Experiencia negativa: Think twice before renting from Mosaic Property Management. I signed an 18-month lease at a privately owned apartment managed by this company, and from start to finish, the experience was extremely frustrating. For example, when my lease began, I had to pickup the keys from their office in Gilbert while my property was nearly 40 minutes away in North Phoenix. They could've just left them on my door in a lock-box, like most other companies do. The best part? They forgot to give me my gate fob, so I had to go all the way back to their office again to pick it up. From then on, it was nearly impossible to reach anyone when I needed assistance. They rarely answered calls, and every maintenance request required multiple follow-ups before getting any response. Even then, it would take weeks before someone actually came out to fix the issue. I even had some issues that Mosaic just completely ignored and didn't resolve at all, such as my dishwasher not working. At one point, they even called me to ask why I was submitting so many maintenance requests, insinuating that the problems were somehow my fault. That question alone summed up their attitude; dismissive and unprofessional. I wasn’t making these requests for fun. I made them because Mosaic had clearly cut corners before renting the unit out. Near the end of my lease, Mosaic contacted me about renewing. I agreed, but shortly afterward, they did a u-turn and told me the property owner had decided to sell, so I’d have to move out by September 30th. This notice came on July 23rd, leaving me only a few months to relocate. After moving out, getting my security deposit back turned into another ordeal. I reached out several times, but each time they gave me the runaround, claiming only the accounting department could handle it, and they refused to let me speak with that department directly. All I wanted to know was how much I'd be getting back, and when I can expect to receive it. Very simple questions a property management company should be able to answer. Mosaic finally returned my deposit 19 business days later, in violation of Arizona Revised Statutes §33-1321. When I did receive it, the amount was short by $150 for damage to standard, inexpensive window blinds, the kind that cost far less to replace. This charge felt especially unfair given that Mosaic requires tenants to pay a non-refundable $300 cleaning fee up front, supposedly to cover normal wear and tear. On top of that, before moving out, I hired a professional cleaning company, and during the final inspection, Danny from Mosaic even told me he was impressed by the condition I left the unit in. So, getting my deposit docked anyway felt like a slap in the face, especially since I didn’t even want to move out in the first place. In the end, Mosaic Property Management proved to be just another careless, profit-driven company that treats tenants like an inconvenience. If you’re considering renting through them, save yourself the headache and work with a realtor who can help you find a privately owned property to rent directly from the owner.

We recently started working with them and from the start have had an excellent experience. No complaints. When we moved in our home was in very good shape. Looks like they really took pride in making sure it was clean and ready for us! During the inspection process we found a few things and requested maintenance. Within ONE day, we had a response from management and items were quickly repaired or in process of being worked on. When we call the office we always get a live person to speak with. This was an issue with our previous management company so I really appreciate this. So far we have worked with Liz, Ryan, Andrew and Denny. Experiencia negativa: My family and I reached out to Mosaic Property Management to rent out our home in Phoenix while we relocate. At first, the conversation seemed great. Then, just a couple of hours later we got an email saying our house ‘wasn’t good enough for their portfolio.’ When I called to ask why, Mike Johannes told me it was because our neighborhood isn’t a ‘good area’ due to crime records and the location of our home. We’ve lived here for years with zero problems, so that excuse doesn’t hold up. Mike then cut me off mid-sentence and hung up on me. To us, it felt like they didn’t want to work with us because of where we live and who lives here. Our neighborhood is mostly Hispanic and people of color, and their comments came across as discriminatory and insulting. This company judged our home and community unfairly, and they treated us with zero professionalism. If you don’t live in an affluent area, don’t expect them to respect you.

Worst issue that we had was a water leak. We could not discover where the water was happening and had multiple trips out. Eventually a quick thought of a landscaper discovered somehow water does run uphill!! (Too much to explain). Here's the bottom line. It's not about the problem, it's about how you deal with the problem. Mosaic solved them. To the fellow renters, please help me. Try to leave rentals the way you find them. I would love for management companies to expect it. They were shocked when we do.

Experiencia negativa: Most of these so called good reviews come from owners who are using Mosaic property management to rent out their homes but have no idea what’s going on at their properties . As someone who rents from them let me explain why an owner is at risk due to the company’s incompetence. Since my wife and I have been renting our home in Gilbert we have had nothing but issues with getting help and assistance from the management office. If you try to call the office they rarely answer. That’s most likely due to the fact that kids work there and have no idea how to manage an issue. But if by chance you get ahold of someone they will act as if you are the problem. For example when we moved in, the grout in our tile was poorly done and needed to be replaced cuz we had loose tile coming up. Which literally my 3 year old tripped over and hurt herself on. We contacted them in June about it. With no response back until August when another issue arose and legal action was threatened if they did not get someone out fast to fix it. Of course then they scurried around and found someone to do a less than mediocre job trying to fill it in. Another issue arose when our toilet wouldn’t work and took them almost a week to get someone to fix it. The big most recent issue was when my mothers car got towed because Mosaic forgot to inform all the people who live here that the HOA had decided to pave the roads and repaint the guest parking lot. Seems like negligence to not inform the renters that something like this would go on. And of course we weren’t the only ones affected by this big tow job. Other people who rent from Mosaic also had their guests car towed. But could Mosaic Care ? No way of course not. We just get stuck with the 300$ tow charge. And when you try to inform them this is taking place they don’t even know where the car was towed nor do they want to contact the owners of issues happening on their property. During this debacle we asked for the owners information but they refused to give that to us. Also refused to give us any way of contacting their legal team. What a waste of a company. Please owners try to actually find a company that treats your renters better than they do, and does their due diligence in protecting your property. Now I’m sure these owners will have tar in their garage due to lack of notice from Mosaic and lack of communication from the HOA to Mosaic to us.

