Experiencia negativa: My experience with Main Street Renewal involved ongoing communication and administrative issues that prospective tenants should be aware of. During my lease term, a secondary lease holder voluntarily vacated the property. Both parties submitted written requests asking that he be removed from the lease agreement. The company declined to modify the lease, and no changes were made. As a result, I remained fully responsible under the original lease terms. When I later decided not to renew, I provided notice of my intent to vacate. Despite this, I continued receiving automated renewal communications. I submitted my notice multiple times before receiving confirmation, and also received notice that the lease could convert to month-to-month if notice was not provided, even though I had already submitted it. The property was listed for rent prior to the end of my lease term while I was still in residence. After the listing went live, individuals came onto the driveway and backyard area and attempted to look into the home without prior coordination with me. This created privacy concerns during the remainder of my tenancy. Management has also scheduled a pre-move-out walkthrough prior to the lease end date, in addition to the final walkthrough outlined in the move-out process. Throughout this experience, communication between departments appeared inconsistent, and obtaining clear, timely responses required repeated follow-up. I encourage prospective renters to carefully review lease modification policies, notice requirements, and showing procedures before signing.

Terrible management - don't rent from this company. A month later they decided my insurance wasn't good enough and charged me extra even though I'd been using it for months with no issue. Experiencia negativa: WORST PROPERTY MANAGEMENT EVER in this country. They are so crook. Firstly, never expect to get your deposit back once you leave their, they create all sorts of crooked ways to keep your deposit. Out of a deposit of $1,540.00, they decided to pay me back $255.48 which i haven't received up to today. I moved out of their property on November 30th 2025 but yet to get any of my deposit back. I don't even want to speak about their terrible customer service . A VERY TERRIBLE COMPANY.

Experiencia negativa: this company is extremely difficult to work with and do not put the residents first at all. when scheduling maintenance requests, they do not care what day and time frame works best for the resident, they don’t even ask. they just schedule them 1-2 days beforehand and expect you to make it work as if you don’t have a job of your own to be at. There is nowhere to put days or time frames within their working hours that works best for you, and then threaten you with a $100 no show fee if you are not there. Sometimes, they don’t even give you a 1-2 day heads up and you just get an email that they are on their way right now. Their communication through the portal appears automated and does not answer your questions, and people on the phone also tend to be unhelpful and redirect you to the useless resident portal. when we moved into our house the state of the backyard was atrocious with overgrown weeds and trees, that we were told would be taken care of before move in and are now an entire month past move in day still waiting for the issue to be resolved

Experiencia negativa: At first I was please on how they handled my leasing from being a State away. I moved in on 1 Nov and on 2 Nov I had to put in a maintenance request to fix the A/C. It was only blowing hot air and this is in AZ. By the way they consider an URGENT problem a 3 day response time acceptable. They had a company come out of try and fix it. It didn't work and they said the compressor needed replacing and the were waiting on the quote approval. Then another company showed up after I reported it still needed fixing. The gentleman that came was very nice and did everything he could..Even came out a second time that day since it stopped working not long after he left. He ended up coming again to do more and change fuses and such and got it working. Not even 24 hours later it stopped working again. I let them know but not a word back. I'll have been in the house 6 weeks tomorrow and nothing. I commented in the portal since that's basically the only way to get information through and I wanted to show that I was still requesting a repair every week. Last week they closed the work order saying it was completed, so I commented about that, questioning how and when was it completed. The response was (after a few days), it was closes a couple days ago and if still needed, put in another maintenance request. I contacted them again yesterday and service member that helped me was polite and put in another work order request and contacted the second company that came out in the beginning. I just received a text from that company saying they can come back out again on Monday the 15th, Let's see if we can get it fixed on Monday. I truly hope compensation is being considered. NEVER again will I rent from an Investor Co. You would think that they would make sure everything was working when someone rents. Floors were filthy, the microwave plate didn't fit, I bought one, the blinds to the patio stick and hard to work, a light in the kitchen is out that's in the ceiling. Please Fix it.

