my job working with my HOA for approval that much easier. Lastly, the pricing was absolutely fair and very competitive. Between my quote and invoice, the price was consistent with no sudden changes. I’d highly recommend working with these contractors and will definitely use them for future work!

They might be trying find new clients or appease an anxious seller hoping for a miracle. Let’s look a little closer.
New Clients – Agents will hold open house as a way to meet new clients. This could be someone who wants to buy the house listed, a different house or someone in the neighborhood looking to sell. Open houses are particularly attractive to new agents who are trying to build a book of business. Open houses are free, so they work well for agents who have more time than money. The issue is that serious buyers who are ready to act are not learning about a property they are going to buy from an open house. If I am a seller, do I want my agent to turn my home into a real estate office?
Anxious Sellers - Agents may also hold open houses to show their sellers that they are doing something. An agent may do an open house to hold on to a listing hoping that something hopping that someone brings in an offer. It is just not likely going to be someone driving down the street learns about a home from a directional sign. There are some sellers that want to see their agents are working. There is no way to be a successful real estate agent without working hard.

It was a desert of low buyers and low sellers. After a couple of months with only a couple of showings, they found me the perfect buyer. Experiencia fantástica: I had a VERY unique home buying experience. Mike Dunfee and his group represented me and were there for me throughout supporting and treating me like family! I will try to keep a long story short. My relationship with the Mike Dunfee group started as a renter. I moved into one of their single family homes in October 2023 after leaving a horrible marriage. The sellers of the home had the intention of selling their home. And sure enough in February 2024 they gave me the opportunity to make an offer before putting it on the market. And after being in MANY stressful bidding wars over the years, trying to solidify a home purchase in such a competitive market, this was a dream come true. And the sellers accepted my offer! I was beyond thrilled. The challenge was that I am going through a divorce and although separate, needed my eventual ex-husband to sign a quit claim to close escrow. He refused multiple times! After TWO escrow extensions, with the support and understanding of Mike Dunfee, his team and especially the sellers, my landlord. They all WAITED patiently for me to go through the court system to prove I was right making my husband sign the quit claim I needed to close escrow. Escrow ended up being 101 day, not sure if I may have set a record. Seriously!! I don't wish this upon anyone. And I hope Mike Dunfee and his group never has to go through this ever again... BUT their unwavering support went above and beyond. This was an extremely stressful process and they went through it with me. Even though they and the sellers, sure didn't have to. It is one of those situations that works well for the owner, the occupant and the broker. There are always things to work though, as you saw. However, it all worked out in the end. The unit I viewed (which is now mine) was clean, spacious, updated, and secured. The manicured landscapes rivaled a page out of Better Homes & Gardens. To top it all off, two of the neighbors greeted me, welcomely (I'm certain that was on their own accord.) I am glad I've found this as my new home.

Experiencia fantástica: I used Gabriela as my buyer's agent to purchase my new home in the Murrieta/Temecula area. She is insightful, punctual and professional. Even though it was a long drive for her, she was ready to meet us in Murrieta and look at as many properties as we wanted to to be ready to purchase. When it came time to negotiate the deal, I felt completely assured I was in good hands. She managed to get us the property we wanted at the price we wanted. Once we were in escrow she had the vendors to get the inspections and reports we needed to close escrow in a timely manner. She stayed on top of the deal through the entire escrow process making sure everything that needed to happen did, so we could close escrow on time (which was a good thing because we had already scheduled the movers). I won't be ready to sell for a long time (hopefully years), but when I am ready, I will be using Mike Dunfee (especially Gabriela) to sell my house. I can't think of a better, more trustworthy, realtor.

Experiencia fantástica: Couldn't be happier with our decision to rent a property from Mike Dunfee. We unfortunately had to apartment search when our landlord decided to sell her condo we lived in for 5 years. We found our new place on Zillow. Gabriela helped us from the very beginning stage, quickly answering our request to tour the rental unit. She is professional and helpful, even offered advice on our current lease agreement which helped us greatly. A few days after moving in, we noticed some maintenance issues that needed to be repaired to the unit. Response time was less than 24 hours with MD sending a repairman within 48 hours to assess and complete all work. Wish we would have found this property and manager along time ago.

Experiencia fantástica: Mike's team helped me in a tough time. I was selling my father's home in Long Beach while living in New York. Mike was extremely helpful in talking me through options and what he think would be necessary to fix up in the house for either a sale or rental. He then introduced me to the manager of their remodels and repairs, Joel. Joel was able to provide me a bunch of context in terms of the repairs needed, his suggestions for what sells well and provided easily the best rates I got on the market. The great part was that they managed this all in house. I did not have to deal with any contractors or one-off contract discussions. The process was simple and easy. They helped clear the property of old stuff, redo the kitchen, living room, bedrooms, backyard and did the complete filling of an unused pool. It was not an easy job at all and they handled it professionally with a fantastic outcome in a really shortened time frame. The revamp of the house without me being able to see it directly was concerning and in turn I was shocked with how well it came out. They did a fantastic job overall. I would recommend Joel and his team for any work out there that you have for a property. Lastly, I met Gabriela who has helped through the selling process. She has been in contact at all hours of the day, has provided great context for a first time buyer and leveraged her years of experience to provide me great insights as we have gone through the sale. She is friendly and kind and direct which makes life much easier when again going through the process across the country. Mike has created a fantastic team and I am grateful I chose to work with them.
Experiencia negativa: Overall they are nice people but they do not handle business well. On move in day, they’ll give you your inventory sheet. You’re supposed to note anything wrong with the rental. They did NOT clean my apartment.. and I noted it on my inventory sheet. The carpet honestly needed to be replaced but who am I to do that on someone else’s property? I stayed there a little over a year. I hired someone to clean the unit upon move out. The carpet was shampooed and I provided them receipts and invoices for everything. They still charged over $500 for cleaning and carpet. If you plan to do business with them, be sure to document everything and take pictures because shady business happens when it comes to money.