Experiencia negativa: DO NOT USE THIS COMPANY FOR YOUR PROPERTY MANAGEMENT OR TO RENT/LEASE. Mosaic property has been the absolute worst when it comes to communication, efficiency, and quality service. Throughout our time living here, we have experienced some of the worst communication I have seen with a management company. For instance, we and others were not notified about pavement being redone, and as a result, had our cars towed to an unknown location. After speaking to them, they had no idea how to resolve the situation and stated to contact the HOA when asked for the HOA information they stated that they would not give that information. It was not until I got the police involved that I was given the HOA's information. In addition they have been untimely in keeping up with maintenance request. As an exemplar, we have had tile issues for months, really since we moved in, that have gone untouched causing our infant and toddler injuries. More over the property itself is just cheaply built. , the staff themselves are some of the most apathetic people I have met. When expressing any concerns to them about any issue here, including the towing issue that many of their tenants had experienced, they try and tell their tenants to figure it out on their own and don't try and resolve the issue Furthermore, their physical property is lacking quality altogether. Overall, I would have to say zero out of 10 do not recommend. From both a business and tenant perspective, I would say take your business elsewhere.

They never want to fix anything in the house the A/C has been out twice in the Arizona extreme heat’s. I requested maintenance to be done on the A/C unit they said nothing was wrong with it 2 weeks later the A/C unit went out again. We have an infant in the home and they didn’t do anything to accommodate us while the unit was down no backup portable A/C units NOTHING!!!

Experiencia fantástica: We just moved into our new rental home, and as we went about settling in, we discovered some items that didn't work. Late in the evening/early morning hours, I found the time to go online to Mosaic's very user-friendly portal and put in the requests for repairs. None of the requests were super urgent, it wasn't like we had a water leak or anything like that. They were mostly things you wouldn't notice until you are living in the space. I was surprised when, the next morning before 10am, my phone rang and it was the appliance vendor calling to schedule my repairs! Then I happened to check my email and realized I'd received an email from Denny 30 minutes earlier letting me know the status of my request and that I should be hearing from their vendor to schedule. They responded to me within an hour of their office opening for the day! As a renter, having something break or need repair always causes a bit of anxiety. Until you ask--and wait for the response--you never truly know what type of landlord/property manager you are working with. Well, now I know, and my anxiety is gone! Not only was I relieved to see their response, I was impressed with how QUICKLY they responded. I didn't even have time to give my requests a second thought. I'd barely had my coffee! Knowing they have me covered for minor stuff really reassures me that they will be there and responsive should anything major occur. I have to talk some more about their portal and just their use of technology and outstanding communication in general. From my first communications with them, they got back to me quickly regarding the availability of the property, I was able to view the property at a convenient time due to their use of an automated lockbox system, and Sandra answered all of my questions via text or email as I navigated the application process (my first introduction to their portal, which was very user-friendly). Sandra was equally personable and professional when I showed up to pick up my keys and had all of the documents and miscellaneous items (garage door openers, mailbox key) all neatly organized and ready for me when I arrived. She even gave me a few pointers about the HOA and where to get extra copies of my keys. Thanks Sandra! And now, after moving in, I have access to the portal where I can see my maintenance requests and updated status, and where I'll be heading in the next few days to pay my rent. So convenient. I'm no spring chicken, and this isn't my first rodeo in terms of renting here in the valley. This is, hands-down, the best and most impressive experience I have ever had moving into a new place. Mosaic manages a lot of properties here in Arizona. I saw a number of other suitable properties right in my preferred area on their site while I was looking at this one. If you are looking to rent a home here in the valley, I'd highly recommend you start your search right on their site. If I'd known about Mosaic before, I could have saved myself weeks of searching and waiting to hear back from landlords only to find out the property had already been rented. And I don't even want to think about the hundreds of dollars I could have saved on application fees. One of the reasons I applied with Mosaic is that I was reassured my application would be good for other properties if I didn't wind up with the property I first applied to. I'm not getting any kind of discount or compensation for writing what might be my longest review ever. I just think that when companies and their employees go above and beyond and provide outstanding service, they ought to be acknowledged and rewarded. I hope you get a chance to work with Mosaic Property Management because they really are a pleasure and have given me peace of mind.

It has been nearly three years since we have been with Mosaic, and it is overtime that I write a review. In my experience to date, I see that they care for the tenant just as much as they care for the landlord in acting in a sense of urgency to have tenants issuers addressed. As a landlord, it is always nice to hear good news in that the tenant call reporting the refrigerator was not working, and Denny (Mosaic’s Maintenance Manager) found out that the refrigerator that was not working was in fact the tenants. This freed us of the financial burden. Apparently, the tenant moved their refrigerator into the house and moved our refrigerator into the garage, which actually voids us, the landlord, with financial responsibilities should our refrigerator stop working in the future. And unlike other property management i see that Mosaic doesn't have a bunch of additional monthly junk fees for things like smart home and AC filter delivery etc.