Experiencia negativa: This company is awful and will treat you like an inconvenience. After three weeks of having a non working refrigerator we received the cheapest junk replacement I've ever seen. In addition after I verified several timed that it would have an ice maker and was told yes, it's does NOT. Avoid this company like the plague! UPDATE!!!! My AC has gone out. Its 100 degrees in my house. After reaching out on the website via chat I was told they would deliver two portable ac units until they can get a tech to the house. Fast forward two hours - I check back with another rep and am told that there is no record of any sort of request. I WAS LIED TO.... I inquire this person can help me. After 30 more minutes of back and forth I'm told they sent an email request a manager to reach out. This company is a joke. For obvious reasons, I don't expect to hear from manager.

Experiencia negativa: Have been in my home with this company since the 10th of November. Upon move in there were multiple problems, one of them being a severe leak from the master bedroom shower that is leaking into our kitchen. Maintenence was scheduled and then didnt show up, now zero communication from the company and when I called and talked to someone they basically told me to wait until I hear from my local property manager. Other issues are broken tiles all over the home with sharp edges, electrical wiring not done correctly and countless lightbulbs that are burnt out and out of reach because of the vaulted ceilings. None of these things were able to be checked prior to move in because there was zero power and water to the home during the viewing timeline. Incredibly frustrated that we just signed a two year lease with this company...

Heater stopped running after a botched hvac fix, it's been over a week but they denied my request to get it fixed myself and deduct the repair from the following month's rent. Now my family is gathered around a space heater on Thanksgiving trying not to get sick. Ghoulish people, you'd be better off with a run of the mill slumlord.

Experiencia negativa: My experience with Main Street Renewal has been extremely stressful and disappointing. I have lived in my home since 2020 and for years I reported strange noises, which I was told were nothing to worry about. Recently, I discovered that the noises were actually roof rats living in the attic. After notifying MS Renewal, they sent someone who sealed the holes from the outside, trapping the rats inside the walls. Since then, the scratching and activity has gotten worse, causing severe anxiety, panic attacks, and sleep disruption for me and my children. Even worse, the company has refused to take proper responsibility for the infestation. They keep trying to blame tenants, even though Arizona law clearly requires landlords to maintain safe, habitable living conditions. I had to hire a professional inspector myself (Nolen Pest Control), and the report confirmed the issue along with concerns about insulation and possible health risks. Instead of addressing the problem correctly, MS Renewal has been slow, dismissive, and unprofessional. My family’s health and safety have been impacted, and I have 10 months left on my lease that I’m now trying to end early because living like this is no longer safe. I would not recommend this company to anyone. The lack of urgency, care, and accountability has been heartbreaking for my family. Renters deserve better.

I was put into a hotel for three days and then was told that I had to relocate myself or pay for my own relocation and I would be reimbursed upon paying for my hotel and they only reimbursed half. I am paying $150 on pool fee so I paid that the end of March and now April and have yet not to see a pool man Not heard from Main Street. Very annoying very aggravating. I’ve placed plenty of comments on the portal placed plenty of phone calls and still have not received a response regarding the pool or the $150 fees or the relocation fee fees for being a first time tenant with Main Street Absolutely horrible absolutely horrible I do not recommend! Update : Someone responded to this review sent me an email two days later stating that they will get on it and still it’s been two weeks and still haven’t heard anything. Please don’t waste your tiny cunning through this property management Update: The pool has a water leak in it and I have been dealing with the people sending different vendors out stating that they don’t get the report that there’s a water leak and yet I’m still stuck paying $2200 in rent and a $1500 water bill and they will not contact me

It’s 107 in Phoenix and the AC stays at 92 degrees . Iv given it all day but no luck cooling down. Main Street renewal company won’t answer the phone and when they finally did, I asked why I don’t get a key to the front door and he said I should use the garage door every time. Only one garage opener so if my wife gets home before me she has to wait outside. the guy was super condescending and said “that’s what you signed up for”. Then he hung up on me. They said it takes 7-10 days for someone to come looks at the AC. DONT USE THIS CONPANY! AND TELL EVERYONE YOU KNOW LIKE I WILL, THAT THIS CONPANY IS A SCAM Will be reporting to the BBB UPDATE: Since I can only write one review, I'll update my old one here. Kitchen sink is leaking water all over the floor damaging personal property and the home owners home. I put in a maintenance request with photos 2 weeks ago and no response. It's still causing more water damage to the home and they dont answer their phone. Shame