You are right that you should document everything with pictures no matter who you lease from. Yes, we do provide a form to help you too. We also conduct a pre-move in inspection when people move in. It is something we have made great improvement on over the years. We let people know about the cleaning fees up front too. We sometimes find ourselves in a position between the property owner and the tenant. You can imagine how careful we have to be. Thank you for saying we are nice and it sounds like you are too. Last winter I had terrible flooding and even though I am not currently paying for their services (because my tenants have had to move out), they have been there for me in every way. Experiencia fantástica: Over many years, my elderly dad invested in a few apartments in Long Beach; as he aged, it became difficult for him to maintain them, and he began ignoring maintenance requests from his tenants. Finally, has asked for help. My career was in construction, but I live in another state, so I knew I needed to find a local manager. I called the Mike Dunfee Group (MDG). I got their voicemail, and as I began to leave a voicemail, my other line rang through; it was Mike Dunfee, returning the missed call. We talked for almost an hour regarding my family's situation and how the MDG could help. The next day, Mike and Gabriela Jansen met me at an apartment I was remodeling and we put together a plan to rent the apartment that had fallen into disrepair and how to help other tenants whose requests for maintenance had been ignored. Mike and Gabriela explained MDG's portal for accepting tenant requests for repairs and I was impressed by their unwavering respect for tenants as people, first, then as customers who are vital to the success of their business. We agreed to work together, and as requests for deferred maintenance came in, MDG's auto emails announced the request, then announced when repairs had been scheduled, then announced when they had been completed. The repairs have been completed quickly, in a workmanlike manner and the cost for repairs has been an excellent value. I think most of the reviews here are from tenants, but from the other side, I am pleased to be associated with the MDG and its commitment to customer satisfaction on both sides of the landlord/tenant relationship.

Experiencia negativa: We reported a leak on Feb 24, they came out to measure March 1, and afterwards did nothing. March 21, management called asking us to measure the window for replacement. Really!!! 20 days of no action. What happened to the March 1st measurements? On other issues they say they are coming out and don’t show or call. Very disappointed.
I am familiar with the situation and have personally spoken to your “assistant” who has called on your behalf. We appreciate your frustration and continue to work towards fixing it. Not sure if you understand how complicated it is to fix. You live in a townhome in a condominium community. The landlord does not have the authority to just replace the window as they see fit. If she could, this would have been over a long time ago. We had to first assess the situation. We then had to get approval from the owner who was eager to help. Then we have to check with the HOA management who had to check with a board member. They did not have a vendor approved to replace windows. We had to find a vendor, verify their HOA required license and insurance and get detailed information on the replacement. Then the HOA had to meet and approve the vendor. The vendor could not just use our measurements. They needed to do it themselves because if those measurements are wrong, there will be further delay and additional cost. We understand and appreciate you are a busy person. Your tight schedule and insisting on being home every single time someone needs access only complicates a hard situation. You have canceled our technician visits on multiple occasions; and having to work through your assistant adds another layer of possible delay. All of this is your prerogative, but further complicates an already complicated process over which we have little control. Anything that you can do to make this difficult situation less difficult will greatly help in fixing the problem and is very much appreciated. Please understand we are trying our best to help you.

We looked through our call monitoring system and did not see any calls from anybody named “Harry” but maybe the phone is under a different name. We looked through email too. Not sure if you called that system or our office directly at 562-493-1400. Any call that is not picked up goes to a message that would be sent to multiple people. Not sure if you were calling on an old ad on an old vacancy that was no longer available or if there was some other glitch. Experiencia negativa: Do not trust any listing they have! I drove over an hour to view an apartment and wait outside for 15 minutes before I call them and they say the apartment is no longer available. I confirmed 3 times. No accountability, do not trust in your apartment search!

Sorry you drove down to see an apartment that was no longer available when you arrived. I looked into your situation and feel bad you were inconvenienced This is an unfortunate situation that can sometimes happen. The apartment was available in the morning before you came down. Before you arrived, an application was received and approved. Once that takes place our system automatically changes the status of a property in order to reduce the chances of situations like yours taking place. Our automated system is set up to be fair an efficient method to handle the large number of inquiries we receive. In the future if you are coming into town to specifically view only one property, you may want to have a verbal conversation with whoever is handling the property to make sure there are no applications under review.