Experiencia negativa: If I could give a zero star I would. These people are slumlords. Use caution. I had several issues in my house and they closed the tickets without sending anyone or even asking me if the issue had been resolved and when it came time to move out they charged me for those broken items I reported and not only did they charge me they also kept my deposit claiming they didn’t have the forwarding address which is incorrect because I received the move out statement letter. I had to call and text for months before I got someone, after threatening legal action.They people are frauds and I would stay as far away from them as possible. I’d seriously rather be homeless than rent from Mainstreet again.

Experiencia fantástica: Maintenance review- Juan and Justin came out to help fix my tub that was leaking. We just moved in last week and noticed a pretty fast drip coming from it. They came out and did what they could do to fix the leak by switching a filter valve (I think that’s what it’s called). They were professional and nice. Justin even helped me carry my groceries inside. I am glad that main street has good maintenance techs that come in to take care of things as needed.

Experiencia negativa: Extremely disappointed with the condition of the home I was given by Mainstreet Renewal. I was offered a rental property “as-is,” but what I found when I arrived was far from livable urine on toilets, damaged walls, and overall unsanitary conditions. Despite paying deposits and signing everything in good faith, the home was clearly not in a habitable state. Arizona law requires rental homes to be safe and sanitary at move in, and I expected Mainstreet Renewal to uphold that standard. Instead, I’ve had to spend my first days documenting health and safety issues and waiting for basic repairs and cleaning that should have been done before anyone moved in. I have young children, and it’s unacceptable for any family to walk into a home like this after trusting a national company to do things right. I’ve handled this professionally, documented everything, and hope others reading this will double check their properties before signing. Families deserve better. Experiencia negativa: If I could give 0 star I would. Do not rent here no matter what you do. Moved into a Main Street Renewal property that had an overwhelming smell of cat urine but was told that they'd take care of it. They didn't. We fought with them to fix it. They did one carpet cleaning that did not remedy the issue. We were never even able to use one of the rooms due to this. The house was never cleaned prior to move in. By the time we moved out we had made the house cleaner, smell better and cleaned up the yard. They charged us for carpet cleaning, $300 for paint and a lot of other expenses. I disputed the security deposit (which they sent to us in a way that made it impossible to cash) and it has started a months long saga (still on-going) in which no one will respond to me. Allegedly their security deposit team doesn't have a phone number but has a phone that can only make outbound calls and their own teams can't even call their security deposit team, you know, the team handling thousands of dollars every day (sounds totally true, right?). They closed my dispute and said it was resolved and said I could respond to questions through the portal, but they closed it so I couldn't even respond. Now they won't respond to emails and their phone system sends me in loops and I'm told the same thing over and over (that the security deposit team can't talk to me and that it will "be resolved"). This company is actively violating state statute around security deposits and if you look at reviews, they do it in other states too. Maybe someone should consider a class action? Feel free to hit me up if you're reading this and interested. I'm sure this will generate a generic response asking me to reply to the "mscares" email that I've been emailing nonstop for weeks now and getting zero reply from. Avoid this company. They only want your money and will break the law to keep it. UPDATE: As expected, they replied with the boilerplate response telling me to send an email to the email address I've been emailing for the past week with zero response lol. Just want to look like they're doing the bare minimum to the public I guess. UPDATE 2: They are giving me an additional $70 and finally sent more info on what they claim was dirty. Claimed they needed pro cleaners when we cleaned it better than when we moved in and the pictures they sent literally show a clean house (also I doubt they hired cleaners as they said they'd do that before we moved in and they never did). They keep closing my disputes so I can't respond to them and then tell me to call the number where people tell me they can't do anything and to open up a dispute online. What a useless company that just wants your money. Never rent from them. Even if you pay on time every time, clean the property, etc... they'll keep the deposit. This company is crooked, lazy and believe EVERY bad review you read on them because I can assure you they're true. This company is likely committing all sorts of fraud daily and I cannot wait until the day that someone brings a suit or charges against them for it. Once again, feel free to reach out to me if you've been similarly impacted, I'd love to chat. Just google my name and you can likely find my contact info. UPDATE 3: It has been almost two months now and I have still not gotten a corrected security deposit and they now will not confirm if they have sent it to the wrong address or not. What an incredibly inept company. UPDATE 4: I just want to note that they're clearly artificially boosting their reviews here. I remember shortly after we moved in and had a maintenance issue the tech asked us to go to Google, give a five star review and mention him so he could get a bonus. They're doing that to bury low score reviews and boost their Google score. On Better Business Bureau they have a D and all the high rated reviews are for technicians. Holding someone's bonus or pay hostage for Google reviews to boost your company is gross.

Experiencia negativa: My husband and I and our 2 kids went to view a house it was posted for $2000 and looked pretty nice in the pictures. The home looked nothing like the pictures and the worst part was as soon as we opened the door the most intense smell of cat pee hit our nose it filled the entire house and left us disgusted and sick to our stomachs. First impressions mean everything and I think if you want people’s money at least make the home presentable and have some consideration! You can’t tell me they didn’t already know the house reeked so bad of cat pee when they posted it available. Obviously this rental company does not care about the condition of their homes. Experiencia negativa: We had a water leak. They sent someone to fix it a few days later. Meanwhile hot water was running inside the walls the whole time. The company they sent to fix it, cut about 5-6 different holes in the walls. Its been about 6 months and still nobody has come to patch the holes. We've also had an ongoing root issue, tonight its caused both bathrooma to back up. Toilets overflowing and coming up through the bathtubs. Its Saturday now and they said I wont get help until Monday at the earliest. Are we not supposed to shower? Its 110 degrees here today. Are we suppose to use the bathroom outside? Absolutely unacceptable. I will never rent from them again. Ill also be sure to let everyone I know not to rent from them.. New issue Update- We've now been without AC for a week in Arizona. Someone just came to check on it and just like always, they can't do any work until the get approved which will take days. A/C broke Monday, nobody will be back until next Monday now. So we get to sit in a 95 degree house for an entire week. Who knows how much longer after that until it's actually fixed. I wish I never renewed my lease. This is the worst rental company I've ever dealt with

Experiencia negativa: ☆☆☆☆☆ ZERO STARS — AVOID MAIN STREET RENEWAL AT ALL COSTS!! If I could give zero stars, I would. We were without proper air conditioning in our home for over 47 days during peak summer heat. Main Street Renewal provided only two small portable units to cool an entire 2,000 sq. ft. house, leaving our home with average indoor temperatures over 90°F. It was inhabitable, unsafe, and completely unacceptable. To make matters worse, the AC unit they finally had installed was done improperly, by a contractor they hired. This not only failed to solve the problem but caused further damage, including a blown vent in the ceiling — another issue we were left to deal with. Despite repeated pleas and a submitted concession request, Main Street Renewal denied any accountability, claiming they "did everything they could." That couldn’t be further from the truth. What they actually did was the bare minimum, and even that was mishandled. They showed zero concern for our health, comfort, or well-being. This company is profit-driven and completely indifferent to the tenants they’re supposed to serve. They should not be in the business of managing homes if they can’t provide basic living conditions or respond appropriately to emergencies. Rent elsewhere. You’ll thank yourself later!!

Experiencia negativa: DO NOT RENT WITH THIS PROPERTY MANAGEMENT COMPANY! DO NOT RENT!!!! DO NOT RENT!!!! DO NOT DO BUSINESS WITH THIS COMPANY!!! THEY ARE THE WORSE! I WANT TO GIVE ZERO STARS! All of their customer service representatives are located out of the state and possibly even out of the country. I’ve contacted their “Phoenix Leasing” team through phone and email. To put a bit of my business out there, I paid rent for an entire month and they denied providing me with a credit multiple times because they did not give me access to the home until 4 days later. According to AZ state law, they must either release the home on the move in date or I would only pay the pro-rated rent for the days that I was in unit. Neither happened! Although they received payment. The home I was in, was INFESTED with termites. The homeowner and the property management company did not properly inspect the home. This I know because upon moving in on the 4th day, they sent someone out to “inspect the home” while we were moving in and all he did was walk around the house. I’ve worked for many property management companies, and I know that what they are doing is complete BS. Due to me working on multiple communities, I record everything. Upon moving in, the signs of termites were visible but I was not educated on it. I became educated on it when a random vendor knocked on my door and told me how to identify the signs. The garage side door was replaced because the termites chewed through the frame. The tree in the front yard, had a branch fall onto the roof during a rain storm. They sent someone to only cut the branch although they were informed it was a DEAD TREE. Experiencia negativa: This company is the worst at communication. They are damn near impossible to get ahold of. And whoever you get ahold of can barely be understood. This company screwed me. My lease was not up until about June 20th. I thought I would be smart and get a subleaser so I asked if we could get the process going and put my move out date for June 1. They said it would take about 2-3 weeks for the house to even be posted. I then emailed multiple times and asked to have my move out date changed. They did not reply at all. They made me pay for the month of June. This is the worst experience I have ever had with a company I’be rented from.

Experiencia negativa: I been a resident with Main Street Renewal going on two years. On Friday August 15th the Air Conditioner went out in my rental home. I’ve called them everyday since, I have advised that I have 3 children living at home even stated my toolset has asthma. The only response I have been given since the 15th is “It will be escalated” On August 17th they stated a tech would be here on the 19th. I was told a tech would arrive by 6pm. There has been no tech. No concern from Main Street renewal. Keep in mind there has been a heat advisory since the 15th. I find this to be terrible costumer service. The fact that we live in Arizona and there has been no urgency to get this AC fixed. Seems ridiculous. My lease renewal is due in October my initial plan was to renew, however after this level of costumer service and inconsideration I am now reconsidering my lease renewal. Has anyone else experience this type of treatment from Main Street Renewal?

Experiencia negativa: While I prefer to resolve matters privately, the problems with Main Street Renewal have left me no choice but to speak out. Despite finding a qualified person willing to take over my lease, the company refuses to make any exceptions—even when it would benefit both parties. Their rigid policies show a lack of flexibility and consideration for tenants’ real-life circumstances. On top of that, maintenance has been a nightmare. A broken tub has gone unfixed since early last year, and communication with their maintenance team is consistently poor. Requests are either ignored or endlessly delayed, leaving basic issues unresolved for months. If you’re considering renting from Main Street Renewal, I strongly advise you to look elsewhere. The lack of responsiveness and tenant support makes for a stressful and disappointing experience.

Experiencia negativa: 1. Overpriced. 2. You can talk to 3 different representatives and they will all tell you different things. 3. I had a fan that was about to fall down and the maintenance guy said he wouldn’t fix it because he didn’t want to get on a ladder. 4. The maintenance crew are rated based on the 5 star reviews they get on here, so they beg you to review them- it feels slimy.

Experiencia negativa: Completely ridiculous maintenance. I wish I could give 0 stars due to the lack of urgency and empathy these people have. I have sewer coming up from my shower for over 24hrs and I haven't heard from the 3rd party maintenance company they said would come out yesterday and now I call them and they state it's a possible nobody could come for another 24-72hrs. I have a toddler and 3 adults in my house with no way of using the restrooms or showers. This is completely unacceptable!

Experiencia negativa: Our AC is out in Phoenix area and it’s day 4. We shouldn’t have to request a hotel, it should have been offered day one. We fully expect reimbursements for food and any other expenses we have. We had to stay on a friend’s couch and we pay a lot of rent to you. This is unacceptable!! We cannot stay another night here and mainstreet basically told us they aren’t able to get us a room tonight. Ridiculous! You’re required by law to provide safe accommodations. Here is my message on the portal and to the care team. Customer service on the phone is an absolute joke! They aren’t even in AZ By law you have to get this fixed within the allotted time and it’s a safety issue. This is unacceptable and we have to get a hotel, because we can’t stay where we have been staying the past 3 nights any longer. We should have never had to stay with someone else. You should have immediately provided safe accommodations for us and our dog. It is going to be a week before our AC is up and running according to the guy that came today. We can’t afford to get a hotel for a week. This is ridiculous to ask of us and we cannot stay home in this heat!!! We have a pet and it will cost more for a hotel each night. How absolutely irresponsible of you as a company to expect this. I am now on the phone trying to talk to a person, because we have no where to stay tonight and you are responsible for that. I put this on the portal: 7/18/2025, 05:00 PM The AC man came from Desert Husky. He said it could be fixed., but he did not want to fix it because it is possible that it could break again. It has been broken since Monday night. I need my hotels to be paid for. And I need my AC fixed like today so I can stay in the house I pay way too much for. Do better!! You will attract crappy tenants if you treat people this way. We are A++++ tenants and are being treated like this! Wow!! Service your houses and fix things properly and you won’t be in this situation. No one even serviced the AC before summer or they would have found the massive Freon leak!! That’s irresponsible of you as a company. It’s slummy!!

Experiencia negativa: I feel compelled to warn future tenants about my experience with Mainstreet Residential. Our unit experienced repeated air conditioning failures during the peak of Arizona summer. Despite multiple maintenance requests, Mainstreet failed to resolve the issue in a timely or adequate manner. As a result, we were forced to purchase our own portable air conditioner and fans, and even had to secure an Airbnb to maintain livable conditions — incurring over $1,300 in unexpected expenses. While Arizona law allows tenants to deduct reasonable costs for essential repairs or temporary accommodations when landlords fail to act, Mainstreet refused to honor these deductions. Instead, they issued a 5-Day Notice to Terminate our lease, citing non-payment for the exact amount we lawfully deducted, and added late fees on top of it. We provided detailed documentation and receipts, yet were met with dismissiveness and threats rather than resolution. Their so-called “courtesy concession” didn’t even cover a third of our actual costs. It’s clear their policies prioritize profit over tenant well-being, legal compliance, or basic decency. If you value fair treatment, responsiveness, or living in a safe and legally maintained environment, I urge you to look elsewhere.

Experiencia negativa: Unfortunately, our experience with Mainstreet Residential has been very disappointing. During record-high temperatures, our AC failed repeatedly, and repairs were delayed. We incurred over $1,300 in costs to maintain safe living conditions, including purchasing a portable AC and securing alternate housing. Although Arizona law allows for deductions in these situations, Mainstreet rejected our documented expenses and issued a 5-Day Notice over the withheld amount. We attempted to resolve this reasonably, but were met with limited support and an inadequate concession. I recommend future tenants document everything and fully understand their tenant rights when renting from this company.

Experiencia negativa: If I could give them 0 stars I would. I’ve been in my house with no air for 10 days with high temps of 115 outside and it’s even hotter inside. I’ve been putting in request for relocation and they keep denying them making smart remarks like warm regards. My babies fish I just bought died, my food is thawing out in freezer, I had to by a $400 portable air conditioner they only sent one. My house is 5 bedrooms too big for those to cool. Over a certain temp it’s burning up regardless. The staff is kids that don’t know what they are doing and they say there is no manager. I am not happy w treatment and smart remarks that come w them. By law after 5 days they have to pay to relocate you yet they are telling me no.

I called the police twice because they were having screaming matches in the backyard with escalating domestic violence and threats. Once at midnight. I notified Main St, and they were like "thanks". Last week, the renters decided to drop their kid over our back fence to get a ball they accidentally threw over, instead of knocking and asking us to throw it back. When I contacted Main St renewal about this, they never bothered to reply to me. But I would be the one in trouble if my dog bit someone. Thanks for all of your neighborly support, Main St.
